“Stay all Night” is one of the countless legendary songs Willie Nelson has recorded, and the chorus sums up the purpose for the planned Lodges at Cordillera Ranch. To really enjoy the vast beauty and array of activities at Cordillera Ranch, you cannot just pop in for a few hours in an afternoon. You have to ‘stay a little longer’ or you are just short-changing yourself. Whether you are a guest of a resident or member, prospective member yourself, or an existing member without a finished home in the neighborhood, visiting Cordillera Ranch for a few hours is like going to a movie theatre and leaving 30 minutes into the film. You are going to miss the best parts – the relaxing evenings outside by The Club terrace fire pit soaking in the thousands of stars that freckle the sky or the crisp, morning sunrises across the Guadalupe River Valley and hill tops. For several years we have been developing the conceptual plans for the Lodges and it’s been a delicate process that we’ve wanted to carefully craft in order to serve a growing need for accommodations in Cordillera Ranch while still protecting and preserving the exclusivity and private-club experience that we all enjoy. In the coming months we’ll roll out the plans and renderings for these boutique home and suite rentals. The initial phase will include three lodge units totaling 15 individual bedrooms (two 6-bedroom units and one 3-bedroom unit near The Clubhouse). It’s important to understand that the purpose of these Lodges is not to create a resort environment – these will remain for the benefit of Club members, their guests and Club and real estate prospects. This is not an offering we will be opening up to the masses – exclusivity remains a core principal in all of the planning and operations for The Club. Furthermore, these rental opportunities have already been available on a limited basis in Cordillera Ranch through some casitas we have been utilizing in the neighborhood. Stay tuned for more announcements and details on this upcoming addition to the lifestyle at Cordillera Ranch. We hope you and your guests have the opportunity to ‘stay all night, stay a little longer’ at the new Lodges at Cordillera Ranch in the near future.

This event is a fantastic way to showcase The Club and all Cordillera Ranch has to offer, including the incredible Jack Nicklaus Signature Course. GARNERING HOPE AND STRENGTH
The women of Cordillera Ranch came together on April 9 to benefit the Kendall County Women’s Shelter at the Marisol Luncheon and Style Show at The Clubs of Cordillera Ranch. In preparation for Fiesta and the spring season, beautiful clothing from Ranch at the Rim was modeled and sold. HEB was the underwriter of the luncheon and donated the beautiful floral centerpieces. Raffle prizes from Neiman Marcus, Clint Orms, Julian Gold, Celeste, Bergheim Wine Cellars and Green Bull, to name a few, were won, all to raise support for the KCWS. Carroll Dorsey Walker displayed her beautiful jewelry and handbags, giving a percentage of the sales to the Shelter. In total, $18,200 was raised! Carla Northington, Barbara Wynn, Kay Johnson and Barbara Hill were the originators of the Marisol Luncheon. They wanted to help make a difference in the lives of endangered women and children. As a result, the women in Cordillera Ranch have a real heart for the Shelter since from its inception in 2005. Many volunteer at the Shelter and donate items to the Fabulous Finds Thrift Store of the KCWS. At the luncheon, Carla thanked the women for contributing to this important and valuable event. “Valuable, because it will

open our eyes to the domestic violence that one in four women experience. In the U.S., a woman is abused every 52 seconds. Valuable in that approximately 15.5 million children are exposed to domestic violence every year.” Carla went on to say, “This luncheon is important because you may know someone that is being abused or it may even be you. May this time together be used to open our understanding of the terrible plague of domestic violence. May our hearts also be turned in a way that can make a difference in helping women find a safe haven for themselves and their families. Let us not leave here today just saying that was really nice and we had fun — but may we leave today with a greater understanding of the times we live in and how we might make a difference in the lives of vulnerable women and children.” Susan Pamerleau, Sheriff of Bexar County, was the main speaker at the luncheon. Susan shared how domestic abuse has shaped her life and her work as she was abused as a young wife. Her presence and her message impacted the attendees as they listened to her story and to her words of wisdom gleaned from her years of experience in the Air Force, the business world and in law enforcement. Carla closed with a reading from the Bible. I remember my affliction and my wandering, and the bitterness and the gall. I well remember them, and my soul is downcast within me. Yet this I call to mind and therefore have hope: Because of the Lord’s great love we are not consumed, for his compassions never fail. They are new every morning; great is your faithfulness. IT’S A WISH MOST OF US HOPE FOR — THAT ONE SPECIAL PERSON WHO GETS YOU LIKE NO ONE ELSE DOES — BUT FOR JOE AND MAUREEN CHEBEN IT’S A LONG-TIME REALITY THAT DEFINES THEIR LIVES.

The blessing of their friendship is not quite lifelong; it could have easily started much earlier. Both natives of the Bronx, they were born a mere three blocks from each other the very same year. “It’s a small world and our relationship was meant to be,” says Joe whose family moved away to Queens when he was four years old. “Maureen and I met at Manhattan College the first day of Freshman Calculus class. I tripped over her in the hallway so I would have an excuse to talk to her,” Joe says of the fortunate encounter. “We are the best of friends and have been since college. We were actually best friends before we started dating.” He jokes, “We had to be because Maureen always cheated off me when taking tests.” The two chemical engineers got married in New Jersey about a year after they started their careers and will celebrate their 39th anniversary this June. When they were transferred to Houston in 1977 they got their first taste of Texas, attending the University of Houston where they both got their MBAs. With studies behind them they started their family and with the birth of son Mark, Maureen decided to retire from her career. Over the course of their careers they worked together three years at Exxon which had them living all over the country and abroad; first with Exxon in Den Haag, Holland from 1991-1994 and then with ExxonMobil in Qatar from 2008-2012. “Exxon introduced us to Texas when they moved us down from New Jersey. We did not know anything about it. But we loved it as soon as we arrived. We have now lived in Texas longer than any other place, by far. When we lived in Houston, we would go to the Hill Country in the spring to see the wildflowers,” says Maureen. Their family grew up and expanded. Mark, 33, lives in Irvine, California where he is the Global Marketing Manager for EonReality, a 3D visualization company. Joe also works for them as an advisor/ consultant for their oil and gas business. “Mark is a full-time employee and I am a consultant, so technically he’s my boss and he never lets me forget it,” says Joe of his oldest son. Son Sean is 30 and he and his wife Brittany are both chemical engineers living in Houston. Sean works for Chevron
and is very active in Texas politics. Brittany just got her MBA from Rice University and works for DCP Midstream, an oil and gas company. Daughter, Amy, 28, is a mechanical engineer for Southwest Research Institute and she and her husband, Tyler live in San Antonio where he’s an aerospace engineer and private pilot who works for Boeing. “All of our kids and their spouses are brainiacs and it’s tough to keep up with them,” Joe says. When the time came to think about their next chapter, the Chebens had multiple considerations. “About 10 years ago, when we started to consider retirement,
we looked at several other states to live in. We looked at New York and New Jersey, but they were too crowded and too expensive. We looked at Pennsylvania, and while nice, it just wasn’t for us. We also looked in North and South Carolina since some of our friends retired there. Again, too crowded. Maureen then said, ‘Honey, we can do this 50 times, but you know we’ll wind up in Texas.’ She was right. I asked her where she would like to live and she said, ‘You know we love the Hill Country, how about we try for San Antonio to get away from the coast, the humidity and hurricanes.’ We Googled ‘San Antonio,

