E

vents in the greater Ballito area over the past week have highlighted a worrying reality that few if any of us have been aware of. When it comes to matters of safety and security, we have been lulled into the perception that the plethora of private security operators in the area will be able to deal with just about anything nasty that comes our way. But in reality, private security operators have no more powers of policing than you or me. They are governed by exactly the same rules and regulations that govern the private citizen when it comes to matters of powers of arrest, firearms control and law enforcement.

What this means is that while you may think you are protected from things that go bump in the night because you are paying a small fortune to Johnny with a gun for hire, unless the South African Police Service is mobilised to respond to your emergency, you are effectively on your own. Because historically people in the greater Ballito area have accepted incident reports for insurance purposes following criminal activity rather than opening criminal cases, the official crime stats in our area are ludicrously low. So, we

don’t officially qualify for the policing resources that are required. It’s a bit of political chicanery that needs to be urgently exposed and rectified before things spin out of control here. Already we are seeing alarming increases in vagrancy and hustling on street corners. Incidents of public drinking, intimidation and naked hostility on the beachfront are on the increase as is vandalism and theft of fixtures and fittings on the promenade and other public facilities. Last week there was an incident where an entire neighbourhood was subjected to a barrage of fireworks that were unreasonably loud and disturbing coming from a home at 22 Elizabeth Drive in suburban Ballito. The Explosives Act 26, 1956 prohibits the domestic use of fireworks larger than 25mm x 4mm and anything incorporating uncontrolled flight so this was obviously a matter for the police to investigate. Alarmingly the phones at the Umhlali Police Station were apparently unmanned and even the Ballito Emergency Control centre was unable to raise a response. It was up to ordinary citizens to attempt to reason with the owner of the property, Mr. Amith Singh. Unfortunately he took umbrage at what he perceived as interference in his Diwali celebrations and this set in motion a chain of events that became extremely heated

ELLING a home is not the easiest of tasks but it also doesn’t have to be as hard as figuring out the rubrics cube! The level of difficulty does increase though when selling a luxury home, as it requires an increased level of expertise. It is important that the proper steps are taken to ensure the home is sold in a timely fashion and for a fair, market value price!

8 TIPS FOR SELLING LUXURY HOMES:

1. IS THE PRICE RIGHT? Pricing a home correctly from the beginning is extremely important. Whether selling a regular home of R1 million or a R10 million plus luxury home, getting the price right from the outset is crucial. A common real estate pricing mistake is hiring the real estate agent who suggests the highest price. It’s extremely important that a luxury home is priced competitively or aggressively from the beginning to attract the right buyers .It is common for a luxury home to sit on the market for longer than a lower priced home. However, if priced correctly this does not have to be the case. To ensure the price is right, an indepth comparative market analysis must be completed. BUT, more than that agent should have comprehensive knowledge of other comparable luxury homes currently sold and for sale. It is rare to find a luxury home that is identical to another, so knowing every amenity and qualities of luxury homes are crucial when determining the price! 2. HOW WILL THE LUXURY HOME BE MARKETED? The price of a luxury home that enters the market at the right price does a fair amount of the marketing in itself; however, there are other marketing tools that should be used when selling a luxury home. Print advertising and direct mailing should still be apart of any real estate agents marketing plan/system. The internet, however, has significantly changed how consumers shop. SELECTING YOUR LUXURY REAL ESTATE AGENT. Many Real estate agents treat all listings the same. Selecting your realtor to represent your property needs to be taken as seriously as any other business decision you make. When selecting a real estate agent to sell a luxury home, it’s critical to know where the luxury home will be marketed, how it will be marketed, and how frequently it will be marketed. When selling a luxury home, a real estate agent must have a comprehensive marketing plan/system and should not list a luxury home with

