Expected to be in place by January 1, 2019, the goals of the modernization effort are to make the rules easier to understand, consistent and fair and reinforce the game’s longstanding principles and character.

Spring showers have primed the waterways, making this a beautiful time of year for exploration, and the Outfitter Center is stocked with everything you’ll need for a great day of kayaking the river.

With meeting space for 400 and 124 extra hotel rooms, the new Boerne DoubleTree by Hilton is expected to boost Main Street business and beyond by keeping tourist and convention dollars in Boerne.

S

WELCOME

Spring usually brings on a season of renewed energy and new life — a springboard into the rest of the year. This spring Cordillera Ranch welcomes a variety of new people, facilities and activities to the Ranch that will reenergize various aspects of the Club and community. First, we have recently completed the new Clubs Outfitter Center which will be home to the Clubs river kayaking, toobing and fishing operations. This new 3,600-square-foot facility will enhance the Clubs Outfitter operations and also provide a small sporting goods pro shop for essential outdoor goods and apparel. Next door to the new Clubs Outfitter Center is the Property Owners Association new Maintenance Facility. This new base of operations for POA maintenance will provide additional work space, equipment storage and meeting space for the maintenance team, who’s territory has grown to over 5,000 acres and 45 miles of roads. The addition of this quality shop space will be a great benefit to the team’s ability to efficiently oversee the maintenance of the many parks, trails, gates and landscaping areas that are essential to this community. Just up the road, we’ve recently completed the first phase of The Springs of Cordillera Ranch and the new entry upgrade project on the west side of FM 3351. The addition of The Springs provides a variety of new trails, parks and amenities for all residents of Cordillera Ranch. In addition to new facilities, the Club recently rolled out a new smartphone app that allows you to easily handle a variety of tasks with the Club including booking tee times, luxury limo van reservations, accessing the Club event calendar, viewing the Club directory as well as online bill pay and much more. We’ll continue to evaluate additional opportunities to enhance the app in ways that aim to improve member experience. To download the app, go to the app store and search “Cordillera Ranch.” There are also some new faces around Cordillera Ranch that hopefully you’ll meet soon if you haven’t already. Mark Risner recently came aboard as the General Manager for the POA. Mark’s extensive background in community association management has him well-prepared to tackle the many projects and overall operations for the Association. The Club also has some fresh new faces including Graham House and Antonio Armendariz, overseeing the Clubhouse / Food and Beverage operations and they’re already implementing many new strategies to further improve member experiences at the Club. Lastly, we can’t overlook our cover feature this issue, Cheryl Ladd and Brian Russell, who have partnered with Trey Garner of Garner Custom Homes to bring some of their California creativity to a homebuilding design and build operation. As you’ll find in the article — and particularly if you spend any time with the Charlie’s Angels star — their passion for the architectural and interior design process runs deep and results from extensive world travels. This issue highlights a few of these additions but to learn more about how we are growing and enhancing this community, please stop by the Cordillera Ranch Visitors Center for more information. Cheers,

Charlie Hill

Big-Hearted Support Here and Elsewhere Cheryl Ladd and Brian Russell are humanitarians supportive of many causes both in their own backyard and around the globe. Fighting child abuse and promoting child health have been important to Ladd since back in 1978 when she produced, wrote and starred in the movie When She Was Bad. Through it she became affiliated with and a spokesperson for ChildHelp USA (www.childhelp. org), a not-for-profit organization that utilizes intervention, prevention and treatment programs to stop child abuse and change lives. How has your past work history prepared you for The Clubs of Cordillera Ranch? JL: I am a graduate of the PGA Golf Management program from Sam Houston State University, which specifically prepares students to become a PGA Golf

Professional. I’ve worked at Royal Oaks Country Club in Houston, Wade Hampton Golf Club in North Carolina and the PGA Junior Series. Before Cordillera, I spent three years as an Assistant Golf Professional at Spanish Oaks Golf Club near Austin. Through Spanish Oaks, I was able

to gain experience as a Golf Professional in a service-driven environment, which prepared me for starting this new chapter at The Clubs of Cordillera Ranch. KD: After college, I played professional golf on the mini tours and the Symetra

I have worked in multiple golf shops including The Ridge Golf Course and Events Center in Auburn, California and The Quarry Golf Club in San Antonio. What makes you and your colleagues an asset to The Clubs? JL: We all bring a variety of backgrounds to the table and we are always striving to keep the success of The Clubs a constant priority. Through our different experiences and personalities, I feel we bring a fresh outlook to any situation. KD: We have a great team that complements each other and is constantly working to ensure an exceptional level of service, not only in the Pro Shop, but throughout the entire club. CF: We all have different personalities and strengths. As a team, we can offer new and innovative ideas to make the golf experience here at The Clubs better each day. What has been your most rewarding professional experience? JL: The opportunities I have been given to travel with members to different courses across the state and country. KD: The gratitude I receive from the members whether it be for a tournament, a purchase or just everyday operations. CF: I love when members come in and ask for help picking out apparel. There is nothing more rewarding than members coming back and feeling good in the merchandise we picked out together. I love the feeling of leaving work each day, excited to come back tomorrow. What are your hobbies and interests? JL: Other than playing golf, I enjoy hunting, fishing and playing the guitar. KD: Golf – I love playing in team events. To me, that is golf at its most enjoyable. Traveling – I love to learn the history of a place and take tours where possible. CF: Golf, fashion, figure skating, hunting and fishing. Tour. I played at clubs across the country and took careful note of what made a club special and unique. I can also offer insight from a player’s perspective about what makes a tournament stand apart from others. After playing professionally, I took the Assistant Golf Professional position at Teravista Golf Club in Round Rock, Texas and later moved to Lighthouse Country Club in Kingsland, Texas as the Head Golf Professional. THE

MODERNIZATION OF THE RULES OF GOLF

Five years ago the USGA and the R&A began an in-depth initiative to modernize the Rules of Golf. With the understanding that the Rules have become even more complex and technical than ever before, two important characteristics were identified: 1. Even far-reaching Rule changes should be open for discussion, but golf’s fundamental character and principles such as “play the ball as it lies and the course as you find it” must be retained. 2. Revisions should be assessed with all golfers in mind – not only professionals and elite amateurs, but also beginners, highhandicappers and club and recreational golfers from around the world. THE GOALS OF THE MODERNIZATION EFFORT ARE TO MAKE THE RULES: • More easily understood and applied by all golfers • More consistent, simple and fair • Reinforce the game’s longstanding principles and character HERE ARE SOME OF THE PROPOSED RULE CHANGES THAT WOULD TAKE EFFECT IN 2019: • Relaxed Putting Green Rules: Players may repair spike marks, animal damage and other damage on the putting green and there is no penalty for merely touching the line of putt. There is no penalty if a ball played from the putting green hits an unattended flagstick in the hole; players may putt without having the flagstick attended or removed. • Elimination or Reduction of “Ball Moved” Penalties: There is no penalty for accidentally moving a ball on the putting green or in searching for a ball; and a player is not responsible for causing a ball to move unless it is “virtually certain” that he or she did so. • Relaxed Rules for “Penalty Areas” (Currently Called “Water Hazards”): Red and yellow-marked penalty areas may now cover areas of desert, jungle, lava rock, etc., in addition to areas of water; expanded use of red penalty areas where lateral relief is allowed; and no penalty for touching the ground, water or loose impediments in a penalty area.

