costs involved, we might not have been quite so “gung-ho” in our quest to take the Life & Style brand to air, but, once committed, you can’t really stop the bus so we bit the bullet and soldiered on. I have always loved radio. I suppose you could say it’s in the genes. My grandfather was one of the first professional voices on air in South Africa and he stayed on the air for over fifty years. I am the proud custodian of a large antique microphone presented to him by his colleagues at the SABC to mark his 50th year behind the mic. I joined the professional broadcast ranks when I was recruited by Radio 5 in the eighties and my sons have been working as deejays at a radio station in Cape Town – the apple doesn’t fall far from the tree, I’m afraid. Luckily my boys have returned to Ballito from Cape Town to help establish Radio Life & Style because technology has advanced way beyond my level of expertise and I have to pretend that I don’t hear them killing themselves with laughter every time I fall into a technological pit…and there are so many to fall into! Still, I am getting the hang of things and I hope you’ll join me, weekdays between 7 and 10 in the morning for a little home-grown info and a lot of the music that I love (hopefully you will too)!

This means that if you lose radio reception when you enter a radio shadow or drive out of range, you can take us with you on your travels on your cell phone, tablet, laptop or any other connected device. We have listeners all over the world as we speak. But setting up a radio station is no mean feat. For starters, the licensing procedure is long and arduous and there is absolutely no guarantee of success once you start. Application fees to ICASA, the licensing authority, are non-refundable and expensive, the paperwork is overwhelming and even if you manage to successfully wade through all the red tape, unless there is a frequency available, it all comes to nothing. We were lucky – we secured the only frequency available in this area and our radio application was granted after an agonizing wait. But because we are transmitting our own signal, we needed another license and that was a mission all of its own. But, we were lucky again and with the requisite licenses in place, we set about sourcing the equipment needed for broadcasting on this sort of micro-scale. Had we known the full extent of the

The launch party was huge fun and the turnout was amazing. It may sound hard to believe, but we hadn’t properly tested the equipment before the official switch on because there was a major electrical glitch in the system that had to be sorted…and it was…just before we went live to the world! A local radio station is a huge asset to a town like Ballito. Not only are listeners able to catch up regularly with what’s happening in the surf and on the beaches, weather info, fishing reports and local sport but now they are also able to instantly access traffic news, civic alerts, and social happenings along with the best music on the airwaves. As far as advertising goes, it’s a real winner, particularly if the campaign is run online and in print with us as well.

ast week we launched Radio Life & Style, Ballito’s first commercial radio station and what a week it was. The studio is a custom designed structure build out of used containers repurposed to architect Mabette Vermaak’s design. Mabette is one of Ballito’s most exciting architects and to have her design the studio was just awesome. The containers that were custom converted in Gauteng, arrived a week late which put our launch date in jeopardy and it was by supreme effort from many different people, that it all came together in time for the official launch on Tuesday 9th of December.

I
t’s that crazy commercial time of the year again where the past 365 days concludes in a frenzy of shopping, cooking, drinking and parties. This maelstrom of activity often causes more stress and unhappiness than the beautiful advertisements of smiling, happy children and family’s portraits. It is also the time of the year where everyone wants to be “HOME”.
The Oxford dictionary’s definition of the word home says: “The place where one lives permanently, especially as a member of a family or household”. Home ownership throughout the world. Throughout the world, homeownership brings about stability and the opportunity for creating wealth. Looking at a property not merely as a shelter, but as an asset has been the backbone of societies living in harmony. In South Africa, housing challenges have been the cause of many problems and has hampered social and economic growth nationwide. Soula Proxenos , MD at International Housing Solutions (HIS) says to “ start treating housing not only as a shelter, but as an asset” , government’s investment in subsidised housing will return good dividends only “if the title deeds to government subsidised housing are given to incumbents. According to research of the estimated 2.94 million subsidised houses delivered in 2010 about 50% were registered in the deeds registry. This 50% represented 24% of the total South African residential property market. This provides a significant resale market which could provide equity to the low income household to use to climb to the next rung of the property market.” For the Ballito property owner, the security of his investment is of far greater concern, but this is strongly influenced by what is happening in the rest of the country. As for homeownership, comparing with the rest of the world, South Africa does not even feature on the following list:
Looking back most of my fellow agents are in agreement that 2014 was an exceptional year in property sales in Ballito and that towards the end of the year limited affordable stock is available resulting in a demand for more properties. 2015 and beyond: Looking into the property crystal ball: John Loos the FNB strategist recently spoke at FNB’s 10 year anniversary of “The Property Barometer” looking back at a “rollercoaster” decade in the property market. According to him November 2004 showed the housing market at its peak at 35 % house price inflation. Then in 2007 the global economic crises occurred that started with Leman Brothers collapse in the USA and a massive oil price rise. House prices fell dramatically with FNB House Price Index showing a -9.4% house price decline up to May 2009. The crystal ball’s predictions for 2015 and beyond? John Loos believes that the post-boom price correction is still on going with a “downward price correction”. He believes that property prices are still too high. He maintains that: “2015 will bring mildly stronger house price growth, with significant supply constraints.” For him the “next decade will be one in which the housing market will experience a gradual broad downward correction.” How will these predictions affect the Ballito property owner? encounters with sellers, I so often come across the seller who wants more than what his property is worth. They have numerous reasons for asking more than what the market is prepared to pay, but the attitude of: “I can wait until I get my price” - may be just what will get him even less in the future. As an experienced and qualified agent we know that pricing your property to sell, takes a lot of work and research and although we would like to get you an inflated price (we earn more commission if we succeed) we have learnt that the longer a property is stuck on the market, the lower the price it will sell for in the end. adio Life & Style went live in style last week with a glittering cocktail party at our custom built studio at the Ballito Lifestyle Centre. Hundreds of guests were there to enjoy the ambience under a sweeping jet black Bedouin tent that added a sense of the dramatic. It was offset by elegant white cocktail furniture, and a huge illuminated cocktail bar manned by a professional team who kept the drinks flowing. Waitresses circulated with delicious platters to tempt the palate and DJ Fuego Heat spun the vinyl creating the perfect atmosphere as we counted down to the live switch on at 8 PM.