the attitude to wait and hope it sells. These types of real estate agents are also known as a “post and pray real estate agent.” 4. THE QUALITY OF MARKETING FOR LUXURY PROPERTY Most have heard the saying, “quality over quantity.” This relates perfectly to the quality of photographs and videos of a luxury home for sale. With over 90% of buyers beginning their home search online, it’s critical the photographs and videos of a luxury home are outstanding and nothing but the best! Every real estate agent will offer to take photos of a home, but it shouldn’t be as easy as just leisurely taking photos. When selling a luxury home the use of a professional photographer to take photos of the home and /or the use of great equipment should be non-negotiable. Top real estate agents will know this and will ensure that when taking photos of a luxury home all things are considered such as best lighting and the setting that the exquisite location is being highlighted. A picture may be worth a 1,000 words, but how much is a video or virtual tour worth? A Billion? When selling a luxury home, a professionally created video or virtual tour can be the difference of whether or not the luxury home sells. A video is a great way to allow potential buyers the ability to “walk-through” the luxury home in the comfort of their present home. 5. IS IT THE RIGHT TIME TO SELL? When selling a luxury home, timing plays a larger role than when selling non-luxury home. For instance, if a waterfront luxury home is being sold in Zimbali, it’s important to select the correct time of year to sell. Often sellers are of the opinion that selling a home over the December holidays is a good time, as most sellers have family and friends around and might be on vacation. Most serious buyers know that buying a luxury home requires their full attention and not impulsive buying. 6. WILL THERE BE ANY OPEN HOUSES? There is much debate whether public open houses help sells homes or not. When it comes to luxury homes, there is the fear of people just interested in seeing how the “rich and famous” live. There is absolutely no way to determine whether the people coming through the open house are qualified to purchase the luxury home or not! A

LOCAL pharmacist, Amith Singh has upset a large number of his neighbours with a fireworks display that many consider inappropriate.

Mr Singh and his family claimed this week, that their Diwali celebrations were disturbed by a vigilante-like mob of stone throwing white racists intent on causing them harm for no reason other than racial and religious intolerance. At least, this is the version of events presented to me by journalists from the Daily News and Sunday Tribune when they contact me for comment. I was on the scene that night, as was local vet Kevin Stevens, attorney Louis Wiesinger, media personality, Damon Beard and a host of other local people who had spontaneously arrived at the Singhs house in disbelief at the disturbance being caused by the fireworks on their premises. The fireworks being deployed were so loud that they were triggering alarms and generally upsetting the neighbourhood. Our intentions were honourable – we acknowledge the Singh’s right to celebrate Diwali but we also acknowledge the rights of students to study, of pet owners to care for their animals, of the elderly and infirm to experience peace in their homes and for everyone to play by the rules of decency and fair play in our community.

The Explosives Act 26, 1956 prohibits the domestic use of fireworks larger than 25mm x 4mm (the so-called ‘lady cracker’), anything incorporating uncontrolled flight, Roman candles, any firework not made with ‘black powder’ and anything that ‘makes a bang’, and so our concerns were not without merit. So, we were there in the spirit of victory of light over darkness,

knowledge over ignorance, good over evil, and hope over despair that Diwali celebrates, to find a way to resolve the matter. Sadly the Singh’s chose to see this deputation as an invasion of their privacy and called a private security company to clear us from their premises amid a flurry of racist invective and expletive laden rhetoric completely at odds with the festival they were celebrating. The situation instantly turned nasty. Someone hurled a brick onto the roof of the house. Mrs Singh physically struck a member of the crowd. There were firearms in

the fray – mostly in the hands of security guards, but the numbers were swelling and this had clearly become a matter for the police to handle. Despite numerous calls to listed numbers, at no time was I able to raise a response from the SAPS during what could quite easily have become a violent incident with dangerous repercussions. Essentially, Ballito was without police protection that night – does that worry you at all? My calls to Brigadier Zondi at KwaDukuza have yet to be answered. Col. Nene was more obliging the following day, agreeing that the situation was unacceptable and that something needs to be done urgently to bring back a sense of security and trust in the SAPS in Ballito. We still have no station commander at Umhlali, they are woefully under resourced and Ballito deserves better. S leaders in schools,wehave the privilege of attending conferences, seminars and leadership summits which inspire us to continuously look at new innovations for our schools, to revisit best practise and embrace change as the world, and indeed our own communities, continue to face new challenges. It was fascinating this year to hear the same message in two very different settings, from two leadership guru’s.

