WELCOME

It is really hard to believe that roughly 20 years ago the first homes in Cordillera Ranch were being built. These adventurous pioneers of this future master planned community selected their dream home sites in Unit 1 before roads were even complete – they were just being rough cut. They had faith in the notion that they were about to become part of something really special; a refuge from the daily chaos and hustle of life. What was it about their first impression of this raw, but scenic, slice of the Hill Country that inspired them to take such a grand leap ‘out in the sticks?’ It wasn’t the concept of a private Club, a Nicklaus Signature Golf Course, a spa and fitness facility, nor any of the other clubs or amenities we’ve all come to appreciate about The Ranch (none of which were planned then). It wasn’t because there was a sense of community at that time. I think it was because of the most perfect curve in the community. Think about the first time you came into Cordillera Ranch from Highway 46. The entry is intentionally minimalist and understated, then you meander along the edge of a gently rising hillside for a quarter mile with a sense of wonder about what could be around the bend. The anticipation is like the precursor to a crescendo. Then, bam. It hits you just as you pass through the gate beyond Cordillera Ridge. The breathtaking bend and vista evaporates that stress you felt just moments before. There is something about this view, particularly on a clear day at sunrise or sunset casting the shadows of oaks across the valley floor that just breathes a sense of relief into you. We frequently hear the comment, “there is something about the feeling you get as you pass through the gate and around that bend in the road to the breathtaking view; it’s as if your problems just fade away into the horizon.” Catch ‘the curve’ on a clear night and it’s equally revitalizing as the twinkling starry sky melts into the sparse, dimly lit homes sprinkled below. Regardless of the time of day, rarely does the curve not create a lasting impression on someone new to the community. The best part about that vista is that it never gets old. I drive it many times a week and it reminds me to never take for granted this beautiful place we are blessed to call home. It also takes me back 20 years when the original home buyers were inspired by ‘this curve’ to plant their stake in the ground here. This hope and anticipation of what might be ‘just around the bend’ lives on today as we continue to add new areas, amenities and neighborhoods like the Springs Sports Park and the beautiful Panther Creek Park at the Springs. If you’ve taken Cordillera Trace into the community, you understand this ‘perfect curve.’ The next time you are soaking it in, I hope you’re reminded of what inspired you to join the community like those early settlers of Cordillera 20 years ago. Life out here IS better! The only way to improve on that truth would be to say... the folks out here are better! But I suppose we are a little biased. We absolutely love being part of the Cordillera family, because that exactly describes how the people of Cordillera respond to each other.... as a family! When describing Cordillera to others, they often say… “it can’t be that great.” Well, yes it can and it is!! And how about this golf course?? You can play it every day and still get a shiver down your spine at the fabulous view when stepping up to the number one tee! It takes your breath away. Not to mention the hopeful excitement of “I am going to conquer this beast today!” We are pleased and extremely proud to call Cordillera our home.

Tranquility of a larger lot in the Hill Country with secure area for our children growing up is why we moved here in 2006. We also wanted to build our home in a secure area where our children could enjoy good public school academics and athletics. In 2007, Greg took a job based in Toronto with international responsibilities, so the proximity to the San Antonio Airport became a real blessing. Our three children are grown now, but we continue to enjoy our home and the peaceful area. Jo Evelyn is an avid tennis player, and both have recently taken up golf in the past few years and play on a regular basis.

MANAGER’S MESSAGE

HUMAN CAPITAL By Monty Becton

Although I typically use this month’s message to recap all the physical improvements over the last year, you’ve already read that information in Charlie Hill’s January column. We are fortunate to be surrounded by many physical improvements and assets at The Club, most notably our highly acclaimed Jack Nicklaus Signature Golf Course.

What’s more difficult to see and appreciate are the human assets that impact your experience and the success of The Clubs. We employ approximately 120 employees at any given time, and our payroll and benefits exceed $5M annually. The economy in Texas and specifically the Hill Country is vibrant, therefore hiring and retaining quality Employee Partners is more challenging than ever, as evidenced by numerous “Help Wanted” signs. On January 29 we hosted our annual employee appreciation and recognition dinner. We had more than 100 people in attendance and honored 52 hourly employees for reaching our top 2 categories of recognition. During that event, we also recognized Rich Braune, Richard Kilpper and Glenn Barton for 10 years of service, along with Amanda Parinella and Brianna Botine for their outstanding service. It’s also important to note that Charlie Hill recognized Phil Sloan in December for his outstanding service and the impact he’s had, not only on The Club, but for his contributions to Cordillera Ranch in general. For those of you who know Phil, he sets the bar to new heights both as a person and co-worker. I would be remiss not to mention our spa and fitness contractors. As contractors they have a different reporting relationship to The Club, but that doesn’t impact the value and professionalism they provide to our Members. If you aren’t familiar with our programming in that area, I would encourage you to visit our website (www.clubsofcordilleraranch.com) and review our spa and fitness contractor bios to see that we have some of the most qualified professionals in the industry. Bryan Gathright and Gevin Allen are both talented and passionate golf instructors. Gevin has developed into a respected instructor and club fitter, and Bryan has been a Top 100 golf Instructor since 2001 and has been recognized within the state as well as nationally. I anticipate significant growth in relation to our golf instruction during 2018.


