WELCOME

My how the world has changed in the last two months! We know COVID-19 has affected all of us in some form or fashion, and we pass on our sympathy to those of you and yours who have directly endured the Coronavirus. Our thanks go out to those in the medical fields on the front lines for their sacrifice and selflessness. This issue shares insight as to how our Clubs, members, residents and employee partners are navigating these tumultuous times. Our magazine has always been both reflective and forward looking so please remember that many of the images herein occurred before social distancing and other restrictions were imposed. Our Clubs and community fully respect, abide by and in many cases have exceeded required protocols. With that same mindset, and as permitted, we look forward to opening cherished venues, reinstating traditional activities and conducting longstanding programs as early as permitted. Our “Member Traditions” section of the magazine is conspicuous by its absence but will return in future issues when relevant and appropriate. We’ve been promoting “Life is better OUT here” for years based on our outdoor lifestyle and social interaction. Social distancing has curtailed the latter, but the former is being discovered by many like never before. Contrary to urban and suburban development models, ours has allowed us to develop Cordillera Ranch into a unique community where residents and members look out for one another while enjoying an active outdoor lifestyle. We’re about open space, refuge, fresh Hill Country air, starry night skies, friendliness and social interaction. Wherever you reside, we hope you enjoy the same. With the same ownership and management since its inception in 1997, Cordillera Ranch seamlessly navigated the challenging times of 9/11 and the 2008 Great Recession; all the while, remaining a beacon of stability. And we’ll get through COVID-19 together as well.

STAYING STRONG

The Clubs of Cordillera Ranch Respond to COVID-19 Guidelines. By Marc DeWall

As things have continued to change rapidly with COVID-19, we as a Club have continued to evolve while looking for new ways to serve our members. We also have seen an incredible amount of people that are wanting to just get outside and be active while maintaining strict social distancing guidelines. Please note that the operating procedures mentioned in this article were those in place at the time we went to press with the magazine — at the pace things have changed there likely may be several modifications to these operating procedures, particularly considering Governor Abbott has planned a new Executive Order on April 27th which would outline additional modifications (hopefully for opening up more businesses). The golf course has been very busy and has adopted many new restrictions under guidelines and directives from Governor Abbott. Golfers at Cordillera Ranch and around the state were allowed to continue playing golf by walking or using a private cart, but Club-owned carts were removed from service and Golf Pro Shop operations and the driving range were halted. This is consistent with what we have seen taking place at golf courses across the country. Many golfers have enjoyed walking and the exercise benefits it provides all while playing a game they enjoy. Similar restrictions were applied to the Tennis Club, yet families are still enjoying the courts for exercise and recreation. The Culinary Team has continued meal service for curbside pickup and delivery, and we recently opened our C-Star Market for members who wish to purchase household grocery and staple items. This great service has been incredibly well-received because our members can either pick-up the items curbside or we will deliver if they live in the Cordillera Ranch community.

Here are just a few details of the things we are doing to adapt and serve our members:

THE GOLF CLUB Corey Roberson, Director of Golf Our team took many steps to adhere to COVID-19 prevention measures including removing Club carts and eliminating guest play. Since we went to walking and private carts only, we temporarily lifted the ban on pull/push carts to allow more of our members to play golf. Initially, we thought our golf traffic would drop significantly when we went to walking and private carts only, but the metrics have been a bit interesting. We do see less players on a daily basis, but rounds haven’t dropped as much as we thought. We are still playing about 100 rounds on a busy day and 60% of those are walking. Many of our members are adapting to these restrictions by switching to lighter bags, carrying fewer clubs and playing less than 18 holes. Below are a few additional steps we took and how they impacted play: Bunkers – With the removal of bunker rakes, players were encouraged to smooth disturbed areas with their foot while exiting bunkers. Excessively disturbed areas were to be played as Ground Under Repair (GUR). Members were entitled to take free relief within the bunker. Cups – All cups were flipped upside down so the ball would be easy to remove without touching the flag stick. We acknowledged some balls may not stop in the hole as they would when the cup is installed normally. Under these unique playing conditions, the USGA recommended players use the ‘most likely’ scoring method. A ‘most likely’ score relies on the player’s best judgement to determine if the ball would have stayed in the hole under normal conditions. Essentially, ‘be fair’ to yourself and the people you are playing with. Scorecards – Normally our golf professional staff enters scores for our membership. During this temporary time, it was best for each player to enter their scores through the GHIN mobile app. This eliminated the touch point of passing scorecards.

CordilleraRanchLiving.com | 19

THE AGRONOMY DEPARTMENT Jeff Eldridge, Director of Agronomy The Agronomy department implemented several measures for the health and safety of members and staff. For members, this included enhanced sterilization practices of the golf course restroom cleaning, cups turned upside down on the greens, daily sanitizing of the flag poles and removal of all bunker rakes. For the crew, increased sterilization practices began on March 13 and the crew shifts were split beginning on March 18. Half of the staff worked Wednesday through Saturday while the other half worked Sunday through Wednesday. Each crew worked a half-day on Wednesdays, and buildings, all touch points and all equipment were sanitized between shifts to help minimize any chance of cross contamination.

THE TENNIS CLUB Joe De Luna, Director of Tennis It has been great to see all of the members and their families utilizing the Tennis and Pickleball courts while everyone is homebound and trying to stay healthy. During these uncertain times, it has been important to exercise outdoors while practicing social distancing. Tennis and Pickleball is always an excellent way to do this while spending time with your family at the beautiful Cordillera Ranch Tennis Club.

20 | MAY/JUNE 2020

Several steps were taken to ensure families could still utilize the courts safely prior to and during the closure: • Members were encouraged to wash their hands upon arrival and departure of the tennis courts. • Gate latches were removed to reduce touch points. • Prior to the postponement of lessons, all balls were replaced with new ones and members were asked to avoid touching them during practice. • Ball hoppers and baskets were removed. • Increased sanitation of all door handles, restrooms and patio furniture.

THE FITNESS CENTER Jane Riley, Director of Wellness and Fitness During the closure of the Fitness Center, the Club’s certified fitness instructors were eager to keep members engaged and involved in a regular exercise routine with a number of online classes. Ranging from Sets & Reps, Stretch & Flex, Yoga and Mat Pilates to Barre HIIT, Complete Core and Senior Fit, the 45-minute to one-hour classes were geared towards all ages and fitness levels to provide a well-rounded workout routine. Nutrition seminars and personal training sessions were led by the Club’s certified personal trainers and Sunday online socials provided interaction and guidance for members during social distancing.

equipment was removed, disinfected and replaced. Carpets were cleaned. • Culinary operations were limited to essential kitchen and service staff only, to reduce cross contamination. • Employee meals were delivered to curbside for employee pickup, and employees ate in their work place. • Vendors were no longer allowed access inside the Clubhouse for deliveries. All deliveries were brought in by our staff. • Employee and member travel policies were enacted based on state recommendations. • Employee wellness policies were updated to CDC guidelines. • Reviewed daily communications platform for safety practices to the team.

