There is no better time of year than Spring. After coming out of a brutally long and frigid Texas winter of 50 degree temperatures, it’s a relief to be able to finally put the light windbreaker back in the closet. As I sit here, it’s still midFebruary and the Zoysia fairways here at Cordillera Ranch are already showing glimmers of green hope for what is my favorite time of the year. The world-wide golf season is officially kicked off with the Cordillera Cup March 23th and 24th. This prestigious Ryder Cup-format draws players from all over the world (or at least the county) in a winner-take-all grudge match pitting the Hill team versus the Northington team in a duel that exposes every flaw in your bag (for some it may be better said that it exposes a few good shots over the weekend). Although the lopsidedness of past scoreboards won’t reflect it, it’s actually a great competition, if you can ignore the gloating and wise-cracking from Mac and his deer-antler-spray-infused team. However, there is no doubt that the tide in this rivalry (can we really call it a rivalry?) is turning. Nobody, and I mean nobody, beats the Hill team seven times in a row. While the best golfers on the planet are battling in the Cordillera Cup, others, such as Bubba Watson, that didn’t qualify for “The Cup” will be preparing for The Masters. This early April rite of passage for some of golf’s lesser-knowns is God’s gift to HD television. It is eye candy for golf fans to watch on T.V. and if you’re lucky enough to set foot on the hallowed grounds it’s even more magical. Simply put, there is no better week of the year for golf fans and with the big names peaking, there’s no doubt this year will deliver an existing show as well. Who knows, maybe one of the hottest players to start the season – and local resident - will earn a late spot and keep the hot play alive. If The Cup has you disgruntled with your own game but watching The Masters offers hope that the golf ball is not supposed to come off your clubface with the nerve-tingling clank of a hozzle-rocket, visit the annual Blockbuster Demo day Saturday April 13th at the Club. The golf staff at Cordillera Ranch will be hosting all of the of the top club manufacturers with the latest technology to give you an edge over your opponent, or at the very least perhaps something that’s a few grams lighter thus giving you extra distance when the club “slips out of your hands” in frustration. Either way, the Demo Day is the best way to get your bag ready for the 2013 season. See you on the course!

Golf GOLF
March marks the beginning of the busy Spring golf season here in South Texas. Not only is it a great time to come out and play with some friends or clients when the golf course is in fantastic shape, but we also have a number of events that highlight the tournament calendar. The 7th Annual Cordillera Cup will take place Saturday and Sunday March 23rd-24th. This Ryder Cup-style team competition is the most popular tournament we have amongst our members and thus continues to grow in numbers every year. The Northington team continues to dominate the event as last year they put together another strong performance for a 51.5 – 36.5 victory. Despite the event’s one-sidedness, the format is always fun and being a part of a team is what makes this event so special. The Cordillera Ranch Golf Professional staff will once again be hosting an Adult Short Game Clinic Tuesday-Thursday March 26th-28th from 5:00pm – 7:00pm at the Practice Park. This always seems to be a well attended event and space is limited to the first 24 participants. Focus will once again be on Chipping and Pitching, Bunker play and Putting. The Blockbuster Demo Day is set for Saturday April 13th from 9:00am – 3:00pm. We have a fantastic group of manufacturers lined up to showcase the latest technology in the industry. We will have special discounts on products purchased or ordered that day only so I hope you have the chance to take advantage of this unique opportunity. Last year marked the re-branding of our Member-Member tournament to the “El Compadre.” It was very well received as we had 28 teams participate, which was outstanding. We hope to build on that success this year as the tournament will take place Saturday and Sunday April 27th and 28th. The format will be the same as we play a Two-Man Quota and Net BB Quota and we will continue the popular Saturday Casino night that has become a big part of the event. Put this date on your calendar and come join us for a great time with good friends. We also will be hosting our Major’s series of One Day Member-Guests’ this year and our Master’s One Day Member-Guest will kick us off. The tournament is scheduled for Friday April 12th and is a great way to bring up to three guests and showcase all of the beautiful Cordillera Ranch facilities and incredible Jack Nicklaus Signature Course. Check with the Golf Shop at 830-336-4653 for format and details. Finally, April means the return of the Valero Texas Open here in San Antonio. Golf San Antonio has done a terrific job with this event in their efforts to make this one of the best events on the PGA Tour. Valero continues to sponsor the event and help make it the leading tournament on the PGA tour with over $9 million going to charity last year. The event is under new management with Greg Norman Productions actually running the event. I hope you will consider supporting this event in some way and head out to the TPC San Antonio course and enjoy some great golf. If you have an opening in your group, please let me know if you need a 4th as I would love to join you and your group for a great day of golf. Spring is here, The Master’s begins in early April and there is no better time to enjoy the game. See you on the course, Marc DeWall, PGA Director of Golf, The Clubs of Cordillera Ranch mdewall@cordilleraranch.com | 830.336.4653

The New Nike Covert Driver The First Cavity Back Driver Ever Made The Nike Covert Driver features a cavity back. While the red crown of the Nike VR_S Covert Performance and VR_S Covert Tour drivers will draw a lot of attention, it’s what’s under the hood that everyone is going to be talking about. The back-middle section of the sole has been removed, leaving the crown hanging over, well, nothing. The dramatic design is Nike’s way of bringing perimeter weighting, which has long been popular in putters and irons, to the tee box. “What that enabled us to do is produce a slightly higher MOI [moment of inertia],” says Robert Boyd, Innovation Team Leader for metal woods and irons at Nike Golf. “It also helped us move the center of gravity a little more forward, which produces a slightly more boring ball flight. We’re really trying to push the limits of distance and forgiveness on this driver.” In addition, these clubs feature Nike’s updated adjustable hosel that not only lets you pre-set the Covert drivers to have a right, left or neutral face angle at address, but also to set the loft between 8.5° and 12.5°. With a 460-cc head and silver-toned face, the VR_S Covert Performance is designed to be slightly more forgiving and have a higher ball flight than the 430-cc VR_S Covert Tour edition, which has a black face. TIPSANDTRICKS PLAYING THE COURSE
