I

had a wonderful and unexpected reunion with an old friend last week. I was at the radio station at the Lifestyle Centre getting ready for the Afternoon Drive Show when our studio manager, Danielle Fisher, spotted Johnny Clegg outside the studio.

I hadn’t seen him since his big show at the Playhouse in Durban a few years back so it was great to reconnect. He was staying in Ballito because he was booked to perform at the International Aids Convention in Durban, so we agreed to meet for breakfast at Zara’s on Thursday morning. It was interesting to hear how the music industry has changed of late. The digital download phenomenon has all but killed the recording industry and the only way artists are making money these days is from live performances and the sale of merchandise. But even live performances have been scaled down to make them viable. In the past Johnny toured the USA with an entourage of fifteen. Now they are touring with fewer than half that number and everyone has to double up and perform various functions to make it work. He has recently returned from a concert tour of the USA and Canada

with his eldest son, Jesse, who has become a formidable talent in his own right. This was, he tells me, the best bonding road trip ever, working and living in close proximity to the son for whom he wrote the hit song “Cruel Crazy Beautiful World”, ironically undergoing a revival in the form of a 2016 remix by Australian Deejay, Chris Sen. It was wonderful shooting the breeze and enjoying memories from earlier times – he reminded me how he managed a chicken farm in Knoppieslaagte (even though he knew nothing about chickens) while he was studying for his Master’s degree - we were contemporaries at Wits in the seventies and early eighties. There were other reminiscences too, some of them rather sad, but then, no one lives forever. Ironically later on that same morning I attended the memorial service of another dear friend. Rod Briggs was one of the most colourful of the dramatis personae in the story of my life thus far. We met in a bar in the seventies – I was paying my way through varsity as a pub singer and he was one of the very few patrons that bothered to listen in that packed posh after-work watering hole at the Rand International Hotel in Johannesburg and we became good friends. Over the years the dynamics of our lives changed many times and we lost touch for ages but reconnected in Ballito. Rod was larger than life both literally and figuratively and had a formidable intellect that was both awe inspiring and intimidating. He loved life and lived it to the full, sharing wisdom and a philosophy that made

sense of the random chaos of it all. He wrote beautifully…and contributed some of the most intelligent and inspiring articles to this publication that we have ever published. His passing has left a giant void in the lives of all who knew and loved him and our hearts go out to his wife, Fiona and the family he loved so much. On Thursday evening we attended the launch of the new Jaguar F-Pace at SMD. The SMD Group showrooms are home to Jaguar /Land Rover, Ballito Ford and exciting luxury motoring marques, supercars like Ferrari, Lamborghini, Bentley, Rolls Royce and other top exotics. It’s a fabulous setting, complete with coffee shop, boutiques and high performance simulators and with Radio Life & Style now streaming through the entire establishment this is the place to be if you love the world of motoring. The F-Pace is Jaguar’s first venture into the SUV market and is comfortably now one of the most exciting vehicles on the road. The launch in Ballito was a great success and there are two derivatives of the F-Pace on show to the public at the SMD showrooms. I think it would look super emblazoned with Life & Style livery… well, it doesn’t hurt to think big… Welcome to another edition of Life & Style, also online www.lifeandstyle.fm

INCE 2015 the South African property market has seen a change from a Sellers’ Market (shortage of properties for sale) to a Buyers’ Market (reluctant buyers and a bigger choice of properties for sale)

Tips to help you when selling your property in a Buyers’ Market. PICK YOUR AGENT CAREFULLY: Smart sellers should be aware that there is a HUGE difference between agents operating in the property sales market. Since joining the real estate profession 16 years ago, much good has happened in the property industry, with prescribed qualifications needed to obtain a legal licence to operate; many of the “fly-by-night” operators have left the industry. However, you still need to assure that your agent is fully trained and qualified to be handling the sale of your biggest asset. In all industries the 20/80 rule is the norm, but you may be surprised that in the property industry only 7% of estate agents conclude property sales. This leaves 93% of agent’s out there that may be the cause of great disappointment to you. How do you go about finding that agent? By understanding what the most important tasks are your estate agent should be doing for you. 1. CORRECT PRICING: Exceptional agents will avoid giving in to the temptation to say that what will make the seller happy. They will use their training and understanding of the market to present you with a comparable and market related appraisal. Pricing your property too high may result in selling for much less than the qualified agent’s original price. Ask your agent to supply you with a wellresearched CMA – Comparative Market Analysis. 2. MARKETING PLAN: Your chosen agent should market the heck out of the property. Great photos and excellent marketing is another factor you should be looking out for. It is appalling what some agents post on the web. Your property should be presented at its very best. Your agent should be using every avenue to “put your property out there” using every platform available. Investing not in the cheapest, but the best agent will reap substantial benefits. The saying:” You get what you pay for” has never been more true. 3. COMMUNICATION: As a seller you should always be informed as to what is going on with the sale of your property. So many

