But this trip was different because although we were 600km away, we were listening to Radio Life & Style on streaming audio while we were up there so it felt as if we were still connected! This is a common phenomenon among many who live in distant parts but share a connection to the KZN North coast and by all accounts our national and international listener count is increasing rapidly. But it’s our local listenership that is really exciting. Although there is no way of formally measuring this yet, advertisers who have tested the response from advertising on Radio Life and Style against the traditional established local media have been convinced by the results – and after all, its results that count. In another interesting development, our motoring correspondent, Anton von Allerman confirms that most local cars coming in to his service centre are tuned to 88.0fm – that’s good to know!

While I am overjoyed at how effective Radio Life and Style is becoming as an advertising medium, I am not really surprised. Located where we are in the Lifestyle Centre in Ballito we have a regular stream of shoppers passing by the large glass windows to our studio. We have been thrilled by the people from all walks of life who continue to pop in to say how much they are enjoying the format of our station. It’s the mix of the old familiar songs that have until recently all but disappeared from the local airwaves, together with new music hot off the international release platforms that people are responding to. This, plus the mix of local personalities who contribute to shows with sports features, surf and fishing reports, motoring, property, health, legal, medical, financial, style and other trending topics regularly throughout the week. Our “News You Can Use” slots are working well and we are keeping our listeners regularly up to date with the vagaries of load shedding changes, local traffic situations, emergency interventions, roadwork updates as well as social events, specials, and general info of interest to the greater Ballito community. If you would like to contribute to our “News You

I just thought I would drop you a mail with a big shout out and thanks for what you and your team at Life & Style are doing in this community. If building “Brand Ballito” was ever at a defining point, it is now, and it couldn’t be in the hands of a better media team to take us there. Ballito as you know, is the darling of Kwa Zulu Natal and the passion of many and I give thanks that at such a critical point in our evolution, a local radio station would materialize, to provide a voice for so many. Whilst I enjoy print media and believe it’s an effective form of communication, I feel Life & Style Radio will reinvigorated our community, revitalize our passions and stimulate creativity. Life is beautiful on the North Coast and after 34 years in this area, I can count

It is indeed all about Life and Style, and somehow many of us captured the amusing letter from yours in radio, Manga Thabane. Somehow, I knew that the Boksburg boytjie with a BBC accent would not rise to the bait. Talking of Boksburg, it seems to have become rather famous of late for reasons that most of us know, and wow, I have actually been there. In fact to laugh or to chuckle is said to be the medicine of life. This is precisely part of the interesting and unique passage of life, and it is exciting to see that the sparkle of democracy shines through from time to time, and that we can rightly or wrongly freely express our views and opinions. However, what is important above Manga’s opinion, is that Radio Life and Style is own very own local Radio Station which is embraced by its community and beyond. Having lived in the area most of my life, the introduction of our own Radio Station is certainly revolutionary and a mile stone in the history of Ballito, and this does indeed make us happy and very proud.

Rental Properties Cindy Johnson Harcourts Dolphin Coast

A

s a fully qualified rental agent, managing the landlord’s rental property is a labour of love. To own a rental property can be a nightmare if you don’t know the difference between facts and fiction, or the legal requirements for renting property. It is said that renting a property is like marriage – you have to stick it out even when the going gets though.

Landlords A.Start out right and make sure your

lease is airtight and in line with the law. The landlord’s rights includes his or her right to – 1.Prompt and regular payment of a rental or any utility charges stated in the lease. 2.Terminate the lease on grounds that do not constitute unfair practice 3.Receive the property in a good state of repair after the lease ended 4.Claim compensation for damage to the property caused by the tenant, a member of the tenant’s household or a visitor of the tenant