THE CLUBHOUSE Graham House, Clubhouse & Lodging Manager The Culinary and Service Teams remained open for food and beverage delivery and curbside service, and implemented several enhancements to current practices during the COVID-19 outbreak to increase the safety of our membership and staff. These included: • Additional sanitizing stations were added to employee entrances and required a three-step process of sanitizing, then washing hands and then using gloves for food services. • Gloves were changed after every contact with a member transaction or entry to a facility. • Eliminated presenting and receiving receipts for members. • Sanitizing spray practices were increased to every hour on all door handles and points of entry by the housekeeping team. • All working areas were sanitized. • Sanitizer was added to all restrooms. • All inside dining facilities and bars were stripped down and

The Culinary Team continued to prepare menu items for curbside pickup and delivery, and introduced a variety of daily family meal specials. Additionally, the C-Star Market was introduced to provide a safe and convenient option for members to obtain groceries and much-needed household goods. Dairy products, fresh produce, pantry dry goods, paper goods, quality meat selections from the Butcher Shop and baked items from the Bake Shop were available for order, as well as a variety of beverages. The Club provided the ease of curbside pickup or delivery. At this time, it is uncertain what other directives may come our way, but the safety of our members and staff as well as their continued enjoyment of the beautiful Cordillera Ranch community will always be our top priorities. FEBRUARY, 2020

A Night In Tuscany The Clubs of Cordillera Ranch welcomed chefs and winemakers Rita Salvi and Silvano Cis from Tenuta Casanova Winery, a vineyard and farm in Chianti. Silvano guided 75 members through a traditional Tuscan dinner featuring Casanova products, such as 30-year-old Balsamic Vinegar and Extra Virgin Olive Oil, that paired perfectly with the flavors and aromas of their limited production wines. Their love for their history, traditions and land was undeniable. Not only do Rita and Silvano share their gifts through food and wine, they donate part of their proceeds to the struggling families in Kenya’s bush, specifically in Maraffa, where their assistance is focused on education, “because it is with education and school that you can build the future.” Upload your own photos to www.facebook.com/cordillera.ranch for a chance to be featured in next issue’s Ranch Scene.

Spring Fashion Show Joli Boutique of Boerne cohosted the ladies’ Spring Fashion Show, which spotlighted some of The Clubs of Cordillera Ranch members as well as a few professional models. The ladies “rocked the runway” to upbeat music, and a wonderful lunch from Chef Isaac Cantu and his culinary team was part of the festive event!

Mardi Gras The Clubs of Cordillera Ranch celebrated Mardi Gras right in the heart of the Hill Country! Festivities kicked off with an evening cart parade sponsored by the CWGA (Cordillera Women’s Golf Association), and wrapped up with hurricanes, po-boys, Ya-Ya’s seafood gumbo and bread pudding in the Clubhouse. Members of all ages came out to cheer on the ladies and, of course, collect bags of candy and beads. Thanks to the CWGA for the creative, flashy golf carts. This parade is sure to be an annual event we all look forward to!

Couples Putting Tournament 45 couples participated in the Couples Putting Tournament in February. It was great to see the combination of new and avid golfers come out to experience a fun and laid-back environment around the game. Everyone enjoyed a couple of cocktails, hit a few putts and then gathered at the Cabana for heavy hors d’oeuvres. The Strouds were crowned the Champions with a score of even-par 36. This event will definitely become a yearly tradition at Cordillera Ranch.

Yappy Hour What do you call pups on the Twin Sisters Patio? Yappy Hour, of course! Members brought their beloved dogs – from small to tall — all wagging with joy as they met other doggy members. The pooches were treated to dog snacks, tennis balls and ice-cold water while their humans sipped cocktails, soaked up the lovely Texas sun and were entertained all afternoon by their favorite four-legged companions. It was such a popular event that is sure to become a new tradition at the Clubs.

DESERAE BUSSELMAN

Cordillera Ranch Realty Sales & Marketing Assistant 830.336.3570 dbusselman@cordilleraranch.com HOMETOWN: Karnes City, Texas HOW DID YOU BECOME EMPLOYED AT CORDILLERA RANCH? I had just graduated from The University of Texas at San Antonio with my BBA in management, eager to start a new career. My mother-in-law told me about an opportunity that opened up in Cordillera Ranch where she thought I could gain the experience I was seeking. I immediately applied, interviewed and the rest is history. WHAT PAST WORK HISTORY PREPARED YOU FOR YOUR POSITION? I have taken many real estate and marketing classes in college but haven’t had the opportunity to gain much experience. I received most of my business experience working for major logistics companies like FedEx Ground and Forward Air Solutions. I am looking forward to learning and developing more experience during my time here at Cordillera Ranch. WHAT DO YOU LIKE MOST ABOUT WORKING AT CORDILLERA RANCH? I love the ranch environment, the community and the breathtaking view right from my desk! My colleagues and I all work together in perfect harmony. The entire real estate team is committed to providing the best customer service possible and helping others discover all of the incredible qualities that Cordillera Ranch has to offer. The way Cordillera Ranch has treated me during this COVID-19 pandemic is astonishing. They genuinely care and have gone the extra mile to ease my uncertainty. Cordillera Ranch checks all of the boxes. There really is no other place like it, and there is no other team that I would rather be a part of! WHAT HAS BEEN YOUR MOST REWARDING PROFESSIONAL EXPERIENCE? Being given the opportunity to work for Cordillera Ranch is my greatest reward. My father sold real estate here when I was a young girl and he has always believed in the mission of Cordillera Ranch. My grandfather was an executive officer for the Greater San Antonio Homebuilders Association and had a passion for the history and development of Cordillera Ranch. It is such a privilege to now be a part of it all. Real estate is in my blood and I am excited to see where this path takes me. WHAT HAS BEEN YOUR GREATEST PROFESSIONAL CHALLENGE? Being a millennial in today’s workforce can be a challenge. The word millennial comes with a few negative connotations that

I initially get labeled as. I don’t necessarily disagree with the overall depiction of my generation. However, I am not society’s stereotypical millennial. WHAT OR WHO HAS BEEN YOUR GREATEST INSPIRATION, PERSONALLY OR PROFESSIONALLY? My mother. She has battled various health issues since I was 15 years old but that has NEVER stopped her from being an influential teacher, amazing mother, loving wife and ultimately my best friend. I am who I am because of her strength and dedication. WHAT ARE YOUR HOBBIES AND INTERESTS? Spending time with family is my main priority. My favorite time of the year is during football season and hunting season. I also enjoy staying active by working out at the gym and walking my fur babies. FAVORITE QUOTE OR MOTTO? “Life begins at the end of your comfort zone” – Neale Donald Walsch ANYTHING THAT WOULD SURPRISE OTHERS ABOUT YOURSELF? In 2009, I broke my high school’s track record in the 4x200 relay and the 4x100 relay.