agents only check back with you once they have an offer to present to you. Even when no offers are forthcoming, you as seller should be kept informed, as no activity indicates that buyers are “passing your property by”. A good agent should report all news, good or bad to you so that you may make informed decisions regarding the price, condition as well as market conditions.

4. CONFIRM THAT YOUR BUYER IS QUALIFIED: A good agent will qualify all his buyers to avoid disappointment. Not only can you be tied up with a nonpreforming buyer, but serious buyers are hindered in making you a good offer. 5. UNDERSTAND ALL CLAUSES IN THE CONTRACT. Be wary not to tie yourself contractually in a sale agreement without understanding the contents thereof. Should you receive an offer subject to the buyer selling his property first, always make sure that you have an “out clause” clause in your contract. This will give you the right to continue to market your property and in the event of a better offer, your first offer then has a limited time (7 to 10 days) to honour his first offer. That way you will not lose out on a better second offer. 6. NEGOTIATE THE TERMS: The best agents will go out of their way to fight for the best terms and conditions for their sellers. As the seller find the agent who will negotiate with your best interest in mind. 7. SELLER DECLARATION: Declare all defects regarding your property. Good agents will make very sure that they are well informed about all the good and bad of your home and protecting you from any problems concerning the Consumer Protection Act .

• Honesty above all. • Professionalism. From the way they dress to their manners, your agent must represent you and your property in a manner that is an extension of yourself. • Good communication skills • Strong negotiator • Creative marketer – remember that you do not want an agent doing the bare minimum. Ask for their Marketing plan. Exceptional company and personal reputation – are the agent and the firm leaders in the industry? READING – THE TINA COWLEY BALLITO WAY

INA COWLEY developed the unique “Cowley technology” assisted reading methods to overcome her own son’s reading problem. Her research revealed that reading dysfunction that had in the past stigmatized many children in the education system as backward.

Use a moisturizing facial mask to replenish moisture lost throughout the day.

2. Turn down the heater

It’s a beauty catch 22, but overheating a cold home will worsen dry skin problems,

so experiment with different settings on your heater to find the right temperature for both you and your skin.

3. Moisturize in the shower

Moisturize throughout the day, but try using body lotion even before you’ve left the shower, right after rinsing soap or body wash. It will help lock in some extra moisture. Rinse off and pat dry.

4. Watch the shower temp

Hot showers feel great in winter, but they wreak havoc on dry skin. Try a lukewarm shower instead, then pat your skin dry with a towel. Apply moisturizer (again) as soon as you step out of the shower.

5. Don’t blow it

If you’re already dealing with dry, brittle hair, resist the urge to reach for the hair dryer. It’ll only make things worse. Dry and style your hair with a towel, and if you still use a dryer, time yourself and try to use it a little less.

6. Pucker up

Chapped lips can be a big problem in winter. The air dries out my lips, which makes me lick them, which makes them chap even worse! Use a lip balm with at least SPF 15 and preferably one with antiseptic agents to aid in healing. Some lip balm products are made with tea tree oil, which helps heal painful cracks. I also like lip balms with phenol, beeswax, aloe, vitamin E and essential oils.

o take Life & Style HQ, an elderly rather plain house in Stella Road, Ballito, and renovate it on a limited budget to increase the value in both lifestyle and property terms by using a network of local professionals and their suppliers. We call them, The Renovation Dream Team, each selected on merit and how well they work as a team to bring the project in on time and on budget.