The caliber of our senior staff is second to none when it comes to their commitment to their professions. Most of our department heads and managers have college degrees related to their field of expertise and are active in related professional associations. Marc DeWall, our Director of Golf, is currently President of the South Texas Section of the PGA with an A-4 designation. Graham House, our Clubhouse Manager, is the immediate past President of the Texas Lone Star Chapter of the Club Managers Association of America, Chaine des Rotisseurs – Maître d’ Table Restaurateur and certified WSET Level 1 (Wine & Spirits Education Trust). Mark Semm, our Director of Agronomy, is a Class “A” member of the Golf Course Superintendents Association and host of the 2015 and 2018 GCSAA golf championships, and a member of the Texas Turfgrass Association. Joe Davis, our Facilities Director, has FMP and SFP designations with the International Facility Management Association (IFMA) and a Universal EPA Technician Certification - HVAC. Shane Reynolds, our Director of Recreation/Transportation, is a member of the Association of Outdoor Recreation & Education, National Intramural Recreational Sports Association, and a CRSS (certified recreational sports specialist). Isaac Cantu, our Executive Chef, is a founding member of the San Antonio Chef Cooperative, was selected to cook in New York City for the James Beard Journalism Awards, and participated in and cooked for the National Chef’s Collaborative.

I was recently invited by Jamie Cox, CEO of Hill Country Family Services (www.hcfamilysvcs.org), to serve on their Board of Directors. During my short tenure, it’s been amazing to see how this organization is impacting so many lives. Hill Country Family Services, a 501(c)(3) charitable organization and 2017 winner of the Best Multi-Purpose Agency of the Year award, provides mental healthcare, food, clothing and financial assistance to families and children throughout Kendall County who are facing critical challenges such as food insecurity, loss of job, health crisis, poverty and abject hunger. Jamie and his wife Jacque are also Members and residents of Cordillera Ranch. We’ve hosted the HCFS annual golf tournament for the last two years and look forward to hosting it again on Monday, October 1. This has been a rewarding experience because it provides me the opportunity to see our community from a different perspective and helps me better understand the needs of those who are struggling with various challenges in their lives. Additionally, I’m a 30-year member of CMAA (Club Managers Association of America) and serve as the chair for the Central Region. I also serve on the board of TARO (Texas Alliance of Recreational Organizations). As you can see, we’re very fortunate to have such a dedicated and experienced staff working together to enhance your enjoyment of The Club. We also find ourselves uniquely blessed with top-tier ownership that provides financial stability and direction. My wife Patti and I arrived here in 2010 and it’s difficult to believe that I’ve been here as the GM for eight years now. During my tenure, I’ve seen manager and ownership turnover at most of the clubs in this market. I’m thankful for the people I get to surround myself with, our stability and the continued growth we share at The Club and in the community. Life “Is” Better Out Here!

A soft haze hung over the smooth hills of the Texas Hill Country. Indeed, the horizon resembled a rolling sea. It took a child to notice.

Oceanfront property is not yet an amenity of Cordillera Ranch. Nevertheless, residents Dawn and Ron Murray traded California’s coastal views for Cordillera’s family-friendly feel four years ago. They also traded crowds, traffic and a state income tax. “We got a 13 percent raise when we moved here!” Ron noted. The Murrays’ 14-year-old son Connor, didn’t mind the move. The high school freshman plays trumpet in the Boerne High band and ventures to NASA’s space camp each summer. “I like it better here,” Connor said. “We can own guns.” Connor and his sophomore brother Parker, 15, frequent the Cordillera Ranch Rod & Gun Club to shoot clays and rifle targets. Also a space camp regular, Parker is active in Boerne

High’s Air Force Junior Reserve Officer Training Corps. Connor and Parker are known as “The Boys” by their two younger siblings, Samantha (“Sami” for short) and Tyler, 8. The junior two are affectionately referred to as “The Babies” by their older brothers. The Boys enjoy Cordillera’s Outdoor Pursuits camp each summer, which includes swimming hole trips, tubing and cave adventures, ropes courses and a day at Schlitterbahn® Waterpark. The Babies, both students at Cibolo Creek Elementary, have attended Cordillera’s horse, nature, swim, golf and tennis

camps the last few summers. They plan to return again this year. Sami and Tyler had just finished a tennis lesson the night I met the Murrays for dinner at The Club. “Tennis was hard work,” Sami disclosed. “It was not hard at all,” clarified Tyler. Tyler’s favorite Cordillera summer camp is Harry Potter® Camp where participants engage in Wizards chess, Horcrux hunts and Tri-wizard tournaments. “Last year, I found the perfect stick for my wand!” Tyler remembered, proving that little things can bring happiness in Cordillera Ranch. Of course, so can big things.

“I caught the biggest fish in Cordillera Ranch! Tyler helped me reel it in,” the third grader said referring to a namesake camp counselor. Horse Camp is Sami’s favorite. Bella is her favorite horse. “It’s a girl,” she said. “I like to braid her hair.” Life on the Ranch offers a certain simplicity to balance the Murrays’ complex work life. When Ron and Dawn founded their technology consulting firm, Cutek, in 2006, they knew travel would be part of the equation. Ron is often on the road serving clients. “With all of Ron’s travel, we wanted


to be able to do things close to home without the need to drive an hour just to go golfing, shooting, fishing or floating down the river,” Dawn explained. “With limited time at home on weekends, the amenities of the Ranch were prime in our decision process.” Today, Cutek has 23 employees and offices in Boerne and Murrieta, CA. The company helps credit unions and other financial institutions with their accounting software systems. Ron serves as chief executive officer. Dawn oversees business development. “Cutek is a small, nimble company that

