welcome

The more homework you do, the more research you do, the more organised you’ll be for what lies ahead.

T

he residential market in Australia is evolving technically at a rate of knots and I don’t mean 20 knots, it’s more like 100 knots overnight, similar to the recent strong winds. We now have access to advanced technology which was frightfully expensive ten or so years ago, most are within reach financially for the average two income family, all with clever planning. Who would have thought that a decade or so ago you could control your security, communications, energy management, lighting, blinds, pool, your garden watering system and much, much more all via a remote or with the touch of a button (you could even turn the coffee on – if you wish). More recently I attended an informal high school education session, to give me a clearer understanding of the path that lay ahead for my son studying for his final year at school. What did this session achieve for me? I came away feeling quite overwhelmed, and almost felt sorry for what lies ahead for my son. However, the one thing which became very evident and was clearly outlined is – to be organised and get planning, now! The same principal can be adopted after you have made a decision to build your dream home, be organised, get planning and make wise choices. The more homework you do, the more research you do, the more organised you’ll be for what lies ahead, your journey will be much easier and enjoyable. So find somewhere warm, sit down, relax with a cup of coffee and read some of our articles in relation to technology and we hope our publication will assist with all that planning. Until next time,

A

djacent to the prestigious Harrington Grove and recently opened Gregory Hills area, Oran Park Town will become the cornerstone of all things; educational, business, service and entertainment in the south west of Sydney. Relevant to all ages and stages of life, Oran Park Town will be a great place to call home for a broad community of families, first homebuyers, self-employed professionals and seniors, for many future generations. The dream of a town built for the future is

fast becoming a reality. Two new schools have committed to construction in 2011 and 2012 and the retirement village is literally coming out of the ground. Over 150 homes are under construction and stage 1 of the town centre’s shopping precinct is due in 2013. Eventually home to 25,000 people, Oran Park Town residents will have a modern lifestyle with the latest in home design and sustainability. It will offer the benefits of contemporary amenities with both mall and main street shopping, civic facilities

complemented by a town square that will be the energy source of this new community. Oran Park Town has been carefully masterplanned to maximise lifestyle and family activities with plenty of open spaces such as parks, playgrounds and sports fields, including: • 43 hectares of open space • 12 children’s playgrounds, local parks and recreation areas • Plenty of sports fields and reserves • 40 hectares of re-vegetated riparian

corridor area • Water features with walking tracks, viewing decks and boardwalks • 9km of cycle ways within open space • 22km off road local cycle ways (within road reserve footpath area) • Schools – currently provision for two K-12 private/independent schools • Retail shops The town square will cater for residents of all ages, day and night offering an array of food and specialty shops, restaurants, department stores, leisure and recreational

facilities including a pool, civic buildings, apartments and offices, a medical centre, emergency services, indoor shopping and retail strips, cafes and restaurants. The town also offers a number of sustainability features. A walkable town, with pedestrian friendly streets and cycle ways will reduce reliance on cars, thus reducing emissions. Landscaping which is sympathetic to the local environment reduces water consumption and promotes longevity of plants and trees. The latest design homes help to reduce energy needs

due to clever sun orientation, insulation and other design initiatives. Playing a key role in the new town, is Sydney’s first major optical fibre community that will replace traditional phone, TV and broadband wiring, providing the fastest residential broadband in Australia and the highest quality free to air TV. This allows consumers to have connectivity to services and entertainment which is second to none. Oran Park is helping you live your dream, the perfect environment to raise your growing family.

THINGS YOU SHOULD KNOW ABOUT A FIBRE COMMUNITY Modern technology has brought many changes to the way we live, specifically in communications where many new services are being introduced that require high-speed delivery infrastructure. New Digital Telephone, Ultra-High Speed Internet and Television Services (including pay and free to air) offer greatly enhanced performance when compared to older technology. To accommodate these changes, residential developments must move forward with technology and provide infrastructure that will have the capacity for not only today but also for future technological advancements. In standard residential areas, the incumbent carrier meets the basic communication needs of the community. At OptiComm, there commitment is about being at the forefront of the education and broadband revolution, and as such they provide advanced fibre optic communication infrastructure as a replacement for the traditional copper network. Opticomm’s fibre optic based communication network will provide a range of services, including reticulation of the Photo: Creativjuice Advertising, Hills Holdings.

analogue and digital free to air television signals, Pay TV, Ultra-High-Speed Internet, and a Standard Telephone Service. Additional services, such as Community Intranet, security monitoring, gate control, and new entertainment services such as IPTV and Video-on-Demand, are all possibilities with this latest technology. A fibre optic enabled community allows for you to connect to the network that runs past your property. A fibre optic lead in cable connects to a device on the external wall of your home. This is called a Network Termination Device (NTD) and it is where the optical signal (light) is converted to an electrical signal and retransmitted on twisted pair and coaxial cable to your Home Distribution Unit (HDU).