The house was professionally valued before the project and the same property professional will return to do a second appraisal after the renovation. Will the project be a success or will we have horribly overcapitalised? You be the judge.

Over the past two weeks CHAPMAN BUILDERS have stripped the top floor of the house, demolishing walls, moving doorways, lifting tiles and stripping the kitchen, guest toilet and en-suite bathroom to main bedroom. EASY SKIPS has been extremely busy and as we are still working from the property, we have been impressed at how the rubble and dust has been kept to a minimum with rapid removal and replacement of the skip. The trades have been fantastic, working alongside to get the pipework and electrical conduit chased and set. ATOM GAS is responsible for the gas installation that will terminate at the hob in the centre of the kitchen so the pipe work has to be meticulous – and, so far it is! OHMS ELECTRICAL has been on point, chasing walls for the re-routing of cables, relocating plug points. They are working off detailed plans drawn by NEOSPACE ARCHITECTS who have interpreted the décor and design brief from REFRESHED DESIGNS who have reconceptualised the space, opening up the area and creating a flow onto a first floor deck to maximise the sea view and open air living. The design also calls for the stripping away of ceiling boards to create volume by exposing the rafters in the main entertainment areas. We think this is brilliant and …on paper…it looks wonderful but… will it work in practice? Watch this space. PLUMBING KZN has undertaken the re-plumbing of the building and have entirely reconfigured the upper storey according to the new plans. Richmond Plumbing has supplied some really top-end fixtures, fittings and furniture and they have saved a significant amount of space by fitting concealed cisterns in the walls. We can’t wait to see the end result. DESIGNER WOODEN DOORS AND WINDOWS have supplied the new windows and doors that are in the process of being installed…see how this goes in the next issue. So far work has progressed steadily and we are four weeks in to the twelve week project. With most of the wet work completed at this stage what comes next is sure to be exciting. Watch this space…

HE Jeep Wrangler is a throwback to the brand’s earliest days as a military supplier. Whether by chance or by design, the purpose-build off-roader has endured decades and has become one of the brand’s best-selling vehicles. There are few things on the road that look

Jeep has managed to keep this model’s authenticity not just by preserving its ability, but in maintaining all sorts of details that you might not have otherwise thought could carry over to the present day. The door hinges are still exposed, attached to flat sheet metal that pointedly avoids mass-market appeal. And you can still completely remove its top and doors and flip down the windshield. Jeep is proud to say that the Wrangler Unlimited is the only four-door convertible SUV, which is admittedly a small market.

The 2016 Wrangler remains a bit crude, but considering where it came from, and where it can take you, the Wrangler is now liveable, thanks to vital changes made over the past few model years. A few years ago, the Wrangler gained some serious hardware upgrades—in the form of Chrysler’s latest 3.6-liter V-6, plus a new (well, a sturdy Mercedes-Benz hand-me-down) 5-speed automatic. A 6-speed manual is still offered, too, but the V-6 and automatic combination are a smooth, willing pair, capable of dashing to 100kmph in a much faster 8.4 seconds for the Wrangler Unlimited, or 7.7 seconds for the twodoor model. There’s surprisingly strong passing pep, and revs are kept low. Dull, but sturdy recirculating-ball steering gear is one point to criticize if you tend to keep to streets and highways, and the ride quality still isn’t great. If you head to the trail—and just about any trail, with the Wrangler—the sacrifices might feel well worth it. The tough body-on-frame chassis and solid

front and rear axles that established the Wrangler as one of the most capable off-road SUVs on the market continues to wow, with lots of clearance, a rugged underbody with protective skid plates, and terrific boulder-scrambling prowess. The new Wrangler is more refined now, and it’s a dramatic transformation. The Wrangler has shed its cheap, plastic roots in favour of a modern instrument panel that is curvy and upright, with soft-touch materials in a few, key areas. Don’t be fooled: even the new Wranglers can be hosed down after a raucous ride outside. Over the past couple of years Jeep has introduced a host of improvements to cut noise and vibration, and anyone with experience in older models will find the new Wrangler far quieter inside. It’s more tolerable for commuters than it used to be, for sure. There’s a little more gear whine and road noise if you opt for the manual transmission, but considering the sharp-edged exterior there’s not all that much wind noise, even at 120kmph.