• Relaxed Bunker Rules: There is no penalty for touching loose impediments in a bunker or for generally touching the sand with a hand or club. A limited set of restrictions (such as no grounding the club right next to the ball) is kept to preserve the challenge of playing from the sand; however, an extra-relief option was added for an unplayable ball in a bunker, allowing the ball to be played from outside the bunker with a two-stroke penalty. • Relying on Player Integrity: A player’s “reasonable judgment” when estimating or measuring a spot, point, line, area or distance will be upheld, even if video evidence later shows it to be wrong; and elimination of announcement procedures when lifting a ball to identify it or to see if it is damaged. • Pace-of-Play Support: There is reduced time for searching for a lost ball (from five minutes to three); encouragement of “ready golf” in stroke play; recommending that players take no more than 40 seconds to play a stroke (and usually play more quickly than that); and other changes intended to help with pace-of-play. • Simplified Way of Taking Relief: There is a new procedure for taking relief by dropping a ball in and playing it from a specific relief area; relaxed procedures for dropping a ball, allowing the ball to be dropped from just above the ground or any growing thing or other object on the ground. As you can see, these proposed changes are definitely more player-friendly, and designed to make the game of golf more FUN and meet the ever changing demands of the global game. This feedback introductory period runs through August of this year and the governing bodies will then work on finalizing the changes in 2018 with a plan to have in place for January 1, 2019. Try out some of these ideas during your next round of golf and let us know what you think! TRADITIONS AT THE CLUB By Graham House

With summer just around the corner, anticipation of several celebrations and events, enjoyed annually by many families on the Ranch, grows. As The

Memorial Day

The holiday, which is observed every year on the last Monday of May, originated as Decoration Day after the American Civil War in 1868. The Grand Army of the Republic, an organization of Union veterans founded in Decatur, Illinois, established it as a time for the nation to decorate the graves of Union war soldiers with flowers. By the 20th century, competing Union and Confederate holiday traditions, celebrated on different days, had merged but Memorial Day was not declared the official name by federal law until 1967. After some initial confusion and unwillingness to comply, all 50 states adopted Congress’ change of date within a few years. ............................. The Memorial Day Pool Party will be held on May 27 from 11:00am to 3:00pm.

Father’s Day

The modern holiday of Mother’s Day was first “unofficially” celebrated in 1908 when Anna Jarvis held a memorial for her mother on the anniversary of her death at St Andrew’s Methodist Church in Grafton, West Virginia. Her campaign to make Mother’s Day a recognized holiday in the United States had begun upon her mother’s death in 1905, as she wanted to honor her by continuing the Mother’s Day Work Clubs she had started in the 1850s. Through her organization, Anna’s mother sought to educate other women on poor sanitation conditions that contributed to the high mortality rate of children. In 1908, the US Congress rejected a proposal to make Mother’s Day an official holiday, joking that they would have to also proclaim a “Mother-in-Law’s Day.” But in 1914, Woodrow Wilson signed a proclamation designating Mother’s Day be held on the second Sunday in May as a national holiday to honor mothers. ....................................................

After Anna Jarvis’ successful promotion of Mother’s Day, the first observance of a Father’s Day was held on July 5, 1908, in Fairmont, West Virginia. Grace Golden Clayton was mourning the loss of her father, when in December 1907, the Monongah Mining Disaster killed 361 men — 250 of them fathers, and leaving around a thousand fatherless children. Clayton suggested that her pastor honor all of the fathers. However, the celebration of Independence Day overshadowed her attempts to establish Father’s Day. Many others also attempted to establish Father’s Day as a national holiday. In 1916, President Woodrow Wilson spoke in Spokane at a Father’s Day celebration, and he wanted to make it an officially recognized federal holiday but Congress resisted, fearing that it would become commercialized. President Calvin Coolidge recommended in 1924 that the day be observed throughout the entire nation, but he stopped short at issuing a national proclamation. In 1957, Maine Senator Margaret Chase Smith wrote a Father’s Day proposal accusing Congress of ignoring fathers for 40 years while honoring mothers, thus “singling out just one of our two parents.” In 1966, President Lyndon B. Johnson issued the first presidential proclamation honoring fathers, designating the third Sunday in June as Father’s Day. The day was finally made a permanent national holiday when President Richard Nixon signed it into law in 1972. ....................................................

Independence Day

During the American Revolution, the legal separation of the Thirteen Colonies from Great Britain in 1776 actually occurred on July 2 when the Second Continental Congress voted to approve a resolution of independence that had been proposed in June by Richard Henry Lee of Virginia. After voting for independence, Congress turned its attention to the Declaration of Independence, which had been prepared by a Committee of Five with Thomas Jefferson as its principal author. Congress debated and revised the wording of the Declaration, finally approving it two days later on July 4. Historians have long disputed whether members of Congress signed the Declaration of Independence on July 4, even though Thomas Jefferson, John Adams and Benjamin Franklin all later wrote that they had signed it on that day. ....................................................

felt that every child needed to learn to swim as part of a proper education, along with mathematics, writing, astronomy, etc. In fact, it was standard education to teach children to swim in pools, dating all the way back to 400 BC. Competitive swimming was first introduced in the early 1800’s in Britain by the National Swimming Society. And in 1896, swimming was first included in the Olympic Games in Athens, Greece. One of the first in-ground swimming pools in the United States is actually the oldest pool in Texas — Deep Eddy Pool in Austin. Deep Eddy began simply as a swimming hole in the Colorado River that flows through Austin. Cold springs rose from the river banks and people swam in the river where a large boulder formed an eddy. In 1915, A.J. Eilers, Sr. bought the land surrounding the swimming hole and built the concrete pool. The pool served as the centerpiece of a resort, the Deep Eddy Bathing Beach, which featured cabins, camping and concessions. The first recorded above ground swimming pool in the United States (and one of the first in the world) dates back to 1907, and is credited to the Philadelphia Racquet Club. The first swimming pool to literally cross the Atlantic Ocean was installed on the Adriatic cruise ship from White Star Lines in 1907. .................................................... Summertime at the Pool

The “Great Bath” is the earliest public water tank in the ancient world. It existed over 5,000 years ago in the Pakistani city settlement of Mohenjo-daro, but the most prominent pool history comes from the ancient Greeks and Romans whose militaries used pools to physically train for war. DINING

