July 3 MEN’S, LADIE’S, AND KID’S MIXER. This will be a fun morning of mixed up doubles for the adults and an “Extravaganza” event for the kids. The adults will be mixing up partners after each round and the kids will have a set draw to follow. For more information, please contact Glenn Barton at the Tennis Shop. July 5 CLUB OPEN July 6-9 DANCE CAMP. Styles of dance covered include jazz, hip-hop, cheer, and modern funk drills. Camp will also include other fun activities and games. 10:30am-3:00pm. July 7-10 CORDILLERA ‘CUBS’ JUNIOR GOLF CLINIC Juniors age 7-14 years old receive instruction from the Cordillera Ranch PGA Professional golf staff. Fee includes lunch and swimming. This is a great way for juniors to learn about the fundamentals of the game in a fun environment. Time: 9:00am – 1:00pm each day. Fee: $200 per session.
July 13-16 TENNIS/SPORTS, ADVENTURE CAMP This camp is from 10:30 till 3:00pm. Activities include tennis, swimming, hiking and other sports. Space is limited. Call Glenn at the tennis shop for registration and more information. OUTDOOR ADVENTURE CAMP Get ready for an awesome week of exciting and adventurous fun! Our Adventure Camp is packed full of a variety of activities that will challenge each camper and create memories for a lifetime. A 450 foot zipline, kayaking, tubing, a visit to Schlitterbahn water park, low and high ropes activities, caving and much more. This day camp is designed for girls and boys ages 10 - 15. The camp will also include a trip on the Guadalupe River, a ride down the zip line at the Don Strange Ranch in Waring, a visit to the Cibolo Nature Center and a trip to the Cave Without a Name. I grew up around the game of golf – playing, caddying, and working on various courses. HOW LONG HAVE YOU BEEN WITH CORDILLERA RANCH? About 2 months as I write this. I started March 8, 2010. WHAT IS YOUR FAVORITE ASPECT OF WORKING IN THE HILL COUNTRY? The natural beauty of the land. It does pose many challenges but it is very rewarding. WHAT ARE YOUR HOBBIES/ INTERESTS? Anything sports and outdoors. I especially enjoy college basketball and football and became attached to NASCAR while living in Georgia. WHAT’S YOUR FAVORITE SPORT? FAVORITE SPORTING EVENT YOU’VE ATTENDED? Golf and basketball are a dead tie. My favorite sporting event has to be The Masters tournaments I worked or attended. Many thanks to all who attended the Club’s wine events. The Robert Keenan Winemaker Dinner showcased exceptional wines with outstanding food pairings prepared by Chef Bryan. Members enjoyed sampling French wines from Martine Wines. Todd Mathis of Martine Wines poured tasting samples of his French wine portfolio. Both Robert Keenan and Todd Mathis shared a great deal of information and their love for the wines they previewed. Summer is upon us and that means the pool is open! I encourage all to enjoy the poolside and try our summer wine selections. These wines, from all around the world, were selected for their unique qualities. We even have an incredible ice tea flavored wine. Truly unique and delightful with a little squeeze of lemon. Summer also means outdoor barbecues. As many of you already know, the golf business has seen tremendous challenges in the last few years. I recently read an article in the Wall Street Journal that detailed some of the struggles, including a decline in the number of juniors playing the game. While it is true that total golf rounds have been flat the last few years, I wanted to share with you that many of the governing bodies of the game have seen continued growth in the number of juniors playing the game. Thanks to associations like the PGA of America and the USGA, junior golf programs around the country continue to flourish. More than ever before, there is a strong effort to rebuild the game through junior golf programs. Last year, PGA staffedfacilities hosted more junior golf camps and instruction than ever before. Participation in The First Tee program and Golf in Schools programs also saw record attendance last year. The number of courses offering low-cost access ($20 or less) to juniors grew to a record 1,002 last year. High School golf participation was also up last year and the number of girls playing high school golf is up 16% since 2001. The number of junior golf programs continue to expand as well. The USGA has funded numerous grants supporting creative programs that get juniors out to the golf course. Some of these programs include the PGA Junior Medalist, Kids on Course and PGA Family Golf Tees. A new alliance was also recently formed with the Boys
and Girls Clubs of America to continue to introduce the game to less privileged children. I have been to numerous PGA leadership conferences this year and reports from many of the professionals from around the country is that junior golf is alive and well. Here at Cordillera Ranch we are in the middle of a very busy summer junior golf season. We once again will be hosting two Cordillera Cubs Junior Golf Camps in July. We also will once again be hosting the Junior Club Championship and Parent-Child Championship in early August as well as presenting our Annual Summer Awards to our junior golfers. If you have not yet had the opportunity to learn more about the Cordillera Ranch Junior Golf Association please call us in the Golf Shop for details. This is a great way to get to know other kids who like to play and learn about the swing and golf rules from our professional staff. Finally, starting in September we will once again be hosting junior golf clinics every Wednesday after school from 4:30pm â&#x20AC;&#x201C; 5:30pm. As you can see, we recognize the importance of junior golf to the game and hope you do too. The entire PGA professional staff here at Cordillera Ranch