can serve its clients in the ways best for them,” Ron described. “We give good service and have great relationships with our clients. When you do that, problems and issues become much smaller. Relationship and reputation are everything in our business.” The Murrays’ business principles align with their parenting philosophy, which Dawn summarized this way: “The number one thing we try to teach our kids is to always try your hardest at everything you do. Kids today seem to have fewer expectations placed on them. There is absolutely a direct correlation between effort and positive results and enjoyment. Success is the result you try for, but maximum effort is a requirement.” I could tell quickly the Murrays give maximum effort to developing decorum in their children. Both high schoolers consistently responded with “yes, sirs” and “no, sirs.” “With so many forces intent on erasing the importance of good manners,

it is a constant battle, but we feel good manners are as important as anything in life,” Dawn said. “They show respect for yourself and others. Manners — good or bad — say a lot about a person. People might not say it, but they definitely notice.” As in most families, manners get applied loosely in sibling matters. “What do your siblings do that gets on your nerves?” I asked. “Everything,” Connor said. “The Babies get home from school before we do,” Parker explained. “They take our stuff. Tyler took $5 from me once.” “That’s not much!” Tyler reasoned. “How do you like being the only girl?” I asked Sami. “Not that good,” she offered with a touch of resignation. “But you have the biggest room!” Parker argued with teenage logic. Cordillera’s ample room drew Dawn to the Ranch. “In California, we were on a postage stamp lot,” Dawn said. “When we came here, we wanted to have neigh-

bors. We just didn’t want to hear them doing their dishes.” From the Murrays’ six acres on Falcon Crest near Cordillera’s northwest gate, Ron can see the stars without much light pollution. His observatory is unique to the neighborhood despite the presence of a famous stargazer, professional golfer Jimmy Walker. “Jimmy wanted a full dome like mine, but they wouldn’t let him because he’s on the golf course,” Ron explained in a spirit of friendly competition. “His has a roll-off roof.” The Murray kids enjoy a backyard game of flashlight “manhunt,” BB gun target practice or a Nerf gun battle. “Our garage is basically a Nerf gun battle station,” Dawn admitted. The Murrays’ dogs, Rex and Scout, find plenty of action, too. The two canines recently teamed up to kill a 100-pound wild hog. It turns out Scout is a Catahoula, a Louisiana breed traditionally used to hunt wild boars. The Murrays adopted him from a shelter four years ago. While the Murrays love their guns, they

also love their knives. Ron was on the fencing team at the University of Arizona where he studied computer engineering. He never pushed his sons into the sport. They happened upon a class at the Boerne YMCA last year. “Fencing is like chess with knives,” Ron explained. “You have to think four or five moves ahead.” “I like it because you get to stab each other without legal repercussions,” said Parker thoughtfully. Parker and Connor are presently trying to start a fencing club at Boerne High School. “We encourage our kids to try lots of things,” Ron said. “The more you do, the more likely you will find something you love.” “We are proud that our kids are kind, generous and respectful,” Dawn concluded. “They are still kids, and kids can be selfish, rude and mean, but we are proud of the people they are becoming.” The Murrays don’t just love their lives in Cordillera Ranch. To quote another Cordillera resident, if you’ll buy that I’ll throw the Golden Gate in free.

I have known Chef Isaac Cantu since 2010 when we worked together and were part of the Chef’s Cooperative. He invited me out to see the property and I couldn’t pass up the chance to work with such a great group of people. What past work history prepared you for The Clubs? I graduated from Culinary School in 2010 and started out in bakeries with HEB and Whole Foods while finishing my Bachelor’s at the University of Texas in Austin. What makes your colleagues an asset to The Clubs? I am so blessed to work with an amazing and accomplished Executive Chef who is a wonderful teacher, mentor and also a dear friend. Our kitchen staff is a quirky group of individuals that all have a hand in making our operation run on a daily basis. I truly consider this a second home and family. What has been your most rewarding professional experience? Being able to have a career that I truly love is a reward in itself. To come to work every day with an excitement for what is in store, being continuously challenged to do new and creative dishes, while helping run and maintain an operation is a blessing. Finding the right kitchen is something I will never take for granted. What has been your greatest professional challenge? Having to adapt my work life with having a family has taught me to maximize my work hours in order to leave at a reasonable time to still see my son and be able to put him to bed. Finding a balance in my workaholic tendencies has been difficult and not always successful, but still something I work on to this day. What do you like most about working at Cordillera Ranch? The company, the culture, the ownership, the culinary team, the leadership. Cordillera is truly a unique package that I appreciate because not many other places can compete with the scenery, the beauty and the supportive work environment.

What are your hobbies and interests? Family and food are my priorities. I make the most out of the time with my 3 year old son Nicholas. I love to cook at home with him, making sure he knows about good food, flavors and variety. Since most of our time is spent playing, I guess my current interests are playdough, trucks, trains and Legos. Favorite quote or motto? Shared to our kitchen by Chef Isaac, from Anna Bolz (Pastry Chef at Per Se), “If you don’t like to work for the sake of working and aren’t capable of being selfless, cooking won’t make you happy… in order to be successful in a kitchen, you must be willing to start at the bottom of the heap and fight your way up in the most humble and respectful way possible. It’s long hours (every day, not just sometimes), hard work (always, not just sometimes), and a lot of sweat and tears but the gratification you receive for caring for others in this unique way is unparalleled.” Most meaningful personal experience? My most life changing personal experience is having my son Nicholas. Having the chance to raise another human being and seeing them grow, develop, learn and experience new things is hands down one of the most beautiful and rewarding experiences. To see the good and innocence and intelligence in such a little person gives a glimmer of hope that great things can continue to happen in this immense and crazy world we are a part of.