A ROSÉ BY ANY OTHER NAME Champagne has long been reserved for special occasions — the celebratory toast, the christening of a ship. It’s considered a luxury, with intoxicating hues ranging from gold to salmon and full, bold flavors that tempt your taste buds. Champagne’s exclusive production adds to its distinct appeal. So distinct, in fact, that on July 5, 2015, the World Heritage Committee added the Vineyards, Houses and Cellars of the Champagne region as UNESCO World Heritage Sites. But before imbibing in a little bubbly, let’s have a brief history lesson. In the late 1600s, Dom Pierre Perignon was a Benedictine monk and wine maker and spent considerable time trying to prevent bubbles in his wine — a result of Champagne’s cold climate and short growing season. Yeast on grape skins convert the pressed juice to alcohol, but colder temperatures stop this fermentation process. Once the weather warmed in spring, the fermentation began again in bottles, creating trapped carbon dioxide which in turn creates bubbles (Fun Fact: there are approximately 49 million bubbles per standard-sized bottle today). This resulted in an unstable product as the bubbles were causing bottles to explode. Perignon prevented these explosions by way of British ingenuity who developed thicker glass as well as cork seals. He was also the first noted wine maker to blend different grape varieties and grapes from different vineyards (assemblage), and develop a pressing method to extract white juice from black grapes. While Perignon never intended to create Champagne, his research laid the groundwork for Champagne production today. So what sets Champagne apart from other sparkling wines? Reserved only for wines produced in the Champagne region of France, the regulations and standards for producing Champagne are the most stringent of any wine producing in the world. This is referred to as the “Champagne Method” (Méthode Champenoise). This same method, when followed outside the Champagne region, is referred to as the Traditional Method. Three components contribute to the distinctiveness of Champagne. The aforementioned climatic conditions are one. The climate and landscape (terrior), consisting of chalky soils resulting from billions of years of crushed seashells, gives it minerality and an acidic nature. And finally, traditional Champagne employs one or a combination of three grape varieties: Chardonnay (freshness), provides acidity, brightness and a creamy mouth feel; Pinot Meunier (fruitiness), which contributes

54 | MAY/JUNE 2017

the fleshy aspects of stone fruit; and Pinot Nior (structure), the most finicky and boldest of the three grapes brings the most tannins. To simplify Champagne production, the primary fermentation is like most other wines: naturally occurring yeasts are sometimes aided by cultured yeasts and act as the catalyst that converts sugar to alcohol (fervere). Once the yeast’s life cycle is exhausted and the alcohol content has reached 15 percent per unit volume, it falls to the bottom of the fermentation tank as sediment (lees). This base wine (cuvée) is then bottled and goes through a second fermentation (tirage) where sugar and more yeast is added — creating bubbles from the trapped carbon dioxide — and it is required by law to age a minimum of one-and-a-half years to fully develop; however, the best Champagnes are aged an additional five to six years. After aging, spent yeast cells are removed through riddling (le remuage) where bottles are inverted at a 75 degree angle and turned daily. While at this angle, the neck is frozen in an ice-salt bath which freezes the wine containing the spent yeast cells, the cap is removed, forcing out the plug of frozen wine and leaving behind clear Champagne. At this point, base wine and sugar are added (dosage) before finally being corked and wired. Many other regions of the world produce sparkling wines to the exact Traditional Method. In California, Moët and Chandon was the first to produce Traditional Method sparkling wines with great success due to the cool climate of the Carneros region of Napa, making it most suitable for growing these noble grapes. Adding other growing and production regions was simply out of necessity as the Champagne region is fully developed. Back to a little history. The Clicquot House was founded in 1772 by Philippe Clicquot and later run by his son François. Upon his sudden and early death in 1805, Madame Clicquot took over the company. By 1816, she had invented the first riddling table and process to remove settled yeast, and in 1818, she created the first true “Rosé d’assemblage” by adding Pinot Noir grown in the Bouzy village of Champagne to the cuvée. It wasn’t until 2004 that Veuve Clicquot Rosé was launched, and another two years before supply matched demand. Veuve Clicquot is often called “The Red Wine Drinker’s Champagne” because of its higher percentage of Pinot Noir, making it bolder and richer in style. Now when you toast to a special occasion, consider the appealing versatility of Champagne and how it’s a lovely pairing to so many cuisines. What better indulgence from aperitif to digestif? In celebration of Mother’s Day, enjoy your favorite bottle of Rosé or Champagne at a special Mom’s price. NAPA VALLEY CELLAR CLUB TRIP Our 5th annual Cordillera Cellar Club trip took us back to the wineries of Napa Valley, which we had not toured since our first and second wine trips beginning in 2012.

Although this was our first winter trip, Napa Valley was beautiful as mustard season was in full bloom, the valleys were a lush green and our resort was a fairyland of moss-covered trees. Previous trips were during summer months, with our third trip focusing solely on the wineries of Sonoma and our last trip to Santa Barbara’s central coast region where we recreated our own Cordillera version of an exclusive Sideways (the wine movie) tour.

Our trip began on Sunday when we all met in San Francisco, and was hosted once again by Debbie Pepper, Membership Director and “unofficial wine tour operator.” We had many veteran Members from our previous trips, including Warren and Lettie Goehringer, David and Gail Sanders, Benjamin and Selena Pena and Kathy Shelton. Enjoying their first Cellar Club trip were Todd and Tara Dunn, Kurt and Amy Pennington, Joe and Sandra Hegyesi and Jeff and Ann Boies. We were also fortunate to have member guests John and Tracy Herrmann join us, as well as Teri Wenglein, a veteran of three previous wine trips and our “unofficial” trip photographer.

Chateau Montelena

This year, we took a page from the famous wine movie Bottle Shock about the historic 1976 Paris blind tasting of Chateau Montelena which put California at the forefront of the wine world. It was in Paris in 1976 that the who’s who of the French Benjamin and Selena Pena, and John and Tracy Herrmann wine and food establishment gathered for a grand tasting at the Inter-Continental Hotel. Four white Burgundies were tasted against six California Chardonnays. When the scores were tallied, the French judges were convinced that the top-ranking white wine was one of their own. In fact, it was Chateau Montelena’s 1973 Chardonnay, rated above all other wines! The results proved that Chateau Montelena could produce some of the world’s finest wine and that the California wine industry had come of age.

Italics

Enroute from the airport, we stopped at Italics with a cave tour followed by a delicious catered wine lunch paired with their estate wine and blends in their lovely estate home in Coombsville just east of Napa. While quietly unknown, Coombsville was discovered in the 1990s when many well-known up-valley wineries expanded their productions building their brands on Coombsville Cabernet. We were welcomed with Texas-style hospitality from Taylor Martin whose father and grandfather, Mike and Ken Martin,

became owners in 2014 when they sold their large Texas producing company (citrus, onions and melons). The Martins entered the Napa wine scene by acquiring the label 13 Appellations from vintner Steve Reynolds, as well as 71 acres in Coombsville, and began producing their Bordeaux varietals along with Appellations, blended from each of Napa Valley’s other AVAs.