enjoys helping mentor our youngsters about the game of golf and why it truly is the game of a lifetime. This years Ladies Tennis Member Guest was won by Tana Watson and her guest Martha Barton in the blue division and Pam McCurley and guest Doreen Amft won the green division. Exceptional skills allowed these ladies to beat out 14 other teams. Great job! It was a beautiful day of tennis with friends, old and new. Special thanks to Grace Richter, due to an injury, was limited to being the best tournament hostess ever. Special thanks to Aubri Grohman, her help in organizing and attention to the details was amazing. Also thanks to Mark Semm and his staff for the hard work put into the most beautiful tennis facility in all of south Texas. And last, but not ever least, Carlos Araiza and staff for the great food and service our members and guest received. It was a great day for Cordillera Tennis with many more to come. For most, this was the first chance to be in a competitive situation with a son, daughter, or parent. We had 12 teams playing with 2 on the waiting list. hould you ever find yourself the proud owner of a brand new 747 fresh off of Boeing’s construction line, you have a few options on how to personalize it. You’ll certainly want to create an elegant conference room, a luxurious master bedroom suite, and no jetliner would be complete without a theatre room. As for the companies that are capable of this job, you have Lufthansa and Gore Design Completions of San Antonio. “We’ve put in a lighted, heated floor in a bathroom. We put two karaoke machines on the President of China’s plane. We put a goat oven in an airplane – yes, an oven large enough to take a goat whole. Treadmills, weight benches, showers, theatre systems. There are very few impossibilities for us,” Kathy Gore-Walters, co-founder of Gore Design Completions, says. Through almost a quarter century of remodeling large aircraft, the company is now known as one of the premier aircraft remodeling providers in the world. While she and her co-founder Jerry Gore now enjoy the fruits of their success with the largest hangar in the San Antonio area and work lined up for several years, it was a long road to their success. A San Antonio native, Kathy dreamed of seeing the world. “I wanted to be a flight attendant when I was in high school at Holmes because they got to go everywhere. I had a gym teacher that was an ex flight attendant and she showed us a film of all of her travels, and I wanted to see the world and I thought that would be a great job.” A short-lived desire, Kathy quickly saw that she had an eye for design and went to the University of Texas in Austin majoring in Textiles, Clothing, and Fashion Design. “I dumped the flight attendant idea, and realized that I needed to get a degree. I just liked the design element. I just thought being creative was great for me. I thought about being an interior designer, but decided to go into clothing, and I think I got it from my grandmother – she liked pretty things.” After graduating in 1976, Kathy moved quickly into a retail position back in San Antonio. “When I got out of school I worked as an assistant manager at Foxmoor Clothing in Windsor Park Mall. It was ok, but I certainly didn’t love it. I got disenchanted with that pretty quick and went to work with JC Penny’s as an Interior Designer – drapery, upholstery, etc. While I was doing that, I met someone that was working at Fairchild Aircraft in the Interior Design department. I applied for the job and that was my first job in the aircraft industry.” Quickly Kathy realized she
had found an industry of design that was fascinating to her. “It was just different. It was very challenging – you have this tube and it’s hard to find places to store things and create something beautiful. When I moved on to the Dee Howard (Aircraft Company), the main project I worked on was a 747 for Sheik Zayad of the United Arab Emirates. I was 31 at the time. I went to the UAE and met with the Crown Prince Khalid. I did the final design presentation for their 747. It was an unusual experience. But it was exciting for me.” During her time at Dee Howard, Kathy met Jerry and they were married in 1985. With both of them working for the same company in the same department, it quickly created some challenges. “We both worked in the design department. We were both laid off when Mr. Howard sold the company, however, they quickly moved me to marketing, but Jerry was unemployed. There were other jobs to get in aircraft; we knew they were hiring in Waco. But we both knew that it would be tough for us to go together to a company to work in the same department.” Facing a bleak job out look, Jerry decided to open his own design company. “I stayed in the marketing dept, and Jerry started a design business. He rented an office. He tried to get work doing smaller aircraft. He would take the smaller jobs in the hopes of getting the bigger ones. Then I learned about a job for the Sacramento Kings. So Jerry bid on it, and won that contract. They wanted it in a crazy short period of time, and of course, we agreed and got it done. They were real happy with it. At that same time in 1988, my job was eliminated, so I joined him!” And with that, Gore Design Completions was born. And as it was born, it struggled. “We subcontracted all of the upholstery and flooring for each project and that made things rough. We went through years and years struggle. We started to get a lot of work out of Mexico but we kept trying to just be a design firm. But the actual construction and completion side of it kept calling to us. People didn’t just want the design; they wanted us to do the whole job. Then they devalued the peso, and that dried up all the work out of Mexico. It just vanished. And then we were back to struggling.” And for each time that the Gores found themselves struggling, a new project would come along that would keep them afloat. “Right about that time, we had done some design work for a company out of Fort Worth on a 737 for the President of China. He loved the interiors. They told us he’s going to be buying a larger plane and that

