The world has had a lifelong love affair with New York City and Paul James is no exception. Romanticised in songs, immortalised in films, the living, breathing New York City (“the city that never sleeps”) represented to Paul the possibility of dreams being fulfilled. His first experience of New York was as a five-year-old on a family trip, and from that he dreamt about returning. “If you can make it in New York, you can make it anywhere – and I did!” says Paul of his return to New York in 2004. But not for the reasons one might expect. Paul didn’t go to New York in search of fame and fortune and the New York dream, but instead went to experience “the wealth of harsh experiences.” “And I got more than I bargained for – in a big way,” he says. “I was going there for ten days but, on the ninth day, I threw my ticket in the bin. I had little money with me, as I was only there for a holiday and to see my God child and close friends, but I knew I had to succeed on my own or I couldn’t get a ticket out of there.” After years of modelling and earning great money, Paul made the decision not to model, and instead
take a bite in the big apple
took on new challenges. “I wanted to struggle in New York. I wanted to prove to myself that I could have nothing and still make something out of my time there. I was painting apartments, working in a café in Brooklyn and relying on customer tips to survive, which at times became tough, but it gave me a tremendous amount of confidence to know that I could do it.” It was these experiences that Paul drew most from and, as a result, he took home with him a new determination and focus. New York had set Paul on a clearer course. “In New York I became a photographer, not a model,” he explains. “I learnt that I could consider myself as much as an artist as a photographer and that I could really let go in terms of experimenting. “There is so much energy bouncing around in New York. I’d walk up and down Broadway with my camera; I would just walk and walk and take photographs. It would take all day. There was so much to see, I never wanted to go home. “I felt that I was in an environment where I could be myself. In

New York there is something for everyone, and I don’t think people really care if you stand out… I could walk down the street and sing or skip if I wanted to; nobody would really care.” When asked to sum up New York, Paul simply says: “Full of Life!” Inspired by the vibrancy of the city, the cultural mix and the vast differences in New York, Paul set out to capture it on film. With over eight million people calling New York City home, there were photo opportunities everywhere. Paul believes his work in New York is amongst his best. “I took over 800 rolls of film in the four months that I was there. But those are just the tip of the iceberg. It would take a lifetime of taking photos to really capture all that is New York.”

people//_profile One of the Illawarra’s most accomplished performers, Jim McCallum certainly knows how to charm an audience and light up a room, although few of his restaurant patrons would know the full extent of his success, or the quirky story that bought him and his family to the shores of the Illawarra back in 1971. Jim and his wife Deborah are proprietors of the popular Ruby’s Country Style Cuisine Restaurant in Kembla Heights, which recently won the NSW Restaurant & Catering’s Best Restaurant Caterer award as well as a Highly Commended in the specialty restaurant section. Thanks to their success and love of catering, Jim and Deborah have since taken on the task of restoring Ravensthorpe on Tongarra Road, Albion Park, which is due to open this month. The renovated guesthouse will offer luxurious accommodation, along with fine dining, and the function rooms will cater for conferences and
special events (up to 150 people). Jim’s experience and expertise in hospitality will further enhance this delightful, country-style get-away located in a picturesque pocket of the Illawarra. Indeed, it is hoped that the new facility will attract locals and tourists alike. Born in the UK, Jim’s only real dream was to be a soccer player. His interest in Australia began back in his schooldays in Nottingham when, during a history project, his research led to him making the acquaintance of a naval officer who provided him with information on the country “down under”. A few years later, when Jim was just 19, he informed his family that he was off to Australia, and simply asked them, “Would you like to come with me?” With little or no resistance, the whole family joined Jim on his adventure, landing in 1971 at the Fairy Meadow Hostel. His dad, Jim senior, went off to work at South Bulli Colliery and his sister, Elaine, went into nursing. Ironically, an aptitude test that Jim
completed at the hostel suggested that he should choose a career in entertainment or hospitality. He scoffed at the idea since being told that he was tone deaf at an audition for the school band. “I declared at the time I would never sing in public again,” he says. Instead, Jim took the first job that came up at the steelworks, but he only had one thing on his mind - being the local soccer team. “I leapt from job to job purely to support my spot on the soccer team,” he explains. Jim enjoyed his fair share of success as a midfielder with Club Germania (now known as Figtree), which won the grand final five years in a row. A knee injury in 1976 would see the end of Jim’s soccer dreams, but at a party where everyone present was expected to sing for fun, a new chapter of Jim’s life began. Playing at the party was a band called Tree, which invited the tonedeaf singer to join them.