We called and made an appointment.” It was love at first sight. “As soon as we turned into Cordillera and drove up to the sales office, we both knew it was where we were going to retire. The killer view from the sales office, the beautiful roll of the land, the size of the lots, what we heard about the warmth and friendliness of the people, all contributed to the decision to put down our stakes here.” Finding the right lot took a bit longer. The couple was living in Qatar and would travel back to Texas every three months to look for lots. After about a year, they found the right one. The couple chose Cordillera Ranch Preferred Builder Trey Garner, and with Maureen working closely with his designer Amy Henderson, it took about a year to perfect the home design to Maureen’s ideal specifications. “We can’t say enough about Trey and his team. They are a great group of folks to work with. We had no surprises during the construction and everything progressed very smoothly,” says Maureen. They moved into their home in July, 2012. One of the couple’s favorite rooms is the beautiful kitchen where Maureen puts her excellent cooking skills to use for family and friends and Joe creates his prized baked confections. “About 15 years ago, Maureen taught me how to bake cheesecakes, lemon meringue pies and chocolate cream pies. I’ve perfected the recipes over the years,” says Joe. “My favorite cheesecake to make is an amaretto cheesecake. Most of the time, we make a cheesecake for each Nature Club

meeting where it is raffled off as one of the door prizes. But some people who have not won at the raffle have asked for a cheesecake to be made. We have a lot of fun making them and watching people enjoy them.” The home is also the setting for entertaining. “When we’re home and not traveling, we enjoy having friends over to the house a couple of times per month. It’s very enjoyable,” says Maureen. Additionally, its home base for their visiting children, especially during the holidays. Joe shares specifics, “We all seem to get together here around Thanksgiving which is our favorite holiday. When everyone is together, we play a lot of strategic board games and drink copious quantities of beer. We also like to go to the gun range and shoot clays, before any drinking is done, of course! Around Christmas, we enjoy going to the mariachi mass at Mission Concepcion followed by brunch at the Menger.” An active couple, the Chebens enjoy lots of activities and supporting the local community. “We coordinate the quarterly trash pick-up on our Adopt-A-Highway section of 46. We actively support the San Antonio Pregnancy Care Center, the Hill Country Pregnancy Care Center, The Kendall County Women’s Shelter and 4Kids of South Texas,” says Joe. They are also enthusiastic gardeners growing flowers in harmony with the deer. “We are total at peace with the deer. I drink a lot of coffee and spread the coffee grounds throughout all our gardens to acidify the soil. I understand that the odor also keeps the deer away.”
The couple makes use of their favorite Cordillera amenities — The Clubhouse, the golf course and the gun range, for fun close to home. “Maureen plays Shanghai. I used to play golf and am now trying to get back into playing. We both belong to the Nature Club. I attend the monthly Men’s Group meeting when I’m in town and we occasionally go to the wine dinners.” An avid sportsman who played baseball, golf and hockey in his youth, Joe is quite the adventurer. “I got involved in camping, backpacking and mountain climbing when our two sons were in scouts. When they turned 14 years old, they entered the high adventure program and I was the adult sponsor. Through this, we climbed our first 14,000-foot mountain in Colorado. We have since climbed throughout Colorado, in California and Washington, in Mexico, Ecuador, Turkey, Africa and South America. I have climbed over 40 peaks higher than 14,000 feet. It’s a great hobby.” Life is good for the Chebens who cite the people and the quiet way of living as what they like most about Cordillera Ranch. At the prospect of grandchildren, they see more special time at home. “We have a feeling that they will spend many days/nights with us here.” Until then, Joe says, “We’re just living life to the fullest. We have an expression: ‘there’s nothing better than getting old with your best friend.’ We wake up every morning and thank God for giving us such good fortune — living here in Cordillera with such great people.”

I started working in the Country Club industry for Century Golf Partners in 2008 at Eldorado Country Club in McKinney, Texas. I was then transferred to The Club at Sonterra as their Member Relations Director in 2010 where I worked until fall of 2015. After maternity leave with my daughter Brielle, I joined the great team of Cordillera where I look forward to many more exciting years to come! How long have you been with Cordillera Ranch? I have been at The Clubs of Cordillera Ranch since September of 2015. What is your favorite aspect of working in the Hill Country? My family and I have always loved the Texas Hill Country! We also live in Boerne and love the small town feel. There is not a day that I don’t pull into the gates and feel blessed to have such a great job at such a beautiful facility! What are your hobbies/interests? I am family-oriented and love to spend as much time with them as possible. We enjoy going to Sea World, the zoo, the movies, Boerne River, Market Days, “Random” Park, grilling with neighbors and weekend trips to Dallas. What’s your favorite sport? My favorite sport to play has always been volleyball, but my favorite sport to watch is football! My son plays flag football and will be starting tackle in the

