If you are depressed, you are living in the past. If you are anxious, you are living in the future. If you are at peace, you are living in the present. Lao Tzu I came across this quote recently and although there is some doubt as to its real origin, it made me stop for a moment to consider the message. I have become increasingly aware of the passage of time recently and I really do not know where the past ten years have gone. The next ten will probably go just as quickly, and if I am still breathing, I hope that I will be able to look back and smile at how things have panned out. By then, Jacob Zuma will have been confined to a cursory chapter in our history along with most of the other dramatis personae in the dreadful soapie that is currently playing in the theatre of life. I would imagine that the world as we know it will be a very different place. We will have seen some interesting developments on the North Coast and you really won’t recognise most of what we take for granted here right now. Some of the changes will undoubtedly be good for Brand Ballito, strengthening the local economy and adding value to our shared experience. But on the other hand…there will be some challenges going forward. Local events will to some degree be eclipsed by issues on a larger scale. If we continue on the present trajectory, there probably won’t be any free roaming rhino left to worry about, the Great White shark will have gone extinct and we will probably be running seriously short of fresh water. Global warming will continue to wreak havoc on weather patterns and there will most likely be an escalation of armed conflict across the planet. So…are you feeling anxious yet? No, well if our current rate of inflation is anything to go by, unless you have a serious bank balance or are earning a significant salary, you probably won’t be braaing much by 2026 because the price of beef steak will be in the region of R350 per kg and that’s a fairly conservative estimate. It’s just an indicator, and the projected cost of things like private education, health care, security and other necessities for the comfortable middle class, will be making things decidedly uncomfortable. But let’s not go down that rabbit hole… and let’s not look back either because I would hate to depress you.
So let’s look at where we are right now. Ballito is growing. Statistically one family moves into the area every day adding to the local economy and building the community. We have convenience on our doorstep – just minutes away from good healthcare, schools, shopping centres, restaurants and banking facilities. Cinemas are currently under construction adding to the mix. The sea and beaches are magnificent. There is easy access to action and adventure for those who love cycling, hiking, fishing, kayaking, motorcycling and plenty of wide open spaces to enjoy. We are close to the attractions of the mountains and the magic of wild reserves where the big five and countless lesser creatures roam free. We have our own radio station that plays the best music on the planet and we have Life & Style bringing you the latest in what’s hot and happening every fortnight. any things have changed since the year 1628, but I think we can all agree with the sentiment implied by this saying. In those ‘good old days’ a handshake often clinched the transaction, but today’s legislation can seem complicated and prolonged to both Buyers and Sellers once they have signed an Offer to Purchase.
HERE IS THE SIMPLIFIED VERSION OF THE CONVEYANCING PROCESS: (NB. There are many variables to these steps as each property transfer registration is unique) 1.An Agreement of Sale (Offer to Purchase) is signed by both the Buyer and the Seller and becomes a legally binding contract. 2. Private Individuals require the following FICA documents : Identity Document/Passport Current Proof of residential address Income Tax Reference on a SARS document Marriage certificate and Antenuptial Contract (Where one of the parties are part of a Company/ Trust or Close Corporation further documents will be required which I will not elaborate on here, as the conveyancer or estate agent will request) 3. The nominated Conveyancer receives the instruction to proceed with the transfer and calls for the Title Deed of the property. 4. Where there is a bond over the property, the conveyancing attorney finds out the amount required to settle the full bond, and the bank instructs an attorney to attend to the cancellation of the bond. 5. For a new bond (where the Buyer requires a bond to purchase), an attorney is instructed by the bank to register a new bond over the property once it is transferred. 6. The Buyer pays the deposit (if any) as well as the transfer and all other costs (as per a Pro Forma account) to the Conveyancer. 7. The conveyancer drafts the transfer documents once the full purchase price is secured and/or the bond is approved. 8. Both the Buyer and the Seller are called to sign the transfer documents 9. All guarantees and the balance of the purchase price are called for from
