Here are some thoughts to get you going. 1. You are not the centre of the

Of course, the number of your critics will increase but this will be a sign of success. 5. In order to receive, you must give One of the quickest paths to unhappiness is hoarding. It is hard to give away the things we value. But if we hoard, the thing we cherish will lose its value and will instead become a burden. So, lighten your load. Give of your resources, time, and self. First things First: After your decision to sell, and once you have established your reasons and timeframe when to move, it is time to look at how to go about it as painlessly as possible.

Sellers Remorse: Now that you have received an offer to purchase, do you accept it outright? If there is one thing that cannot be stressed enough, it is the fact that neither you nor the agent is responsible for the price offered for your property. The price the buyer brings to the table, and that you, the seller agrees to, is the true market value of your property. I have seen so many sellers regretting the fact that they have not accepted the first offer they have received - In retrospect that was their best offer. Accept the reality and get ready to move on.

I have signed the agreement, what happens now? I fondly remember an incident where a fellow agent once sold a property to a Russian investor. The day after the documents were signed and handed to the conveyancer, he insisted on the keys and wanted to move in immediately. Unfortunately the transferring process can take up to three or more months, and patience will be required.

The Conveyancing Process Simplified: •The Transferring Conveyancer receives the Offer to Purchase and calls for the title deed of the property. ( Attorney 1) •The current bondholder (Bank) advises on the amount required to settle the existing bond. The bank instructs an attorney to attend to the

cancellation of the existing bond. (Attorney 2) •If the buyer is using a bond to purchase the property, an attorney will be instructed by the bank to register the new bond.(Attorney 3) •The buyer pays the deposit and transfer costs into the Trust Account of the conveyancer (Attorney 1) •The Conveyancer draws up documents and calls both seller and buyer to sign the transfer documents •Guarantees for the balance of the price are issued by the bank who granted the bond (Attorney 3) •Municipal rates/ levies are paid up in advance •Certificates – Electrical/ Entomologist/ Gas and Electrical fences are called for •All conveyancers Attorney’s 1, 2 and 3) collaborate and all documents get lodged at the Deeds Office. Often with a fourth attorney ( Correspondent attorney near the Deeds Office in Pietermaritzburg ) •About 7 to 10 days pass before the registration takes place. •The conveyancer does the final disbursements, pay’s the agents commission, settles loans and bonds and pays all costs to electricians/ entomologists and others •The nett proceeds of the sale are paid over to the seller.

Who Pays for What? The Seller: •The agents commission inclusive of VAT. •Penalty Bond Interest. Three months’ notice must be given to the bank to cancel the sellers existing bond. This equates to approximately on month’s bond instalment for each completed month of notice not given or pro rata thereof. •Bond Cancellation Fee: If the property has been bonded you pay between R2000/R2500. It applies even if the bond has a nil balance. •Rates and Services: Any arrears, current amounts owing and a 120 day advance collection amount. •Levies owed to Body Corporate or Home Owners Association. •Any repairs agreed to in the contract •Certificates: Electrical Beetle (If applicable) Plumbing (If applicable) Gas Installation (If applicable) Electrical Fence (If applicable) (Approximately R2500 if no repairs necessary.) •Other: Financial undertakings by the Seller Bridging finance for the seller SARS directive – (withholding tax scenario)

WHAT the Buyer pays for: Transfer costs:

Transfer Duty – payable to the conveyancers (Attorney 1 ) approximately one month before transfer. If the Seller is a VAT registered and the property forms part of a VAT-able enterprise. The Purchase price will either be recorded in the contract as inclusive or exclusive of VAT. The buyers cost may include the cost to obtaining Home Owners Associations consent to transfer. Rates clearance certificate. Levy clearance certificate. Bond cost: if registering a new bond Occupational Rental: If the buyer moves in before transfer. It is important to always stipulate an amount in the Sale Agreement even if

uring my fifteen years as an Estate Agent selling property in Ballito, I have found that many people do not understand the complete process of selling their property. They may have a good idea about some aspects such as the presentation of their home but often times feel ‘lost’ once they have accepted an offer to purchase their property. It is during the last stages that they often discover that all is not going the way they have thought it would. With this in mind, I would like to offer some basic tips to warn sellers of some pitfalls they were not aware of, and that the agent may not have communicated to them.

