I
It’s been a year since I’ve attempted to type out a letter that might draw someone’s attention (hi mom and dad — okay so there’s two)! I suppose if any of us are given the opportunity to write a welcome letter or any sort of reflection, we search for some wisdom to impart. What insight can I share that might make an impression on someone or cause someone to pause? After about three minutes, I realized nobody needs another opinion or advice! We get opinions from every side, often passed on to us as factual information — and I’m not even touching “fake news.” Who knows what to believe? I don’t consider myself as cynical, but more and more I find myself asking, “so what??” So, instead of pushing more unsolicited opinions or fake news, I decided to research some interesting — and random — tidbits about 2017: • This year, Amazon founder Jeff Bezos became the world’s richest person — for four hours — thanks to a surge in Amazon stock on July 27, which increased his worth by $1.1 billion to $90.9 billion. It meant he overtook Microsoft’s Bill Gates (who had owned that title for 17 of the past 22 years). By noon the next day, Bezos’s stock had fallen and Gates moved back to the top spot. But, partially thanks to my diligent efforts, Amazon’s stock surged again in October and Bezos has since regained his position as the world’s wealthiest person. • A University of Texas report found that participants performed 10 percent worse on a memory test and 5 percent worse on a math test when their mobile phones were on their desks, compared with when they were left outside the room. Students even underperformed when the phones were in a bag, which was out of sight but still in the same room. Only Longhorns would spend time researching something like this. • After a chihuahua was lost on a Welsh mountain for five days when it ran to fetch a stick, a heat-seeking drone found it in 20 minutes. We live in a world where drones find lost chihuahuas. • The average millennial spends 2.2 days of the year taking selfies — a full hour a week. Meanwhile, the Irish Medical Journal suggested that hospitals should list “selfie-related wrist injury” on admission forms, as it happens so often. As I said in my letter last year, heading into 2017, there were certainly many uncertainties! If you’re reading this now, then you survived another year of chaos and questions. So, here’s to a very blessed, healthy and happy 2018. Please, no selfie-related injuries. My Very Best,

Fate, fit and faith. These are principles that have shaped the lives of Todd and Catherine Gerch.
Not unlike one of those sweet Hallmark Channel movies, the couple met in a delightful, twist of fate. Todd attended Notre Dame, earning his undergraduate degree in Finance. There he became friends with fellow students, Anthony Rossmiller and Anthony’s girlfriend Christine Holmberg. When the two friends wed, Todd traveled from Pennsylvania to serve as a groomsman, while Catherine flew in from her native California to be the maid of honor for her sister, the bride, Christine. That’s how it all started; at the wedding. As Todd finished up graduate business
school at the Wharton School of the University of Pennsylvania, Catherine began her teaching career after obtaining her Master’s degree in Education from Stanford. After a year of long distance dating, Todd finished school and the couple set out for a full summer of travel. The travel included a continent-wide road trip, an Alaskan Cruise and two weeks in Hawaii. “It was an amazing three months. We truly appreciated how special it was and that it would never happen again,” says Catherine who has had a great affection for Hawaii after traveling there multiple times

each year to compete in water polo and open water swimming in college. Two years after meeting, they wed in Hawaii, a place so special to them that they purchased a Kauai villa that they would frequent four times a year. Their home base at the time was Los Angeles and it was there that Catherine obtained a second Master’s degree from California State University-Los Angeles, this time in Applied Linguistics with an emphasis in curriculum design. While she worked developing curriculum for the California State University-Los Angeles and teaching English

as a second language courses at Santa Monica College, Todd continued his work in private equity. They traveled often with visits to Ireland, Australia, Mexico, France and all over the U.S., always marking their New Year’s wedding anniversary with a celebratory trip. The birth of first child, Allison, in 2009 prompted Catherine to become a stay-at-home mom. With the impending arrival of second daughter, Charlotte, the young family moved to a larger home in Manhattan Beach. The property in Hawaii became a delightful escape where Catherine and their young daughters
would spend the summers with Todd visiting as he was able. It wasn’t long before the couple began making a conscious decision to leave the California life behind. “We began planning an exit strategy so we could reprioritize faith and family,” says Catherine. Todd adds, “Los Angeles was not where we wanted to raise our kids. We wanted a caring neighborhood, a place to move that would create good memories for our children growing up in a community.” There was a void in the golden state, says Todd, “We didn’t even know our next door neighbors. It’s just a different environment.”