HOME WIRING GUIDELINES A structured cabling system in today’s home is important to take full advantage of modern telecommunications systems. All cabling shall use a star wire topology, that is all cabling is wired from the Home Distribution Hub in the garage to the outlet

plate or device as an individual feed without joints, tap offs or splitting.

SMART WIRING “Smart wiring” is a term commonly used to describe home wiring that may include, but is not limited to, one or more of the following: • structured telephone, data (Internet) and TV cabling. • home security — intruder detection, backto-base monitoring or CCTV (Closed Circuit Television). • home theatre and/or in-house audio/video distribution. • home automation — “intelligent”

optical fibre | communities

lighting, automatic/remote control of electrical appliances, HVAC (Heating, Ventilation and Air Conditioning), lawn/garden irrigation, etc. • paging/intercom, which may include music distribution and CCTV. Such systems may be wired separately by different installers or may be included in a total wiring package offered by a SmartWired builder or contractor. We are only touching on some of the possibilities for your smart home.

HOME DISTRIBUTION UNIT The HDU is the central hub of the smart wiring network of the home. Typically it is a steel cabinet installed in the garage with a lock that houses all of the passive and active

equipment. All services enter and exit this cabinet. This allows for total flexibility to the home owner in the future. It should be of a minimum size of 405mm wide (to fit between studs), 600mm high and 112mm deep. Typically the bottom of the cabinet is mounted 1200mm above finished floor level and is recessed into the wall with bottom and top ventilation into the wall cavity. It needs to be large enough to cater for any active device such as alarm panels, television amplifiers, data switches and 240Vac power outlets and have enough room for cable looms, IDC blocks, splitters and couplers. It is the responsibility of the Builder/Consumer/Contractor to provide the smart wiring and Home Distribution Unit.

QUESTIONS TO ASK YOUR NOMINATED BUILDER • Is the tradesmen installing your cabling accredited to do smart wiring™ and cabling? • Will we have the opportunity to sit down and discuss the design and installation? • Will the recognised specialist doing the installation have appropriate qualifications and experience? • Will our installation be labelled for future technicians? • Will my job be cabled with category 5 for now or category 6 cable to future proof my home? • What is the extended warranty period for parts and labour?

Fibre-optic communication is a method of transmitting information from one place to another by sending pulses of light through an optical fibre. Today more than 80 percent of the world's long-distance voice and data traffic is carried over optical-fibre cable.

Schools are a tough environment for any security system, the Hills Reliance (NX) is earning top marks in some of Australia’s newest-and biggest-facilities.

SECURITY IN SCHOOLS A

leading security consultant, and a qualified electronics technician with over 20 years of experience, knows some of the challenges that a school can pose. Having worked in a number of Australia’s newest schools for over a decade says its system flexibility and simplicity which is crucial. “These schools have multiple buildings and large numbers of staff, many of who change on a regular basis,” Colin said. “Any system has got to be both easy to use and easy to install, while providing guaranteed, never fail protection day or night.” “The system I choose had to be flexible enough to accommodate the differences between schools, from smaller to larger schools. The largest site covered a 56 acres and the smallest school was only a fifth of that size, flexibility to expand the system was extremely important.” Colin said “I chose the Reliance Security System (A Hills Holdings product) as it is cost effective and fitted the specifications for all sites. The Hills Reliance can be easily expanded for the clients future needs. It also has important features like full room control and monitoring, as well as silent alarms to allow guards to

respond without scaring off intruders so they may be caught unawares.1 “The Reliance system has already proved to be successful, with a number of intruders apprehended and detained before valuable assets were stolen, damaged or destroyed.” Simplicity is also a key factor given the number of regular teachers and security personnel with access and staff changing on a regular basis. Schools are usually monitored via a centrally graded monitoring station. The system also supports automatic arming and disarming for system integrity. Add-on accessories like wireless expanders and sensors, card readers for access control, keychain remote control and a range of code pads, including the elegant VoiceNav that uses a Personal Voice Guide to ‘talk’ users through the whole system. “One of Reliance’s biggest advantages for me though is that every panel is identical to use and program no matter what the size,” Colin said. “That makes using the system so easy and also reduces any problems between home and work.” “I was also relieved that Reliance comes with a communication buss that can run out up to 4km from the main controller, which means no great installation issues to confront.”

