Eric Wong, from Lucca Property, says there are three unconventional strategies that could dramatically increase your chances of winning that rental bid. Wong’s advice comes from the darker corners of real estate tactics—practical yet rarely discussed tips that could give you the edge.

The idea might sound extreme at first, but in Australia’s current rental frenzy, offering to pay rent upfront can make you stand out. “I’ve witnessed tenants outmanoeuvre competitors by offering up to a year’s rent upfront,” Wong reveals. This strategy speaks volumes about your financial stability and commitment, qualities that landlords value highly. In a market where every little advantage counts, the willingness to pay upfront can be your golden ticket.
While it might seem like an obvious move, offering more rent is a tactic enveloped in legal nuances. Agents are legally barred from soliciting higher rental bids, placing the onus on tenants to make the first move.
“You’d be surprised at how effective simply offering more rent can be,” Wong states.

For the past 65 years, the Animal Welfare League Queensland (AWLQ) has provided a safe haven for over 175,000 surrendered and stray animals. The average cost to care for an animal is $750 – and that’s a straightforward case. The organisation never recoups those costs. Breast cancer patients are being urged to participate in Project Shirley, an Australian-first research initiative dedicated to better understanding the healthcare encounters, emotional support needs and broader impact of being diagnosed with breast cancer.
Project Shirley, a research initiative designed by Pink Hope, aims to empower breast cancer survivors and patients by providing a platform to share their experiences and insights. The findings from this research will be used to raise awareness of the views of the breast cancer community and inform the development of support services to address any gaps in breast cancer care and management in Australia.
Project Shirley is named after one of the first public figures to use their fame to share their breast cancer experience, Shirley Temple, who used her fame and influence in the 1970s to help women better understand their breast cancer treatment options and to have a voice in their treatment decisions.
During a time where doctors would routinely tell their patients they were performing a breast biopsy, but then proceed with mastectomy, Temple fiercely advocated for women’s healthcare rights, famously saying, ‘The doctor can make the incision, I’ll make the decision.’
“We are calling for those who have been diagnosed with breast cancer in the last four years to participate in sharing their unique experiences,” said Sarah Powell, CEO of Pink Hope. “In doing so, participants can help elevate the breast cancer community’s voice in suggesting improvements for the future and better supporting those who will come after them.”
Around one in seven Australian women will be diagnosed with breast cancer in their lifetime, with 57 Australians diagnosed every day. Project Shirley is open to patients who have been diagnosed with HER2-negative and HR positive breast cancer, the most common type of breast cancer, currently making up 70 to 80 percent of cases.
This research will address what breast cancer patients, of all stages, across Australia think, feel, and want when it comes to their desire for support, the emotional impact of a diagnosis, how to have discussions with their health care team, and how to manage the risk of recurrence,” she said.
“The insights from Project Shirley will enable future patients to have more emotional support in their journeys, empower them to have better and more informed conversations with health professionals, and lay the groundwork for driving policy change in the healthcare industry”, Sarah added.

Queenslanders are glamming up to attend the signature Ambulance Wish Gala Dinner at the Hilton Brisbane in the name of Palliative Care Queensland (PCQ) on May 25.
Their mission? To raise vital funds to support those living with a life-limiting illness and to ensure everyone can live every day with care and dignity until their last.
Tickets are now on sale for the black-tie affair, hosted by ABC Breakfast Radio’s Craig Zonca, with hundreds of amazing Queenslanders set to attend the night of nights with fabulous entertainment, gourmet dining and a night of memorable moments.
Held during National Palliative Care Week, every ticket sold supports the Queensland non-profit peak body and its programs, including its signature program, Ambulance Wish Queensland – giving hope, comfort, and dignity to those experiencing serious illness.
“Our Ambulance Wish Gala Dinner night of nights is not just about glamour; it’s about making a difference,” PCQ CEO Louise O’Neill said.

The Ambulance Wish Queensland program was founded in 2019 by PCQ and was the first of its kind in Australia.
The program helps those of any age, living with a life limiting illness, fulfil their last ‘wish’ with their loved ones, through access to the planning, coordination, specialist transport and clinical care they need.
“Whether it’s a visit home one last time with family and friends, sitting by the ocean, or experiencing their dream of meeting the Brisbane Lions team, our Ambulance Wish Queensland program has helped fulfil over 115 – with many more urgently needed.
“Every single human deserves to live every day until their last – and this is what Ambulance Wish Queensland and PCQ’s mission is all about.
“We’re so grateful to our volunteer paramedic ‘Wish’ team who we work with to deliver this amazing service – this night is also about celebrating them – and it’s about fundraising so we can deliver this service to many more Queenslanders.”
Palliative Care Queensland is a non-profit organisation founded in 1988 supporting
Queenslanders of any age, experiencing serious illness – as well as their families, carers, specialists and generalist healthcare professionals – with access to trusted, considerate palliative care in Queensland.
The Ambulance Wish Program is one of many effective programs, but PCQ CEO Louise O’Neill said there’s still so much to be done to ensure palliative care is high-quality and accessible for all Queenslanders.
“People who enter aged care with a life limiting illness, have a disability, or live in rural and remote locations don’t receive adequate access to palliative care – and grief and bereavement support services are significantly underfunded or simply don’t exist,” she said.
“With over 38,000 Queenslanders dying each year and the number increasing as our population ages, we believe that at least 75% or over 28,000 of these people would benefit from palliative care services. Yet, it’s likely only a fraction can access this incredibly important service supporting people and their families from the time of diagnosis of a life-limiting illness physically, emotionally, socially and spiritually.”

