This new production facility accommodates the expanding needs of ProMinent Fluid Controls, an international manufacturer of components and systems in the field of fluid handling. The new development occupies approximately 6 acres adjacent to ProMinent’s existing 47,000 square foot facility. The program includes two-story 5,600 square foot office component that will serve the 16,500 square foot high-bay production area with the opportunity for 35,000 square feet of future expansion. The facility is positioned on a challenging site to maximize building area and to minimize grading and retaining walls. The angular shape of the office building was derived to accentuate the entry area, orient the glazed facade perpendicular and centered on Mercantile Drive so it is visible upon vehicular approach and to juxtapose the office against the box shape of the high-bay production building beyond. The new Baker Hughes International site includes a 55,000 sq. ft. office/workshop building, a separate 4,300 sq. ft. radioactive and explosives storage warehouse, and over 180,000 sq. ft. of outdoor yard storage. The facility accommodates over 7 multi-ton cranes and other equipment, laboratories, hazardous storage and workshops. The exterior design maximizes the visual impact of the main building from the highway while shielding the service areas from view. Working on a Design/Build team with the General Contractor has provided many opportunities to make the project as economical and efficient as possible, given regular changes in project scope and program requirements.

Desmone Architects is currently working with RIDC and Carnegie Robotics to transform the former Heppenstall Steel building located in Lawrenceville into a world-class robotics innovation and production facility. Carnegie Robotics, a spin-off company of CMU’s National Robotics Engineering Center, builds highly reliable robotics products and smart sensors to improve productivity, reliability and safety in a variety of commercial, industrial, and defense markets. The renovation calls for the addition of two new 8,500 square foot floors inside of the existing single story 29,000 square foot high bay structure. The new floors will house three new clean room assembly labs, two new research and development labs, office space, team building and conference spaces. The remainder of the facility will also be used for the manufacturing of large robotic apparatuses, warehouse and distribution. This international headquarters accommodates all corporate, technology, warehouse and distribution functions for a manufacturer of hypo-allergenic bedding products. Located on a redeveloped brownfield site along the Monogahela River, the development occupies approximately 7.5 acres of the former U.S. Steel Duquesne Works. Confronted with the challenge of combining an 18,000 SF office component with a 90,000 SF high-bay warehouse structure, the design seeks to create a visually integrated building by manipulating roof forms, massing and material composition while wrapping the most prominent corner of the facility with the twostory mass. The original design allowed for future expansion with minimal disruption to ongoing operations. In February 2007, ATC opened the $9.2 Million, 83,000 SF expansion, also designed by Desmone & Associates. Century Business Park is a new office/flex park currently in development. The site location is on a prime corner along Route 19 in the growing Cranberry Township Area in Butler County. The site boasts five parking spaces per 1,000SF, has no add-on factors, and is subdividable. On the site are three office/flex buildings that range in size from 15,000SF to over 30,000SF. Per the owners request, the buildings are highly visible from Interstate 79 and Route 19 with easy access also to Route 228.

Building 300 is the third of nine buildings to be built in Settler’s Cabin Business Park located in Collier Township. The 23,000 sq.ft. building was built for maximum flexibility. Modular bays and openings in the front allow for a variety of sizes and configurations of tenants, and lower rear openings allow for garage doors or window patterns similar to the front and side elevations.

The building was purchased and renovated into a multi tenant mixed use facility. Everything in the building was renovated to meet the newest building codes and to be made ADA compliant. The front façade of the building was completely removed and replaced with a new energy efficient glass curtain wall and spandrel panel system. The parking lot was reworked and expanded to accommodate the larger parking requirements of the new occupants. The tenant occupying the back bays of the building consists mostly of high bay warehouse space along with a 2 story office space. The main tenant in the building is a fully renovated and updated commercial office space split into 2 floors at the front of the building consisting of private offices and open office workstations. The space also includes a large cafeteria, the main computer hub, several conference rooms and a training center. Thar Technologies is a worldwide leader in providing large scale supercritical fluid technology solutions including process and pilot scale equipment, process development, and toll processing. Thar’s new 77,000 SF facility in RIDC Park in O’Hara Township, houses warehouse, office, lab and process space. The process area includes a staging portion, multiple dry labs with walk-in hoods and quality control center to support their food processing operations. The 7,250 sf office is a mix of open and closed offices and is connected to a café with conference room seating that serves the employees of Thar and surrounding businesses. Energy efficiency was a large factor in the renovation of the space, and the project will incorporate Thar’s own geothermal technology.

Renovation/adaptive re-use of existing 180,000 SF industrial building, formerly the WRS Motion Picture facility. Due to the overwhelming size of the building, it was decided to remove 50,000 SF to create more useable space and building frontage for clients. This also created an exterior courtyard and allowed for easier access into the development. The building was 100% leased before construction was complete.

The study determined that a 30,000 GSF addition to the existing building would be required to meet the preliminary programming requirements. Conceptual block diagrams for a new facility was also prepared in order to compare new vs. existing. Probable cost estimates were prepared for both options and are currently being considered.
