COMING SEPTEMBER 2013

A community is more than homes
within it, the grounds that are maintained or the beauty of its natural features. The colors, character, energy and vitality of a community or neighborhood are way more than what can be designed and developed – though those are key building blocks – it’s the people that reside within it. Cordillera Ranch is undoubtedly a beautiful, breathtakingly scenic and thoughtfully planned development, but the thousand-plus residents and club members that call it home help turn
a spectacular neighborhood into an unmatched lifestyle and community. The family-focused diverse lifestyle and amenities at Cordillera has helped cultivate a group of kids that excel in a wide range of sports, academics, arts and other areas of life. With such a successful ‘youth movement’ we were spurred to do our first ever kids only cover feature for Cordillera Ranch Living. Randomly selected, these kids represent just a small sliver of the deep pool of talented juniors in the community. In searching for a few to include, it became clear that we could do a volume of magazines on the accomplishments and aspirations of these teens – and still not cover the whole bunch. However, just reading the features on these twelve unique youngsters, you get a glimpse into the assorted mix of talents and families that call the area home. Their achievements are inspiring, humbling and a reflection on some great parenting. It’s easy to admire how well-spoken so many of these kids are, particularly as I think back on how I might have sounded at that age. This group has been well-prepared for the life ahead and we’re proud to have them part of Cordillera Ranch. Enjoy the read on these kids that are helping turn this picturesque neighborhood into a vibrant community energized by their ambitions and great character. It’s safe to say that the future here at Cordillera is bright! See you around the Ranch,
Charlie Hill Vice President Cordillera Ranch

Cordillera Ranch set to host 2013 Texas Mid-Amateur Championship
Cordillera Ranch will host this year’s Texas Mid-Amateur Championship which will take place September 27-29. We are so excited to be hosting this prestigious state championship for the first time as the list of sites that have served as host for this event include some of the best golf courses in the state of Texas. Eligibility requirements for the Texas Mid-Amateur are as follows: must be a male amateur golfer with a GHIN Handicap Index of 8.4 or less; be 25 years of age or older by September 29, 2013; belong to a club that is a member in good standing of the Texas Golf Association; and be a current resident of the state of Texas. For those not otherwise exempt, 18 hole qualifying will be held during the months of July and August at various sites across the state. 132 participants will compete with a cut after 36 holes. 54 players will make the final Sunday round to determine the champion. Cordillera Ranch was awarded three sponsor exemptions for the tournament this year and we will host a members-only tournament qualifier for these three spots. Members will receive an email in the coming weeks for the qualifier date and time. This event serves as a great opportunity to showcase our great Jack Nicklaus Signature Golf Course that was recently ranked #5 by the Dallas Morning News. This will be the first time so many of the top players in the state will be able to play the golf course and compete in a great event. Director of Agronomy Mark Semm and his team have the golf course in fantastic condition and the competitors are going to enjoy the zoysia fairways and bent grass greens. I truly believe they are going to be blown away at not just the golf course but all Cordillera Ranch has to offer. We look forward to hosting them and making this an outstanding experience for all participants. EDUCATION
SCHOOL’S OUT BUT DON’T CHECK OUT By Meghan Hunter
Every year I cannot wait for summer to start, and every year I am completely shocked when it comes to a close. I find myself wondering how three months slipped past me! As summer 2013 draws to an end and I start to regroup, thinking about schedules, alarm clocks, sports practices, and homework, I find myself thinking about how I can better prepare my children for their upcoming year. Before we even realize it, teachers will be decorating classrooms for a brand new year, alarm clocks will be going off, and we will find ourselves hoping that the kids are ready for the challenges that lie ahead. Most teachers and parents agree that three months off from all academic pursuits is too long. Students have trouble retaining all of the knowledge that they worked so hard for the year before. Most kids think that they have earned three months of video games, pool time, sleep overs, and vacations. Unfortunately, if we do not keep children engaged in a nice balance of fun and learning over the dog days of summer, they could find themselves struggling to get in the groove of the new school year. Here are a few suggestions to supplement the much needed rest and relaxation of summer and help clear the cobwebs in order to be prepared for a new school year. • Check the school website. There is always useful information to help ease the transition back to school. • Look for required summer reading lists for middle school and high school students, as well as suggested reading lists. Help your child set a summer reading goal. Suggest that they email a friend with a book review. • Visit your local public library for story time and fun activities for the little ones as well as volunteer opportunities for the teenagers. • Check out local learning centers for summer offerings. Tutoring centers can really help give kids a boost in short sessions over the summer, and help keep their minds sharp. • Look into test-prep classes for sophomores and juniors who will need to take the SAT or ACT in the fall. • Try out foreign language software as a family. • Take advantage of local museums and historical sites. • Sports camps, cooking camps, craft camps, etc. are all great ways for kids to keep their minds and bodies active as well as give them the social interaction that they start to crave as soon as school gets out. • Get your children involved in managing and keeping up with the summer calendar of activities. Time management is an essential skill that we often forget to teach our kids. What better time than summer when there is less pressure. • Seek out a course on study skills. Organization, time management, and best practices for studying material are not usually taught in school. Summer is a good time to focus on those executive functions that will make the school year less difficult. Above all, make learning fun and engaging for your children. Encourage them to research, explore, and learn about something that interests them. You can keep their brains active, and they will just think they are having a fun and relaxing summer!