ALL

IN THE

FAMILY

Three generations of the Norcross family call Cordillera Ranch home. By Cheryl Van Tuyl Jividen :: Photography by Mark Humphries

The Norcross family had years of practice being together at their vacation home at Shaver Lake in the hills of their native California.“We had realized we were compatible roommates because we had a family cabin that we all went to as often as possible. We enjoyed our time there together. There was always lots of laughter and good times,” reminisces Marilyn Norcross.

They’ve had the opportunity for togetherness again since finding a new start at Cordillera Ranch. “In 2018, we came to Boerne to visit friends who had relocated from California. We fell in love with Texas and realized this was where we wanted to be. We started looking for homes on that first visit and ended up buying two lots side-by-side in The Springs,” says Marilyn with husband Everett. The second lot was for their son Ryan, his wife Jessica and young daughters Olivia and Emma. “We were looking for a new adventure,” says Marilyn of their decision to leave their lives in Fresno. “We were just waiting for the right thing to come along. The Springs were ideal — with less acreage, it was the perfect transition for Californians where lots are smaller. It was everything we wanted with wide-open space and safe, care-free opportunities for the girls. Besides being beautiful, it fit our lifestyles perfectly. We are outdoors people and Cordillera Ranch has so much to offer — the golf, the horses, the gym, the dining, the kids’ camps and all the Club activities.” Everett was happy to find commonality, “We wanted a simpler life; something better for our granddaughters and consistent with our values,” he says. “So far Texas hasn’t disappointed!”

CordilleraRanchLiving.com | 35

The extended family have all been living happily together at Marilyn and Everett’s home, awaiting completion of Ryan and Jessica’s house. “We are living together now because we all wanted to move. Everett and I started construction of our house immediately and we all moved here when it was complete. Ryan and Jessica waited until our house was close to completion before selling their house in Fresno. None of us ever thought we would live together but it has worked out very well and we can’t wait to be neighbors,” explains Marilyn of the family’s adjustment. Jessica says the time together really made a difference, “Living under one roof has made the transition much easier for all of us and it has provided a great sense of stability for Emma and Olivia.” For Everett, it’s been an opportunity few grandparents have, “We are blessed to have an up-close and personal relationship with our granddaughters. I got to see Livy ride her first two-wheeler and take off her training wheels.” Living together is just another dimension of their combined lives. The family owns and operates a 70-year old, fourth-generation bakery purveying company, Robb Ross Foods, providing

ingredients to commercial businesses. In 1950, a man named George Robertson, Sr. sponsored a salad oil and margarine business for his sons, George Jr. and Vernon, who were returning from World War II. But within the first year, Vernon got the calling and enrolled in Christian Seminary. So, George Jr. called Everett’s dad, Ed Norcross, who was married to George’s sister, Blanche, and invited him to join the business. “Ed and Blanche were living in Buffalo, New York so Fresno, California sounded

CordilleraRanchLiving.com | 37

darn good to them and they moved out West! After a couple of years, they took the Robb from Robertson and the Ross from Norcross and created Robb Ross Foods,” explains Everett. Ed Norcross expanded the business into baking goods and by the 1970s, Everett and his brother had joined the company. Today, Everett serves as President and Owner and son Ryan is the Vice President of Operations. In 1980, Everett and his brother started a second company, Fruit Fillings, Inc., to better supply the bakers of the San Joaquin Valley with premium quality pie fillings, jams and jellies at competitive prices. “We rented an 800-square-foot building and started working on Saturdays and Sundays learning the filling biz. We would make fillings on the weekends, sell them to bakers on Monday through Thursday, call them back on Friday to ask about their impression of the products, reformulate, make new batches on Saturday and Sunday, and repeat until we got it right,” says Everett of the new company’s early days. This was also the year Ryan was born. Marilyn left the business and once Ryan went to college, she returned to work, serving in various capacities before retiring.

38 | MAY/JUNE 2020

For Everett, the beauty of working with his son is that they are united in their core values. “Working with Ryan is an absolute blessing. To see how he treats and leads people — the longer I see him doing his work, the more I respect him,” says Everett. “When it’s his time, he’ll be ready to carry on the responsibilities and the company,” he adds proudly. For Ryan, who worked summers at both Fruit Fillings and Robb Ross Foods while growing up and started full-time after graduating from college, the feeling is mutual, “I’m grateful to be able to learn firsthand from a man with a wealth of knowledge and experience in the manufacturing and distribution industry. For my father and I, we are truly blessed to be able to work together to advance the organizations.” Rob Ross Food’s mission statement is “The Baker’s Best Friend — These four simple words express who we are and what we do. The company-wide expertise, honesty and integrity speak volumes about our commitment to customer service.” Everett says that applies to their industry, customers, employees and community, “We want to be your best friend in every sense of the word — the first phone call you make when you’re in a

Those feelings extend to the community by giving back. Everett has long been active in the Rotary Club, just one of the many businesses they support including the Food Bank, the American Cancer Society, the International Wheelchair Foundation and the Salvation Army. “The desire to make a significant difference in people’s lives is at the heart of our company’s giving,” says Everett. Ahead there are opportunities with inspirations of how they might fit Texas into their business. There’s also a family vacation planned for Washington, D.C. so the girls can see the White House and the monuments. But first, there’s Marilyn and Everett’s 40th wedding anniversary in June. It will be easy to celebrate with family. They’ll be living right next door.

The Robb Ross Foods website, www.robbrossfoods.com, is full of recipes for commercial bakeries. At home, there is a long-loved family favorite the Norcrosses have kindly shared. Tempered with the tang of buttermilk, this chocolatey good Milky Way® Cake will satisfy any sweet tooth. Cooked in a Bundt pan, it’s perfect for potlucks or celebrations with friends or family.

Milky Way® Cake pinch, your strategic partner when you’re looking ahead to next year and the one you call to share the news when your oldest graduates from high school.” During the pandemic, their commitment is more important than ever, says Everett, “Food safety is always very important to us. That’s why we’ve had a dedicated safety department for over 15 years. We hold our customers and the public in high regard and want to ensure their safety and that of our employees.” Understanding how relevant the supply chain is, they are doing all they can to help, “We’ve seen stores decimated and so we make deliveries to supply the mom and pop shops so they can maintain their businesses at this time. It’s the American way — we bind together, share ideas and support each other.” Like many small businesses that are challenged at this time, they are finding ways to make it work and Everett is proud of his team and thankful that so far, he hasn’t had to furlough or have lay-offs. “We all respect each other, and we are getting along and bound together during this difficult time. Everyone is picking up and sharing jobs. We are all getting haircuts,” he says of pay. So many of the staff are seasoned employees and are like extended family, says Everett, many attending Ryan’s college graduation and wedding. Ryan knows well how much his father cares about their hard-working, dedicated employees, “He gets great joy in the success of the people we work with. I remember one time, a sales rep who had been with us for a few years was able to purchase his first new home and when he told Ev about this, Ev beamed with pride.”