they were going to call us. We laughed it off, but in the meantime, Boeing started releasing their Business Jet line. So we were trying to get some of those clients. So sure enough, in ‘99, we got a call from China and they had purchased a 767 and they wanted to know if we would do the design work. It was me, Jerry, and one employee. We rented a hangar and got my same old contractors involved. We hired about 8 people; they were mostly engineers and we actually did it. We delivered it on time and the customer was happy and Boeing saw it, and really just couldn’t believe it. So they put us in contact with the President of Kazakhstan. It was a nose to tail thing. We delivered the Chinese plane in August of 2001.” Upon delivering one plane, the Gores saw the work quickly piling up and were optimistic that things were finally taking a turn for the better. “And then we did the president of Kazakhstan’s plane. He also had a 767. We purchased our specialty cabinet vendor, so we had basically everything in house at that point. At that time, we had probably 40 or 50 people. We figured everything was going to be perfect at that point, and the next month, 9/11 happened. We had a year’s worth of work backed up, and we thought we would be safe, and we were wrong. We finished the President of Kazakhstan’s plane in August of 2002, and we didn’t sign another contract for two years. We made the decision that we would take the profits from that plane and we would keep a core group of people and we would just

We had a lot of contacts made, but nothing was ever happening. We weren’t losing contracts; it was just that nobody was doing any work. ” As time dragged on and business had ground to a halt, the Gores began to seriously suspect that the company would fold. No new business was to be found, the phones weren’t ringing, and the Gores nervously began to lay out options for bankruptcy. And then the phone rang. “We were a month away from bankruptcy, and Boeing called us up and said ‘We’ve got a customer in central Asia that has purchased a 767 and we’re going over there and we need a full design, renderings, animations, etc. in two and a half weeks’. That’s next to impossible for us, but we did it. I think we did it because we had to do it. Jerry and I designed it together. It just flowed out of us. It had to. God just gave us what we needed to make it happen. We met the deadline, flew over there, and it was an unusual situation. They had to buy the plane by the last day of July, and they wanted only one contract; they wanted our design rolled into the purchase price of the plane.
So the 1st day of July we were two weeks from bankruptcy, and by the last week in July we were signing a contract that saved our company.” During their construction of the plane for central Asia, cracks in the Gore’s marriage began to appear. Ones that would eventually split them permanently. “Jerry and I split up while working on the Central Asia project. We didn’t divorce yet, because we knew we had the airplane to build. I remember we were on the delivery trip and Jerry came to me and said ‘Well, I guess it’s time we can split up’.” As co-founders of the company, the most obvious discussion never happened. “We never had the conversation about the company in the divorce. Jerry and Kathy was really one name; we WERE the company. We had a wildly amicable divorce. The first year or two was rough… it wasn’t easy. We just did it. The company was still touch and go. It wasn’t an easy thing for us to build up, and we didn’t exactly have clients lined up out the door. It still wasn’t even a for-sure thing in 2005. But without a doubt, we were both so dedicated to keeping the company alive that we knew that we were just going
Kathy with Husband Jeff Walters to figure it out.” And with their marriage out of the way, the Gores turned their focus back on the company and continued pushing it forward. “When we finished the central Asia project, we knew we needed to build our own hangar. We finally went out to what was the Kelly USA area, and they worked with us. We built our hangar in 2004. It’s 120,000 square feet of hangar space. We rented the building next door for offices as well. The hangar would fit two 747s.” Upon its completion, the Gores had another client knocking on the door: the founders of Google. “The Google guys came around in 2005. We did a 767 for them. We were the first completion center to put in a wireless internet system for them. They are so secretive; I can’t tell you much about their requests! But they were a lot of fun and were yet another very successful completion for us.” With ticket prices for a 767 completion ranging between $50 to$90 million dollars, Gore Design Completion has quickly grown to one of the most successful and widely known completion centers in the world. And that cost for completion is driven not only by the Gore’s expertise, but by the complexity of the project. “It’s the engineering, the design, and the complexity. Our design efforts require a tremendous amount of work. 80% of our clients are heads of state, and they want to see everything. Every piece is custom. It must be lightweight. Every piece must pass all of the FAA’s requirements. Another huge
