@deeringbay

A Letter From The President Dear Deering Bay Members, We are headed into what will be an busy and exciting summer at Deering Bay. Director of Food & Beverage Anacelis Torres and Executive Chef Surelys Negron Figueroa are preparing new lunch and dinner menus that will be rolled out within the next few weeks. I am sure I speak for many of us when I say that I am very much looking forward to trying their new creations! Leo Chomiak President Board of Directors

Although we have received the permit to proceed with the construction of the 19th Hole Restaurant, ORIGIN Construction has been conducting final site evaluations, particularly of the underground area. Shortly, they will be driving in the pylons which will cause some dirt and noise for a few days, likely causing temporary pool closures in which we will keep you all updated on. The scheduled improvements to the Driving Range will be installed in June, including taller poles and netting, Cover Shot practice tents, and Astroturf hitting mats. Thanks to our Director of Membership Daniella Tosta, we have seen great interest in the Club, especially in the month of April. The Full Golf initiation fee has officially increased to $125,000, with all other categories increasing proportionally by 60%. The Board of Directors has approved changing the Young Executive Membership to one uniform category as of May 1st as well. The Young Executive Membership now has an initiation fee of $50,000 and a 15% discount on Full Golf dues for those under 40 years old. The club continued its strong financial performance through the end of the first quarter highlighted by many golf events, strong merchandise sales and continued membership growth. Year-to-date revenues have exceeded the prior year by $650K and the management team has done an excellent job at controlling operating expenditures and remaining under budget. Overall, the club has generated positive net operating income, exceeding prior yearto-date results by $56K. After much analysis and debate regarding the Club’s different management options, the Board has reached an oral agreement to extend the Club Management Agreement with Troon for 2 years. We are working with legal counsel to finalize the contractual agreement. This decision was made after thoughtful consideration and reviewing proposals from other club management companies, such as ClubCorp, Kemper Sports, McConnell Golf, Hampton Golf, and Concert Golf. In addition, members of the Board had discussions with GGA Partners, which is an international consulting firm for golf and country clubs around the world, and Kopplin Kuebler & Wallace, which is an executive search firm specializing in the country club and hospitality sector.

3

The terms that have been negotiated will fundamentally transform the Club’s relationship with Troon. Going forward the relationship will be founded on a performance based compensation plan, which will be measured according to key performance indicators or “KPIs” focusing on measuring: • • • • •

members satisfaction, staff satisfaction, executive management retention, members food & beverage satisfaction, and members golf course and golf operations satisfaction.

There are differing weighting given to the various KPIs listed above with the greatest weight being given to members satisfaction. These KPIs align with performance measures and bonus criteria for Fran Roach, our General Manager. The extension agreement will employ a carrot and stick approach towards establishing Troon’s management fee during the extension period. Meaning, their performance between June 1 and December 31, 2022, will establish the base management fee for 2023 and 2024. Meaning, if Troon “fails to meet” all the KPIs, then their base management fee for 2023 will be approximately 23% less than the management fee they are receiving in 2022. If Troon “meets” all the KPIs, then they will be entitled to receive a management fee for 2023 that is approximately 8% less than the management fee they are receiving in 2022. If Troon “exceeds” all the KPIs, then Troon will be entitled to receive a management fee for 2023 that is approximately 8% more than the management fee they are receiving in 2022. Moreover, in 2023 and 2024 Troon’s management fees will be subject to similar adjustments based on their performance in those years. Performance will be measure throughout the year to gauge progress and identify trends via an independent third party. Club has negotiated various options to terminate the extension agreement early. The Board’s rational for extending the agreement with Troon centered around our belief in our current team led by Fran Roach and the rest of the executive management team. We believe the current team, that has only recently been assembled, needs an adequate period of time to effectuate the changes our members desire and deserve. There have already been noticeable progress in many areas and we are excited about the future possibilities. Over the past several years, the Club and its members have experienced a great deal of challenges and inconveniences. We felt it is critical to provide for an extended period of stability, improving services and experiences at the Club for our members and their guests. With that in mind, the Board decided to support the team by not making any wholesale management changes that could end up upsetting the apple cart. Have a great month and start to summer! Leo

A Letter From The General Manager Dear Deering Bay Members, I hope everyone had a fantastic April and that May will be even better! April was a great month here at the Club and I wanted to thank each one of you that spent the Seder and Easter holidays here with us at Deering Bay. We were honored to have been a part of your celebrations.

Fran Roach General Manager gm@dbycc.com

For our Golf department, it was a busy month with the finale of the Men’s President’s Cup, the Men’s Club Championships, and the Women’s Club Championships, there was some great golf played. Congratulations to all of our winners, especially Jonathan Dresnick, Jose Buezas, and Maria Dresnick.

The Junior Golf Program is in full swing thanks to Assistant Golf Professional Jonathan Behee. We are looking forward to thew last few weeks of the Spring Junior Season, culminating in the Junior Club Championship on Sunday, May 15th. The Tennis Department had a wonderful month as well with our Women’s Member-Guest Tournament which had to take place over two days because of an amazing turnout! Our Women’s USTA 6.0 and 7.0 have represented Deering Bay so well and will be competing in the State Championships in Orlando! I wanted to say a big thank you to everyone who has donated to our Team Member Nick Serpa as he battles cancer. I am so proud to say that we have raised almost $25,000 for Nick and his family! Nick is so grateful for all the support from Deering Bay’s members and associates. We have restarted the Team Member of the Month Program and when the votes were counted we had a tie and decided to name two winners, Golf Course Maintenance team member Gino Perez and Assistant Golf Professional Jonathan Behee! On Monday, May 9th, we will be having a Team Member Appreciation Day to say “thank you” to our amazing team members that work so hard every day for us. To our members leaving the area over the next several weeks, I hope you have a fantastic summer. We will miss seeing you all around here, but I can guarantee that this next season will be one of the best yet. I am always available to listen to your comments or feedback at any time. The future is bright at Deering Bay! Have an amazing May! Fran Roach, PGA General Manager 5

News From The Golf Course Dear Members,

Daniel Stover Director of Golf Course Maintenance d.stover@dbycc.com

The windy and dry month of April has made moisture management on our course challenging. The maintenance team has been working hard to minimize the hydrophobic dry spots on certain fairways and tees. The silver lining is that this wind has masked our high mosquito counts. However these conditions are forecasted to change in the first week of May. When this happens, the golf course maintenance team will begin fogging within the property with an organic product to control our mosquito populations. Skin So Soft with Picaridin or any bug spray with DEET will do just fine as an added layer of protection.

However please be sure to apply these products while you are on the cart path. DEET will burn turf as fast as any herbicide and can take days or weeks to recover depending on where it was sprayed. As an example the picture below is off from #13 collar. If this was applied on the green we may have had to replace grass.

Fogging will begin at 7:15 am on days of favorable winds and when the mosquito counts warrant an application. This should provide sufficient time for the applicator to get ahead of golfers and avoid disturbing our residents. As always you can email me at any time with questions or concerns at d.stover@dbycc.com Daniel Stover