When Monica’s brother was diagnosed with prostate cancer, it shattered her world.
But as she struggled to carry the emotional weight of the prospect of losing her brother, the responsibilities of life carried on.
Monica became her brother’s full-time carer. Over the last months of his life, Monica was struggling with all her brother’s care needs, while also managing life’s usual responsibilities. At the same time, she was trying to deal with the emotional toll of her brother’s diagnosis.
Monica was breaking. And she’s not alone.
More than 450 Australians are diagnosed with cancer every single day, with almost two in five predicted to be diagnosed with cancer before the age of 85.
One of the most challenging aspects of this difficult time is that despite their internal struggle, everyday life must go on. This leaves those people in a difficult and vulnerable position, forced to balance navigating their diagnosis with their other responsibilities, such as looking after their children, cooking, cleaning, or walking their dog.
Unlike Kate Middleton and King Charles, your average Australian is not always backed by an established support system or with an abundance of resources at their fingertips.
While research shows people with stronger social bonds have a 50 per cent increased likelihood of survival than those who have fewer social connections, even those with a strong social network can find it difficult to ask for help. Similarly, many well-meaning friends and family don’t quite know how to offer help.
That’s where Gather My Crew comes into play, offering proactive support to break down the barriers of people needing to ask for help.
Essentially, the Gather My Crew app is a free online rostering system, acting as a middle man between a person in need and their ‘crew‘ – those people that want to help but aren’t sure how.

According to Dr Palmer, the issue with saying ‘Let me know how I can help’ is that it requires
the person struggling to go back and ask for specific things which can sadly work as a barrier to receiving the help they actual need.
“On the flip side, people are ready to give help and have the best intentions but don’t know how to go about it or what to offer,” Dr Palmer said.
After a single selfless act from one of her customers, Tracie Eaton has galvanised her creative energy and expertise to support Destiny Rescue. Today, Tracie shares with us the shared vision to end child exploitation through collaboration and storytelling.
Award-winning Gold Coast contemporary artist Tracie Eaton has always sought to bring passion, meaning and a visceral nature to her works, and her latest project working with Destiny Rescue has taken this to the next level.

Destiny Rescue’s mission is to rescue and reintegrate children who have fallen victim to sexual exploitation and human trafficking. After removing children from these establishments, Destiny Rescue works with each child for up to 12 months to ensure they remain free and safe.
‘Children deserve to joyously play, dream, hope and explore. Not live powerless and in despair,’ Tracie explains, greatly saddened that we continue to live in a world where the demand for sex tourism is growing.
Saturday 8th of June marks the Phase 1 kick-off of Art for Rescue with a black-tie gala held at HOTA on the Gold Coast, which will be an exclusive evening of celebration and creativity, showcasing just what passionate changemakers can achieve when they come together.

Mother’s Day isn’t Mother’s Day without breakfast in bed. But if you’re looking for something other than bacon and eggs, we’ve got you covered with these breaky staples with a twist.
• 3 1/2 cups chickpea flour
• 3 teaspoons baking powder
• 2 tablespoons pure maple syrup, plus extra for topping (preferably golden colour for its delicate flavour)
• 1 cup + 2 tablespoons water or almond/ oat milk
• 1 teaspoon vegetable oil
1. In a large bowl, slowly add water or almond/oat milk and maple syrup to the dry ingredients. Then whisk together to form a thick batter.
2. Heat oil in a frying pan and add a ladle of batter mix and let it spread out into a thick circular shape.
3. Look for air bubbles, browning and dry edges on one side then flip to cook the other side for 1 minute.
4. Serve with your favourite toppings and extra maple syrup.
For the Ganache:
• 255g cream
• 380g dark chocolate
• 120g gianduja milk chocolate
• 60g salted butter
• 200ml pure maple syrup (preferably amber syrup for its rich taste)
• 150g praline paste
• Pinch of sea salt
Other Ingredients Needed:
• 400g chocolate, to temper
• Maple flakes, to decorate
1. Chop the butter into small pieces and allow it to soften at room temperature.
2. Chop up the dark chocolate and giandujamilk chocolate, then place into a metal bowl.
3. Boil your cream in a saucepan. Once boiled, pour this over the chocolate and mix until it starts to come together.
4. Boil your maple syrup, and then pour into the cream and chocolate mixture. Mix continuously until it forms a silky emulsion.
5. Add the praline paste and sea salt and mix well.
6. Add the softened butter and mix until fully combined.
7. Leave to cool for approximately one hour. While setting, prepare a tray lined with non-stick paper.
8. Once your ganache starts to firm, add it to a piping bag. Pipe bulbs onto the lined tray to make your truffles. This recipe makes approximately 50 truffles. Allow to set fully, for approximately 30 minutes.
9. Prepare a second tray lined with non-stick paper.
10. Temper the separate dark chocolate, then dip each truffle into the chocolate, place on the clean tray and immediately sprinkle with maple flakes. Allow to set for 10-15 minutes and enjoy!