This spring, the Cordillera Ranch Golf Club integrated the Operation 36 development model and coaching platform into our junior instructional programs to enhance our students’ experiences. At Cordillera Ranch, we believe that every golf program should be centered on playing golf and making it fun to track progress. We aim to give our junior golfers the best introduction and long-term development plan to become skilled golfers.

Operation 36 is the fastest growing golfer development model and technology being incorporated into coaching programs around the world, and the program gives our staff a way to organize a golfer’s development and measure improvement over time. The junior program allows students to learn and play in a group setting with multiple coaches twice a week throughout the school year. The Golf Club plans to expand the use of Operation 36 to adult golfers in the near future. Our end goal is for all of our golfers to shoot par (36) from a full tee-box!

CordilleraRanchLiving.com | 41

THE OPERATION 36 DEVELOPMENT MODEL IS MADE UP OF 3 STEPS: STEP ONE: Play Their First 9 Holes Juniors participate in regular 9-hole playing experiences in order to apply the curriculum and progress through the 10 divisions.

How STEP ONE (the on-course model) works: 1. Play 9 holes from Division 1 (25 Yards) - Instead of starting at the full tee-box, all golfers begin in Division 1 and play 9 holes starting 25 yards from each green. 2. Shoot par (36) or better to pass Division - If they shoot par (36) or better, the golfer progresses to Division 2, where they start 50 yards from each green. 3. Complete the Division 10 challenge - This challenge continues until the golfer can shoot par (36) from all 10 divisions!

STEP TWO: Learn Skills in Fun Classes We make learning the game feel like a game! Juniors make friends and learn skills in fun and engaging classes. Students also progress through 6 ranks made up of 12 areas of golf curriculum, which they are tested on regularly.

STEP THREE: Train and Track Progress The Operation 36 Mobile App provides a guide to practicing and playing golf outside of classes. Each junior golfer in our program gets a profile in the app. After each event, our staff records the scores on students’ profiles and tracks their progress over time. The app also allows our staff to organize programs and schedules digitally to improve communication with our families. The Operation 36 program not only helps build golfers for life, but it also teaches life lessons, holds students accountable and allows them and their parents to develop relationships with other families. So far, we have seen great success and we are excited to continue to grow the program and our next generation of golfers here at the Club. Members can learn more about Operation 36 at: www.operation36.golf or through the Player Development page on the Clubs website.

AGRONOMY

BY THE

NUMBERS By Jeff Eldridge :: Photography courtesy of the International Sports Turf Research Center, Inc.

As you know, we recently completed our greens renovation project in October and opened back up for play in December. This article will serve as a follow-up to previous articles regarding the project and will help provide a behind-thescenes look at some of the data we have collected through

A frame from time-lapsed photos taken while the core sample goes through a natural drying process.

testing both before and after the project was completed. One of the most important numbers we have been looking at has been the infiltration rates through the greens profile as measured in inches per hour. This number is of extreme importance for managing bentgrass greens as it is a measure of the green’s ability to move water away from the surface, down and through the profile of the green. Water that can’t move properly through the profile will stay up near the surface and can cause serious issues with disease, fertility, compaction, algae and scalping. Water stuck in the upper profile during periods of extreme heat can also “boil” the roots resulting in immediate stress and sometimes death. Also, and perhaps most importantly for us, proper water infiltration is vital to our ability to perform proper flushing of the greens (flushing is the process we use to carry salts found in our irrigation water down and away from the root zone). Clearly, the ability to move water is of utmost importance and we are encouraged by the numbers that came in from our recent round of testing. Professionals recommend at least six inches per hour as a minimum number for healthy, established greens. This is also the minimum number needed to perform a proper flushing of the greens. Our historical numbers point to having been well below the six-inch number and have had a negative impact on the ability to manage the greens in times of stress. Looking at the numbers from prior years’ testing, our average infiltration rate in the top four inches averaged 2.7 inches per hour with a low reading coming in at .92 inches and the high coming in at 4.62 inches. Our most recent readings (taken in February 2020) came in averaging 7.5 inches per hour with a low of 2.31 and a high of 10.38 — a 64% improvement! This improvement comes from the work done in preparation for the sod to be installed last fall. Our process included removing the top inch of material, adding fresh sand and then cultivating the soil profile down to a four-inch depth. This

Undisturbed core samples being tested in a permeameter, used to measure infiltration rates.

process removed the bicarbonate build-up in the top inch and broke up any layering in the two to four-inch profile. As stated above, we are encouraged by the huge improvement we have seen in the last four months in the infiltration rates. It is great to see the work on the renovation, along with the multiple aerifications performed since the renovation, paying huge dividends. Rest assured, we will be monitoring the infiltration rates going forward to make sure they stay in the range for proper plant growth. This is imperative to give the greens their best opportunity for survival. Jeff Eldridge, CGCS, is the Director of Agronomy at The Clubs of Cordillera Ranch. TENNIS

MEET ME

ON THE COURTS By Joe De Luna :: Photography by Kelsey Grudle

The Tennis Club’s instruction is tailored to all ages and skill sets. I was born in 1972 and was raised in a baseball family. My father played high school and college baseball and my grandfather played baseball in a professional league in Mexico. So needless to say, I was throwing, catching and hitting baseballs as soon as I could walk. What does this have to do with tennis instruction, you might ask? Well, this was the beginning of my career as a tennis player. Little did I know, baseball at an early age allowed me to develop excellent hand-eye coordination, strong motor skills and speed.

After several Little League® baseball seasons, I was introduced to tennis around the age of ten and immediately was hooked. Tennis has evolved so much since I began playing back in the early 1980s. I started with a wooden racket and at that time tennis was taught with linear strokes, without a lot of body rotation or spin. Essentially the game was played from the hands down with touch and finesse and less power. Racket and string technology, as well as the evolution of the modern athlete, has turned tennis into a game of power and spin. Today’s game is

played from the ground up by pushing off the ground with your legs and simultaneously elevating and rotating as you strike the ball. This technique, along with strategy and mental toughness, will give players of all age groups and all levels of strength and conditioning a distinct advantage. This leads me into junior tennis instruction and how important it is to start your kids early with hand-eye coordination and motor skills. Regardless of whether or not you have a sports background, if you are interested in getting your kids involved with tennis, then start early with these skills. This can be accomplished with simple sending and receiving games that involve rolling and/or tossing balls or any object back and forth. This allows the child to follow the ball with his/her eyes over and over and leads to great hand-eye coordination. Allow them to play multiple sports as they grow. Do not specialize in tennis too early as this leads to burnout and injury. Make it fun and not too demanding when it comes to practice early on — remember to emphasize that it is a game and great exercise. Once they are closer to 7 or 8 years old, find a Quick Start