Hole #9 547 yards Par 5 Handicap 5 This month we have our fifth installment in a series of articles describing course strategy for some of the best holes at Cordillera Ranch. Hole #5 is a wonderful Par 5 and probably the best opportunity to make birdie on the course because of its relatively short length. Here are a few tips on how to accomplish that: The fairway is plenty wide but does narrow the farther you hit it. The left side of the hole is well protected with bunkers lining the fairway and on the right side there is one bunker that must be avoided. It is important to get lined up properly on the teebox on this hole as I often find it pointing me left. A tee shot that finds the fairway will leave you in a position of about 200-230 yards out. From here you have a decision to either go for the green or lay up. Going for the green requires that you favor the left side of the green as a ball hit the right distance will release off the hill and find the middle of the green. Do not go too far left because missing the green requires a very difficult chip shot to a very fast green that is running away from you and a lot of undulation. Laying up short of the cross bunkers allows you a shot that is straight up the hill and angle into the green. If you play farther up the right side, the shot will be a little shorter and you have an opportunity to hit your third shot and use the hillside as a backdrop for your approach. I personally like this lay-up a little bit better. The green is very fast moving left to right and back to front. There is a false front that you have to shy away from with most balls wanting to move in that direction. Avoiding the bunkers on this hole is the key to success. This is a good hole to finish off your front nine with before the beautiful 10th hole and drama of the Back 9 begins.

By Brad Evers, Executive Chef Isaac and I have a great interest in horticulture and the home grown slow food concept. With our new 40’X20’ club garden we will be able to offer our members quality farm-to-table vegetables and herbs on our menus. With the garden in close proximity to the kitchen, we certainly qualify for the local foods concept! We plan on planting green beans, eggplant, several varieties of heirloom tomatoes, peppers, squash, melons, corn, broccoli and several varieties of herbs and lettuces. Some vegetables will be planted from seed, others with transplants depending on the weather and growing times. In the fall we are looking forward to planting kale, turnips, cauliflower, radishes, potatoes, asparagus, and pumpkins. Last year I grew a garden at Gaillardia country club in Oklahoma City. It turned out well with good production, but I am looking forward to not having to fight that Oklahoma red clay soil!
By early summer we should have some heirloom tomatoes, herbs and lettuces to incorporate into our menus. By late summer Isaac and I plan on hosting an all vegetarian menu using items from our garden only, no cheating! Some of our ideas include zucchini Carpaccio, heirloom tomato gazpacho, squash blossom soup, tempura, eggplant, Caprese salad with Club made mozzarella. We will be using local seeds and transplants for a true Texas garden. While there are many composting methods we plan on using Mark’s compost, horticultural cornmeal and Texas greensand tilled into our native soil. A special thanks to Director of Agronomy Mark Semm and his crew. They worked hard constructing the garden and we have all of the fun!

Ken and Hope Nibling leave the oil and gas business behind for golf, nature and family. by Michelle Burgess :: Photography by West Vita
30 | mARCH/APRIL 2013
It’s a busy weekday morning at the Texas Tuscan home of Ken and Hope Nibling, but that’s nothing new for this couple of nearly 35 years. Retired oil-and-gas executive Ken is showing guests around while Hope, a petite brunette with striking green eyes, oversees her grandchildren’s efforts to make her own grandmother’s recipe for hot chocolate. “You poured the milk into the cup, so she gets to pour it into the pan,” Hope tells 4-year-old Connor in her soft drawl, a remnant of her Louisiana upbringing. Connor and his sister are giving their mom, Kristin, who’s feeling under the weather and resting downstairs, a little peace. As he and Kenlee, 5, watch Hope stir the pan on the stove, the Niblings’ two Jack Russell terriers scamper back and forth between the kitchen and Ken’s study. The dogs bark, an overtired Connor begins to melt down from fatigue and excitement and the milk boils over its red enamel pot when Hope turns away for a moment. The Niblings are unfazed by the chaos because it’s par for the course. Their other house, in Katy, is down the street from Kristin and the kids, so Ken and Hope are never merely weekend grandparents. Christian values and family were what drove them even before Ken’s retirement last year ended his Houston commute, enabling them to spend the majority of their time in Boerne. It was faith, in fact, that brought the Niblings together in the first place. Hope’s position as a hydrocarbon supply specialist with Union Carbide spurred her move to Houston in the late ‘70s, where she began attending St. Luke’s United Methodist Church. There she caught the eye of young Ken Nibling, an usher who made Hope’s comfort his top priority that day. The pair were soon inseparable. “After we got engaged, we were in a class (for young couples) and met a lady who made a point of talking to us,” Ken says. “She said, ‘I was sitting in the pew behind you and saw y’all meet’ that first day in church. She was so excited for us. She didn’t even know us but insisted on throwing us a shower and everything. It was very sweet.” Two years before the couple’s 1982 marriage – and on the advice of his girlfriend’s parents – Ken left behind a career with the Veterans Administration to work for Penzoil in downtown Houston. His father, who also worked for the VA, thought Ken’s move was a bad one he would come to lament. But Ken’s 30 years as a successful human resources and risk management executive in the oilfield services industry have led to no regrets, he says. “If you can survive the downs, the ups are a wild ride,” Ken says of the business, which was