fall. We are huge Dallas Cowboy fans with high hopes for a better season! My very close second would be basketball. Go, Spurs, Go! Favorite sporting event you’ve attended? My husband and I have gone to many Spurs games and love every minute of it! Favorite quote? “Everything Happens for a Reason.”
What has been your most rewarding experience in your business? I absolutely love coming up with unique and exciting events for members. Some of my best events were: Scavenger Hunts around San Antonio in stretch limousines, the Fiesta River Parade Dinner, the Grape Stomp & Wine Event, Dueling Pianos for St. Patrick’s Day, Princess Parties and Mother/Son Date Nights.
Favorite movie and why? I love all Chick Flicks, even though lately I don’t think I have seen much that hasn’t been made by Disney or Pixar!
Favorite aspect or feature at Cordillera Ranch? The team is by far the best aspect of Cordillera to me! From the owners, to the managers, to the coworkers, everyone has been incredibly friendly and supportive.
What has been your greatest challenge in your business? I think my greatest challenge has been adjusting from a large club to a small club. At Sonterra, the club was all about quantity because of the size. The great thing about Cordillera is it is all about QUALITY and giving the members the best experience possible.
Anything else that no one knows about you that you would like to share? I went to High School in Glidden, Iowa where I grew up on a farm. I know how to drive a tractor, work cattle and my least favorite thing … pick up rocks in the fields!! I also broke a weight lifting record in High School for bench press!

THE BUCKET LIST, HILL COUNTRY-STYLE By Kevin Thompson
The “bucket list” approach to retirement often fails to really satisfy, says Miami psychiatrist Marc Agronin. He had a client who traveled the globe for pleasure but couldn’t shake a nagging depression. “She felt like a spectator to the lives and locales of others, collecting hundreds of photos that were destined to sit unseen on flash drives,” Dr. Agronin wrote recently in The Wall Street Journal. “The solution? She and her husband are now spending more time with family and friends, and feel much happier and more connected.” Thousands of retirees land in Texas each year seeking satisfaction from their golden years. According to the U.S. Census Bureau, only California and Florida have more residents over 65. Only California has more adults aged 45 to 64. Locally, Kendall County’s growth rate among people over 60 has outpaced its overall growth by more than 12 percent. The county’s general population has increased 14 percent in the last five years. Its over-60 crowd has grown 26 percent, Census data show. Cordillera Ranch has helped the trend. Forty percent of Cordillera residents are retirees with an average age of 54, according to Director of Membership Debbie Pepper. If recent migration trends continue, the Texas State Data Center projects Kendall County’s over60 population to more than double in the next twenty years, from about 10,000 to roughly 25,000. Texas draws retirees because of its relatively low cost of living, very low state income tax (as in 0 percent), mild climate and central location. Even a former editor of Where to Retire magazine began her “post-career life” in the Texas Hill Country recently, after twenty-plus years researching retirement destinations. “I liked the character of the town (Fredericksburg) with its German heritage,” Mary Lu Abbott told her former magazine. “I enjoy the beauty of the area and the big open skies.” The March/April edition of Where to Retire highlighted both Boerne and Cordillera Ranch in its Texas Hill Country feature. The Hill Country’s special blend of nature and culture certainly give a reporter ample content to cover. As for nature, peaceful waters slide past majestic Cypresses along the Cibolo and the Guadalupe. Hikers hear faint calls of civilizations past in the howling winds of Enchanted Rock. Dozens of state and local parks make easy day trips. It was nature that lured retired heart surgeon Ridlon Kiphart to Cordillera Ranch from Dallas in 2001. “The Hill Country is varied and sometimes harsh, sometimes stark but beautiful in

the rain, in the sun, in the moonlight and in the starlight,” Kiphart waxed poetic. “The diversity of flora and fauna is amazing. The solitude, serenity and peacefulness are awe-inspiring.” Kiphart once witnessed twenty-four different species of birds in his backyard within a forty-eight hour period. He records data for a migration study at Cornell University. “Sitting on the back porch in a rocker, I can watch my world go by, ever amazed at the new sights that fly by, float by, flutter by or sprout out of the soil.” As for culture, world-class wineries pepper the region. The Texas Hill Country is now the second-most visited wine region in the country. Wine Enthusiast magazine named it a Top 10 Wine Destination worldwide (we were sandwiched between the Aegean Islands and Mendoza, Argentina). Boerne’s proximity to San Antonio mixes in cosmopolitan options. Whether a sought-after exhibit at the Witte or Broadway at the Majestic, the festive heart of America’s seventh largest city beats less than an hour away. World-class health care, shopping and dining are even closer.
The University of Texas Health Science Center anchors an array of specialists on San Antonio’s northwest side. The swanky Shops at La Cantera bring a world of goods and tastes within twenty minutes’ reach. Fifteen minutes farther, San Antonio International makes distant family and friends close again. Big city amenities with small-town connections — that’s what most people seem to want for their final years. A town like Boerne harkens back to Mayberry despite the “Boerne, Texas Gone Forever” bumper stickers popping up. Insurance executive and Amarillo native Mike Brewer wanted to come home to Texas after nearly 40 years in Kansas City. He and wife Lynne have family in Florida, Georgia and Missouri. “We visited Cordillera and it was love at first sight.” Brewer said. “We’ve made wonderful friends here and love the amenities. It’s a great spot for family get-togethers. Our children and grandchildren love to play golf, tube the river and lounge by the pool.” Throw in skeet shooting, horse riding and a tennis match and that’s a bucket list, Cordillera-style.