me into adult instruction which is dependent on age, fitness and talent. Some adult players have a sports background and can advance their level quickly. Others who just love the sport of tennis and want to get better need to learn more about technique, tactics and strategy to improve their results. There is a lot of emphasis on stroke production and technique but analytics have shown that tactics and strategy are the main ingredients for success at every level. Putting yourself in the right position, using anticipation and the right shot selection is the key to giving yourself the opportunity to win a competitive match. A positive and relaxed attitude is essential to peak performance when engaged in high level or club level competition. It is important to understand that Roger Federer and Rafael Nadal only win 55% of their points so all recreational and club players have hope if you play the percentages. Overall, start your kids young with hand-eye coordination and motor skills if you want to raise a competitive junior or a life-long recreational player. If you start as an adult, don’t focus too much on technique. Instead, think more about strategy, anticipation and

tennis program like we have here at The Clubs of Cordillera Ranch Tennis Club. Quick Start incorporates low compression balls that don’t bounce over their heads and is a great introduction to the game. As they grow, the ball compression will change from red to orange to green dot and that will help your child transition to the regular ball by the age of 11. By using this transition, they will develop competitive skills through drills and match play, and develop tactics and techniques which will prepare them for tournament play. Not all kids are destined for college or professional tennis but many will participate in middle school and high school tennis or be able to play recreationally for the rest of their lives. Remember parents: less than 6% of high school athletes get to compete at the college level so be realistic on how you approach their development. When you start playing tennis as an adult, the learning curve is different for every person. If you start at the age of 10, it usually takes ten to twelve years to reach your full potential because the learning curve is larger than when you are young. This takes

positioning and this will help you level up. Either way, all players need to focus on relaxation and having a positive mental and emotional approach to the game to achieve peak performance. The same principles and analytics apply to Pickleball which is the fastest growing sport in the nation. The court is smaller but the same tactics and approach are similar. It’s not always about being the best athlete or having the best strokes or technique — it’s more about being in the right position and having the right shot selection and attitude that will allow you to have fun and be more competitive. In closing, whether you start the game of tennis as a junior or an adult, we can help you develop and fine tune your skills. See you on the courts. WELLNESS

KEEPING IT TOGETHER IN THE MIDST

OF UNCERTAINTY By Jane Riley

We like to feel that we have a certain amount of control over our lives and that we can live with a fairly clear notion of how our day will unfold. These past few months have shaken that view and we are learning a new reality. Here are some tried-and-true methods of coping healthily that will assist you in making it through this, physically and mentally intact. STAY ACTIVE This cannot be overstated. Being physically active is always important, but in times of stress and uncertainty, getting out (or staying in) to exercise provides a release of the build-up of the stress hormone cortisol and a flow of “feel good” hormones (endogenous endorphins) that will help you relax. One of the many benefits of exercise is that it causes you to breathe more deeply. Deep breathing, whether as a result of exercise or of mindfulness, results in better cognition, increased relaxation and less acidity and CO2 in your bloodstream which leads to less perceived stress. You can keep your fitness level up by taking part in The Clubs of Cordillera Ranch online Zoom Fitness Classes, online Personal Fitness Training or using other outdoor fitness and recreational activities that the Club has to offer. Using the online portal means you don’t have to worry about social distancing or decontamination of your equipment because you never leave your home. And, importantly, the online access provides the social interaction that we as social creatures need to stay healthy. The fitness experts at the Club offer stretch classes, senior fitness classes, complete core classes, mat Pilates, yoga, sets and reps, Barre, ELDOA and special seminars as well as an opportunity to simply meet together online to exchange ideas and tips to help each other. You can find a complete fitness calendar online in

48 | MAY/JUNE 2020

your member portal under the Spa and Fitness tab or listed in the Club Calendar. For outside activity, the Fitness Center offers a cycling through the neighborhood class in the early morning and the Golf, Tennis, Outfitter and River Clubs remain open for outdoor activity with the proviso that social distancing, limited numbers and strict disinfection rules are observed. Walking and hiking through the beautiful Cordillera Ranch property are other recommended healthy pursuits. The fresh air, sunshine and activity will help you sleep better and that is vital to keeping you strong.

PROPER NUTRITION Healthy eating is an issue that is forefront in these times of noted food shortages. Do your best to consume as much fresh produce as you can. The B vitamins that you receive from green leafy veggies will help you combat stress and bolster your immune system. In this context, you might consider putting in a little garden to ensure a supply of fresh leafy greens over the next few months, or growing micro-greens in your kitchen which you can do anytime. Also safeguard your health by getting adequate vitamins and minerals through a good multi-vitamin. I am available for online nutritional consultations to help you make effective mealtime plans. Get a good stock of pantry basics that you know will keep over the next few months so that if the food supply chain becomes less reliable, you will have options. You may need to get a little creative in your meal plans, but that’s okay. No one is coming over for dinner, and we can joke about how we lived out of cans and packages afterwards if need be. For the time being, there are still other opportunities to feed yourself well. The Fit Menu at the Club is available for take-out and it features selections that are specifically designed to be nourishing and delicious. Stay hydrated by drinking at least eight 8-ounce glasses of water each day. Try to limit your intake of al-

cohol because it lowers your immunity and it makes your muscles in your arms and leg atrophy — never good aspects of drinking alcohol even in the best of times! Try to limit your caffeine intake as well so your blood pressure and stress levels stay manageable.

albeit virtually, can do a lot to help you get through this changeable time. You are not in this alone. We are all in this together as a caring, connected, community.

PREVENTIVE MEASURES

Jane Riley is the Director of Wellness and Fitness at The Clubs of Cordillera Ranch. She can be reached at jriley@cordilleraranch. com or 808.212.8119.

Hand washing and wiping down all items that come into your home are crucial practices at this time. You are likely aware that thorough and effective handwashing means 20 seconds minimum with hot water and soap, using brisk scrubbing while getting under the nails and between the fingers. Wash as though you were going to perform surgery. It is also important to realize that we unconsciously touch our faces approximately 20 times per hour and this hand-to-face transmission of viruses is a well-known phenomenon. Another important cleanliness recommendation is to remove your shoes at the door and put on “inside-only” shoes. Your shoes can track in not only viruses, but bacteria and dirt from many sources — the last thing you want to spread throughout your home. Outside shoes should be left at the door and preferably sprayed down with alcohol or another disinfectant.

