En esta edición de El Periódico de Sotogrande, una de las publicaciones más esenciales del año ya que arrancamos con la edición especial de FITUR, tomamos el pulso a uno de los temas que más está dando que hablar en las últimas semanas en la zona y que preocupa, en gran medida, a vecinos y propietarios, como es la proliferación de pisos turísticos en la urbanización.

Si bien, por masa y densidad, la mayoría de ellos se concentran en la Marina de Sotogrande y es en sus comunidades donde se hace más notable, este fenómeno de tanto desarrollo en los últimos años, también se da en otros puntos del resort como en la zona del polo, en apartamentos junto a la playa e incluso en grandes propiedades en enclaves muy icónicos.

Todo ello plantea una dualidad de vertientes. Por un lado, una ventaja que permite dar rentabilidad, actividad y dinamismo tanto a la zona (con presencia de visitantes durante todo el año) y muy favorable para muchos propietarios. Son muchos los que, de esta manera, en meses desestacionalizados o que no visitan su propiedad consiguen una cierta rentabilidad por su reutilización para alquileres por cortos períodos de tiempo.

Y por otro, la reticencia de otra gran parte de la comunidad a estas prácticas que atentarían contra la filosofía y carácter de la urbanización; la despersonalización de sus vecinos y los posibles problemas que ello pudiera acarrear, como son las malas prácticas, poco cuidado de entornos, ruidos, molestias e incluso un cierto clima de inseguridad.

Al fin y al cabo, en la medida, está el secreto. En los grises. En establecer un decálogo normativo que regule todo ello, no sólo a nivel legal, también a nivel interno que permita controlar con detalle y de cercanía estas prácticas. La próxima constitución de la EUC en la Marina de Sotogrande podría nacer ya con un elemento regulador de este tipo, que ofrezca garantías, seguridad, que no permita despersonalizar la zona y que, a su vez, dé libertad a propietarios y residentes de encontrar herramientas para poner en valor sus propiedades.

In this edition of El Periódico de Sotogrande, one of the most essential publications of the year as we are getting underway with the special FITUR edition, we are taking the pulse of one of the issues that has got people talking most in recent weeks in the area and which is worrying, to a large extent, residents and owners, namely, the spread of tourist flats in the resort.

Although, in terms of mass and density, most of them are concentrated in Sotogrande Marina it is in its communities where this phenomenon is most notable, with so much development in recent years, it also occurs in other areas of the resort, such as in the polo area, in beachside apartments and even in large properties in very iconic locations. All of this raises two aspects. On one hand, a benefit that enables adding profitability, activity, and dynamism to the area (with the presence of visitors during the entire year) and which is very positive for many owners. Thus, there are many who, during out of season months or who do not visit their property, manage to obtain a certain profitability from its reuse for short term rentals.

And on the other hand, the reticence by another large part of the community towards these practices that could damage the philosophy and character of the resort; the depersonalisation of residents and the possible problems that this could cause, such as bad practices, lack of care about environments, noise, disturbances and even a certain climate of insecurity.

Ultimately, the secret lies in the middle. In the grey area. In establishing a regulatory decalogue that regulates everything, not only at a legal level, but also at an internal level that makes it possible to control these practices in detail and closely. The upcoming establishment of the UCE in Sotogrande Marina could be created with a regulatory element of this kind, that offers guarantees, security, that doesn’t enable the depersonalisation of the area and which, in turn, gives owners and residents the freedom to find tools to add value to their properties.

Probablemente usted esté disfrutando de esta humilde tribuna desde una plácida terraza en la Marina de Sotogrande, mientras disfruta de un exquisito desayuno en uno de esos días soleados de invierno que sólo regala el sur de España. Quizás lo haga desde el porche de una fantástica villa en La Reserva, desde un apartamento a metros de la playa de Sotogrande o incluso, en el descanso del trabajo. Aunque también existe la posibilidad de que “disfrute” de estas líneas desde un pasillo de IFEMA o en el tren de regreso a casa después de unos días intensos y ajetreados en FITUR.