B.Legal practices you should know when renting your property. Extension for a lease If on the expiration of the lease the tenant remains in the dwelling with the consent of the landlord, and there is no renewal or further lease signed, then you have entered into a month to month agreement with your tenant. In a court of law it will stand as a periodic lease and will be treated as such. Unfair practice – Changing of locks. Before 1999 it was permitted to change the locks of a dwelling if the tenant has not paid his or her rent or utilities. You may NOT do that anymore. A landlord nor the tenant may not change any locks providing access to the dwelling (Act 50 of 1999) P.S. – You can never evict a tenant yourself. You can only seek a court order to evict a tenant if your tenant is in breach of contract. C.Conditions and Maintenance Landlords are required to: 1.Let their property in a condition that is reasonably fit for occupation 2.Keep and maintain the dwelling in compliance with the health and safety act 3.During the lease provide all services agreed to in the lease 4.May not cut water and lights – (it is regarded as a criminal act in South Africa) D.Entry – Viewing: A landlord may only enter a dwelling on a reasonable notice to the tenant A tenant MUST allow a landlord to enter a dwelling provided that such entry is at a reasonable time. Should the property be on the market to sell, the tenant must be informed and reasonable access and viewing times must be pre-arranged. E.Acts

F.The Rental Housing Tribunal

The tribunal provides a free service to tenants and landlords. Its main function is dispute settlement between landlords and tenants. It’s advisable to first contact the tribunal to lodge a complaint before getting an eviction order or attachment order. These services are free, whilst getting an eviction order can cost anything between R 8 000 to R 50 000. Tribunal’s Contact helpdesk – •Kwa Zulu Natal: 031 336 5300 General Information: Your main aim is to keep your rental properties full with long-term tenants who pay their rent and treat your property and the neighbours respectfully. So the best way is to design a rental policy in selecting qualified tenants. You will be looking for: •Someone who will be financially responsible and always pays rent on time •Someone who will respect and treat the property as their own •Someone who will be a good neighbour and not cause problems •Someone who will be stable and likely to renew their lease •Someone who will leave the property in a condition the same as or better than they found it.

TENANTS How to make your rental home feel like your own …. Tenants are often feeling like a stranger in their rental home, having to live according to a long list of what you can or can’t do. According to Jan Myburgh, General Manager of Harcourts South Africa, tenants seldom want to spend any money to improve or enhance the rental property by doing any alterations. However small changes can turn your rental into “home”. But, before embarking on any changes, it is essential that you check all the terms within the lease agreement. In most instances the tenant will be required to leave the house in the same way as you have found it. If you don’t want to incur cost like painting or other small alterations, then rather spend money on good furniture pieces, curtains, rugs and cushions to change property’s appearance. At RentalsDotCom Dolphin Coast, we take pride in that we are fully compliant and well versed in the continuously changing legal landscape of the South African rental market. That is why we make sure that we serve our Landlords to the best contractual and legal advice and assistance to take the headache out of renting their precious asset. e always knew that 2015 was going to be a big year. It is incredible that we are now at the end of February and so much has already happened. Every alternate February creates a good deal of excitement as we prepare to host Lewes Old Grammar School (503 years old) and this year Mr Rob Blewitt and his team

came come across from the UK with 50 students of various ages. Their visit included a Sport Day and an opportunity to see KZN in its natural beauty. We travel to Lewes for a similar visit every other year.

This year LOGS spent some time down on the South Coast at Pumula Beach Hotel and probably one of their biggest highlights was their river rafting in the Oribi Gorge. They also spent time at the Wild Coast Sun Waterpark, visited the Cheetah Rehabilitation Centre and Crocworld and they were treated to Game Drives up North at the Thembe Elephant Park. which encompasses excellent standards and embodies our key words – Heart, Spirit, Character and Courage (HSCC). I was amazed with the following statistic - over the past five years we have had a total of 110 Provincial representatives in various disciplines. That is a phenomenal figure, bearing in mind that we are still a young school. This is a true indication of the level of commitment and potential of our students. We currently have 5 students who are representing their country at National level. Recently, 3 of our girls were chosen for KZN Youth Choir and will be touring overseas in the near future. We are also currently hosting a cricket team from West Glamorgan – United Kingdom. On the 20th March, we will once again be taking our Matrics on their annual Cruise to the Portuguese Island. This is a highlight for every Matric year. On the same day our Senior College boys will be embarking on a two week Holland Hockey Tour to the Netherlands. So, life at Ashton is extremely busy on all fronts – Academics, Sports & Culture. I would like to extend an open invitation to any prospective parents and students to come along and meet the Ashton Family and see how things are done the Ashton way!