particularly volatile in the ‘80s. His jobs with Louisiana Land & Exploration Company and Union Texas Petroleum took the young family from Houston to New Orleans and back again between 1984 and 1988. Then it was time to stay put. “When we returned to the Houston area in 1988, we moved to Katy and resided there to raise Kristin and (son) Kyle,” Ken says of the couple’s decision to settle in the then small community, much different than the affluent but crowded suburb of 275,000 residents it has become. “Hope grew up in a small town in southern Louisiana and actually lived in the same house until she went to college. After living in 12 different places growing up, I really wanted to establish roots somewhere and allow my kids to know what a ‘hometown’ is.” And so for 25 years, the Niblings worshipped at one church, grew close to their neighbors and became regulars with their doctors, dentists and local shopkeepers. Kristin and Kyle grew up with the same kids from the time they were 5 and 2 years old until each went to college, she at Baylor and he at Houston Baptist. “It was all things I did not have when I was growing up,” Ken says. Hope, who had retired from Union Carbide to become a full-time mom when the Niblings moved to New Orleans in 1984, was involved not only with the kids’ sports but also as a Precepts International and Bible study leader at church and an active member of the National Charity League. She also dipped her toes into small-scale catering ventures, where her business acumen and skills in the kitchen led to a successful diversion from time to time. A few years after the Niblings set up residence in Katy, Ken was recruited to become Vice President of HR and Administration for Tuboscope, an international company with operations in more than 50 countries around the world. During his 14-year tenure, Tuboscope/Varco grew through a series of mergers and acquisitions from $200 million in annual revenue to more than $2 billion. After an oh-so-brief retirement in 2005, Ken was lured back to work when the former president of Varco convinced him to join the executive team of a new private company, Complete Production Services, or CPX. After CPX went public and then merged with Superior Energy in February 2012, Ken strapped on his golden parachute and retired again – “hopefully for good this time,” he jokes. It was during Ken’s first attempt at retirement when, with Hurricane Rita looming, he and Hope came to San Antonio to bunk with relatives until the storm passed. To have something to do one day, they took the advice of Hope’s sister, a real estate agent, and drove out to Boerne to take a look at Cordillera Ranch. Despite Ken’s tenuous employment, the Niblings weren’t yet ready to leave the Houston area for good, and besides, they had been considering Asheville, N.C. as a possible spot to move next. But their visit to Cordillera Ranch changed that. “The place we were looking at in Asheville was a ‘water property’ on one acre,” recalls Ken, a trim, blue-eyed man whose close-cropped, once blond hair is now mostly gray. “This particular lot at Cordillera Ranch was four and a half times bigger and on the Guadalupe River. It made that so-called ‘stream’ on the other property look like the water that runs off the end of your driveway when you water your yard.” Plus, the Niblings had begun to realize that being a thousand miles away from their family just wasn’t going to work for them. So the pair returned to Cordillera Ranch the next day, and then again for a third time. On their third trip, they saw their Cordillera Ranch agent, Gary Peterson, showing the property – their property, as they realized they had come to see it – to another couple. “We looked at each other and then walked up to him and said ‘Gary, we’ll take it,’” Ken recalls. “He said ‘Y’all are going to kiss me one day,’ and he was right. We truly believe it was providential. God was setting this whole thing up – letting us look at
that other property so that when we saw this one the differences would be highlighted and we would know this was the right place for us.” The clincher for Ken, besides his and Hope’s gut feeling, was how well Cordillera Ranch fit with his other passion. Asheville was initially appealing because of its Jack Nicklaus Signature golf course; Cordillera Ranch had one too. The pair then spent their time working with Preferred Builder Ray Stadler on creating a house that blended well with the acreage’s unique terrain and incorporated features and furnishings that were meaningful to them. The result is a 6,300-square foot stunner. With the neighborhood’s stellar golf amenities for Ken and a location that felt secluded as well as connected for nature lover Hope, the pair calls Cordillera Ranch “a perfect place for people like us who aren’t country folk but who do love the country.” Ken calls their place, where they now spend four days a week, “a legacy property” that they will be proud to pass down one day. In the meantime, though, there’s golf to be played. One doesn’t have to spend much time with Ken to see that his affinity for the sport is serious business – not as important to him as his faith or his family, but definitely a close third. He has played since the age of 10, even giving up a walk-on spot on the University of Florida’s baseball team because it took too much time away from golf. Over the years, when his work or vacations took him near significant courses, he teed up – and began a very extensive and unique collection. “I began buying pin flags, and then got the idea of having them signed by the players who had won on those particular courses,” says Ken, a 7-handicap golfer. His mannerisms become animated and his voice excited as he talks about his much-loved pastime, much in the same way granddaughter Kenlee expounds on her sparkly silver shoes. His Turnberry flag bears Tom Watson’s signature, Nick Faldo signed Murfield and few if any other notable players of the past several decades are unrepresented. Ken has played all 14 British Open courses, 30 of the 33 Ryder Cup sites and all 50 past and upcoming U.S. Open venues, racking up dozens of flags and other pieces of memorabilia now on display in a singular way in his study, where, as with so much of the furniture and decorative pieces throughout the house, “everything has a story behind it.” “There were way too many flags to hang on the walls,” especially with one full wall being taken up by bookshelves, Ken explains. “My daughter said ‘Why don’t you put them in the floor?’ It turned out to be a great idea.” Protected behind tempered glass, the pin flags have become a prominent feature of the study, immediately drawing visitors’ eyes as much as the room’s gorgeous view of the far side of the river below. Other meaningful pieces include items commemorating Ken’s proudest role on the links: that as a forecaddie on the 11th hole of The Master’s at Augusta National beginning in 2011. It was a position earned through six years of hoping, praying and letter-writing – “dedicated stalking,” as Ken calls it – and stands as one of the highlights of his spring each year. Ken’s domain could not be more tailor-made for him, but Hope’s favorite area of the house literally bears her mark as well. “Villa di Speranza” reads a fresco above the stove – The House of Hope. Indeed, while the entire house does bear Hope’s touch, nowhere is this more so than in the huge, open kitchen. Done in shades of white, blue and gray, it is a room clearly created by and for a real cook, not someone who simply unloads takeout onto plates or gets out of the way of the caterer. Well-worn cookbooks rest on easily accessible shelves and a farmhouse sink gets more use than the adjacent wine room. Of particular significance to Hope is the stained-glass pantry door she found in Alabama and had her nephew haul to Texas for her. In a house where so many pieces make a statement, the Niblings’ kitchen table is a real show-stopper and so large and heavy that it is a permanent installation, poised to host