Final Four expected to boost local economy, attract college basketball fans It’s become the norm within Cordillera Ranch’s cozy confines to expect three things in the month of March. The weather will be a wild roller coaster ride — one day it’s shorts weather, the next brings us frost delays or severe storms. Also, the spring dining menu will thoroughly test New Year’s resolutions or sacrifices for Lent.

Lastly, the sounds of ripped papers, moans and groans will echo across the community throughout the month, especially on the weekends. That is courtesy of the NCAA Division I men’s basketball championship — or “March Madness” as it’s more commonly known. Those sounds sure to be heard ‘round the Ranch will likely come from those who filled out the 68-team tournament brackets “for fun,” only to see their predictions go amiss. Duke. Carolina. KU. Nova — those names will likely be scribbled on many brackets as the four remaining teams in the sudden-death tournament, or the “Final Four.” For San Antonio — the host city for this year’s Final Four and championship game — any four remaining team scenarios will be beneficial, as those rabid fanbases will flock to the Alamo City March 31-April 2. According to a study by the SABER Research Institute, the 2018 Final Four projects to attract 71,000 out-of-town visitors and generate an economic impact of $185 million. Those numbers look mighty fine with the San Antonio Local Organizing Committee (SALOC), which is comprised of the City of San Antonio, San Antonio Sports and the Final Four host institution, the University of Texas at San Antonio. Bringing an event like the Final Four is a tall order, and the SALOC did a remarkable job selling San Antonio for the 2018 event. Their pitch points included San Antonio’s Tricentennial celebration this year, the city’s improved airport and convention center, its bustling tourism industry, and significant improvements at the Final Four host site, the Alamodome. A year ago, the venue completed a $60 million renovation project that included four new video walls and video ribbon boards around the upper deck, enhanced lighting and sound systems, a new media center, expansive concourse space with additional concession areas and dining options, and additional seats. San Antonio last hosted the Final Four in 2008, and attendance for each of those games was just under 44,000. For the 2018 event, attendance is expected to reach close to 70,000. “The event has grown tremendously and evolved a great deal over the past decade,” says Jenny Carnes, Executive Director of the 2018 San Antonio Local Organizing Committee. Another big difference is San Antonio. The event is different, but so is our city. Our visitors will be amazed at the differences [between the two Final Fours].” According to SALOC, the projected $185 million impact from this year’s Final Four is an increase of $148 million over the last time San Antonio hosted the Final Four, reflecting the event’s growth. With the Alamo City being the focal point in sports that weekend, it’s no surprise that many top local companies are among the top supporters and contributors — H-E-B, C.H. Guenther & Son, Inc., Clear Channel Foundation, Valero Energy and Frost Bank, to name a few. “The positive impact on our economy is a key driver behind our efforts to attract and host these kinds of events in San Antonio,” Pat Frost, Chairman of SALOC, said in a recent news release. “But we can’t forget about all the wonderful legacy programs and opportunities for the community that they bring as well.” Final Four events kick off on Friday, March 30 at the Alamo-