SELF CARE Wellness practices that you might consider in your own home include taking time to reflect on the good in the world rather than focusing on the pandemic and related news. There are so very many worse places in the world to be. We are extremely blessed to be living in this wonderful community, surrounded by people who care about us and who are looking out for our best interests. Consciously practice gratitude and you will be surprised at how much better your life is. Rather than stressing about every little thing, be grateful for the good all around you. Mindfulness and prayer are practices that relieve stress and help you expand your thoughts and trust to a higher power. Many churches and Bible study groups are also currently online to meet safely and refresh peoples’ spirits. To combat boredom and stress, rather than sitting at your computer and following the minute-by-minute spread of Covid-19, consider tackling some overdue household projects like straightening out the junk drawer, organizing photos from your last trip or cleaning up the garage. Keep your mind engaged as well as your body in order to stay the course. On the other hand, do not obsess about things that can wait or that are not as important as your rest. Laugh! Look up some old friends or join an online social group and have fun. We are hosting Sunday afternoon online socials which you can find on the Fitness and Club calendars. Simply sitting and sharing thoughts and ideas with family or friends,

CELLAR CLUB

SOME GREAT WHITES

FOR WARM MONTHS In this edition, I am going to jump right in: As we are spending more time at home and outside, I am bringing you a little guide to spring/summer wines. By Jeffrey Cohen

When the heat is getting to you and you are seeking the perfect, refreshing glass of wine, these are the characteristics that you should be looking for: • High acidity • Light to medium body • Dry taste

RIESLING

If you happen to grab a bottle of sweeter wine, just try to make sure it also has a good amount of acidity. There is a harmony between sweet peaches and honeycomb that finishes with hints of citrus. Many white wines have a good bite to them, making them wonderful partners to seafood as well as cream-based dishes.

SAUVIGNON BLANC

Available in both sweet and dry versions, it is one of the most aromatic wines out there. This refreshing option makes a well-rounded choice for your meal because it is so versatile. The sweeter style will pair extra-well with your spicier dishes. The drier style is perfect for grilled chicken and most comfort foods.

Like Chardonnay, Sauvignon Blanc traces its roots back to France. It is known as Sancerre and Pouilly-Fume in the Loire region and is the most prevalent grape in the white wines from Bordeaux. The “Sauv. Blanc” grape acts as a true barometer of soil, site and viticulture practices. Plainly said, it picks up very

different characteristics depending on where it is grown. However, wherever it is grown and whatever distinct flavor profile it has, it will always be medium to high in acidity. That is why it is a perfect wine for the heat.

PINOT GRIGIO Also known as Pinot Gris, this typically comes from Italy and France, although there are fine Pinot Gris that come out of the Pacific Northwest, especially from the Willamette Valley of Oregon. Depending on the region that it is grown, the flavor profiles can vary mightily. This, in my opinion, will be the lightest and easiest to drink just as an aperitif before dinner or a cocktail.

SOAVE The most common flavors of Soave are peach, honeydew, citrus zest and sweet marjoram with subtle notes of saltiness. Like Pinot Grigio, it gets its roots from Northeastern Italy. Garganega is the grape which is grown in the hillside vineyards east of Verona, in the Veneto wine region. There are three main subregions of Soave: • Recioto di Soave • Soave Classico • Soave Superior

for its stone fruit flavors and a hint of salinity. It pairs amazingly with all types of seafood and can handle a little spice as well. The next time you are served paella, make sure to have a bottle of Albarino. A lot like Pinot Grigio, this wine is for the perfect summer day on the patio. Don’t think about pairing it with food. Just drink, be refreshed and enjoy. So ……… these are a few highlights for the upcoming season and rising temperatures.

DELIVERY SERVICE FOR RETAIL WINE Delivery Service is available in Cordillera Ranch to our membership. Take advantage of Jeff’s expertise to find the wines you enjoy, saving time and trips outside the Ranch. Retail Wine has been a very popular program, and with deliveries to your front door, you can relax in the comfort of your home. A simple phone call to set up a delivery time is all that is needed. Most wine orders are filled within a week —some as soon as the next day. We want to make this the most convenient wine purchase you have ever had! Stay safe and I’ll see you at the Club…… Jeff

ALBARINO Spain’s quintessential white wine is a delightfully refreshing coastal white that grows on the Iberian Peninsula. To be a little more specific, it is grown in Rías Baixas in Galicia. It is loved

2020 SUMMER CAMPS at Cordillera Ranch

NOTE: While it is difficult to predict what activities may be open and available for the summer months (if any), at the time of this going to press, we are ‘keeping the hope alive’ that our junior campers may be able to enjoy some of these wonderful camps this summer if it’s determined to be safe (and of course allowed per current government restrictions). We felt it would be better to leave this in the magazine for now and if we have to cancel or postpone any after press, we will communicate such announcements to members at that time.

Choose your adventure! Our camps provide fun-filled experiences in a safe environment for every boy and girl. From art, horses, golf and tennis to specialty camps for cooking and outdoor adventures, we have it all, and we’re excited to offer new camps this year for kids to enjoy. Also, please be aware of our new exterior drop box located just to the left of the POA entry. It’s a great solution for dropping off small items after hours.

We’ve noticed more and more residents enjoying our trails and parks over the last four to six weeks. Our decision to keep our parks open during this time was because of the great respect with which our residents observed the CDC recommendations for COVID-19 as they enjoy the beautiful outdoors our community offers. Especially popular has been The Springs of Cordillera Ranch, which offers level, looping trails through that neighborhood and has become popular for those looking for a less strenuous stroll. Parking is available at The Springs Sports Fields where there is a trail head just off the southeast corner of the parking area. Enjoy the granite trails through canopies of trees, take in nature and be amazed at the activity in our newest neighborhood. The maintenance department continues to work hard to sanitize gate entry keypads, mail center facilities and doors and other contact points at facilities in the parks. Our North entry gate has remained open to reduce the number of contact points within our community. We continue to monitor the national, state and local news to ensure we follow proper recommendations and look forward to getting back to normal as this situation improves and allows. Please keep in mind that the parks and trails are for residents and members. Guests are allowed, but MUST BE ACCOMPANIED by a resident at all times. As we get into warmer months, activity at Swede Lake and the Guadalupe River parks increases.