the bank who granted the Buyer the bond. 10. The conveyancer applies for the rates certificates, transfer duty receipt and levy clearance certificates. 11. The conveyancer issues a guarantee to the existing bond holder to settle the Sellers bond. The Seller signs a consent form to cancel his existing bond. 12. The Seller provides the conveyancer with the required certificates for: electrical, woodborer, electrical fence and gas compliance. Here Harcourts Dolphin Coast assists all our sellers by overseeing the issuing of such certificates. 13. The conveyancer pays the municipal rates and levies as well as the transfer duty, which were included in the Pro Forma account paid by the Buyer. 14. Once all the required bond documents, transfer documents and bond cancellation documents have been received, all the conveyancers collaborate and the completed file is handed over to lodging agents (more attorneys) for lodgement in the Deeds office. 15. Between seven to fourteen working days can pass before the final registration of transfer is completed. 16. The final accounting is done, loans are settled, costs paid and the proceeds of the sale is paid over to the seller. Only then can the Buyer take ownership of the property and ‘pop’ the champagne to celebrate. There are many variables to these steps and each transfer registration differs from the other. Entering the Ticketpro Dome, my ears were soon ringing from the buzz inside. When I say the dome was filled to the brim, it really was. They had to limit ticket distribution because of health and safety issues. With more than 11 locally developed games on display in the dedicated home- coded area, the very latest (including unreleased) games and tech, a brand-new section of floor space dedicated solely to the flea market stands, Artists Alley and cosplay stage area, and over R2.2 million in cash and prizes given away at the four eSports events, rAge 2016 was steaming hot!" When your ears had acclimatised to the noise you literally had to push and shove to get from one end of the dome to the other, but it is all so worth it. I was soon overwhelmed by all of the attractions and stalls selling what you have waited all year to buy. They had a Playstation 4 lounge, where you could try out their VR (Virtual Reality) Headsets. I have to admit, after taking off the headset, it took a while to reset to normal ... Thankfully, I could retreat to the Press Lounge, where the food, drinks, and Wi-Fi beckoned. All those involved in the set-up of rAge really outdid themselves this year and I would love to give them a standing ovation. The cosplay this year was on point! People really put their all into their costumes, and it showed. I was very aware of the time and dedication it must have taken to pull off the desired look. O once again we find ourselves at the business end of proposed tax changes aimed at taxing the wealthy.
Back in July 2013, our much maligned Minister of Finance Mr Pravin Gordhan sanctioned the formation of the Davis Tax Committee (DTC) in order to “to assess our tax policy framework and its role in supporting the objectives of inclusive growth, employment, development and fiscal sustainability.” The second interim report has recently been published by that committee, the contents of which could have significant implications on Estate Duty, Capital Gains Tax, and Donations Tax for taxpayers, especially for married couples. So what’s all the fuss about? Currently, upon death, you may bequeath assets to your spouse free of any Estate Duty. The DTC recommends the removal of this provision. To counter this negative impact, they are proposing an increased abatement of R15 million. That is, you don’t pay Estate Duty on amounts less than that. Currently, Estate Duty is levied at 20%, but the committee has recommended increasing this rate to 25% for estates worth more than R30 million. A very common way of reducing ones tax liability is to donate assets to a spouse because according to the Income Tax Act, no donations tax is liable. As you may have guessed, the DTC recommended repealing this as well, with the exception of donations for family maintenance, vehicles, jewellery, and personal artefacts (subject to a limit!). This inevitably could result in a greater tax liability for most married couples. “Fine”, you say, “I’ll donate everything to my trust”. Not so fast. The DTC has
made a slew of recommendations that will result in any Trust Loan accounts being subject to compulsory interest rates as well as taxation on that interest, as it will be deemed part of your Estate. Currently the tax rate for Trusts is 40%. Much like the love you have for your spouse, taxes will never go away. It depends on the notion that the recommendations by the DTC are made with the noble intention of making sure we all pay our fair share. More often than not, however, this means paying a higher amount. However, the great thing about these recommendations is that they are generally only put into action in the beginning of a tax year (Mar-Feb). This provides the prudent with an opportunity to organise their estate in anticipation of any changes to legislation, should the legislation change. The key should be to adopt a position now that is beneficial regardless of the potential amendments. That opportunity has arrived. Overcommitting to ‘pre-legislation’ or ‘post-legislation’ scenarios could be detrimental to your estate and it is crucial to achieve the right balance. Plan carefully.

SEWAGE SPILL WILLARD BEACH
N Monday, 3 October 2016, the sewer network in the vicinity of Willard Beach in Ballito was damaged owing to high tides.