Es toda una aventura recorrer los pasillos de la Feria Internacional de Turismo en Madrid, pasar de un continente a otro con sólo cruzar un pasillo, recorrer la geografía española entre expositores y degustar su gastronomía, conocer sus paisajes y anotarse en el cuaderno de notas el posible destino de vacaciones para dentro de unos meses, cuando pase el verano. Eso lo hacemos todos. Entre tanto bullicio no deja de venir a la cabeza una reflexión. Muy lejana a un carácter chovinista y localista, todo lo contrario, viaja hacia la apertura de mente: y es la inmensa fortuna que tenemos de vivir en este punto concreto del mapa. Un crisol internacional de comunidad que permite conocer, descubrir y disfrutar entornos, personalidades, culturas, formas de vida y tradiciones reunidas en un mismo resort, al más alto nivel.

La mejor esencia del deporte y la vida británica, se mezclan con la meticulosidad centroeuropea, la gracia mediterránea o los nuevos descubrimientos de vecinos y residentes llegados del este de Europa y Oriente. Lo mismo ocurre con la proliferación y el interés norteamericano, así como ciertas pinceladas africanas que permiten sumar hasta más de 46 nacionalidades diferentes en el alumnado del Colegio Internacional de Sotogrande.

Todo ello con una mente abierta, clara, aperturista, de intercambio y de flujo residencial y empresarial de personas realmente interesantes e influyentes. Estudiantes de intercambio, jugadores profesionales de golf y polo que vienen y van desde todas las partes del mundo y exportan la imagen y el nombre de Sotogrande por todos los rincones del planeta, aquellos pocos dónde aún no es una referencia. Un crecimiento inigualable.

Todo ello, permítanme, sin salir y abandonar esa cultura y filosofía que pone en valor la natural y esencial como es la del KM.0. Un lugar increíble y que cuenta con todo lo necesario para ser y crecer como el mejor destino residencial de alto nivel en Europa.

En los próximos meses veremos dar los primeros pasos al increíble Hotel Fairmont en La Hacienda, a la nueva Academia de Golf en Sotogrande, promociones como la segunda fase de Village Verde, Sphere o 14 Homes; e incluso, conocer algunos detalles más del importantísimo proyecto que prepara La Zagaleta en la salida hacia Castellar. La reapertura del MiM Sotogrande en el puerto deportivo, las ampliaciones del Hotel Encinar o nuevos conceptos en SO/ Sotogrande, y todo ello, ¿quién sabe? si con ventas y cambios de propiedad.

Preocupación en la Marina de Sotogrande por el incremento de pisos turísticos

La creciente proliferación de pisos turísticos en la Marina de Sotogrande ha desatado la preocupación de numerosos vecinos de esta exclusiva zona residencial y tan especial en la personalidad y filosofía de la urbanización. Este fenómeno, que ha experimentado un notable auge en los últimos años, está generando cierta inquietud en la comunidad debido a los posibles efectos negativos asociados con el incremento del turismo vacacional o de corta duración.

Según fuentes, a las que ha tenido acceso este periódico, destaca el elevado número de inscripciones en este apartado en la Consejería de Turismo de la Junta de Andalucía.

Los residentes, tradicionalmente acostumbrados a un entorno tranquilo y exclusivo, han manifestado su preocupación por la creciente inercia de propietarios que optan por alquilar viviendas a corto plazo a través de conocidas plataformas digitales. Según expresan algunos vecinos, esta tendencia podría no solo alterar en cierta medida la convivencia, sino que también podría afectar a la calidad de vida en la zona. Algo que podría co-

rregirse y mantener perfectamente en convivencia con su uso particular si se aplica un control exhaustivo de su inquilinos y normas de conducta. Una regulación de uso y normas básicas. Entre las principales preocupaciones destacan la pérdida del carácter residencial de la comunidad o cierta inseguridad. Vecinos seña-

lan que muchos de estos alquileres carecen de controles adecuados. Asimismo, existe inquietud por el impacto económico en los precios del alquiler a largo plazo. Este tipo de alquileres vacacionales de corta duración, dan pie a tener la posibilidad de romper con el estilo de vida y personalidad de Sotogrande si no se mantiene un control detallado y regulado. Una cuestion que toma más relevancia, de manera obvia, en la Marina de Sotogrande por el alto volumen de pro-

piedades pero que no se localiza únicamente en esta ubicación. También puede encontrarse en otras comunidades más cercanas a la playa, el polo y otros enclaves notables y reconocibles en la urbanización.