Scottish Folklore - The Haggis In the Highlands of Scotland, a hairy, nocturnal creature, no bigger than a grouse, scuttles around the mountains and hills. Hunters have been searching for the highly elusive Wild Haggis for centuries, but only the most skilled trackers and trappers can catch the source of the country's (in)famous national dish. The wild haggis is a shaggy, four-legged mammal with one set of legs longer than the other. While this feature allows the animal to quickly tromp around the steep mountains and hillsides of its natural habitat, it is a double-edged sword since it restricts the wild haggis to movement in just one direction. There are two varieties of haggis, one with a longer set of right legs that can only run counter-clockwise, and one with a longer set of left legs that can only run clockwise. They co-exist peacefully, but they cannot usually interbreed in the wild, since a male of one variety must turn to face the same direction as a female of another variety in order to mount her. On the rare occasions that the male haggis is able to accomplish this incredible balancing act, the offspring produced are so unstable that they often tumble helplessly down the hills and right into a hunter's net. There are many places in the Highlands that offer tourists a chance to search for the haggis but they rarely come out during the day, and to catch even just a glimpse of one is extremely lucky.

5 Things You SHOULD Do Before Bedtime Stephanie Wills - Lifestyle Health

W

hen it comes to getting a good night's rest, we are often told about all the things we shouldn't do... No caffeine, no electronic devices, no this, no that... But what about the things we SHOULD do!? Let's rather be positive and implement these 5 healthy sleep habits before bedtime.

Eat... The right things that is!

About 30mins before bedtime, have a small snack made up of a healthy fat (F) and a good carb (C). An FC snack helps stabilise blood sugar levels and supports metabolism; helping you fall and stay asleep, heal, and even burn fat. Protein can interfere with sleep, so rather eat your last protein meal earlier in the evening (about 3 hours prior to bedtime). Examples of sleep-friendly FC snacks are; • a bowl of berries and heavy cream/ double cream yoghurt • carrots and guacamole • apple slices and almond butter • mashed avocado, cacao and banana pudding • sweet potato with coconut oil and cinnamon As a rule, stick to a couple tablespoons (or half an avocado) for fat, and a half cup (or half banana/half sweet potato) for carb.

Write... To declutter your mind

Keep a journal beside your bed. When you feel your mind racing, simply jot down all your thoughts, 'to do' lists and worries, as well as any action steps or problem-solving strategies related to these. Then close the journal, put it on your nightstand and turn off the light! You can deal with everything in the morning.

Stretch... For just a few minutes.

Besides increasing your muscles' strength and flexibility, specific stretches promote relaxation, release muscular tension and help you have quality sleep. Yoga poses in particular, settle both mind and body. Begin with gentle twists, forward folds and hip openers (e.g. happy baby) then end with corpse pose (savasana). Useful tip: When you come in to corpse pose make sure you are on or very near to your bed! You'll very soon want to roll over and go to sleep.

Breathe... Intentionally.

While you are lying in savasana begin to practise Vital Breathing. This deep breathing technique involves inhaling for 1 count, holding the breath for 4 counts, then exhaling for 2 counts. What’s important is the ratio (1:4:2), not the actual number of counts. For example: If you inhale for 4 seconds, you would hold your breath for 16 seconds and then exhale for 8 seconds. Do 10 repetitions of this breathing exercise before you go to sleep. It even helps you fall back asleep if you wake during the night. Vital breathing is a powerful way to slow your heart rate, calm the central nervous system and increase oxygen in your bloodstream. Best of all, the effects are often instant, helping you fall asleep quickly and easily.

Your morning yoga practice will give you all the energy you need for the day and, like any form of exercise, reduces appetite so you won’t want a large meal after. The belief that sugar gives you energy is inaccurate and totally outmoded. It’s just a habit and you can kick it. Restaurant meals usually consist of a protein and a carb with a bit of leafy stuff on the side that’s probably recycled. This just gives us such an incorrect idea of what we are supposed to eat. Our bodies need the alkalizing, nourishing effects of green chlorophyll – rich foods. Life becomes so much simpler when rawer or lightly cooked food is eaten. It all boils down to a matter of self love and respect – look at the plate in front of you and ask yourself if you seriously want what’s on it in your blood stream. Then take off half and eat. If you just don’t have enough regard for

he Lifestyle Shopping Centre and Netcare Alberlito hospital was shaded in blue, by the Imbalito Hope College and Ballito Autism Centre of Excellence recently in an autism awareness campaign. This year marks the 9th annual light it up blue autism awareness campaign where more than 3000 iconic buildings and landmarks in over 50 countries on six continents turn their lights blue for world autism awareness. The Ballito Autism centre of excellence and Imbalito Hope College is at the forefront of raising awareness for autism on the North Coast.