As this is an environmentally sensitive area we reported same to the respective government department to seek their permission to excavate and utilise machinery on the beach. We were initially denied this request, were instructed to await their inspection before we could proceed with any remedial work and requested to reduce the sewer spill by utilising a honey sucker. On the morning of the 4th of October 2016, we engaged the service of a contractor to commence with the removal of sand from the sump of our Willard Beach Sewer Pump Station and also engaged a second contractor to effect some temporary repairs to the damaged sewer network. We further have engaged Bosch Projects to assist and advise us on designs for the reinstatement of the infrastructure. It was only after 5pm on the 4th of October 2016 that we received verbal authorisation for us to commence with the repair to the infrastructure. The repair work will be conducted in 2 phases, firstly a temporary solution and thereafter the permanent solution to be implemented. We are hopeful that the temporary solution can be operational by no later than 11 October 2016, as our staff and contractors are only able to safely work during the low tide period. The permanent repair will require detailed designs and approvals from the relevant authorities and we cannot estimate the timeframes for this at present. Sembcorp Siza Water regrets any inconvenience that this unfortunate and uncontrollable incident may have caused to holiday makers and ask that they refrain from visiting Willard Beach and utilise any of the other Beaches in Ballito for their own health and safety.

SA National Culinary Team Chef creates recipe for Tsogo Sun Amashova Cycle Race
I
n keeping with the eating habits of dedicated athletes – which is exactly what an Olympic chef is -, South African National Culinary Team chef, Blake Anderson has developed two cyclist-friendly recipes which are packed with energy for cyclists taking part in the 30th Tsogo Sun Amashova Cycle Race.
As one of South Africa’s biggest cycle tours, the race takes place on Sunday, 16 October starting at Pietermaritzburg City Hall, winding to Durban through spectacular scenery, and ending at Masabalala Yengwa Avenue; followed by the prize-giving at Suncoast. The main Tsogo Sun Amashova race is 106km long, with two shorter ‘fun ride’ options - oneof 35km which starts at Hillcrest and ends at Suncoast, and another 65km half challenge, which starts at Cato Ridge and ends at Suncoast.. These recipes devised by Blake Anderson – who is also the complex chef at Montecasino - are filled with fresh, green vegetables packed with essentials minerals that cyclists will need.
BLUE CHIP HAND ROLL Ingredients • 1 nori sheet • 45g cooked sushi rice • 10g langedouc French cheese • 10g avocado, sliced • 1 skewered prawn tail, de-veined and shell removed • 10g Cajun spice • 5g butter • 10g Japanese mayonnaise • 1 tsp mixed and toasted sesame seeds Method • Slice langedouc cheese and set aside • Slice fresh avocado, set aside • Pan fry prawn tail in butter and Cajun spices, set aside once cooked to cool • Place nori sheet on sushi mat, place rice in centre and spread length wise on sheet • Place cheese, avocado and prawn tail in the corner of the roll. Add mayonnaise and sprinkle with sesame seeds • Roll nori to make a cone, using 1 grain of rice to close off the sushi and squeeze to close • Serve with wasabi paste, pickled ginger and soy sauce
VEGETABLE PATCH Ingredients • 20ml truffle oil • 100g cauliflower head • 100ml milk • 1 garlic clove • 2 sprigs fresh thyme • 30g exotic mushrooms – Enoki, Shemeiji • 10g salted butter • 80g beetroot, peeled • 10ml olive oil • 45g white wine vinegar • 45g water • 60g white sugar • 30g caster sugar • ¼ tsp black peppercorns • ¼ tsp fennel seeds • 1 bay leaf • 10g micro herbs • 4 baby radishes, washed and cleaned,greens still attached • 4 baby carrots, washed and cleaned, greens still attached Method • Preheat oven to 180 degrees C Cauliflower puree: In a medium sized sauce pan, boil cauliflower, milk, garlic and thyme till cauliflower is soft.Remove from heat, drain off milk and keep milk
aside. Transfer cauliflower to a blender and blend till smooth, add milk slowly to mixture to create a smooth puree. Add truffle oil and salt and pepper to taste. Set aside to cool. • Peel beetroot, keep skins and place in a warm and dry place to dry out. • Taking half the beetroot, peel thin slices and set aside. Sprinkle with caster sugar and place in a warm and dry place to dry out. • Cut the remainder of the beetroot into small cubes. Place in a roasting tray with olive oil and roast till soft. Remove from oven and set aside to cool. • Drop oven temperature to 50 degrees C. Place beetroot skins and beetroot slices in the oven to dry out. Remove once dried. • Pickling liquid: In a medium sized pot, combine, vinegar, water, sugar, fennel seeds, bay leaf and black peppercorns. Bring to the boil and cook for 10 minutes. Remove from heat and set aside to cool. • Cut baby radish in half. Cut baby carrots in half lengthways. Place vegetable in pickling liquid. • In a medium sized sauce pan, sauté mushrooms in butter. Add salt and pepper to taste. Set aside. • Remove dried beetroot skins and beetroot slices. • Place beetroot skins in a blender and blend till a fine dust is created. • To assemble: place cauliflower puree on base in a long line. Along the line place carrots, radish and fried mushrooms. Sprinkle with beetroot dust and garnish with beetroot crisps and micro herbs.