Desde el perfil inmobiliario, con varios agentes consultados por este medio, se asegura que tiene una doble vertiente. Por un lado positiva, ya que ayuda a dar dinamismo y actividad a la economía local durante más épocas del año y permite también a propietarios amortizar y dar rentabilidad a sus viviendas con un forma regulada. Pero igualmente, insisten ante la posibilidad de ciertas conductas no apropiadas, de mantener por parte de comunidades y administraciones un control normativo y regulado que no permita desviar el fin y buen uso de estos alquileres.

Sin duda, ante la ferviente implantación de la nueva Entidad Urbanística de Conservación en la Marina de Sotogrande, es un tema a debatir. Y todo un reto y desafío para la nueva Junta Directiva. Un tema en el que poner el foco y vigilar de cerca en los próximos meses ante una nueva temporada.

Concern in Sotogrande Marina over increase in tourist flats

The growing spread of tourist flats in Sotogrande Marina has triggered concern from several residents in this exclusive residential area which is so special to the character and philosophy of the resort. This phenomenon, which has experienced a notable rise in recent years, is causing a certain concern in the community due to the possible negative effects linked to the increase in holiday or short stay tourism.

According to sources that this newspaper has had access to, the high number of registrations in this category at the Department of Tourism of the Regional Government of Andalusia stands out.

Pendiente de fecha la constitución de la EUC de la Marina de Sotogrande

• La Asamblea que estaba prevista para el 17 de diciembre vuelve a quedar aplazada debido a no haber recibido la convocatoria formal.

De nuevo habrá que esperar para ver convertido en realidad la creación y primeros pasos de la nueva Entidad de Conservación en la zona de la Marina debido a que estaba prevista para este 17 de diciembre, pero no se ha recibido convocatoria formal.

En dicha Asamblea está previsto, conforme a su orden del día, que se acuerde la constitución de la EUC, se elija una Comisión Ejecutiva y se determine el domicilio de la Entidad. Todo ello, conforme a lo previsto en los Estatutos de la EUC, aprobados en el Pleno celebrado el 25 de abril de 2019.

La Comisión Ejecutiva estará compuesta por un pre-

sidente y diez vocales, uno de los cuales será nombrado por la Administración y tendrá voz pero no voto en el ejercicio. La celebración de esta asamblea permitirá a la EUC asumir el mantenimiento y conservación de la Marina en el corto plazo, una vez ésta apruebe su primer presupuesto para poder entrar en funcionamiento.

Las obras de urbanización fueron recepcionadas por el Ayuntamiento de San Roque en 2021. Recordar que Dicha asamblea se celebrará en el Juan Luis Galiardo, en la Alameda Alfonso XI de San Roque, a las 12:00 horas en primera convocatoria y a las 12:30 horas en segunda. Una gran oportunidad para la gran demanda vecinal.

The constitution of the EUC of the Sotogrande Marina of Sotogrande will have to wait for 2025

• The Assembly that was scheduled for 17 December has again been postponed due to the non-receipt of the formal convocation.

The holding of this assembly will allow the EUC to take on the maintenance and conservation of the Marina in the short term, once it approves its first budget to be able to start operating.

The urbanisation works were received by the San Roque Town Hall in 2021. Remember that this assembly will be held in the Juan Luis Galiardo, in the Alameda Alfonso XI in San Roque, at 12:00 hours at first call and at 12:30 hours at second call. Fallece Nigel Smith, figura clave en el desarrollo de Sotogrande

La vivienda en Andalucía sube hasta un 16,83% frente al ejercicio anterior

Según el informe anual de precios de la vivienda en diciembre de 2024 tuvo un precio medio de 1.941 euros por metro cuadrado. Esta cifra supuso un ascenso del 2,16% frente al mes de noviembre de 2024. Interanualmente,seprodujo una subida del 16,83%, la quinta más intensa del país.