As many of you have seen or heard by now, the big news in April was the addition of Bryan Gathright to our PGA Professional team here at Cordillera Ranch! I am so excited to have Bryan joining our team as he brings a wealth of knowledge and experience as a Golf Magazine Top 100 Teacher for the last 16 years. Bryan will be working closely with Gevin Allen to continue developing our instructional programs for our members. If you have not yet met Bryan, please stop by and introduce yourself as I know he is anxious to meet all of you! Cordillera Ranch will be hosting the Texas Golf Association 4-Ball Championship May 13 - 15. We are very excited to host one of the State’s major championships for amateurs. A field of 80 two-person teams will be competing in 54 holes of 4-Ball Stroke Play over three days. This is a fantastic opportunity to once again showcase The Club and community to some of the best players. The field was full within 15 minutes of the registration opening in March, which was a record! The Member tournament schedule is definitely in high gear and we have a number of great events planned that I hope you will be able to participate in. The CWGA will be hosting their Cordillera Ranch Round-Up Member-Guest from May 3 5. The Men’s Club Championship also takes place May 20 - 22 when 2015 champion Dan Blake will look to defend his title. There is not much time for rest when moving into June as we still have a few events on the schedule for you to enjoy. Men’s Night Out events begin June 2 and are scheduled weekly throughout the summer. The Couples Stampede will be held on June 4 this year and is the most popular Couples event of the year. We have a US Open One-Day Member-Guest planned for Friday June 17. This is a great way to showcase The Club and all that Cordillera Ranch has to offer by enjoying a great day on the course with clients or friends in a fun, competitive environment. Finally, our Junior Golf season kicks into high gear with two camps being held in June. We have a number of outstanding junior golfers here at The Club so it has been fun to watch their progress over the years. As you can see, there are plenty of ways to enjoy playing golf here at Cordillera Ranch. Most importantly, there has never been a better time to get acquainted or re-acquainted with the game of golf, especially for the great health benefits. Nancy Berkley, golf author, founder and president of Berkley Consulting and expert in women’s golf, specifically in attracting and retaining women in the game, has much to say on this subject. Why not adopt Nancy’s philosophy she so aptly trademarks in her golf section for Cybergolf.com…. BE HAPPY, BE HEALTHY. LIVE LONGER, PLAY GOLF. Nancy’s message to women: “Did you know that studies have shown that women who play golf live longer? Think about it: Golf is a mind-body exercise (the best kind) as well as providing the physical exercise of walking even when using a cart. Playing golf helps women maintain balance, flexibility and posture. Need proof: Look at the women playing golf at your club. Aren’t there some amazing 80-year and 90-year-old women? Further evidence: Read “Brain, Heal Thyself” in the February 6, 2015 issue of the Wall Street Journal. Walking two miles a day has shown in studies to prevent dementia, Alzheimer’s and Parkinson’s Disease.” Additionally, industry trends state that one third of all new golfers are women, and equipment manufacturers and golf apparel companies are taking notice with new equipment innovations and stylish apparel lines.

CHICKS & STICKS Are you new to golf, haven’t played in a while or are new to The Club and community and want to meet other women interested in golf? Then Chick & Sticks is for you! In 2012 I created the program to fill the need for new members to meet other members in a social, non-competitive environment by introducing them to the game of golf. As a growing and thriving Club, many members were moving in from around the state and country to enjoy the beautiful Texas Hill Country and our exceptional championship golf course at Cordillera Ranch. Working with Director of Golf Marc DeWall, the Chicks & Sticks program began as “a little bit of golf and a lot of happy hour.” The goal was to attract beginning golfers, golfers who haven’t played in a while and were ready to play again and those simply wanting social camaraderie accompanied by a little golf. And it worked....the ladies came, they played, they socialized and made friends for life! Clinics are one hour and fifteen minutes with one to three pros teaching the group,
depending on the level and numbers in attendance, followed by a happy hour. As the program has continued to grow and develop, there are now two groups — one for beginners and another for advanced beginners to intermediate. Our beginners have developed into two segments – “the four-holers” who quickly advance to the “nine-hole” group. Many of our original nine-hole group now feel comfortable playing 18 holes and have joined the CWGA. But the most exciting part is that many of our ladies who started in the program had only a slight interest in ever really playing golf but are now hooked on the game! Our number of ladies playing golf is increasing by leaps and bounds.
CORDILLERA WOMENS GOLF ASSOCIATION (CWGA) Joining CWGA allows you to participate in a weekly Wednesday play day and all tournaments, and learn more about the game of golf such as rules, golf etiquette and different games. Plus, members can win awards, make new friends and most importantly, have fun! The season begins in January and lasts through the end of November. Tournaments not to be missed are our Fiesta Tournament in April and Member-Guest Ranch Round-Up held annually in May. Golf as a way of fitness, and fitness as a way to improve your health and golf game. By Ann-Kristin Allen For years golfers were looked upon as individuals who were out of shape and never focused on their fitness. Today’s golfers are seen as athletes — especially players on the LPGA and PGA Tours who are more fit than ever. While your goal may not be playing professional golf, your exercise program should reflect the sport, namely the unique movement patterns of the golf swing. This should include triplane motion exercises, as the golf swing requires the body to move in all three planes of motion at the same time. The golf swing is a very athletic motion and it occurs in under two seconds. It is very explosive and starts from a static position where the upper body rotates over a stable lower body in the backswing, and lower body/hips initiate the downswing. Do you know if your body is ready for this explosive motion? Or the very specific moves of the short game? Do you have the stability, mobility, flexibility, strength, endurance and power to enjoy playing the game long term and injury free? Do you have any known limitations that prevent you from starting golf? Do you have the body mechanics to lower your scores? We believe if you don’t assess, you are only guessing. At The Clubs of Cordillera Ranch we offer fitness screens and player development assessments. This identifies your unique body mechanics so an exercise prescription can be created specifically for you to prepare your body for golf, preventing possible injuries and increasing the efficiency of your golf swing. The most commonly used assessment is the Titleist Performance Institute (TPI) Fitness Screen. Additionally, we offer private and semi-private sessions along with five weekly golf fitness-specific classes. Bring the girls in your foursome or group and learn each other’s strengths and possible limitations. This way you can better support and encourage each other on the golf course and while you are exercising. Now more than ever, women are using golf as a part of their professional life. They play charity golf tournaments and entertain clients just as men do. The growing number of women, like men, picking up golf after retirement is an emerging trend. They ask themselves: how would it look if I approach golf as I have approached my business career? If I dedicate improving my golf game as a full time job, how good could I be? One of our members, Julia Roth, decided to apply herself to this specific approach three years ago. She seeks the knowledge
of a swing coach and golf fitness professional and dedicates herself to every suggestion along the way. Julia says, “Golf is now my job. My typical week involves three or four range or playing lessons, two private workout sessions, a couple days of hitting 300-500 range balls, hours of chipping and putting, and daily workouts at home on my own. Add two or three regular rounds with friends or Club and tournament events, and my work week is over. Recently, I had a great week where I won three events in four days, which is about the first time in my life I’ve won anything. But, my job is not about winning events; it is about achieving my personal golf and fitness goals. That structure greatly contributes to happiness in the rest of my life. I have come a long way in three years: Handicap has gone from twenty-four to seven. Weight is down. Strength is up. Right and left side balance are now, well, in balance. I’m feeling athletic for the first time in my life. I truly enjoy every day on those great courses we are so fortunate to play. And, the great part is, I have a long way to go. I love my job.” Just recently Julia won the Greater San Antonio Women’s Amateur Golf Championship Senior Division. She believes walking is the best way to play golf; a better way to experience the game and beauty of the golf course. She feels very fortunate to have the ability to devote her time to golf, her latest passion. For Julia is not playing against her opponent but is on her own journey in mastering the game. I will be here to support and encourage your personal journey in mastering your own game. With the summertime upon us, it’s time for some fun in the sun at The Club aquatic facility. We are excited to announce our new Cabana and Aquatic Supervisor for the summer, Avery Williams. Avery brings a diversified background that includes experience with both food and beverage in a poolside setting as well as a solid understanding of aquatic operations and recreation. Avery leads a team of talented individuals that includes our lifeguards, poolside service staff, host, swim instructors and aquatic fitness instructors. Many of our poolside servers are students studying at Texas Tech in their Restaurant, Hotel and Institutional Management Program as they prepare for a career in the hospitality business. 50 | MAY/JUNE 2016