dome with the Reese’s Final Four Friday. The event is the final open practice for the teams, with free admission and parking for the public. The Final Four Fan Fest presented by Capital One occurs all weekend at the Henry B. Gonzalez Convention Center, and is a sports wonderland of interactive games, special celebrity and athlete appearances, autograph signings and much more. Also ongoing throughout the weekend and free to the public, the March Madness Music Festival will showcase top recording artists at the Hemisfair. The 2018 March Madness Music Festival lineup has not been set as of press time, but past artists have included Aerosmith, Bruce Springsteen, The Zac Brown Band, Kenny Chesney and Maroon 5. Interested in volunteering? SALOC needs volunteers to help with a wide range of tasks from greeting fans at the airport to helping with events downtown and transporting VIPs. March marks the beginning of the busy spring golf season here in South Texas. Not only is it a great time to come out and play with some clients or friends when the golf course is in fantastic shape, but we also have a number of events that highlight the tournament calendar. The 12th Annual Cordillera Cup will take place March 24-25 this year. Team Northington will once again be defending their title as they have dominated the event since its inception. This Ryder Cup-style competition continues to be the most popular tournament we host with 120 players competing last year. What makes this event so special is the team competition and ribbing that takes place amongst the two teams. We are looking forward to another great event this year. In April we will once again continue to host our One-Day Member-Guest tournament series beginning with The Master’s. We continue these events throughout the year during each of the four major championships. The first tournament is scheduled for Friday April 6 and Members may bring up to three guests in forming a team. There is always an excitement in the air as we celebrate The Master’s Tournament and put our spin on it here at Cordillera Ranch. I hope you can join us. Our Blockbuster Demo Day is set for Saturday April 7 from 9:00am – 3:00pm. We have continued to add new things to this event each year so that it is more than just trying out new clubs, and this year will be no different. We will once again have a fantastic group of manufacturers on hand at the Practice Park displaying the latest in golf equipment technology. Special discounts are available on all hard good orders placed that day only. Complimentary hot dogs and sodas will be available so come have some fun with us on that day. Cordillera Ranch will be participating in the Texas Towne Matches once again this year on April 10-11. The Top 7 finishers from the 2017 MGA Cup and myself will compete against some of the finest Club’s in Texas in the matches. The spring session will be played at Miramont and Bluejack National, and teams from Escondido, Spanish Oaks and Carlton Woods will also be represented. It is a wonderful experience for our members to play some great courses and get to know other members from those Clubs. Many of the same individuals have played over the years and lasting friendships have been formed. I look forward to playing with the guys each year and it is always special. The fall Matches will take place in November. The CWGA will be hosting their second tournament of the year with the Fiesta Tournament on April 18-19. No doubt the ladies know how to ring in Fiesta each year during this tournament! The El Compadre Member-Member Tournament takes place April 27-28 this year. A couple of years ago we added a Ladies Division to the event, and the Casino Night and Awards party on Saturday are always popular. As you can see, we have some great events to participate in so come out and play some golf! It’s been quite a resounding (and tumultuous) past 12 months for the PGA TOUR stops in Texas. The AT&T Byron Nelson Championship will unveil its new home for the tournament this May, Trinity Forest Golf Club. That’s part of the resounding news. The tumultuous news — sponsorship issues have haunted the Fort Worth and Houston stops. Dean & DeLuca is still the title sponsor for the invitational tournament at Colonial, but reports surfaced that the relationship is expected to prematurely end. Meanwhile, Shell abruptly terminated its long-standing title sponsorship with the Houston PGA TOUR event, and the 2018 edition will simply be known as the Houston Open. As for the Texas Hill Country PGA TOUR events — the World Golf Championships — Dell Technologies Match Play and the Valero Texas Open, life is good … very good, and for different and resounding reasons. For the Dell Match Play, it’s all about starpower, and the tournament provides plenty of that. Of all the events in Texas, the Dell Match Play boasts the best field. The tournament, which occurs March 2125 at Austin Country Club, pits the top 64 players based on the Official World Golf Rankings. The top-ranked player in the world, Dustin Johnson, won the tournament a year ago and is expected to defend his title. Current No. 2 player in the world, Jon Rahm, also is expected to be in Austin. So, too, is former University of Texas great and current British Open champion Jordan Spieth, PGA champion Justin Thomas, Jason Day, Rory McIlroy and Austin’s newest resident and reigning Masters champion, Sergio Garcia. Another reason why the Dell Match Play gets an elite field is the golf course.

The Pete Dye-designed Austin CC layout is the most picturesque of all four Texas TOUR stops. The players also enjoy the playability of the course, and how suited it is for match play. And there’s Austin, one of the more attractive cities in Texas. The event has thrived based on the fan experience for everyone; thus, tickets and passes for the Dell Match Play are once again a hot commodity. Closer to home, the San Antonio event did something its compadres in Fort Worth and Houston couldn’t — solidified its title sponsor. This past October, the PGA TOUR Valero Energy Corporation announced a 10-year extension of Valero’s sponsorship of the Valero Texas Open. An interesting caveat, and one that will make this tournament an attractive business investment — the new deal positions the Valero Texas Open as part of the spring sequence of events that will precede the Masters Tournament. Beginning in 2019, expect stronger fields in Valero Texas Opens, as players will use it to fine-tune their games prior to the Masters. That’s not to say this year’s event won’t be an exciting one … far from it. Kevin Chappell will defend his Valero Texas Open title April 16-22 on the AT&T Oaks Course at TPC San Antonio. Chappell fired rounds of 69-68-71-68—276 (-12) to win by one shot over Brooks Koepka. It was Chappell’s first win on TOUR but it wasn’t easy. He nearly had a chance to win in 2011 on TOUR — coincidentally at the Valero Texas Open — but faltered at the end to lose to Brenden Steele. In the 2017 tournament, Chappell had a hungry

field of young players chasing him Sunday, including Koepka, who would become the U.S. Open champion two months after his VTO runner-up finish. This year’s field will be chockfull of young players looking for their breakthrough win on TOUR, plus a grab bag of cagey veterans and Texan touring pros. Boerne resident and 2015 champion Jimmy Walker, Spring’s Patrick Reed and other Texans are slated to play. Also expect to see 2016 champion Charley Hoffman teeing it up in San Antonio, as well other notable TOUR stars Billy Horschel, Matt Kuchar, Luke Donald and Zach Johnson. The Valero Texas Open is known for setting the standard among Tour events it terms of charitable donations. A year ago, the tournament raised $11 million for charity through various activities and events, reaching $117 million in total funds raised. Special corporate and charitable events are scheduled throughout tournament week including Executive Women’s Day, a Dash to the VTO 5K run/walk, Children’s Golf Clinic, the 19th Hole Fiesta after Saturday’s round, and Night to Honor Our Heroes. Good Any One Day, hospitality and clubhouse tickets, and sponsorship packages for the Valero Texas Open are available. Ticket prices start at $25, while hospitality packages start at $80. golf industry show in San Antonio By Mark Semm The 2018 Golf Industry Show (GIS) presented by the Golf Course Superintendents Association of America (GCSAA) and the National Golf Course Owners Association (NGCOA) returned to San Antonio February 3 through the 8. As the largest golf course maintenance specific conference in the world, the weeklong event featured golf, education and a trade show. The GIS provides education and networking opportunities for golf management, golf course and facility management industry members of the GCSAA, NGCOA, Golf Course Builders Association of America (GCBAA), American Society of Golf Course Architects (ASGCA), National Golf Foundation (NGF), and the United States Golf Association (USGA). Thousands of superintendents, equipment technicians and industry professionals attend each year for a variety of reasons. It is a great way to broaden professional knowledge, network with peers and see the next cutting-edge technology of golf course maintenance. The educational classes are second to none and cover a variety of topics from business and professional management, agronom-