Andalucía fue la octava autonomía más cara del país,pordetrásdeBaleares entre otras. En cuanto a la vivienda de segunda mano en España, en diciembre de 2024 registró un precio medio de 2.479 euros por metro cuadrado. Esta cifra marcóunascensodel2,27% frente a noviembre. La subida trimestral fue del 2,79%yelrepuntesemestral alcanzó el 7,56%. Interanualmente,seprodujo una subida del 14,78%.

De cara a 2025, el directivo opina que “tenemos por delante un año en el que habrá que trabajar por suavizar la presión que ejercerán en los precios de la vivienda los recortes de tipos del Banco Central Europeo (BCE), algo para lo que es necesario que se vuelque más vivienda al mercado dentro de un marcojurídicomásestabley

con una fiscalidad más interesante”.

El precio medio asciende por encima del 2,25% respecto a final de 2024

Mensualmente, todas las provincias andaluzas repuntaron. Almería (3,03%) fue la segunda provincia española que más subió. Interanualmente, también crecieron todas. Málaga (20,32%) arrojó el quinto ascenso más intenso a nivel

nacional. En cuestión de precios, la provincia andaluza más cara fue Málaga, siendo la cuarta en el ranking nacional. Por su parte, Jaén fue la segunda más asequible del país.

Property prices in Andalusia rise by 16.83% compared to last year

According to the annual report on property prices in December 2024, it had an average price of 1,941 Euros per square metre. This figure marked a rise of 2.16% compared to November 2024. Una persona muere en el interior de una autocaravana ardiendo en San Roque

El cuerpo sin vida de una persona ha sido localizado en la madrugada de este jueves 9 de enero en el interior de una caravana en llamas en un aparcamiento de la Cala de la Sardina, en San Roque, según informa el Centro de Coordinación de Emergencias (Cecem) 112 Andalucía.

Varios testigos alertaron al Teléfono 112 sobre las 05.35 horas de que una caravana había salido ardiendo en el aparcamiento de la Cala de la Sardina del municipio de San Roque. Acto seguido se activó de inmediato a efectivos de Bomberos, Policía Local, Guardia Civil y Centro de Emergencias Sanitarias 061.

Una vez en el lugar, los operativos hallaron el cuerpo sin vida de una

persona en el interior de la caravana, sin que por el momento se conozcan las circunstancias en las que

se ha producido el incendio,queseencuentra bajo investigación.

The lifeless body of a person was found in the early morning of Thursday 9th of January inside a burning motorhome in a car park in Cala de la Sardina, in San Roque, according to the Emergency Coordination Centre (Cecem) 112 of Andalusia.

Several witnesses alerted the telephone number 112 at 05.35 horas that a camper van was burning in the car park of Cala de la Sardina in the municipality of San Roque. Members of the Fire brigade, Local Police, Civil Guard and the Health Emergency Service 061 were immediately activated Once on the scene, forces found the lifeless body of a person inside the motor home, at the moment the circumstances in which the fire took place are not known and are being investigated.

El caso de la estafa en Sotogrande toma carácter internacional

• Una prestigiosa publicación financiera suiza se hace eco de la presunta estafa y advierte de la cuestionable trayectoria de algunos de los implicados.

• La causa a nivel local, en los juzgados de San Roque, avanza con el proceso de notificación a los acusados para declarar como investigados.

Mayor atención y focos de carácterinternacionalantela tramavinculadaaunaestafa de inversión en Sotogrande. En la pasada edición de diciembredeElPeriódicode Sotogrande, se alertaba sobre un presunto delito de estafa en la zona de Sotogrande, concretamente, a través de la captación de inversiones para un holding empresarial vinculado a activos hídricos y que a su salida a bolsa generaría grandesbeneficios.Latrama involucraba a varios afectados y la cuantía del entramado se posicionaba unacifracercanaalmillónde euros, por poner en antecedentes.

Este caso, que contaba con la admisión a trámite de una querella por los hechos constitutivos, aparentemente,deundelito de estafa contra la entidad UnitedGlobalWaterHoldings Limited, sus socios Rolf Hess y Norbert A. Stocker; toma ahora vuelo y carácter más internacional.

