… that is all you get for now! FAAR will unveil its brand new logo on September 14 at the Expo. After more than 20 years, the old logo will be replaced with a modern version that still depicts the diversity of real estate in the region of the City of Fredericksburg, and the counties of Stafford, Spotsylvania, King George, Caroline and Colonial Beach area of Westmoreland County. The rebranding represents a reenergized commitment by the Association to serve the entire area its agents serve.

Also getting a new look is the Real Estate Academy (RECA) which has been renamed the FAAR Academy. The rebranding of the logo is a stylized upgrade. The school, founded in 1999 and approved by the Virginia Real Estate Board as a provider, offers exceptional opportunities for continuing education, designation courses and trending topics that impact the business of the area’s REALTORS®.

Manning the Helm When a pirate captain takes the helm, he (or she!) steers the crew toward their next adventure. Manning the helm means a purposeful direction and guidance toward the next successful venture. It also means taking ownership over personal decisions. Now that your ship is going full-sail in the height of summer and selling season, it may be difficult to even catch a breath. However, it is more important than ever to take care of yourself and to be assertive about what you will and will not do. Taking charge of your business also means putting your wellness first because being healthy both mentally and physically keeps you in the game and gives you endurance for the months ahead. It is okay to turn your phone off even if it is just for an hour. Do something you enjoy. Go on a peaceful hike. Take the kids to King’s Dominion or splash around at Pirate’s Cove. Watch an

episode of your favorite series on Netflix while sipping on Sandbar Rum. Whatever you do, make sure it refreshes your spirit and rejuvenates your desire to be the best agent you can be. Real estate never stops; therefore, you must be proactive in making a break for yourself. It is wise to organize your schedule on your terms when you feel the need for peace and order. If meeting someone at a house at 6 AM doesn’t work for you, be assertive and offer to meet them at another time. Chances are the client will be willing to adjust to your availability which will ultimately save your sanity. Do take the time to nourish your body with the best of pirate fare: subsisting on hardtacks and stale beer is no way to live. Treat yourself to delicious balanced meals to keep your health in ship-shape. Setting aside even ten minutes to do a morning jog will invigorate your senses and give your mood the rush of positive endorphins you

need to interact well with clients and new leads. Manning the helm means taking charge of your life when things seem out of control. When you guide your ship, you can dodge rocks, deceptive shallow waters, and upcoming storms. Steer wisely and confidently to guide your brand to peaceful and fruitful shores. Remember, you can only succeed if your ship stays intact. So, onward, pirate captain! Direct your crew wisely and love yourself first!

FAAR slides to an easy, 2nd year NAR recertification By Pat Breme, RCE, CIPS, Chief Executive Officer

Two for two- the Association has been recertified by the National Association of REALTORS® because it provides the core standards necessary to competently serve its members. “The first year we had to gather and organize a huge amount of the required information. It was a cumbersome task”, comments staff member Kim McClellan, who collected the information from each department. “This year we knew what to expect and we filed the material as we went along.” Beginning in 2015, every REALTOR® association across the country had to verify the existence of a professional standards process, proper accounting practices, community outreaches, political involvement, and training for the staff. In 2017, new standards will be added to verify that there are established educational opportunities for members and leadership training for Board of Directors. FAAR easily meets the requirements because the association goes beyond the basics in services to the membership and involvement in the community.

Clint Van Zandt, famous Criminal Profiler and FBI Hostage Negotiator announced as FAAR Expo Keynote Speaker By Julie Carriger, Marketing Director

FAAR is pleased to announce that former FBI Hostage Negotiator, Criminal Profiler and MSNBC Analyst, Clint Van Zandt, will be this year’s Keynote Speaker. Mr. Van Zandt is brought to you courtesy of C&F Mortgage. The 2016 FAAR Expo will be held on September 14, 2016 at the Fredericksburg Expo and Conference Center. The FAAR Expo theme for 2016 is Monopoly, which should lead to some very creative vendor booth displays. The Expo floor will open at 9am and close at 2pm. At 2pm there will be a Boardwalk Bash with Happy Hour, networking and prizes. Pricing for the FAAR Expo will be $20 for FAAR members and includes access to the trade show floor, unlimited classes and lunch. FAAR under construction??? By Pat Breme, RCE, CIPS, Chief Executive Officer

No, the Association is not moving but it is going to expand its space by taking roughly a third of the space from its first floor tenant, C&F Mortgage. In addition to being rebranded as the FAAR Academy, the school (formally the Real Estate Career Academy, RECA) will expand its existing second floor classroom. The Board of Directors room will

move downstairs so that the classroom can have its space. The enlarged classroom will accommodate up to 75 students comfortably seated. Downstairs, in addition to the new BOD room, look for a separate meeting room for the committees and a storage/video production room and another member gathering place. If all goes as planned, construction should be completed by the end of the year. The construction progress will be shared with the membership on social media.

