Davis Brody Bond is one of the nation’s leading architecture, planning, and design practices with a long history grounded in designing projects on important sites in New York City and around the world. The firm’s portfolio of complex building types embraces housing and mixed-use complexes of all scales as well as academic and research buildings, cultural and performing arts facilities, museums and libraries, corporate and industrial structures, and workplaces. The scope of these projects includes new construction, restorations and adaptive reuse, as well as programming, master planning, surveys and assessments, and interior design.

For over 70 years, a large part of Davis Brody Bond’s practice has involved New York City projects. The firm first came to prominence with the design of several large high-rise housing complexes in New York City. Among them, Waterside, Riverbend, and East Midtown Plaza won recognition for setting new standards of design in a neglected area of practice. Additional projects include the residential tower at York Avenue and 61st Street; University Hall, a student residence for New York University; and several towers for the Related Companies, including the Ventura, and the Sonoma.

Recent projects include Lenox Terrace, a modular mixeduse housing development in Harlem; The John A. Paulson Center, a 735,000 sf mixed-use development for New York University; and One Hudson Yards, a 31-Story tower for the

Davis Brody Bond has worked in all five boroughs designing new buildings and renovating existing ones. The firm has been responsible for significant New York City projects such as the first restoration and expansion of the landmark New York Public Library, the expansion of Lincoln Center for the Performing Arts, the design of The Audubon Business and Technology Center at Columbia University Medical Center, and Waterside Plaza. In recent years, Davis Brody

Bond designed the National September 11 Museum at the World Trade Center, the new residential tower at One Hudson Yards, and the 735,000 sf mixed-use181 Mercer for New York University.

Few firms can claim the extent of involvement with NYC government agencies of Davis Brody Bond. From the early years of the firm, we have worked with nearly every agency in the City of New York related to construction, providing both planning and design services for a range of building types. We have a successful history managing multiple constituencies (community, agencies, owners, users, etc.); ability to manage large and complex teams; experience with documentation, record keeping and organization that public sector projects demand; and ability to build consensus and balance priorities among constituents.

New York University

John A. Paulson Center

New York, NY

The Paulson Center, NYU’s new 749,000 gsf mixed-use building, is a model for engagement with the community that promotes social and intellectual exchange, supports the school’s comsmitment to sustainability, and represents the university’s innovative leadership as global institution. The building’s diverse program includes student dormitories and faculty apartments as well as a replacement sports and recreation center; a new performing arts complex with four theaters; academic classrooms and teaching spaces; dining and café spaces; and a public atrium.

Almost all NYU students live in student housing their freshman year — easing their transition to college life, steeping them in NYU’s intellectually diverse community, and forming friendships and bonds. 181 Mercer builds on that tradition: two freshman “residential colleges” at the heart of a building that also houses faculty and a commons for students to meet, connect, and study. The varied residential program features beds for 407 freshmen, 18 resident advisors, and two faculty in-residence, as well as two staff apartments. In addition, the faculty housing tower rising at the south edge of the site will offer 42 apartments in combination of two- and three-bedroom units. The faculty tower will have a private entrance with outdoor terrace shared by faculty residents accessed from an amenity space dedicated to their use.

Situated at the southern boundary of the main campus, the new building will serve as a gateway between the large scale towers of its neighboring context and the varied urban streetscape of Greenwich Village. It will also create and enhance green pedestrian walks and outdoor spaces that are vital aspects of the school’s dense urban campus.

One Hudson Yards The Related Companies

New York, NY

Following a design competition, the Related Companies selected Davis Brody Bond to design this new 33-story building on the south side of 30th Street between Tenth and Eleventh Avenues, adjacent to the High Line. The 240,000 sf project is part of the Related Companies’ ongoing development of Hudson Yards, NYC’s new 28-acre neighborhood along the Hudson River. Complementing its surrounding structures with a mix of glass and masonry, the project comprises a 178-unit residential tower that rises above the High Line at the northern border of West Chelsea and a base at street level featuring a mix of retail and amenity spaces.

The design concept presents an updated Chelsea masonry building envelope, wrapping the building in a curtain wall “ribbon” that creates a visual connection between the High Line and the building exterior. The building’s warm, finely calibrated exterior and modest scale provide a welcome counterpoint to the imposing glass behemoths immediately to its north in Hudson Yards. The selected materials carefully mitigate the different architectural vocabularies that are present in the area, picking up the more traditional masonry construction of Chelsea while also acknowledging the prevailing glass curtain wall aesthetic of Hudson Yards.

