KZN’S FAVOURITE READ

from the Editor

A

s a former specialist television producer I tend to keep a bit of a watching brief on the fast-collapsing SABC TV Empire like some people keep a Facebook eye on an old flame.

I joined the Corporation armed with an honours degree from Wits and a bagful of dreams. I started at the bottom of the television production ladder as a floor manager and worked my way up through the ranks, learning from some of the best in the trade. And we made good television, despite the limitations of cultural and sporting boycotts and a paranoid political oversight that made it tougher than you could ever imagine. And when I watched Nelson Mandela taking his first ceremonial steps as a free man and the jubilation that followed as South Africa re-entered the international sporting arena and won the Rugby World Cup and the CAF Cup shortly thereafter, I thought we were on the verge of a fabulous future from a professional broadcasting perspective. But the Winds of Change blew fast and furious, clearing the corridors of the SABC to make way for a new dark age of broadcasting. The SABC has been hit by a viewership collapse since Hlaudi Motsoeneng, controversial operations chief of the SABC, ordered a cut-back to international TV content, and they are experiencing huge losses in terms of advertising revenue. Motsoeneng, a man who lied about his qualifications for the job – he has no matric - and was described in an audit by Deloitte & Touche, as a “semi-literate journalist, inexperienced and not able to communicate in English”, earns around R2.4 million a year. But wait…it gets better. Now the SABC’s acting CEO, James

Aguma, wants to pay Hlaudi Motsoeneng a bonus for negotiating what is seen as a questionable deal between the SABC and MultiChoice – three years ago. Although industry insiders claim the SABC is being grossly underpaid, Aguma’s letter says: ‘The SABC owes the COO compensation for the success of the existing contract including the Encore channel that amounts to several millions of rand.’ There is obviously something rotten in the state of Denmark, to coin a phrase, and many people are now refusing to pay the SABC for their TV licences, claiming that they no longer watch television. But they are discovering a frightening reality – once you are on the hook, it’s almost impossible to escape. And professional debt collectors are now permanently on the case. A TV licence does not “lapse” and isn’t “cancelled automatically” if payment is discontinued – prescribed obligations have to be complied with and hard to come by documentation completed to have a television licence cancelled. Your debt continues to add up with penalties and interest added annually. You may not realise it until you are traced through banking or identity records. Then, you have a real problem. If a licensed TV set has been sold or donated as a gift, the SABC requires the new owner’s particulars; If the set has been stolen, the date of the theft and the name of the police station to which the theft was reported are needed, as well as the case number; If it has been repossessed, documentary proof in the form of a repossession letter from a dealer must be provided; If a TV set has broken down, confirmation that the set is permanently out of order is required – also by way of an affidavit; and A licence will not be cancelled while money is outstanding on an account. All arrears, applicable penalties and a fine become payable if you are found in

possession of a TV set after your licence has been cancelled. The official form required by the SABC to legally cancel your TV licence is not widely available, but for your convenience you will find it on our website www.lifeandstyle.fm Apparently you can happily continue to enjoy good entertainment on a decommissioned set using it to connect to the internet for subscription channels like Netflix – but I suggest you get legal advice to confirm this. Welcome to another edition of Life & Style – information and entertainment that really is free – in print, on air and online.

TENANT: Payments Tenants are privileged users / occupants of properties not owned by them. For this they are required to pay an agreed rental deposit, other management fees and a monthly rental payment. These payments are expected to be made timeously and in full. Most legal agreements and good management agencies have contracts in place to take care of these matters. Rentalsdotcom Dolphin Coast takes great pride in all their legal

documentation and selection processes to obtain the best properties for their tenants and the best tenants for their landlords.

Maintenance

The tenant can be held liable for the repairs or replacement of property when damages were caused by the action of the tenant or when there are items that have a short life span which he has had the usage of: Here are a few common examples: • Blocked drains caused by what the tenant has flushed down the drains • Carpet stains • Marks, stains and pin holes on walls •Light bulbs •Fuses •Ovens (unless caused by a problem with stove or electrical system) •Tap washers •Repairs to appliances - if the damage was caused by the deliberate actions or neglect of the tenant. •Dirty and badly maintained swimming pool •Badly maintained gardens It is expected of the Tenant to report all new damage to the property to the landlord or his agent to prevent further damage occurring.