ALL NEW GRI CLASSES IN 2016! The Graduate REALTOR® Institute (GRI) is an education program and designation sponsored by Virginia Association of REALTORS® (VAR). It is a nationally recognized by NAR and is one of the most popular designations among REALTORS®. This program focuses on developing and increasing participants’ professionalism and skill level in ways that positively affect their bottom line. As business standards, legal regulations and technology changes, VAR is determined to maintain the best GRI program. In order to provide an exceptional learning experience to our REALTORS®, the GRI curriculum is currently under development, and will be unveiling the new curriculum in May 2016. 6

VAR has taken the original 14 classes that were each 8 hours long and completely revised the content. To meet NAR’s new standards, VAR has updated its REALTOR® Institute program to offer 10 classes, with most being six hours long, totaling 60 hours of coursework for the completion of the designation. VAR will continue to offer the program in partnership with our local associations, and is excited to announce all 16 hours of CE or 30 hours of PL requirements will be met when attending the 10 modules!

Current GRI students, if your 5 year completion deadline was in 2014, 2015, or 2016, VAR will grant you an extension to 2017. VAR will work one-on-one with all students to make sure that you have the courses needed to complete your designation within a timely manner. Awards committee tweaks the awards application forms, urges members to “Show the love” and warns, "Don’t miss the DEADline!" By Pat Breme, RCE, CIPS, Chief Executive Officer

Awards applications have dwindled and the Awards Committee is dedicated to changing that. The group reviewed all the forms and made a huge effort to make them easier to fill out. According to Chair Bonnie Ramey, “There are members out there who are deserving and cumbersome forms should not be a deterrent to giving recognition to them.” She and Vice Chair Corey Green urge members and brokers to take the time to review the various recognitions. “There is someone in your REALTOR® life who is perfect for one of the FAAR awards.” The Awards Committee identified two awards seasons- for Spring, Show the Love and the fall awards promotion is, Don’t miss the DEADline! Look for video clips that feature past award winners who will comment on what the award has meant to them. The managing broker community

FAAR Lauds Major Atlantic Gateway Funding Award By Kim McClellan, Public Policy Director

The Fredericksburg Area Association of REALTORS® (FAAR) lauds the recently awarded federal FASTLANE grant that will fund the massive Atlantic Gateway project. The FAAR Board of Directors wrote a letter of support for the project in May, which represents a major multi-modal transportation project that would bring increased rail and road capacity to the Fredericksburg area. On Friday, July 8, FAAR Public Policy Director Kim McClellan stood with many other members of the Fredericksburg Regional Chamber of Commerce’s Transportation Committee and local elected officials at a special press conference called by Governor Terry McAuliffe to announce this $165 million federal grant.

The grant will jump start several major transportation projects in this region to help alleviate traffic woes. The HOT lanes will be extended down to Fredericksburg, a new span will be built across the Rappahannock River to allow the addition of collector-distributor lanes between Rt. 17 and Rt. 3, and there will be major rail improvements along the corridor from here to Washington, DC. Virginia scored the largest grant award in the country out of this round of FASTLANE grants and work will start as soon as possible.

The FAAR Board of Directors sent a letter back in May to Senators Warner and Kaine urging them to support the Commonwealth’s FASTLANE grant because the Board recognizes the vital importance that an efficient transportation network has to this region.

As the President of the Fredericksburg REALTORSŽ Foundation, I have the unique opportunity to regularly meet with leaders of various charities operating throughout our region. The Foundation supports many organizations whose names are very familiar to most people like Habitat for Humanity, Thurman Brisben, and Empowerhouse. But how about S.E.R.V.E.? Or Beauty for Ashes? These are charities that I had no idea were operating just miles from the FAAR building and doing some incredibly inspiring, amazing work. Each Governor is tasked with establishing a relationship with a local charity, getting to know that charity and their needs, and helping them through the grant application process. Donna Chandler developed a relationship with S.E.R.V.E., Stafford Emergency Relief through Volunteer Efforts. The Foundation presented a $750 check to the organization to help with emergency housing needs such as rental assistance. When visiting the facility, the Foundation Governors were humbled by the amazing work that went on in a building right off Route 1 that most of us didn’t even know was there. They operate a food pantry but some of their most frequent needs are toilet paper and feminine products. Items that are just part of everyday life can be a huge struggle for those barely getting by and having ready access to something so basic is a matter of human dignity for many people in our community.