Tom vander Ark, who previously served as the first Executive Director of Education for the Bill & Melinda Gates Foundation, is a prolific writer and speaker who has published thousands of articles, addressed the Heads of Independent schools’ at the National conference earlier this year. We also heard from Bill Hybels, who is the founder of one of the most attended and influential churches in North America, Willow Creek, creator of the Global Leadership Summit and an author of a number

of books, especially on the subject of Christian leadership. Both men shared the importance of engagement, persistence and improvement in an organisation, in an everchanging environment as well as the need to teach ‘grit’ and resilience to young people. At schools, we need to teach children to work hard, we need to teach them about long term tenacity. Remember the story of ‘The little engine that could’? As parents and grandparents, we worked hard to get where we are today! Grit is the opposite of ease - grit sets us up for ‘the next mountain’. Our schools need to strive at preparing the child for the path. We deny our own children the way to succeed the way we did, by simply smoothing the path for them. We understand too, that children learn differently today, that boys learn differently to girls, that we need to adopt a growth mindset approach and re-create the way we are teaching. Flipped classrooms, collaboration, project-based learning and growing a spirit of significance is the way forward if we are to offer our students the

type of learning experiences their generation is facing. With this is mind, the new Junior College block at Ashton, which begins construction at the start of the new year, has an innovative new design, with creative studios incorporated into each of the 19 classrooms, a multi-media space for technologydriven learning, beautiful science laboratories for investigative exploration as well as specialist rooms catering to the needs of our students’ varying learning styles. A very welcome addition to the staff complement next year will be a complete support team of therapists. Scientists Pinpoint Area In The Brain That Controls Our Urge To Indulge

R

ESEARCHERS at Dartmouth have traced cravings back to a distinct region in the brain, to understand how to suppress these urges from the source.

The study may provide insight to help fight habitual behaviours in humans, like addiction and overeating. Through the study using rats, the team found that activating designer neural receptors can suppress activity in the region of the brain that triggers cravings. Their findings are the first to demonstrate how designer brain receptors work together with designer drugs to change how cues for food make associations with rewards. ‘Although we have a sense of what brain circuits mediate reward, less is known about the neural circuitry underlying the transfer of value to cues associated with rewards,’ says Stephen Chang, a postdoctoral fellow and lead author of the study. Cues in the brain act as

advertisements for certain rewards, like fast food. The brain associates cues, like a sign for a fast food restaurant, with the reward, creating reward-paired cues. This explains why seeing particular objects can cause a person to crave certain foods, even if that person isn’t hungry at the time. To study these associations, the researchers use sign-tracking. In a signtracking experiment, the reward is given regardless of the subject’s behaviour. ‘We were primarily interested in whether the ventral pallidum, a brain region implicated in processing reward, is also involved in sign-tracking,’ says Chang. A new technology, designer receptors exclusively activated by designer drugs (DREADDs), allows for scientists to test the value of cues by repeatedly inactivating regions of the brain. DREADDs are engineered receptors that mimic the receptors found naturally

When injected with a synthetic drug, the receptors are activated and the neurons shut down. ‘These results are the first to show that the ventral pallidum is necessary for the attribution value to cues that are paired with rewards,’ Chang says. Using DREADDs in rats, the Dartmouth team was able to repeatedly and temporarily inactivate the ventral pallidum, the reward processing region of the brain. The team found that activating DREADDs blocked the rats’ reward-driven behaviours. ‘This is surprising because the ventral pallidum was historically considered to be just an area for expressing motivations in behaviour,’ says Chang. ‘In terms of clinical applications, the results carry the potential for stripping away value from reward-paired cues in cases such as addiction. ‘The ventral pallidum is a novel target for such work.’