A grad school roommate who was from Seguin had always spoken highly of Texas, something Todd never forgot. Intrigued by the many Texans they knew in their circle of friends in California, many from Houston who all wanted to return to the Lone Star state, Todd and Catherine decided to explore their options and quickly realized there was great potential. There were a couple of strong draws in their minds, “It isn’t cold in Texas and there’s no state income tax,” says Todd. With that focus, they used the internet to determine their target visits, which would span nine months. Todd and Catherine visited Dallas/Fort Worth, Austin and Houston in succession. While they enjoyed aspects of each city, they could not envision themselves raising a family and living there. But they knew in their hearts that Texas was the place they wanted to be and refused to give up the search. “We couldn’t even pronounce it,” Todd chagrins about chancing upon Boerne. In fact, they had never heard of the Hill Country. After a visit, they found they loved the town. They made their way to Cordillera Ranch and were besotted. “It looked like everything we were looking for. It had the luxury club environment, and there’s nothing else really like it,” says Todd. Catherine agrees, “Cordillera Ranch is so pretty and friendly. We bought a lot on the spot before we headed back to California. It absolutely felt right. A perfect fit.” In quick step, Todd resigned from his private equity investing firm, they sold their home and their Hawaiian villa, and the family moved to a rental home in Cordillera Ranch six months later. While living there, Catherine felt drawn to another lot in Clubs Village, and in 2015 they moved into their newly constructed home. That wasn’t the only big change for the family that year. On a July 4th visit to see Todd’s family and grandmother in Nebraska, the couple found themselves enjoying outstanding coffee at Scooter’s Coffee. Catherine, so enchanted by the brew, pondered how great it would be to have the Nebraskabased brand in Texas. “It was totally a ‘God thing’,” she says. They signed a franchise deal for five stores. “Just two years later we opened our first one in Bergheim.” A second location opened in September of 2017 in San Antonio. With Todd multi-tasking as a stay-at-home dad and day trader, it allows
Catherine to be at the helm of the businesses. “She’s the boss, doing all the site selections, construction oversight, the hiring — she runs everything. I help out where I can with support and monthly accounting,” says Todd. A third location site has been selected and is slated to open in 2019. The family is faith centered. “It was part of the draw to Cordillera Ranch. There’s a majority of Christian supportive residents. We knew it would help us grow in that way,” says Catherine. “Our goal in moving to Texas was to lead Christ-centered, focused lives.” Being a lover of language and a student of Latin, Catherine liked the word Credimus and the couple chose it as their family motto. The word, meaning “we believe,” is front and center in their home. “We chose to display this in the center of our house for a number of reasons. First, it is important to us that our house and our decor accurately reflect our personalities and our beliefs. It’s the very first thing that any guest who walks through our front door sees. It is a bold statement and one that we spent many years pushing aside. Having ‘Credimus’ as a focal point in our house serves as a daily reminder to us and everyone who is in our house that we are here to serve the Lord first. We specifically picked this uncommon phase so that we would have a talking point about our beliefs with our guests as well as having a constant reminder about our faith in our house.” That faith came knocking quickly when their next door neighbors Randy and Rozanne Frazee invited them to dinner. “It was an answered prayer,” says Catherine. The couple invited the new residents to attend the church were Randy served as Senior Minister. The couple have developed many other connections in the neighborhood. Todd says, “We’ve found lots of families in their 30’s to 50’s with young children. The Kids Club is amazing. It allows us to order food for the kids, they get to play with their friends and have fun while we enjoy dinner with the other parents at The Club.” Their children enjoy the Equestrian Center, martial arts and tennis. “There’s great program involvement, and we’re looking forward to getting them more active,” says Catherine about their daughters. “We are also very active. Before we had our
pool, we would spend every day at The Club pool and we met great friends there.” Todd, who is a regular early morning gym user and has his workout buddies he sees every day, agrees, “We use every amenity here; we’ve also rafted and kayaked.” Those friendships are celebrated often with informal and impromptu entertaining in the Gerch home. “At the last minute, we like to invite friends over for dinner while the kids run around and play,” says Todd. “Cordillera residents are the most giving people; everyone brings things,” marvels Catherine. “This community! It leaves me speechless. We love it!”

