Hello Friends and Neighbors,

Fall is upon us, and thankfully it’s easy to tell this year, this wonderful gift of a season offers the only pockets of cool weather we’ve experienced over the blistering past four months. I’ll be blunt: I. LOVE. FALL. October makes me happy and is one of the best months. WHY?? Halloween. Sometimes I think I love Halloween more than Christmas! You get to go out with friends in costumes, and eat candy, who doesn’t love that?

Kids and Animals in Costumes. Literally cuteness overload. Prepare for your heart to melt. Pumpkin Spiced Everything! Time to start baking. Oktoberfest. If the sound of a beer festival sounds good to you, then you’ll love Oktoberfest.

Watching Halloween Movies. “Hocus Pocus”, “Beetlejuice”, “Halloweentown”, and “The Night Before Christmas” (which we kindly let Christmas borrow for a few weeks a year).

We have so many events on our October Calendar, make sure you look at what is going on.

I’d like to offer a big WELCOME to two new sponsors. The first is no surprise, they are very busy in Brunswick Forest. Expert Contributor Ocean Blue Pools and Spas. The Dunne family have been installing beautiful pools and spas for over 20 years. Next, Dr. Scott Pett, who recently built and opened Lanvale Animal Hospital here in Leland. This beautiful facility is designed with advanced technology to give the best care possible.

This months feature story is near and dear to my heart. Jayne Kaiser, the founder of the very successful 9-5 Club, is perfect for those of us that live in Brunswick Forest but still work, well, 9-5. Jayne has created a wonderful and supportive group of working women who crave companionship with those on their same schedule. Thanks Jayne!

If you know of a dependable local business that would be a great fit for our private magazine, let them know that if they support us, we will support them. Ask them to give me a call and inquire about sponsorship opportunities in Brunswick Forest Living.

Until next month, I’ll see you around the neighborhood! Ciao!

Hello Neighbors!

In coastal North Carolina, October casts a gentle, serene spell over the landscape, blending the lingering warmth of summer with hints of the crisp autumn to come. It's a month almost everyone loves, and I'm no exception. I'm always sad to see it end!

As the heat of summer loosens, happily the beaches and marshlands retain their appeal, offering tranquil vistas under skies that shift from clear blue to dramatic hues of sunset gold and dusky pink. Few sunsets can rival that of coastal North Carolina!, and I'm forever grateful for our 'west facing' lanai!

I hope you can take advantage of the countless Autumn activities available in our region. Check out this month's Calendar of Events for this month's guide, and maybe I'll see you at a few.

A huge 'thank you' to Jayne Kaiser, the force behind the 9-5 Club, this month's feature. I think you'll enjoy reading about how it got started and some of the fun activities they've got planned.

As always, stay safe, stay healthy, and stay grateful!

Finding Friendship After 5

After settling into Brunswick Forest for a year, Jayne Kaiser couldn't help but feel a bit like the odd one out. While her friends were smashing pickleballs and having lunch dates, she was working full time. So, she took matters into her own hands. One evening, she dropped a line on the Brunswick Forest Facebook page: "Are any ladies who work during the day interested in meeting up for dinner and socialization in the evening? Please comment if you are interested." The response? Over 40 enthusiastic women replied, with 48 showing up for the inaugural dinner on February 6th at Brunswick Beer & Cider. Before she knew it, the club swelled to over 100 members in less than a month.

Their mission? Simple: give working women a chance to unwind together after hours and build some solid connections. At that first dinner, they broke the ice with interest quizzes in small groups. Ideas flowed faster than the wine—dinners, tastings, walks, book clubs, karaoke, game nights, crafts, movies, community service, networking, you name it. They even drafted an activity committee pronto, brainstorming events over a virtual coffee chat.

A week after the inaugural dinner, they kicked off a Saturday morning walking group at Annsdale Park, three miles and plenty of chatter to start the weekend right. The turnout was impressive, with women eager to stretch their legs and their social circles. Plans? More walks, plus maybe some moonlit strolls. The walking group quickly became a staple, with members looking forward to these regular meetups on Saturday mornings and Wednesday evenings as a way to decompress and catch up.

Their secret sauce? Keeping things fun. Jayne and crew scout local places and events that fit the bill—like the Unwined Book Club—making it easy for newbies to dive into the community. The aim was always to keep things simple, ensuring that activities were easy to coordinate and didn’t require too much effort from already busy schedules. By tapping into existing local events and venues, they managed to provide a variety of options without overwhelming their members.