THE SKY’S THE LIMIT Cordillera Ranch is home to kids that excel in a variety of disciplines. From shooting to swimming, our kids use our club facilities to train, and for many of them, that training is paying off. For this issue, we shine the spotlight on several of these young people and learn where all that hard work is taking them.
Julia Cook, 18, Swimming Awards/accomplishments: - USA Swimming 3 Time Scholastic All-American - 1st Team All-State all fours years of high school - Graduating Number 9 at Boerne High School Future Plans. I will be swimming for Texas A&M University in the fall and studying Forensics. Tell us about your training regimen. I have swim practice twice a day, 5 days a week, for 2 hours each time. What are some of your future goals within your sport? I would love to make the Olympic team in 2016. How have your parents helped support your love of swimming? My parents always support me by their continual encouragement, attendance to long, boring swim meets, and by waking me up every morning at 5 to send me off.
30 | JULY/AUGUST 2013
Adam Copps, 18, Tennis Awards/Accomplishments: Sophomore year Boys Doubles District Champ, Boys Doubles Regional Quarter Finalist, Junior Year Mixed Doubles District Runner Up, Mixed Doubles Regional 4th place, Senior year Mixed Doubles District Champ, Mixed Doubles Regional Runner Up, Mixed Doubles State 3rd place Future Plans: Plans for my future are to go to Texas Tech University and study Petroleum Engineering. For tennis I would like to play club or maybe even varsity tennis for Texas Tech In what ways do you prepare for your match? To prepare for a match I like to try stretch beforehand and not focus on the specific match too much because that adds more pressure to a situation that will already have a lot of pressure. If you could play doubles with anyone, who would you pick and why? If I could play doubles with anyone I would play with my instructor Glen Barton because he has stuck with me throughout my tennis career even after all the trouble I gave him, and he has been a person I have wanted to play doubles with for a long time. What is your favorite aspect of the sport? My favorite aspect of the sport is that even after playing a match against an opponent I can still be friends with that opponent. Rivalries can develop in tennis, but after a match is over the rivals are also friends. Most of the time, anyway.

Caleb Lazzari, 13, Bow Hunting Awards/Accomplishments: While bow hunting is my passion I also Bird and Deer hunt. Last season I shot a 31 inch axis alone with my bow. I currently hold the world record for most dove shot by an 11-year-old in one day. I shot over 2000. This past hunting season I placed 3rd in the Macho Grande Division in the Muy Grande deer contest. Future Plans: I would like to attend Texas A&M and be on the shooting team. What is your most memorable moment while hunting? Shooting the 31 inch Axis Deer by myself with my bow. What’s one animal that you would LOVE to hunt that you have never hunted before? I would love to hunt a Red Stag. What is one thing that hunting has taught you? To be patient

He is a very successful man who has accomplished many great things in his lifetime while overcoming many obstacles. He is the best man I know and I love him greatly. Another great man in my life and one of my dad’s best friends is Tony Lazzari. He is another very successful man and he truly is a good man in every way as well. I respect the way he worked so hard to build his own business and entrepreneurial skills. I am so fortunate to have had these two men in my life. Most memorable moment while playing? My most memorable moment is the very first game I played with the varsity team while still in my sophomore year after being moved up from the junior varsity team. What is your favorite aspect of the sport and why? My favorite aspect of the sport is how it has taught me to handle adversity and how I have had to learn to trust as well as earn trust from my teammates. Relationships are the key to life in my opinion, so you build these during all aspects in the sport of football. Also I love the fact that I can go out there and play as hard as I can and push myself to make that great play. The feeling of making a great play is a rush like nothing else I’ve experienced in this world!

Gavin Scott, 15, Competitive Shooting Awards/Accomplishments: Many awards at county shoots, 3rd place in state at skeet, 5th place in state at trap, and 4th in state at 5 stand. Future Plans: I want to go to A&M and shoot for the A&M shooting team. Tell us about how you develop your skills as a shooter? I have developed my skills by hunting all of my life. If you can hit every bird that flies in front of you at unpredictable angles, you can hit clays when you know where they are going.
34 | JULY/AUGUST 2013
What are some future goals within your sport? Two future goals are to shoot for the U.S. Olympic team and to represent A&M at shoots in college. What is your favorite aspect about the sport? My favorite aspect about shooting is that it is something I have done all my life and that I enjoy.
Lexie Farmer, 16, Swimming Awards/Accomplishments: This year I swam the 200 individual medley, and 100 Breast stroke at the UIL state meet, placing 11th and 6th overall. I broke two region records in those same events at regionals this year. I also hold a pool record in the 100 Breast stroke at the pool where I train.
What are some of your future goals within your sport? I want to place at state in any event I can, and get onto a division 1 college swim team. How have your parents helped support your love of swimming? I started swimming (in summer league) when I was six, and now I’m 16. My par-
ents have driven me to practice six times a week and have attended every one of my swim meets for 10 years now. They have devoted a lot of their own time and effort for me to do what I love, and become the best swimmer possible. They’re by far my biggest fans and believe in me no matter what happens.
Future Plans: I’m undecided as to what college I want to go to, but I do know I want to swim Division 1 in college. Tell us about your training regimen. I swim for 2 hours Monday-Saturday, with an addition of 1 hr 30min practices Tuesday and Thursday mornings. I also run and lift weights 2-3 times a week for 30 min.
Tess Willis, 17, Tennis Awards/Accomplishments: Recently made 2nd in the 18s championship major zone in Corpus Christi and now am in 18s super champs (state and national tournaments) Future Plans: I would like to attend Texas A&M, TCU or ACU (Abilene Christian University) and possibly play on their tennis team. I would also like to be in the medical field. In what ways do you prepare for your match? I make sure I am warmed up and feeling ready to go, I also listen to a good upbeat song and think about everything my coaches have taught me. Thinking positive for tennis is an important key to good competitive tennis.
If you could play doubles with anyone, who would you pick and why? If it was woman’s doubles I would pick Sabine Lisicki. She is an excellent tennis player and always has a smile on her face no matter what situation she is in. What is your favorite aspect of the sport? My favorite aspect of the sport is that any age can take up tennis. I took it up when I was 13 and have loved it ever since. I also admire that you can take the sport clear into adulthood. Another favorite aspect is the competition. I enjoy competing and setting goals, and then achieving them.