cost driver is the entertainment systems. The internet requirements, the televisions, and all of the other elements require a lot to integrate into an aircraft. The cost to engineer a TV for a plane is wildly expensive; these aren’t TVs that you can buy at Best Buy!” The relationship for the Gores, while awkward early on, has flourished since. “It’s been great working with Jerry. It was kinda weird the first few years, but we just worked through that. I don’t have kids, but we created this business. You don’t want to see that “child” destroyed. Both of us felt that way. The only way to not do that is just to work together. As we divorced we had a couple of hundred employees, and we took that responsibility seriously.” And the future for Gore Design Completion looks stellar. “We signed right before the recession a tremendous amount of work in ‘08. We are working on 5 wide body planes and one narrow body plane. Now Boeing and Airbus simply recommend us. They’ve seen the work that we do, the quality…they are recommending us. They keep us wildly busy. We are in the top two mod centers in the world – it’s us and Lufthansa and that currently has us booked through 2012. Boeing and Airbus have come up with the 787, and they have sold something like 14 of these, and it’s such an amazing aircraft. We won’t get all of them, but we’ll get our share. They’ve also redesigned the 747 and we will get some of those. We’re doing 3 airbus 340s, which is just huge. Needless to say,
we’re busy!” While Kathy is certainly busy, she has found enough time to marry a childhood sweetheart, Jeff. After they met via some mutual friends, they both described the attraction as immediate, and they wed in December of 2008. Together, they have quickly fallen in love with Cordillera Ranch. “After my divorce I began looking at Cordillera Ranch. I have two horses and began to think about where I could move. I had always loved the Ranch, and had been here before so I came out and bought 7 acres in 2005. We’re in the process of beginning the construction on our home, and in the meantime, we are members of the club and love all that there is to do! I love the fact that there are the riding trails. I tell everyone that Cordillera Ranch is one of the most beautiful places in the entire world. It’s such a cohesive community and such an amazing place. The club structure is just perfect and the whole facility is stunning. You don’t have to come in here and be all dressed up – you can just be comfortable. It’s not pretentious and that is important to me.” While Jeff jokes that he wishes Kathy would retire quickly to Cordillera Ranch, Kathy still has goals to accomplish. “I’ve got a few years left in me. I’d like to see all of our current work completed and I’ve got a few goals left to realize. But I look forward to being at Cordillera Ranch. I really just want to go horseback riding.

Cordillera Ranch features several camps this summer for the kids that will allow them to hang with their friends, have a great time, and grow as athletes.

DANCE CAMP Dance camp, a new camp at Cordillera Ranch, offers four weeks of fun and dance through out the summer. Dance Camp welcomes 5-14 year olds, beginner to advance. A mixture of routines will be taught including hip-hop, cheer, jazz, and modern funk. Camp will promote a wholesome atmosphere, high self esteem, and a variety of dancing skills. Many dancers will be showing off their brand new moves with confidence at the end of the week, while all are encouraged to shine on stage and enjoy the experience. Our goal is for campers to improve their skills, and grow in this positive and unique environment year after year. Along with the dancing, we will have fun and creative activities helping to make life long memories and friends. Each day brings a new adventure, everything from photo shoots, beading, and runway modeling to a poolside lunch break. Camp starts at 10:30 and lasts until 3:00. Aubri Grohman, our dance instructor, has 16 years of dance and teaching experience. Gaining valuable choreography knowledge during her career, she will bring a fun and unforgettable learning environment to the campers at Cordillera Ranch.

BASEBALL/SOFTBALL CAMP This camp is designed to teach the basic skills, boys and girls, will need to be successful at the next level. The camp is designed for those 5 to 12 with intermediate to no experience. The camp will focus on the basics of team play, throwing, hitting, and fielding. My opinion is you learn faster if you are having fun. With this in mind, many of the drills we will be using to develop skills have been designed for the maximum amount of fun possible. The camp is designed to get young ball players off to a good start in a sport that has nearly unlimited potential. The girls, especially these days, with softball being in the national spot light, have many opportunities that didn’t used to exist. A little known fact is there are now more scholarships offered in women’s softball than there are baseball scholarships for the men. Let’s not get ahead of our selves however, love of the sport, developing

skills, understanding the rules, and how the game works is the goal of this camp. Local high school baseball coach-to-be, Keith Pendleton, has signed on to oversee the implementation of drills, strategies, and skills development. Also, little known fact, your director of tennis Glenn Barton here at Cordillera Ranch played little league, pony league baseball, and several seasons of city league softball. Glenn has 26 years of teaching experience helping young athletes develop the physical and mental skills to be successful in many fields of sporting competitions. Baseball has deep roots in our American way of life and all kids should have some experience at hitting a ball, running the bases, and making a great catch. Baseball camp at the Cordillera Ranch is designed for just that.