The building siting is optimized to provide dramatic views in all directions: the whimsical roof gardens of West Chelsea and the Lower Manhattan skyline to the south, the Hudson River and New Jersey’s Gold Coast to the west, the Empire State Building to the east, and Hudson Yards’ iconic The Vessel and The Shed immediately to the north. The interiors, designed by Andre Kikoski, feature a private bowling alley and game room, a regulation basketball court, a 25-meter swimming pool and spa, and a state-of-the-art fitness center.

10 Halletts Point Public Spaces & Model Apartments

Queens, NY (Spacesmith)

Davis Brody Bond’s partner firm Spacesmith worked closely with The Durst Organization on the design of the amenity spaces for 10 Halletts Point — a new, high-rise, mixed-use residential development on the waterfront in Astoria, Queens, and the Durst Organization’s first major development located outside Manhattan.The project is comprised of a pair of towers (one 22 stories, the other 17 stories) that rise from a residential and retail podium maximizing views of the East River, with a large scale roof top and amenity space for residents. 20% of the apartments are slated for affordable housing. that include a fitness center, children’s recreational area, as well as the lobbies, corridors, mail areas, model apartments, and a leasing office.

Our concept of well-being and comfort dovetailed beautifully with the Durst’s directive to create public spaces that feel homey, like extensions of tenants’ apartments. Muted colors, textures, and warm color palettes are used as a theme throughout. The Durst Organization has an impressive track record of building, operating, and managing properties to high sustainability standards. Spacesmith is proud to share this vision with the Durst’s and researched, explored, and implemented new approaches to building and furnishing spaces in sustainable ways. Indoor environmental air quality was of utmost importance, therefore rigorous emissions testing and third party verifications were requested and vetted for all building materials and furnishings.

Model Apartments. Spacesmith worked closely with the Durst Organization to design and style six model apartments as part of their new mixed-use residential development, 10 Halletts Point. Our team designed spaces that emphasize sustainability and wellness. Fabrics and furniture were sourced from companies with green manufacturing processes and those who use sustainable, healthy materials. Each model unit offers a different theme to help potential residents imagine the full range of possibilities for their future home. A spectrum of styles is depicted, ranging from classic to modern. Each apartment works within one thematic color, appearing as accents in rugs, fabrics, and accessories in an otherwise neutral finish selection.

The Veneto The Related Companies

New York, NY

Located on East 53rd Street and Second Avenue, the Veneto offers a modern interpretation of sophistication to its midtown neighborhood. The East 50s have been associated with fine residences since the 1920s — a legacy that has continued with the completion of this 137-unit, 34-story residential tower. Stone, masonry, and glass add textural interest to the building’s sleek tower and rectilinear base.

The building features amenities such as a common room with terrace, an exercise room, laundry facilities and below-grade parking. One-, two-, and three-bedroom units are available, and the ground floor features retail space.

495 Eleventh Mixed-Use Development

New York, NY

495 Eleventh, a 48-story mixed-use development, is a study in composition and juxtaposition resulting from its transitional location in Manhattan’s Hell‘s Kitchen, straddling the established residential neighborhood to the north and the glamorous new Hudson Yards district to the south. The striking, 650’ high, 745,000 sf project contains a variety of program uses, including ground floor retail: a 24,500 sf supermarket; 305,000 sf of commercial space; a 20,000 sf conference center; and a total of 348 affordable rental residential units (including 48 supportive units) located strategically across the building. This program is supported by three belowgrade levels, including a special vehicle parking facility for the NYPD.

The project’s use of multiple alternative energy sources — including wind turbines and a solar array for its tri-generation central energy plant — is expressed externally as the building’s crown. On an urban scale, the building fills a significant void in the current Manhattan skyline; its profile is distinctive yet harmonious with the overall skyline composition.

The project’s material palette responds to the character of the surrounding neighborhoods. In the tower facing north, a balance of glass and UHP concrete panels echo the masonry aesthetic of Hell’s Kitchen, while the south of the building is largely glazed in keeping with the sleek curtain wall language of Hudson Yards. Exposed steel members and accents throughout the project recall the metal accents (exposed steel lintels, fitch plates, etc.) of the site’s historic industrial use, while also supporting alternative energy installations that allow the project to target LEED Silver and Enterprise Green Communities certification.

One Sutton Place

East 61st St. + York Avenue

The Solow Company

New York, NY

This high-rise residential complex located on East 61st Street and York Avenue stands as a powerful addition to its neighborhood; its elegantly tailored facades of the 40-story building make a powerful statement on the New York City skyline. The building contains 266 apartment units as well as a fitness club, laundry facilities, and a below-grade valet parking garage. The sheer-tinted glass cladding expresses the tower as a seamless prismatic form, but also reveals hints of its interior spaces.