Jack Monday, 17, Cross Country/Track & Field Awards/Accomplishments: Texas State Cross country team Champions (2011 and 2012), State Qualifier Swimming (2012 and 2013), State Qualifier Track (2012), Academic All State Swimming and Cross Country. Future Plans: I am attending the United States Military Academy at West Point and will be competing in cross country and track. I hope to qualify for the Olympic trials in 2016 and have plans to run after college if my military career allows me to. Upon graduation from West Point I would like to branch into aviation and become a helicopter pilot. When I am done with my career in the military, I have always had the dream of working for Disney in some capacity. What is your favorite race to run and why? My favorite race is the 800 meters. It requires the speed of a sprinter but you need the endurance of a distance runner as well. I consider myself lucky that I have a little of both. There is also a lot of strategy and tactics involved to be able to run it well. It is definitely a specialty event, and it happens to be my best. I will most likely run the 800 and the 1600 (mile) when I am at West Point. What do you love most about track? I like the feeling of accomplishment after hours of hard work in practice, and seeing it pay off when I race. What I really love most about track is when I win. Tell us about your training regimen. I usually train six days a week with one rest day. The season determines how many miles I run or yards that I swim in the pool. I would usually max about 50 miles a week during Cross Country, and about
25,000 yards a week in the pool. If I have a race that week, I would usually reduce the amount during that week.
Nick Thornton, 17, Golf Awards/Accomplishments: Three time All-State Golf, two time State Golf Champion, four time All-State Basketball, one time All-State Track, TAPPS 1A Male Athlete of the Year Future Plans: I will be attending Baylor University on academic and golf scholarship, and I would love to be a part of an NCAA Championship golf team. Who do you attribute as being responsible for much of your success? Life in general: my parents. Golf: my grandfather John Thornton, Jarratt Jones, Bryan Gathright and Scott Johnson. Most memorable moment while playing? My hole in one on Cordillera #7 when I was 13. If you could play a round with one person, who would that be and why? I’ve already had the pleasure of playing with that one person, that being Jimmy Walker. Why? Because of the connection we have with Baylor, because of the support and encouragement he’s provided, and because his game is on a completely different level, and one that I aspire to.
Shelby Lynn Curry, 12, Rodeo (Barrel Racing, Pole Bending and Goat Tying) Awards/Accomplishments: I have won over 25 buckles and six saddles. Champion Barrel Racer and Pole Bender, Top 10 State Qualifier for Junior High Rodeo. Future Plans: Goals for my Sport: I would like to qualify for the National Finals in Junior High Rodeo. One day I want to compete in the Women’s Pro Rodeo Association and qualify for the National Final Rodeo in Las Vegas.
36 | JULY/AUGUST 2013
College: Texas A&M and maybe become a veterinarian like my Uncle Justin Harper. When you prepare for events, what do you do to get ready? I try ride my horse at least three times per week to keep him in good physical condition. I focus on “practicing perfect” at home and this helps me do better at the rodeo. At the rodeo I focus on keeping myself and my horse calm. I always mentally envision myself running a perfect
pattern before I compete. Mostly importantly I always praise the Lord no matter what the outcome! I am very blessed to have the opportunity to compete in this sport. Horses tend to have special relationships with their riders. Tell us about your relationship with your horse. My main horse, Cool your Fancy Jet ( a.k.a C.J.) has been part of our family since before I was born. He was purchased as a 2 year old by my Mom and Dad. I have a picture of me sitting on him when I
was about six months old at a Futurity when he was four years old. C.J. was my mom’s horse until about four years ago when I began riding him. I have become a better competitor because of him. What is your favorite aspect of the sport? Meeting friends from all of the country and winning money at the rodeos!