GOLF CAMP
I tell my students there are three major skills you have to develop and work toward mastering to be a good tennis player. You have to learn how to hit the ball with force and accuracy, you have to learn where and when to hit certain shots, and you have to be able to control your own mind. Depending on where a student is in their development will determine which of these steps they will be asked to focus on at tennis camp. This all sounds real serious and can be for those who take up the sport with thoughts of reaching their absolute potential. If these skills can be developed while having fun however, then the likelihood of someone sticking with the sport long enough to have some successes are much improved. Through the years creative minds have developed fun games like “Skyball”, the “Approach Shot” game, and my own personal creation “Full Court Speed Doubles”. All of these games hide the development of serious tennis skills while having a blast running, hitting, and enjoying the heck out of the activity. Tennis camp at Cordillera Ranch is for those 8 to 16 who don’t mind a little fun in the Texas sunshine but is not exclusive to experienced players. Many of our best players started and fell in love with the sport at summer camp. Now, many of them are doing well playing junior high and high school tennis. There are many reasons why people play tennis but my number one reason is fun! Even the challenging parts are fun like developing mental toughness, relationship building, cardio health, and physical confidence. In today’s world these skills come in handy even off the court. In business or school it helps to be part of a group with similar likes and skills. Life long friendships often develop on the court and it only takes one other person to let the fun begin. Tennis is one of those life experiences that hold fond memories for most and summer tennis camp at Cordillera Ranch is a great place to start.
The busy Summer Camp season is here and there are some great opportunities left for your children to learn more about the game of golf. The Cordillera Cubs Junior Golf Camps were once again a tremendous success in June. We have two sessions scheduled in July from the 7th-10th and the 20th-23rd. Each session runs from 9:00am to 1:00pm and includes lunch and swimming. The Cordillera Ranch junior golf camps are designed to expose boys and girls age 7-14 years of age to all aspects of the game. Quality instruction is given by the Cordillera Ranch staff of PGA professionals. Instruction takes place in the full swing, short game, putting and bunkers. The juniors are also taken out to the golf course to test what they have learned. Cordillera Ranch has one of the finest practice facilities in the country and includes two beautiful practice holes where the kids have a chance to hone the skills they have learned on the course. The student-teacher ratio averages 6-1 and children have one-on-one instruction during many parts of the camp. Depending on the number of kids attending each camp, groups are formed by age and ability to ensure the right learning environment. The USGA Rules of Golf are covered as well as proper golf course etiquette and games and competitions are held throughout the week. Most importantly, our focus is on making sure the kids learn in a FUN environment. Golf can be a difficult sport and we want to make sure they enjoy the game and what they are learning. One of the greatest qualities of our camps is that they allow friendships to be formed with kids their own age and hopefully future playing partners. e have often said that Cordillera Ranch is a bit of a social phenomenon. When you think of a community that is not in the middle of a city and has homes on large lots that are often separated by several hundred feet, you wouldnâ&#x20AC;&#x2122;t expect that neighbors would have much social interaction. That couldnâ&#x20AC;&#x2122;t be farther from the truth at Cordillera Ranch. This community has more social interaction than any other community we have been a part of developing.

It’s not like this happens because neighbors run into each other in the driveway getting the mail or playing with kids. It happens because the people of the community are drawn together by common interests and common stages in life and go out of their way to meet and socialize with others in the community for all different reasons. Our company, DH Investment Company, has developed all types of residential housing projects from apartment projects to smaller “urban” sized lot developments to large expansive projects like Cordillera Ranch. We have never seen a community quite
as socially active as this community. There are now more than 1,200 full time residents in the community and its become more like its own city with everything that goes on. Whether it’s club activities or groups like the bible study groups, wine club, bunco groups, car club or the many other groups that have been organized by the residents, there is always something bringing this incredible community together. The sense of outreach doesn’t stop inside the community. The residents of Cordillera Ranch are some of the most generous volunteers of time, money and compassion that make
our little part of the Hill Country such a special place. Your generosity helps make this such a special place to live for so many others. There are some staggering statistics related to what kind of impact Cordillera Ranch has on the community of Kendall County and Boerne. I found the information below to be quite amazing.

TAX IMPACT: Property taxes are always something that nobody likes to talk about or think about. However, they are what allows our county and schools to function at such an exceptional level and attribute to the reasons this is a desirable place to live. Incredibly, in 2009 the appraised value of all property in Cordillera Ranch was more than $600 million. This resulted in an incredible impact on the services
in our area in the form of taxes paid to fund their operations. The Boerne Independent School District received more than $8.2 million of revenues from ad valorem taxes paid by the property owners in Cordillera Ranch. This represents about 15% of BISD’s entire general fund revenue for the 2009/2010 school year. The 2010/2011 budgeted annual expenditures per student in BISD is about $11,885 per student. Last
year, Cordillera Ranch’s aggregate tax revenue paid to the school per student from Cordillera Ranch was approximately $39,000. In addition to the revenues generated for BISD, Cordillera Ranch contributed more than $2.28 million to Kendall County for services they provide and another $31,000 to the Cow Creek Groundwater District for their operations in 2009.