Dr Basil Dhaniram, medical doctor and co – director of the college said, Autism is a lifelong complex condition that occurs as a result of disordered brain growth, structure and development. Autism is believed to stem from genetic predisposition triggered by environmental factors. Dr Dhaniram said that parents should consult a pediatrician

or their doctor if their children show signs of restricted repetitive behaviours, limited social interaction, and language development. The key challenge is early identification and diagnosis so that the child can begin the early intervention programme which is critical to a child making progress and living to potential. She said that children with autism can do excellently with academics and engage in life activities if given the correct support and interventions so it’s not a bad news story after all. Nirasha and Basil Dhaniram have a child with autism and this couple are mentors to other families and professionals who are overcoming the challenges of treating and parenting in the world of autism. Most bike shops will help you with a general bike setup which is pretty much your seat height and if you are lucky your handle bar position but bicycles are symmetrical, humans aren't. A stable and strong posture promotes balanced motion. Why do we need balanced motion? Imagine your one crank arm being longer than the other, or your left handle being further than your right. If your body moves asymmetrically, this could effectively be the case and can cause so many of the common cycling injuries. Unbalanced motion and poor posture stresses muscles and joints, causing injuries.This may lead you to a cycle of pain. The pain cycle of injury-pain-compensationadaptation creates a vicious cycle of poor posture, adaptive body motion, increased bio mechanical stress and premature degeneration. The pain cycle begins as a functional compensation, and over time progresses to a structural adaptation as the body learns to move in pain avoidance patterns. Some muscles become chronically tight and others weaken as injured tissues are avoided. Function, or how we do things, changes. Asymmetric posture and unbalanced or "trick" patterns of motion cause some ligaments to shorten and others to stretch as some joints stiffen and

others become unstable. Whether the cycle begins with unbalanced motion from injury or even habitual poor posture ( even too much time in seated and stretched position on bike), the body compensates for pain by moving differently, compensating and adapting in an ever worsening cycle of poor posture, poor balance, and increased biomechanical stress. Focused posture exercise may help break the pain cycle with a virtuous cycle of balanced motion. A motion cycle of strong, stable posture and balanced, flexible motion is the solution for the pain cycle's asymmetrical, compensatory poor posture and adaptive body motion patterns. When joints are unlocked to move freely and muscles trained to stabilize through a full range of motion, weak muscles strengthen, adaptively tight muscles stretch, and ligaments adapt in a virtuous cycle of motion. The body moves in a chain of motion, also known as a kinetic chain. If you think of a bicycle chain and how it moves over a chain ring to drive your bicycle, you can understand how important it is that each link moves freely to ensure that your drive chain doesn't slip, works efficiently and doesn't cause early wear on your chain rings and cassette. The same can be said for these kinetic chains of motion. Just one single stiff link or joints affects the entire chain and how it works and wears.

A

sa freediver, I get asked a lot why I would bother so much with breathing, when its actually the opposite state that we are more concerned with… but the truth is… the lead up to the best breath hold or static is marked by very considered and deep breathing. We become intricately interested in breath in order to lose it…

As a yogi, I know we learn of pranayama (this is from the Sanskrit word prana meaning life force or vital energy and ayama meaning to extend or draw out). But the more that you delve into the mechanics of breathing, the control that is required to make the inhalations and exhalations; I learnt the effects of a fast breath on my body. I also learnt of the effects of a slow breath… in my opinion the only way to learn and understand is to do… and feel… and compute the changes or effects. Where ever you are right now, take a moment to breathe very rapidly for 10 seconds (this is basically hyperventilating). Stop breathing and close your eyes and truly FEEL your body. Your heart is no doubt thumping away and you are feeling worked up? To be honest, its not a great feeling… but this is what we do when we are stressed and afraid… and our breathing makes the entire situation worse. So, we know the heart raises when we breathe fast… so it stands to reason the heart slows and the mind stills when we breathe slowly. But unfortunately since birth… we have been breathing in our very own unconscious, shallow,