We offer private and semi-private swim lessons, and it’s our priority to teach all the kids at The Club how to be safe in the water. We offer Aqua Zumba twice a week and will be including some poolside fitness and yoga classes this summer. One of the best things about our Aquatic Complex is the outstanding food and beverage service you may enjoy while relaxing poolside. The Clubs of Cordillera Ranch Pool Menu is a collection of member favorites such as the BBQ Chicken Chopped Salad and fun bites like the Crisp Maple Bacon Wrapped Shrimp & Avocado. The pool menu does not offer the same number of dishes as The Clubs Ranch Menu, but still contains a wide variety to quench the palette. The Clubs’ culinary team focuses on executing fresh, fast and exciting food. So when composing the menu, sourcing great produce and proteins is a top priority. Scottish Salmon is used in a flavorful Sweet Chili Glazed Salmon Sandwich. Texas Gulf shrimp and fresh avocado compose an exciting appetizer that is great for sharing. It is dishes such as these that give Cordillera’s pool menu a great identity of its own. But the menu doesn’t end there. There are offerings for kids such as Mini Corn Dogs, Sliders and Grilled Cheese to satisfy those young swimmers. Let’s not forget our thirst quenching drinks. Watermelon martinis, classic mojitos and prickly pear margaritas are just a few that will keep your thirst satisfied in the summer sun. HORSE CAMP

From cowboys and Indians to ponies and princesses and horsemanship to showmanship; the campers not only ride horses, but they also learn the fundamentals of how to ride a horse. It is a tradition at Horse Camp to begin each morning by sitting in a circle on the barn floor. The kids begin by telling the group how many times they have ridden a horse and what they are most excited about learning at camp. Nine times out of ten, the campers have ridden horses several times at various horse camps and they are most excited about riding again! What sets these camps apart from most other horse camps is that on day one the kids will be given the tools and instruction to ride on their own. Within

the first few hours of camp, each cowboy and cowgirl will know how to safely approach and mount a horse, how to ask the horse to walk-on, stop, turn each direction, slow down and navigate through a pre-set obstacle course. Kid-friendly themes frame each camp and are enjoyed through crafts, games and instruction. By the end of the week, the campers’ hard work and new knowledge of horses will have prepared them for the grand finale. With reins in hands and saddles cinched tight, each rider takes their horse out of the arena and into the woods for a trail ride. The animals clear the trail when they hear the giggles approaching! The camp ends with the circle of friends. After the horses are brushed and put away, everyone gathers one last time. When asked, “What was everyone’s favorite part about Horse Camp?” They all reply, “Riding horses and the TRAIL RIDE!” Spring Break, three months of summer, Thanksgiving and Christmas: no two camps will ever be the same. Many campers have participated in three or more camps throughout the year and each camp offers new experiences, games, friendships and great memories. At The Clubs of Cordillera Ranch we have several couples working out together on a daily basis. I thought it would be a great idea to share some of the fun things you can do with a workout partner. Working out with your partner is not only romantic; it also makes you more accountable, creates a healthy competition and encourages creativity. No one wants to quit first, right? By learning an exercise program together, you not only support each other but you can make sure your partner is using proper form and function to prevent possible injuries.
A partner-oriented program can be created around various activities and fitness goals. You can perform exercises at your home, fitness center, while you are traveling or outside with or without equipment. Exercise makes us feel better, it conditions our heart and lungs, and increases muscle mass and flexibility. Most importantly, it will improve our overall health and prevent disease. The reason we feel good when we exercise is because our blood is pumping, conditioning our brain to make our body and mind function at its best. Remember, always apply sunscreen when exercising outdoors and drink water to stay hydrated.

Split Squat with Stability Ball Twist In a split squat (lunge) position, facing each other, grab a stability ball and twist the ball in opposite directions. Hold the ball steady while doing 10-15 reps of lunging in place, 3-5 sets per leg.
High Five Plank Position your body in a straight-arm plank. With abs pulled in, chest lifted and shoulders and hips in line, high five each other with alternating arms. Do 10-15 reps, 3-5 sets.
Wheelbarrow Start out with 30 seconds and slowly increase the time, doing 3-5 sets. This is also an excellent idea for a fun race with family or friends.
Seated Ball Twist Gently rotate with abs, chest and lats to each side while passing the ball (or another object weighing 4-8 pounds). Keep your abs engaged, shoulders relaxed and chest lifted with feet pressed firmly into the ground. Slow and steady 8-12 reps, 3-5 sets.

rom its opening in 1909 as San Antonio’s first luxury hotel — the brainchild of prescient businessmen and friends Augustus H. Jones and B.L. Naylor who believed in San Antonio’s destiny as a major tourist destination — The St. Anthony Hotel took its rightful place as gracious host to the rich, famous, and luxury-seeking, a tradition that continues to this day with guests that range from rock stars to royalty, moguls to musicians to movie stars, and a parade of politicians and presidents. Listed on the National Register of Historic Places, this newest incarnation marks the hotel’s debut as a Luxury Collection hotel, part of the Starwood Hotels & Resorts Worldwide. The riches-to-rags-to-riches saga was not a simple one. The property was bought and sold at sometimes dizzying speeds, rollercoastering through decades of volatile change, including its latest near-death experience in the Great Recession of the early 2000s when the hotel fell into receivership, echoing its previous foreclosure during the Great Depression in the 1930s. Still — perhaps living up to its namesake of the patron saint of lost things — The St. Anthony refused to be gone forever. “It’s not just a building,” says Brandon Raney, CEO of BC Lynd Hospitality LLC, the partnership that purchased the down-butnot-yet-out property in 2012 and began its sweeping restoration in 2013. “It’s a place with character and culture that has left an imprint on many people over the past century.”