ENTING pain free has always been the concern of both unhappy landlords as well as tenants. This mostly happens when payments are made late, or maintenance issues are not addressed. So often the question arises as to who is responsible for the maintenance of a rental property - the Landlord or the Tenant.

Sheffield Beach

3bed | 2bath | 2 garages

Awesome Apartment in Sheffield Manor Estate. Family Pet-Friendly Home in Seaward Estate.

LANDLORD:

All Landlords are responsible for fair wear and tear to their property. The landlord’s responsibility is seen as damage or loss to any item at the property which happens as a result of ordinary use and exposure over time: •Blockage of drains - caused by roots growing in the drain • When carpets are worn out • Electrical items • Servicing of air-conditioning units • Geyser repairs • Leaking roof • Burst pipes • Mould / damp • Rust

TIPS TO SUCCESSFUL RENTING:

1. Start out by using a reputable recognised rental agent with a legal licence to operate as a rental agent. Ask to see their Fidelity Fund Certificate issued annually by the Estate Agency Affairs Board.

Rentalsdotcom Dolphin Coast is proud to be fully compliant. 2. Did you know that only legally certified agents (FFC certification from the EAAB) may claim commission? 3. Make use of a legal rental agreement. The more clearly all the condition are written down and agreed to by all parties, the less chances there will be for disputes to arise in the future. 4. READ the contract and make sure you understand everything before you sign.

At Rentalsdotcom Dolphin Coast – the rental arm of Harcourts Dolphin Coast- we take pride in the management services we give to both our Landlords and Tenants. We follow a strict regime and work ethic when taking on any property for rental and management so that both parties can enjoy a pain-free experience. We pride ourselves on the “clean” rental book we manage.

I’M SITTING ON THE TOP OF KILIMANJARO! When you kneel down, life is like a mountain, but when you stand up the world is at your feet (Kim Phuc) NATASHA BARNES

S

EVEN adventurers from Ballito are about to set off to climb the highest mountain in Africa – Kilimanjaro. With the looming September departure date, this group of ordinary people are preparing for one of the most challenging events of their lives.

Many have asked the question why and I suppose the answer is best left to those moments in thought as we wind our way up the well beaten path, taking in the majestic snow covered peak as so many have done before us offering up the answer and opportunity to ordinary people attempting something extraordinary. Our great Nelson once said, after every hill there is another– and I am sure we will remember this as we wind our way from Machame Gate at 1490m to our firsts nights’ accommodation at 2980m. The temperature drops 2C for every 1000m we climb and by night one, we will be in thermals no doubt. As much as we think we are prepared, sleeping in a small tent on a thin mat on hard ground the ground will definitely be a challenge. But sunrise will hopefully cheer us up as we set off for our higher camps, “pole pole” (slowly, slowy in Swahili) the porters and guides will shout as we walk ever so carefully to the next milestone. The altitude will start to take effect and if your head is going to hurt, it will start happening around day two, many will be questioning if this was indeed was good idea- hopefully that thought will only last until the next amazing viewpoint to reminded us why we are here. Climbing Kilimanjaro these days is big business, the mountain provides work for countless villagers living on its fringe. Our little group of 11, will have 5 guides, a head cook, two assistant cooks and 40 porters to carry our gear. Most of these we will never see, they will run up and down the mountain bringing fresh water and taking away our rubbish each day. Others will go ahead and set up our tents, boil our water and cook our food.

On the last evening before we summit, we will camp at Barafu Camp, comparatively speaking a mild 4550m. In peak season you can find up to 400 trekkers huddled together. I can only anticipate the anxiety in camp– the guides will wake us up at 10pm, although I hardly believe we will have any rest. Once assembled, we will start the ascent in the dark, head torches on bright, one foot in front of the other as we wind our way up the path. It will be cold, possibly -18C, it may

then Nelson’s words will once again ring true, “after every hill there is another” and although we may find this challenging and disheartening, finally after who

snow. It will be slippery. The wind will howl. Our eyes will water and the tears will turn to ice. Our eyelashes may freeze. Our hands will be in two sets of gloves. And we will only have one thing in mind. Put one foot before the other and keep going. After some time we will step up to Stella point, at 5685m. We will assume that we have arrived, but

knows how many hours of climbing, we will step onto the highest point in Africa, Uhuru Peak, at 5895m. We will have our picture taken. We will smile and hug each other and all those hard earned steps will fade into memory as we descend, rapidly - already thinking of our next adventure.