Artificial lawn is not affected by pool chemicals, it does not require watering, needs no fertilizer, and never needs mowing! There might have been a few snickers when I first installed artificial turf in my back garden in 2008, but since that time I have used artificial turf to fill in borders around the swimming pool, and even installed artificial turf on my pavement. Now my neighbours see for themselves the benefits of looking at alternative options to a grassed lawn. The original premise for installing artificial turf in the back garden was to allow for the fact that, due to the tall trees there wasn’t enough sunshine for any type of grass to grow. The lawn was always filled with bare patches and my dogs left yellow patches on whatever grass was left. It was an eyesore. Having already spent a small fortune on re-planting different varieties of grass I realised it was time to look at alternatives, and Duraturf was one of those alternatives. Duraturf artificial grass can be professionally installed in different varieties, but you will also find a small selection of artificial grass at your local Builders if you plan to install as a do-it-yourself project. The original artificial lawn was installed in 2008 and continues to provide a lush, green carpet all year round. I’m not embarrassed to say that I have artificial grass installed in my garden. Quite the opposite. I love the fact that my garden is green all year round, I don’t ever have to drag out a lawnmower and I only need to water a few plants and shrubs occasionally if rain hasn’t been forthcoming for a while. Artificial grass is not the only option if you want to replace your lawn. Hardscaping and Xeriscape, as well as planting indigenous ground covers and succulents is another way to create a beautiful garden that is droughttolerant and low maintenance. According to Popular Mechanics, lowmaintenance, indigenous plants are a good idea for keeping your garden looking good all year round with minimum effort. Then there’s the paving option, with all kinds of gravel, stone and wood features you can incorporate for a colourful, interesting garden. Or why not set up your own vegetable garden: It negates some of the water and time savings, but it will provide garden fresh fare for your family and reduce your ecological footprint at the same time. You’d be surprised at just how much you can grow - even on a small section. It’s worth considering if drought isn’t a problem where you are.

Paint a cabinet with Rust-Oleum Chalked paint Rust-Oleum’s velvety-smooth ultra matte Chalked paint makes painting furniture easy. The ultra matte finish adds a luxury finish to previously painted or varnished furniture.
Here’s What You Need Rust-Oleum Chalked ultra matte paint in your choice of colour Rust-Oleum Chalked protective topcoat Paintbrush 120-grit sandpaper or sanding sponge Drop cloth Gloves and dust mask Screwdriver or drill / driver New hardware Find all the supplies for this project at your local Builders Warehouse. Rust-Oleum Chalked ultra matte paint is available in three vintage colour variants.
Directions Before you start, put down a drop cloth to protect floors and surfaces. Work in a well-ventilated area and wear disposable or rubber gloves, and a dust mask when sanding. 1. Remove existing hardware to make sanding and painting easier. Lightly sand the entire cabinet with 120-grit sandpaper and wipe clean. Make sure your cabinet is completely free of any dirt or dust before you begin painting. 2. Stir the paint well before use. 3. You can apply up to three coats of paint to the cabinet, but do allow 30 minutes drying time between each coat. If you are applying Chalked paint over raw wood, always brush in the direction of the wood grain. After the last coat, let the paint dry for four hours before moving on to the next step. GOOD TO KNOW: If you want to give your cabinet a shabby chic look you can easily distress chalked paint with 120-grit sandpaper for a beautiful aged finish. Just wait for your paint to dry, then follow the directions on the label to distress. 4. Stir the protective topcoat and apply two even coats over the painted finish. Apply with light, even strokes, and be careful not to over brush it. Allow 30 minutes to dry between coats. The topcoat will dry clear in about four hours. Once finished, you can replace the doors and add new hardware.
Maintain garden tools
Spring is the perfect opportunity to take the time to give your garden tools a good clean. Tools are expensive, and if you don’t look after them they will become covered in rust, or blunt.