'I was thrilled to be able to help him with his new life. 'Now I want his journey to inspire other big animals and maybe even their owners to get healthy in the new year.' After he was adopted, she put him on a strict diet to lose some of his belly before walking him on a treadmill and taking him for a swim.

It’s no wonder that even the most disciplined people struggle to keep their healthy diet intact during this time. The solution? You need a plan. Simple strategies to help you survive the seasonal parties without packing on the pounds. Here are our top 6 holiday diet tips to help see you through; 1. Drink up... with water that is. It’s important to balance any alcohol intake with water consumption. Plus, staying hydrated is one of the best ways to keep from overeating. 2. Move. Start your day off with an exercise you love. Be it a beach walk, yoga, a trail run, playing with your kids, swimming or cycling; exercising first thing in the morning is a great way to boost your confidence and keep your health at the forefront of your mind. Another tip is to plan events and activities with loved ones, where food is not the primary focus. For example playing catch, beach volleyball, interactive video or board games, exploring new places etc. 3. Add vegetables. LOW CARB NO BAKE PISTACHIO & CHERRY CHEESECAKE
INGREDIENTS: Almond flour crust 1 cup almond flour 2 Tbsp melted butter 2 Tbsp xylitol Cherry Cheesecake Portion: 500g cream cheese 1 cup whipping cream 1 cup fresh cherries, pitted and chopped ½ cup erythritol, powdered 2 Tbsp xylitol 1 tsp vanilla extract
Pistachio Cheesecake Portion: 500g cream cheese 1 cup whipping cream 1 cup pistachios, shelled ¾ cup erythritol, powdered 2 Tbsp xylitol 1 tsp vanilla extract For the whipped cream topping: 1 cup heavy cream 1/3 cup xylitol 1/2 tsp vanilla METHOD: To Make Almond Flour Crust - Mix together and press into pie pan. - Bake at 190C until golden, about 12-15mins - Cool thoroughly before filling. Cherry Cheesecake Portion: - Whip cream with xylitol until stiff peak. - Mix cream cheese, vanilla, cherries and erythritol together until smooth. - Fold whipped cream into cherry cream cheese mixture until well combined. - Pour this mixture over top of the almond flour layer. - Pop in the fridge and allow to set up for at least 2 hours, up to 4 hours. Pistachio Cheesecake Portion: - Whip cream and xylitol until stiff peak. Set aside. - In a food processor pulse the pistachios until they become paste-like. - Mix cream cheese, pistachio paste, vanilla and erythritol together until smooth. - Fold whipped cream into pistachio cream cheese
mixture until well combined. - Pour this mixture over top of the cherry layer. - Pop in the fridge and allow to set up for at least 2 hours, up to 4 hours. For the whipped cream topping: - In a stand mixer combine all ingredients, whisk on low initially then gradually increase to high speed until the mixture is fluffy. Spread over top of the cheesecake. A trial has been launched to see if the drug – normally used to treat erectile problems in men – could help stave off a common form of the disease. The drug, called Tadalfil – which is in the same family as Viagra – works by dilating blood vessels. Scientists believe it could treat vascular dementia by increasing blood flow to the brain. Vascular dementia is the second most common form of dementia, and accounts for around 110,000 cases of dementia in the UK. It is caused by damage to the small blood vessels of the brain, leading to reduced blood flow to brain tissue. This damage to the brain’s blood vessels - known as small vessel disease – makes artery walls become thick and stiff, which prevents them from responding to the brain’s changing need for blood. The result is damage to deep
parts of the brain due to insufficient blood supply, leading to problems with memory. The damage, which can develop and progress over many years, is seen in the brains of 50-70 per cent of older people. The researchers hope Tadalafil’s blood-flow boosting properties can prevent this damage, and stave off vascular dementia. Dementia, characterised by deterioration in memory, thinking, behaviour and the ability to perform everyday activities. Worldwide, 35.6 million people have dementia and there are 7.7 million new cases every year, according to World Health Organization figures. Leader's at last year's first G8 summit on dementia called for increased investment and global collaboration in dementia research in order to find a treatment for the disease by 2025.
SLEEPING BADLY IN OLD AGE COULD SPARK DEMENTIA Sleeping badly in old age can result in brain changes associated with dementia, say scientists.
A study found those who spent less time in deep ‘slow wave’ sleep were significantly more likely to lose brain cells than those who slept the most deeply. The research also showed that lack of oxygen caused by the snoring condition sleep apnoea increased fourfold the risk of tiny areas of damage in the brain. These abnormalities are linked with the development of conditions such as Alzheimer’s. Experts say it is not yet clear if people sleep badly because they are in the early stages of dementia, or if it is the other way round and lack of rest exacerbates the disease process. The study was published in the online edition of the journal Neurology