Logann 6, Saige and Sierra 16, Taryn 20, Morgan 23 and Michael 31. How did you come to be employed at The Clubs of Cordillera Ranch? I was relocating back to Texas from Denver and put my resume out on several job search websites. My background and experience caught the attention of the management here and everything fell into place. I had already purchased a home in Boerne and was in the process of moving back so the timing was great. How did you choose your occupation? Since I couldn’t play second base for the Astros, I started out in apartment management and found it was a nice fit for me. I’m a people person, and I like to problem solve and wear a lot of different hats in my job. This lends itself well to POA management. What has been your most rewarding professional experience? I have been fortunate to work for several companies that supported the Food Bank of Colorado. Sitting on the committees for the annual charity drive and heading up mobilized teams that volunteered their time and energy was very rewarding. It helps keep things in perspective when you think about what we can do when you pool your resources and focus your efforts. What has been your greatest professional challenge? There have been a few over the years. Running my own management company early on in my career involved me in every aspect of the business. Learning accounting, marketing, office management and doing all the board meetings was like being thrown into the deep end of the pool. I had to learn how to swim quickly. It taught me to appreciate all the things other people go through in their individual jobs. What do you like most about working at Cordillera Ranch? The best part of working here is being surrounded with great people. The staff and management group have all been gracious and welcoming since I’ve been here. The fact that people

stick around so many years is a testament to the culture at Cordillera Ranch. It makes it fun to come to work every day. What are your hobbies and interests? I took up golf when I was in my early twenties and have been hooked ever since. Also, I’m a San Antonio native so I have been a diehard Spurs fan since the George Gervin days. Go Spurs Go! Favorite quote or motto? That’s an easy one. “Life is short, eat dessert first.” Anything that would surprise others about yourself? I was a competitive tournament pool player in my younger years. Most meaningful personal experience? One of my passions is health and fitness. While I was working as a full-time property manager, I decided to get certified as a Personal Trainer. For several years up until I moved back to Texas, I moonlighted as a fitness trainer, helping people reach their fitness goals.

For two weeks each February, the San Antonio Stock Show & Rodeo takes over the Alamo City, transforming the area around the AT&T Center into a mecca of western tradition, exciting entertainment, educational opportunities, community service and a LOT of animals.
While the enthusiasm for the rodeo extends throughout the city, many folks don’t know that the San Antonio Stock Show & Rodeo is a 501(c)3 nonprofit volunteer organization “that emphasizes agriculture and education to develop the youth of Texas.” Since the organization’s inception, over $186 million has been given to educate Texas youth. And according to a 2015 economic impact study by Trinity University, the San Antonio Stock Show & Rodeo has created a cumulative impact on the City of San Antonio of over $250 million. For all of the good the rodeo does for the community, it’s also straight-up FUN. With over two million visitors each year, people of all ages revel in opportunities to shop, eat, learn and be entertained at the world’s best rodeo. In the rodeo world, this is the equivalent of winning an NBA National Championship for 13 years. According to Lauren Sides, the Communications and PR Manager for the rodeo, “No PRCA sanctioned rodeo has ever received the designation back to back for 13 years. Livestock and Art Auctions financially reward students for their hard work, students from all over South Texas learn about agriculture and livestock through field trips and the greater community jumps into the opportunity to enjoy the grounds. “There are a few new attractions coming on the grounds this year that you will want to check out,” says Sides. “Step into the Butterfly Encounter exhibit and you will be surrounded by hundreds of butterflies all while learning

For many guests, the upbeat acts that occur at the beginning and throughout the rodeo performances are their favorites. “Before the Rodeo officially begins, visitors are treated to our grand entry, which includes the Palomino Patrol Drill Team, a group of riders galloping at high speeds around the arena, and the Palomino Patrol posting our colors. These beautiful palomino horses and riders are decked out from nose to saddle, toting the American flag.” Later, everyone has a laugh when the next generation of rough riders hits the Rodeo arena for the Mutton Bustin’ competition. The audience goes wild as young rodeo contestants take a thrilling ride on the back of a sheep, attempting to hold on for six

The most enthusiastic fans can get up close and personal, and enjoy the music with the Star Experience ticket. “This is perfect to enjoy some of our Texas hospitality. For only $200 each, you will receive a reserved Rodeo performance seat in the ‘Fan Zone’ — stage-side seating on the ‘dirt’ during the concert, a first-class catered meal,