Luke Hendry, 16, Golf Awards/Accomplishments: Varsity golf both freshman and sophomore year and was a part of the state qualifying team in 2013. Played number 1 on the team, finished 3rd in district, and compete in AJGA, TJGT, and other prestigious junior events. I am ranked #1 in my class at BHS academically. I also played varsity tennis both freshman and sophomore year. I am a member of Student Council, NHS, SNHS, and Vice President of my class. Future Plans: I hope to one day play golf in college. Possibly SMU, UT, or TCU! If not collegiate golf, I plan to attend Stanford University. After college I would love to play professional golf on the PGA Tour and then become a Broadcast Journalist. My dream is to be the next Bob Costas. Who do you attribute as being responsible for much of your success? I attribute most of my success to my Lord, Philippians 4:13 says, “One can do all things through him who gives him strength” and I believe He has blessed me with an amazing ability and life. Secondly, my parents and family have taught me so much for not only being an athlete but also a person. Their support gives me the confidence everyday to achieve. I also attribute much of my success to my original golf coach, Gevin Allen. He has taught me the fundamentals of my game and got me started back in 2006. He has always helped me grow as a golfer and a person. More than being a golf coach he is a friend and that’s what makes him so special to me. Lastly, I would attribute my current golf coach Bryan Gathright. Although I have only worked with him for four months, he has changed me from a good golfer to a consistent and better golfer. I am excited about working with him for the next few years and to hopefully one day gain a scholarship to play collegiate golf. Most Memorable moment while playing: My most memorable moment while playing was the District 27 AAA Championship when I won the playoff for 3rd. After hitting the fairway and missing the green I had to chip up to about 20 feet. Next I had that par putt for what would be the win. After a rough round earlier that day it was a great feeling to finally make a putt when it mattered. If you could play a round with one person, who would that be and why? It would be Zach Johnson. I have always been a fan of Zach ever since I started golf in 2006. He is an unbelievable golfer and has a tremendous faith, something I dream to be one day.

OUTDOORS
By Shane Reynolds Outdoor Recreation Director, The Clubs of Cordillera Ranch When I first visited the Devils River in 1990, it was an experience for me second only to my time spent in the canyons of Big Bend National Park. Unlike Big Bend, where the experience was simply moving down through the canyons on a float trip, the Devils River was purely a fishing trip. The Devils River is by far the best river in Texas. Crystal clear water; spectacular smallmouth and largemouth bass fishing; isolated rocky, hilly and creosite-and-cactus-carpeted landscape. It’s a classic pool and drop river that runs through rugged terrain and tree lined
42 | JULY/AUGUST 2013
banks. The Devils River trip is a wet one, meaning you will be getting in and out of your kayak or canoe to navigate the many shallow rapids and cane-filled twist and turns on the river. When I speak to people about fishing in Texas and once I ascertain they are a serious fisherman, I usually ask them if they’ve been to the Devils River. Rarely do I encounter people who have even heard of the Devils River much less been on the river. It is a secluded river, tough to get to and even tougher to plan a trip there. Although not much has changed on the river in
the past 23 years, change is on the way. The State of Texas implemented its first river permit system on the Devils River this year in February. Paddlers accessing the spring-fed, crystalline, fish-filled waterway now must get a permit before venturing onto the Devils River. After spending a decade in California where every river has a permit system, I understand the value and reasoning behind the permit system and simply hope the State’s interest in the Devils River does not ruin its grandeur as an isolated fishing haven for us who enjoy breaking away from civilization once in a while. The draw for most people who venture to the Devils River is the waterway’s wilderness setting, crystal-clear water and high-quality recreational fishing. Paddlers on the Devils face challenging conditions. The river is shallow in many areas, with unusually abrasive rocks that can quickly wear holes in kayaks and canoes, peppered with mazelike thickets of cane and has several small but potentially dangerous rapids. You must be prepared for many issues when on the Devils, and a premium is placed on planning and carrying the right equipment and supplies.
I’ve been fortunate over the years to establish many working relationships with ranch owners, other fishing guides and many outstanding fishing friends. These relationships are the key to successfully navigating a trip on the Devils. I applaud the State for their desire to educate the public on conservation issues and environmental impacts concerning the Devils River and look forward to many more decades of access. The Devils River Access Permit (DRAP) is a pilot program designed to begin addressing some of the issues. All of this and you may ask yourself, “Is it worth it?” Yes, without a doubt. The Devils River is and probably always will be the best “wilderness waterway” in Texas. The Devils River is home to Dolan Falls, the largest waterfall in Texas. It’s home to some of the best smallmouth bass fishing I have ever experienced. It’s a trip I do a minimum of twice a year and when I’m lucky I get out there even more often. My kids are still too young to venture out there with me, but I look forward to the day I can bring them along to experience this true wonder in our beautiful state.