Designed to be comprised of two towers, construction of the complex’s first tower was completed in 2004. A similar tower, also designed Davis Brody Bond for the Solow Company, was subsequently completed directly to the south. The siting and location of the two buildings allows residents unobstructed views of Manhattan, the East River, Roosevelt Island, and Queens.

Lenox Terrace Redevelopment Plan New York, NY 36

Davis Brody Bond is developing innovative strategies to renew and expand Lenox Terrace, one of Harlem’s premier addresses. This fourteen-acre superblock, built in the 1950s, has many of that era’s planning drawbacks. Our primary goal is to activate the underused streetfronts with vibrant new retail and residential construction that reinforces Lenox Terrace’s identity and enhances pedestrian experience. We have respected both development needs and the interests of residents and neighbors. New high-rises are located to preserve light and views for the existing buildings. The parking that now occupies much of the site will be relocated to structured garages, freeing up over four acres for lawns and playgrounds. New buildings will include community and healthcare amenities, as well as supermarkets and quality retail in a neighborhood that is now strikingly underserved.

In collaboration with the Olnick Organization, Davis Brody Bond is exploring a novel development model that would offer super-efficient compact studios at affordable rents. Residents would have the use of shared amenities such as event rooms and roof terraces, and modular planning and utilities would allow potential reconfiguration into larger apartments if the market supports this. The architectural expression of the new buildings combines substantial brick bases that hold the streetwall and relate to neighborhood context with slender crystalline towers marking the corners of the site. Sustainability measures include rainwater collection for irrigation, highly efficient modular construction, increased site permeability, and planted roofs to mitigate heat island effects.

Brooklyn Bridge Park Pier 6 Housing

Brooklyn, NY

Davis Brody Bond recently worked with the developer RAL in an invited competition to design 287,000 sf of free market residential condominium space, 31,000 sf of free market residential rental space, and 130,000 sf of affordable residential rental space for this dynamic waterfront site at the south of Brooklyn Bridge Park. The design envisioned two distinct buildings that would energize the immediate area and be integrated within the park in a visually pleasing, financially sound, and environmentally sensitive way. One of the two buildings is a ground-up mixed-use condominium development containing residential, retail, and parking components; the other is a mixed-use rental building designed to contain 140 affordable units, 32 free market units, retail and parking components.

Together, the two buildings with their rippled, water-like façades provide a welcoming and engaging southern gateway to the Atlantic Avenue entrance of Brooklyn Bridge Park, while re-energizing their previously industrial waterfront setting. It was anticipated that the project would address the growing demand and diverse needs for affordable, aesthetic, and sustainable residences in the Brooklyn Heights neighborhood. In addition to the 448,000 sf of residential space, the development also provided 4,620 sf of retail and 44 underground parking spaces.

Urban Residential Design Legacy & Philosophy

Residential Legacy

The design of residential and mixed-use buildings is an integral part of Davis Brody Bond’s 70+ year legacy of contributions to the built fabric of New York City. . The firm’s early work involved the design of several large scale high-rise housing complexes in New York City. These projects, notably Riverbend and Waterside, won recognition for setting new standards of design in a neglected area of practice. Not only did they generate new housing typologies, but they also became known for using innovative construction methods. Today, our residential projects include a full range of planning, design and adaptive reuse ranging from luxury condominiums to low and mixed income projects for public and private developers and residential projects for academic and institutional clients.

Master Planning

Davis Brody Bond has a long history of working with private and public institutions to develop comprehensive master plans that serve as foundations for future growth and development. During the master planning process, the unique character, mission and purpose of a college, corporation, neighborhood guides us in the development of options which allow us to meet the technical and spatial criteria of various programs.

Our record of developing master plans has emphasized several areas of expertise. One is our focus on urban campuses and their unique constraints and challenges which often involve densely established sites with significant existing buildings. Much of this urban planning work has

included identifying underutilized structures as candidates for adaptive reuse, strategic additions and renovation. In addition, many of these urban environments serve visitors which place greater emphasis on the quality of public and gathering spaces which can foster greater social interaction and business collaboration.

A second criterion guiding our process is the need to explore and develop options for input, review and evaluation by our clients. This becomes critical as we explore strategies for implementation, phasing and long-term flexibility. Through our practice and experience we understand the need for practical and cost effective planning solutions that maximize flexibility and provide an infrastructure which will support adaptation to new functions over time.