ID you know, coffee was banned three times in three different cultures?

Once in Mecca in the 10th century, once when Charles 11 in Europe banned the dark liquid in an attempt to quite an ongoing revolution, and once when Frederick the Great banned it in Germany. Coffee was originally regarded as a wonder drug and was taken only on the advice of a doctor. Coffee was medically prescribed (believe it or not) as a brain tonic. Over time, scientific studies have indicated that coffee has many benefits. Freshly-roasted coffee is loaded with nutrients and antioxidants, which benefit your overall health by boosting your immune system and helping to prevent cancer and other life-threatening diseases. Once roasted, the coffee bean becomes perishable and—like any perishable food item—it begins to lose its nutritional value as time passes. So basically the older a coffee, the lower the nutritional composition. Freshly-roasted coffee, on the other hand, packs a nutritional punch against disease. So find a little roastery near you and try to buy fresh. Keep in mind that coffee beans need to stand up to 24hrs before being bagged and reach their full flavour three days after roasting, so if it wasn’t roasted yesterday don’t panic. So Science seems to indicate that fresh roasted coffee beans (not instant coffee) is good for you. Research shows that 3-5 cups per day have a positive effect on our health. But as we are all different, one cup per day may be the right amount for you. I am often asked just how the caffeine is removed from the bean to make decaf coffee. The general decaffeination processes includes soaking the still green coffee beans in hot water (160210 degrees Fahrenheit) and then a solvent or activated carbon is used to extract caffeine. The solvents typically used are methylene chloride or ethyl acetate. In some methods, the coffee beans from the first batch will be re-soaked in the water solution to reabsorb some of the flavor compounds, minus the dissolved caffeine, so that they can eventually be used for making decaffeinated coffee. This process was invented by Ludwig Roselius in 1905. Another method involves the beans being steamed for half an hour, rather than immersed in water, and then rinsed with solvents – ethyl acetate or methylene chloride - to extract and dissolve the caffeine from the beans. Ethyl acetate is an ester that is found naturally in fruits and vegetables such as bananas, apples, and coffee. The solvent is first circulated through a bed of moist green coffee beans and then recaptured in an evaporator while the beans are washed with water. After the chemicals are drained, the beans are steamed again. Usually the solvent is added to the vessel, circulated and emptied several times until the

coffee has been decaffeinated to the desired level. The coffee is said to be ‘naturally decaffeinated’ when ethyl acetate derived from fruit or vegetables is used. From the warm chocolate flavours of the Columbian bean to the earthy richness of the Tanzanian, or sweet toffee finish of the Malawian bean, to the creamy smoothness of the

N 2008 in a criminalcase, a man paid an admission of guilt fine after having been arrested on a charge of ¬possession of dagga in contravention of the Drugs and Drug Trafficking Act and was subsequently released from custody much to his relief. However, his relief was short lived when three years later, unbeknown to him, he found out that he had a criminal record as a result of the prior possession charge. The criminal record severely prejudiced him and limited his employment opportunities. The man alleged that he had not been afforded an opportunity to present his defence in court or to adduce evidence in his defence and stated that he would have elected to defend the charge had he known of the implications of paying the admission of guilt fine.