Domaine Chandon

After leaving Italics, we stopped at Domaine Chandon where we toured their beautiful grounds and experienced and compared several vibrant sparkling wines. Ending our day with sparkling wines was a perfect toast to our first day in Napa before heading to our exclusive lodging at Calistoga David and Gail Sanders Ranch, an Auberge Resort and our “home away from home” for the next five days. We absolutely loved the lodging experience where everyone enjoyed their own 1,200-square-foot lodge with wonderful amenities, including indoor/outdoor fireplaces and a private outdoor shower.

Trinchero Family Estates

Day 2 began with the historic Chateau Montelena where we were treated to a unique and extraordinary private tour and tasting experience, learning the history of Jim Barrett’s vision of creat-

ing a First Growth standard of Estate Cabernet Sauvignon. Even though it was Chardonnay that made history, it’s today’s Cabernet Sauvignon that makes the real statement. We started with a 2007 Chardonnay followed by a vertical of four vintages of the acclaimed Montelena Jeff and Ann Boies Estate Cabernet Sauvignon. Our history lesson complete, we headed over to the well-renowned Gotts Roadside where we were welcomed and treated by our hosts from Trinchero Family Estates to all the “Gotts favorites,” — a smorgasbord tasting of their famous burgers, sides, salads and every kind of milkshake imaginable! After this delicious gorging (truly), we were treated to a tour and tasting at Trinchero’s beautiful culinary center in an exquisitely appointed private room where we learned the history of the Trinchero family and how they became owners of some of the most sought after vineyards in Napa and a portfolio of more than 45 global wine and spirits brands.

Kuleto Estate

We made a quick stop at Dean & DeLuca’s to spend a little time before heading up the winding road where Kuleto Estate sits magnificently on the mountaintop overlooking Lake Hennessey and Pritchard Hill — and another winery owner with Texas roots… Bill Foley of Foley Family Wines. Our Kurt and Amy Pennington grounds tour was cut short due to intermittent rain but we enjoyed the beautiful views and a lovely catered dinner and wine tasting featuring their 2013 Estate Chardonnay and Cabernet. Day 3 began with a very special tasting and visit to Quintessa. Our Quintessential Quintessa experience began with a unique cave and winery tour featuring the winery’s eco-sensitive design integrat-

ing nature and winemaking with a gravity flow process. Grapes are crushed on the winery roof and flow into the fermentation room below. Sitting at the foot of the Vaca Mountain range, the winery is a natural mosaic of hills and valleys with a variety of soils and microclimates producing beautiful wines. Later, we Joe and Sandra Hegyesi hiked to a private pavilion overlooking Dragon’s Lake with sweeping views of the vineyards below. There we tasted two extraordinary library vintages, two block samples and their current release — starting with 2010, a 2013 current release, block samples from two different vineyards and their 2015 Illunination. What a wonderful way to start our day!

Reynolds Family Winery

Our last stop of the day was the perfect ending to a perfect beginning at Reynolds Family Winery where we not only enjoyed wonderful wines, but met owner Steve Reynolds and learned about his interesting journey from dentist to farmer to wine grower/ operator and now owner of Todd and Tara Dunn a full-time family business. Just south of Stags Leap, the growing conditions here are ideal for producing big, rich, complex wines and Reynolds’ 9+acres are planted solely in Cabernet Sauvignon. However, Steve also sources fruit from multiple vineyards throughout the valley to produce other blends, as well as Pinot and Chardonnay. We thoroughly enjoyed the barrel tasting and Steve’s red blend Persistence, Reynolds Reserve Chardonnay and Cabernet, Merlot and the tasting favorite, of course, Steadfast! We ended our day at LaTravigne in St. Helena for a casual pizza and Italian fare before heading back to Calistoga Ranch.

Round Pond Estates

Not to be outdone, we next enjoyed another extraordinary lunch and tasting experience at Round Pond Estates just down the road in Rutherford. We started with an intimate and informative estate garden tour learning about the “farm to table Il Pranzo” luncheon, which included a guided tasting of their estate grown artisan olive oils, red wine vinegars and estate wines followed by our delicious meal with paired wines. The experience was the perfect combination of fresh air and fresh foods on the covered terrace overlooking the vineyards.

Day 4…. ahhh… our “rest and revive day.” Most of the guys played golf at Silverado Golf Resort while everyone else stayed at the resort to enjoy Calistoga’s relaxing spa facilities before heading to St. Helena for a little shopping. The evening dinner was at PRESS restaurant in St. Helena…. everyone’s favorite

dinner as it has been on previous trips! We also sang Happy Anniversary by phone to Robbie Shelton who was unable to join Kathy for the trip — a fun, fun evening! Day 5 featured two stops — the first of which was Castello di Amorosa, the only authentic medieval (13th century) Italian Tuscan castle and winery built in America. We entered this amazing castle by drawbridge and began our tour. The castle is over 121,000 square feet, including an enormous Great Hall with two-story replicated Tuscan frescos painted by Italian artists and a 500-year-old fireplace… a history lesson in murals! We especially enjoyed the dungeon and torture chamber which contained original torture devices that were horrifically on display along with original knight armor and so much more… a true museum. We also toured the underground chambers with ancient Roman cross-vaulted ceilings and arguably the single most impressive wine barrel room in the U.S. We thoroughly enjoyed our reserve tasting in one of the barrel rooms which featured Italian-style varietals including a Super Tuscan, Sangiovese and a late harvest Sauvignon Blanc as well as a Spumante, Gewürztraminer, Pinot Noir and Chardonnay, followed by lunch.

part of the original property and Chateau, restoring the estate to its historic dimensions. We toured the grounds, barrel rooms and the exquisite Chateau, so lovingly revitalized under the Coppolas ownership. The Centennial Museum was truly amazing, showcasing movie memorabilia and Warren and Lettie Goehringer Oscars from many of Coppola’s film, as well as a ‘48 Tucker sedan from the movie Tucker. Our grand finale was a private reserve tasting in the South Barrel Room overlooking the exquisite terrace and Chateau grounds with wine educator and Master Sommelier Anthony Mueller. Great history, great education and great wine! Our trip concluded on Thursday with a cave dinner at Calistoga Ranch where we toasted the end to another fabulous trip, making new friends and lasting memories. Inglenook

Our last, but certainly not least, visit was an impressive Chateau tour and tasting at historic Inglenook, originally founded in 1879. In 1975, after many changes in ownership, Francis and Eleanor Coppola purchased part of the historic Inglenook Estate, and in 1978 produced the first vintage of Rubicon, the estate’s flagship wine. In 1995, the Coppolas purchased the remaining

KAYAKING and the Upper Guadalupe River By Shane Reynolds :: Photography by Kelsey Grudle

With spring upon us and most of the waterways in the Hill Country running well above average, this is a great time to explore and enjoy the Upper Guadalupe River between Sisterdale and Guadalupe State Park.

