Navigating Outside the Norms
Hi Young Professionals of GTR! We are all juggling and navigating this insane and demanding market. Showing property after property is exhausting and time consuming. As buyers are on the hunt for their perfect home, some realize they must change their search criteria to new areas, which leads to us trekking outside of our normal stomping grounds and into the “unknown” or where Mufasa from Lion King told us, “That's beyond our borders. You must never go there.” It all starts with a random text out of nowhere with a property address or a Zillow screenshot and “What about this one?” You quickly get to work to search it up on Stellar MLS and the dreaded, “No Listings were found using your search criteria.” appears. Before you quickly start on an ever-familiar rant about inaccurate data, stop yourself! Scroll down to the bottom of the listing on whichever website your customer is searching. You will more than likely find that a different MLS has sourced the data—not Stellar MLS. Well, what do you do? Don’t panic! Although you may not be a member of that MLS, you are a member of Florida Realtors® and Florida Realtors® offers a FREE benefit called MLS Advantage™, which pulls listings from 39 different associations statewide. Details like listing agent contact information, public and REALTOR® remarks, and cooperating agent compensation are all included! No need to join additional MLS’s or associations or pay any additional fees. With the listing data at your fingertips, you remain the all-knowing expert to your buyer keeping you front and center in their real estate world.