La prestigiosa publicación suiza ‘Inside Paradeplatz’ (prensa especializada en

finanzas) se hace eco de esta historia y amplía la trayectoria, cuando menos cuestionable, de algunos de los acusados. El autor del reportaje, Lukas Hessig, una de las firmas más reconocibles y respetadas en el sector económico suizo, relata que Hess (uno de los investigados), lleva “años prometiendo” esta operación con United Global Water y que incluso podría haber más afectados por esta trama de diferentes nacionalidades, así como con dudosas operaciones comerciales anteriormente. Yaqueensureportajehabla tambiéndealgunosimpagos con créditos de carácter financiero.

El periodista relata algún procedimientolegalanterior de Hess y nombre el conflicto que mantiene actualmente en el “sur de España”. Así como explica también los procesos y comunicaciones con otros afectados y las habituales prácticas para la captación de socios e inversiones. Enrelaciónalosavancesdel proceso judicial en San

Roque,trasdeclaracionesde varios de los afectados y admitida a investigación la causa,elsiguientepasoesel de localizar y notificar a los acusados e investigados de este proceso e instarles a tomar declaración, aunque esteprocesopuededilatarse algo más en el tiempo e incluso precisar de la intervencióndeInterpolpara localizar a los querellados. Recordar, volviendo al caso de los afectados y denunciantes de Sotogrande, que la persona que supuestamente ejercía como ‘cabecilla’ de la trama se hacía ver y frecuentaba clubes deportivos y establecimientos de muy alto nivel con el objetivo de hacerrelacionesyacercarse a círculos de alto poder adquisitivo tratando de ganar confianza. Una vez que contaba con relaciones de garantías, amparándose en su presunto gran y exitoso bagaje profesional, les animaba a invertir en un proyecto de grandes garantías. Lo que sería una inversión vinculada a un supuestoholdingempresarial

de activos hídricos y que una vez saliera a bolsa, con gran proyección de éxito inmediato, la promesa de grandes beneficios estaría asegurada. Logrando captar cerca de un millón de euros de los afectados con esta premisa. Una vez sobrepasados todos los plazos y tiempos acordados, incumpliendo la devolución de las cantidades pactadas, los afectados presentaron esta querella que ahora se investiga por un presunto delito de estafa.

Fraud case in Sotogrande acquires international status

Greater attention and the international spotlight on the intrigue linked to investment fraud in Sotogrande. The December edition of El Periódico de Sotogrande, reported an alleged fraud crime in Sotogrande, specifically, by attracting investments for a business holding linked to water assets whose listing on the stock market would create great profits. The intrigue involved several affected parties and the amount of the plot was a figure close to one million Euros, to provide the background.

This case, which involved a claim being admitted to processing for the constituent elements, apparently for a fraud crime against the entity United Global Water Holdings Limited, its partners Rolf Hess and Norbert A. Stocker; is taking flight and a more international nature.

The prestigious Swiss publication ‘Inside Paradeplatz’ (specialist finance press) has reported this

story and further examined the background, which is questionable at least, of some of those who are accused. The author of the report, Lukas Hessig, one of the most renowned and respected writers in the Swiss financial sector, reports that Hess (one of the people under investigation),

has spent “years promising” this operation with United Global Water and there could even be more people of different nationalities affected by this intrigue, as well as with dubious commercial operations in the past. His report almost mentions some non-payments with credit of a financial

nature.

The journalist reports some prior legal procedures with Hess and the conflict that he currently has in “southern Spain”. He also explains the processes and communications with other affected parties and the normal practices for attracting partners and investments.