10 GOOD REASONS WHY YOU
SHOULD GET A MASSAGE
TODAY
You live an active lifestyle, play sports, love the outdoors and have a rich social and family life. You eat fairly healthy and floss your teeth and see your doctor regularly. You might even indulge in a massage every once in a while to chase away sore muscles and reduce stress. Good for you, and good for your body. Research shows that therapeutic massages have multiple benefits beyond loosening up your neck or relieving that pain in your low back, benefits that can increase your quality of life by preventing injury and disease and even increasing your life span. Massage therapy is often recognized as an indulgent, stress-reducing spa experience, a fluffy luxury or an excessive indulgence. However, massage therapy is also a physiological maintenance of the body that helps many of the body’s vital health systems return to their optimal, flourishing states. Just as you take your vehicle to the dealer for oil change and scheduled maintenance, rotate and balance the tires and wash it every once in a while. Your body can benefit from a pit-stop on a regular basis. Like your car, your body maintenance is only temporary. Just as you need to stay in shape by exercising regularly, your body needs to relax and return to biological homeostasis on a regular basis. Here are 10 lesser known reasons for why you should feel good about visiting your massage therapist today:
Massage improves your skins appearance and function: The increase in circulation and stimulation of the dermis is a contributor to healthier looking skin. Massage can prevent constipation: When you are stressed, your blood flows to your skeletal muscles and your digestion slows or pauses. Relaxing massages reverse the stress response. Massages lower your blood pressure: Massages benefit the Circulatory System in several ways. Temporarily lowering the blood pressure is one great healthy reason for getting a massage today. Massages can reduce pain: A tight muscle has less blood flow. Massages increase blood flow and bring fresh oxygenated blood to the muscle thus reducing spasms and pain. Massages also help increase the natural flow of endorphins, a natural pain killer. Massage can reduce the symptoms of arthritis: By reducing the acidic buildup in the body Massages reduce chronic inflammation: Inflammation is being linked to maladies like heart disease and cancer. Massages aid in recovery from emotional trauma: A good massage gives you a temporary feeling of ease and relaxation that can help you return to a better emotional state. Massages help the urinary function: During the “Fight or flight”* stress state, the kidneys retain fluid. Massages reverse the “Fight or flight” stress response and your kidneys return to normal function. Massages increase your cerebral function: By decreasing the negative effects of stress, memory and focus improves. Massages can increase self-respect and heighten self-esteem: Receiving a massage in a nurturing and caring environment can help an overly self-critical person facilitate a powerful, optimistic and forgiving view of oneself. COMMUNITY
By David Stelmazewski On Election Day, May 11, voters approved a $99.5 million bond package for the Boerne Independent School District. A great deal of work by staff, expert consultants and a host of dedicated volunteers went into developing the bond and executing a successful campaign for its passage. Still, when word was received on the night of the election that voters had approved the bond, my second thought was, “Now the work really begins.” My first thought was a feeling of elation for the students of Boerne and for this community. In the years to come, I believe we will look back on this day as a pivotal point in our shared desire to strengthen our community by providing excellence in education for our students. Almost 73 percent of voters cast their ballots in favor of the bond initiative. Results like that suggest to me that this campaign was a team effort and that the people of Boerne, Cordillera Ranch, Fair Oaks Ranch, and surrounding neighborhoods truly place a premium on excellence in education. Accordingly, there are many to thank for the successful passage of the bond. First, I want to commend the voters who took time to become informed about the bond and who turned out in impressive numbers to cast their votes. As I said all along, I trust the process; having an informed electorate exercise its right to vote is critical to that process. The 70-member citizen’s committee that initiated this process back in the spring of 2012 with its planning and development of bond recommendations deserves our
46 | JULY/AUGUST 2013
thanks, as does the Boerne ISD Board of Trustees that reviewed those recommendations, unanimously approved them without change, and called for the bond election. An independent citizens group, Vote FOR Boerne Schools, organized to promote passage of the bond and worked tirelessly to achieve that goal. That group’s financial contributors helped make possible the signs, advertisements and website that promoted the proposition. The mayors of Boerne and Fair Oaks Ranch supported this bond. The board of the Greater Boerne Chamber of Commerce endorsed the bond. Local media coverage was impartial and clearly committed to informing the public about the school district and the issues to be addressed by the bond. All of this was very important and deeply appreciated. And I would be remiss if I did not thank my colleagues on the Boerne ISD faculty and staff who worked in so many different ways to help develop and support the bond initiative. I am humbled to be a part of your team. As I said at the outset, now the work really begins. Now that voters have entrusted us to move forward, we will do so quickly and expeditiously. We relied on communication, transparency and inclusiveness in the processes that led up to the election; we will incorporate those same qualities into our work as the projects supported by the bond begin to roll out. This fall, I will appoint two oversight committees to assure the district is fully accountable in its use of taxpayer-approved dollars. One committee will have respon-
sibility for oversight of the majority of the projects contained in the bond package. The other will focus specifically on the $14 million technology component of the bond. I will be looking for folks in the community with specific areas of expertise and industry knowledge to advise us as we commit ourselves to using tax dollars wisely. Work on our campuses will actually begin this summer as we start to enhance technology infrastructure in our schools and replace generations-old desktop computers so that our teachers will have enhanced instruction capabilities. The summer months also will give us opportunities to address some of the short-term projects called for in the bond, such as upgrading electrical and ventilation systems in our Champion High School welding shop in order to enhance capabilities in that facility. We will begin immediately to implement the approved security measures on our campuses, focusing on reconfiguring the entrance points to some of our schools and adding other security enhancements. Our students’ safety is our first priority. There is much more to come and I look forward to keeping residents of the district apprised of the progress we make. The voters of our district have made a significant investment in our students and our schools. I thank you for that and I pledge that we will be exemplary stewards of your trust. Boerne ISD superintendent David Stelmazewski is an education leader who has served for more than 30 years as teacher, coach and administrator in Texas public schools.