In the early '80s Jim went on to play the lead as Tony in West Side Story, produced by the conservatorium at Wollongong University. He wowed packed audiences with his brilliant performance and powerful voice. Jim’s musical career escalated rapidly when, in the mid ’70s, he auditioned for a part in the chorus of an Arcadians production called Finnian’s Rainbow and instead landed the lead role of Woody Mahony. “As shocked as I was, it was a role I felt was right for me, as the character was a bit of a larrikin, just like me!” In the early ’80s Jim went on to play the lead as Tony in West Side Story, produced by the conservatorium at Wollongong University. He wowed packed audiences with his brilliant performance and powerful voice. As it was with most entertainers, an additional job was needed to help make ends meet, which led to Jim’s next job as a salesman at one of Wollongong's best known furniture stores, Barnes Darling. Making ends meet was not all that Jim would meet! Indeed, the real turning point in Jim’s life came when he laid eyes on a certain female customer in the store, a stunning young lady in a red skirt and little white jacket, with jet-black hair. Almost falling over himself to carry her parcel, Jim was reminded by his boss that she was probably a “Mrs”. >16 imagemagazine
Unperturbed he answered in a flash, “I don’t care. I'm going to marry that girl!” And so he did! Deborah became Jim’s wife in 1981 and has been the love of his life and the perfect business partner for 21 years. “It has been, and still is, a great partnership! Deb truly is the woman behind the man. While she prefers to be in the background, she is strong and keeps me on track. She has a lot of skills that I don't have. She was the reason I eventually jumped into my singing career full-time. It was her encouragement, support and a final push that sent me on my way.” Jim’s musical career stretched far and wide, as the lead singer in a number of well-known bands, including his own band Tarquin, and the Daly Wilson Big Band, which traveled all over the country. Among his many accomplishments, Jim won second prize at the Tamworth Country Music festival’s Golden Guitars two years in a row. Over the years, Jim has done it all… folk, rock, jazz and country, leading to a number of cameo appearances at live functions and on TV.
However, the growing success of Ruby’s demanded more and more of his time. Indeed, Ruby’s had transformed from being a little village tea and gift shop to a centre catering for weddings, parties, anything. While Jim continues to roll out the jingles for radio and TV, he has recently recovered from triple bypass surgery. During my visit to the family home in Mt Kembla, Jim proudly introduced me his son Hamish, and daughter Morgan, both of whom are studying at Wollongong University. Both also play a pivotal role in the family business. Jim smiles as he recalls the early advice given him after the aptitude test back at the hostel, and happily admits that his life has been a full blend of entertainment and hospitality, precisely what was suggested. “They must have known something”. Jim’s band, known today as Shot to Pieces, continues to be a fun part of his life. He is currently recording an album with a jazz quartet, which plays at Ruby’s on the first Friday of every month. Not a bad innings for a tone-deaf high //im school boy!

Craig’s expertise has been honed over 25 years working in the photographic industry as a specialist in digital retouching. He has worked in New Zealand, Australia, Canada and England. Renowned for his panoramic coastal images, Craig’s work often comprises up to 18 individual 35mm negatives, stitched together digitally to give a complete 360-degree view. “I enjoy the 360 degree panoramic

A recent Government report uncovered an interesting fact; that more than 68 percent of people under the age of 25 want to be in business for themselves. Relatively few will have the courage to pursue their dreams but, according to the Australian Bureau of Statistics, more than 11 per cent of small businesses are now owned by people under 30. Typical of these young entrepreneurs are Kelly and Adam Johnston who, while in their late ’20s, started their own fashion label from their home in Austinmer. Today that company – Brooklyn Apparel – has grown to accommodate two independent brands, Electracute for kids, and Built by Barris for adults, and a cult following with boutique owners and fashion buyers in NSW, Victoria, South Australia and Western Australia. While Kelly and Adam are obviously ambitious they, like many of the other young guns identified in the aforementioned Government report, appear to be driven more by a desire to put their ideas into practice than the promise of wealth and security (although that would be nice!). They relish the independence business provides and enjoy being he able to work from home, when and how they like, doing something they love doing – fashion design. While lots of people dream about a career in fashion, Kelly and Adam have been pragmatic in their approach to the market. Indeed, like many successful business operators before them, they had clear ideas on where they wanted to go and how to fill particular gaps in the market. One of the main gaps they identified was for a well-made range of kid’s clothes that referenced trends in adult fashion – Electracute. The second gap was for range of clothes targeted at twenty and thirtysomethings who were tired of surfwear but were still inspired by practical, utilitarian clothing – with an edge. Built by Barris is the subject of our fashion spread this issue. The “practical and pretty” 1950’s inspire both ranges, with both brands being designed by Kelly and Adam at home. The couple “absolutely love” working together and share a similar sense of style. From concept to production, they benefit from each other's strengths and weaknesses, and take each day as it comes. Their working process goes something like this: Having discussed an idea for a new garment, Adam will firstly sketch it. Once they feel the idea is