S i ng a p o r e Natasha Barnes Grande Diplome Cordon Bleu Cookery Silwood Kitchens

Nasi Goreng Nasi Goreng is the staple of just about every Balinese. I think I ate this humble rice dish at least once a day while patrolling the emerald hills on my bike in search of the perfect rice paddy to paint. Tip: This is a great way to use up left over rice. Ensure the rice is cold before proceeding. Substitute sliced beef or pork for chicken. Many restaurants in Bali serve Nasi Goreng the way I prefer, with a soft fried or poached egg on top of the rice instead of the traditional omelette. The combination of runny yolk and spicy rice is unforgettable. Just before I serve, I like to add ½ packet of baby spinach. This ensures the simple dish is a feast for the eyes and adds additional texture. Tip: The Shrimps used in Asian cooking are the type we would use for a good old-fashioned shrimp cocktail. In some recipes when they call for shrimps they actually mean prawns. Use your discretion when cooking from a foreign cook book to assess if you need shrimp or prawn. Tinned Shrimps are widely available at Supermarkets. Feb 2015 POSTER Print.pdf

They should be

Sunnyside up and still a little runny. Set aside and keep warm. Heat the remaining oil in a wok or a heavybottomed frying pan, when hot but not smoking, add the chicken, shrimps, chillies, garlic, chives and spring onions. Stir fry quickly until the chicken is cooked and has turned white, 5 minutes. Add the cold cooked rice, followed by soy sauce, tomato sauce and seasonings. Stir fry, combining everything quickly, stirring continuously to prevent the mixture

from sticking together. Taste and adjust the seasoning. Fold in the raw baby spinach leaves. Transfer to a serving platter. Garnish with fresh black pepper and arrange the eggs on top. Serve with Prawn Crackers. Serves 4

Singapore Chilli Crab

My favourite place to eat Crab is at the world famous Clarke Quay in Singapore. Restaurants line the water’s edge and sell live crabs in every size. The menu is simple; choose your crab, weight your crab, and then decide if it is going to be Pepper or Chilli Crab tonight. Tip: Most large supermarkets sell frozen crab cleaned and ready for the pot. However should you be using fresh crab remember to follow the instructions below carefully for cleaning. Use any Asian Chilli, or Sweet Thai Chilli Sauce for the Chilli called for in this recipe. Ingredients 2 medium-sized raw crabs 125ml (½ cup) peanut or canola oil 15ml (1 tablespoon) freshly grated ginger 3 - 4 cloves of garlic, crushed 2- 4 red chillies, seeded and finely chopped 90ml (6 tablespoons) tomato sauce 90ml (6 tablespoons) chilli sauce 62ml (1/4 cup) water 15ml (1 tablespoon) soft Brown sugar or Palm sugar 15ml (1 tablespoon) light soy sauce 15ml (1 tablespoon) fish sauce 3 spring onions for garnish (optional) Method: Wash the crabs, remove the hardtop shell and clean out any Stomach bag or tissue. Use a meat cleaver or very large kitchen knife to chop each crab into four or more pieces. Heat oil in a wok until hot, but not smoking. Fry the crab until the

shells start to change colour, turning frequently so that they are evenly cooked. Remove and set aside. Reduce the heat to low, add ginger, garlic and chillies. Sauté until soft but not browned. Add the tomato sauce, chilli sauce, water, brown sugar, light soy sauce and fish sauce. Return the cooked crab to the wok and simmer gently for a few minutes. Or until the sauce reduces coats the crab. It should be tangy and thick. Transfer to a serving platter. Garnish with chopped spring onion. Serve at once. Serves 4.