When the Hills System is being monitored, the system gives teaching staff reassurance and security of having additional support at the press of a button if any major incidences occur at the school.

The home office is no longer a crowded nook in the hallway or an add-on in a spare bedroom, but a dedicated, great looking space all on its own.

ork became even more mobile when laptops, mobile phones and now tablets like the iPad made it simple to be always connected to the office. Called everything from e-work, telework or telecommuting, it’s now big business as more people take up the option, and companies and government get more comfortable with the idea. In fact it’s predicted that one in eight Australians will be working full time from home by 2020 and with many of them involved in a ‘micro-business’ with under five staff. The country already has over a million of them now and that’s expected to save families money on daily commutes, improve our productivity and do good things for the environment as well. It’s being helped along by technology of course. Telco’s such as iiNet, Internode, iPrimus, Optus & Telstra are rapidly ramping up faster internet connections and dedicated services to home businesses, while companies like Microsoft, Dell, Canon or Lenovo keep reinventing personal computers, printers and scanners, embedding much smarter software to let us create documents, graphics and web sites that once could only have been achieved with big office resources. It’s meant a home office or home study if you like-revolution. Banished are many of the bulky machines and filing cabinets as the digital revolution ushered in electronic back-up and storage. Expect that to get even more streamlined as we start to lodge commercial and personal information in the “cloud”basically web-based services that house content remotely so that it’s on tap wherever you happen to be. The gadgets we work on are also getting

smaller and better looking too. Large desk top computers have morphed in to stylish netbooks, notebooks and tablets and increasingly those multi-tasking smart phones from the likes of Apple or Google that not only come with much bigger data capacity and convergence, but are absolutely portable. Some of the biggest impacts on homework are now coming from video-based communication, allowing us to take part in meetings as if we were there in the room, be it locally or on the other side of the world. While services like Skype started to make that a reality on our laptops a while ago, the move to add it to televisions is really putting the home office on the big screen. Dedicated, High Definition video conferencing – once only possible for large companies is also within reach of the home as prices fall dramatically, the equipment shrinks in size and the broadband gets big enough to handle it. Which means the home office is no longer a crowded nook in the hallway or an add-on in a spare bedroom, but a dedicated, great looking space all on its own. Many developers saw that trend coming and now either build them in right from the word go in new homes or apartments, or offer it as an option to consider. Builders and installers are increasingly on board too and you should always make sure you talk to them about wiring to potential office space so that you not only have plenty of data outlets, but have options for smarter lighter, multi-room audio, wall or ceiling speakers, security and climate control. In fact with fibre on the outside wall and the proper wiring and wireless options ticked off inside your office can be part of a whole house network that blends work and lifestyle perfectly.

The Smart Home, created by Ausgrid and Sydney Water, showcases the latest energy and water solutions to help communities face the challenges of the 21st century.

SMART HOME CHALLENGES

L

ocated in Sydney’s Olympic suburb of Newington, the Smart Home not only contains the latest technologies, it provides the opportunity for a real family to put them to the test by documenting their energy and water use, carbon emissions and lifestyle changes. The Smart Home will: • generate its own electricity on site, and export any surplus electricity back to the grid; • feature two types of solar panels – rooftop solar photovoltaic (PV) panels and an innovative solar pergola; • have its own ceramic fuel cell that converts natural gas into electricity, one of the first in the country; • include a battery storage unit to store the solar and fuel cell power generated during the day for use at night; • feature furnishings made from recycled and sustainable materials • showcase more than 20 energy- and water-efficient appliances; • contain state-of-the-art LED lighting and a device to remove standby power in the lounge room to reduce both bills and carbon emissions; • use recycled water, which will more than halve the amount used in a traditional home of similar size. This Smart Home allows Ausgrid and

Sydney Water the chance to learn and make better choices for the future. It also allows the wider community to share the experience. The Smart Home is being tested by a real family, in real time, with information broadcast via the internet. Australia’s Smart Home Family will live in the home for a year to roadtest exactly what it’s like to live in a home embracing the power of environmental design, hi-tech appliances and new energy technology. The information gathered by the Smart Home family will be the key to informing and engaging the public in the way we might live in the future.

bills. Home entertainment and home office appliances, such as TVs and computers, are the main source of standby power consumption. Due to improved design, newer appliances generally consume less energy on standby mode. However, the number of appliances in our homes that consume standby power is increasing - estimated to be up by 30% since 2000. Ultimately the home combines energy efficiency with beautiful, contemporary design. Everything here is geared to cutting down carbon footprint.
