Member News The Passing of Phil Acuff

I

t is with great sadness the KCHBA announces the death of Phil Acuff. Phil died on July 9 at his home in Overland Park, Kan. at the age of 91. Phil was involved in residential real estate sales in Johnson County, Kan., before he started Acuff Homes, Inc. in 1961. Later that year his brother, John W. Acuff, joined him in the business. His brother-in-law, Dusty Rhodes, entered the building business and in 1966 they formed Acuff & Rhodes, a major subdivision development company. The companies of Acuff Homes, Dusty Rhodes Homes and Acuff & Rhodes built thousands of homes and developed numerous subdivisions in Kansas and Missouri, which included swimming pools, green spaces and walking trails for their residents. Phil was KCHBA President in 1984 and named KCHBA’s “Outstanding Builder” in 1987. In 1989 Acuff & Rhodes was included in Magazine’s list of “Giant 400 U.S. Building Companies.” During his building career Phil was also a director at the National Association of Homebuilders. Phil, John and Dusty enjoyed their partnership for over 50 years and were proud that the family tradition of homebuilding has continued on for the next two generations. He also enjoyed being partners with his niece and nephews, Lindy Rhodes, Collin Acuff and Richard “Rocky” Rhodes. After a long and rewarding career, Phil retired in 2013.

ast month, the KCHBA Young Professionals and Professional Women in Building Council hosted a new KCHBA member happy hour featuring a presentation by Kevin Mochel of 180 Your Marketing. Mochel provided a great evening of information teaching attendees how to better their business presence on TikTok and Instagram.

In June 2021, Instagram’s leadership announced the platform was “no longer a photo sharing app”, leaning into the trend of focusing on video as well as shopping, messaging and creator content. Arguably a major reason for this is TikTok’s rise in popularity and its influence on other major social media companies. Instagram now puts more value on interaction with video or reels than it does on photos.

A few key points from “TikTok and Instagram for Your Business”: According to Mochel, the number one rule when it comes to Instagram and TikTok is “interaction equals visibility.” It is also necessary to know what is appropriate content for a business or public profile versus your personal account(s).

It is perhaps easier to create a local following on Instagram than on TikTok. But for both platforms it is necessary to decide whether a local audience or a national, or even international, audience is the goal. According to Mochel, it is quite difficult to be relevant and engaging to both audiences.

Together We Can Save Lives Construction Suicide Prevention Week The construction industry has the second highest rate of suicide in the United States at 53.3 per 100,000 workers according to the Center for Disease Control (CDC). In the United States, there are approximately 123 suicides per day, which breaks down to one death every 12 minutes (SafeBuild Alliance).

Why the construction industry? There are several theories. Contributing factors likely include the industry being male-dominated with a “tough it up” culture; jobs tend to be high stress with demanding schedules, seasonal work, layoffs, long hours, frequent travel; job related injuries and chronic pain are sometimes treated with opioids; and high rates of alcohol and drug use are also present. Whatever the reason, it’s a serious problem that is not talked about enough. That’s why the KCHBA is a sponsor of this year’s Construction Suicide Prevention Week, Sept. 5-9. Join the KCHBA, The Builders Association and many others as we stop, take a moment to consider those around us, and make sure our coworkers, subcontractors and family members aren’t suffering from mental health difficulties.

Signs of Distress

It’s not always obvious when a friend or coworker is struggling, but they often show signs of suicidal thoughts in subtle ways. While some comments or threats could sound like “just talk,” they can become dangerous quickly and it’s important to step in or speak up if you see these warning signs...

You may see or hear your coworker: • Appear nervous, shaken or worried. They may act overly bitter, hostile or seek revenge. They may engage in violence by getting into fights or punching holes in walls. • Stop talking to friends or doing things they used to enjoy.

• Mention feeling like they have let down their coworkers or family; feelings of worthlessness. • Work dangerously and not seem to care about the consequences.

• Complain of changes in sleep or show significant weight gain or loss.

• Mention feeling very sad or withdrawn, with those emotions lasting longer than two weeks. • Begin using alcohol or drugs more than usual.

Signs of imminent danger:

• Mention they don’t see their situation changing; feeling trapped with no way out. • Giving away favorite tools or possessions and/or putting affairs in order.

• Saying a final goodbye (subtle or literal) to coworkers, friends and/or family.

• Displaying sudden overwhelming fear and/or a mood shifts from despair to calm.

• Making statements that are subtle, vague or direct about wanting to die. This could be written or drawn. They may start looking around to get the tools they need to complete the act of suicide, such as a gun, prescription or other means.

It’s important to understand that talking about suicide does NOT put the idea in someone’s head. It gives them permission to talk about it and they are usually relieved.

One in five people will experience a diagnosable mental health condition in their lives, but everyone will go through a challenging time that affects their mental health. Only 43 percent of adults with mental illness get treatment in a given year and the average delay between symptom onset and treatment is 11 years.

What Can You Do?

The construction industry is coming together to promote good mental health in construction. Below are things you can do to support the mental health of yourself, your employees and your coworkers. • Recognize It: Look out for common signs someone is struggling. • Talk About It: Connect with someone you trust to share your concerns.

• Support Others: Let them know you are there to listen and find help if needed. • Get Help: Reach out to your doctor for support and guidance.

Your family doctor can screen for mental health conditions, provide any necessary referrals and prescribe medication. Your employer’s employee assistance program may offer access to counselors or provide referrals. Insurance companies will have a list of providers covered by your plan. What should you not say? Don’t ask about suicide in a way that indicates you want “no” for an answer. Also, don’t promise secrecy. Instead, you can say: “I care about you too much to keep a secret like this. You need help and I am here to help you get it.”

KCK Adopts New Codes

O

n June 30, the Unified Government of Wyandotte County adopted the 2018 International Residential Code. There were three options on the table. Option A, which was recommended by city staff, represented the best option for a community that values home ownership, while Option C represented the lowest opportunity for additional housing options due to the additional costs and complexity to enforce (Option C was estimated to result in a per-home price increase within the range of $16,000$20,000). The Commission voted and approved Option B, which allowed for amendments; in this particular option each amended item is aligned with the most stringent requirement adopted by the surrounding jurisdictions. The adoption of this code is expected to add $9,000 to the price of a new home. Option A, suggested by the KCHBA, would have added only $900 and Option C, an unamended code, would have added $20,000+ to the cost of a new home.

etro Kansas City new-home construction has decreased 16 percent year-to-date compared to the first six months of 2021. According to statistics compiled by the Home Builders Association of Greater Kansas City (KCHBA), 3,238 single-family homes were permitted by this time last year, while 2,715 permits have been issued as of June this year.

For the first time since June 2020, both single-family starts and permits fell below a one million annual pace, according to the National Association of Home Builders (NAHB). “It’s not surprising that new permits slowed in the face of high inflation and an unpredictable interest rate environment,” said Will Ruder, executive vice president of the KCHBA. “And it’s not that fewer people want or need a newly built home, it’s that their buying power has been significantly curtailed by a higher cost of living and elevated construction costs. As markets adjust to the current economic conditions we’re experiencing, city leaders should adopt a more collaborative approach to the home building industry if they truly want to see a greater diversity of housing product and prices. There is a lot of pent-up innovation in the home building space and we’re hopeful that more of the communities we serve see us as the resource that we are.”

For the month of June, Raymore issued the most permits at 119, and Kansas City, Mo., issued the second most permits with 84. Rounding out the top five were Overland Park with 39 permits issued, Belton with 34 permits issued and Blue Springs with 33 permits issued in June.
