Perched at an elevation of 1,570’, the Cordillera Ranch Visitor Center sits atop the highest hilltop in Cordillera Ranch offering 20+ mile views across the Guadalupe River Valley. Built nearly 20 years ago, the Visitor Center has served as the sales, development and operation headquarters throughout the life of the development. Over the years, “the hilltop” offices have expanded gradually to accommodate the growth in developer operations as well as the Cordillera Ranch Property Owners Association. However, when the Visitor Center on Cordillera Ridge was first setup on this location it was always planned that at some point this would become future home sites and the Visitor Center would relocate. That time has come. As many have noticed, a few weeks ago we started construction on the new Cordillera Ranch Visitor Center on the west side of Cordillera Trace just before you come to the second gate in the community. This project has been quite some time in planning to facilitate a nice new office environment for Cordillera Ranch, DH Investments, Pasadera Builders and the Cordillera Ranch Property Owners Association. The new office was carefully designed to have more of a residential architectural-style on the exterior in order to complement the rest of the community. And although this new location is slightly down the hill from the current Visitor Center, we’ve selected a site that provides an even better panoramic view across the Ranch. Over the next few months, keep an eye out on our social media accounts (Twitter, Facebook and Instagram) for project updates and conceptual renderings. Also, please use caution as you drive into and out of the community on Cordillera Trace near this location. We have posted construction warning signs so drivers will slow down, but we want to make sure everyone is watching for construction traffic entering and existing this site. Happy Reading,

Jamie’s list of accomplishments is long and prestigious. Commissioned as a Second Lieutenant in the US Marine Corps after graduating from the US Naval Academy, the Haskins, Ohio native went to flight school in Pensacola, Florida and was assigned to fly AH-1W SuperCobra attack helicopters. From his North Carolina duty station, he deployed for Desert Storm, Somalia and Haiti mostly on Navy amphibious ships. As a young First Lieutenant, Jamie would be one of the youngest pilots ever to go to the Marine Corps’ “Top Gun” school, Marine Aviation Weapons and Tactics Squadron One (MAWTS-1) in Yuma, Arizona, where the best of the best pilots in the Marine Corps go to hone their war fighting, piloting and leadership skills. He learned his lessons well and was asked to return as an instructor. Jamie remembers the thrill well, “If you’ve never been to Yuma, its right on the border were Mexico, Arizona and California come together. It’s surrounded by the Chocolate Mountains to the north and the Cabeza Prieta Mountains to the east. Best flying ever! I also had the opportunity to travel around the world to various Marine Corps units on deployment to train and instruct them. I taught multiple functional areas: air-to-air combat, close air support and enemy threat systems. I loved the intensity of teaching combat skills at a graduate level… not only

in the classroom, but then strapping on the aircraft and going out and performing the mission.” Jamie found the missions to be exhilaratingly satisfying, “There’s nothing more motivating than a large flight of aircraft flying together in tight formation then splitting up to hit a target from multiple directions simultaneously. It’s an aerial ballet with a very violent purpose. There’s an incredible finesse to warfare that most people will never understand.” For a short time he left the cockpit to serve in the Pentagon as the Marine Corps’ Aviation Weapons Requirements Officer then a stint as the Aide-de-Camp to a three star general overseeing Marine Aviation. After two years in the Pentagon, Jamie was hand selected to serve as a Congressional Fellow, where he spent 18 months working federal budget issues for Congressman Jack Murtha. Being on Capitol Hill during the 2000 presidential election, Jamie witnessed the turmoil of the vote recount, hanging chads, and ultimately, the Supreme Court decision. Later he would serve in a leadership position for the Marine Corps’ Legislative Affairs office. Returning to the cockpit in 2001, and then deploying in 2003 for the invasion of Iraq, Jamie was in the pilot seat for the first day of the war, attacking Iraqi defense positions along the Kuwaiti border. In total, Jamie flew 117 combat missions in Iraq in 2003. In 2004, Jamie returned to Iraq, and it was during this deployment that he was wounded in both legs during a firefight in Fallujah. After returning to the States, Jamie retired in 2008 as a highly decorated Lieutenant Colonel, with awards including the Legion of Merit, Bronze Star, Purple Heart, Air Medal (Strike 8 and “V”), and many others including “V” device for Valor. Throughout Jamie’s career, wife Jacque Carter Cox was trailblazing herself. Raised in a military family, she was encouraged to think big. “I grew up being told that I could do anything I set my mind on doing. I tried my best and followed a dream.” She didn’t disappoint, and after graduation from California State University at Fullerton, Jacque was one of the leading members of the female groundbreaking generation in the United States Secret Service. Her 25 years of service in the Secret Service started as a financial crimes investigator before rising through the ranks to become the Special Agent in charge of the San Antonio field office of the Secret Service. She reflects on her career as a senior federal law enforcement official, “I am very grateful for the opportunities I had with the Secret Service. There are many experiences which I will never forget. Some of those were awe-inspiring and some were horrific and tear-filled, but all were history in the making, up-close and personal. Some of those opportunities were firsts for women in the history of our agency. I’d like to think I worked just as hard and just as smart as any of the men, and maybe even harder, since any mistakes would be a blemish to all the other female agents. The traditions and the mission were just as important to me as any other agent — man or woman.” She also remembers the challenges of being a woman pioneering in the agency, “There certainly were times when I would laugh to myself, because of the stereotype of what a Secret Service agent looks like. One time in particular, I was on a detail with one of our protectees in an airport terminal. After the protectee was safely on the aircraft and I was waiting for the plane to depart, a pas-

senger nudged me, pointing to my male counterparts saying, ‘Do you see those Secret Service agents?’ I moved my hair out of the way revealing my earpiece and said, ‘I’m sorry, I didn’t hear you.’ She then laughed and told me she would have never known.” During her tenure as a special agent, Jacque directly served presidents, vice presidents, foreign heads of state and worked closely with other federal, state and local law enforcement agencies. During her career, Jacque was responsible for the investigative budget across all domestic and foreign offices in the Secret Service and functioned as a direct liaison to Congress and other federal agencies. Jacque spent significant time developing and executing the federal budget and collaborating with all other cabinet-level departments on funding issues. Through their careers, the Cox’s also raised a family of three children. Jamie notes, “The kids have been exposed to two very strong ‘families.’ The Marine Corps Family and the Secret Service Family. Both are very rich in history and tradition.” Son Jake, 25, lives in Louisville, Kentucky and is the Director of Rapid Response for Senator Rand Paul’s re-election campaign having previously worked on Senator Mitch McConnell’s campaign and for American Rising, a conservative Super PAC in DC. Daughter Danica, 22, is a freelance artist working multiple mediums and living in Jacksonville, North Carolina. Youngest daughter Jessica, 14, will begin her sophomore year as a new student at TMI where she will continue her competitive swimming in their advanced swimming program. She competed in the South Texas Age Group Swimming (STAGS) championships at the University of Texas in Austin this summer. The family moved from Washington, DC to Boerne after Jamie retired from the Marine Corps and when Jacque was promoted to lead the Secret Service field office in San Antonio. While they did some home hunting trips together, it was on a solo trip that