What this essentially allows is for you to purchase more units per Rand while the market is suppressed and therefore benefit in the upswing. The longer the anaemic performance continues the more shares you will be able to accumulate. As to how much you will benefit from the upswing will largely be determined by the level of equity exposure in your portfolio. But what does it mean for the average investor? If you are in retirement and drawing down on Well, for those still in the accumulation phase capital to provide an income, your experience is the of their lives, volatility provides a nifty advantage opposite unfortunately. Any drop in prices means through something known as “rand cost averaging” which is surely one of the most powerful mechanisms you have to sell more ‘units’ to draw that same amount. The definition of Volatility is “a statistical measure of the dispersion of returns for a given security or market index”. In other words, how much a stock, index or even fund goes up or down by over a given period (usually a year).

What has compounded the uncertainty of investing currently is the ridiculously wide variance in fund performance between various fund managers. Currently, there is a difference of nearly 98% over the last year. Your read that right, 98%! One outlier came from the Investec stable delivering a whopping 87.91% over the last 12 months (admittedly on the back of a few years dismal performance and one or two large bets that paid in favour of the unexpected Brexit). The bottom performer (interestingly also a “value style” manager) was Contego B6 MET Value Equity Fund with a loss of 9.27% over the same period. Unlike the smooth sailing of the last 4 years, navigating these current turbulent waters has become increasingly difficult and leaves little doubt that investing in sound, professional advice may just be your best opportunity to reach your destination relatively unscathed.

THE RENOVATION DREAM TEAM PROGRESS REPORT.

TOP TIP FOR THIS ISSUE – CHECK THE BEAMS.

I

F the house you intend to renovate is one of the older buildings in the Ballito region, the chances are good that the roof trusses are well constructed using good timber beams that are bolted together. If, after a quick inspection, this proves to be the case, you may wish to consider exposing the beams and adding an attractive double volume dimension to the build.

IN PROGRESS The dining room and kitchen as they were and as they are at present – open plan adds a sense of space and light.

Modern roof trusses are less appealing, constructed as they invariably are using unattractive nail plates that hold together cheaper timber beams of less robust dimension. But even so, it is still worth considering going double volume by opening up the space if your budget will allow it. The roof trusses in our Stella Rd renovation were found to be in good shape and the design team decided that exposing them was going to add a lovely additional element to the renovation. While this is a labour intensive exercise, adding extra cost and an additional week to the build, the results are proving to be really worthwhile. With the original ceiling boards stripped away, the rafters were initially vacuumed to remove the years of dust that had accumulated on them. Some of the original bolts had rusted and it was decided to replace them with new ones. The plastic roofing membrane was found to be deteriorating so this was replaced before a layer of pink insulation material was installed. Because the space between the rafters was not strictly uniform, each ceiling board had to be individually cut to size – a time consuming and difficult exercise but the Chapman building team under the management of Ivan Kistin worked very well to get the job done. The tops of the exposed walls we beautifully profiled and the ceiling boards were skimmed to create a seamless finish. The results are astonishing, adding a sense of space and light that is a vast improvement to the space. And the renovation continues…watch this space.

ORTON motorcycles after a long period of time returns to the motorcycle world with an aggressive and impressive ride and stunned the world of motorcycle. They have been of the radar for few years and now they came back with an exciting speedy motorcycle. Though they have not yet publish the full specs of this monstrous looking motorcycle but we all hope that it will possess the same class and power like the old ones. It carries the same old vintage and classic design but it has been modified under the light of modern technical advancements and new technology in electronics.