WHAT WE WILL BE EATING this YEAR? THE FOOD TRENDS OF 2015

Vegetables - While kale will still be trending cauliflower will appear in everything. Previously disregarded for its lack of flavour, it is this exact characteristic that makes it so popular. Florets will be crumbled and cooked like rice or couscous, mashed into a paste instead of potato, and cut into chunks and served as steak. Root vegetables like celery root, parsnips and kohlrabi will come grated, fried, mashed or pureed. The much-maligned Brussels sprout will also be plated up after finally being recognised as a superfood. Fermented vegetables such as Korean kimchi will gain popularity. Seaweed, which has been used in soups and stews for its savoury umami quality, will move from sushi and into salad territory.

Meats - On the whole we will move away from bacon but still continue our love affair with pork. Italian products like pancetta, guanciale (Italian cured pork made from pork cheek or jowls) and 'ndjua – spreadable sausage made from the shoulder, belly and jowl, as well as tripe, roasted peppers and a mixture of spices - will appear on plates and in sauces. Unusual cuts of steak – coulotte slabs, tri-tip from the sirloin and teres major from the shoulder will become more common. Steaks will also be dry aged for longer.

food buzzwords for 2015: • Pistachios. • Iced lattes • Spicy ramen noodles, Japanese or cross-cultural • Shaved ice desserts • Flavoured salts • Fermented food • Savoury ice-creams and yoghurts. • More bitter flavours: bitter greens, chocolate, coffee, bitter vegetables • Night markets with seasonal ethnic foods • Insects on menus • Japanese Matcha tea • Clashing flavour combinations

Uncommon Uses for Probiotics Advertise on Radio Life & Style

Stephanie Wills - Lifestyle Health

C

hances are you know about probiotics... or at least have heard of them. But just in case you haven't; probiotics are basically 'good' bacteria that you can ingest to help restore balance to your personal microbiome - which is made up of the trillions of bacteria that already live in our bodies.

Probiotics have profound beneficial effects when it comes to gastrointestinal health. These include; • The decrease of unwelcome gastrointestinal microorganisms • The reduction of gastro-intestinal discomfort • The improvement of bowel regularity • The reduction of flatulence and bloating • The maintaining of healthy intestinal flora during/after antibiotic treatment • The proper assimilation and absorption of nutrients However, did you know that the benefits of probiotics go way beyond gut health?! Here are 5 uncommon uses for these beneficial bacteria that may surprise you: 1. Depression Yes, treating a mental disorder with probiotics may seem ridiculous however, the relationship between the health of the brain and the health of the gut are in fact inextricably linked. It’s called the 'gut-brain axis.' How it works is, if there is any imbalance in intestinal flora, inflammation in the gut may result, causing inflammatory cytokines to be released into the blood. These cytokines can then cross the bloodbrain barrier and cause inflammation in the brain, which can create symptoms of depression. Probiotics help reduce this gut inflammation which reduces the brain inflammation which then improves the symptoms of depression. Supplementing with probiotics therefore can make a huge difference in the mental health of those with gut dysbiosis. 2. Skin Problems The skin is also closely connected to the gut through the ‘gut-skin axis.’ Just as inflammation in the gut can cause inflammation in the brain, it can

also lead to inflammation in the skin. This inflammation can manifest as acne, psoriasis, eczema, dermatitis, or other skin conditions. Supplementing with probiotics therefore also improves skin disorders through a similar antiinflammatory mechanism. Probiotics can also be used topically to fight against undesirable strains of bacteria such as Propionibacterium acnes (P. Acnes) (strongly linked to acne) as well as to restore friendly populations of bacteria that may have been disturbed through harsh soaps and other environmental toxins. 3. Allergies In Chinese medicine, they believe sinus issues are almost always related to the gut. Now modern research indicates that probiotics could be very effective in reducing congestion and other symptoms associated with seasonal allergies. To be more specific, probiotics have shown to help the following; • Suppress over-active immune responses in allergic patients • Reduce the production of inflammatory cytokines • Alleviate allergic symptoms such as runny nose, nasal congestion and eye irritations • Appropriately enhance immune response to infections 4. Wound Care Did you know that probiotics are an incredibly useful addition to your family first aid kit!? Adding a powdered probiotic preparation to wounds may help reduce the risk of external infection and ward off pathogenic bacteria as well as aid in reducing inflammation and enhancing the healing process. 5. Cancer Probiotics may also play a major role in preventing cancer (even those outside the gastrointestinal tract) by several different mechanisms such as; • binding to potential carcinogens, promoting their excretion. • suppressing growth of bacteria that convert harmless procarcinogen molecules into carcinogens. • stimulating specific liver enzymes that detoxify carcinogens Probiotics also modulate your immune system, an effect that has impact not only on cancer but also on your overall health status.