Cordillera Ranch was proud to once again host the AJGA Jimmy Walker Challenge for the second time in November. It was a great three days that showcased what makes the Cordillera Ranch community and Club so special. Thanks to member Claudine Coleman and all of the Cordillera Ranch members who supported the event in so many ways. The event kicked-off with a Junior Am Fundraiser that was followed by three days of great competition from some of the very best junior golfers from all over the country. The juniors loved the Jack Nicklaus Signature Course and the camaraderie formed during the tournament is what makes this event so special. Here are few fun facts about the event and also a recap of the competition.
Quick Facts • The event featured 32 players on two teams • The event was a match play tournament • The teams for the event were Team Baltusrol and Team Cordillera • Three days of competition featured Four-Ball and Foursomes formats • The field featured players from nine states • There were 17 AJGA champions in the field
Tournament Storylines Team Names The significance of Team Baltusrol and Team Cordillera cannot be lost on an avid golf fan. Baltusrol Golf Club is where Walker claimed his first major victory at the PGA Championship, while The Clubs at Cordillera Ranch hosted the Jimmy Walker Challenge for the second straight year. Jimmy Walker Gives Back Jimmy Walker continued to prepare male junior golfers in the United States for match play tournaments through the second year of his event, the Jimmy Walker Challenge. During his AJGA
days, Walker was named a 1996 Rolex Junior All-American and played in 14 events, including three appearances at the AJGA Boys Junior Championship, now the AJGA Simplify Boys Championship at Carlton Woods. Strong Field The event featured a top field with the highest-ranked player (Reid Davenport) No. 11 in the Rolex AJGA Rankings. Three of the top-25 boys in the Rolex AJGA Rankings played and 14 of the top-50. Seventeen players who participated have also won an AJGA event and 12 have been named Rolex Junior All-Americans.

The match came down to the final hole with Team Cordillera holding a 1 up lead. Lewis stuck his approach shot to seven feet and made the putt to win the hole and close out the final day of competition with a retention win for Team Cordillera.