We’re happy that you want to share our beautiful amenities with family and friends, but please remember, you must accompany guests the entire time they are on property. We are grateful for the continuous growth of our community. The ARC strives to make our community the finest in the Texas Hill Country. The POA/ARC currently have over 100 projects to manage including 46 homes under construction and 38 homes going through the architectural review process. We’re also your one stop office for all property improvement needs. We’re here to help you navigate your remodel, addition, swimming pool, landscaping and new construction. Stayed tuned for the latest information to our ever-evolving community Design Guidelines, which along with many other documents related to the community, can be found on the CRPOA website. 2020 IMPROVEMENTS The Fire Chief for the Bergheim Volunteer Fire Department has shared news of the addition of a third fire truck coming in 2020. Cordillera Ranch is collaborating to add one of the fire trucks at a location on the west side of the community off Cordillera Trace. An additional eight new fire hydrants will be installed at various locations throughout the ranch as well, which will further benefit our residents. These additions will greatly improve ISO (Insurance Services Office) Ratings for Cordillera Ranch and our surrounding

communities which should reduce the cost of homeowners insurance and improve emergency response efforts. The bridges at Cordillera Trace over Spring Creek and Rio Cordillera over Swede Creek were inspected by a professional engineer as a proactive measure and the report indicated that they were generally in good condition. The structural integrity of both bridges is intact and it only recommended some minor repair and maintenance items which are in progress. A full resurfacing and repaving project of Cordillera Trace from Highway 46 to Clubs Drive West has been proposed and is projected to be completed in 2020. The POA will be coordinating efforts to ensure it’s a seamless project with regards to access within the community. Be sure to update your contact information with our office to ensure you receive the most up-to-date information, alerts and updates. Follow us on Facebook (Cordillera Ranch Property Owners Association) and Twitter (@crpoa_boerne) and sign up for instant notifications. And speaking of roadways, did you know we have over 50 miles of roads, over 10 miles of nature trails and 100’s of acres of parks and trails within Cordillera Ranch? All roads, trails and parks are maintained by the Property Owners Association. A map of the trails can be found at www.cordilleraranch. com/community-maps/#parks-trails-map. Be on the lookout for a new and improved website this summer. In this era of ever-changing technology, we want the CRPOA website to provide seamless communication with the best and easiest functionality available and to be a comprehensive resource for our property owners and residents. Stay tuned! Finally, we’d like to introduce Rita Ellison to our team. Rita has worked in customer service and varied administrative roles throughout her career. Rita’s knowledge and positive, service-driven attitude is a tremendous asset in serving as the first point of contact for our property owners and their POA needs. Her office hours are Monday – Friday from 8am-5pm. Although we’re all practicing social distancing, we can’t wait for you to meet her. In the meantime, you can reach her at extension 135 and at rellison@cordilleraranch.com.

EXCELLENCE IN EDUCATION, IN CLASSROOMS

AND BEYOND

The Boerne Independent School District has been named one of three finalists for the statewide H-E-B Excellence in Education Award. In January, administrators were notified that BISD was one of only three districts across Texas to be selected as a finalist for the prestigious H-E-B Excellence in Education Award. The award is designed to recognize school districts based on their commitment to student achievement through innovative programs; parent and community involvement; and professional development opportunities for teachers and administrators. Grant winners will be announced in May 2020, and the winning district will receive $50,000 to go towards student learning. BISD is the only district from the greater San Antonio area to be named for the award in a year where they were also given their second “A” rating in the state accountability system by the Texas Education Agency. Additionally in 2019, the BISD School Board was named the Board of the Region, and the district received the State Comptroller’s Transparency award for Business Operations. “We were very excited to hear of the honor,” said Superintendent Dr. Thomas Price. “We have innovative teaching styles in our district such as a focus on collaborative, action-based, and social-emotional learning that we are proud is being noticed.” It is this innovation and collaboration that has served the district well during the unprecedented school closures resulting from COVID-19. During the district’s scheduled Spring Break, the week of March 9-13, the first announcement of an extended closure was made, followed by more extensions in alignment with the district’s cities’ and county’s emergency declarations. The district quickly implemented remote work environments for their staff, and by day three of the first week, distance/remote learning curriculums were in place for students to continue their studies from home. Several years ago, district teachers began using Google Classroom as a means of communication and instruction for students in all grades. This application was the channel for the disbursement of assignments, and for students without technology or internet access at home, weekly printed packets were available for pick-up every Friday at each school.

Two years ago, the district introduced Skyward Family Access, an internet-based student data management system that stores everything from school registration forms, assignment grades and report cards to attendance and heath reports. Skyward was another way of informing parents of their child’s assignments. Email and social media rounded out the district’s lines of communication with parents and the community. And finally, if Zoom was not a household name before, it quickly became one during a time of social distancing. BISD teachers utilized the video conferencing technology to engage their students through live activities, lectures and even exercise programs. “While the buildings may be closed, learning has continued in full

Dr. Ruben Mesa, Director of the Mays Cancer Center

Express-News Book & Author Luncheon, the annual SA Cancer Council’s Spring Luncheon and various donor-sponsored dinners and physician panel presentations held at the Club, are just some of the ways the community bands together for this great cause. The center’s cancer experts have also made presentations to various groups within the community, including the Men’s Group on several occasions. All of these special events are very popular with the members and residents of Cordillera Ranch, who have enthusiastically attended and supported the fight against cancer.

64 | MAY/JUNE 2020

A SUPPORTIVE COLLABORATION BETWEEN THE CLUB AND THE MAYS CANCER CENTER One of the most memorable fundraising events held at the Club was a Dialogue & Discovery Dinner hosted by Club Members, Jan and Frank Newton and Diane and Phil Pfeiffer, which raised $100,000 in one evening to support the cancer center’s efforts to apply for a SPORE grant from the NCI to advance innovative breast and prostate cancer research. Much progress has been made in these two important areas over the past several years thanks to the generous support from the first “Cordillera Research Circle” that was formed by several Club Members – the Newtons, Pfeiffers, Northingtons, Hills, Haywoods, Hunkes, Dommerts, Stephens, Bushes and Brazils. Plans are underway to invite these special donors to an appreciation dinner at the Club this fall hosted by Dr. Ruben Mesa, Director of the Mays Cancer Center, to provide personal updates from the research leaders in breast cancer and prostate cancer. Another exciting event was an educational panel discussion and dinner hosted by Harriet and Austin Helmle, which featured UT Health San Antonio and Mays Cancer Center experts in cardiology, orthopaedics, cancer and liver disease. This popular and well-attended event was moderated by Dr. William Henrich, President of UT Health San Antonio. The panelists answered a myriad of questions from the attendees who expressed their gratitude for the wealth of information that was presented at the event. Due to the increased desire for more informational and educational opportunities for the Club Members, Director of

“We are incredibly fortunate to have the world renowned Mays Cancer Center at UT Health San Antonio MD Anderson nearby. Cancer is very personal to me as I lost both of my parents to cancer, and like everyone, Barbara and I have many friends who have been affected by or died from this terrible disease. We feel it is both a privilege and an obligation to financially support the incredible research and work that is being done by the Mays Cancer Center to find the most effective treatments and cures for the various forms of cancer.” - David Hill, Developer of Cordillera Ranch

Membership, Debbie Pepper, and Sheri Ortiz, Executive Director of Principal Gifts at the Mays Cancer Center, are collaborating to plan several exciting events to take place this fall and winter. DIALOGUE & DISCOVERY DINNER - Future Club events are in the works for another Dialogue & Discovery Dinner featuring Dr. Tyler Curiel from the Mays Cancer Center to discuss “The Revolution in Immunotherapy.” Immunotherapy is one of the most promising and innovative ways to treat cancer using the body’s immune system to kill cancer cells. Dr. Curiel is one of the world’s leading experts in this area of cutting-edge cancer research. MEMBER LUNCH AND TOUR OF THE MAYS CANCER CENTER - Additionally, Debbie and Sheri are planning a Member Lunch and Tour of the Mays Cancer Center facilities and labs