she found their home in Cordillera Ranch. In fact, Jessica and Jamie didn’t see it until the day of move in. Jacque’s parents are both Texans and she says it always felt like home even though she lived in lots of places. Jamie says that it was quite the change from the urban setting of Alexandria with its constant noise, sirens, horns, trucks and city buzz. “On our first night in Cordillera Ranch, I remember Jacque and I standing out on the end of our driveway: we couldn’t hear a manmade noise nor could we see a manmade light. It was incredible!” Jacque agrees, “I love the serenity. Jamie and Jessica always laugh, but I can’t get enough of the wildlife — especially little fawns. I marvel at the stars at night from our back patio and the beauty of the sunrises out my front windows. I really enjoy the beauty of the Ranch!” You’d think with all their accomplishments they’d sit back and enjoy their wellearned retirement in all the Hill Country beauty, but they found time to start their own business. Says Jamie, “We decided that we had a once-in-a-lifetime chance to do something together in business. We formed JLC Squared with the intent of leveraging our individual experiences, to offer our clients and customers a unique, effective combination of management, leadership, perspective, insight, risk analysis, security threats and business acumen.” After all they’ve done for our nation, the power couple still finds time to serve their community. Jamie has been CEO of Hill Country Family Services for a year. Humble

about his leadership, he says, “I really see my role in the company as someone who gets to tell the incredible story of the amazing work that our staff and volunteers do. HCFS truly celebrates every single success of our clients. They are the poor, hungry, children, seniors, Anglo, Hispanic, some have college degrees, some are terminally ill, those with mental illnesses, and those living paycheck-to-paycheck and then encounter a bump in the road (like the car breaks down). I spend more time hugging our clients than anything else. Our clients are the ‘invisible’ members of our community. They are the ones that you won’t make eye contact with on the sidewalk. When they come to HCFS, we treat them with dignity, a smile, a hug… because sometimes this is the only place they are treated to the human touch and love.” Under his management, the organization has been awarded the Greater Boerne Chamber of Commerce Nonprofit Organization of the Year Award and the San Antonio Food Bank’s Golden Apple Award for Best MultiPurpose Agency of the Year after competing with 530 other agencies. Jacque busies herself with multiple volunteer positions. “Domestic Violence and Human Trafficking are very serious causes I feel passionate about. The results of either are so distressing to all who are victims. I am so proud to be the President-Elect of the Kendall County Women’s Shelter Board of Directors. KCWS is doing such great things for the victims of domestic violence within Kendall County

and the surrounding counties.” As the family has four dogs, she’s particularly happy that KCWS has a unique distinction, “Our shelter is one of the few in the state that has an animal shelter. Victims can bring their pets with them and not have to worry about them being neglected or falling victim to their abuser.” She is also a board member of the newly formed Boerne Police Foundation and substitute teaches at Meadowlands Charter School. Admittedly there isn’t much free time for the busy couple, especially as swim team parents, but when they can they enjoy spending time at home with Jessica and the dogs. Jamie says their best times involve being in their pool, floating around, laughing and talking about life with food on the grill. Good times indeed.

Hill Country historians know that, when it comes to historic buildings, the people of Boerne may venerate the beloved Dienger Building even more than folks in San Antonio love the Alamo. Originally constructed in 1884, the building is the centerpiece for downtown Main Street, and has served the community in many capacities in the 130 years that have followed. Today, the building is beautifully restored and operates in much the same capacity for which it was originally intended.

Truth be told, when current owner Raymond Lunsford began the process of purchasing the Dienger, he had no idea of the building’s treasured history. Nor did he have a specific plan to embark on the extensive restoration to carefully restore the building to its former glory. Raymond and his wife Lisa were simply looking to move their Boerne businesses, Main Street Café, DoughRay&Me Bakery and Wear It’s At, closer to the

downtown area so that they could better serve tourists to the area. After their plans to purchase another building fell through, their realtor encouraged them to look at the Dienger, and they were able to purchase it. “We really had no idea that the building was such a big deal,” Lunsford shares. “And we had no idea that it could be like this again.” Indeed, the building was a shell when they purchased it. Some might call it

serendipity, but Raymond — a faithful Christian — will tell you that God had a special plan for the building. “A young lady walked into our café inquiring about office space about two weeks after we closed on the Dienger,” says Raymond. “On a whim, I showed her the building. She did not say much at all.” Little did he know that the woman, Michelle Ernst, had been driving past the Dienger on trips to Boerne for seven years, dreaming up plans for the old building that stretched beyond the Lunsford family’s wildest dreams. When she articulated everything that she hoped the building could be, Lunsford immediately brought her on board, trusting her vision for restoring the building exactly as Joseph Dienger intended back in


1884. It wasn’t perfectly smooth sailing, laughs Raymond. “There were times when the contractor didn’t understand what the final product would look like, or my wife would feel concern about the expenses or such an extensive remodel. It’s very clear now, though, that we were right to trust Michelle, who now serves as our General Manager.” The entire building has been meticulously restored. Every effort was made to salvage existing materials, and new materials blend seamlessly to create a space that feels both historic and modern. There is a little bit of something for everyone here, and it would be completely reasonable to spend half a day or more enjoying the treasures the Dienger has to offer. The Bakery and Bistro is currently open for breakfast and lunch, and offers delicious options from a set menu that includes daily specials. Wine and tapas couple with live music on Friday and Saturday evenings, along

with steaks, fish, pastas and salads as the kitchen experiments with dinner options. After guests enjoy a delicious meal at the Bakery (pro tip: Try the coconut cream pie; it’s rumored to be the best in the world), they can feed their souls with a visit to the adjacent Book Store. The space is a nod to the building’s days as the Boerne Public Library. Offering a curated collection of best sellers and inspirational literature, it’s the perfect spot to grab something for yourself or a friend, or to hunker down with coffee and a pastry. After exploring the books, get ready to explore the trove of treasures in the boutique. The entire space takes one back to the well-curated department stores of yesteryear, with a fascinating array of merchandise to explore. Even though the space feels historic, the fashion vibe is decidedly current, with a focus on classic colors and meticulous craftsmanship. With everything from women and men’s wearables, to home décor, a children’s boutique and treasures