working, Adam will then turn on the computer and produce a more formal drawing using the software program, Adobe® Illustrator. These drawings are then sent to a pattern maker in Sydney before being sent back to the Illawarra for a “fantastic” dressmaker in Wollongong to sew samples, which are then sent back to Sydney for display at the agent’s showroom. It is an exhausting cycle with three adult and two kids ranges a year, and up to 90 pieces in each range – everything from jeans to shorts to dresses to T-shirts. While it appears to be a daunting process, Kelly and Adam say they have been supported every step of the way by their families, suppliers and distributors, many of whom they now consider mentors. “We have a fantastic agent in Sydney who has helped us enormously, not only in terms of displaying our clothes in the best possible light, but in helping us understand the business in the wider context,” says Adam. Among their greatest local supporters are Lisa Lewis and Rachel Mant of Jellybean for Kids, Mangerton, which sells the
Electracute range exclusively. “We have Electracute in Jellybean for its fresh and unique style. It is popular with our customers for its quality, durability and of course the individual Electracute look,” they say. Built By Barris is strongly supported by Sway Clothing in Shellharbour. Kelly and Adam – who clearly love what they do, and each other – appear to juggle the demands of business and parenthood with relative ease. Far from being a burden, their two-year-old son Houston provides a lot of the inspiration for Electracute. The pair’s level headedness may also be attributed to the lessons they learned along way, in other jobs and careers. Kelly, who grew up in Balgownie, is actually a flight attendant who continues to work part time for a high profile airline because “it brings a bit of extra income into the household, and helps us cover some of our debts,” she says. That job also brings other benefits, such as the opportunity to travel the world and check out fashion trends. Adam, who grew up in Cronulla, had always loved fashion, which led to him undertaking a formal design course at the KvB Institute of Technology in 1994. The pair met at Surf Dive ’n Ski where they had part time jobs in their teens. They quickly identified with each other because they had a similar sense of style. “Kelly and I have always had our own style, but we’ve also had a lot of trouble finding things we like,” explains Adam. “We both like quality, style and comfort – and we both love anything to do with the ’50s.” After graduating, Adam was offered a job in the design department of SMP. This gave him invaluable insight into the clothing business, and later helped him identify those allimportant gaps in the market. Kelly and Adam married in 1997 and, soon after, moved into a house they’d “always loved” in Austinmer. While both made progress with their own careers, Kelly soon fell pregnant and, while on maternity leave, started researching ideas for Electracute. “Most young mums keep busy with their kids; I took it as an opportunity to get serious about the business,” says Kelly. The great thing about Electracute and Built by Barris is that, not only are they highly individual, well-made brands, they have many small details to amuse the buyer. For instance, T-shirts in the Electracute range features logos such as Water Pistols (instead of Sex Pistols), Hardly Dangerous (for Harley Davidson), Lucky Me, Trouble (Triumph), Lucky’s Speed Shop and Sticks and Stones (the Rolling Stones). Both brands are also supported by marketing that is fun and personal. Electracute’s mascot is the bluebird which “symbolised safety and guidance for sailors in the 1950’s” according to the little booklet that comes with the garment. It adds: “At Electracute we believe the bluebird will keep a close eye on our little devils, and keep them out of harm’s way.” Brooklyn Apparel provides a great case study on how new businesses – and young entrepreneurs – can benefit from living outside of the city. DISCOVER THE SPICE OF LIFE AT MANJIT'S
When people arrive in Gerringong, there is real sense of relief and tranquility. One place that embodies this is the Sea Vista Café, a refreshing eatery perched high on a hill – giving it one of the finest panoramas of Werri Beach. On the day we visit, the sun’s rays are fierce, and penetrate strongly through the window, so we decide to move out on to the alfresco terrace, and join the other patrons who were already enjoying the glorious day under shade. Sea Vista’s owners, Phil and Gail Marchant, have created a popular retreat, where locals and visitors feel on top of the world, above the soaring Norfolk pines. In the distance, sharp cliffs bring the beach to a dramatic halt. Vittoria coffee is the popular beverage of the day, accompanied by a magazine from the table stand. Among them are three copies of yours truly – naturally! The service at the Sea Vista Café is relaxed, with a menu that is focused on a lighter style and uncomplicated presentation. Our meals arrived promptly; the corn fritters topped with smoked salmon fillet are tasty, so too are the gourmet wraps. Some vegetarian options are available, such as the roasted vegetable frittata and rustic salads. The all-day breakfast menu has an enjoyable assortment, from your big brekkie (only $12) to more simple yet healthy choice yoghurt with fresh fruit and muesli. Paying our bill at the counter, we pouted at the delectable cakes on display – not having time to indulge in any of these sweet delights, due to prior commitments. On the other hand, our bill was pleasing, only $30 for two light meals, coffee and juice. Sea Vista Café is open seven days a week starting with breakfast from 8.30am weekends and 9.00am weekdays, followed by lunch till 5pm. During the hotter months, Sea Vista Café opens for dinner, with a three-course set menu available for groups of thirty or more, and a summer a la carte menu available for other diners. BYO (wine only) is accepted at no extra charge. Major credit cards are accepted, as is Eftpos.