Jayne's goal? Connect every woman with at least one soul sister, because let's face it, aging gracefully needs a squad. And boy, have they struck gold. From hugs at the door to new friends planning their next get-together, the vibes are nothing short of heartwarming. One woman, who was considering moving away from Brunswick Forest due to loneliness, found hope and a sense of belonging after just one dinner. At the same dinner, another woman approached Jayne to say goodbye, placed her hand on her heart, and said, "My heart is so full tonight. Thank you for bringing us all together. This is exactly what I needed to begin to make this place home."

And let's not forget the laughs. Jayne laid down the law early: "No, 'I'm too busy working' excuses!" This rule set a light-hearted yet firm tone for the group, encouraging everyone to participate without feeling pressured. Even if they've had to draw a line at Brunswick Forest folks (sorry, Mallory Creek and Magnolia Greens!), the door's wide open for other communities itching to start their own 9-to-5 Club. Jayne is more than willing to share her blueprint and offer mentorship to help other communities set up their

© Best Version Media

own versions of the group.

Jayne emphasizes that having free or affordable, convenient activities that don’t conflict with work hours is one of the best ways to create worklife balance and combat burnout. Over the past two years, she has found that looking forward to postwork activities with friends, such as bike rides, meetups at the pool, pickleball, or walks, helps her leave work on time, revives her physically and mentally, and reminds her why she chose an active community like Brunswick Forest. These activities provide a much-needed break and a chance to recharge, making it easier to tackle the demands of the workday.

Jayne also finds great value in having the ability to engage in work-centric conversations. Before starting this group, when she mentioned a work struggle or conflict, the response was often, "That's why you should retire." Even sharing victories didn't always receive the expected enthusiasm. Now, having the ability to converse with others who are still working provides a much-needed outlet and sense of understanding. Sharing experiences, both good and bad, with people who understand the working world creates a supportive environment where members can vent, celebrate, and receive advice.

When asked what her greatest challenge is, Jayne is quick to answer, "Finding meeting space!" Despite this, they’ve been creative and resourceful, always finding ways to make it work. They’ve hosted events

in various local spots and even held virtual meetings when necessary. The community’s response has been overwhelmingly positive, with businesses often reaching out to offer their spaces for events. One member generously offered her shop, Mimi & Papa’s Gourmet Popcorn in Leland, as a venue for an event. This kind of local collaboration is precisely what Jayne envisioned— using the group to help members explore and support businesses in their new community. Whether it’s a local café, a park, or a member’s backyard, finding venues that can accommodate the growing group is a fun challenge they’re eager to tackle.

Whether you work during the day or not, one thing most BF residents have in common is we all left our former lives behind. Lives that were, for many, established for decades. The BF 9-5 Club bridges the gap, and is a welcome addition for all. It’s more than just a social club; it’s a lifeline for those looking to build new friendships and create a sense of belonging in a new place. Jayne’s initiative has not only brought women together, but has also strengthened the community as a whole. If you're still working 9-5 and want in on the fun, the BF 9-5 Club has your back. Here’s to many more dinners, walks, and shared laughs in the future...because starting over is tough, but finding your crew? Pure gold.

Interested in becoming a member? Request to join the BF 9-to-5 Club on Facebook for more information.

When Heritage & Hospitality JOIN FORCES

Many of us have had parties and small family gatherings at our homes sharing good food and lots of laughs. With Fall upon us, we put our summer clothes away and push our BBQ grills aside. We start to ponder all the upcoming holidays and gatherings we will have with our friends and family. Some of us in Brunswick Forest have been lucky enough to make friends with others who love to have a good time. We go out often and explore local restaurants, bars, and any retail stores we can find. But, if truth be told, our fondest memories are made in our neighbors’ homes and backyards. This month I wanted to introduce a beautiful couple that have been setting the bar high for good times and perfectly themed celebrations.

While looking for a retirement home, Tony and Tina Occhiuzzo found Brunswick Forest and fell in love with the area. They built their home in the Shelmore section and moved from

Virginia to North Carolina in April of 2021. They met when Tony was in the Army and stationed in Germany and they married in 1985. Now, Tony spends his days enjoying golf, playing pickleball, taking classes at the fitness center and working around the house. Aside from keeping an immaculate home, Tina keeps busy now with her

small business TinaOPhotography taking photos and creating beach art using local shells, sea glass and making custom painted wood designs. They have two beautiful daughters, both of whom recently married men in the military themselves, and they are expecting their first grandson in January.