and collectables, every object feels like a discovery — something you’d be unable to find elsewhere. The future holds more thoughtful expansion of services. For those interested in further utilizing this architectural treasure, the former offices upstairs have been transformed into a light-filled, unique space for meetings or catered dinners, and a door has been added to give visitors access to the beautiful wraparound porch. There are plans for monthly pop-up dinners featuring rotating chefs and live music. Rumor has it that the Dienger Building is haunted. If it is, the ghosts of the past are surely pleased to see their home carefully brought back to life — providing a new haunt for the people of Boerne and carrying history forward with all of the intentions that Mr. Dienger had back in 1884. CORDILLERA RANCH MGA NEWS The Cordillera Ranch Men’s Golf Association has done a great job this year of establishing a new website for their members. It contains information about the purpose of the MGA and how to join, upcoming events at The Club, tournament results and ways to enjoy your golf experience even more. Thanks to John Freud for his work on the MGA website and Mark McCurley for his work on the golf course etiquette communications. www.mgacordilleraranch.com The MGA Board has also taken the lead on communicating ways members can take a leadership role in caring for the golf course. Recommendations include the importance of and how to repair divots on the bent grass putting surfaces as well as the proper etiquette when raking our newly renovated bunkers. The MGA wants to encourage all our members to be ambassadors for good golfing etiquette and behavior while playing this game we love. Our Club has made a major investment to give us great bunker conditions and greens, so our suggestion is to make proper repairs a committed and habitual part of every round.

GREENS IMPROVEMENT

1 Use the right ball mark repair process Insert your tool into the soil behind the rear of the ball mark at a 45 degree angle and gently pull the top of the tool toward the center. Continue working around the ball mark, three to four times, and use your putter or foot to gently tamp down to make it smooth and level. 2. Apply the “Plus One” rule When walking on to the putting surface, find the ball mark you made and properly repair it, then seek out another mark and repeat. Over time it will be a lot harder to find that second ball mark. 3. Spread the message Whether you are playing with other members, family or your guests, help them to remember to repair their ball

The Clubs of Cordillera Ranch hosted one of the premier junior golf camps the country has seen, July 7-9. The camp was a collaborated effort of Cordillera Ranch’s Bryan Gathright and Country Club of Mobile’s Tony Ruggiero. Tony and Bryan have been friends for years and have taught together on a number of occasions. The camp brought together some of golf’s finest collection of talent to help develop tournament-ready junior golfers. A total of 29 highly skilled junior golfers attended this camp — 15 from The Clubs of Cordillera Ranch and the local San Antonio area, and 14 from Alabama and Florida. Among those attending were two juniors committed to play collegiate golf at Alabama, one committed to play at Auburn and one at SMU. Eventually, almost all of those who attended will have both the ability and opportunity to play college golf. Tony Ruggiero has been the host of the Dewsweepers Golf Show on Sirius XM PGA Tour Radio since 2007, where Bryan is a frequent guest. Tony teaches PGA Tour players Smylie Kaufman and Lee Williams as well as former Alabama golfers Bobby Wyatt and Robby Shelton. He recently published the #1 New Release on Amazon — Lessons from the Legends: The Best of the Dewsweepers, along with contributor

Cordillera Ranch’s Bryan Gathright has been a member of Golf Magazine’s Top 100 Teachers in America for the past 16 years and is a two-time Southern Texas PGA Teacher of the Year. Bryan has taught numerous PGA Tour and LPGA Tour players, and past pupils include Cordillera Ranch’s Jimmy Walker and Notah Begay. Joining Tony and Bryan were their dear friends and teachers, Mark Wood, Wayne Flint and Cordillera Ranch’s Gevin Allen. Mark Wood is Director of Instruction at Fiddler’s Elbow Country Club in Bedminster, New Jersey. He is recognized

as a Golf Digest Top 50 Teacher and a Golf Magazine Top 100 Teacher, and has taught PGA Tour players Bo Van Pelt, Dudley Hart, Stewart Cink and David Toms. Mark is widely acclaimed for his teaching style and direct approach, and continually elevates himself by staying on the cutting edge in the golf industry. Wayne Flint teaches in Birmingham, Alabama and has worked with some of the best players in the game including Jason Dufner, Iain Steele, Jay Hobby and Brian Gay. He has been a two-time PGA Dixie Section Teacher of the Year and coached over 200 collegiate players, taking over 100 high school players and guiding them into college golf. Gevin Allen is the Director of Instruction at The Clubs of Cordillera Ranch with 18 years of teaching experience. He is a TPI Certified Professional in Golf Mechanics, a US Kids Certified Instructor and a Positive Coaching Alliance member. Gevin teaches numerous outstanding young junior golfers and has been at Cordillera Ranch for 10 years. This incredible pool of talent did not stop with golf instructors — three remarkable professionals from their respective fields added to this group to provide an unbelievable opportunity for the attendees. Dr. Greg Cartin, a noted sports psychologist from Boston, Massachusetts who works with numerous PGA Tour players including Smylie Kaufman, worked with the juniors individually during the camp to help them develop a stronger mental


approach to their game. Dr. Cartin recaps, “I thought the camp provided an incredible learning environment for competitive junior golfers. Instruction was provided by coaches who are not only skilled teachers, but are also passionate about youth development. Having the kids compete against each other in a tournament setting was the perfect complement to the instruction they received in the morning session. In my opinion, the camp represented the perfect learning environment.” Cordillera Ranch’s TPI Level III Certified Trainer Ann-Kristin Allen joined forces with Kolby Tullier, fitness trainer to numerous PGA Tour players including Smylie Kaufman, Andrew Loupe and John Peterson, to provide the critical component of fitness to the attendees in the

juniors. Seven matches of two-man teams competed in a four-ball competition the first day and ended in a 3.5 to 3.5 tie. However, the day did not end there. The kids were treated to good burgers and, more importantly, had the privilege of listening to The Clubs of Cordillera Ranch member and NBA coaching great Bob Hill give an incredibly motivating talk to both the kids and teachers. Day two began with four hours of instruction covering both putting and full-swing. After a vigorous morning of work, the participants began the second day of a two-man competition between the groups. Coach Hill impressed all in attendance when he came out to watch the second day of competition. The matches provided a great amount of drama as the final match

The final day of the camp consisted of six hours of instruction. After three full days of hard work and fun, the juniors and professionals all concluded that this was truly an incredible learning experience and everyone looks forward to participating again next year. Tony summarized the event by saying, “It was a wonderful experience bringing our juniors to a facility like Cordillera Ranch! They are still raving about it. The goal was to expose my top juniors to the best instructors, mental coaches and fitness experts so that they could prepare like tour players. This event was even better when you factored in the competition and the facilities at Cordillera Ranch. I really hope we are invited back. It was a special week for me and our kids.”

