CENTRAL UTILITY PLANT
The Moreno Valley Medical Center project scope includes a 93,700-sf, two-level diagnostic & treatment (D&T) building addition and 22,700-sf replacement central plant to the campus’ existing 104-bed hospital. Master planning and land entitlement were undertaken that includes the D&T expansion, central utility plant replacement, and future additions of a new bed tower and medical office building. The D&T addition includes a 6-OR and 2 IR interventional suite, an all-new imaging, clinical lab, central sterile and 6-bed NICU departments. The new central plant resides in a new building adjacent to the hospital (CO ARCHITECTS 2021).

CONTRIBUTION: While working on-site, I observed the first pour for the Diagnostic Treatment Center metal decks through ongoing interior paint finishes being completed. I coordinated the production of Sketches for RFI responses, reviewed submittals for product data, shop drawings, and samples for conformance with the contract documents. Additionally, I coordinated and prepared Ammended Construction Documents and Non-Material Change Forms for HCAi review and approval. I participated in numerous coordination meetings to address concerns and questions that came up in the field. I also represented the architect on the Central Utility Plan Punch List walk and aided in completing items required for Certificate of Occupancy which was accomplished on 9-27-2022.

DIAGNOSTIC TREATMENT CENTER
The steel structure had just been erected in February 2022 (top right). The concrete was being poured over the metal decking in March 2021 when I joined the on-site construction administration team. After beginning work I have participated in frequent site walks, design coordination, RFI responses, submittal reviews, mock-up reviews, ACD preparation and submission, NAM form preparation and review, and meetings with HCAI field staff. This is a fast pace environment where answers to RFI’s are often coordinated before the RFI is formally processed. The C.A. Team shares an office with the Kaiser/owner’s rep. Project managers, the IOR’s, contractor’s and sub-contractor’s offices are a few steps away. The design consultants are each on site at least once a week. This proximity has allowed me to work closely with each actor to provide real time solutions to construction problems as they develop. Progress to date is shown on the bottom right image (February 2023).
SINCE JOINING THIS TEAM IN MARCH 2022: 482 Submittals have been processed. 684 RFI’S have been returned
065 ACD’S have been approved. 003 AMC’S have been reviewed
271 NMA forms have been reviewed.

CENTRAL UTILITY PLAN - FIRE RATED GAS LINE ENCLOSURE
The gas line was installed in the incorrect location inside of the generator yard. This was a fire hazard and a code issue. A solution was coordinated with the contractor and consultants to provide a rated enclosure with an entrance entirely separate from the generator yard was. This solution was reviewed with HCAi field staff prior to finaliing the design and then integrated into the approved construction documents through a amended construction document (ACD).

Per ADO Meeting on 6/8/2022 with Brandon T. (DPB), Eddie R. (CO), Tatum J. (MMC), Jose G. (KP), Nate O. and Cody B. (WT), it was discussed that the enlarged architectural plans do not accurately reflect all ADOs that are listed on the interior door schedule. Some doors are missing the ADO symbol, ADO verbiage, or are not labeled at all. Please see the attached interior door schedule for all doors that have an ADO associated with them (yellow highlighted for reference).
Proposed Solution: Please confirm the enlarged plan drawings will have all ADO callouts updated to accurately reflect the interior door schedule.

REDLANDS HISTORIC BUILDING REPORT
PREPARED FOR THE CITY TO CREATE A RECORD OF THE HISTORIC BUILDING PRIOR TO BUILDING’S DEMOLITION.
SUMMARY:
Single family home built circa 1945 with a twocar detached garage. The exterior style resembles the Ranch style popularized in the midcentury in California. Defining features of this style reflected here Include, close-to-ground profile, long low roof line, asymmetrical rectangular shape, door opening to a patio, Mixed exterior materials of stucco and brick, and a side gabled roof. This deviated from the traditional ranch Style by having a detached garage instead of an attached garage.
The primary finish material on the house is an off-white cement plaster, the door material is wood and Metal, the windows appear to be wood framed and may be original, and the trim is a brown painted wood. The primary finish material on the garage the same as the residence, an off-white cement plaster. The house and garage are both of wood frame construction. Both structures originally had wood shingle or Shake roofs that have since been replaced with asphalt shingle. It is clear the exterior of the house has Been maintained and is in apparently good condition with few alterations. It appears that there was a later Addition to the west side of the garage. It appears that a covered patio was later walled in. This is apparent From the exposed columns that can be presumed to have been a patio’s roof supports (see figure 10). This Addition has been completed in similar materials and finishes as the existing structures and it has been Concluded that it was most likely completed within the period of significance, circa 1965.