This couple enjoys entertaining. They love meeting new people, and they host several parties at their home each year. Tina still holds Germany dear in her heart as her parents, sister and numerous cousins live there. While they return to Germany each year for extended visits with family, Tina is able to keep her heritage strong here by hosting an annual Oktoberfest at their Shelmore home with anywhere from 50-80 people in attendance.

Dislocations,

For Germans, Oktoberfest is a celebration that offers a break from their daily routines and the opportunity to enjoy a beer and sausage in a community setting. Oktoberfest in Munich Germany is the world’s largest celebration of Bavarian culture which is famous for beers, brats, and its use of bustiers. (Excellent combination!) Interestingly, the festival is not in October. Oktoberfest Munich, Germany takes place at the end of September and lasts for about 16-18 days, depending on the year. It typically ends on the first Sunday in October. On the first day of Oktoberfest (it’s in September, remember), Oktober festivities begin promptly at noon after the Lord Mayor of Munich taps the first keg and shouts, “O’zapft is!” (“It’s tapped!”)

Thanks to Tony and Tina we don’t have to travel to Europe to experience a genuine Oktoberfest. Here’s to beers, brats and bustiers in the US; brought to us by the Occhiuzzos.

Finding a dependable, honest, and skilled handyman or contractor can feel like a tall order these days. Jeff Pittman, the founder of TruBlue of Wilmington, experienced this gap firsthand and was inspired to establish a company that not only meets but exceeds expectations, especially for families and seniors in need of reliable home-care services.

TruBlue offers a comprehensive array of services—from handyman repairs and yard work to seasonal maintenance, cleaning, and minor renovations. Whether homeowners need help getting their property move-in ready or maintaining it over time, TruBlue’s professional technicians are up to the task. The company also provides unique support for seniors, offering safety assessments and age-friendly home modifications, all designed to help them continue living comfortably in their homes for as long as possible.

Jeff’s background is deeply rooted in service. With over 15 years of experience in senior care, he saw firsthand the challenges seniors faced in keeping up with home maintenance. His previous venture, Carolina Mobile Transport, further reinforced this need as he frequently heard from clients about the struggles of aging in place. When Jeff came across TruBlue, it was a natural fit— allowing him to address the maintenance needs of the growing retiree community in Wilmington, a booming area for new home construction.

What makes TruBlue special is its dedication to providing top-notch service. Jeff’s career has always centered around

Reliable Home Care with a Personal Touch

enhancing the customer experience, and at TruBlue, this means showing up on time, being transparent, and delivering excellent workmanship. TruBlue goes beyond the average handyman service— it’s a full-service home maintenance company serving Wilmington, Leland, Porters Neck, and surrounding areas.

When Jeff isn’t managing the day-to-day operations of TruBlue, he and his family enjoy life near the coast, though his heart belongs to the mountains. He and his family also often take trips to Jekyll Island

in Georgia, one of their favorite spots to unwind. In his rare moments of free time, Jeff hones his cooking and woodworking skills, and of course, enjoys spending quality time with his loved ones.

At TruBlue, you can count on more than just quality repairs; you’ll find a company that truly cares about keeping your home safe and well-maintained.

Hi everyone! I'm Leia, and Frankie is my cousin! We love to go on walks together and play. I'm a 6lb Maltese and I love to cuddle and eat treats! Oh, and I just love my hairdo, don't you??

Just as you do with your family’s emergency supply kit, think first about the basics for survival, such as food and water. Have two kits, one larger kit if you are sheltering in place and one lightweight version for if you need to evacuate. Review your kits regularly to ensure that their contents, especially foods and medicines, are fresh.

Here are some items you may want to include in an emergency kit for your pet:

q FOOD. Keep several days’ supply of food in an airtight, waterproof container.

q WATER. Store a water bowl and several days’ supply.

q MEDICINE. Keep an extra supply of the medicine your pet takes on a regular basis in a waterproof container.

q FIRST AID KIT. Talk to your veterinarian about what is most appropriate for your pet’s emergency medical needs.

q COLLAR WITH ID TAG AND A HARNESS OR LEASH. Include a backup leash, collar and ID tag. Have copies of your pet’s registration information and other relevant documents in a waterproof container and available electronically.

q TRAVELING BAG, crate or sturdy carrier, ideally one for each pet.

q GROOMING ITEMS. Pet shampoo, conditioner and other items, in case your pet needs some cleaning up.

q SANITATION NEEDS. Include pet litter and litter box (if appropriate), newspapers, paper towels, plastic trash bags and household chlorine bleach to provide for your pet’s sanitation needs.

q A PICTURE OF YOU AND YOUR PET TOGETHER. If you become separated from your pet during an emergency, a picture of you and your pet together will help you document ownership and allow others to assist you in identifying your pet.

q FAMILIAR ITEMS. Put favorite toys, treats or bedding in your kit. Familiar items can help reduce stress for your pet.