HOME BUILDING IMPACT: Since the first home was started in 1997, there have been more than 500 homes built in Cordillera Ranch. Over the past 5 years, the average construction price per home has been approximately $750,000. During the normal course of
construction of a home, there may be 100 to 150 workers who work on the home at some point from start to finish. This results in an enormous impact on the local economy because of the number of local jobs provided and the amount of dollars these workers put back into the
local economy. Since 2008, the number of homes permitted for construction in Cordillera Ranch represents more than 20% of all the home starts in Kendall County during that period.
LOCAL ECONOMY: The impact the people of Cordillera Ranch have on the local retail economy is tougher to measure but its significant. The residents, guests, employees and contractors who enjoy the dining, shopping, socializing and family activities that are offered in Boerne and the surrounding areas has a major impact on that economy. Many of the local retailers and restaurants recognize the impact the people of Cordillera Ranch have on their business. “We find that Cordillera Ranch
residents move there from a number of different areas. A growing percent of our clients come to the Creek at the end of the week or after work to get away at the end of the day or to start the weekend. We find that many people from Cordillera entertain out of town guests at the Creek or pick up a pizza at Ruschellos for gettogethers at home.” says Raul Vargas, General Manager, The Creek Restaurant and Ruscellos. With many great retail shops in Boerne, it’s evident that the people of Cordillera Ranch are important
supporters of that industry and keeping dollars in our community. Kathy Farmer, owner of Viva Rouge in Boerne, says “As a Cordillera Ranch resident myself, I have quickly seen how much support Cordillera Ranch residents give to the local community. Yes, a good portion of my business comes from the Ranch, but I can also see how they are volunteering, giving, and supporting local businesses all the time.”

PHILANTHROPIC GENEROSITY: Perhaps the best contribution the people of Cordillera Ranch make to the surrounding community is the unwavering commitment of time and money to many charitable causes. The most notable fundraiser that Cordillera Ranch residents have participated in over the past few years is the Cordillera Ranch Shindig. Hosted by many tireless volunteers, the Shindig began in 2002 as a small event in the community that was meant to raise money for local charities. Since those humble beginnings the Cordillera Ranch Shindig has raised nearly $400,000 for local charities such as Bergheim Volunteer Fire Department, Christian Women’s Job Corps, Hill Country Family Services, Hill Country Pregnancy Care Center and the Rainbow Senior Center, Hill Country Daily Bread and many others. In addition to the Shindig, many of you have been actively involved in organizations such as the Boerne Education Foundation, Boerne Young Life and Relay For Life just to name a few. According to Agnes Hubbard, Co-Founder and Executive Director of the Hill Country Daily Bread Ministries, “The Cordillera community
has made a significant impact on Hill Country Daily Bread Ministries to serve our Texas Hill Country neighbors in need. They have done this not only in the way of volunteerism, but in other supportive ways such as donations, based upon God’s calling for their life.” Agnes goes on to say, “Here are just a few of the ways Cordillera has helped Hill Country Daily Bread Ministries and families: the men’s group brought in men’s clothing when we sent out a request to our partners and organizations. They also took up a collection and donated the monies from it to us. Cordillera has quite a few members that volunteer regularly at HCDBM. Some of our core group of volunteers are Mark and Pam McCurley. Pam helps in our finance department and Mark works in the warehouse running the forklift and with packaging. Dee and Katie Calverly are here every Friday as well. They help in the warehouse and with the processing of our publications. HCDBM and the families it serves were the benefactors from the second Cordillera Ranch “Shin-dig”, of which we were so grateful to have been chosen! Cordillera Ranch underwrote a portion of the 2010 Hill Country Daily Bread
Ministries Vision Dinner. Every minute working here directly impacts those in poverty and need right here in the Texas Hill Country. Warehouse volunteers get the Resource Grocery Boxes ready for delivery; computer work helps keep our records organized so we know who needs what, where, and when. And the publications help obtain and retain donors and funding. So, every position affects every recipient greatly.” The generosity that exists in this community is truly remarkable. If you attend almost any fundraiser or philanthropic organization in the area, you are certain to run into many of your neighbors participating in some way. This is one of the many things that makes this place so unique, your desire to give back to your community. The bottom line is that Cordillera Ranch is a very special place with incredible people who want to do their part to make this a fun place to live but are also tirelessly dedicated to making Cordillera Ranch, Boerne and all of Kendall County a better place for it. mid clean lines of natural timbers and rustic Hill Country colors, the Lemmons family resides in a Great Home on Cordillera Trace. Built by Robert Thornton and complimented by his team of developers and designers, we sat down at the roughly planked kitchen table to discover what makes this beautiful house a home. Both Billy and Angie attested that, from the first time they saw it, they knew that Cordillera Ranch was the place they wanted to live. Billy said, “We’d always wanted to raise a family in the Hill Country, and we knew that the only way we’d get out there was if we put a stake in the ground and bought some land. So… we did!” Angie added, “Dale [West] showed us the ranch and that’s all it took.” “Dale is my best friend’s father-in-law,” Billy explained, “and is the one who originally brought us out here. My friend, Porter, told me, ‘I found a place out in the Hill Country where we should buy some property and build some houses and be old men next door to each other.’ That was the first time we’d ever heard of Cordillera.” “We were very attracted to the Ranch saying they were going to keep everything natural, and we appreciated the deed restrictions,” Angie noted. “We love the outdoors, and the parks and river were a huge draw.” The 5.5 acre lot is a beauty, backing up to a dry creek bed and looking out on the homes on Park Ridge. “Because Park Ridge was already built up, we knew that our view was fixed,” Angie said. “That was a huge benefit of this lot,” Robert added. Looking out over the homes, he noted that “those homes are as close as anyone else is going to get to this property.” The home itself, set far back from the street and surrounded by a canopy of oaks and cedars, is sited perfectly on its
three-tiered lot. “My favorite part about building this house was the siting. There were three narrow shelves of land that we had to work with, and it made for a challenge,” Robert said. “We had to capture the view in the back but not bury the house in the front, and there wasn’t much room for give or take. But I love the way it played out in the end.” Beginning the building process takes patience and skill, and the Lemmons were proud to trust Robert with the task, from beginning to end. “Dave, myself and the client come out to the lot and start discussing literally every little thing—How many bedrooms? How many bathrooms? What do you want to get out of your garage—basically, the things that are really important to the client, from sunrises and sunsets to views and breezes and all the things in between,” Robert said. “We hear those things and we look at the land, and then we start forming a mental image of how the client’s description fits this particular piece of land.” Robert continued, “We not only take into consideration utilities, angles, and structures, but where might other houses be in relation to our client’s house, so that we can view the whole process and maximize the strengths of the land.” He then added, “Our jobs are very client-driven. They’re telling us, ‘I want Mediterranean, I want Hill Country, I want Ranch. Every single client is different, and Dave and I do our best to hear those things and execute what the client wants well without superimposing what we want on them.” “We went through this same process with the Lemmons,” Robert said. Angie and Billy then noted the initial ideas they had for their Cordillera home. “We wanted to be back off the street,” Angie said, “and Robert was really good about envisioning the construction. He suggested a curved driveway around a
big oak tree in the front yard, and which tiers of the land we could integrate our design into.” “I’m going to embarrass Robert here for a bit,” Billy laughed, “but before this home, we had built four houses from the ground up. We’d dealt with different builders and gone through that experience multiple times, and none of them could compare to what our experience with Robert and his team was like. The quality and the value of the teamwork they brought were unbelievable.” It’s not every day that a homebuilder is compared to a basketball player, but Billy managed to do so with a smile. “See, Robert and his team are just like the Spurs,” he said with a laugh. “Think about Duncan, Parker, and Ginobli— three great role players. They’ been very good for a very long time together. They make the no-look passes; they know where the others are on the court at all times. Robert and his team are just like that, an elite professional sports team. They just work so well together!” “One thing that makes us stand out is that we have an incredible team,” Robert confirmed. “We work together very closely. With Dave, myself, Danny, Stephanie, and everyone else, I refuse to ‘Divide and Conquer.’ I know that each person has their own God-given gifts and talents that they bring to the equation, and if I can bring all of that professional knowledge and opinion to the table and offer that to the client, they truly get a good sampling of all these different thoughts and are able to make good decisions,” Robert said. “I want every job to be touched by these gifts and talents.” Without a doubt, the Lemmons’ home shows off those incredible gifts and talents, down to the very smallest details. burgundy; jeweled candles and crosses are sprinkled throughout the living area, adding a spiritual shine. And on the guest room wall hang cowboy hats of all shapes and sizes, tying in true Texas texture. “We could spend a whole day talking about Robert and his team. They all did such a wonderful job,” Angie said. “Stephanie helped with selections, like picking out the tile and paint colors. She really did a great job with that.” Angie also noted that Stephanie helped with choosing the interior decorations and furnishings, offering a great deal of design advice. Both Billy and Angie noted that they felt having an open, airy home was integral to the design decisions. “I love the openness of the house; it makes it really easy to have a lot of people in here for parties or events,” Angie

said. Billy added, “Our home is where we enjoy life with our friends and our family. WHY YOUR MORTGAGE SHOULD BE LONG AND
BIG! By Michael L. Shipman
As with many facets of financial planning, knowledge is the key. The greatest impediments to knowledge are strongly held beliefs that are in actuality, misconceptions. So it is with modern day mortgages. How many of us remember our wise grandparents and parents counseling us about having the smallest mortgage possible – and then paying it off as quickly as possible. The reason was solid on its face. If the bank “owns” your home, it could kick you out and make you homeless! Well, that was true back in the era of the Great Depression. When the market crashed, many banks had their deposits withdrawn by such a great degree that they needed cash. They, in turn, could get the cash they needed by calling in their loans … primarily from home mortgage borrowers. As we all know, this resulted in many people being unable to repay