With regards to the progress of the legal case in San Roque, after statements from several of the affected parties and with the case accepted for investigation, the next step is to locate and notify the parties who are accused and under investigation in this case and encourage them to make a statement, although this process may take a little longer and even require the involvement of Interpol to locate the accused. We should remember, returning to the case of those affected and the claimants in Sotogrande, that the person who allegedly served as the “head” of the plot

would be seen in and would visit very high-end sports clubs and establishment with the aim of creating relationships and approaching circles with high purchasing power with the aim of earning trust. Once he had relationships with guarantees, using his alleged great and successful professional background, he encouraged them to invest in a project with great guarantees. This would be an investment linked to a supposed business holding with water assets and once it was listed, with great prospects of immediate success, the promise of great profits would be guaranteed. Using this premise, he managed to raise almost one million Euros from those affected. Having passed all the deadlines and agreed times, failing to return the agreed amounts, those affected lodged this claim which is now being investigated as an alleged fraud offence.

Turismo: prosigue la expansión

La temporada de verano ha sido tan sobresaliente que los analistas han ido revisando sus previsiones de crecimiento para el sector turístico durante 2024, estimándose que el PIB del sector puede haber crecido un 6 % el año pasado. Las perspectivas para este año 2025 son también buenas.

En un informe de CaixaBank Research se destaca que el turismo en España superó en la temporada estival todos los registros históricos, debido “al impulso de la recuperación de las rentas en los países emisores, la estabilidad geopolítica en España y la elevada competitividad internacional del sector”. Según los últimos datos del Ministerio de Industria y Turismo, el gasto acumulado de los turistas internacionales hasta noviembre de 2024 superó los 118.000 millones de euros, un 16,7% más que en el mismo periodo del año anterior; los viajeros internacionales superaron los 88,5 millones, un 10,7 % más que en los once primeros meses de 2023. Tourism: growth continues

The summer season has been so outstanding that analysts have reviewed their growth forecast for the tourist sector during 2024, estimating that the GDP of the sector may have grown 6% last year. Prospects for this year, 2025, are also good.

A report by CaixaBank Research highlights that during the summer season tourism in Spain beat all historic records, due “to the boost of the recovery of income in issuing countries, geopolitical stability in Spain, and high international competitiveness in the sector.” According to the latest data from the Ministry of Industry and Tourism, the cumulative spending of international tourists up to November 2024 surpassed 118 billion Euros, 16.7% higher than in the same period the previous year, international travellers surpassed 88.5 million, 10.7% higher than in the first eleven months of 2023. The official information adds: “Forecasted seats on international flights in January 2025 total 7.9 million, 6.5% higher than a year ago.”

However, longer term prospects combine positive elements with other elements of uncertainty.

Por lo tanto, y aunque la mayor parte de los estudios coinciden en pronosticar que la expansión turística de los últimos años va a continuar en 2025 a un buen ritmo, las señales contradictorias invitan a la prudencia.

Therefore, and although most studies coincide in forecasting that the tourism growth in recent years will continue in 2025 at a good rate, signals suggesting the opposite encourage caution.

San Roque se muestra como ejemplo de Turismo Accesible en Fitur 2025

• El Ayuntamiento de San Roque ha aprovechado la jornada inaugural de la Feria Internacional de Turismo de Madrid, Fitur 2025, para exponer su importante trabajo para fomentar el Turismo Accesible. Así, es pionero en toda Andalucía en la obtención del sello DALCO, a lo que se añade la publicación de una Guía de Turismo Accesible.

El concejal de Turismo, Alfonso Valdivia, ha presentado este miércoles en la jornada inaugural de Fitur 2025 la reciente obtención por la Oficina de Turismo del certificado de calidad DALCO por sus visitas guiadas accesibles, siendo una de las pocas andaluzas y la única gaditana que cuenta con este sello. A ello se añade la Guía de Turismo Accesible, que se dio a conocer el año pasado y que se realizó con el asesoramiento de entidades del denominado “Tercer Sector”.

La presentación ha tenido lugar

en el Pabellón de Andalucía en Fitur, donde desde este miércoles y hasta el domingo se centraliza el trabajo de promoción turística del Ayuntamiento de San Roque. Valdivia indicó que concibe la feria madrileña como el lugar en el que los destinos turísticos muestran su esencia y donde las experiencias locales traspasan fronteras.