THE IMPORTANCE OF A TERMITE BOND & FINDING THE RIGHT COMPANY

When it comes to safeguarding your home or property, many homeowners focus primarily on visible threats like weather, fire, or burglary. However, one of the most insidious dangers lies beneath the surface, quietly eating away at the very foundation of a home- TERMITES! In southeastern North Carolina, that means eastern subterranean termites to be specific.

A Termite Bond is a service agreement between a homeowner and a licensed pest control company that can provide regular inspections and treatments for termites. But why is this important?

PROTECTING YOUR INVESTMENT

For most people, a home is the largest financial investment they will ever make. Termites can severely compromise this investment by damaging the structural integrity of your property. Unlike other forms of damage that are covered by homeowners’ insurance, termite damage is often excluded, leaving you responsible for potentially costly repairs. A termite bond acts as a shield for your investment, ensuring that any termite-related issues are detected and addressed before they can cause significant harm.

PEACE OF MIND

Termites are notoriously difficult to detect. By the time visible signs of an infestation appear- like mud tubes, discarded wings from alate (swarmer termites), or signs of water damage- the damage is usually extensive. A termite bond includes regular inspections by trained professionals who know exactly what to look for. This proactive approach allows you to sleep easier, knowing that your home is being monitored and protected from these destructive pests.

NEW CONSTRUCTION

If you are someone who recently purchased a newly constructed home, you may have been given a bond with the purchase of your home. In the state

© Best Version Media

of NC, all new construction must be treated for the control of subterranean termites. With the new construction, the company that performs the treatment will usually place a termite bond with the structure. Unfortunately, this is not a priority to disclose this information to you by the general contractor or real-estate company selling the home. Make no doubt about it, just because you are in a newly constructed home does not mean you are less likely to have an infestation. It is important that you contact the pest control company that performed the termite treatment during the construction, so that you will not need to have another company perform a post construction treatment that will cost you more money.

COMPLIANCE AND LOCAL REGULATIONS

In some areas, termite bonds are not just a good ideathey’re a requirement. In the southeastern US, many financial institutions require a bond to be in place for the purchase of a property. Having a current termite bond in place ensures and increases the property value when selling your property in the future. Some, not all, pest control companies require a transfer fee to the buyers.

EARLY DETECTION AND PREVENTION

One of the key benefits to a termite bond is the emphasis on prevention. Proper annual inspections must be performed to decrease the likelihood of major damage occurring. As an owner of the property, it is important for you to understand that the bond is a mutual partnership. You should contact your pest control company at any time you see potential signs of activity (i.e. mud tubes, discarded wings, and signs of high moisture in the structure). Prior to a scheduled inspection of your home, it is beneficial to prepare the home or property for inspection. Move any stored items away from foundation walls (especially in ground level storage areas i.e. garages, storage rooms, closets).

THE THREE KEY FACTORS TO CHOOSING THE RIGHT COMPANY

LENGTH OF BOND

Each pest control company has the right to structure their termite bond contracts how they see fit. The industry norm for length of bond is 10 years. Many companies in the area only provide the owners of new construction a bond period of 5 years. It is important for you to make sure you receive a copy of the bond contract, so that you have a complete understanding about the bond coverage.

RENEWAL FEE

A termite bond will require a renewal fee usually paid annually. With the renewal fee, a company will perform an inspection.

Note: Some companies will try to convince you that inspections can be completed by solely inspecting the exterior of the foundation. I would recommend that you make it a priority they inspect the entire structure, inside and outside.

DAMAGE REPAIR OR NO

DAMaGE REPAIR?

Many pest control companies try to sell owners bonds that will only cover treatment of the area of activity, but not cover damages. It is important for you to research what the termite bond actually covers and what the pest control company is willing to provide you as the owner if termite damage were to occur.

If you would like a free inspection or would just like to inquire about our termite bonds, please contact us today!