Final Words Our understanding of how probiotics work is constantly evolving, and this is broadening the scope of health issues that probiotics can help treat. It is so important to keep your microbiome as healthy as possible by eating a diet rich in pre-biotic and fermented foods. You may even want to consider taking a high quality probiotic supplement on a daily basis! Healthy gut, healthy life. SALT ROCK

Rolling is the new stretching!

'm sure you've seen them in the gym, that blue cylinder shaped foam thingy. Sometimes you see people do some funny rolling type of exercises on it. But what does it actually do? Shouldn't you be doing it too?

Athletes understand the benefits of massage, especially a deep tissue sports massage. Most top sports teams, from rugby to cycling all make use of masseurs for a number of reasons of which recovery and getting rid of spasms and knots in the muscles are foremost. Some top rugby teams even reward their players with points on an app to make sure that they do everything in their power to recover quicker. In the words of Lance Armstrong, "whoever recovers the quickest, wins the race" (we won't mention the lengths he went to for recovery). So why use a foam roller? Foam Rolling also known as Trigger Point Therapy or Myofacial Compression Techniques are all ways to what I like to call "DIY Massaging" if done correctly. Simply put, it's the poor man's massage. Unfortunately, I see most people using these rollers incorrectly, usually by working way to fast. When starting off, foam rolling can be extremely painful and that is one of the main reasons why a person would rush through it or avoid it all together. But it doesn't have to be. Once you understand the fundamentals and practice proper foam rolling techniques, you will be amazed by the results.

What is Myofacia? Deep fascia tissues which surrounds and penetrates our muscles are referred to as Myofacia. Myofacia are highly innervated by nerves and play a significant role in joint stability and kinesthetic awareness. They move independently from the muscle and lack extensibility which ensures that muscles remain in proper alignment, and limits undue stress on our joints. Myofacia are composed of three sublayers of varying orientation and density of collagen fibres that rotate 70 - 80 degrees from one another. They contains cells that secrete an acidic substance that lubricates the interface between layers.

Fundamentals of Trigger Points When myofacia become inflamed or injured a Myofacial Trigger Point commonly known as a knot, can be the result. It's a spot in the muscle that can be sensitive or even feel like a taught band. This can lead to inflammation and can eventually lead to thickening of the fascia which results in irritation. A Myofacial Trigger Point affects how the muscle feels and moves. Learning to foam roll properly can help speed the process of recovery and may even minimise the need for professional therapeutic assistance. Bottom line, include proper foam rolling techniques into you stretching and exercise routine and you will feel, train and perform better! MARKETING APPROACHES TO DOMINATE THE COMPETITION

I

have been asked to “get back to basics” with a start-up marketing plan for entrepreneurs. The following tips will yield the best results if done in numerical order.

1. Rethink the business Take a long, hard look at your business; the market you have chosen to compete in, your industry, the current trends, your competition, distribution channels and even technology. Will

the choices you have made give your business the best possible chance to succeed? If you can get your finger on the pulse of your business, you are more easily able to move with the times by acting accordingly. 2. Assess the status Put everything on the table including the things you have implemented that have worked and not worked as well as the things you still plan to implement. Ask yourself what you should start, stop or continue doing in your business. 3. Keep some change some Work through your assessment and decide what to keep due to its success, as well as what you plan to implement because of its congruency with the current activities. The aim is to constantly grow your campaign, casting the net further and deeper so to speak. Don’t be afraid to approach your customers, asking them what they’d like to see in the future. 4. Maintain a level of objectivity Understand that emotion has no place in this business process. To achieve success you must do what is best for your business. If you’re running a marketing program, but cannot justify the expense with an accurate account of incremental sales, it is time to make changes.