DEVELOPER
By Charlie Hill
Everything that goes down, must come up. That’s not exactly how the saying goes but it does apply to the real estate market. After the national real estate market plummeted in 2008 and continued to sink in 2009, the ‘good years’ of 2003 through 2007 seemed like ancient memories- and we were in a relatively good market, and this community faired far better than most in that downturn. Still, fewer new lots were developed from 2008 through 2012 in order to keep supply in check. Now, as demand is rebounding and supplies have tightened, Cordillera Ranch is on the verge of yet another boom.
48 | JULY/AUGUST 2013
HOW WE GOT HERE As shown in the charts below, lot sales in Cordillera Ranch have been steadily increasing for the past few years and through May 2013 lot sales have more than doubled over the same period prior year.
Not only did lot sales start surging in late 2012 as evidenced in the charts above, but home sales are on the rise also. Home sales in Cordillera Ranch have doubled year-to-date through 5/31/13 compared to the same period last year.
SUPPLY SHORTAGE? You may be reading everywhere about lot and home supplies tightening, particularly in the San Antonio and Austin areas. Cordillera experienced the same tightening supply, particularly in the Clubs Village, but the addition of several new units coming online in the next twelve months is geared toward satisfying some of the rapidly increasing demand. Three of the new units are in the Clubs Village and include Di Lusso Villas Phase 2, Bear’s Ridge and the first release of new golf frontage lots since 2007. We have also recently released the new sections of lots east of FM 3351 which is referred to as the Springs of Cordillera Ranch. This area includes multiple different lot sizes, types and price points. CLUBS VILLAGE GROWTH Di Lusso Phase 2 will offer the first golf-frontage villa lots and almost every lot in this 21-lot enclave offers a view. Additionally, we’ve added several new villa designs from renowned architect Roy Braswell that will continue the Tuscan-theme while embellishing the outdoor spaces so you can enjoy those crisp, cool Hill Country evenings.
Convenience to the Clubhouse, hasslefree lock-and-leave maintenance lifestyle and unmatched finishes are hallmarks of the Di Lusso Villas. Construction of Di Lusso
Phase 2 is now underway with the first units expected to be complete in early 2014. After a successful run of sales in the premier hilltop estate section of the Clubs
CordilleraRanchLiving.com | 49
Village known as Summit Pass (despite being delivered at the bottom of the recession), the next section of ‘top of the world’ views is known as Bear’s Ridge. Named for Cordillera’s famed golf course architect, Bear’s Ridge will deliver 1+ acre lots with panoramic views in all directions, including across the Guadalupe River Valley. The unobstructed 20+ mile views in Bear’s Ridge are some of the last in Cordillera Ranch and, if Summit Pass was any indication, they will move fast. Bear’s Ridge is in platting and should be under construction in the next few months. The third section in the Clubs Village will be Unit 207B, which will extend Clubs Drive to the north around holes 9 and 10, offering the first new golf frontage lots since 2006. These lots will have stunning views of holes 8, 9, 10 and 18 and the Clubhouse across the golf course. THE SPRINGS OF CORDILLERA RANCH In the first phase of development across FM 3351 there will be several unique new lot products, including the first 3-acre lots we’ve offered in over eight years. This section is named for the spring-fed Panther Creek that flows through this area of Cordillera Ranch with crystal clear waters that even continued to run through the
50 | JULY/AUGUST 2013
driest periods of drought in recent years. In addition to the 3-acre product, we’re also offering gorgeous 2-acre lots backing up to Panther Creek as well as 1-acre bluff view lots that give great canyon views, much like the lots overlooking Swede Park. We’re also adding some smaller product to the mix with 2/3rd acre lots, all of which back up to the first fully-looped hard surface hike and bike trail in Cordillera Ranch. Overall, the lots in the Springs range from $100k to $300k+. With all of the recent sales activity and some of the new sections on the horizon, we are looking forward to the next couple of years of
continued growth. If recent trends are any indication, these lots won’t last long. To learn more about what properties have been selling or information on some of these new units being released, contact 830.336.3570, or stop by the Cordillera Ranch Visitor Center.