There is no better way to explore the Guadalupe River than by kayak. The Clubs of Cordillera Ranch has a fleet of kayaks for our members and their guests to utilize and invite you to come give it a try. As the Outfitter for The Club, we offer complimentary Learn to Kayak classes during the spring and summer. We teach kayaking on Swede Creek Lake, a very controlled environment and a great place to learn to paddle before heading out onto the waters of the Guadalupe. The Club has all sit-on-top and inflatable kayaks, which are the easiest and safest kayaks to paddle. Sit-on-tops have similar hull shapes to their traditional counterparts, but instead of sitting inside the kayak, you sit in a molded-in depression on top. Siton-tops share many benefits with traditional sit-insides, but are easier to use. There are sit-on-tops for fishing, surfing, touring, scuba diving and more. Sit-on-tops have a few advantages over sit-insides, one of which is comfort. Paddlers with large body types, long legs or limited flexibility feel less confined paddling a sit-on-top. One of the biggest benefits, though, is the self-rescue. Because sit-on-tops have an open deck rather than an enclosed one, there is no risk of being trapped in the boat if it tips over — no need to practice rolls or wet exits, which really appeals to new paddlers. From its headwaters outside Kerrville, the Guadalupe River flows over a limestone bed lined with beautiful, huge, old Cypress trees accented by Pecans, Sycamores, Elms, Live Oaks and others that add to the scenic attraction of the river. The river is slightly narrower near the headwaters with shallow banks and gravel bars, and with fewer rapids. The gradient increases as it moves towards Cordillera Ranch, where rapids exist just below the ranch at Bergheim as the river makes it way towards Canyon Lake and ultimately towards the Gulf of Mexico. The water quality in the Upper Guadalupe is generally very good. However, it will become muddy after a rainfall, and may become cluttered with debris during flood stage conditions. The river slows down during the dog days of summer unless there is adequate rainfall to keep the water flowing. The Upper Guadalupe is a free flowing river at the mercy of rainfall and spring flow. We have three spring-fed creeks on Cordillera Ranch that contribute to this beautiful waterway. The first is Spring Creek, which has steady flow as it drops underground in dry times just south of the bridge across Cordillera Trace. The next is Swede Creek, which has a steady constant flow and feeds the lake at Swede Creek Park. The last is Panther Creek, which is in The Springs of Cordillera Ranch on the east side of FM3351. This beautiful creek is also lined with Cypress trees and has a steady flow down into the Guadalupe River. Early spring to late June is generally best for kayaking, followed by late September through early November. With proper cold weather gear, the Upper Guadalupe can be

RIVER SAFETY TIPS

paddled in the winter when temperatures are permissible and adequate flow is available. Summer paddling is fun and adventurous with adequate rainfall, but can be a bit challenging in the small rapids when flows are below 100 cubic feet per second (cfs). Summer temperatures should be considered a hazard if proper precautions are not taken. Always have protective clothing, sunscreen and plenty of non-alcoholic liquids to prevent dehydration. I have paddled every section of the Upper Guad between Comfort and Canyon Lake over the past eleven years. During that time I have witnessed many changes in the character of this river. The Upper Guad is my favorite Hill Country river to paddle because it is serenely beautiful, seldom crowded and offers an enjoyable paddle trip for almost any paddler. There are some good Class II drops, and at high water levels some of them can become Class III ratings. The Upper Guad is a pool-and-drop river, typical of most Texas rivers. I have paddled the Upper Guad in the heat of the summer and cold of winter. The giant Cypress trees that line this river make for a beautiful paddling experience in the spring and fall when the grasses are green and the trees are in full bloom. I highly recommend this river for anybody wanting to experience the joys of kayaking. The River Club also has toobs, which offer a slow-paced and intimate way to enjoy the river. Headwinds can also be a challenge unless the water is moving, so plan trip distances according to flow rate and wind conditions for the most enjoyable paddle trip. Imagine yourself running the Guadalupe River with a bunch of friends or family members. You take a break from the constant downstream action to get out and stretch. When you turn your attention back to the river, reality hits, your group has already disappeared out of site. Many river trips consist of small groups of boaters who don’t often boat together. Whether or not you boat together often, it is a good idea to have a safety discussion before launching. There are at least three topics that should be discussed before each launch: river hazards, river signals and group dynamics. The most important issue to discuss is “what are the hazards on the run?” Hazards include trees, holes, waterfalls, etc. That is, any river feature that could potentially cause you to have a bad day. Club Outfitter staff will help identify potential river hazards for you before launching you on your trip, but it’s a better idea to try and educate yourself and others to these potential hazards. Next on the agenda, boaters should adopt some formula for hanging together. I like the policy where everyone keeps visual contact with the next boater to the rear. This allows the group to spread out when desired, while giving everyone the confidence that they won’t be left running a rapid solo. Other recommendations include appointing a lead and a sweep, which works well when some members of the group are pushing their abilities. The worst policy is “every man for himself.” Let’s avoid that one. Finally you want to make sure that everyone uses a common set of visual signals for communicating on the river. The American Canoe Association (ACA) has endorsed a set of Universal River Signals and they serve as a good place to start. These signals have the advantage that they are known to paddlers around the world and in all paddle sports. The most important signal to know is EMERGENCY. Waving your hands frantically, waving a paddle over your head or three long blasts on a whistle are universally accepted distress signals. If you notice anyone using this signal, you should stop what you are doing and lend a hand. When using signals to communicate hazards on the river, the basic concept is “Don’t point at the hazard.” To signal STOP, form a horizontal bar with your hands or paddle and move it up and down for attention. To indicate ALL CLEAR, form a vertical bar with your paddle or with one arm held high. To signal direction or a preferred course through a rapid around an obstruction, lower the previously vertical signal toward the direction of the preferred course. You don’t have to be limited by these signals; they can be changed (slightly) or augmented to create a more complete language. The important thing is to talk about them and let everyone in the group know what the signals are. The main point is to talk about the run before you start. If you are new to the river, be sure to let others know what your skill level is. Have fun, be safe and enjoy the beautiful Guadalupe River!

Regular window cleaning has many benefits. Not only will you enjoy permanently spotless windows and uninterrupted views, but marked glass will stain permanently if left on too long. Regular cleaning also prevents the build-up of harmful substances that cause frame-deterioration. Plus, you will impress your friends and make your neighbors jealous with perfectly clean windows.