My return to Cordillera Ranch has been so uplifting and welcoming. It has been incredible to reconnect with so many people and, at the same time, get to meet new families. As we look back at 2017, we have all had great times with some hardships along the way. Many, like me, have made resolutions to become better. This is where I will need all of your help! I am determined to talk to every member at The Club this year. If we haven’t met yet, please take a moment to introduce yourself as I will be doing the same thing. I am also equally determined to bring new, (out of the box) programming so we can all learn more about wine, beer and spirits. I hope to have everyone participate and attend our many events throughout 2018. With this in mind, our first Wine Dinner of the year will be on January 27 with a reception at 6:30pm followed by dinner at 7:00pm. We will all enjoy the fine wines of Napa Valley and the Silverado Vineyards. Silverado has been a storied winery since 1978, when Diane and Ron Miller purchased the 93 acres and were one of three to plant Cabernet in the Stag’s Leap District. 1981 saw their inaugural vintage of Chardonnay, Sauvignon Blanc and Cabernet Sauvignon, although the Cabernet was not released until 1984 to allow proper aging. Silverado Vineyards has been the topic of much press in the industry, and especially as pioneers. Just one accolade from the past was the #3 Wine Spectator ranking that the 1990 Limited Reserve Cabernet received. Stephanie Eberle of Crawford Malone will be our Guest Speaker for the Silverado Dinner. Please sign up early because the limited seating will fill up quickly. Moving on in the schedule, we will all have a chance to bring out the bubbles again, so to speak. St. Valentine’s Day is fast approaching and Cupid is circling. This is always a great time to remember all of the loves in our lives. Everybody has a different idea of their perfect celebratory meal so I will leave you a couple of mine and then, of course, talk about the wines that make the meals harmonious.
For many, Filet Mignon and Lobster is the go-to perfect meal, but not always the easiest to pair wines with. You have the question of “do I do red, do I white or do I do both?” I would recommend a nice buttery Chardonnay, such as Chappellet or Rombauer, both out of the cool climate of Carneros. These will not overpower the delicate Lobster. If you enjoy wines from France, especially Burgundy, you would enjoy a Puligny Montrachet. If pairing for the Filet Mignon, I would advise again from Burgundy an outstanding Gevrie Chambertin or Nickel and Nickel’s En Route Pinot Noir. If you are a Cabernet drinker all the time, then I would suggest a Cab from the Horse Heaven Hills growing area of the Columbia Valley. The Cabs from Washington are just a little softer than their southern counterparts in Napa and Sonoma. This will allow you to enjoy your Filet as well. My next pairing will take us to Italy. I LOVE a slowly braised Osso Bucco. It is rich, umptuous and I accompany it with a ragu of vegetables. For this, I go to the great Super Tuscans of Bolgheri. Many have heard of Sassicai and Ornelaia, however, there are so many to choose from. A very nice one that is reasonably priced is the Solaia by Allegrini. It is a Cab and Merlot blend with just a touch of acidity from Sangiovese. I’ll leave you with one more tip that I say often. If you cannot think of the perfect wine for any meal, you can always go to the bubbles. There is not a food or cuisine that will not pair with Champagnes from France, Cavas from Spain, Proseccos from Italy and Sparkling Wines from the good ol’ USA. It certainly seems that way. With a wealth of talent and an outstanding lineup of performances that puts Boerne on the map year after year, there’s nothing small town about the brilliant upcoming theatrical season. The mission statement of Boerne Performing Arts (BPA) is “Bringing the world of performing arts to Boerne” and their seventh season at the 985-seat Champion Auditorium promises to deliver in a big way. The season fittingly kicks off with Tango Fire, a hotter-than-hot dance troupe from Argentina making their Boerne debut on January 23, 2018. But the sizzle doesn’t stop there. Known for their successful student outreach program in partnership with the Boerne Independent School District — where every third, fourth and fifth grader attends a free one-hour version of the evening performances — BPA decided to “hit another group of ‘kids’ in our community this year,” says Sue Tal-
ford, BPA Marketing and Publicity Director. Tango Fire will teach a one-hour tango class to a group of 55+ at Kronkosky Place in Boerne. “The troupe had done a couple of these in London with seniors. We won’t always have this opportunity, so we thought we’d try it here.” On February 15, the Accordion Virtuosi of Russia will make you rethink the stereotypical squeezebox, according to BPA Artistic Director Greg Talford. “In Russia, the accordion is a highly revered instrument.” The 30-piece ensemble, formed during the siege of Leningrad during World War II, plays everything from Scott Joplin to Strauss in dazzling feats of musical prowess. “If you don’t go you won’t know,” says Greg with a twinkle.

His favorite mantra has a history. Years ago when he first proposed The Ten Tenors from Australia, a concerned resident questioned “who was going to want to listen to a bunch of men singing,” recalls Greg. Now, adds Sue, “That’s the one we get the most requests for from our adult audience.” The “Wonder from Down Under” will be making its third appearance as a special event on February 20 with Wish You Were Here, a tribute to musical legends gone but not forgotten — David Bowie, Amy Winehouse, John Lennon and more. Rounding out the regular season on April 13, and back by popular demand, is Japanese drum group TAO with its brand new large scale drumming production, Drum Heart. “That’s the group the kids love the most,” says Sue. “Our main goal is variety,” says Greg, “and we try to make sure we hit the entire spectrum of adults and kids.” Especially the kids. Adds Sue: “We don’t expect them all to go into the performing