SUNDAY-THURSDAY: Superior King, $219 King Suite, $249 Deluxe (Parkview), $269 Clyde Johnson IV, the company’s chief investment officer, agrees. “We walked the halls, knowing its history, and we knew we could make it work.” That history peeks out at every turn in the 10-story, 277-guestroom property. The signature “St. Anthony Green” began life as “Dorothy Draper Green,” a shade favored by the internationally renowned designer hired in 1959 to create the then-private St. Anthony Club. The intimate library at the top of the lobby stairs is now accessible to the public for the first time in 50 years. Original mosaic tiles lie alongside custom carpet in the guestroom hallways along with the original Calcutta marble floor in the lobby entrance. The historic photographs that line the walls are mesmerizing, with subjects caught in candid shots around a piano, at a dining table, or with drink in hand — in many ways not all that different from present-day guests gathered around the historic Russian Steinway piano in the lobby’s grand Peacock Alley, or enjoying a cocktail at the new Haunt bar. Barely six months old, fine dining restaurant Rebelle is earning raves as the city’s hottest new culinary destination, created by restauranteur Andrew Goodman and executive chef Stefan Bowers. It was number six on the San Antonio Express-News list of Best Restaurants in San Antonio, Top Ten in San Antonio Magazine, and Top 20 in Texas Monthly’s “Where to Eat Now” in 2016. The St. Anthony’s meticulous renovation earned it Preservation Action’s “Preservation’s Best” award of 2015, one of only seven in the country, for its excellence in restoration. The result is both seamless and timeless, almost impossible to determine where the old ends and the new begins. Raney recalled that back-to-the-future feeling. “About halfway through the design process we discovered the original architectural drawings from 1909, 1910 and 1936,” he says. “It turns out all the bright ideas we had were a lot like what the hotel looked like before.” Way ahead of its time, The St. Anthony was a hotel of firsts: - In 1936, “magic eye” auto-opening doors were added to

the entrances on Travis and Navarro Streets, the first of their kind in any building in Texas. -The same year, it became the first fully-functioning air-conditioned hotel in the world. - In 1941, another hotel world first was a drive-in auto lobby. The building may have been air conditioned, but the cars of the 30s weren’t. Dusty, disheveled travelers dare not see and be seen in the hotel’s refined spaces. Guests could check in at the drive-through registration desk — paperwork was coordinated with the indoor front desk by a pneumatic tube delivery system — and use a private elevator to go to their rooms to freshen up before returning to Peacock Alley. In the end, The St. Anthony Hotel has always been about people and history, especially people making history right there on the site. Crucial planning for HemisFair ‘68, the city’s first and only World’s Fair, was done by city leaders and committee members over lunch. Southwest Airlines founder and CEO Herb Kelleher sketched out the original triangular route on a St. Anthony napkin. Billionaire entrepreneur Red McCombs negotiated his purchase of the San Antonio Spurs there in the early 1970s. For all the peeling back of years and plaster, walls and woodwork, the complete story of The St. Anthony Hotel might never be known, and maybe that’s part of its beguiling mystique. This elegant and gracious lady will never reveal all of her secrets, except for one that will come as no surprise to anyone who has seen her lately: the best is yet to come. DEAR CORDILLERA RANCH
HOMEOWNERS AND GUESTS, I would like to pass along a quick update on the status of our 2015-2016 Road Repair & Reconstruction Project. Work has moved along nicely through the winter months with the weather dictating our pace, and we have completed several phases of the project. These include: • Main Entrance at Hwy 46: The asphalt on the entrance side had deteriorated to the point that the asphalt was starting to come up and create large potholes. Our contractor removed the asphalt and several inches of base, and installed a stronger and thicker layer of asphalt that will be better suited to handle the large amount of traffic that comes through this gate. Still remaining to be completed in this area is some slight re-grading to improve water flow to the nearby storm drain. This work will be done by POA staff. • Cordillera Trace Boulevard Area: A section of base underneath each side above the large culvert was removed and mixed with recycled asphalt then reinforced with concrete to improve the strength of the subgrade. Then the entire section was re-paved with new asphalt and new striping was installed. The POA staff then repaired and re-seeded the edges of the roadway and they are looking great. As a result of the additional asphalt, we also raised the guardrail in several areas so that its functionality was maintained. • Cordillera Trace from Clubs Drive to Kruetzberg Gate: There were a number of sections repaired with the same recycled asphalt and concrete mix as the Boulevard. Then the whole section (3.5 miles) was covered with an under-seal layer and limestone rock to protect it until the temperatures required for asphalt installation were met. At that point the entire section was paved with new asphalt and new thermoplastic striping was installed. We are very happy with the quality of the paving work in this section. Our POA staff installed new dirt and seed along the edges just like the Boulevard areas. Due to the length of this section limiting our watering ability, it might take longer for the native grasses to be restored, but with the amount of rain we have received lately it is looking good.