rapid breathing, with no thought to the effects on our minds and bodies. Don’t take it too personally, most people are only breathing with about 40% of their lung capacity. But hopefully if you are reading this, you will stop and consider your breath. It’s totally human to be taking your breathing for granted… but with your awareness and your decision to break this really bad habit, you can change the way your body looks and feels… not to mention your mind. The benefits of mindful breathing is really far reaching… practising the proper techniques of breathing will make you more aware of your breath, thus making the benefits physical as well as mental and spiritual. Some of the most common benefits found are… • Improvement in the rate of breathing – opens and cleans the lungs • Reduction in the heart rate as well and the wear and tear of the heart • Helping the body get rid of excessive fat and weight • Curing problems that are related to the digestive system • Enhancing the functioning of several organs, which include the kidneys, pancreas, intestines, diaphragm, lungs and the heart • Removing the toxins within the body • Preventing various diseases by strengthening the immune system • Getting rid of negative emotions like depression anger arrogance greed and so on… • Improving the circulation of blood throughout the body

• Reducing blood pressure by relaxing the body and soothing the nerves It’s really fascinating and fun when you start to participate in the most important action in your world… did you know that we do not breathe through the same nostril all day? Right now you are either favouring your left nostril or your right nostril. Close your eyes again and try to feel which one is the chosen one right now. The left nostril is for calming and cooling and the right nostril is for firing and energy. Your nose is exceptionally clever, and just by practising a few rounds of alternate nostril breathing a few minutes each day, you can help restore imbalances in your brain, improve sleep, calm your emotional state, boost your thinking and calm your nervous system. When breathing is restricted and shallow your body does not feel safe. Muscles tense, chest tightens, jaw clenches and you begin to under breathe. The mind becomes anxious, thoughts race. Know this. Your breathing is your medicine. Deepen, slow and relax your breath. Your body and mind will soon follow. Who Run’s This Town?

Mike Charles laces up his running shoes and hits the streets looking for the answer. I never saw the point of running as a recreational activity. Doing fifteen minutes on the treadmill was about all I could stomach before I got tricked by a family member into signing up for the Old Mutual Two Oceans Half-Marathon (that’s 21km of “fun”, in case you were wondering). There was no backing out: race day was looming and my pride was at stake here. Suddenly I found myself with a goal to work towards, and that was all the motivation I needed to get off my butt and out on the early morning streets of Ballito… running… eish. Together with my race partner (my mom), I set started getting serious about putting one foot in front of the other. Step 1: Find a Club I had often heard tales of the Dolphin Coast Striders Running Club and the legendary characters that make up the running pack. Characters like Barry “The Boss” Holland who captains the club and has run more Comrades Marathons than most people have had hot meals (he holds the joint record for the most consecutive Comrades Marathons, with this year promising to be his 43rd consecutive race). Far from being a cliquey group of fitness snobs, we found the group to be nothing but warm and welcoming. Regular Wednesday

after-work time trials at the club became a weekly ritual for us, and early morning training sessions led by “The Boss” gave us a mental edge that we carried through to race day.

I had started running in seriously worn “tekkies” and wasn’t doing myself any favours… my feet and legs were taking strain from poor support. Dave is seriously passionate about running and his knowledge and experience when it comes to selecting the correct footwear is unrivalled. After Dave kitted my mom and me out our training progress soared… we left our old shoes in the dust. that, a supplement to what the user is already consuming in their daily meal plan. Not everyone needs to be on supplements. This is dependant entirely on your lifestyle, eating habits and goals. Generally customers enter my store and make a bee line for the supplement shelf, then ask what supplements they should be taking, which is literally putting the cart before the horse. Typically the starting point should be the consumer’s eating habits and then an analysis to evaluate whether or not there is a need for supplementation or rather just a balanced eating plan. With Comrades not too far away, runners will be asking the question “Do I need supplements?” The short answer is, look at your diet and then calculate how many kilometres or hours you’re spending on the road. That would be the first indicator of whether or not you require more calories. Then ask yourself if you are recovering well enough from one run to the next? Do you feel dehydrated or run down? This could signal that carbohydrates are not being replenished fast enough and perhaps not in the correct timeframe or quantity.