En este sentido, puso en valor el trabajo de “eliminación de barreras” que ha llevado a cabo la Oficina de Turismo y por el que se le ha concedido el prestigioso certificado de accesibili-

dad universal DALCO, siendo “pionera en la provincia de Cádiz y de la comunidad autónoma andaluza”. Este sello se refiere principalmente en dos visitas guiadas accesibles que se ofrecen por San Roque Ciudad a personas con distintas discapacidades, y a las que se quiere añadir otra más en un futuro próximo.

Recordó que ya en la pasada edición de Fitur se presentó la “Guía de Turismo Accesible”, una guía que, dijo, “está viva” porque se van incorporado nuevos recursos turísticos. En

este sentido, instó a los negocios sanroqueños del sector a seguir adaptando sus establecimientos y sus servicios a personas con todo tipo de discapacidades.

En cuanto a las visitas guiadas adaptadas, animó a los presentes a imaginar como es “pasear por San Roque sin preocuparse por las barreras arquitectónicas, escuchar apasionantes historias e interactuar con el patrimonio gracias a herramientas accesibles”. Para el concejal, lograr este objetivo “no es solo justicia, es humanidad. No es un lujo, es un derecho”, y agradeció el trabajo de los técnicos de su departamento para conseguirlo.

A continuación, Alfonso Valdivia dio paso a Carlos Espinosa, técnico de la Confederación Espa-

ñola de Personas con DiscapacidadFísicayOrgánica(Cocemfe), quien ha asesorado a la Oficina de Turismo sanroqueña en la realización de la citada “Guía de Turismo Accesible”. Espinosa señaló que su colaboración con el Ayuntamiento forma parte del Proyecto Rumbo, que pone en marcha su organización junto a otras entidades del Tercer Sector con el objetivo de “promover la autonomía personal” de las personas con discapacidad. Aplaudió el “compromiso firme” del Ayuntamiento de San Roque con este colectivo, y finalizó invitando a los presentes a descubrir el contenido de la guía. Tras las intervenciones, se proyectó un vídeo que refleja el trabajo realizado desde el Ayuntamiento de San Roque en favor del Turismo Accesible.

San Roque attends Fitur 2025 to promote it tourism offer to professionals

San Roque has a date with tourist sector professionals and potential visitors to the municipality as a result of Fitur 2025, which will take place in Madrid, starting on Wednesday. The extensive offer linked to polo, golf, and sailing will serve as the figurehead of San Roque’s presence, the Council will unveil its other attractions at the International Tourism Fair, such as beaches, Holy Week, gastronomy, and guided visits.

The Tourism Department of San Roque, led by the councillor Alfonso Valdivia, has carefully prepared the San Roque presence at Fitur 2025, with several presentations and meetings with tour operators and other professionals from the sector. The mayor, Juan Carlos Ruiz Boix, will also come to Madrid to take part in the different events organised by both the Council and by other institutions in attendance at the fair in Madrid.

Among the guided visits that have been offered freely for years by the Tourism Office of San Roque, work has recently been carried out on adapted visits for people with different disabilities. Además del Torneo Internacional de Polo (con Alto, Mediano y Bajo HCP), el Memorial Fundador Enrique Zobel se disputará con equipos de 10-12 goles y el resto de torneos serán para

combinados entre 6-8 goles. Como cada año, el polo comienza con la Copa de Bienvenida, del 26 de mayo al 1 de junio será el arranque de la temporada con la esperada Copa Ke Sotogrande. En junio, uno de los meses más completos, comienza con la Copa Joseph McMiching del 5 al 15 de junio y continua con el Open de España que se disputará entre del 19 al 29 del mismo mes. Julio contará con otras dos semanas de intenso polo con el Memorial Manuel Prado y Colón de Carvajal, entre el 3 y 13 de este mes.

El Memorial Fundador Enrique Zobel, una de las piezas fundamentales del calendario, se disputa entre del 3 al 13 de julio; para tomar fuerzas hasta el arranque del 54º Torneo Internacional de Polo con la Copa de Bronce del 28 de julio al 2 de agosto. La Copa de Plata se plantea entre el 4 al 16 de agosto; mientras que la Copa de Oro será entre el 18 y 30 de agosto.