I use this article not to deter people from paying admission of guilt fines in

meritorious cases but to warn against the short-sighted, irresponsible and sometimes ill-considered payment of admission of guilt fines purely for the sake of expediting and finalising criminal proceedings. Using it as a quick-fix method offers NO EASY WAY OUT! HOW DOES AN ADMISSION OF GUILT FINE WORK? The Criminal Procedure Act provides that, if a peace officer on reasonable grounds believes that a magistrate’s court will not, on conviction for that offence, impose a fine exceeding an amount determined by the legislature, he or she may issue a notice to the accused to pay an amount specified by the peace officer. If an accused elects to pay an admission of guilt fine on being issued a written notice the accused may admit his or her guilt without appearing in court by paying the fine stipulated on the written notice. ONCE THE ADMISSION OF GUILT FINE IS PAID BY THE ACCUSED, THE PARTICULARS OF THE ACCUSED ARE RECORDED AS A CRIMINAL RECORD AND THE ACCUSED IS DEEMED TO HAVE BEEN CONVICTED AND SENTENCED BY THE COURT in

In laymen’s terminology and also in legal jargon, the words ‘admission of guilt’, sounds perfectly descriptive, but this view would amount to seeing only the tip of the iceberg. An admission of guilt fine is very often considered an easy way out, or a short-cut conclusion by defence practitioners and prosecutors alike, where it might – in fact – represent a significant threat to the person accused. It is well argued that the process

of allowing payment of a fine is for the benefit of both the justice system and the individual since they reduce overburdened court rolls, relax the stringent and non-user friendly adversarial court process and generally cut to the chase. Alarming new trend of eyeball tattooing kicking off in Australia despite warnings it can cause blindness

YEBALL tattooing is reportedly gaining traction in Australia, despite medical professionals warning it can cause blindness and cancer.

At least 20 Australians have permanently inked their sclera - the white area around the iris – in the practice founded by American body modification specialist Luna Cobra, according to News Corp. Despite optometrists cautioning the dangers of the practice, people are increasingly undergoing the sclera inking in a bid to stand out. ‘I think it’s just becoming a trend among people that just want to be super-

extreme. But the worry is that they are just getting anyone to do it — or doing it themselves,’ Luna Cobra told News Corp. His practice, which was inspired from a friend photoshopping his eyes in an image, involves injecting ink directly

into the eyeball, which spreads and colours the white of the eye. The practice was propelled into the spotlight in 2012 when American prisoner Jason Barnum faced an Alaskan court with an entirely blacked eyeball.

ARRIED men are far more likely to be without a close friend they can turn to in a crisis or serious situation than those who are single, a study has revealed.

The research, showed 11 per cent of single men said they did not have a close friend outside the home. But this figure rose to 15 per cent among married men. A separate study last year revealed it is at 29 years old when we have the biggest circle of friends through work, social media and old school mates. Although our closest confidante is still most likely to be an old friend from school days, we actually have more in common with workmates. A third of us admit having more in common with colleagues than friends and family, while 38 per cent have befriended at least 10 people at work. The research by food supplier Genius

WHAT WE SAY: Courageous and successful effort from DS to take on the Mini. WHAT IS IT?

A former TopGear Car of The Year

The DS 3 is a radical departure for Citroen in that it’s sold alongside the C3 on which it is closely based, yet is marketed as a completely different product, as a product of a completely different brand. And somehow this makes a lot of sense, especially if you read the C3 review and realise just how Johnny Sensible Citroen’s boggo fivedoor supermini has become. The DS 3 is a lifestyle product, embracing design ideas and tolerating compromises that the cheaper, more worthy C3 could not. You can customise it to your heart’s content, wring its neck through a series of challenging bends and then pop to a boutique to fill it with whatever it is stylish French types wear these days. A recent addition to the range is

a more attractive entry-level 1.2-litre engine, replacing a lethargic and thirsty 1.4. It enhances the entry-level appeal of the DS 3 - and an even cheaper 1.0-litre is to follow later in the year, too.

The DS 3’s cockpit is almost a return to form for Citroen, the company that brought us brilliant and bonkers ideas like single-spoke steering wheels and air suspension. It’s conspicuously different in here without feeling over the top or immature. You can customise it to a heady degree too, with a choice of gear knobs, dash colours and seat trims, and all that beneath one of four different floating roofs. You have to be careful with all this though. The bespoke bits and bobs all come at a hefty price – something DS is quite happy to talk about – and it now helpfully enables buyers to spend even more on a standard car by launching the, er, ultra-lavish Ultra Prestige. The DS 3 is relatively spacious for a three-door with sporting pretensions though, making it comfortable and more practical than the Mini it is out to upset.