• Fog-Seal of Riverwood and River Crossing areas: In the end, on the recommendation of our contractor and their supplier, instead of using a traditional fog-seal we used a solvent-based rejuvenation product that penetrated beyond the surface of the asphalt. This will extend the life of the pavement as well as provide better aesthetics in this area for a longer period. New paint striping was then installed and made a world of difference, giving us a final product that we are very happy with. • Warranty Repairs of Chip-Sealed Roads: We had a number of areas on our roads out west that were chip-sealed in 2014 that needed spot repairs, including a number of cul-de sacs. Our contractor has been out over the last three weeks completing these repairs and as soon as they are completed, the roads will be swept one more time and the striping that is planned for these areas will be installed. We have one large phase of work yet to be completed as well as a few small projects to finish out our work. These are: • East Gate at Rio Cordillera & FM 3351: This phase will consist of the installation of the same recycled asphalt and concrete base and new pavement from FM 3351 through the gates to Sendero Ridge. As you can tell when you drive through, the asphalt in these areas is showing heavy alligator cracking and water infiltration. This work was scheduled to begin on April 14 but the weather has pushed us back to a probable start date the week of April 25, weather dependent. • Small Patch Repairs: Throughout the community there are small sections of asphalt that need to be patched. This will coincide with the East Gate work. • Pavement Reinstall at Kruetzberg Gate: Our striping contractor got a little aggressive and unfortunately extended the edge striping through the middle of the road just inside the Kruetzberg gate on both sides. The asphalt in this area will be removed and then reinstalled with new asphalt at no cost to the POA. The staff here at the POA would like to relay our gratitude for everyone’s patience and support during these projects. Road construction is never the most convenient item to deal with, but it must be done. We hope that the impact has been minimal and we will continue to do our best to make sure that as the remaining phases are completed, the impact on homeowners remains small. ISO RATING
The Bergheim VFD recently announced a new ISO rating of “Class 4/10.” For properties in their service area — located within five road miles of a Bergheim station — an improved Class 4 rating (previously a 9) will be instated, effective May 1, 2016. Properties beyond five road miles will remain a Class 10 rating. Two stations cover the Bergheim VFD service area: the main station located at Hwy 46 and Old Curry Creek Road and a satellite station near the FM 3351 Cordillera Ranch gate. This improved rating means that homes and businesses within five road miles of one of these stations may see a reduction in insurance premiums. Generally, the better the rating, the lower the premium; however, that can vary among insurance companies. Not all insurance companies use these ratings when calculating insurance premiums so it’s best to check with your insurance agent when writing or renewing your homeowner’s policy. The Insurance Services Office (ISO) reviews and analyzes fire departments across the country and assigns Public Protection Classification (or PPC) ratings from 1 (the best) to 10 (the worst). This rating system is based on three core criteria: 1) communication systems to receive alarms and to dispatch equipment; 2) equipment at the fire station and on the trucks, plus staffing and training; 3) the community’s water supply for fighting fires. Through donations, including $435,000 from the Cordillera Ranch Shindig Corporation in 2015, Bergheim VFD has purchased fire trucks and equipment, installed rainwater capture systems, provided firefighting clothing and helmets, trained volunteers and organized a first-class fire department. These initiatives resulted in the improved rating for the seven-year-old fire department which houses a fleet of six fire trucks and an emergency response vehicle. In 2004 a group of concerned citizens recognized the need

for a fire department in eastern Kendall County, selecting Bergheim as a central location. The Kendall County Commissioner - Precinct 2, helped the group obtain a deed from Kendall County for land on which to build the fire station, and continues to provide support. Construction began in June 2007 and two years later Bergheim VFD officially began operations. Bergheim VFD services over 51 square miles in eastern Kendall County, which includes Bergheim, 11 neighborhoods and over 2,200 addresses. This service area is bordered on the north by the Guadalupe River (Edge Falls Road); on the east by the Comal County line; on the south by FM 3351 at the Silver Hills subdivision; and on the west by Highway 46 at Rust Lane. Bergheim VFD is the first responder to fire and emergency calls in eastern Kendall County. The main fire station in Bergheim and the satellite station located near the east gate of Cordillera Ranch on FM 3351 serve the communities of Bergheim, Cordillera Ranch, Coveney Ranch, Dresden Woods, Hold-’Em Ranch, Kendall Woods Estates, Meadow Springs Estates, North Barcroft Estates, Pleasant Valley, Sage Oaks, Silver Hills, Waterstone and surrounding areas, and is a backup responder to other fire departments outside the main service area.

THE SCHWARZ HOMESTEAD

Marvin and Viola Schwarz would surely be delighted to see what became of the homestead they purchased in Boerne in the mid-40’s.

Their descendants most certainly are and so is the man who assembled a team to advance a vision; to look past the challenges and honor the Schwarz homestead and heritage. Through phenomenal renovation an amazing multi-use project has been created; a testament to the beautiful merging of then and now, old and new, historic and modern. When Great Homes builder Robert Thornton and his business partner Travis Roberson toured the property in the spring of 2014 it had been through much; overlooked in the weakened economy, damaged by termites and an unfortunate location in a flood plain and yet it was special in so many ways. Ray Schwarz, one of three sons who inherited their childhood home from their parent’s Marvin and Viola

Schwarz’s estate, told them his colorful memories full of chickens, goats, gardens and the goodness of farm life and fun. Robert recalls, “He spoke with pride about his great-grandfather Ottmar Von Behr being one of the first settlers of Sisterdale, Texas, of his extended family, and hiding in the tunnel beneath the San Antonio & Aransas Pass train tracks as the cars rolled by overhead each evening…all part of small town Boerne in days gone by.” The homestead was clearly memorable to anyone who’d ever been to the Boerne Post Office, he says. “The little house, its swooping rock walls, white shingle siding, red corrugated metal roof and small barn (believed to date back to the

1870’s although the builder-of-record is unknown). The home wasn’t on the Historic District list, but it was classic Boerne – and in great need of attention.” And thus the idea took root. “We weren’t actively looking for a new office site or commercial venture, but recognized the increasing demand for office space and we quickly conjured the vision of a small business center, rightfully named Schwarz Homestead. The vision would start with a fully restored Schwarz House (leased by Fresh Urban Flowers), would include a Garage/Mechanic Shop (new offices of Great Homes) and Hay Barn (future office space). The property is bordered by the former SA & AP railway (now the Old #9
Walking Trail), sits just across from Post Office and two doors east of Mary’s Tacos(!), all three of which are tremendous assets.” It was a project Robert couldn’t resist. Along the way much was learned and loved. “Restoring the Schwarz House was an indescribably wonderful experience. In the course of unveiling the structural frame we discovered signs of multi-generational additions. It appears that the structure was first a very small two door, two room dwelling with a cedar shake roof. Somewhere along the line the front porch was added, then indoor kitchen, bathroom, second bedroom, and eventually a mud room and den.” No walk in the park, the road to comple-
tion was quite the journey. “Every day held challenges, but each included new discovery and an opportunity to reclaim a beam, board or fixture used to construct the home through the years. As materials were removed they were inspected, evaluated, cleaned and stored for future use. In the final analysis some 75 percent or more of the house was pulled-down, then reconstructed, reclaiming and repurposing as much of the original materials as possible.� The home offered many ways to be reborn through reuse during the project. Reclaimed long leaf pine 2 x 6 floor joists became new front porch rafters, reclaimed red metal from the roof became siding, reclaimed front doors became interior