camp. Fitness is such a key ingredient to gaining strength and flexibility, but also in the prevention of injury. A special addition to the camp was having three top collegiate golfers assist the instructors. Cordillera Ranch member and Baylor golfer Nick Thornton, Rice University’s Mitchell Meissner and Auburn University’s Ryan Benton added a great experience component to the camp. With this amazing collection of professional talent, the attendees were provided the opportunity to improve in every phase of their game. Day one began with the Alabama/Florida juniors playing a Ryder Cup™-style competition with our Cordillera Ranch and San Antonio area

reached the 16th hole with our Cordillera group in a two-day tie, but trailing 2 down with 3 holes to play in the final match to decide the Cup. Nick Thornton and his playing partner, Trenton Leffingwell, won holes 16 and 18 with all of the participants watching and cheering their teams on to tie the two-day competition. On Friday evening, Cordillera Ranch members Paul and Dana Heffernan hosted all participants at their beautiful home where the juniors could continue to practice their skills on the backyard Par 3 and shortgame area. The food and fellowship was amazing, and the Alabama kids have already requested to come back for a rematch next year to settle the tie.

Bryan agreed, “It was wonderful hosting so many talented and dedicated juniors. It was great for the kids, but I truly believe it was one of the best weeks I’ve ever had teaching. Nothing that comes easy is really worth it, goes the saying. There isn’t anything easy about golf, even at the upper echelon of the PGA Tour, which is where Cordillera resident Jimmy Walker has risen to in the past few years. Just when you think that playing the last 28 holes bogey-free in a Major Championship — all on a marathon Sunday — would result in a stress-free victory stroll up the 18th hole, Jason Day comes along and acts like Jason Day. “I was trying to make a run at Jimmy all day,” said Jason Day, who narrowly missed a birdie on 17 seemingly clinching Jimmy’s first Major, only to flip the momentum with three impeccable shots on the par 5 18th leading to an eagle that would trim Jimmy’s lead from three to one with only the 18th left for Jimmy. “I was hoping to relax — I could have used it — but I wouldn’t have expected any less from Jason,” added Walker. Locked in for four days of intense pressure, carrying a Major Championship lead every single day, Jimmy never once seemed even remotely rattled. In golf, poor decision-making is often the leading indicator of a player that’s starting

52 | SEPTEMBER/OCTOBER 2016

to feel the pressure — out of character and abnormal decisions sometimes occur when the pressure cranks up. That’s why Jimmy’s call to calmly grab the 3-wood and go for the par 5 in two said it all; he knew this was the play from this distance every single time and he didn’t waiver. The decision-making remained as confident and rock solid as the 262 shots that preceded this one during the rain-soaked week. “I bet 19 out of 20 times, you make five going for that green,” noted Jimmy, as if he needed to rationalize what turned out to be the winning decision. After another smart play pitching his third safely to the middle of the green and a nerve-racking 35-foot two putt for the victory-winning par, Jimmy was all smiles celebrating with family and on a whirlwind media circuit that gave him a very brief respite — more like blur — back home at Cordillera before jetting off to more celebratory events with family, friends and sponsors. We’ve all seen the media coverage surrounding this win but what’s been the most fun has been how Jimmy has embraced the members at Cordillera Ranch. When the sports world is tugging at him from all directions for

interviews and events, he’s been the same guy he was before the win, ever-gracious with members and appreciative of the local support. “Hey, it’s fun having everyone excited about it and enjoying it; you’ve gotta enjoy everyone getting into this,” Jimmy commented when asked about the post-win frenzy. COURSE IMPROVEMENT PROJECT

It seems like just yesterday we were completing our bunker renovation and discussing another course improvement project for this year with Professional Golf Services. The wet spring pushed our ‘ideal’ start date back four to six weeks but we were finally able to get the 2016 course

improvement project underway in late July.

There were two components of the project; the larger part of the project being the second component: Minor tee work on #6 and #9 blue tee. Clean-up unwanted turf around the greens complexes and #14 fairway. The blue tee on #6 had some drainage issues to be addressed. The tee was stripped, additional drainage was added and laser leveled to slope one percent towards the back of the tee and away from the slope coming from the cart path. The blue tee on #9 was enlarged to the back and right to offer a different look off the tee and address some winter shade issues without removing the trees to the left. The majority of the work was removing some of the unwanted turf in the zoysia grass around the greens and in #14 fairway. Cordillera’s course is unique in that we have cool season grasses and warm season grasses. Simply stated, cool season grasses like cooler weather (75-degree daytime and 50-degree nighttime) and warm season grasses like warmer weather (90-degree daytime and 75-degree nighttime). Our greens are cool season bentgrass, our fairways are warm season zoysia grass and our rough is warm season bermudagrass. One grass is always trying to invade the other at any given time of the year. It is an ongoing challenge keeping the greens all bentgrass, the fairways all zoysia and the rough all bermudagrass. The process to clean up the zoysia immediately around the greens is threefold: spray the contaminated area with a non-selective (kills everything green) herbicide, strip the dead turf and lay new zoysia sod. The goal is to focus on a three to four inch perimeter around the green and some areas farther out. The herbicide will help prevent the rogue bermudagrass from returning through the sod. New zeon zoysia sod is coming from Bladerunner Farms in Poteet, Texas. The scheduled completion for this project is the first week of September. The Gordon Trophy History During WWII, after making it off the beaches of Normandy, allied troops consisting of Americans and Canadians were talking of home and the things they missed, one of which was playing tennis. These soldiers made a pact that if they survived the war, they would get together and play. After the war was over, they kept their promise, playing not only for themselves, but for those who did not return and were unable to play. In 1949, The Gordon Trophy was donated and an annual competition between the United States and Canada began. Each year, this prestigious event is played alternately in the United States and Canada with players continuing to play with the greatest of sportsmanship for their country and those who no longer play. The Gordon Trophy is the second longest International Tennis Team Competition, second only to the Davis Cup. There are roughly 25 players selected to play