arts, but we hope we’re creating audiences for the future.” For some it is a life-changing experience. BPA is entering its third year in a joint scholarship venture with Majestic Ranch Arts Foundation for high school seniors. “Last year we ended up giving three $5000 scholarships to young performers and artists who will attend universities in San Antonio, Denton and Scotland,” says Sue. “Cordillera Ranch has been a Silver Sponsor of BPA since day one,” says Sue; board member Mary Colacurci is a Cordillera Ranch resident. “It’s such a good group of people on the board that gets everything done,” says Sue. “We think Boerne is a special town,” adds Greg. “It’s about giving back and we think that’s important. Today Crowley is especially excited about a recent performance that featured a service she calls “great and unique. It was closed-captioned, just like it is on television.” The high-tech feat was accomplished using a captioning bar hung from the back of the stage and an operator in the booth. Crowley hopes to raise the funds for more such shows. “It will bring people in who haven’t been able to come to the theatre.” Raising BCT’s profile is a big part of Crowley’s role as Executive Director, a post she has held since September 2017 but built on a 14-year involvement with BCT. Crowley comes full circle with Incorruptible, the play she first appeared in in 2003, and is now directing for its opening on January 26. BCT especially shines with its youth activities, headed by Youth Programs Director Patricia Hausman. There are three summer drama camps for children ages 8-13, each two week session ending with a musical; the after school program BCT Academy, which also has a showcase at the end of the semester; and the Teen Troupe for ages 13-19, with two full stage productions in the fall and spring. Crowley has nothing but praise for Haus-
man: “It’s stunning what she is able to get out of those kids. The youth programs have just blossomed under her leadership.” BCT’s newest program is ACTIII@BCT – a Reader’s Theatre for ages 40 and up, aimed primarily at people “who either want to dip their toes in theatre for the first time or those who have been away from performing and want to get back in.” Traditionally, community theatre relies heavily on community support, and BCT is no exception. “We have a co-producer for each show,” says Crowley. “For $1,500 they get their name on the poster and the publicity, and a free production of the show for their invited guests.” The Cordillera Ranch community is also represented by two BCT board members Don Norton and Diane Treusdell, along with veteran actress Karen Hogg. “We are always looking for ways to connect with the community,” says Crowley. “The demand for cultural activities is growing because Boerne is growing.”

NEW GATE, DROP ARM AND RFID SYSTEM
By Mark Risner As we reported in the prior Cordillera Ranch Living magazine issue, the Cordillera Ranch POA is in the process of an upgrade to our access control system. If you missed the prior article and want to go take a look, here is a link: http://www. cordilleraranchliving.com/index/2017/10/ 30/the-new-access-control-and-gate-system/ Below is a list of FAQ’s about some of the access control changes planned that you may find helpful. As noted in the article, part of the upgraded system involves adding RFID (Radio Frequency Identification) transponder readers at each perimeter gate. Property owners will add transponder stickers to their vehicles, which will automatically activate the gate to open as you arrive. Where else is this RFID technology used?
All of us have used or have been exposed to this technology. “Toll tags” on toll roads, plastic tags on merchandise to prevent shoplifting, microchips implanted in our pets, and microchips placed on shoes to track runners in marathons are all examples of how this technology is already in use. How will the new RFID system work?
Each vehicle will have its own RFID tag mounted on the front windshield or headlamp (predetermined by make and/ or model of car). As you approach a gate, a reader will receive a signal from the tag mounted on your car and will operate the drop arm.

As your vehicle approaches the drop arm, the reader receives a signal from the RFID tag, which lifts the arm and holds it open until your vehicle passes over the magnetic loop in the pavement, and then drops the arm about 1.5 seconds after your vehicle clears the loop. Signage will be posted as a visual warning about single vehicle access, video surveillance and eminent danger of damage to vehicle and liability of driver. Seeing how quickly the drop arms operate as cars ahead approach the system will be a deterrent as well. However, the system will be tested by tailgaters and drop arms will be broken. Drop arms will be replaced as soon as possible after an incident. Drivers will be responsible to pay for damage to the drop arms and their own vehicle. When will the system be activated?
You’ll start seeing physical signs of progress with the construction of infrastructure in January 2018. As the system becomes operational, it will be tested by a small group and then rolled out to the community thereafter. We’re hopeful all of this can be accomplished by the end of Q1 2018, and we will notify all residents and members when they need to have RFID readers installed on their vehicles. How many RFID tags can I get?

1) You can enter through one of the gates monitored by our guard or virtual guard system (Hwy 46, FM 3351/Rio or Joe Klarr Road entry) and stay in the visitor’s lane and the guard (or virtual guard through call box and video camera system) will let you in after verifying your identity or that your guest is on your approved guest list. 2) You (or your guest) can pull up to the call box at all perimeter gates and use your “direct dial code” which will call the phone number you have set (we recommend updating the phone number it calls to your cell phone) and then when that call is received by the resident, the resident will push “9” and it will open the gate. Theoretically, if you did not have your vehicle with RFID and had your cell phone registered as the number the gate will dial, then you could pull up to the call box, type your direct dial code, your cell phone would ring and you simply push “9” on your cell phone to let yourself in.