Finally, we believe that sustainable development is a goal which underpins all aspects of a master plan. A campus or development expansion is a major expenditure of natural resources with an impact that will extend for decades, and the master planning process must include sustainability as an objective and evaluation criteria in reviewing options. This will include opportunities to improve central energy infrastructure and overall energy use, evaluation of development sites and the re-use existing facilities in terms of environmental impact and building performance, strategies to continue to build on an institution’s outdoor spaces as natural environments, performance criteria for new construction, and coordination with relevant policies and initiatives (such as transportation) that will impact a growing development as a whole.

Urban Residential Design

1. The Ventura / The Related Companies. Located on one of the Upper East Side’s busiest thoroughfares, this 22-story residential building presents a dynamic modern facade of horizontal windows and masonry bands. A striking cantilevered glass canopy, one of the first public applications of all-glass structure in the US, marks the apartment entrance, while retail spaces have double-height storefronts. A 2,700 sf fitness facility on the third floor and a landscaped rooftop solarium provide a respite from the bustle of the streets below.

2. NYU Polytech Othmer Residence Hall. This 125,000-sf residence hall is the first dormitory building on the Polytechnic University campus. Standing 18 stories, it can accommodate 400 students, with four-person suites designated for freshman students, and the upper floors containing twoperson suites equipped with kitchen facilities. Each floor has a 2-story open lounge that provides an informal area for student interaction. The remainder of the building is comprised of a student cafeteria and staff apartments.

3. Union Square South / Solow Building Co. This 475,000 sf mixed-use complex rises at the southern terminus of Park Avenue at Union Square Park. In an invited competition, the unique partnership of Related Companies and the Municipal Art Society selected Davis Brody Bond to design a building befitting its prominent NYC site — a multifaceted brick, glass and metal project that incorporates residential, retail, and entertainment components.

4. Rutgers University, University Square Residence Hall. This new 230,000 sf 12-story student residence hall in Newark, NJ incorporates a ground floor designated for commercial and student common spaces including multipurpose rooms, study lounges, and game rooms as well as a campus bookstore. Each floor boasts double-story student lounges that provide views of Manhattan and create a place for students to interact between floors. The student residences are organized as apartment-style suites with shared living rooms.

5. Strivers Gardens. Located in Harlem, this affordable, fullservice 170-unit condominium development is comprised of two residential towers of twelve and seven stories. The development contains 40,000 sf of street-level commercial space; 10,000 sf of professional office a medical office; and underground parking. The towers, twelve and seven stories respectively, offer units that can be adapted for owners of varying ages, family types, and physical mobility. The building’s ochre masonry respects the context of neigboring historic Strivers Row,.

6. One East River Place / Solow Building Co. Strategically oriented east-west with its narrow edge facing inland, this 49-story apartment tower on Manhattan’s East River was designed to provide river views to most of its 415 units. The design maintains as much of these beautiful vistas as possible for the building’s neighbors by curving the southern elevation of the building. Amenities include a public plaza, a private garden, two floors of health clubs including a roof-top swimming pool, below grade parking and medical offices beneath the lobby floor.

7. The Sonoma / The Related Companies. This 27-story residential building, located near the Midtown Tunnel exit on the east side of Manhattan, responds to the complexity of the narrow site and conforms to neighborhood zoning standards. The structure presents a subtle combination of rectilinear and curved surfaces, and gains variety through a mixture of punched and ribbon windows and granite and brick detailing. The residential component houses 259 apartments, including studios, one-bedrooms, and two-bedroom units. As a mixeduse building, it is also able to accommodate a major retail space fronting Second Avenue along 39th Street.

8. ConEdison Waterside Development Plan. DBB collaborated with OMA, KPF, Toyo Ito, Arup and Olin on this master plan for the largest remaining undeveloped site in Manhattan, along the East River directly south of the UN. Our team’s plan combined 5.2 million sf of residential, office, and retail spaces with public parks and transportation connections to envision an unprecedented new neighborhood for NYC. Each distinctive tower provides a different mix of living, working, and public programs, creating a cluster of highrise cultures. The unexpected imagery of our proposal was supported by assessment of construction practicalities, transport access, and major sustainability measures including large-scale cogeneration, water reclamation, and restored river habitats.