generations to come. The huge alderwood and iron half-circle behemoth can seat 16 comfortably, most in the banquette and a few more in hand-painted wooden chairs. Made for go, not for show, the distressed-top table is kid-friendly and often filled with the couple’s family and guests. Ken and Hope wouldn’t have it any other way. Rather than just host the occasional outof-towners who want to see the new digs, the couple often has a full house; their gracious hospitality is an integral component of their shared philosophy on life. “We call it ‘the Nibling Inn,’” Ken says. “It is a blessing to be here, and not just for us. We don’t think of ourselves owning everything; we’re just stewards.” In keeping with that approach, Ken and Hope say it is rare when the two of them are by themselves. “It’s fun to invite people to Cordillera Ranch and to share this with them. It’s like a resort.” When drawing up plans for the house, they were careful to give guests their own space, a threestory wing with its own living spaces and roomy balconies. That sort of thoughtfulness is an outcropping of the Niblings’ view of themselves as vessels of God’s work, as well as an extension of their own strong union. “We share so much in common – it’s scary how much in-tune we are with each other,” Hope says, one hand resting on Ken’s arm and the other stroking a sleeping Jack Russell. “We see things the same way, including when it comes to sharing this house.” No matter what you call it – Nibling Inn, House of Hope or the ‘nother house – it’s a safe bet that those fortunate enough to come for a visit know they’re somewhere special and feel well taken care of. “We believe that the Lord has blessed us so that we can bless others,” Hope says. “That’s what we try to do.”

WHAT HAS BEEN YOUR GREATEST CHALLENGE IN YOUR BUSINESS? I think one of the hardest things about this job is saying goodbye to old horses. We only get to know the majority of them during their golden years and more often than we’d like we have to let them go before we’re ready. WHAT HAS BEEN YOUR MOST REWARDING EXPERIENCE IN YOUR BUSINESS? Being a part of the small miracles horses create for riders and their families. I have seen a 16 year old speak his first word on the back of a horse, had a wheelchair bound child dismount his horse and walk out of the arena with me, and I’ve witnessed the independence horses give to people who otherwise don’t have any. Everyday I get to watch horses teach people how to communicate with others, how to trust and how to be trustworthy, overcome their fears, and build confidence. What’s not rewarding about all of that? FAVORITE ASPECT OR FEATURE AT CORDILLERA RANCH? The Equestrian Club of course! I really enjoy the family-oriented atmosphere and how friendly everyone is!

by Haley Christofilis There are plenty of places that offer painting classes, but Paint Parties To Go is the only company in the area to offer them in a personal, comfortable and relaxed setting: your home! These art parties are an innovative and creative way for friends to spend time together in a private setting while creating an original masterpiece in just a couple of hours. The woman behind Paint Parties To Go, Cheryl Green, never expected to be doing what she loves as a career. From an early age, teachers and family recognized her skill as an artist, but she wasn’t ever planning to pursue art as a lifelong profession. “I always drew for fun, and my first experience with painting was in the 5th grade. When we did oil painting my teacher entered mine into an art competition in Houston, and my painting won for the citywide event. For so many years after that I wondered what could have been…I didn’t major in art in college because I thought there wasn’t any money to be made. I went to Corpus Christi A&M for premed, then I decided on nursing. After a year of that I transferred to UTSA for one semester, then I landed a job at USAA and decided to go to Incarnate Word, where I majored in business management.” Cheryl has two young boys, five and eight years old. After the birth of her first son, she quit her job at USAA and stayed at home to take care of him. Remaining at home with him caused her to become occasionally restless, so when she had time she sought out a different outlet to engage in and to get out of the house. One of the outlets she found was taking art classes, which she enjoyed for four years. She also loves to exercise, so she became certified to teach fitness classes. Cheryl explains, “One of the women in my neighborhood who knew I painted had been to a painting workshop the night before she came to my class. The next morning, she approached me and said, ‘You could
38 | mARCH/APRIL 2013
do that! You could come out and teach art classes!’” So began the small endeavor, to try something new and fun, that has since turned into a mobile business that Cheryl takes all over the San Antonio and Boerne area. Since the first party at the woman’s house who gave her the idea nearly a year ago, Cheryl’s parties have been a huge hit – she now books about seven parties a month, all by word-of-mouth referrals. She has had parties for all kinds of occasions – girls’ night out, children and adult birthday parties, and bachelorette parties. She charges $30 per adult guest and $20 per kid. She shows up before the guests arrive, sets up the easels and canvases as well as the paints and brushes you’ll use. She supplies all of the materials; all you need to do is clear one of your rooms, supply the chairs, food and beverages, and Cheryl comes in and turns your home into a private art studio! Cheryl helps determine what the group will paint based on a conversation with the host before the party. She brings a model of the painting that everyone will recreate, and then paints another version of it as an example. Then she leads you and your friends step-by-step through how to make your own unique creation. Since she uses acrylic paint, the creations are dry by the end of the evening. “I never saw myself as a teacher, since I didn’t think I’d have the patience, but it’s where my life has taken me, and I’m having so much fun doing it.”