• 500g diced lamb
• 1 red onion, chopped
• 1 glass red wine
• 3 tbsp pure maple syrup (preferably dark syrup for its robust taste)
• 4 garlic cloves, thinly sliced
• 500g potatoes, peeled, cubed
• 2 carrots, peeled, sliced
• 3 tbsp tomato paste
• 4 tbsp gravy powder
• 1 beef stock cube
• 4 cups water
• 2 tbsp Worcestershire sauce
• 2 tbsp fresh rosemary, chopped
• 1 tbsp fresh thyme, chopped
• 2 tbsp cornflour
• 1 puff pastry sheet, ready rolled
• 1 egg, lightly beaten
• Salt and pepper, to season
To Make the Filling:
1. Heat 1 tbsp oil in a large saucepan over medium-high heat.
2. Add the lamb. Cook, stirring occasionally, for 5 minutes or until browned. Transfer to a plate.
3. Heat the remaining 2 tbsp of oil in a pan over medium-high heat.
4. Add the chopped onion and garlic. Cook for 3 minutes or until soft.
5. Add the potatoes, carrots, rosemary and thyme. Cook for 5 minutes or until browned.
6. Add the wine, maple syrup, tomato paste and gravy powder.
7. Return lamb to pan then add stock cube, water and Worcestershire sauce. Increase heat to high. Bring to the boil then reduce to a simmer, covered, and stir occasionally for 2 hours or until the lamb is tender. Season with salt and pepper to taste.
8. Combine cornflour and 2 tablespoons of cold water. Add to the mixture. Simmer for 1 minute. Remove from heat and cool.
For the Easy Version:
1. Preheat oven 180°C.
2. Grease a 4 to 5cm deep, 20cm (base) pie dishes.
3. Pour the lamb mixture into the dish the line the puff pastry on the top.
4. Brush the pastry with the beaten egg then bake for 20 minutes.
For the Hard Version:
1. Preheat oven 180°C.
2. Place one circle of puff pastry dough on a baking sheet lined with parchment paper.
3. Spread the lamb filling evenly over the dough, leaving a 1-inch border bare. Press the charm into the filling.
4. Moisten the border with cold water, position the second circle of dough over the filling and press around the border with your fingertips to seal well.
5. Using the back of a table knife, scallop the edges by pushing into the dough (about ¼- to 1/2-inch deep) every 1/2 inch or so.
6. Refrigerate for at least 30 minutes.
7. Bake for 40 minutes.
For the Pastry
• 150g unsalted butter, cut into small cubes
• 180g maple sugar
• 2 eggs
• zest of 1/2 a lemon
• ¼ tsp baking powder
• 375g plain flour, plus extra for dusting
For the Lemon Filling
• 200ml lemon juice
• 150g maple sugar
• 4 eggs
• 200g unsalted butter
For The Meringue
• 3 egg whites
• 180g maple sugar
Equipment
• You will also need a loose-bottom, fluted flan tin and some baking beans.
To Make the Pastry
1. In a food processor, add the butter and maple sugar and pulse together, then add the eggs and mix on a low speed.
2. When the mixture is smooth, add the flour, baking powder and lemon zest and bring together into a dough.
3. Wrap the dough in cling film and refrigerate for 2 hours.
4. Tip the dough onto a lightly floured surface and use a rolling pin to roll out the pastry until it is big enough to cover your tin.
5. Press the pastry into the folds of the tin and make sure that any cracks are covered.
6. Chill for one hour.
7. Put a baking sheet in oven and preheat to 180°C.
8. Line the chilled pastry case with greaseproof paper and fill with baking beans.
9. Bake the pastry case for 15 mins. Remove from the oven and take out the beans and greaseproof paper.
To Make the Lemon Filling
1. Add the egg, lemon juice and maple sugar to the pan and bring to a boil.
2. Add the butter bit by bit, mixing continuously, then pour the curd into your tart case.
3. Keep the tart in the fridge for 2 to 3 hours so the curd sets.
To Make the Meringue
1. Place the egg whites in a clean, dry mixing bowl and whisk until soft peaks form.
2. Gradually add the maple sugar, whisking all the time until the whites reach stiff peaks.
To Assemble
1. Take the tart out of the fridge.
2. Spoon the meringue mixture into a piping bag fitted with a plain 11/2cm nozzle and pipe even blobs over the surface of the chilled curd in a neat pattern.
3. Gently toast the meringue with a blowtorch or place under the grill until lightly browned.