If the picture of the couple in a pose of Kama Sutra on the front window (and on the menu) doesn’t tickle your fancy, maybe the food here will. What “spice of life” were they referring to? On the night we visit Manjit’s at Corrimal, the atmosphere is lively, with a family celebrating a birthday. It seems that everyone is invited. The children sit at their own table and the “oldies” sit at theirs, just like the holiday dinners we remember growing up with. While admiring the festivities, we were cordially greeted and shown to our table. The menu is all embracing and provides an authentic Indian experience. Manjit's specialises in curries and Tandoori cuisine, where meat is marinated in spices and yoghurt and then cooked in a clay oven (usually). The service here is genuinely friendly and helpful with suggestions, so with that advice in mind, our small party begins with two platters of mouth-watering entrees. The tantalising mix of flavours prepared our taste buds for the main course, which arrived only moments after our entrees were cleared. First to arrive was the Korma “Zaffar Shahi” (boneless beef cream textured curry), followed by the Murg Mumtaz Begum (the ever popular succulent butter chicken), Machli Tamatarwali (fish in tomato and herbs) and Navratan Korma (mixed vegetables in almond based curry) accompanied by garlic and coriander naan bread, and a bowl of basmati rice. This was feast fit for royalty. By the end we even had to skip dessert (very rarely does this happen!). This overly satisfying dinner was only $26.50 per person the same price for a banquet meal option for two or more people. BYO is extra at $1.10 per person, and the bottle shop is conveniently located next door. Manjit’s is open seven days. Question? What grape variety will put the Shoalhaven coast on the Australian wine map? Answer: Semillon, one of the finest, most satisfying white wines and still, to this day, a sleeping treasure of the wine industry.
Your local wine reviews in and around the Illawarra and South Coast regions. Semillon is grown all over the world, but its history is difficult to pin down. Reputedly originating in Bordeaux, in southwest France, it first came to Australia in the early 1800’s. The best-known Australian Semillons come from the Hunter Valley, where it was originally known as Hunter Riesling. Much has been written about the 1998 Coolangatta Estate Semillon, which is grown by the Bishop family on their property in the Shoalhaven, just north of Nowra. Each year, the Wine Press Club of Australia holds a much-heralded lunch to celebrate the trophy winning wines from the Royal Sydney Wine Show. At this year's event, the 1998 Coolangatta Estate Semillon picked up yet another trophy – its tenth – for the best wine exhibited by a small producer at the show. From there, it came under the scrutiny of the industry heavy weights, being served up side by side with the all trophy-winning wines over lunch. Taking its trophy-winning place on the table, along with honored wines from Tyrrells, Wynns, Annie's Lane, Yering Station and Seppelts, how did it stack up? The general consensus among these wine industry judges, critics and retailers was that it was near the top of the wine tree. The eminent wine-maker and chairman of the show, Brian Croser, declared NSW Semillons to be the best in the country. For a seven-year-old
white wine, with no oak treatment, this wine still retains its hallmark rich citrus fruit, with a balanced acidity and layers of bottle aged sweet marmalade. Fortunately, I sat with the owners of Coolangatta, Greg and Eileen Bishop, at the luncheon – a bemused yet satisfied look graced their face for most of the afternoon. They are both quite reserved when it comes to blowing their own trumpet. Greg was humble in his praise for the variety. “Yeah, we have something special here,” he agrees. But will one great vintage make folklore? “I’ve shown the last four vintages of the wine at shows, but I haven’t yet had the response I'd hoped for – a few bronze medals, that’s all.” His colleague, Andrew “Spin” Spinaze believes better times are ahead, as the wines mature. They both believe that the 2003 vintage will rate as highly as the 1998 wine on day; it just needs a few years under its belt. If you have been known to hoard the odd bottle of Clare Riesling, and aged white is your passion, hunt down a few of these wines. Oh, and pay Greg and the team a visit next time you pass the front door on the coast road at Shoalhaven Heads. There are a few other surprises in the cellar. Here's my pick of the Semillon's available on the market:

The family name Clayton is synonymous with success in the Illawarra. Chris Clayton, a former Iron Man, has run one of the Illawarra's most successful real estate agencies for several years, while his only son, Phil, has competed at Australian Iron Man events at the highest national and international levels. Since retiring from professional competition in 2003, Phil has returned to Wollongong to join his father at his estate agency. In his spare time, Phil also continues to support the North Wollongong Surf club, by coaching the junior Nippers squad. He says that he enjoys "giving something back" to a sport that has given him so much. While awaiting the birth of his first child, Phil sat down with IMAGE's Health Editor, Susie Burrell, to discuss Iron Man memories, the world of real estate, and plans for the future. PC: My dad was in the first original Australian Iron Man final in 1967, so it was a natural progression for me to join the surf club and compete in the junior events. In 1993, I came second in the junior Iron Man competition and realised that I had the ability to compete in Iron Man at a high level. SB: It seems like only yesterday that the Clayton name was being bantered around in Iron Man circles, but that was a few years ago now. Can you run us through your competition history? PC: In my first year competing in the Uncle Toby's Superseries, I came third overall, and won the last race of the series. In 1999, after training full time for almost three years, I lost the thrill of racing and went overseas for a year. At my first race back in 2000, I won the first event of the Uncle Toby's Series and then finished the series second overall. I went on to
win the World Iron Man title at the end of the year. In total, I won 11 Uncle Toby's Ironman Superseries races, competed at nine Australian Surf Life Saving Titles, and won four World Surf Life Savings titles. SB: During the early years, did you have a mentor or coach who guided your training and competition program? PC: While I was still living and training in Wollongong Jonathon Crowe, who was a lot older than me and a much focused competitor, became my mentor. Later, once I spent time in Queensland, I trained with Trevor Hendy and then, when I moved to Sydney, Craig Riddington became my coach, manager and I guess, mentor. SB: Iron Man athletes are known as some of the most disciplined athletes to compete in any sporting event. At the height of your success, what did your training schedule entail?

Clayt n PC: Every morning I would swim somewhere between five to seven kilometres, followed by a mid morning session of ski, ocean swim, board paddle, weights or running. In the afternoon I would vary the disciplines I had not covered in the morning. All up, it would equate to five to six hours of heavy training each day. With so much training I was able to eat whatever I liked, and never put on any weight. SB: Compared to the late '90s Iron Man does not seem to get half the attention it once did. Where do you see the future of Iron Man events in Australia? PC: During the late '90s Iron Man competition had significant financial support from large corporate sponsors, which meant that a number of high level athletes could afford to train full-time and compete at a high level throughout the season. At present, sponsorship issues have meant that
there is not the financial support available to support up-and-coming athletes or guarantee the sport the media attention that it needs to survive. Hopefully the sport will find its feet again and gain some corporate sponsorship to ensure its longevity. SB: Tell us more about the way in which you are currently involved with the Nippers program at the North Wollongong surf club? PC: Since I returned to Wollongong in 2003, I have coached the junior nippers. It is fantastic to be able to give something back to the sport, and it is really enjoyable. Currently we have about 4050 juniors who train regularly and five to six seniors who are showing real promise. The primary aim of the program is to keep it fun for the kids, to teach them to enjoy it, and not take it too seriously. If it's not fun, they will not keep coming back.