COMMUNITY
B OE R N E I S D B O A R D OF T R U S T E E S C A L L F OR $ 9 9 M I L L ION B ON D E L E C T ION By Charlie Hill The Boerne ISD Board of Trustees is asking voters to consider a $99.48MM school bond issue that includes a significant investment in technology, a schedule of facility upgrades to address expanding enrollment, and enhanced security features for all schools in the district. The proposal will go before voters on May 11. When the 70-member Boerne ISD LongRange Planning Committee (LRPC) was formed in 2012, it was tasked with understanding and solving today’s school district infrastructure needs while laying the foundation for long-range initiatives in this rapidly growing area. The committee, chaired by local banking executive Steve Mack, spent seven months studying the district’s capital needs. Upgrading classroom technology capabilities was a high priority and the proposed upgrades on all nine district campuses would significantly increase the capacity for rapid, wireless access to the Internet and the growth in online educational resources. Calling the content of the bond proposal “powerful,” board member and Cordillera Ranch resident Alan Rich said, “I believe we will look back on this vote years from now and be able to say that we made the right decision at the right time.” Board member Susie Allen added, “Each child in the district will be positively impacted by this bond.” Keeping the Tax Rate Low “I think it is also important to underscore that, based on analysis we received, we believe the entire list can be financed and accomplished without raising tax rates,” Steve Mack said. The district’s bond advisor (SAMCO Capital Markets) prepared a conservative illustration that showed the district being in a financial position such that a bond at the proposed level could be carried without needing to increase the interest and sinking tax rate. That rate currently stands at $0.254 per $100 valuation, a figure that has been lowered twice by the district since 2009. Primary factors contributing to this have been the district’s prudent management of existing debt – refinancing in recent years to the point of recognizing $41 million in sav-
42 | March/april 2013
ings – and the steadily growing tax base that supports the district. As illustrated in the charts, the Boerne ISD’s debt ratios are at the low end of the 11 area districts compared in SAMCO’s analysis, with
Boerne ISD having the 2nd lowest debt / total assessed value among the 11 districts. Furthermore, BISD’s current I&S tax rate of 0.254 per $100 is 24% less than the average rate of the other 10 districts in this sample.
The Improvements and Upgrades The LRPC reviewed a specially commissioned enrollment forecast produced by Templeton Demographics, which projects an increase of more than 1,000 students in the district within four years. The report goes on to project enrollment growth of 3 to 4 percent annually for the foreseeable future, acknowledging that BISD’s reputation for excellence makes it a “destination district” for families moving to the area. With current enrollment topping 7,000 for the first time this year and in light of the growth projections, the committee recommended additional steps to accommodate the increased number of students on the current nine campuses. “Our community rightfully prides itself in having an excellent school district,” BISD superintendent David Stelmazewski commented. “But the fact of the matter is that in order to maintain that edge, we must invest in technology and technology training. We are behind, but we can catch up and excel once again as a leader in this area. I think the committee recognizes this and made technology investment a priority accordingly.” The $14 million technology investment would include an extensive upgrade in computer hardware, communication systems, and mobile devices in classrooms and labs. A high percentage of the district’s current computer inventory – some 3,700 desktop computers, laptops, and other devices – has an average age of eight years of service, putting technology-based instruction at a significant disadvantage. In addition to the technology upgrades, a new campus for Fabra Elementary School is also part of the bond proposal, which along with upgrades and renovations on other campuses will enable the district to maintain its current nine campuses and still accommodate steady enrollment growth that is forecast for the coming years.
The committee examined a number of options related to facility upgrades and expansion, ultimately determining that the best approach financially and logistically involved constructing a new Fabra Elementary School and adding classroom capacity to accommodate moving sixth grade to the two existing middle school campuses no later than 2015. The recommendation involving Fabra centered on the age of the existing facility and its related limitations as a modern learning environment. The committee factored in information involving the prospect of identifying available real estate within reasonable proximity of the current campus and the idea that the current facility, with modest renovation, could be repurposed for administrative and alternative school uses. Connie Sherwood, a Cordillera Ranch resident and volunteer on the LRPC, added, “Sixth graders will be moving to the middle school campuses in a few years. This is going to happen because from the standpoint of curriculum, these children need to be in that middle school environment. Money in the bond accommodates the expansion of the two middle schools. And an added benefit is that the elementary campuses will then have more space to deal with the expanding enrollment.” A significant portion of the classrooms in the current Fabra Elementary School date back to 1948 and are increasingly burdened with maintenance and energy efficiency issues. Traffic congestion and safety issues for the district’s smallest campus also were factored into the recommendation. Major upgrades to Curington Elementary School and Boerne Middle School North, two of the district’s older campuses, are part of the bond proposal along with expansion of the Career and Technology Education programs at Boerne High School. Expanding the Career and Technology Education programs
will help alleviate overcrowding and scheduling issues faced under the current system of shared facilities on the Boerne Champion High School campus. An array of security and safety enhancements on all campuses also will be funded with bond proceeds. District officials plan to further secure school entry points, add special “Columbine-style” security locks to all classroom doors, upgrade security cameras in specific areas, and act on other areas of need identified in campus audits with local law enforcement professionals. The need to expand and update the bus fleet and other school vehicles for the growing district was also addressed in the bond proposal. The committee also recommended setting aside funds for the purchase of land for future school sites. The LRPC and Board have worked extensively in getting the bond proposal prepared to help advance the objectives of keeping up with the growth needs and continuing to be one of the top school districts in the state. “Now it’s important for the voters to support this measure,” commented Connie Sherwood. “The reputation of the Boerne school district is what causes many families to decide to move to our community. Those families buy groceries here, buy vehicles here, purchase homes here. The success of our business community is very definitely tied to the success of our school district. It will be impossible to continue to be a premiere school district without funding for the measures that are included in the bond.” Additional information on the 2013 BISD Bond Proposal can be found at cordilleraranch.com/schools.