ics, equipment management and everything in between. The trade show is the largest industry specific display of next generation tools, equipment and trades relating to golf course maintenance. The GCSAA Golf Championships are the kick off to the weeklong GIS and were held February 3- 5. Cordillera Ranch hosted the weather shortened two-day, 2015 National Championship the last time the GIS was in town. This year we were excited to host the first round of the National Championship and one round of the Golf Classic. The National Championship is limited to 100 GCSAA members with a 5.0 handicap index or lower. The Golf Classic is two-day flighted tournament that uses the point quota scoring system. February highlights brought us the Silverado Wine Dinner, a visit from Fleur McRea, the owner of Pounamu and Little Beauty wineries, at our Wednesday Night Tasting Table, and a Cellar Club exclusive Meet & Greet with Angelina Mondavi, granddaughter of the famed Robert Mondavi. In March and April we will certainly keep the momentum going! Right out of the gate on March 1 will be a WOW (Women of Wine) event. The format will be Spanish wines, where a portion of the Faustino portfolio will be enjoyed. Jerome Chladil, who represents Palm Bay — the importers of Faustino — will be the Guest Speaker. Jerome and I have a 15-year friendship and respect for one another, and he is a true expert and professional. With Chef Isaac’s culinary brilliance in showcasing the preparation of tapas for all that attend, this event will definitely live up to its name — WOW! Our next installment of the Bubbles and Big Reds Tasting will take place on March 8. Just a note: the name has been changed to The Wine Extravaganza. The format will be the same 48 wines, Reds and Bubbles, to taste before purchasing. There will be Grower Champagnes, Big Name Champagnes, Boutique Napa Cabs, Boutique Spanish Tempranillos, Australian Shiraz and many more. It will absolutely be the place to be. The team of Phillipe and Cherie are truly at the very top of the Wine Makers in all of Napa Valley, and it is a great honor of mine to have her here at The Club. Moving into April, Ashley Parker, daughter of the late actor Fess Parker and owner of Fess Parker Winery, will be our Guest Speaker for a Wine Dinner on April 12. The Clubs’ Summer Day Camp program offers something for everyone. We focus on getting kids excited about being in the Guadalupe River, the parks and simply experiencing nature. Instead of watching movies or sitting in front of a computer screen, kids are tromping through the creek, playing games, learning to ride horses, and identifying insects and plant species. Our primary goal at camp is to encourage kids to experience the many outdoor activities at The Club. Campers will learn about the environment and conservation on the Ranch, and our summer camp staff strives for kids to enjoy the healthy, physical benefits of experiencing the breeze, the sunlight and the sounds of being outdoors. When the kids get home after camp, they’re dirty, hungry and tired from a full day of activity. But aside from the benefits of getting out into nature, staying physically active, socializing and learning new skills, when it comes down to it, camp is just plain fun. In 1986, a small group of likeminded Austinites began discussing the future of the local creative and music communities. Based on the premise that Austin’s artists were as talented as those from anywhere else in the world but were limited by a lack of exposure outside of Austin, the group organized the first SXSW® (SOUTH BY SOUTHWEST®) Music Festival in March of the following year. On that first opening day, the expected 150 registrants grew to 700, with 177 showcasing artists on 15 panels, workshops and sessions on 15 venues and stages. The event was well received by attendees and participating artists, and a tradition was born. On its 20th anniversary, SXSW included 2,085 showcasing artists and 320 panels, workshops and sessions on 104 venues and stages. SXSW has solidified its place as one of the most important international conferences, featuring 24 tracks of programming that allow attendees to explore what’s next in the worlds of film, culture, music and technology. Over the years, influential figures from all imaginable industries have participated, including Vice President Joe Biden, First Lady Michelle Obama, and even President Obama crashed the party. For the 2018 edition, topics will range from food tech to artificial intelligence; from health and wellness to the future of the NBA. New this year, the SXSW Eco-curated Cities Summit will offer more opportunities for networking, learning and discovery. During the 10 days of the conference, Downtown Austin becomes electric with an unmatched atmosphere that brings together a multicultural crowd through cutting-edge presentations, street performances, interactive displays from technology and movie giants, and so much more. A big draw every year is the free concert series at the Auditorium Shores outdoor stage — three nights of diverse programming open to everyone — with no badge or wristband required. SXSW Conferences have always had innovation as their driving force. 1992 saw the first outdoor stage performances at SXSW Music, with conference programming at the Austin Convention Center starting the following year. For SXSW ’94, often remembered for the Johnny Cash keynote speech and intimate performance at punk rock club Emo’s, two new events — Multimedia and Film — were introduced. The following year the SXSW Film and Media Conference split into two separate events, SXSW Film and SXSW Multimedia. In 1997, Multimedia became SXSW Interactive. That same year brought legendary performers Carl Perkins and Tony Bennett, as well as a Film panel featuring Mike Judge, Richard Linklater, Robert Rodriguez, Kevin Smith, Steven Soderbergh, Quentin Tarantino and George Huang. By 1998 the total number of film submissions had grown from 638 to 1,015. This was also the first year for the SXSW Web Awards, honoring the best in websites and digital work. SWSW also offers a window to the world, with countries such as Great Britain, Germany, Canada, France and Spain hosting weeklong events at designated “houses,” most of which are open to the public during daytime hours. In 2014, thanks to the growing interest and participation from Latin American countries, SXAméricas was launched to curate and showcase music, film and tech companies from Mexico and beyond. Through this initiative, SXSW presented the 2016 Cuban music showcase, as well as panels featuring artists and innovators from Cuba. Registration is still open to participants in various levels. 2017 CORDILLERA RANCH