DENIM & Derby A N I G H T AT T H E R A C E S by Sara Hill I write this article with a heart full of gratitude for the supporters of the 2013 Cordillera Ranch Shindig; gratitude for the Underwriters, Sponsors, and attendees. It’s my duty – and pleasure – to communicate to all of you just how grateful we are to you for helping us raise more money than ever for the Kendall County community. By “we” I mean the young barrel racer I met who will enjoy the benefits of her new 4H and Junior Livestock facility on I-10. I speak for the camper who will be mentored throughout the school year after he returns from what will probably prove to be a life altering week at Stillwater Sports Camp. I type this article to say thank you for the senior citizen who is able to attend aqua therapy thank to Shindig. To quote an employee of Benedictine Ministries, “These classes change their lives.” I speak for the young mom who will receive prenatal care, never before available in Kendall County, from Hill Country Pregnancy Care Center. Because of the monies raised at Shindig, an at-risk teen will be helped by Hill Country Daily Bread. Also, the Bergheim Volunteer Fire Department now has funds to put towards an additional fire truck to service our neighborhood and surrounding communities. We couldn’t have written a better script for the 2013 Shindig. The weather was beautiful, the wind was minimal, and we made a last minute decision to rent heaters! Thank you to our Underwriters and Sponsors, without whom this event would not have been possible. We are incredibly grateful to Authentic Custom Homes, Burdick and Christofilis, Great Homes, and Stadler Custom Homes for their title sponsorship of our event. In addition, Pinnacle Propane, Ranch at the Rim, Cavender Chevrolet, Vaquero Waste, Sterling Home Technologies, Trevino Insurance Services, and Harland Clarke Holdings Corp for generously donating funds so that the 2013 Shindig raised more money than ever. Because of this great support, $200,000 from the Shindig will be donated to charities in Kendall County which will exponentially change our community and the lives of those who live here. As co-chairs, Jamie and I got to work with some of the best in the business! The staff at the Clubs of Cordillera Ranch made our jobs easy, and we are incredibly grateful for their guidance and their pure professionalism as we planned the Shindig. Monty, Manny, Sarah and their staff helped us pull off a great evening, and there’s no way the night would have been as successful without their help. We are also indebted to our committee chairs. I wish you could see what all these ladies (and gentlemen) did, and the hours of time they sacrificed so that the night would be perfect. Mission accomplished, ladies! I am honored to have this forum so you know that Shindig wasn’t simply an event that you attended and left a couple hundred or maybe even thousands of dollars. You changed a life. You made a difference in your community. We are grateful for your support, and pray that throughout the years Shindig continues to be a staple that Kendall County charities can count on to continue to save and change lives for eternity. There is no finer place in the Hill Country to enjoy the great outdoors than here at Cordillera Ranch. With expansive views and rugged landscapes, many property owners have used the terrain of their lots to create stunningly beautiful pools and water features along with the assistance of our Preferred Builders. As we enjoy the warm temperatures this summer, we wanted to give you a visual tour of some of the finest pools our community offers.

GREAT HOMES BY ROBERT THORNTON Pools can serve a variety of purposes – some for exercise, some for entertaining, and others for aesthetics. Some are grand, some modest, some angular and others irregular. This extraordinary three-level pool overlooks grand northwestern Hill Country views of Cordillera Ranch and beyond. The negative edge seemingly spills off to the Guadalupe River valley below, carrying the eye of the viewing recipient well beyond, to absorb and appreciate the scenic artwork that only God could create. The natural shape, boulders falls, bubbling basins and surrounding native vegetation create an environment that perfectly suits the habitat of this spectacular site.
Authentic custom homes We designed this home and pool so that everyone would be able to enjoy the vast Hill Country views. The pool is perched on the hill overlooking the Guadalupe River. It offers an environment for relaxing, entertaining, playing, or exercising. It features it all: a beach entry, spa, cascading waterfall and infinity edge. We used a combination of stones to create this style. The pool is just off of the lower deck of the 815 sq. ft. porch with a dining area, kitchen, fireplace, and pool bath. The environment created through this design is thoughtful and creative by Authentic Custom Homes.

Burdick & christofilis DC of B & C says that one of the biggest challenges of design and building pools on the golf course in Cordillera Ranch is balancing the desire for privacy with the ability to take in the golf course scenery as well. Privacy is achieved through thoughtful pool planning and proper landscaping to adorn the pool, deck and surrounding beds. Having managed the team that has crafted over a dozen pools on the CR golf course, Damon says they are all different but all “exemplify the concept of being good stewards of the property we got the chance with which to work”. The pool and landscaping at the new B & C Model Home at 445 Augusta was designed and installed by a talented team led by John Hackett of Dynamic Environments. To see the home on the web visit www.burdickhomes. com or in person call their office at 830-229-5176.

stadler custom homes The level of requests for customization and ingenuity increases daily on our home designs, and the outdoor living area, specifically the pool area, is no different. Recent customer trends have seen an increase in creative design requests so that this area is also very personalized for homeowners and their families. Specialty features such as swim up bars, sun lounging areas, children play areas, and secret grottos are creative elements that help turn a regular outdoor pool area into a personal resort. Gone are the days of paying over $50 a person to be entertained at a water park, because we are now installing lazy rivers, commercial slides and other adrenaline elements for the young at heart. We’ve also helped people replace the need for gym pools by adding lap, diving and sport pools. No matter the feature, you can be guaranteed that our homeowners are spending their days with fun in the sun! DINING