SHINDIG
DENIM & Derby A N I G H T AT T H E R A C E S by Haley Christofilis
A special thanks to our Shindig underwriters
Over the years, the Cordillera Ranch Shindig has raised hundreds of thousands of dollars for many independent Kendall County charities. This year on May 4th, Cordillera Ranch residents and their friends will gather once again to have “A Good Time for a Good Cause.” The Shindig, started in 2002 by the Cordillera Ranch Social Club and held at the park with about 200 Cordillera residents, has grown into its own corporation (CRS). It is governed by a Board of Directors, comprised of Carla Northington, Kay Johnson and Barbara Wynn and in 2006 was declared a taxexempt 501 (c)(3) organization. Since then, each year the number of guests and the amount of money raised for various area charities has increased. The mission of the event is to uplift and support various Kendall County charities that are located right here in our own backyard. Everyone would love to make a difference in their community, but it takes a group of people who are willing to devote their energy to do something big, a role being filled by the volunteers preparing for this year’s event. Jamie Amerman, who is co-chairing the event for the second time along with Sara Hill, has found working on the Shindig to be rewarding in many ways. “A lot of people want to get involved, meet people and give back to the community. The planning and preparation process of the Shindig is a great way to gain connections with neighbors as volunteers work together with a focus on a great cause,” Jamie says. Her second time chairing the event, Jamie states that her position has empowered her with a sense of compassion for the many causes. “The thing I’ve been trying to do differently this year is help other committee members to understand that this isn’t about us. When I first signed up I thought it would be fun to plan a big party with a group of my friends, but in the process I saw a transformation
50 | mARCH/APRIL 2013
in myself and the heart I grew to have in it. This is what God calls us to do – to give and to serve. We begin every meeting with a prayer and ask for God to work through us. It’s become a fellowship, and I’ve seen lives changed by the Shindig.” Jamie and Sara both stress that the 2013 Shidig committee, made up of about 15 Cordillera club and community members, deserve the recognition for their hard work on this year’s event. “We can’t stress enough how this group of ladies has come together to plan a wonderful event for the night of May 4th. Their hard work and dedication to our cause is what will make this year’s Shindig a success,” says Sara. “The Cordillera Ranch Shindig is not a faith-based organization, but it is very strongly tied to the message of Christ, which calls us to care for the needy and defeated,” Sara states. “We want the message of generosity to be the light of this event. Naturally people with giving hearts want to be involved. We want to throw a nice party that people will pay top dollar to attend, but always at the forefront is the fact that we want to raise as much as we can for our community charities.” Jamie and Sara have set their sights on a confident goal of raising $250,000 to be distributed to the selected charities. To choose the organizations that the fundraiser benefits, residents in Kendall County nominate deserving philanthropies, which each fill out an application stating their mission statements and their specific needs. The Shindig volunteers then choose a number of organizations to make a presentation, after which they decide on the most worthy causes that the fundraiser will benefit. This year the proceeds raised will go to support growth and fortification of six organizations in Kendall County: Still Water Christian Ministries, Kendall Country Youth Agriculture and Equestrian Center, Bergheim Fire Department, Hill Country Daily
Bread, Benedictine Ministries, and Hill Country Pregnancy Care Center. Jamie and Sara are proud of the scope of people that this year’s Shindig will benefit – from children and teens to expectant mothers and senior citizens, the organizations chosen come from all facets of the community. The theme of this year’s Shindig is “Denim & Derby: A Night at the Races.” It has always been on Jamie’s bucket list to attend the Kentucky Derby, so the fundraiser, which coincides with the day of “The Run for the Roses,” will include all of the trappings of the Derby, and Jamie and Sara hope to see lots of Derby style hats at the event! There will be a hat contest for the lady (or man) with the best Derby-style hat, a chance to be drawn for a $10,000 horse shoe ring toss, a Kentucky “Duck Derby,” and a raffle for a trip to the 2014 Kentucky Derby. The evening will also include exquisite food, live music, and live and silent auctions with items donated by numerous Hill Country and San Antonio merchants and artists. The night will begin with a VIP party for table sponsors with music by Cordillera’s own Bernie Tosdevin. The evening will also include entertainment by the band Courrier, a rising Austin alternative rock group whose national recognition has earned their music spots on shows seen on MTV and the CW, and later by Savannah Jack, a country band from Nashville. Jamie and Sara stress the vital importance of the underwriters, whose donations are truly what allow the event to be as successful as it now is. “This year we have so many sponsors and underwriters, which allows us to give so much more back to the community. Our title underwriters are the Preferred Builders: Authentic Custom Homes, Burdick & Christofilis, Great Homes and Stadler Custom Homes. I must admit I get a bit giddy anytime I write about the Sierra Nevada Mountains of California. Having lived in Southern California for 12 years, I was blessed with the ability to visit almost every trailhead in this majestic mountain range south of Yosemite. The Sierra Nevada Mountain Range, also known as the Range of Light by naturalist John Muir, runs north to south for 400 miles and 70 miles east to west. There are three National Parks within its boundaries, Yosemite in the north and Sequoia and Kings Canyon in the south. The Sierra is also home to Lake Tahoe, the largest alpine lake in North America, as well as twenty National Wilderness Areas and two National Monuments. One of the special things about working at Cordillera Ranch is getting to travel with our club members and introducing them to some of the great outdoor recreation opportunities in this wonderful country of ours. When a few members asked me about doing something special this summer, I spoke to them about visiting the high country of the Sierra Nevada. For most people who live, work and play here in Texas, the alpine setting of a high mountain range is usually only a passing thought. The further I explored their interest of fly fishing and visiting the mountains, I focused in on an area I’ve visited many times with both groups and by myself, the eastern slope of the Sierra just south