OUTDOORS liefs, stress triggers, self-management and other core issues that may be standing in the way of achieving excellence. Lesson activities may involve group tasks using several horses or it may pair up one student to one horse; this dynamic can offer a myriad of learning opportunities for both intrapersonal and interpersonal skills. One example of this may start out with students individually paired with a horse with the aim of getting “their horse” to pass between two marked cones. Then, as a variation or continuation of this same exercise, we might have the entire group work as a team to get one horse (that they collectively select) to pass through the cones... only this time “without talking.” Suddenly, students are able to determine the difference between solving problems independently and that success sometimes means reaching out to others for assistance. Developing this wisdom is essential to navigating through all of life’s adversities. Students begin to understand cause and effect, how what they verbally say (or don’t say) and physically do will relate not only to themselves but to their peers, classmates and family. This mirror-like heightened awareness that results from interacting and working with the horses naturally provides guidance for students to arrive at a clearer sense of self, self-awareness and improved self-confidence. This process encourages communication of conflicts and insight into problems with the goal being relief of symptoms, changes in behavior, improved social and vocational functioning and personal growth. These skills are easily transferred into real life by helping to develop a plan to nurture other areas of their life. At The Clubs of Cordillera Ranch, one of our “Main Things” is to offer unique programming for our members and their guests. Contact Katy Burbank at the Cordillera Ranch Equestrian Center to learn how Equine Facilitated Learning can help adolescents foster invaluable life skills, such as: • Responsibility for self, actions and a life plan • How to trust and be trustworthy • Body language and social cues • Coping skills • Setting goals and follow-through • Resiliency to reassess if obstacles arise • Self-confidence and self-esteem • Provide insights into stress and personal management • Building important social and relationship skills • Concept of personal and time management • Self-initiative and motivation

HORSES AND KIDS: A Non-Traditional Approach To Horsemanship And Learning By Shane Reynolds :: Photography by Kelsey Grudle

In today’s competitive world, it has become much more imperative to get ahead of the pack early in life. However, due to greater stress rates amongst school-aged children, especially in high school and collegiate prep schools, it is much harder to remain competitive. On the premise of preparing students to learn how to be successful, working with horses can give kids the confidence and skills they need to work towards goals in other areas of their lives. Katy Burbank, the New Equestrian Manager at The Clubs of Cordillera Ranch, has realized that horses can serve as the missing piece of the puzzle to help adolescents prepare for adulthood and to harness their energy, motivation and goals into a design for future successes. Katy has combined her love of horses and past experience in Equine Facilitated Therapy to develop a lesson program where horses are utilized as teachers for youth who are yearning to excel but are struggling with competition, grades, peer pressure, concentration and concerns about their future. Horses rely on their instinct and intuition, and because of this they are adept at reading non-verbal cues and reflect back to the individual with their responses. They are sentient beings with emotions, memories and empathetic abilities providing an environment that is supportive and non-judgmental. The horse is the teacher via cause and effect, creating a challenging arena to process students’ limiting be-

FITNESS By Ann-Kristin Allen :: Photography by Kelsey Grudle

This past October we attended the 2016 World Golf Fitness Summit at New Orleans. The 2016 WGFS brings together the world’s leaders in athletic performance to discuss the latest research and application of golf fitness, and an opportunity to interact face-to-face with those coaching, training and healing the world’s best golfers. This is where we were introduced to LightMD.

LIGHT THERAPY:

AN ALTERNATIVE TO PAIN MANAGEMENT

LightMD is trusted by the Titleist Performance Institute as one of their premier vendors. It is a highly programmable system that allows access to the full spectrum of red through infrared light. This is important because different parts of the body — skin, tissue, muscles, etc., respond best to different wavelengths, as proven by countless research. This is to reduce pain and recovery time as it reduces inflammation and increases cellular energy, tissue strength and circulation. We have had a chance to incorporate this treatment into our regular practice of golf instruction and golf fitness, and the results at The Club have been impressive.

“I returned from my second ski trip this year with a very noticeable case of tendonitis in my left wrist (caused by repetitive pole plants). I had a similar condition in my right elbow two years ago, also caused by skiing. Then, the pain persisted for at least nine months, and definitely affected my ability to play and practice golf throughout the spring, summer and fall. This time, AK recommended light therapy from LightMD. I had one 20 minute treatment. To my amazement, within a few days, I was 100% pain free.” - Kemp Copeland

Light - A New Paradigm for a Healthy Life, by Richard K. Williams, CEO, LightMD and Dan Schell, President and Inventor, LightMD As we age, particularly if we engage in exercise or competitive sports, our bodies invariably experience physiological stresses associated with being subjected to injury, disease, immune distress and even normal hormonal changes. The result of this relentless cascade of misfortunes is reduced circulation and a systemic decrease in tissue and organ oxygenation, in turn causing inflammation, muscle fatigue and tightness, decreased range of motion, localized tissue pain, a greater propensity for injuries (primarily from hyper extensions or muscle cramps), and in many cases the onerous onset of chronic pain invariably leading to debilitating arthritis of muscles and joints. If, however, cells are regularly flooded with energy in the form of photons of the right wavelengths, i.e. infrared and certain colors of visible light (such as red light), the non-ionizing energy naturally absorbed by cells’ organelles (especially mitochondria) can stimulate cell regeneration, invoke tissue repair, release nitrous oxide (NO) to enhance blood flow through vasodilation, generate increased levels of ATP (adenosine triphosphate) to power cellular metabolism, and together suppress or eliminate pain. The science of repairing tissue or suppressing pain through the use of non-ionizing radiation (light) is known as photobiomodulation therapy (PBT), also commonly referred to as “phototherapy.” While many hardware platforms and commercial gadgets promise efficacious phototherapy treatments to suffering patients, the truth is the vast majority of phototherapy devices lack the power or the required degree of control and knowhow to insure light penetrates the body’s epithelial layer and is absorbed, i.e. metabolized, by the underlying tissue targeted.

LightMD’s Unique Phototherapy System Based on over a decade of case studies and engineering developments, the ABP1003 Phototherapy System available in the USA exclusively from LightMD represents the state-of-theart in medical-grade phototherapy. Each system comprises a touch-screen based “LightMachine” central controller and two sets of 3D-bendable flexible hypoallergenic polymeric LightPads, with each of the six LightPads containing hundreds of super-luminous (i.e. high-brightness) red and infrared LEDs. In use, the snug fit offered by its bendable LightPads to the human torso and appendages insures superior energy coupling into affected tissue with minimal unwanted reflections or scattering. Each LightPad is driven in a programmed sequence or “treatment” (typically lasting 20 minutes) comprising alternating intervals of red and infrared light (to control penetration depth) pulsed at prescribed rates to maximize energy coupling to specific tissue types. Treatments, in turn, are organized into sequences called “protocols” to insure pain, inflammation, and infection are combatted systematically to speed recovery. LEDs are driven at their maximum possible brightness to insure treatment efficacy yet to avoid burn risk and insure photobiological safety (a safety level lasers cannot guarantee). Moreover, based on a decade of exhaustive case studies, the importance of LED pulse frequency rates and the system’s versatile control of these pulse rates cannot be overstated. For example, high frequency pulsed operation reduces pain by controlling signal transduction throughout the nervous system while lower frequencies are used to stimulate the release of nitrous oxide (NO) thereby improving vasodilation and tissue oxygenation. As a class II device, the light therapy offered by LightMD is based on FDA audited and approved technology now authorized for use in the USA, in Taiwan, in Dubai, and across the United Arab Emirates (UAE) with more countries coming soon. In addition to its global medical, safety and GMP (good manufacturing practices) certifications, the device is also protected by numerous claims granted by the United States Patent & Trademark Office (US PTO) to its FDA approved manufacturing business partner Applied BioPhotonics Ltd. Ann-Kristin Allen is a TPI Certified Fitness Professional Level 3, a Certified Yoga for Golfers Level 2 and an Eldoa Certified Level 2, LightMD provider. CONFERENCE HOTEL TO LIFT BOERNE SKYLINE Local governments, tourism gurus and developers see project as economic catalyst.