DRIVING

DS engineers have tweaked the super-soft chassis of the C3, giving the 3 its own damper settings and a faster steering rack. It’s more precise and meatier in feel (not that this is a great leap forward) than the five-door, but it’s still a light and rather removed experience when you compare it to the seat-of-your-pants involvement of the DS 3’s bête noire, the Mini. Even the more sporting models, with their 155bhp turbo motors, lack the steering feel to give you any real confidence. But then the DS 3 isn’t a hard-core hatch. It’s all about smoothness. How very French.

takes place at Sugar Rush Park every Sat morning at 8am. Park Run organise free, weekly, 5km timed runs around the world. They are open to everyone, are safe and easy to take part in. There are currently 54 Park Runs across South Africa. Entry is free and the whole process is run entirely by volunteers. F you are a resident or ratepayer in the Dolphin Coast area from Zimbali to Sheffield, the Dolphin Coast Residents and Ratepayers Association (DOCRRA) is waiting to represent your interests at civic level.

DOCRRA is a statutory body, legally constituted to represent the interests of the community it serves at local government level to ensure that the rates you pay are used prudently for service delivery and efficient management at municipal level. The benefits of having a strong Ratepayers Association representing your interests at municipal level cannot be overstated. Without this oversight, you have little control as to how your local rates are allocated and used by local authorities. There are many examples of questionable expenditure and service delivery issues that need to be unpacked and we need you to give us your mandate to ensure better management going forward. As the region grows, so do the demands on our limited resources and there is a tendency for resources to be deployed where they make the most political currency. What we need to ensure is that sufficient resources are allocated to Brand Ballito to allow it to continue to grow and prosper. This is not the case at present. We are dangerously under resourced in the essential areas of safety and security and planning for civic emergencies facing us is woefully lacking. There is a major water crisis looming. DOCRRA created a working solution to the initial crisis but unless good rains fall soon, we will be facing a far greater challenge. There is no adequate plan at municipal level to cope with the scenario of taps running dry here. We have to come up with a workable plan

and time is running out. We can’t do this without you. Join DOCRRA today before it’s too late to make a difference. We do not have a fully operational police station servicing the greater Ballito area at present. The Umhlali

processed as incident reports and not active cases so they are not taken into account as crime statistics. Because, statistically, there is so little crime here, we do not qualify for a properly resourced police station. This

inadequate temporary accommodation system in play that makes heavy going of essential services. This has to be urgently remedied. Join DOCRRA and together we’ll make it happen. Commuters in Ballito are at their wits end having to cope with difficult and dangerous conditions at the temporary taxi rank that creates havoc with the traffic flow at the entrance to Ballito. The Municipality has broken several promises to sort the situation out and we are no nearer to a solution than we were six months ago. Yet ostensibly everything is in place…the land has been acquired, a budget has been approved (or has it) for the development but still the matter drags on. DOCRRA needs to be mandated to demand answers and only you can do it. Join us today and help make it happen. Ask yourself why we have no blue flag beaches here? The truth may be hard for you to stomach…our beaches are severely compromised and you are not being kept abreast of developments in this regard. But we can fix the situation on Salt Rock Beach if you give us a mandate to do it. We know what needs to be done and with your mandate we’ll make it happen. Are you concerned at the growing number of beggars and vagrants operating on our streets? Are you alarmed at the increase in public drunkenness and antisocial behaviour on the beachfront? Do you feel that no one cares? Join DOCRRA and help us take back our town.

Police Station is without a Station Commander, has insufficient vehicles to cover the area and insufficient personnel to adequately serve and protect our community. The authorities say this is because people in the Dolphin Coast region don’t report crime except to claim for insurance purposes. These claims are