Sean Dercksen

5. Review competitive activity In order to dominate a target market, you must know what your competitors are doing. Your 3-step plan should be the following: i) Copy the competition, neutralizing any competitive edge they have over you. ii) Establish a competitive edge that is cheaper (or offers more value), quicker or more comprehensive than the competition is offering. iii) Promote this competitive edge in all your marketing as a unique value proposition for your customers. 6. Remain flexible Be prepared to adjust your marketing plan as new opportunities and challenges arise. Challenge yourself to find effective marketing solutions for your different distribution channels. Remain entrepreneurial at all times. 7. Persevere If you give up too soon, you may

fall short of the great success for which your business was destined. Remember that your marketing must be ongoing – a once off does not work. Break your marketing down into offline and online marketing and develop a roll-out strategy for both. 8. Bonus point - be quick! Speed is essential in turning things around, but so is taking action. The speed and completeness of your implementation will be the difference between being a competitor in your target market versus being a market leader. cooters are a fashionable and reliable way to get around. Whether you are going down the road to visit friends or to your corner shop, a scooter makes every journey fun. Jonway manufactures reasonable scooters at affordable prices. With over 10 years in the industry, there are plenty of models to choose from. The striking red and black Jonway Galaktika 125cc is a stylish ride. The GY7 engine offers drivers a maximum power of 6.55Kw with a torque of 8.62Nm. This scooter will take you where you want to go with a top speed of 90km/h and a cruising speed of 65-80 km/h. With its electronic starting system, it is easy to get going too. Its wave disc brakes ensure that this model has an outstanding stopping performance. Riders can cruise along to their favourite tunes with the

standard MP3 and radio feature. The suspension of South African models has been adjusted to accommodate the road conditions in our country. Available with a pretty pink or bold blue frame the Gomoto Activa 125cc is perfect for younger riders. Its compact design and light frame make it an excellent choice. Although the Gomoto Activa is a smaller model, it still has an excellent performance. The GY6 delivers 6.03 Kw of power with a torque of 8.3Nm. It has a maximum speed of 90 km/h with a cruising speed of 6075km/h. The electric start system and automatic transmission are convenient features of this model. Not only does the Gomoto Activa come with an affordable price tag, it also has a cost effective fuel consumption of 2.48 litres/100km at 70km/h.

RENAULT CLIO GT-LINE SPORTY DESIGN, SEDUCTIVE STYLING: inside and out

“So gorgeous, it makes you want to eat it,” … Laurens

van der Acker, head designer at Renault. Style by design, Clio GT-Line is the embodiment of Renault’s new design rebirth which is distinctive, sensuous and seductive. Modern, welcoming and ergonomic on the inside, the on-board look, feel and experience is as important as GT-Line’s exterior good looks. Designed to complement the exterior styling and with finely appointed details throughout the cabin, Clio GT-Line’s stylish yet sporty interior inspires strength and confidence while combining beauty with functionality. The Clio GT-Line comes kitted out with plush, high-tech materials and the combination of the glossy black and chrome detail serves to underpin the interior’s impressive good looks. Well-proportioned and warmly styled, inside and out, makes Clio GTLine the kind of car that one wants to get up close and personal with. SMART TECHNOLOGIES: An integrated and intuitive

multimedia system inclusive of navigation, MediaNav® is practical, simple and super smart. transmissions and four specification level choices. The most affordable Jazz will be the 1.2 Trend, offered with a manual gearbox, followed by the Jazz 1.2 Comfort, which is available with a choice of manual or CVT transmission. “The arrival of the all-new Honda Jazz is a milestone event for the South African market,” says Graham Eagle, Honda Motor Southern Africa’s director of operations. “The Jazz already enjoys an enviable reputation for flexibility, safety, efficiency and quality. However, this third-generation model sets new benchmarks across the board.” Despite its sporty compact dimensions, the new Jazz employs a longer wheelbase and intelligent packaging to create a more spacious, more inviting cabin that also delivers further enhanced levels of versatility and flexibility.