By Kevin Thompson :: Renderings courtesy of Phoenix Hospitality Group

Later this year, a four-story, 124-room Hilton DoubleTree Hotel will rise among these hills. Located in South Boerne or “SoBo,” the upscale facility will offer 7,500 square feet of meeting space, a sit-down restaurant, a full-service bar and a resort-style pool. It’s been a long time coming.

68 | MAY/JUNE 2017

CordilleraRanchLiving.com | 69

Years in the Making Hospitality industry veteran Larry Woods has directed Boerne’s Convention and Visitors Bureau (CVB) for nearly ten years. “We’ve been talking about a conference center hotel for much of that time,” Woods said. “This won’t be your average DoubleTree. It will be a tremendous anchor for SoBo.” The project isn’t Hilton’s first look at Boerne. Ten years ago, local hotelier Ed McClure planned to wrap a DoubleTree around the historic Ye Kendall Inn. Then came financial crisis. “Our industry was extremely adversely affected by the downturn,” lamented McClure, who sold his interest in Ye Kendall Inn in 2012. Since then, McClure has constructed five Hilton brand hotels around San Antonio, primarily through public-private partnerships. “We’ve had success in communities that see hospitality as a critical component of economic development,” McClure noted. McClure built one conference center hotel on “a depressed strip” in Live Oak northeast of San Antonio. Now the street is lined with new restaurants and retail. IKEA is building close by. “The hotel has had an enormous impact,” McClure observed. “It was a brilliant move by the City of Live Oak.”

Here to Stay McClure and his wife Elisa still live on the same Kendall County property where they once operated the award-winning Guadalupe River Ranch in the 1990s. Their grown kids live in Boerne and work in the business. “We have come full circle,” said McClure who connected with land developer Ross Partlow last year to explore options for a full-service hotel in Boerne. Since relocating to Boerne from Corpus in 2007, Partlow has been improving vacant land for commercial use, first on Highway 46 East and now along Interstate 10. Partlow takes a balanced tack. “We have a long-term outlook that an out-of-town developer might not have,” Partlow explained. “We live here. Our kids go to school here. We have a deep understanding of the market. We’re sensitive to the community’s concerns, and we understand what’s lacking.”

Need for Space The CVB’s Woods knows exactly what’s lacking: meeting space. “We’re missing state association business on a regional level, not to mention corporate business,” Woods stated. “75 percent of the business of the proposed hotel will be business we don’t currently get because we don’t have the space.” Presently, the largest meeting space in Boerne is 4,500 square feet, but it’s attached to a hotel that only has 42 rooms. “We’re upside down,” Woods said. While critics wonder whether the project will negatively impact existing hotels in town, Partlow thinks differently. “We will have meeting space to host 400 people, but we’re only building 124 hotel rooms,” he said. “When we host large events, all hotels stand to benefit, not to mention other local businesses and restaurants.” “The sky is not falling,” assured Woods who noted that

70 | MAY/JUNE 2017

hotel visitors in Boerne spend on average $95 per day. That translated into $15 million of economic impact last year. But most of that happened on weekends. “Weeknights are our weak nights,” Woods quipped. “The proposed hotel will bring people in Monday through Thursday. It will fill a huge void.” McClure agreed, “Boerne’s Main Street will really stabilize when we get enough people to spend money on Tuesday night or Wednesday afternoon.”

A Team Effort Late last year, the Boerne Kendall County Economic Development Corporation worked with city and county leaders to craft a multi-tax abatement package to entice McClure and Partlow. Local government officials hope the new hotel will help achieve a longstanding goal: stymie the leakage of spending into Bexar County. “Many people who visit Boerne end up staying at La Cantera or The Eilan,” Partlow explained. “A full-service hotel will minimize that seepage. We want people not just to visit, but to stay and spend their dollars. Everyone wins at that point.” According to McClure, disposable income will go into the quality of life aspects of Boerne: galleries, restaurants, bars and attractions like Cibolo Nature Center. “People will come to Boerne for the reasons we live in Boerne — and they’ll leave some of their money behind.” Though McClure claims it’s his “absolute skinniest” tax rebate deal to date, the net present value of the incentive package is estimated at $3.5 million. The developers will get 75 percent rebates on real estate, hotel and sales taxes for up to fifteen years. McClure said the project wouldn’t happen but for local government involvement. “On the Riverwalk or even at La Cantera, you can very easily make assumptions that even a banker can understand — no offense to bankers,” McClure explained. “But there is no established market in Boerne. We needed help to secure equity, debt and a commitment from Hilton.” Taxpayers didn’t take it in the shorts, however, at least according to Partlow. “Our elected officials really studied and understood the vision and benefits of this project,” he observed. “They were very tough. They negotiated a fair deal for the local community.” Partlow noted the tax incentives are totally selffunded by the performance of the project. The city and county are paying nothing “out-of-pocket.”

Positioned for Success Even with millions of dollars of public investment, the $24 million project is not without risk. “This is a capital-intensive and management-intensive business,” stated McClure. “There are more ways for things to go wrong than right. But with our industry experience, we will mitigate those risks.” Woods is equally confident. “Hilton would not allow it to be built if there was a good chance it would fail.”

COMMUNITY

AT THE HEART OF BOERNE:

THE PATRICK HEATH PUBLIC LIBRARY By Mauri Elbel :: Photography by Mark Menjivar

“A library in the middle of a community is a cross between an emergency exit, a life raft, and a festival. They are cathedrals of the mind; hospitals of the soul; theme parks of the imagination. On a cold rainy island, they are the only sheltered public spaces where you are not a consumer, but a citizen.”

72 | MAY/JUNE 2017

These famously-quoted and eloquently written words from British journalist and author Caitlin Moran couldn’t be a more fitting way to describe what the Patrick Heath Public Library means to the quaint community of Boerne. “For this community, this is the one space that allows anybody to use it,” says Kelly Skovbjerg, library director. “People come here to hold meetings. People come to study and socialize. There’s a middle school across the street and we have 100-plus school kids here every day after school. On any given day, we have anywhere from 600-700 people here on average.” Those are big numbers for little Boerne, a bucolic Hill Country town of 14,000. But folks come from all around Bexar County and the surrounding pint-sized towns of Comfort, Kerrville and Bandera to visit the 30,000-square-foot library tucked in the heart of Boerne and set back on one of the last remaining green spaces on the town’s Main Street. “When people drive up, they are very surprised when they walk in the door,” says Skovbjerg. “It is surprising for a town of this size to have this large of a library and such a vast amount of resources.”