Norton did play a vital role in the early years with the production of cafe racers and its legendary bikes. Norton’s earlier bikes possessed a great amount of power and was able to give a top speed of 160 kph and we are talking about the earlier 60’s. With the modern modifications and electronic system you can imagine the power they can produce now with the same old classy look. Norton Domiracer has won many great

awards in different motorcycle races and shows in the sixties. So, we are hoping that they could find their lost place again in the world of fast and furious motorcycles. They have stripped down the cafe racer and with the help of new technology and the same old design they have built a great machine for which riders are anxiously waiting. They have mixed the styling theme and has given a classic and modern touch together in this great looking ride. It probably will be a light weight motorcycle as you never saw much of the weight on old cafe racers. This ride also possess almost the same old style but the astonishing thing will be its new heart that we are waiting for. They will probably use the same old Brembo brake calipers on this bike. Norton always assembled the bikes very carefully in the past and sure this ride will possess the same quality of work by the engineers and technicians. Bikers are on their toes and waiting for the New Norton Domiracer so they can get it on its thumping engine on the streets.

DUCATTI XDIAVEL

D

UCATI and the new XDiavel was unveiled at the76th annual Sturgis Motorcycle Rally, the largest motorcycle rally in the USA and the world's renowned cruiser event. Dating back to 1938, the Sturgis Motorcycle Rally draws over half a million bikers from every corner of the globe, all like-minded enthusiasts looking to celebrate and share their passion.

Presented in 2016, the Ducati XDiavel brings two worlds together: the American cruiser world of high-torque at low RPM, foot-forward controls for long road trips, and the Ducati world of Italian style, refined engineering, unparalleled performance and adrenaline-fueled sports riding. The unmistakable look of the XDiavel, the recent winner of the Red Dot Design Award in 2016, now has an American design influence by Californian customizer Roland Sands. At Sturgis he'll be presenting - together with Ducati - his own interpretation of the Bologna-built cruiser. An exercise in pure style, this XDiavel-derived concept bike built by Roland Sands features a top-class finish and a design that reflects the strong personality of this celebrated Californian customizer. With a one-piece body fixed to the distinctive Ducati trellis frame, a 19" front wheel for a bold look, and a collection of billet aluminum details that deliver a unique result, this XDiavel has transformed into an even more decisive, radical sport-chopper cruiser that still retains its inimitable Ducati DNA. This special one-off build is indeed something of a logical evolution for Roland Sands who has always had a thing for the Ducati cruiser. In addition to the custom design XDiavel, Roland Sands Design has created an exclusive line of special accessories and components, featured in the Ducati Performance catalogue, and currently available at Ducati dealers.

SHARK WARNING … IS IT ALREADY TOO LATE? The study on great white sharks in SA has revealed about two-thirds of the population has been wiped out.

T

HE South African great white shark is heading for possible extinction, according to research by Stellenbosch University.

“The chances for their survival are even worse than what we previously thought,” the university’s Dr Sara Andreotti of the department of botany and zoology, warned. She is lead author of the study published in the journal, Marine Ecology Progress Series. It is the first of its kind conducted on great whites and shows there are between 353 to 522 such sharks left in South African waters. “The numbers in South Africa are extremely low. If the situation stays the same, South Africa’s great white sharks are heading for extinction.” The university said the findings were based on six years of fieldwork conducted at Gansbaai and along the country’s coastline. There are far fewer Great White sharks here than rhinos that receive far more attention, publicity and resources. But if the White sharks are lost, commercial fishing will almost certainly collapse as a result of the loss of the apex predator in the food chain and the subsequent population explosion of seals and other smaller predators of marine resources that would follow. “When looking at the number of adults counted with the photo

identification work, we have come to the conclusion that South Africa’s white sharks faced a rapid decline in the last generation and that their numbers might already be too low to ensure their survival,” Andreotti said. Shark Nets Shark nets and baited hooks were among the reasons behind the rapid decline. Other contributing factors were poaching, habitat encroachment, pollution, and depletion of their food sources. Between 1956 and 1976, the number of large sharks caught in KwaZulu-Natal’s shark-netting programme declined by over 99%. Between 1978 and 2008, approximately 1 063 white sharks were killed in shark protection measures, she said. The loss of such a predator would have a cascade of detrimental effects on the ecological stability of the marine environment. Urgent measures to stop the decline needed to be put in place. It is now apparent that without immediate intervention to remove shark nets, drumlines and other devices targeting sharks, the king of the ocean could be on the brink of extinction and with the apex predator gone, commercial fisheries would face almost certain collapse as a consequence.