for their country, whether it be the United States or Canada. The Gordon Trophy 2016 The 2016 competition took place July 8-9, and for the fourth time since its inauguration, the Granite Club in Toronto, Canada was honored to host. The Clubs of Cordillera Ranch’s Director of Tennis Glenn Barton was selected to join the United States team. Glenn won his singles match and won one of two doubles matches to help the United States to a 29 to 21 match victory over Canada on her own soil. For 2017, The Gordon Trophy will be held in Cincinnati, Ohio. Cordillera Ranch takes an early start in wishing Glenn and Team USA all the best towards another victory! It’s been said, in order to understand where you’re going, you must understand where you’ve been. For winemaking in the Napa Valley, this requires you to travel back in time to the late 1770’s to the first planted vineyards in California. Father Junipero Serra and a group of missionaries planted vineyards for use at all nine missions that he founded, stretching from San Diego to San Francisco. These initial plantings were not the grape varietals we’re familiar with today — they were field blends known today as Mission grapes. Before Napa Valley was a household name, the majority of America’s wine was produced in New York, Virginia Ohio, and Missouri. In fact, vineyards were popping up all over Southern California before Napa Valley thanks to a Frenchman by the name of Jean Louis Vignes. Vignes emigrated from Bordeaux to the Los Angeles area, began planting varietals from Europe and opened the first commercial winery in California in 1833. It wasn’t until a few years later, in 1836, that the first vineyards were planted in the Napa Valley by a man named George Calvert Yount — the famous town of Yountville carries his name. Though Yount gets credit for the first serious vineyard planting, it was John Patchett who created the first official vineyard and winery in the Napa Valley in 1854. The California wine industry exploded in the 1850’s — the completion of the transcontinental railway and the surge of the California Gold Rush brought countless new settlers, merchants, farmers and wealthy prospectors. San Francisco saw their population rise from 1,000 residents to more than 25,000 in less than 12 months. The sudden boom in population boosted the total California wine production from 30,000

cases in 1850 to 125,000 in 1860, and by 1870 it’s estimated that more than 1,000,000 cases were produced. The industry received another lift when the tariff act of 1864 increased the duties on imported wine — the California wine industry was beaming with growth. That momentum came to a shrieking halt; the California Wine Industry took two major blows: phylloxera and prohibition. In 1863, the phylloxera epidemic was born — the vine pest decimated vineyards in Europe before migrating to Napa in 1877, spreading like wildfire. Effectively destroying a majority of the world’s wine industry, it wasn’t until nearly two decades later that a solution was discovered: grafting European grapevine, vitis vinifera, onto the phylloxera resistant American rootstock. Not even the speedbump that was phylloxera could slow the enthusiasm for winemaking in the Golden State. After a complete rebuild of

Odette the industry, they were faced with another monster, prohibition. The Volstead Act, better known as Prohibition, was passed in 1919 outlawing the production and sale of alcoholic beverages. However, research about grapes, winemaking and production continued during this drought. The genesis of the future California AVA mapping was happening, while researchers were determining that there were five, unique, climatic winegrowing regions. After the repeal of Prohibition, the wine industry began rebuilding. The 1970’s brought record levels of production and sales to the California wine industry. Fast-forward to today, where there are about 400 wineries in the Napa Valley and the wine industry is flourishing. So what’s the difference between wine grown in California and the Old World? Place. France’s Bordeaux, Burgundy and Languedoc are similar in climate to California’s Napa, Sonoma and Paso Robles, but each has their own set of microclimates and soil types. In fact, Napa Valley is relatively small. When compared to Bordeaux, it would comprise just 15 percent of the entire geography. In this tiny valley — about 30 miles by 5 miles — Napa has 104 different soil types which equate to half of the World’s soil compositions. This allows an unprecedented amount of diversity in a very small place. Like their European counterparts, California wine growers and winemakers have learned that certain soils and climate conditions lend themselves better for cultivating and matching varietals — these microclimates are known as American Viticultural Areas (AVA). Just like Bordeaux has Margaux, Pauillac and Medoc, Napa has Oakville, Howell Mountain and Stags Leap District. PlumpJack Winery sits in the heart of Napa Valley’s renowned Oakville AVA. The geology and soils are the product of slow

collisions between the North American plate, the Farallon plate and the Pacific plate over the past 80 million years. The friction between these plates formed the Sierra Nevada Mountains and gave rise to the volcanoes that created the Vaca Mountains on the eastern border of Napa Valley and the ancient sea bed rock formations that comprise the Mayacamas Mountains on the western side of the valley. It is the publicity of Oakville’s wines that can in part be attributed to the unique quality of its soils and enviable climate. Oakville’s climate is moderately warm with temperatures sometimes reaching the mid 90’s, and the area is strongly affected by fog, which helps keep acidity levels consistent. The soil is primarily sedimentary, gravelly alluvial loams on the west with more volcanic heavier soils on the east. It is no wonder why Cabernet Sauvignon expresses the qualities of the varietal so well — deep, complex wines with the structural integrity of balanced acids and tannins; wines that can be cellared or enjoyed now. The principal varietals of the Oakville appellation are Cabernet Sauvignon, Merlot and Sauvignon Blanc. PlumpJack Winery is surrounded by a 42-acre vineyard highly regarded for the quality of its Cabernet Sauvignon. The name of the winery derives its inspiration from Shakespeare’s most memorable character, Sir John “PlumpJack” Falstaff. PlumpJack’s down-to-earth, fun-loving, irreverent nature is rivaled only by his fierce loyalty to Prince Hal (Henry V) whom he shares more than a few goblets of sack wine at the local tavern. PlumpJack appreciates the hearty fellow’s priorities, crafting wines of the highest quality while celebrating the spirit of Sir John “PlumpJack” Falstaff. PlumpJack Winery was founded in 1995 by Gavin Newsom and Gordon Getty on vineyards and a winery building dating back to the 1800’s. Today, winemaker Aaron Miller and his winemaking team create the full-bodied, elegant wines that have earned PlumpJack Winery critical acclaim, perfecting methods that express the vineyards terroir to create the best wine possible. Vineyards are carefully monitored for peak ripeness, then harvested and fermented in oak or stainless steel, and aged in a variety of oak barrels from distinctive cooperages. PlumpJack Winery bottles half their Reserve Cabernet Sauvignon and all of their Reserve Chardonnay utilizing stelvin closures (screw tops) — a bold move that represents their commitment to quality and approachability. It is situated well above the Napa Valley floor which is most affected by the cool fog and winds from San Pablo Bay. The climate here is above the marine layer, slightly warmer and drier than across the valley with strong afternoon sun. Temperatures range from 55 degrees to the high 90’s with

The menu and its content are a calculated collection of options that help to create memories for members, guests and even our chefs. Our culinary team creates menu offerings that stem from members’ requests, seasonal flavors, classics and creative food art. Sections on the menu, such as the “Monthly Features,” help to alleviate menu fatigue. They help to provide a way to give variety from a core of menu options that are comprised from member demand. What would the Ranch Menu look like without our Texas-sized Ranch Burger? How would it feel without the ever-so-popular Doc’s Trio (Crispy tortilla chips with house-made guacamole, fire-roasted salsa and queso — named after beloved Club member Doc Merritt)? Strange at best. Menu dishes that come and go need to be explained. When selecting dishes for the menu, the team uses a product sales report. THE GUN CLUB AT CORDILLERA RANCH By Shane Reynolds

The Gun Club at Cordillera Ranch is a ‘blast’ for the outdoor enthusiast! We have a 10-station sporting clays course, wobble trap, five-stand field and flush and a 3-D archery range.