SB: Your dad, Chris, is a well-respected real estate agent in the Illawarra. Since returning to Wollongong you have also worked in the agency. How have you found the transition to real estate? PC: I really enjoy my real estate work and I have learned a lot from dad. The best part of my work is that, as Wollongong is such as small place, you get to see familiar every day. SB: Where do you see yourself in ten years time? PC: Having an enjoyable life with my fiancĂŠe Lisa, and our baby. Hopefully we will have a couple more children. I would like to share other cultures with my children so I hope to travel overseas when they are old enough. declared one newspaper columnist recently, the suggestion being that we’ve all become so busy that sleep has taken priority over other activities, and come to represent something immensely pleasurable, as opposed to merely functional. Indeed, as the demands on us as workers, lovers and parents grow, surely we owe it to ourselves to create a sanctuary in the bedroom, and to do everything we can to ensure a good night's sleep? Of course, the best way to ensure a good night’s sleep is to have a good mattress. For those of you that have been sleeping on the same mattress for more than ten years, it may be time to upgrade. Sure, mattresses aren’t cheap to purchase, but they are certainly not a luxury. They are a necessity. Indeed, a good one can dramatically improve your quality of sleep and help maintain a good posture, important considering how many people have back problems. A good night’s sleep can also boost immunity and improve concentration, among other things. As in all other walks of life, bedding manufacturers have turned to science for answers on how to give their customers the best possible chance of getting forty winks. One of the best example of this is Capt’n Snooze “Sleep to Live” program from Kingsdown. This involves the use of DormoDiagnostic® profiling technology, which selects a sleep system that is scientifically designed to conform to the needs of the individual’s body. >40 imagemagazine

With the bed basics in place, you may then want to turn your attention to the ambience of the bedroom itself - the way it smells, looks and feels. If you want to add colour and mood, search around for a few new cushions, in today's colours - of chocolate, charcoal grey, blue or berry. Of course, it is easy to update the look of your bedroom by simply adding a few new touches, but to create a greater impact you may want to consult an expert. The director of Damien Interiors, Justin Coulson, says that many people turn to interior designers to get a whole new look. His clients like to update their look by adding statement pieces, such as new curtains, ottomans, feature chairs, bolsters or custom-made bedspreads – all of which are manufactured inhouse by Damien Interiors. One of the most popular items this year is the upholstered bed head, which is tailor-made with exclusive fabrics and styles to suit every taste. It is, indeed, a dynamic statement that influences what happens around it. So, is there any down time within this frantic existence? “I would like to think that, after hours, I become the standard family man, spending time with my supportive wife and two young sons. My wife and I spend most of the weekend ferrying the kids around to their various sporting commitments. Life is never dull. One of my favourite things to do is to start the day wit a light run to the top of Mount Keira. The view is stunning and each day it reminds me how lucky I am to live in the Illawarra, with its beautiful coastline and beaches, and to work in a job that I love.” Sean also shares the wishes of many footylovers; to see his team win a premiership. “I would love nothing more than to see the local teams, the St George Illawarra Dragons and Wollongong Hawks, win the titles in their respective codes. Heading for a Soft Landing? Over the past 12 months, the rise in house prices in Australia has been the lowest since the March quarter in 1996. For the March quarter, house prices in the capital cities barely moved. The Australian Bureau of Statistics house price index increased 0.2% for the March quarter. For the past 12 months they were up just 0.4%. Prices had increased 0.6% in the December quarter. Gains were recorded in all capital cities except Sydney and Melbourne. Darwin was up 3.8%, Canberra (2.6%), Adelaide (2.3%) and Perth (2.1%). during the quarter, Prices were up 0.5% in both Brisbane and Hobart. Prices in Sydney remained unchanged while they fell 1.6% in Melbourne. In the year to the March quarter, Sydney prices were down 3.4%, they dropped 1.7% in Melbourne and dipped 1.3% in Canberra. Perth’s housing market enjoyed an annual increase of 9.9%. Darwin’s house prices were up 9.6% and Adelaide’s 8%. There was a 3.2% in

developers that channel capital gains to taxpayers on low marginal tax rates or allow taxpayers to claim a property as their tax-exempt main residence. The ATO will look at schemes used by developers to minimise GST on properties. It will also investigate small developers who operate outside the GST regime. The ATO will systematically cross-check all property sales in every State and Territory since July 1 1999. This covers the sales of residential properties, land and commercial buildings. Sales for each of these years totalled about $200 billion. The sales will be cross-checked against the ATO’s capital gains, GST and income tax records. The ATO will be looking for taxpayers who under-reported capital gains from property sales or failed to report them. The Tax Office will also be looking for taxpayers who have channelled the capital gain to a nonworking or lower-paid spouse. The ATO will also be watching for taxpayers claiming the main residence exemption when they are not entitled to it. Property subdivisions are a trap. Many couples who subdivide their backyard do not realise that the subdivided land does not qualify for the capital gains tax exemption.