The new Clubs of Cordillera Outfitter Center was completed earlier last year and has provided a perfect new base camp for all of our outfitter operations, not to mention adding a retail shop for some unique Cordillera outfitter gear and apparel. If you haven’t visited the new operations headquarter for all of the kayaking, tubing, fishing and other outdoor pursuits, be sure to give a call to the Clubs Director of Outdoor Recreation, Shane Reynolds, and check it out.

POA Maintenance Facility
The new Cordillera Ranch POA Maintenance Facility opened for operations and has provided a much-needed upgrade for the POA’s Maintenance Director, Lenny Tomasini, and his staff. Their upgraded workshop space, maintenance areas and offices will allow our POA staff to have the resources necessary to keep this community in top shape for years to come. One added bonus to the new Maintenance Facility is that it allowed for space for one Bergheim Volunteer Fire Department

The first phase of the Springs of Cordillera Ranch was completed and homes are under way in this new addition to the community. Garner Custom Homes’ model home was completed during the year and Garner also broke ground on their first spec home; if you haven’t stopped in to check out Garner’s model, it’s worth seeing. They have staff there most days so feel free to pop in. Stadler Custom Homes is starting soon on their first home and numerous other lots have sold in this growing area. We also started work on the remodel of the old “Foreman’s Home” in the Springs, which will serve as an additional Visitor Center for the community.
The Lodges at Cordillera Ranch first phase broke ground along hole #3 of the golf course. This initial phase will comprise two buildings with 10 rooms for short-term lodging for Cordillera Ranch property owners and Club members who haven’t built yet, guests of Cordillera Ranch and prospective new property owners and members. After completing bunker renovations to the golf course in 2016, the Club undertook the re-sodding of numerous fairway, rough and tee box turf areas as well as replacing much of the practice park and adding a new Zoysia nursery.

Various Clubhouse enhancements included pool area modifications, major Wi-Fi enhancements allowing complete coverage throughout the Clubhouse village, a complete overhaul of the Champions Gallery, the addition of a new Clubs app for better service, and fitness area additions and equipment upgrades. It’s been a busy year around Cordillera Ranch but 2018 has more in store. A few of the projects on tap for 2018 are outlined below: Cordillera Ridge, the newest addition of premier hilltop lots located near the Highway 46 entrance, will be platted and developed by the end of the 2018. These 2 to 4+ acre lots provide a unique mix of large estates with expansive flat building sites perched atop the highest hill in the community, offering panoramic views of the Guadalupe River valley and Cibolo Creek valley. We will also be releasing the final phase of estate-sized golf course frontage home sites (Unit 207F). This phase of lots includes 12 lots along hole #12 and 9 lots across Clubs Drive that have stunning views and privacy. Unit

207F is slated to be under construction by mid-2018. The new Cordillera Ranch Visitor Center is on track to be completed in 2018, which will provide a stunning new headquarters for Cordillera Ranch operations as well as DH Investments, Pasadera Builders and some Cordillera Ranch POA staff. The breathtaking setting and cutting-edge showroom will further enhance CR Realty’s edge as the broker of choice for Cordillera Ranch property sales. The Cordillera Ranch POA is also under way on access control system improvements, which will be fully implemented in 2018. These upgrades will include new software to better process residents and guests entering the community. An RFID transponder system will replace the current gate clicker system, which ultimately should provide faster access into the community for residents and better access management controls for the POA staff. Further, the addition of barrier arms (or drop arms) will help curb unapproved guests from tailgating their way into the community. The barrier arms, combined with the elimination of gate codes, are aimed at stopping unauthorized vehicles from entering Cordillera Ranch. As has been mentioned in prior communications, these access control changes will be a challenging transition, so we appreciate everyone’s patience as we endeavor to tighten access to the Ranch. These are just a few of the projects on tap for 2018, so it looks to be another busy year on the Ranch. EXPECTATIONS When Gary and MaryWhittington decided to build their second home, they were each looking for different things. Gary, a successful business owner with accounting firms in Corpus Christi and Alice, was interested in acreage. Mary, on the other hand, wanted to find a spot with community opportunities, as well as amenities like tennis and golf. After a friend recommended Cordillera Ranch, they knew it was the perfect solution. 70 | JANUARY/FEBRUARY 2018
“I was born and raised in South Texas,” said Gary. “I played football for Southwest (now Texas State University), and when I lived in San Marcos, I really fell in love with the Hill Country… but after graduation we returned to South Texas to put down our roots. Moving to the Boerne area was an opportunity to get back to the Hill Country. My wife is from Pennsylvania, and we both knew that we wanted to be close to an international airport.” Cordillera Ranch, with its proximity to San Antonio, as well as to their established life in Corpus Christi, was an ideal location that provided the ranch environment that Gary was interested in, along with the sense of community that Mary was looking for.