THE MAYS CANCER CENTER The Mays Cancer Center, home to UT Health San Antonio MD Anderson, is the only National Cancer Institute (NCI) designated cancer center in San Antonio and South Texas. There are only four such cancer centers with this prestigious designation in the state of Texas and only 70 in the entire country. Through the Mays Cancer Center’s affiliation with worldrenowned MD Anderson Cancer Center, the people of San Antonio and South Texas have expanded access to leading-edge expertise in multidisciplinary, research-driven, and personalized patient-centered cancer care. Because this exceptional level of care is available right here in San Antonio, our citizens can stay

hosted by Dr. Ruben Mesa and featuring key leaders in radiation oncology, medical oncology, clinical trials and DNA repair. The cancer center will arrange for a bus to transport attendees to and from the Club so they can see and hear first-hand about the latest discoveries and amazing progress being made in cancer research and patient care. LADIES LUNCHEON AT THE CLUB - Plans are also underway for a Ladies Luncheon at the Club featuring presentations from Mays Cancer Center experts in women’s cancers with the opportunity to ask personal questions and have candid discussions about women’s health issues and concerns. MEMBER COFFEE HOSTED BY THE SA CANCER COUNCIL There will also be a Member Coffee hosted by the SA Cancer Council, the non-profit organization whose mission is to support the Mays Cancer Center by providing financial and volunteer resources for cancer research, treatment, education, community outreach and patient assistance. This dedicated group of more than 400 volunteers works tirelessly to advance the goals of the cancer center. Many Council members live in Cordillera Ranch. As soon as these dates are set, the Club will be sending information and invitations for these and other special events that are being planned to help educate and keep members and residents of Cordillera Ranch informed. HOME TOUR

TODD GLOWKA BUILDER, INC.

Inside Cordillera Ranch’s CUSTOM HOMES

A conversation with builder Todd Glowka. By Lauren Jones :: Photography by Lauren Keller Renderings by Gustavo Arredondo

When it comes to keeping Cordillera Ranch beautiful, Graduate Master Builder Todd Glowka, owner of Todd Glowka Builder, Inc., is your go-to guy. He’s a Preferred Builder who has been producing custom homes in the development for the past 18 years and has seen its architectural style evolve. He’s also a Certified Green Builder and makes environment-friendly choices in his homes such as using lowVOC paints, spray-in bio foam, circulating pumps and tankless water heaters.

Glowka was working in Boerne when he was contracted to build his first Cordillera Ranch home and immediately understood the community’s allure, something that he believes is what continues to draw its homeowners as well. “It’s the natural beauty and how the subdivision is put together, plus the amenities,” he says. “Once you’re inside, you don’t have to leave.” Glowka builds a myriad of homes, which he says range anywhere from 5,000 square feet to a whopping 15,000 square feet. And when it comes to his process, he works the same regardless of the square footage, first sitting down with the client to share the specifications and materials and then getting their preferences. From there, he is able to get a bid on options. While Glowka is in charge of all of the exterior finishes, homeowners often work with an interior designer when it comes to selecting the interior finishes. “Nowadays, there’s complete diversity with what materials you use on the outside versus the inside,” he says. “It’s an open canvas.”

68 | MAY/JUNE 2020

Additionally, all homes in the community fall under purview from the Architectural Review Committee. “Everything from the percentages of stucco and stone to the siding to the wall heights are going to be scrutinized,” he says. Overall, the home’s unique styles and Architectural Review Committee’s high standards meld to create a community that highlights masterful building, architectural trends and ecofriendly practices. Let’s dive into the three types of homes Glowka is most often hired to build.

TRUE HILL COUNTRY True Hill Country is a style of home inclusive to Austin, San Antonio and the surrounding Hill Country area. It’s warm and inviting and is inspired by Texas’ first settlers, who arrived in the mid-1800s and built structures that would protect them from harsh summers and varying weather conditions by utiliz-

ing materials they could easily source like limestone and timber. Today’s Hill Country homes feature metal roofs, a variety of timber and exterior limestone. Over the years, Glowka has gotten requests to utilize reclaimed materials like barnwood siding, something which dates back to the times of Texas’ earliest residents, in lieu of new timber. However, sourcing the timeless 100-to-200-year-old hand-hued hemlock timbers is quite difficult, as they have to be shipped in from the Northwest or New England. A build that may normally take a year will take longer when such materials are used as they aren’t readily available on-site. Building with reclaimed wood is also an unsustainable practice because the demand for “old wood is rapidly exceeding the supply,” he says. “I could imagine that in 10 to 12 years, there won’t be a lot left. We are already having issues getting certain sizes of timber and beams.” Another challenge with reclaimed wood is that because they

are hand-cut and not run through lumber mills, the beams come out in different sizes. “They are not true to size and today’s subcontractors and vendors are used to using true sizes on everything,” he says.

HILL COUNTRY TRANSITIONAL Hill Country Transitional, or Hill Country Modern as some may say, is a style that has only popped up in the last five years. Like True Hill Country homes, Hill Country Transitional homes have the metal roofs and stone siding but also include stucco and steel for “cleaner, more modern lines,” he says. With the popularity of this style, Glowka has also been getting requests for hand-built steel windows and doors that require a lot more attention during the framing process, and exposed steel beams that can only be made with special tools that form connections between the steel and wood. These modern homes also tend

CordilleraRanchLiving.com | 69

to be more expensive than a True Hill Country or Mediterranean home because steel is a much costlier material. One such home Glowka is building has an exposed structural steel layout, custom “Black Matte” Windsor wood-clad windows, a La Cantina slider, Hill Country limestone, hand-troweled stucco and steel siding. At 7,129 square feet, the four-bedroom, four-and-a-half-bathroom home has a private study, craft room, outdoor terrace and three-car garage.

MEDITERRANEAN Mediterranean homes are quite common in Cordillera Ranch and are easy to spot with tile roofs and a mixture of stone and stucco siding. Glowka is currently building a four-bedroom, four-and-half-bathroom, 10,000-square foot home off of the 9th fairway with classic Mediterranean elements like dry-stacked masonry and hard-carved architectural stone siding. Not only is the exterior impressive, but there’s going to be a study, exercise room, game room, wet bar, outdoor pavilions, plus room for a six-car garage. What’s unique about this home is that it will be constructed to take advantage of all angles of the green beyond, featuring floor-to-ceiling windows at the home’s rear and large, suspended timbers. It’s clear to see that regardless of style, homes in Cordillera Ranch are built to the highest level. “I enjoy building all three,” Glowka comments. “We are just here to make our homeowners happy and execute their vision.” TODD GLOWKA BUILDER, INC.