The Gun Club is no stranger to activity. On any given week, the secluded creek canyon on 200 beautiful acres hosts members and their guests for fun shotgun shooting and target practice on the handgun range. People often ask me what I enjoy about working at Cordillera Ranch in the outdoor recreation areas. My first response is always the wonderful members we have on the ranch, and one thing I most enjoy about our members is their conservative outlook and their appreciation of the Second Amendment to the United States Constitution. The spectacular Texas Hill Country and premier location of Cordillera Ranch makes our Gun Club one of the most beautiful in Texas. The sporting clays course offers a variety of shooting scenarios and target presentations, along with instruction, practice or competition. The course is designed for either walking or cart use. In addition to our 10-station sporting clays course, we offer a wobble trap station with five shooting positions, a five-stand field and flush, a handgun range and a 3-D archery range. Teaching people about gun safety and how to shoot are both important aspects

of what we offer at our Gun Club. We offer members and their guests opportunities to learn to shoot shotguns, take personal safety classes using handguns and the Texas License to Carry course and help people scope in rifles. Protecting the environment is just as important to us as safety, therefore prior to designing and opening our Gun Club in 2007, we developed a comprehensive Environmental Stewardship and Management Plan. We have a traditional 10-station sporting clays course, offered year-round, where targets are launched in a variety of ways approximating a different hunting scenario at each station. Shooters rotate through ten different stations, and clays of varying sizes are used, approximating the different sizes of birds and targets found in hunting. The course is a great training tool for shooters who enjoy wing shooting. A trapper accompanies every squad of shooters that enters the course to ensure safety and appropriate operation of the traps for consistency of targets. The course features novice-friendly targets since the fun is in breaking targets, not missing them. For competition shoots, the traps are adjusted to separate the great from

the good shooters. In addition to sporting clays, we offer a beautiful wobble trap, five-stand and flush station with fun targets that spring out of the oscillating trap in a direction unknown to the shooter. The clay target game of five-stand is very similar to sporting clays in that a wide variety of targets are thrown in an effort to simulate situations commonly encountered when hunting upland game and waterfowl. Five-stand is a great way to get a sporting clays-like experience in a small amount of space, with very little walking. No two five-stand ranges are exactly alike, but they have one thing in common: there are five “stands” or stations from which you shoot. The five-stand has six traps, each of which throws a different target. Participants shoot in turn at five targets at each of the five stands, for a total of 25 shots per round, and various combinations of targets are thrown from the traps. Our outfitter staff will advise the shooter of the sequence of targets so they know what to expect, and the staff has the ability to change the menu set so shooters can experience a wide variety of scenarios. You can shoot our five-stand course with one to five shooters as it is also perfect for a group activity. Our five-stand range is a great addition to the already outstanding facilities at our Gun Club, and is a great range to get “tuned up” for your hunting endeavors. Cordillera Ranch maintains a network of local shooting instructors for beginning to advanced shooters. If you need some instruction before beginning your next hunting trip, or are interested in learning advanced self-defense handgun techniques, our friendly staff and instructors are here to help. Shooting sports are fun and economical when it comes to entertaining a large group of shooters. While some of us think about where our kids will eat when they get home from college, Misty Mayo thinks about where they will work. “It’s nice to have a variety of restaurants and retailers, but is that really where we want our kids to work long-term?” asks Mayo, President and CEO of Boerne Kendall County Economic Development Corporation (BKCEDC). New development rumors fly frequently in a growing locale like Kendall County. Target®, Academy Sports® and Whole Foods® often make the list of purported pending arrivals. Then, there’s the supposed sacred cows of economic development: Chick-fil-A®. “My daughter wrote it on my office whiteboard so I wouldn’t forget,” Mayo says. While everyone has a different definition of positive economic development, most agree on the need for balanced growth. Kendall County is the 5th fastestgrowing county in Texas, 17th fastestgrowing in the nation. “Denying growth is not the answer,” Mayo says. “Balance is everything. We want our values and the product that is our community to stay the same. We can retain all that through thoughtful dialogue and strategic planning. The goal is quality growth.” “We cannot stop growth,” says entrepreneur and BKCEDC board member Paul Duran. “What we can do is control it.” Most local government and business leaders don’t want to cut off Boerne’s nose to spite its face. They realize the features that drew people here must be preserved if the area is to maintain vibrancy. But it’s a paradox to walk.

On one hand, some want to freeze frame the place. “Close the gate…behind me!” On the other, desirability involves progress and growth. People want access to goods and services. “We live in a unique place demographically,” Mayo asserts. “We are generally affluent and well-educated. Naturally, we think companies are beating down our doors for a spot here. It doesn’t necessarily work that way.” Economic development is a highly competitive process. Boerne no longer only competes against domestic rivals for projects and opportunities. It competes internationally. Development takes time. The average project takes two years to land. Site selectors pore over mountains of financial and demographic data before pulling triggers. Even then, economic events can turn long-laid plans at a moment’s notice. And there’s no substitute for population density. Companies want a certain critical mass of buyers and workers. While Kendall County is growing by leaps and bounds percentage-wise, raw household numbers don’t yet support what some businesses require. But with more than five thousand new residential lots in some stage of development, the landscape is changing quickly. Fortunately, groundwork’s been laid. THE GROUNDWORK

In 2006, local business owners circled up to fill a void. While a lively Chamber of Commerce connected small businesses and a vibrant Visitors Bureau reeled in tourists, no organization was explicitly charged with reeling in new businesses.

Through a public/private partnership between Kendall County, the City of Boerne and private businesses, BKCEDC was born. A small staff was hired, while GVTC donated office, meeting space and utilities. “GVTC has supported BKCEDC from the beginning because we want to enhance quality of life in the communities we serve,” said GVTC Chief Financial Officer and Cordillera Ranch resident Mark Gitter. “We help BKCEDC retain and add new jobs by providing some of the fastest broadband speeds in the industry, which is lucrative for a small town the size of Boerne.” Timing was good, says BKCEDC founding board chairman Ron Warden. “If we hadn’t negotiated the retention of Texas Composites when it sold to New Yorkbased Albany Composites, three hundred local workers would have lost their jobs right before the global recession.” BKCEDC later orchestrated Albany’s expansion that brought 100-plus more jobs to Kendall County. That’s how economic development can domino. Boerne-based Allcat Claims is another example. In 2013, BKCEDC and city officials facilitated an expansion of the company’s operations in Boerne. This year, sales tax revenue from Allcat’s extensive hail storm billings will more than pay for the original incentive package. As for other success stories, Warden is proud of AJW Architectural Products’ facility in Comfort. It will employ 500 workers when completed later this year. And a cultural organization which BKCEDC helped relocate from Kerrville has brought more than a dozen world-


class fine art acts to Kendall County since 2012. While there are many goals of economic development — jobs, utility customers, tax base expansion — no one wants any of it without a continuation of quality of life, Warden says. “Our original slogan was ‘preserve the past, promote the future.’ It was a phenomenal example of multiple entities — chambers, governments, schools, businesses — coming together for a common purpose. Everyone simply wanted to do the right things in the right ways for Boerne.” Current board member and Cordillera Ranch resident Phil Hunke sees something unique in the organization’s structure. “A distinguishing characteristic of BKCEDC is its public/private partnership,” Hunke says. “The stars have lined up right which is good because Boerne has been discovered whether we like it or not. We are an inclusive, not exclusive, organization. Everyone benefits when we succeed.” NEW FACES