barn-sliders, reclaimed ammo-crate wall sheathing became a floating cloud ceiling, and reclaimed roof decking became soffits and decorative treatments. Original windows and screens were repaired and remain in use, and the original cedar shake roof (which had been covered with redpainted corrugated metal) was exposed to be on full display from within the space. The porch was completely dismantled and re-constructed in the course of restoration. The open-tail rafters were repurposed from the floor joists of the original dwelling, and decked with 1 x 6 long leaf planks salvaged from various parts of the house. The stone columns remained intact, and the team replicated the original tapered wood columns in the course of restoration with cementitious HardiPlank® siding. If you look closely, you’ll see a remnant and a wink to the past. “A hint of red porch paint remains, reminding of a day when horse and buggy likely traversed the graveled path known as Blanco Street.” Now fully restored, the original home

is structurally sound, encapsulated with foam insulation, and equipped with highefficient heat pump air conditioning and LED lighting. The 1,200 square feet fully transformed into an amazing business space enveloped in the heady scents from Fresh Urban Flowers. Just to the right of the home sits another original building too significant to ignore — an old, wooden barn-like structure, open to the street on one end. “We’re not certain when the outbuilding was constructed, but theories abound. Marvin and Viola Schwarz used it as their carport, but the brick chimney reveals that it once housed a wood stove, driving our belief that the old barn was once a detached kitchen, if not living quarters, dating back to the 1870’s. In the course of restoration we poured a concrete footing (colorized for antiquity), lifted the structure, trimmed the deteriorated wood and sheet metal and relocated it atop the concrete footing. Consider it expensive yard art, although it does play home to our Schwarz Home-
stead hens, Viola and Sweet Pea.” Sitting at the back of the property, salvaged seconds red clay D’Hanis building blocks, poured concrete lintels and sills herald the Mechanic Shop, all new construction designed to look original. Housing in the north pod are the Great Homes offices and in south pod are five lease-space offices occupied by Dave Morris Design, ADKF Certified Public Accountants, Lane & Countryman Attorney’s and Lawing Financial. In the center is a shared reception area, conference room, kitchen and copy room. Most interior finishes were determined on-the-fly by the collaborative efforts of designer and Great Homes consultant Melissa Haberstroh, Travis Roberson, Dave Morris and Thornton. Thoughtful consideration of repurposing the reclaimed steel pipes and 2 x 12 wood bleacher seats from the Kendall County Fairgrounds play a prominent role in identifying spaces and pulling off the “garage/ shop” effect. provide out-of-the-way file box storage, identify spaces and create a ceiling over the desks of the construction team. Unevenly spaced long leaf slats line the ceilings throughout to create interest without losing the primitive nature of a garage. These long leaf slats were pulled from a flood damaged home undergoing insurance reclamation and had been in storage for six years awaiting a new purpose. The reception area and conference room floors are of beautiful reclaimed long leaf pine planks, and the flooring throughout each flanking pod is of Kemiko Stone Tone stained and waxed concrete. All the wood references proved perfect foil for the decorative treatments, in particular, the crown jewel of the conference room. “We’re especially proud of our conference table designed by Melissa Haberstroh that seats eight with a long leaf pine top by Rob Blount of TGW Hardwoods, leg post members leftover from one of our jobs in Cordillera, and steel frame and boots fabricated by Drew Berlin of DFabco Welding. The reclaimed long leaf top materials came from the Joske’s Department Store in downtown San Antonio.” Balancing the warm wood, are injections of metal. “We fabricated the sliding doors with wooden frames, wrapped with common galvanized sheet metal, aged with muriatic acid and suspended on a common barn door track from our local Tractor Supply Store. The chest was a decommissioned Air Force Base cabinet sourced at Dallas Market that

fits our garage/shop motif wonderfully.” Similar strategies outfit the chic kitchen with shelves crafted from more bleacher seats suspended with KeeKlamp pipe and fittings. The cabinetry was supplied by Chaparral Cabinetry, suspended above the floor for affect, with a rustic cherry countertop fabricated of leftover flooring from a Cordillera project. The ceilings are reclaimed long leaf pine and cool green metal lockers serve as the pantry. Truly collaborative, Thornton cites Dave Morris for the stellar development of plans. “The beauty of the Mechanic Shop design is in its simplicity. Simple lines, historically correct materials and big panels of glass intended to emulate overhead garage door openings. These big windows look out to the Old #9 route so inhabitants can enjoy the wildflower embankment and daily parade of kids on bikes, families strolling babies, pet walkers and joggers.” While there may be awards and professional acknowledgement for the work, its real reward is apparent to Thornton who says, “We can’t tell you how many friends, former clients, Boerne locals and curious parties have stopped by to tour and express their appreciation for our preservation of this small part of Boerne – and for that there’s truly no substitution.” The impact of the Schwarz Homestead reclamation for Robert and Ray Schwarz and their immediate and extended family has been personally rewarding to Thornton, but it’s really mutual. “I expressed in complete honesty that it’s been a labor of love,
and the most rewarding experience of my career. It couldn’t have happened without the collaborative group effort and I, too, am grateful for everyone who played a part,” Thornton says. “I have been blessed to be surrounded by a great team of diligent and creative individuals who thrive on improving the quality of our product, and doing so with God-glorifying integrity and purpose,” he says of Great Homes. “Our sweet-spot is acting as an integral member of the design team, which (Lord willing) endears us to the client, familiarizes us with the land and provides insight to the clients’ needs and desires. We hope to avoid descriptive adjectives of our ‘style,’ and instead expect our creative hand and collective wisdom to be used to accentuate, but not drive or overpower.” Most appropriate for Great Homes celebrating 25 years in Boerne this year is the next project, the third and final Schwarz Homestead building, the Hay Barn. “We expect it’ll be another fantastic and creative addition.” Since 1991, Robert S.