9. Zeckendorf Towers. Located on New York’s historic Union Square, this mixed-use development, which occupies a full New York City block, comprises 675 residential units and 325,000 sf of commercial space. The eight-story base structure contains shops, a theater, restaurants, six floors of atrium-centered office space, and an out-patient center for Beth Israel Medical Center. Two new subway entrances were part of the projectlinking the project to Union Square’s five subway lines as part of the revitalization and redevelopment of the entire Union Square district.

Residential Work Worldwide

The core principles of design innovation, technical excellence, and social engagement that have characterized Davis Brody Bond’s housing work in New York City have also been brought to bear on its international projects, from residential towers and mixed-use developments in São Paulo for the Brazilian developer Yuny, to a new World Trade Center and mixed-use development in Yiwu, China. As in all its work, the goals are minimal use of natural resources, an honest expression of structure and material, integration of building and landscape, optimization of natural light and views, and the creation of a places of lasting equity for both building residents and the surrounding environments.

Yuny Mixed-Use Complex

São Paulo, Brazil

The Brazilian developer Yuny commissioned Davis Brody Bond to complete a study for a mixed-use complex at the edge of a residential district and a new major commercial and residential development, Parque da Cidade. Supported by the city planning department through the addition of new infrastructure and the extension of a major thoroughfare abutting the edge of the entire development, the park will hold a mixture of corporate, residential, and hotel towers nestled within a large, sustainable, linear park.

The 1,000,000 sf complex for Yuny is located at the corner of the development site, pivoting between the residential and corporate zones. Taking advantage of the prominent location, the corner is occupied by a large, iconic, corporate tower, with two smaller scale luxury and lower income residential buildings placed on either side of a semi public terrace. The terrace serves as both a privacy shield from the plaza level of the tower, as well as the roof of commercial spaces placed on the street level to activate the boulevard.

Yiwu World Trade Center & Mixed-Use Development Yiwu,

China

Davis Brody Bond envisioned a new World Trade Center located at a focal point of Yiwu’s central business district, on the north bank of the Yiwu River. In accordance with a previously developed district master plan, a commercial and residential mixed-use complex was proposed and successfully developed into two design approaches — a “Romantic“ and a “Rational” approach.

The approval of zoning changes and overall program distribution established the basis for further design development. Inspired by culture and close collaboration with a local team, the two approaches were refined into three final schemes: The Drum, The Lantern and The Woodcut Screen.

The Schemes utilize the unique boundaries of the site to create an urban corridor linking the Yiwu River waterfront to the city’s green parks to the north. The distribution of the commercial program along the street grid optimizes the permeability of the World Trade Center between the Central Business District and the natural landscape, and retains its identity as an iconic location in the city.

Yuny Irlandino ‘Glasshouse’

São Paulo, Brazil

A 23 story residential tower designed for the last developable site in an affluent São Paulo neighborhood, this project is situated between a large scale commercial boulevard to the east and a smaller residential community to the west. A major goal of the project is to gain the support of the local residents for a tower, as the neighborhood consists mostly of detached two-story homes. Additionally, energy reduction in the intense Brazilian sun was important both from a sustainability standpoint and in a market of new owners seeking efficiency and comfort.

The design proposes a system of exterior, operable louvers that screens sun from the living areas on the west while dividing the large facades into smaller units, mitigating the scale change to the surrounding neighborhood. The louvers are mechanically operable from both a central system and from the individual units, thereby giving the façade a random pattern effect. The central system would position louvers for optimal solar control based on the time of day and season while tenants had an override to control views or gain privacy. The design places groups of framed louvers in larger sets of three stories to provide scale while local renewable building materials such as fabric and wood are being considered for the louver blades.

This 6,500 sq m residential building with commercial use on the ground floor consists of units of small studios and lofts, with shared use of common areas and service. Following the precepts of The Living Architecture, an open deck on the ground floor connects the front setback, with the areas of internal lounges and reception, in an unobstructed visual axis that runs through the open recreation and pool area at the back of the building.

Localizada numa área ainda bastante desocupada mas central, a intervenção conhecida como “Provisão 6” terá grande importância na conexão entre áreas ao sul e ao norte da Gleba, com a implantação de uma nova avenida coletora. Quatro novas quadras foram criadas para a construção de 360 unidades habitacionais. Os prédios foram implantados no perímetro das quadras, criando pátios internos privados com áreas comerciais que se abrem para as calçadas. Isso minimizará a construção de muros, evitando também o surgimento de espaços residuais entre os edifícios.Buscou-se sempre priorizar a convivência entre o público e o privado, reforçando o conceito da construção do bairro, da cidade, com a qualificação da rua como elemento urbano importante e voltado ao pedestre.