of Mt. Whitney. Mt Whitney, at 14,505’, is the highest point in the contiguous United States and just to the north, south and west of this majestic peak are hundreds of high alpine lakes full of trout. For the avid fly fisherman a trip into the high country is not generally what comes to mind. But I can assure anyone who ever questions whether it’s worth the work to get there, I would answer absolutely yes! It’s not an easy task by any means. For us Texans who live at or near sea level, a trip to the high country means preparing one’s self for both a mentally and physically demanding trip. As our group prepares for this summer adventure, there are several things we will do to ensure all are prepared and have the right expectations on what to look forward to. The logistics for this trip include a flight from San Antonio to Los Angeles International Airport. Once in Los Angeles, we’ll load our gear into a rental van and head north, making three stops along the way. One stop is for groceries, which will include backpacking gourmet meals made from fresh ingredients. As a backcountry guide for the past twenty three years I have learned that there are fewer things more enjoyable than a great meal at the end of a long day in the mountains. Our second stop will be at a local backcountry store to pick up fuel for my backpacking stoves, which you cannot fly with, and our California fishing license. Our third and final stop will be in the eastern Sierra where we pick up our backcountry permits. From there we head to our trailhead in the eastern Sierra just outside of Lone Pine, California. The trailhead where we spend our first night, Horseshoe Meadows, is located at 9,698’ above sea level. Our first night is spent here to acclimatize our bodies to the altitude. If you have never been at this altitude you will be short of breath just walking across a parking lot with no backpack on. We’ll pitch camp and settle down around a campfire on night one simply getting used to the thin air. On day two we will lay out and distribute all the group gear and food for the trip. Each person in the group will be carrying anywhere from
25% - 40% of their body weight in a backpack. Although I teach minimum impact and lightweight packing, people who are not used to backpacking always bring too much gear. One of my favorite teaching methods I use is a pre-trip meeting where I lay everything I bring with me out on a tarp and let people see my gear. For some, they take note, but for most, they soon forget as they begin to cram pounds and pounds of unnecessary gear into their pack. Go light is my motto. Our destination is Cottonwood Lakes basin. Cottonwood Lakes, located at the southern tip of the John Muir Wilderness, are home to California’s state fish, the Golden Trout. Cottonwood Lakes basin has many pristine lakes and creeks located between Mount Langley and Cirque Peak. Other lakes in the area we may choose to fish are Muir Lake, South Fork Lakes, Cirque, Long and High Lakes. From our basecamp in the Cottonwood Lakes basin, we’ll explore the rugged alpine setting in search of trout with fly rods in hand. The primary trout found in these waters are the California Golden trout and native Brook trout. Occasionally we’ll hook a Brown trout and there are a few types of hybrids. One of my favorite fly fishing quotes is from Yvon Chouinard, founder of Patagonia, who states “It’s not about catching the fish, it’s about the fish catching you.” This trip is sure to be a lasting memory for all who venture into the Sierra Nevada with us!

Selecting art for your home can sometimes seem an overwhelming experience. Keeping in mind a few simple guidelines can help you achieve your design goals and have an enjoyable experience. What is your desired medium and style? Think about art you have seen in the past. What pieces influenced you the most? Usually, people are drawn to a specific style and medium. Couples often have differing views on art and that is ok. Pieces from different artists and in different mediums will bring depth and interest to your collection. If you are not sure of your style, take the time to visit art galleries to help determine what appeals to you. Living in the Hill Country area provides an excellent opportunity to both view and support our thriving local art scene. The internet can also be a valuable resource. It provides the ability to view a wide range of art with just a few clicks. Check out online galleries for group shows or visit individual artists’ websites by searching for your favorite style. One advantage of using the internet is that you can search for the specific kind of art you are interested in and bypass all the art you don’t care to see. Plus, once you find an artist or type of art you like, the internet will lead you to many similar links to consider.
Think about your space Space is an important consideration when selecting your piece. Art that is too large may overwhelm, or a piece that is too small could diminish the effect. Use painters tape to mark out the area that is proportional to your wall in order to find the optimal size. You might consider a grouping of smaller pieces rather than one large piece. Most galleries and artists will allow you to take art home on loan before the purchase. Even if you “love” the piece, it must live in your home and trying it out is a great way to ensure it is right for you. Also, if you have an artist in mind you may be able to commission a custom piece that will be both a perfect match for your space and color scheme. Putting it all together Framing: Art that requires framing presents a new challenge. Framing decisions are too often not given the proper consideration. The correct frame will enhance your piece and give it the finished look you desire.
Hanging: A common mistake is to hang wall pieces too high. The center or focal point of the piece should be at eye level. Lighting: Lighting your art is also essential to ensuring your new piece is highlighted. If you are building a new home make sure to incorporate art lighting into your design. In an existing home you may consider lighting attached directly to the piece, or making the investment to add additional lighting to your home. Venture out and allow this to be a fun learning experience! Talk to gallery owners, artists, and your interior designer. Find what speaks to you and the pieces you select will be a source of enjoyment for many years to come.