As BKCEDC turns 10, it has turned

a corner. A new generation of board members has taken the reins including Cordillera Ranch President Charlie Hill. Hill serves as BKCEDC treasurer. The board’s hiring of Ms. Mayo last year was a coup among economic development circles. The former second highest-ranking official in the San Antonio Economic Development Foundation has lived in Kendall County since 2013. “Along with our schools and proximity to San Antonio, Misty Mayo and her positive attitude are clear competitive advantages,” says Duran whose “Attitude Is Everything” banner now hangs at Apache Rifleworks in Comfort. Other long-time Kendall County residents with strong San Antonio connections have committed to BKCEDC’s cause. All seem to subscribe to a balanced growth approach. Banking executive Pam Parish has commuted to San Antonio from north of Boerne since 1997. She will serve as BKCEDC board chair next year. “We are striving to create a future that we can look back on and be proud of,” Parish says. “We want to be able to say, ‘Those were

thoughtful decisions.’ The most important thing is to have a shared vision with the city and county that really articulates what we want the future to look like. A strategic plan gives you the impetus to say ‘no’ to things that don’t fit.” Marketing guru Andra Wisian, a 7th generation Texan and Kendall County resident since 1993, joined the board after a career in TV productions, global tourism and corporate communications at USAA. “It’s all about the next generation and providing diverse options for goodpaying jobs, all while not losing sight of the character of who we are,” says Wisian who also volunteers with local youth development programs. Hunke is lending his expertise after an accomplished career in the Rio Grande Valley. Hunke helped recruit businesses to McAllen prior to moving to Cordillera Ranch in 2011. The retired pediatric dentist now owns a major commercial center in Boerne. “We must transition our tax base from predominantly residential to commercial. It’s best for schools and for economic prosperity,” Hunke states. “But we must do it in the right way. Boerne

In a sky’s-the-limit, the world’s-youroyster environment, Mayo and her team are forced to prioritize. Their highest priority: retaining and expanding existing businesses. MIT economist David Burch says companies with 10 – 100 employees and at least $1 million in annual sales are the greatest source of economic growth. They make up only 10 percent of businesses, but they account for 35 percent of job growth. He calls the nurturing of such businesses “economic gardening.” “We want to help those companies

get to the next level through education, information and workforce development,” Mayo asserts. “They are critical to our future.” A second priority of the BKCEDC is to lure area companies like Electrolab Controls to Kendall County. The forty-year-old industrial electronics company relocated its headquarters and manufacturing facility to Boerne from San Antonio in 2014. “It’s a win for the entire area when a San Antonio company moves to Kendall County,” Hunke notes. “Many employees will still reside and pay taxes in Bexar County. The ones who move out will still travel to San Antonio for some goods and services.” A third priority of BKCEDC is what some consider the holy grail of economic

development: recruitment and attraction. The Toyota plant in South San Antonio. The Caterpillar plant in Seguin. Medtronic offices at The Rim. A Buc-ee’s in Boerne. Announced recently, the Buc-ee’s Boerne facility will bring significant economic benefits to the community, including up to 200 jobs with a $6 million annual payroll and roughly $180,000 in annual property taxes to BISD. “As the chief marketing office of Boerne and Kendall County, we position our area as an ideal site for corporate investment,” Mayo explains. “We move quickly. In economic development, it’s not the big who beat the small. It’s the fast who beat the slow. But we’re not doing it at any cost,” Mayo assures. “I want this to be the kind of community my children can find a job in. I want my grandchildren to want to stay here, not pick up and leave because there are no opportunities. That’s my philosophy. HILL COUNTRY FAMILY SERVICES:

CENTER OF THE CIRCLE OF CARE By Kevin Thompson A great mind of business management theory also had a big heart. The late Peter Drucker believed nonprofits play a key role in building a fully functioning society. “If managed properly, these organizations are the best avenues for meeting human needs and alleviating suffering,” Drucker once said.

Chief Executive Director Jamie Cox and the staff of Hill Country Family Services certainly agree. The 2016 Greater Boerne Chamber Nonprofit of the Year increases the quality of life and self-reliance of less fortunate Kendall Countians. “There are big challenges in our immediate community,” Cox says. “Twenty percent of Boerne ISD kids are economically disadvantaged. Sixty-five percent of Comfort kids. Homelessness and mental illness have increased. It’s not always obvious, however. We often don’t see what we don’t want to see.” Having attacked military targets for two decades as a Marine fighter helicopter pilot, Cox now sets his sights on eliminating hunger, poverty and despair. And he’s doing it with an uncommon approach.

Most nonprofit executives don’t speak in terms like branding, return on investment, data points, synergies, best practices and end state goals. Cox does. “Nonprofit corporations are businesses just like forprofit companies. The only difference is a nonprofit pours all its net income back into the mission of the business.” While he’s certainly on a mission, he’s not going it alone. He stands on the shoulders of staff and volunteers who have served clients for more than three decades. “In 1985, Marilyn Vogt and Joanne Hill saw people who were unable to feed their families or pay a bill,” Cox recalls. “Through the goodness of their hearts, they began serving people out of one of their garages.”