The Heroes Hidden Among Us By Mary Beth Rich, President, REALTORSÂŽ Foundation

New Governor Carrie Danko discovered a new charity called Beauty for Ashes. The charity is associated with Teen Challenge and has a residential facility right off River Road to serve pregnant and mothering young women with substance abuse issues. The owners of Beauty for Ashes completely renovated an old house into a loving, beautiful home for mothers and their children. The program supports these women to become the best mothers they can for their children and puts them on a path to success for themselves. The Foundation was able to present Beauty for Ashes a $2,000 grant to help sponsor one family currently housed at the facility. Discovering these charities really showed us that heroes are truly hidden among us. The staff and volunteers of these organizations work tirelessly to ensure that those in our community who are struggling can live with dignity and respect. The Foundation is always looking to partner with new charities and support housing needs. I encourage any member who knows of any other hidden heroes to contact the Foundation at foundation@faarmembers.com so that we can reach out and see if we can help.

Don’t Cross It Off! By Kim McClellan, Public Policy Director

August means long summer days, iced tea by the pool, and….dues? Yes, dues bills are sent out in August and each member has an important decision to make when paying that bill. The decision is whether or not to pay the $30 voluntary contribution to the REALTORS® Political Action Committee, or RPAC. FAAR, VAR, and NAR use dollars raised through RPAC to support candidates running for election. While it seems pretty simple, RPAC means politics, it’s actually a whole lot more than that.

Have you ever filled out a blank form that became a real estate contract for your client? Without the assistance of a lawyer? Of course, you do it all the time. Have you ever had a buyer use some type of government loan? Again, probably all the time. Have you ever accidentally (or maybe intentionally!) placed a real estate sign in the right-of-way when advertising an open house? Sure, most agents do. These things all seem commonplace, things you do every day in your business and don’t think twice.

But imagine for a moment that only lawyers were allowed to fill out real estate contracts. Imagine there was no such thing as a VA or FHA loan. Imagine that each sign placed in the right-of-way was a $500 violation. If any one of those things happened, it would significantly impact your business. Maybe even cause you to not be in business anymore. RPAC helps protect the way you do business and stops the things you just imagined from happening.

Without the ability to support candidates in local, state, and federal elections that understand and support real estate, the industry would look much different. The relationships we’ve been able to establish through RPAC support aids the REALTOR® organization at all levels to protect the way you do business and to protect the rights of private property owners. So when you get that dues bill, think twice before crossing off RPAC. For the cost of just a few cups of coffee, you can invest in RPAC and protect your business from onerous laws and regulations. An investment in RPAC is truly an investment in your business.

He is often heard internationally on BBC radio and TV and he has been interviewed hundreds of times on US radio stations and is frequently quoted in newspapers and periodicals from around the world. As the FBI’s Chief Hostage Negotiator and an early member and Supervisor in the Bureau’s renowned Behavioral Science, or “Silence of the Lambs Unit,” he negotiated with some of the most infamous hostage takers in the world, while his behavior profiles have helped to solve many major crimes. Former FBI Director Louis Freeh called Clint “a pioneer” in the field of behaviorally oriented investigative techniques. Clint Van Zandt is a highly sought after speaker by groups across the country and he is often heard speaking on cruise ships that ply the waters of the world. His first book, Dynamic Processes of Crisis Negotiation was awarded

the Best Book Award by the International Association for Conflict Management, and his current book, Facing down Evil, Life on the Edge as an FBI Hostage Negotiator, has been published in hardback, softback, as a book on tape and as a Reader’s Digest Best Book. He received his undergraduate degree from Southern Illinois University (SIU) and his masters and doctorate degrees from the State University of New York as well as a second doctorate degree from SIU. He has coordinated psychological threat assessment for the FBI with the US Government’s Nuclear Emergency Search Team for terrorist and criminally related nuclear, chemical and biological incidents across the world and trained and worked with both national and international counterterrorism teams such as the FBI’s Hostage Rescue Team, US Navy Seals, US Army Delta Force and British SAS and Special Boat as well as Germany’s GSG 9 and France’s GIGN. He has lectured on threat assessment, terrorism, criminal psychology, hostage negotiations, stalking and violence before many civic groups as well as before organizations such as the US Naval Academy, the International Police Training Academy in Budapest, Hungary, the Faculty of Law at

Ontario, Canada’s Queen’s University, the American Society for Industrial Security, The American Psychological Association and in every state and in 50 foreign countries. Clint was the primary hostage negotiator during the 1987 Cuban prison riots and sieges at Oakdale, LA and Atlanta, GA, for the 1991 prison riot at Talladega, AL, and personally negotiated with Branch Davidian cult leader David Koresh, as well as with many national and international terrorists holding US citizens hostage. He has been acknowledged at the leader of the analytical team credited with helping to identify the “Unabomber,” and he corrected profiled Oklahoma City bomber Timothy McVeigh on the day of that fatal bombing. Clint has been personally profiled in many major news articles and journals, to include The New Yorker Magazine, Court TV aired a television special based upon his exploits as an FBI Agent (The Negotiator), and he currently travels the world to assist his national and international clients with various threat related matters. Clint resides in Fredericksburg, VA with his wife of almost 50 years, Dianne, and they have three grown children and eight grandchildren.