Property Owners Corner New P.O.A. Management Firm
Since development started at Cordillera Ranch there have been over 1,100 lots developed in 41 different sections covering nearly 5,000 acres. There are currently over 600 homes in Cordillera Ranch and with the continued growth comes additional challenges in managing the association. In evaluating the P.O.A. administrative needs in 2012, it became clear that the P.O.A. could benefit from a different management structure that includes an outside management firm bringing in additional resources. With that, Associa ProComm was hired late last year to manage the P.O.A. The new on-site administrator (an employee of ProComm) is Cathy Williams (she replaced the position Valerie Shaw previously held). Cathy has been a great asset for the Cordillera Ranch P.O.A. thus far and has been busy tackling a number of projects and improving some of the processes, procedures and organization of the P.O.A. Below is Cathy’s bio and an introduction to Associa ProComm: I am originally from Michigan and moved to Texas in 1972 where I have made my home. I am the grandmother of four – 1 granddaughter and 3 grandsons. I enjoy fishing and car racing in my spare time. Initially, my career started as an association manager for a developer of high-end subdivisions. After three years of employment with this developer my interest in association management grew. I joined Associa ProComm in 2000 to further my career and

knowledge in the association management industry. In addition to ongoing internal training, Associa ProComm strongly supports all managers in continuing our education and pays for us to attend classes so that we can become the top in our industry. Through this support I have been able to achieve all of the professional designations available to a Community Association Manager. These designations include: Professional Community Association Manager (PCAM), the top designation in our industry; Association Management Specialist (AMS), awarded by Community Associations Institute; and Certified Manager of Community Associations (CMCA), awarded by the National Board of Certification for Community Association Managers (NBC-CAM). Associa is the leader in community association management and developer services. Associa proudly serves nearly four million residents in thousands of associations across the United States. We are the nation’s local management company and we are proud to represent our clients with a personal and professional touch, while providing the strength and resources of a national company. In Texas alone, we manage over a quarter of a million homes with six local companies. We believe that Associa can provide you with the option of incorporating a management firm at any desired level of service and we can structure a management agreement for complete full-service management.
Associa’s range of service is due in large part to its systematic application of national best practices to its offices. Through proactive management, extensive financial services, and developer and construction services, Associa offers complete management. There is no firm in Texas or even the nation that has more experience in dealing with complex master association communities. At Associa ProComm I have been trained to provide management as it should be: professional, comprehensive, and forward thinking. We recognize that this type of service is of the utmost importance and is important criteria in selecting a firm such as Associa ProComm to professionally manage your community. Associa is a progressive company committed to the finest fundamentals in customer service. What does this mean for Cordillera Ranch? • A focus on delivering the finest service • Enhanced responsiveness to client needs • Insistence on exceeding expectations for staff service levels • Hands-on management with an emphasis on service standards • Advanced accounting systems that provide transparent, timely, flexible, and customizable reports • Evolving management procedures and systems • Maintenance and Inspection services as desired • Management consulting • Deed restriction/covenant compliance enforcement • Amenity and gate program maintenance • Technology solutions: websites, board and resident portals, e-mail blasts and more Associa ProComm combines gracious hospitality and professional management with exemplary customer service for all of our
professionally managed communities. Our professionals pride themselves on providing residents with the service they expect and deserve. Our ability to provide five star service as part of every day association living for each resident in a seamless, efficient, and professional manner is what sets us apart from other management companies. Associa’ s commitment to our managed communities includes the opportunity to participate in exclusive programs, utilize unique state of the art communication tools, and obtain benefits that come from Associa’s unprecedented buying power and established industry relationships. Associa Cares is a non-profit charity that supports families and communities in times of crisis. Associa Cares operates off the tax deductible donations of Associa employees and concerned citizens who live in communities all across America. Designed to help both Associa and non-Associa managed communities, Associa Cares volunteers aid in the raising of financial resources and administers those resources to people in need as a result of natural and man-made disasters. One added benefit that will help with communication and your account management is Associa Homeowner Access which provides online access to your account 24 hours a day 7 days a week. We are currently working on developing the Cordillera Ranch portal for this service and will be rolling it out in the next couple of months. I look forward to meeting you and should you need to contact me my email is cwilliams@procomm-mgmt.com or call me at 830-336-3501. See you around the ranch, Cathy

IT’S SPRING CLEANING TIME AGAIN! HERE ARE SOME TIPS TO GET STARTED: THE BASIC SUPPLIES YOU’LL NEED TO MAKE YOUR OWN GREEN CLEANERS INCLUDE:
• Distilled white vinegar (sold in the cooking section of most supermarkets) • Baking soda • Olive oil • Borax (sold in a box in the laundry aisle) • Liquid castile soap (found in most natural foods stores) • Essential oils (super concentrated natural plant oils found in natural foods stores, usually in the cosmetics section) • Microfiber cleaning cloths • Newspaper
HERE ARE A FEW BASIC “RECIPES” AND TECHNIQUES TO GET YOU STARTED:
• Glass: Mix 1/4 cup vinegar with 1 quart of water in a spray bottle. Spray on glass and wipe clean with old newspaper or a lint-free cloth. • Countertops and bathroom tile: Mix 2 parts vinegar and 1 part baking soda with 4 parts water. Apply with a sponge, scour, and wipe away. • Floors: Mix 4 cups of white distilled vinegar with about a gallon of hot water. If desired, add a few drops of pure peppermint or lemon oil for a pleasant scent. After damp mopping the floors, the smell of vinegar will dissipate quickly, leaving behind only the scent of the oil. • Wood furniture: Mix equal parts of lemon juice and olive oil. Apply a small amount to a cloth, and rub onto the furniture in long, even strokes. • Toilet bowl cleaner: Flush the water out and then shake baking soda on sides of bowl. Then add vinegar and let it bubble, clean, then scrub using a brush and flush! • Disinfectant: Mix 2 teaspoons borax, 4 tablespoons vinegar, 3 cups hot water, and 1/4 teaspoon liquid castile soap. Wipe on with dampened cloth or use a spray bottle. Wipe clean. • Mold and mildew: Wipe with straight vinegar.