The initial idea for this community space came from having two single parents be resources for each other and each other’s children. A shared space where both could supervise the children independent of their private residences seemed ideal, this was later expanded into a community plan.
The goal of this project were to connect the community and the site to the nearby park. By Breaking the traditional property lines and allowing residents and community members to work together through various methods on different lots. For this lot, the library/study/daycare space can have one community member keeping an eye on multiple families’ children. This allows their parents to work or participate in other community activities and everyone to benefit through community collaboration.

The physical massing of the building was inspired by the existing single family residence. The mass was extruded backwards towards the back yard until it reached the minim allowable ADU setback of 5ft. A split was then created in the middle of this extended mass to ensure all the yard space could be used equitably by both tenants as well as maintaining visibility and access to the shared childcare space. The new ADU massing was extended towards the side yard to make room for the grandfather’s apartment and his private entrance.

REMOTE LIFEGUARD STAND
SPRING 2020 REMOTE FLAT PACKING DESIGN
This project began with the challenge of selecting a remote location, and a program that could exist in a remote location, and creating a project that could be flat packed and assembled on site within reasonable means. To meet this challenge a cliff site at the Faeroe Islands, a cluster of islands in the middle of the Atlantic Ocean that hosts a medium size fishing community and a small tourist industry. Although this lifeguard stand was imagined for this location it was intended to be reproducible for many different locations.
For assembly the elements would be completely prefabricated into a kit of parts prior to being shipped by container ship to the Faeroe Islands. Once the parts arrived the frame could be assembled off site while climbers attached the anchor ties in the rock. Once assembled it could be moved by helicopter to its location and attached to the anchors by rock climbers. This would require limited resources at the site.
The floor plan contains three levels. The lowest holds the actual lifeguard stand, a ladder, a pulley to bring up injured swimmers, and a slide for diving into the water quickly. This lower level also holds a small hospital bed for caring for injured swimmers in the even a storm would prevent intimidate rescue. The second level holds a small dining and living space with a composting toilet. The upper loft level holds just enough room for two bunks so that two people could share this space.

SPRING 2021 LIVE WORK CORPORATE OFFICE
This project seeks to reconnect Cathay Bank’s corporate functions with its historic roots by relocating the corporate offices to the site adjacent to the 1960’s Historic Cathay Bank building in downtown Chinatown.
Designing a corporate office amid the pandemic gave an opportunity to question what our experiences in the pandemic mean for the future of the office building. Prior to the pandemic we had already observed a move away from the traditional office towards the creative office, but now we have moved away from the office entirely by working from home. To do this I looked at the typical single-family subdivision and its relationship to a typical office building. Where each building is assigned a “lot” within a subdivision. Instead of blocking the office into one large lot, I broke up the corporate office into smaller “lots” for each department. By doing this I can also retain one of the main benefits of working from home, removing the long commute while also increasing productivity by bringing co-workers back together in a central office.
Providing employees housing as an employment benefit attempts to mitigate the gentrifying effect of new construction by not contributing to raising the residential costs in DTLA. This design is conscious of the potential future needs of residents by providing flexible spaces so the residential units can grow with an employee’s family needs. While ensuring there is an abundance of private and shared greenspace for healthy living in post-pandemic world.

The question became, how can we take things we have come to enjoy while working from home(like no commute taking breaks and eating lunch at home) and combing them with the benefits of the physical office (like increased productivity and worker collaboration). done by looking at the singlefamily subdivision and its relationship office building.