their whole loan amount and the bank then seizing their homes. Congress changed mortgage foreclosure rules which essentially took away the ability of banks to accelerate their loans. Today, if you pay your mortgage in June, all the bank can do to get more money from you is … wait until July. So your grandfather’s advice, while once good, is now worth exploring given the new fact set. Truth be told (and we will discuss it in more detail later) you are actually MORE secure in your home now if you opt for the bigger mortgage and lower down payment. Here is your word for the day: Arbitrage. Arbitrage is when you can make the interest off the spread between two financial opportunities. Bankers do it ALL the time. They borrow money from the Fed for 3% and then loan it to you for your mortgage at 6%. That 3% spread is HUGE, especially when multiplied over millions of loans and trillions of dollars. Well, you have the same opportunity. In finances, when you do one thing with your money, it eliminates all other choices you have to use that money in another way. So, if you have $60K and you decide to buy a car, you can’t use that same $60K to buy a boat. In my industry, we call this “Opportunity Cost”. If you just sold your old home to move to Cordillera, perhaps you had $500K in proceeds from the old home and are now considering putting it down on your new home. After all, Grandpa said to pay off your home as fast as you can - a big down payment goes a long way toward that goal. Perhaps the loan guy mentioned paying extra principle payments or doing that bi-weekly thing where you squeeze in an additional payment each year. They mentioned how much interest you can save! Hey, we don’t want to save that low interest rate, we want the ability to leverage the interest we GET!! Our firm recently prepared an analysis for a couple building a new home in your neighborhood. They are in the position where they can carry no mortgage by paying for the home outright, or taking a loan for $417K (to get the most favorable interest rate), or taking a mortgage on the full value of the construction ($1,068,000). After their analysis, they opted to take the largest 30 year mortgage and pay a slightly higher interest rate. In doing so, our analysis also indicated the best time to pay off the home was at 14 years and one month into the mortgage. They
would pay it with the same money with which they would have originally purchased the house. However, in that 14 years, they would have made an additional million dollars by investing that money in a conservative portfolio. In fact, you have an investment opportunity that can allow you to invest more aggressively - with a guarantee not to lose any principal whatsoever. How this works takes a little math to explain; so with your indulgence, I will forgo that to give you the general concept: First, your home mortgage is deductible on your income taxes. If you claim this deduction on a 5.875% mortgage and you are in the 30% tax bracket, you pay an effective interest rate on your home of 3.812%. From there, the issue is where can you get better than the 3.812? Well, a conservative portfolio similar to the one we proposed for your neighbor has an annualized 5.92% yield over the last 10 years. Keep in mind that the money refunded to you from the IRS can also be reinvested over that same period providing additional opportunity for enhancing those gains. The concept here is pretty easy. Would it be in your best interest to invest $250K in one lump sum over a 30 year period at 8% yearly ($2,515,664) or the same $250K invested monthly over a 30 year period at 8% yearly ($1,041,871)? Using the bank’s money in the form of a mortgage allows you to take the opportunity to invest all your money up front. As you know, the home you purchased will increase (or decrease) in value regardless of how much equity sits inside the walls of the home. You get that gain (or loss) either way. In addition, what if we couldn’t pay the whole mortgage off, but could put down $750K on a million dollar home and only carry a mortgage of $250K. Is your home safer for having done so? Personally, I think not. If a catastrophe happens (loss of job) and it affects your ability to make scheduled mortgage payments, then you are in a pickle! The person who got the larger mortgage, still has several hundred thousand dollars from which to pull to make their mortgage payment for years and years and years! That person does not have the stress of the person with a low mortgage that they might be foreclosed upon. Worse than this, look at it from the bank’s perspective. If we have two homeowners with million dollar homes, neither are
making payments because of a loss of employment (or a disability impacting their ability to work); upon whom would you rather foreclose? It seems to me that the bank wants the one with $750K in equity and NOT the one with $200K in equity. As a banker, I would probably “work with” the client who has only a little equity because I want money! NOT a house! While you may have the opportunity to recoup some of the original equity you gained with a large down payment, remember that there will be significant administrative and legal fees involved. Add to this realtor fees to sell the home and the potential for a lower appraisal (beneficial to the bank); you may end up losing a significant if not all of the equity you put into that large down payment. It appears common sense that in this scenario, the person with the big mortgage actually has a safer home and less stress. I have covered only a few of the components that someone may need to have in order to make an informed decision about this concept. I have done so to get you thinking. You should use your numbers and your comfort level and talk to your advisors (tax, legal, financial, etc.) to help you determine if “Equity Max” is a smart move for you. Invest your newly found savings carefully. If you are not sure how to do it, speak with a professional financial advisor for help.