The couple chose Cordillera Ranch Preferred Builder Damon Christofilis and his team to help them create their dream home. “When I first came to look at the area, our realtor took me by Damon’s home,” said Gary. “He was out in the yard and I was able to meet him, and when Mary came back she also met him in passing. It was coincidental and turned out to be a great personality match for us. We just felt really comfortable with him and his team, and we never looked at using anyone else.” They worked with Damon to find a gently sloping lot next to the golf course, and then designed the home for the lot. The couple had extensively remodeled a home before, but this was their first time building from the ground up. “A lot of folks our age want to downsize,” shared Gary, “but we had the viewpoint that ‘If you build it, they will come.’” They looked at several homes in the area to help refine their plan, and set out to construct a central Texas gathering spot for their loved ones. Architect Gustavo Arredondo, who often collaborates with Christofilis, helped turn their ideas into workable blueprints, and with plenty of space to work with, they started construction on

their dream house, a warm and comfortable place to accommodate plenty of family and friends. The home blends many different styles, and the couple was inspired by looks ranging from Tuscan to Mediterranean to South Texas Ranch. “In a way, this house had been evolving in my mind for years and years,” shared Gary. “Mary and I both had our own priorities, but by and large we were on the same page.” Both wanted the house to have a nice flow and an open floor plan. Mary served as the point person during the construction process, traveling often to check the progress in person while Gary continued to work full time down south. Her design priorities included the creation of an amazing outdoor living space that would take advantage of the sweeping views. A large infinity pool captures a stunning view of the golf course, and includes a unique step that allows swimmers of every height to perfectly perch their beverage on the ledge. Surrounding the pool area are giant sliding doors that create a seamless transition from indoors to the outdoor spaces, which were designed and implemented by John Hackett of Dynamic Environments. A rainy spring slowed down the
pool construction a bit, but the wait was well worth it. Big copper fire pots, inspired by those at the Mirage Hotel in Las Vegas, provide visual and literal warmth on chilly Hill Country nights. Throughout the 5,900-square foot home, Used Chicago brick is featured prominently. The couple worked with interior decorator Barbara Burger to achieve the look, which threads throughout all of the interior and exterior surfaces of the home. Mary and Barbara spent countless hours traveling to market and selecting the pieces that turned the house into a home — with a lot of personal touches. Gary was also involved in the process, and personally designed a unique and fully functional home office that enables him to stay fully integrated with his two accounting businesses. With five generous bedrooms, the couple has plenty of space to accommodate their two grown daughters, Ashley and Amanda, who both have successful careers in Houston. The home also includes a comfortable “man cave,” where the décor integrates precious mementos and memories of their son Ryan, whose life was lost in a car accident. While the home is new, personalized details throughout give a sense of history, personality and warmth.

The couple has been pleasantly surprised by many things about the home. Utility and property insurance bills have been much lower than Gary anticipated, and Mary was thrilled with the amount of brick work Christofilis was able to work into the design. “Damon and his team just went over the top. We showed them some photos at the beginning of the process and he really exceeded our expectations. There is probably 50 percent more brickwork that we anticipated, and it really ties everything together.” They love everything — the location, the flow, the view, the outdoor amenities and the way it is decorated — what started out as a house, has evolved into a dream home. Damon insists that the Whittington’s were an amazing couple to work with. “They had plenty of ideas that we led them through in the spirit of building a truly ‘custom’ home.” He also credits long-time Project Manager Jason Hurt for having the ability to verbalize, think through and pull off meticulous details that demonstrate his passion for his craft. Although the couple still splits their time between Cordillera Ranch and Corpus Christi, they are looking forward to completing their transition soon. “Everything about this process has completely exceeded our expectations. 100 percent of the people we’ve met are warm and welcoming, and we can’t wait to live here 100 percent of our time.” CHRISTOFILIS CUSTOM HOMES