H o w T h e R ed S ea Re a lly Pa r t e d ? Moses Used Knowledge of Tides to Ensure a Safe Crossing for the Israelites - Instead Of Waiting for a Miracle, Expert Claims
T
he moment Moses parts the Red Sea is one the most famous Biblical miracles.
But instead of relying on God to divide the water into two huge columns, as seen in the 1956 film, 'The Ten Commandments,’ Moses may have instead used his knowledge of tides to guide the Israelites to safety and escape the Pharaoh’s army. This is the claim made by Dr Bruce Parker, an author, visiting professor at the Stevens Institute of Technology, New Jersey, and former chief scientist of the of National Oceanic and Atmospheric Administration (NOAA’s) National Ocean Service. In the Biblical story, Moses parts the sea, allowing the children of Israel to cross a dry seabed to the opposite shore, while the waters ‘close’ and drown the Pharaoh’s soldiers, who are in pursuit. The tale will feature in Ridley Scott’s ‘Exodus: Gods and Kings,’ who claims that his version will be more ‘realistic,’ with the parting explained by a tsunami caused by an earthquake. This is because, before a tsunami strikes, coastal waters often recede. However, Dr Parker writes in The Wall Street Journal that the explanation is flawed, because waters typically only drawback for up to 20 minutes, which could not have given the Israelites enough time to cross the dry seabed, thought to be at the Gulf of Suez, at the northern end of the Red Sea. Moses would not have been able to predict an earthquake and tsunami, unless he was tipped off by God, he added.
Instead, the expert believes that Moses used his local knowledge of tides to ensure his people got safe passage. In the Gulf of Suez, the low tides mean that parts of the seabed can be dry for hours, before the waters make a sudden return. According to the Bible, the children of Israel were camped on the western shore of the Gulf when the Pharaoh's troops were spotted in the distance. Dust clouds raised by chariots and horses of the approaching army would have allowed Moses to calculate their time of arrival, Dr Parker said. Having lived in the wilderness, Moses would have known useful low tide Red Sea crossings and by looking at the moon, he could have predicted when low tide would occur. This knowledge would not have been used by the soldiers who lived along the River Nile, which is connected to the Mediterranean Sea and does not have dramatic tides. Dr Parker writes: ‘Knowing when low tide would occur, how long the sea bottom would remain dry and when the waters would rush back in, Moses could plan the Israelites’ escape.’ The Biblical tale cites a full moon on the night of the dramatic escape, which would have meant that the low tide would be at its lowest, allowing the seabed to have stayed drier for longer, giving the people longer to cross. If this was the case, the high tide would also have been higher and more likely to drown an army, as described in the Biblical story.

The stalwart of the Lexus range the sportyyet-practical RX has come in for a spot 2014 rejuvenation. Rx 350 ex In 2012, the popular RX range received the new Lexus corporate identity and signature spindle grille. For 2014, the RX has been refreshed even further with a new Appearance Pack that is now standard on the RX 350 EX model. This pack comprises a re-designed bumper with larger air intakes to boost the muscularity of the front view. Other changes include new 19-inch alloys (as opposed to the 18-inch units on the outgoing model), as well as LED-type front fog lamps. For the RX 450h SE, the latest upgrade includes the LED interior lighting package as well as the adoption of the Integrated Sport Driving system which enables the driver to tune the Drive Mode Select to Eco, Normal or Sport settings.