The Texas Hill Country Wine Trail is the largest and most wellknown Trail in the state. Started in 1999 with only a handful of wineries, the Trail has grown to include over 36 wineries and was recently acknowledged by a major vacation magazine as the 2nd most popular wine trail destination in the U.S. after California. This makes Texas the fifth largest wine producing state in the country. Since Texas is such a large state, many grapes can be grown here because of the many microclimates and soil types. Some of the best grapes in Texas are produced right in our own backyard. Midsummer is a perfect time to visit the many wineries the Wine Trail has to offer. Take a break from the heat by cooling off inside one of the wineries, and sampling an assortment of wines – from dry to sweet. Another way to enjoy the wineries is to buy tickets to one of the area’s wine trail events. To see a list of upcoming events and research each winery in more depth visit texaswinetrail.com. For a Hill Country wine experience right at home, Executive Chef, Brad Evers paired Texas Wine Trail wine with Cordillera Ranch Club menu items. Through the years, Texas has been known for many wonderful things. Fine wine, however, was not one of them. Over the past 20 years there has been a slow evolution in the quality of Texas wines that has created a buzz between the winemakers and Texas chefs. In the past, chefs would cringe at the mere thought of having Texas wines on their lists. Now, after a long-fought journey, national recognition is here to stay. Wine makers such as the Beckers
have been an integral part of this remarkable process. This is why the culinary team at Cordillera will be celebrating these fine wines and pairing them with locally sourced foods and vegetables and fruits from our Club garden. Texas Voignier lends itself very well with seafood. Brannon’s Voignier gives a nice balance of sweet and citrus tones that lead to a crisp, refreshing finish. Works wonderfully with scallops, flounder and salmon. The Becker Voignier has a more pronounced nose than the Brannon’s. Flavors of peach, butterscotch and vanilla permeate with a nice, herbal finish. This wine will stand up to the meatier seafoods such as grouper, mahi-mahi and sea bass. Culinaria, a 50-50% merlot/cab franc creation has a dark fruit nose and black licorice undertones. This wine lends itself well to Texas lamb fresh off the grill and seared duck breast. Prairie Rotie has an essence of prunes and apricots, medium tannins and light acidity. It is well suited to filet mignon, sirloin and even a fat juicy hamburger. Becker Clementine is a natural to enjoy with Texas cheeses, another food gaining a national following, with its natural earth tones. Its sweetness pairs well with lighter desserts such as ginger crème brulee, Fredericksburg peach cobbler or strawberry shortcake. We invite you to visit the Club and enjoy a true Texas wine and food experience.

The Two Kinds of Money There are two kinds of money:
The kind that runs out and the kind that doesn’t. The first we call investments. The second we call wealth. Wealth lasts beyond one generation and is like a river. The senior generation doesn’t own the river. They are merely its stewards, drawing from it, certainly, but preserving it for the next generation. Wealth managers help their clients preserve the river. As the younger generation develops its own goals and dreams, you want the river to be wide and deep. You want it to help your children make their own way in the world, but not weaken them.
We are fee-only, CPA wealth managers. We help our client families extend the flow of their river. And we do it with independence, commitment, transparency, and trust. If you need someone to lead a coordinated effort to nurture your river, and to do it with distinction, we’re ready.

I recall a conversation with my father during my junior year of college when I tried to explain to him what a career in recreation and leisure services was all about. He was a traditional blue collar man and it was difficult for him to grasp what had led me to pursue my chosen field of study. I attempted to educate him on how important it is for people to have avenues to re-create themselves, spend time in the outdoors and reconnect with nature and how important leisure is to living a balanced and healthy lifestyle. He was a golfer and thoroughly enjoyed fishing and ultimately connected the dots to understand that professionals were involved in providing these opportunities for others. A very rewarding aspect of working in the club business and particularly at Cordillera Ranch is traveling with our members. I’m currently organizing two golf outings for our members in the Fall. The first trip will be primarily a men’s group as we travel to Firestone in Akron, Ohio to play three golf courses at this storied venue. In 1915, Harvey Firestone purchased 1,000 acres of farmland south of the Firestone Tire and Rubber Company factory as part of a plan to provide his employees and their families’ with houses, schools, churches, a public park – all within proximity to work. Mr. Firestone created the community around a public park shaped like the original Firestone emblem. Today, the entire community is considered a historic landmark along with its Firestone Country Club, Firestone Stadium and Harvey S. Firestone Memorial Park. In 2013, the Club marks its 60th consecutive year of tournament golf. Firestone has hosted three PGA Championships and is currently the home of the World Golf Championships – Bridgestone Invitational. Our second trip this Fall will be a trip to the PGA National Resort and Spa in Palm Beach Gardens, Florida. Our group from Cordillera Ranch will walk in the footsteps of legends as we play the beautifully groomed fairways and fast greens that have inspired championship play at PGA National since its opening in 1981. Decades of dramatic PGA Senior Championships, the dynamic Ryder Cup, and years of exciting PGA Honda Classic challenges have made PGA National the premier host of many of golf’s most memorable moments and famous players. In addition to world class golf, the resort offers a remarkable Spa operation. A fouryear, $100-million-dollar, resort-wide renovation rejuvenated the look of the PGA spa, though our possibilities for pure tranquility remain. They have a full-service spa and salon presenting more than 100 ways to indulge. Our members will find all of the body and beauty treatments you’d expect from a luxury spa and plenty of surprises here, too – including treatments based on Waters of the World mineral pools, therapies rooted in global healing practices, exclusive services bearing names like Phytomer and Dr. Obaji, and experiences inspired by a paradise setting – such as the Sea Water Pearl Ritual. Join us on the Cordillera Ranch Signature vacations and experience a great get-a-way with your fellow members and neighbors of Cordillera Ranch.