REAL ESTATE RECAP

Buoyed by improving consumer confidence, recovering oil prices and the hope of more business-friendly federal policies, the national housing market gained steam in 2017 and the Cordillera Ranch real estate market followed that same pattern. In the 2nd half of 2016, we saw a surge in home and lot sales in Cordillera Ranch, which continued into 2017. The rallying stock market injected new confidence that helped lead to a third straight year of over $100MM in real estate activity in Cordillera Ranch. With 140 total lot sales, home sales and new home starts totaling $106MM, it was another busy year here on the ranch. Combined lot and home sales totaled 102 in 2017, up slightly from 101 in 2016. Home sales were down slightly from 50 homes sold in 2016 to 42 in 2017, partly driven by the 52% drop in available inventory in the past couple years. In terms of dollar volume of home sales, with $42MM in home sales, 2017 was the 2nd highest in Cordillera Ranch history behind 2016’s record year of $56MM. HOME SALES TRENDS Average home sales price in 2017 was $992k, which was the 2nd highest average price in Cordillera history behind 2016 (average home sales price only includes resale/spec homes, not new custom starts). As the chart below shows, average home price was above 2014 and 2015 figures.

The primary reason for the slight drop in 2017 was the fact that a larger percentage of the sales occurred in the Ranch Community area of Cordillera (which generally covers all of Cordillera outside of Clubs Village, and excludes water front properties). Ranch Community homes have averaged approximately 33% less in sales price over the past three years than other areas in Cordillera, so an increase in the proportion of sales in that area had a slight drag effect on overall home prices. The following chart shows the number of sales and average price by area over the past three years. The overall average home sales price in areas excluding the Ranch Community was $1.5MM during the past three years, while the average sales price in the Ranch Community was $931k.

Average home price per square foot of resale homes in the Ranch Community was approximately $213/sf compared to $297/sf in Clubs Village during 2017. These average per square foot resale prices were up slightly from $202/sf and $290/sf, respectively, in the prior year. However, relying on average per square foot resale prices can be very misleading, especially when comparing to new construction, because with an average age of 11 years old for the resales in 2017, many of the homes purchased also had additional remodel/update costs on top of the purchase price. 16 of the 42 home sales – for which we had pricing info – were built after 2006 and their average sales price was 45% higher than homes built “pre-Club” time period. It’s not just because the “post-Club” homes average slightly larger in size, the price per square foot was also 33% higher ($264/sf vs. $198/sf) than homes built before the Clubs opened. Another trend that continued in 2017 was that homes built by Preferred Builders lead the market in best resale value, with their homes averaging 30% higher resale value per square foot than non-Preferred Builders. LOT SALES (including developer and resale lots) Lot sales in the community continued to increase in 2017 with a total of 60 lots sold in the community (up from 51 lot sales in 2016) at an average price of $240k per lot. Again, the


average price can be very misleading because lot prices vary widely in various areas of the community. Ranch Community lots had an average sales price of $185k in 2017 while the Clubs Village average price was $330k, as shown in the following chart.

INVENTORY Due to the continued strong lot and home sales activity, inventory in the community has dropped significantly in the past three years, resulting in the tightest market supply we’ve had in Cordillera Ranch. Home inventory is down to the lowest level in over 11 years (since we have tracked inventory levels). A few highlights regarding current inventory levels: • Historically, available home inventory has ranged from 40-60 homes on MLS at any given time; due to a surge in sales activity in 2016 and 2017, home inventory on MLS is down to 22 homes in mid-January 2018; • The median home price on MLS is $1.5MM; • The current home inventory of 22 homes is down from 32 just 9 months ago; • Only 7 of the 22 homes on the market are under $1MM and only 1 is available for less than $750k; • Only 3 of the 22 homes on the market are in Clubs Village; • There is currently only a 6-monthly supply of homes on the market based on 2017 sales pace; this is down from an 8-month supply a year ago; NEW HOME STARTS There were 38 new home starts in 2017 and there are currently 39 homes under construction. 13 of the 39 homes under construction are in the Clubs Village with the balance in the Ranch Community. As buyers continue to push for the best quality and reputation in home building, the Preferred Builders continue to lead the way with the majority of the homes under construction. There are 31 homes in design review, signaling another busy year ahead of homebuilding activity. NEW DEVELOPMENT All of the activity has expedited developing several new expansions to Cordillera Ranch. The premier view lots of Bear’s Ridge are over 85% sold out. We are in the process of releasing the next gated enclave of view home sites, Cordillera Ridge, where the current Visitor Center is located. Perhaps the most sought after spot in the community with 2-4+ acre home sites located conveniently near the Highway 46 entry, these