Garden forks, spades and other garden tools soon become damaged by rust if not properly
easy to convert rust if you use a product such as Alcolin Rust Conveter, available at your local hardware store. The first step is to brush the rust with a steel brush to loosen the surface. Then liberally slather
look after. Rust will very quickly eat away the steel and blunt your tools. It’s on the rust converter with a paintbrush. Make sure to completely cover all the rust. Leave for 6 to 8 hours and then neutralise with water. Thoroughly dry afterwards.
Garden trimmers and pruning shears are expensive to replace, which is why it is important to look after them. When these tools do get rusty, removing the rust immediately will ensure that blades can be sharpened and the tools restored for use. It only takes one day of minimal effort to remove rust and sharpen garden tools and have them ready for summer. Grab a jar of Alcolin Rust Converter, some steel wool - or a Dremel MultiTool and grinding stone. Apply the rust converter according to the instructions on the jar. Leave from 6 to 8 hours (or overnight) and then neutralise the rust with fresh water. Have some steel wool handy to rub down afterwards and then use a Dremel MultiTool and grinding stone to sharpen the cutting edges.
GOOD TO KNOW: Spray the tools with WD-40 to protect from moisture and wipe with a dry rag to remove excess.

In results just released, the popular B-segment hatchback finished at the front of a tough field of superminis, the record showing that a basket of parts for the 208 1.2 Active cost less than the same selection of parts for similar cars. “As Peugeot’s mainstream car and volume seller the strong results since it was introduced to SA are particularly heartening and is a reflection on
how hard the brand has worked to overcome the perception that Brand’s parts pricing is out of line,” commented Francis Harnie, Managing Director of PCSA. “We take the long-term ownership experience very seriously indeed and one of the biggest factors in this regard is insurance premiums – which are influenced strongly by the price of accident repair parts.” In this regard the 208 is particularly impressive and was comfortably ahead of the opposition in the ‘crash’ parts category. In fact, if you were to have a front-end bumper bashing the 208 is the car to do it in: front fenders and radiator are the most affordable in this segment, while items like the bonnet and headlights are extremely competitively priced. “Parts prices are critically important and while we were forced to revise prices in May, we welcome the fact that the Kinsey Report confirms we still enjoy an advantage with the 208, in a segment which is arguably the most important in the market. he Toyota Avanza has come a long way since its initial introduction as a comfortable and affordable multi-purpose vehicle (MPV) that moved many people from one place to another. The Avanza has - over the years - evolved into a more sophisticated MPV that boasts a lot passenger-like qualities. Toyota South Africa has now added Vehicle Stability Control (VSC) - including Brake Assist System and Traction Control - as a standard safety feature on all Avanza models. Anti-Lock Braking System (ABS) is standard across the range. The latest safety enhancements come exactly a year after the addition of Electronic Brake Force Distribution (EBD), three-point centre seatbelt, driver and passenger airbags, ISOFIX restraint points and centre headrests for the second seating row. A showcase of exciting works by Lorna Panzenbock, Allan Kupeta and Pat Murdoch Lorna Panzenbock paints in all media but prefers watercolours and oils and paints subject that are readily available on every corner. Landscapes, seascapes, bird life, street scenes, flowers and abstracts etc., all of which are exaggerated to give the best dramatic effect of light and shade. Photos and sketches are relied on to compose a painting. Drawing people in restaurants, coffee shops and parks are a must and every opportunity is used to the fullest. Nude drawing from life is also a favourite. Lorna has done 23 consecutive years at the Pietermaritzburg Art in the Park and has been represented by various galleries in the KZN area. She has recently returned to South Africa after living in Vienna Austria for two years. Lorna has exhibited successfully internationally and is delighted to be featured at The Green Gallery Exhibition. Allan Kupeta was born in Zimbabwe 1979 where he completed his schooling with an O level pass and then went to the Bat school of Art completing his art studies in 2 years. He left Zimbabwe for South Africa and has featured in joint exhibitions in Johannesburg. One group in particular was the; ‘Black Like Me’ exhibitions. This project was started by sponsors and art groups to raise the level of black artists who were selling their art on the streets. This initiative was hugely successful for approximately 70 artists who exhibited annually in a gallery for 10 years. Allan is one of them and he now hot property on the Art scene. He is thrilled to be featured in The Green Gallery’s Creative Canvasses.
