Home Builders Charitable Foundation Donates $60,000+ in 2021

A

strong, livable neighborhood should be available to all in our society. That is why the Home Builders Association of Greater Kansas City (KCHBA) established the Home Builders Charitable Foundation (HBCF).

Started in 2002 and relaunched in 2018, the HBCF is pleased to announce that it donated more than $60,000 to local non-profits in 2021.

The goal for the 2022 Artisan tour is to promote our custom builders to consumers as well as support JDRF in its efforts to find a cure for type 1 diabetes. “We are excited to support JDRF for the 2022 Artisan Tour,” said Scott Bickford, chair of the 2022 Artisan Home Tour Committee. “People with T1D are some of the most vulnerable during the Covid-19 pandemic so we are thrilled to be able to support research to find a cure through this tour.”

In 2022, one of the YP’s goals is to listen, according to Power. Listen to the associates, listen to the builders, listen to what we can do to make their lives easier. What would make it easier for them to attend more of the events? Would one-on-one time, or smaller group settings, make people feel more comfortable?

In 2022, the KCPWB is about empowering each other, working together, inspiring each other, humility, collaboration and friendships, according to Ripley. “Every PWB member has an experi-

Economic Forecast for 2022 Mixed conomic growth will continue but at a slower pace in 2022, according to Robert Dietz, chief economist for the National Association of Home Builders (NAHB). Dietz spoke at the KCHBA’s annual Economic Forecast Breakfast on Jan. 20. That slower pace will be due to the Federal Reserve increasing interest rates as a result of inflation, which surged to a 31-year high in October 2021.

Whitney noted the total number of subdivisions (1,058) in the Kansas City area is up 11 compared to January 2021. The total number of homes currently under construction is 4,997, which is up from 1,076 in January 2021. And the total number of newly finished, unoccupied homes (516) is down 354 homes when compared to January 2021. In terms of spec homes, there were 774 more starts than closings in the last year, according to Whitney.

“Rising interest rates means housing affordability is going to decline,” said Dietz. “The increase in interest rates won’t affect your ‘move-up’ buyers; they have enough equity built up already. It will affect your first-time buyers.”

When looking at developed lots for single-family houses, several counties showed a decrease in the number of lots developed since January 2021, including Leavenworth, Wyandotte, Johnson, Miami, Jackson and Clay counties. Platte County and Cass County increased the number of lots developed since January 2021. Overall, the total number of developed lots is 12,282, which is down 899 lots when compared to January 2021.

Also speaking at the breakfast, Dan Whitney, president of Landmarketing, noted in the Kansas City area the average new home price is approximately $420,000, with Johnson County having the highest prices and Miami County having the lowest. Whitney highlighted the hot spots in the Kansas City area, which are Johnson and Jackson counties, but added that there now is activity in areas where there hasn’t been any for a long time, such as Miami County.

The Positive and the Negative The big challenges for home builders in the coming years will be declining population growth and climate change, according to Dietz. Both Dietz and Whitney agreed that the hybrid work model of working two days at home and three days in the office will positively impact the home-building industry. If people are still working from home then they will continue to be in tune with what they don’t like about their homes, according to Whitney. “Given the current lack of workers,” said Whitney, “working from home is a strong negotiating tool and employers have to bend to that.” When asked about the labor shortage and how to fix it, Dietz noted that the construction industry needs to add 740,000 new employees per year to fix the problem. Because that isn’t possible in the immediate future, worker productivity and technological innovations are going to have to be utilized to improve the situation.

Single-Family Permits End the Year on a High

S

ingle-family home building permit activity once again surpassed the activity reported during December 2020, contributing to a 22 percent increase in permit activity for 2021 compared to activity reported in 2020.

During December 2021, 6,532 single-family permits were issued compared to 461 issued in December 2020. Throughout the year, 6,545 single-family permits were issued. By comparison, yearend single-family permit activity for 2020 totaled 5,366. This is the most single-family permits issued in a year since 2018.

Kansas City, Mo., led the metropolitan area as the top-permitting city with 952 single-family permits issued during 2021. Coming in second for the year was Lee’s Summit, with 720 single-family permits issued. Close behind was Olathe with 719 permits issued in 2021.