15 lots have unsurpassed 20-mile views across the Guadalupe River Valley and the Cibolo Creek Valley. These lots, which will be served via the GBRA central water View above new Golf Frontage Estate Lots system, are in the looking across holes 12-15 platting phase and are currently available for contracting. We’re also in the platting phase of our final release of golf course frontage estate lots. When Alex and Sherry Preston grew tired of Houston’s constant hum, they set their sights on Cordillera Ranch where uninterrupted Hill Country and golf course views provide a peaceful alternative to big city noise and bumper-to-bumper traffic. CordilleraRanchLiving.com | 71


The couple, who now splits the year between their homes in Cordillera Ranch and, coincidentally, Cordillera, Colorado, says they fell in love with the master-planned community nestled in the heart of the Hill Country as soon as they first discovered it. But, rather than opting for the traditional Hill Country style typical of homes throughout the community, the Prestons envisioned a modern house for their three-acre double lot that eyeballs five fairways. “Our house in Colorado is a big, Tuscan Mediterranean-style home so we wanted to design something completely different,” says Sherry Preston of their glass-surrounded 4,700-plus square foot home sitting on the golf course. “We wanted something very contemporary –– something much more modern.” Armed with strong visions for what they wanted their home to be, the Prestons joke that they were fired by their first architect. Soon after, they turned to J Terrian Designs and Garner Homes. “When the Prestons approached us about designing and

building a modern home in Cordillera Ranch, immediately, our interests were high,” says Trey Garner, owner of Garner Homes who built the home designed by Jim Terrian. “We were excited to get to do something different for our market, and be a part of something new for Cordillera Ranch, too.” One of the defining elements of the Prestons’ stunning home is the 22-foot-long by 12-foot-wide walkway featuring floorto-ceiling commercial glass that connects the two main living structures, funneling in light and views from every angle. “It looks like an airport terminal,” says Alex Preston. “There are a lot of concepts of this house — from our walls to our ceiling features –– that came from things we saw and loved in restaurants or modern office buildings and then incorporated them.” Ample glass, clean lines and recessed baseboards create a modern and minimalist canvas for their extensive art collection. While the material palette and design elements found throughout the home are very similar to those selected for many


of Garner Homes’ projects –– native stone, an abundant use of windows and natural light, high ceilings and open floor plans –– Garner says the real difference stems from the way they were used. For example, Garner Homes installed the native stone in clean linear patterns on the exterior of the home and used metal channels to separate the stucco walls, creating a modern plastered panel look. The standing seam metal roof is standard in Hill Country design, but the team used it here with a sleek color and low pitches. “Items we already used and understood, we re-envisioned and gave new energy to in order to get a different look,” says Garner. Replacing the typical wood tongue and groove patio ceilings, this project takes a departure with a special spruce product from a Colorado artisan and friend of the couple who has a proprietary method for taking wood and turning it into art. It is used on the ceilings throughout the interior and exterior of the home to provide warmth to the otherwise contemporary design.

“We shipped in a truckload of beetle kill spruce from a friend in Colorado who owns Vintage Woods Inc.,” says Alex Preston. “It really is warm and unique.” This is just one of the standout features in the Prestons’ home. Everywhere you look there is something interesting, says Alex Preston. “It is all about zing,” he says. “That was our buzz word throughout the design. When you walk in the house, I wanted you to look straight out and get zinged, look right and get zinged, look left and get zinged and then go and explore. And we accomplished that.” For example, some interior walls have 3D blocks that create cool textures while remaining clean and contemporary. The interior flooring replicates industrial concrete but is actually Italian porcelain. Outside, sprawling patios equipped with cozy seating areas and fire pits give way to a palatial pool that overlooks the greens. “We were really proud to be a part of this project,” says

Garner. “The clients had a clear vision of what they wanted, and were very active and collaborative during the design process. Those meetings were fun and were always very high energy. The results are clear in the photos — every square foot of this home was given consideration during the design process and given meticulous attention by our construction team of Matt Johnson and Amy Henderson. Each room has a unique feature and we love projects like that.” One standout space in the house is the bar/wine room, which serves as an anchor point in the large great room. The steel and glass enclosure, sleek and modern antiqued mirror and warm wooden wine racks soften the feel of the space. The Retreat, a spacious area off of the great room, kitchen and dining rooms, is another area Garner considers a gem. “When the Prestons shared that they wanted this room to be depressed, or sunken, we were surprised,” says Garner. “They come from Colorado where multiple levels and sunken rooms are the norm, and I’m glad we followed their lead on this. It’s a very cool room and though this section of the house is very open, this room does a great job of holding its own against the adjacent grand spaces –– it is cozy yet very much a part of the larger area.”

The master suite features oversized windows that allow natural light to pour in and overlooks the golf course –– the perfect view for the couple, both avid golfers, to wake up to. In the kitchen, the Prestons worked very closely with the team and suppliers to source the perfect cabinetry, tile and fixtures. Sleek acrylic cabinetry is set against three-dimensional tile for a complementary yet juxtaposed effect. “A monolithic oversized kitchen island sits beneath a custombuilt wood grid that hangs from the ceiling like a cloud,” says Garner. “The ceilings soar and the spaces are oriented toward an impressive view of the course. It is a wonderful use of materials, volume and natural light.” But what Garner says he is most pleased with is the experience of working with the Prestons, who were both creative and enthusiastic throughout the project. “I know they are happy with their home, and we’ve been happy to share in that excitement with them,” says Garner.