HCFS moved to its current “campus,” as Cox calls it, on Advogt Street in north Boerne in the mid-1990s. Today, it has an annual budget of more than $1 million, which includes the agency’s budget, cash donations, grants, in-kind donations, volunteer hours and program costs. While the agency still assists clients with food, clothing and financial assistance, Cox is pushing to the root causes of poverty. Cox’s first hire was a master’s-level counselor, Claudia Clark. Clark develops personal relationships with many of the sixhundred families the agency assists each month. “The past year has been a renaissance in how we reach our community,” Cox states. “Claudia is a big part of that. Physical needs are usually an outward sign of a greater issue. We now provide someone to talk to while we provide materially. It has magnified our impact.” Whether literally saving a single mother contemplating suicide, transitioning a shelter resident to independent living or helping a client open his first checking account, Clark is making a difference. “My parents grew up in Mexico in homes with dirt floors,” Clark recounts, “My calling has always been to help others get out of the cycle. I see the struggles of working class families, living paycheck to paycheck,” she continues, “They want to get below the surface if you’re willing to get into the mess.” Order is forming from chaos. Through an exclusive focus on Kendall County, sixty engaged volunteers, a grocery that’s more HEB than food pantry and a retail store that’s as much gift as thrift, HCFS is rethinking charity. Its “circle of care” model leverages other area agencies. “We physically and intentionally connect our clients with a network of resources.” Cox explains. The agency offers “bonus shopping” to people who take steps to better their situation: for example, the pregnant lady who consults with the Pregnancy Care Center, the senior who utilizes Kronkosky Place for fitness, the family who engages Mission for Health for wellness checks or the family that seeks low-cost childcare from the Boys & Girls Club. “When we treat people with dignity, they usually respond with responsibility,” Clark adds.


GOLFING FOR A GREAT CAUSE On October 2, 2016, Hill Country Family Services will host a charity golf tournament at Cordillera Ranch’s Jack Nicklaus If HCFS is quarterbacking care for struggling citizens, Cox is quarterbacking HCFS with a self-deprecating humor. “Would you say it’s my gritty determination, good looks or charisma that makes me so effective?” he asks Clark. “Those are your only three choices.” His staff returns fire. They recently repositioned his desktop nameplate to the doorframe above an office restroom. “We laugh a lot around here,” Cox says. “It’s how we maintain our sanity. We have to. We get a lot of sad stories.” “Jamie’s energy is infectious; he goes 100 miles an hour,” Clark remarks about Cox who sees his role as secondary. “I re-

ally am just a mouthpiece for the incredible work our staff and volunteers do in the lives of people.” Case in point: Comfort Boys & Girls Club planned a bike rodeo, but three kids didn’t have bikes. HCFS store director Jill Ramsey called through her network of store operators. She located three serviceable bikes that the kids got to keep. “Everybody on this campus is looking for ways to help someone,” Cox concludes. “At the end of the day, it’s about trying to say ‘yes’ to every person.” HILL COUNTRY FAMILY SERVICES

Touring one home was all it took to convince Terry and Rick Weller that Authentic Custom Homes (ACH) was their builder. Rick remembers, “We didn’t look at a lot of builders. After one of our visits to look at lots and homes in the final stages of construction, we asked our salesman which of the Preferred Builders he would suggest we talk to given a certain price point. One of two builders he suggested was ACH, who happened to build one of the homes we saw that we really liked. We liked the home’s Santa Barbara-inspired design and the quality of construction.” 76 | SEPTEMBER/OCTOBER 2016

But, the journey to the Hill Country was a multi-year process of elimination. After considering Colorado, Tennessee, Georgia, Alabama, South Carolina and North Carolina, they chanced upon Cordillera Ranch. After a series of visits witnessing the community planning and evolution, and touring lots they were sold. Rick says, “Prior to retirement, we were looking in different states for a place to retire and once we made the decision to stay in Texas, we primarily looked in the Hill Country. We discovered Cordillera Ranch by seeing a billboard on Hwy 46 on our way to Kerrville to look at another development. We came back several times


to look at lots and see what changes were being made. Our first trip was actually before The Clubhouse was built. What drew us to Cordillera Ranch were the amenities, the large number of existing homes, and of course, the scenery. Since we were leaving our home and friends in Houston, we wanted a way to meet people and establish new friendships.� A lot was chosen and they started the process to custom build their 4,273-squarefoot home. Completed in 2015, it has four bedrooms, four-and-a-half baths, a dining room, media room, office, workshop, gaming room and a three+ car garage. The

house’s location, at the back of the build site, offers long distance views to the Northeast, surrounding nature, and takes advantage of the Southeast breezes in the outdoor living space. Collaborating with Authentic Custom Homes was easy says Rick. “We quickly established a great relationship, which we believe is one the important factors in the process, with the people at ACH. We think any design-build of a home has its challenges. Due to the relationship with the people at ACH, we were able to work any changes and issues that came up during the entire process and the finished product is a house we really love.” Working with ACH designer and founder Israel Peña, the Wellers went with something they describe as Spanish Colonial or Santa Barbara elegant. The home beautifully reflects those inspirations with its simple design boasting high ceilings, big

beams, wrought iron, colorful tile and other elements. To offset the white walls, an ebony stain was used throughout the interior. Custom-designed railings reflect some of the outdoor light fixture features. To further visually warm the rooms are assorted floorings that give not only variety, but also texture. “We wanted flooring that reflected the traditional Santa Barbara/Old Spanish Colonial style. So, we

used Spanish-influenced decorative tiles and wood flooring for its warmth, and the fact that it would be softer on our feet than tile. The hickory wood flooring is custom, so we specified the stain and the amount of destressing,” says Terry. Likewise, the countertops are varied throughout the home with granite in many colors including a rich coral. Furnishings in the home also inject many

different hues. Terry worked with interior designer Tawnya Zepka of Studio Domain who had suggestions on fabrics, furniture and lighting. Together they pulled together a look that reflected the Weller’s desired style. She says, “The look is a combination of existing furniture with the addition of new pieces. The fabrics were influenced by the designs and coloring in the tiles.” The designer also wanted to appeal to Terry’s love of tubs. Rick explains their beautiful choices, “We wanted free standing tubs. We have two of them — one in the Master Bath and one in our primary guest bedroom, which is set up like a second Master. Our designer gave us the idea to paint the base of the tub in the Master Bath so that it coordinated with the black in the tile surrounding the tub.” Rick, too, has his special spaces, including his workshop and game room. But the home was built to accommodate not just the Wellers, but also friends and family. The couple loves movies and enjoy utilizing the media room themselves and when

elsewhere — one in Seattle, Washington and one in Houston. We look forward to being able to have future grandchildren visit and make use of the many kid’s clubs and other amenities available at Cordillera Ranch and in the Hill Country.” Terry reflects on how ACH was above and beyond helpful from the start, “They assisted with the loan process and an issue with the first set of appraisals we received; Adrianne Peña Carnes with ACH helped us significantly by thinking creatively and ensuring we met our goal on time and at the expected value at closing.” When the Wellers envisioned a framing party to celebrate their home in progress, ACH asked to host it, “They sent the invitations and provided all the refreshments, and when we decided to collect donations at the event for the Cibolo Nature Center, they graciously matched the donations.” The familyowned business and their credibility were important to the Wellers and these niceties just made the experience even better. “They took care of things for us to minimize the amount of stress we experienced, and the outcome is amazing. The couple is happy that this is their forever home and anticipate the joy ahead, “Our two adult children live