On the outside, the contemporary, glass-surrounded structure designed by O’Neill Conrad Oppelt Architects (now known as OCO LPA) is an architectural stand out that coalesces harmoniously with its picturesque Hill Country setting dotted with live oaks and landscaped with native plantings. The modern design, defined by expansive windows, indigenous limestone and reclaimed regional longleaf pine on both the interior and exterior, connects the structure to its surroundings and allows natural light and rolling Hill Country views to pour in from multiple spaces and levels. The LEED Gold Certified library, completed in 2011, features sustainable materials spanning desks crafted from recycled sunflower seed husks to flooring made from recycled materials while the structure’s site orientation effectively maximizes on natural light and shading to reduce energy usage. An interpretive area located at the north end of the building includes a windmill, water tank and historic smokehouse that allows people to enjoy the natural beauty of the site, and just last year, an amphitheater was added behind the property. Named after Patrick Heath, who served as Boerne’s mayor from 1987-2007 and was a strong advocate for libraries, the library’s mission is to open doors to people of diverse backgrounds and needs and to enrich lives and equip people with unique opportunities to engage and connect in a global society. “Our overriding goals are lifelong learning — to be able to provide resources and space for people to learn throughout their life, to offer those kinds of resources that allow people to be entertained, and to provide a space to connect and a quiet place to study and read,” says Skovbjerg. Through its expansive adult, youth and family programming, wealth of resources and impressive services, there is no doubt the library is fulfilling its mission. Just as astounding as the visual design that meets the eye on the outside is what unfolds inside the stunning structure on a daily basis. “We have a little bit of everything — 50,000 plus physical resources rang-

ing from DVDs, audio books and printed books, plus thousands of digital resources,” says Skovbjerg. “We have eight different places that people can rent to have meetings, ranging from conference rooms to community rooms to study rooms.” There are also up to eight different book clubs for adults going on at all times covering diverse genres ranging from mystery to nonfiction, and heaps of children’s programs that occur almost daily, explains the library director. Various story times are geared to babies through 5-year-olds and occur throughout the week. After school programs take place every school day except Thursdays — kids can participate in robotics on Mondays, fitness programs on Tuesdays, Spanish and French clubs on Wednesdays and beginning ballet on Fridays. All of the programs are free to attend and open to the public. Older students can take advantage of the library’s wealth of resources and databases such as tutor.com, which allows them to connect with online tutors for homework assistance, job help, GED prep and more for free. The library also features a teen area geared to grades 6 and above where monthly clubs ranging from crafting and photography to writing and anime take place. A slew of enriching and exciting programs and events are already underway for the summer months, built around the library’s 2017 theme “Build A Better World” and designed to appeal to all ages, from children’s performers brought in each Monday to teen and adult programs. Online reading tools allow visitors to track the books they read and earn points for coming to the library throughout the summer. “In small towns, especially, libraries are very important,” says Skovbjerg. “They are a community hub. It’s the only place a person can go and be fully welcomed in and stay all day. A library is only as good as its community.” For more information on the Patrick Heath Public Library including hours and programs, visit www.boernelibrary.org.

CHRISTO FILIS CUSTOM HOMES

THE VALUE PROPOSITION When evaluating what builder to select for your custom home, you want a builder whose product is going to stand the test of time and deliver the highest quality craftsmanship that will result in strong value over time. Preferred Builder homes consistently have the highest resale value in Cordillera Ranch. In fact, Preferred Builder homes accounted for two-thirds of the resale homes in 2016 and those homes sold for 44 percent more than resale homes not originally built by Preferred Builders. Generally speaking, Preferred Builder homes’ higher level of craftsmanship and quality have given them an edge in the resale market. One myth about the Preferred Builders at Cordillera Ranch is that they are more expensive than other builders because of the marketing fee they pay to Cordillera Ranch. This is simply an inaccurate assessment of how all builders (and frankly all businesses) operate. Israel Pena of Authentic Custom Homes explains, “Our marketing relationship with Cordillera Ranch allows me to focus on operating a homebuilding company and delivering the best possible home for my client. I’ve effectively outsourced a major part of my marketing and branding to Cordillera Ranch — there’s not a successful company in any industry that exists without some marketing budget.” It’s likely that because of the scale of Cordillera Ranch’s annual marketing budget and the ability to create a consortium of marketing power with the builders, that the Preferred Builders have a more cost-efficient marketing operation and thus can allocate less dollars per home to marketing. Simply put: the Cordillera Ranch Preferred Builders have a marketing economy of scale that allows better cost efficiency than some equallysized custom builder competitors. The Preferred Builders’ cost efficiency does not end with marketing. The Preferred Builders are each consistently Authentic Custom Homes building three to five more homes in

You have found the perfect property for your dream home and now you just need to match it with the perfect builder to turn your vision into reality. Where to begin the search? First, it’s important to understand that building a custom home is not a transaction: it’s a relationship and a commitment that should not be oversimplified. Furthermore, it’s a relationship that often extends beyond the time you actually move into your home and for that reason, choosing a builder that carries a reputation of following through on commitments is critical. Cordillera Ranch’s four Preferred Builders have long-standing reputations of standing by their homes. Although it is not a requirement to use a Preferred Builder, their reputation for delivering the highest quality homes and value has allowed them to build the majority of homes in Cordillera Ranch. These builders account for 70 percent of the homes currently under construction and among the many reasons most owners put their trust in these Preferred Builders is their referral base from former customers. Their extensive experience in building custom homes in Cordillera Ranch and their knowledge of these uniquely comprehensive and detailed design guidelines is extremely valuable — and makes the design and building process easier for clients.

Cordillera Ranch than other builders. This leads to economies of scale with trades and suppliers that is difficult to achieve otherwise. In addition, each of the Preferred Builders have most, if not all, of their construction jobs within Cordillera Ranch which allows for much more cost-efficient — and effective — job supervision. The value proposition of a Preferred Builder extends beyond their cost-efficient model. How valuable is your time? Do you want to partner with a builder that has built 30+ homes in Cordillera Ranch and will save you time and money in the design review process or one that may still be sorting through the nuances and thus may lead to costly delays or change orders? “It saves everyone time and provides great comfort to clients when I can confidently guide a client through the site layout process by understanding what has worked for me previously in the community on a similar lot,” says Damon Christofilis of Christofilis Custom Homes. “There is a lot of art in laying out your home site here, and if you approach it any other way then you probably haven’t maximized the beauty of your lot and ultimately the value of your home,” adds Ray Stadler. Many homeowners were living elsewhere during the home building process so having a Preferred Builder they could trust to navigate the process and communicate throughout has been essential. “We were living in Virginia during the building stage and only came to check on the progress about once a month. I think that speaks a lot about Garner Homes — they kept us thoroughly informed of all progress and decisions that needed to be made,” said Tim and Jenefer Reardon, who built with Garner Custom Homes. In summary, choosing your custom builder can make or break the ease and enjoyment of your building experience.