El broche de la temporada llegará con la Copa San Enrique

Por su parte, los alumnos de Tecnología han desarrollado campañas de sensibilización para personas con discapacidad, han construido

un generador de energía hidráulica con materiales reciclados y han creado marcas textiles respetuosas con el medio ambiente utilizando tecnologías 3D y hologramas.

Intentar negociar un acuerdo como nuevo requisito de procedibilidad para el acceso a la justicia en España

La nueva Ley de Eficiencia Procesal del Servicio Público de Justicia entrará en vigor en los próximos meses introduciendo cambios significativos en el sistema judicial español. Destaca entre ellos la incorporación del requisito de procedibilidad para ciertos procedimientos judiciales en materias civiles y mercantiles que consiste en tratar de resolver el problema recurriendo a un Mecanismo Alternativo de Solución de Conflictos (MASC) antes de optar por la vía judicial. Si dicho intento no se acredita, el juez podrá inadmitir la demanda a trámite.

Concretamente, el requisito establece que, antes de presentar una demanda, las partes deben intentar resolver su conflicto mediante mediación, conciliación o negociación asistida. De este modo, los supuestos en que habrá que recurrir a la vía del diálogo para tratar de alcanzar un acuerdo, serán los siguientes:

1. Litigios patrimoniales con reclamaciones de cantidad. Por ejemplo, una empresa que reclama el impago de una factura por servicios prestados.

2. Disputas contractuales. Por ejemplo, un desacuerdo entre un proveedor y un cliente sobre las cláusulas de un contrato.

3. Conflictos por desacuerdo sobre una responsabilidad

extracontractual. Por ejemplo, reclamaciones por daños causados a una propiedad.

4. Desacuerdos relacionadas con los derechos y obligaciones de vecinos en comunidades de propietarios.

5. Litigios relacionados con contratos de alquiler, como impagos de rentas o reclamaciones por desperfectos en el inmueble.

6. Conflictos sucesorios, como puede ser un desacuerdo entre hermanos sobre la venta de un inmueble heredado.

7. Controversias internas en empresas, como disputas entre socios o conflictos con administradores o proveedores.

El documento clave para acreditar el cumplimiento del requisito será el acta de finalización de mediación. Si se opta por la conciliación, el acta de conciliación cumplirá una función similar debiendo detallar la comparecencia de las partes y el resultado del procedimiento.

En síntesis, a través de los MASC, se abre una oportunidad para resolver conflictos de forma ágil y menos costosa. Aportando las actas y documentos pertinentes fruto del intento de negociación, las partes en conflicto podrán cumplir con dicho requisito, demostrando su disposición a dialogar antes de recurrir al sistema judicial.

Trying to negotiate an agreement as a new procedural requirement for access to justice in Spain

The new Procedural Efficiency Law of the Public Justice Service will come into force over the coming months, making significant changes to the Spanish justice system. They notably include the addition of the procedural requirement for certain legal procedures in civil and business matters that involves trying to resolve the problem by turning to an Alternative Conflict Resolution Mechanism (ACRM) before going down the legal pathway.

If this attempt is not accredited, the judge can refuse to process the claim.

Specifically, the requirement stipulates that, before lodging a claim, parties must attempt to resolve their conflict through mediation, reconcilement or assisted negotiation. Thus, the cases in which it will be necessary to turn to dialogue to try to reach an agreement, will be as follows:

1. Property disputes with claims for payment. For example, a company that claims the non-payment of an invoice for services it has provided.

2. Contractual disputes. For example, a disagreement between a supplier and a client regarding the clauses of a contract.

3. Contracts over disagreements regarding non-contractual liability. For example, claims for damages caused to property.

4. Disagreements relating to the rights and obligations of residents in communities of owners.

5. Disputes relating to rental contracts, such an non-payments of rents or claims for damage to property.

6. Inheritance disputes, such as a disagreement among siblings regarding the sale of an inherited property.

7. Internal disputes in companies, such as disputes among associates or conflicts with administrators or suppliers.

Crece el precio de la autopista para 2025

El Ministerio de Transporte y Movilidad Sostenible ha anunciado el precio del peaje en 2025 con subidas en la temporada de verano.

Un nuevo registro que comprende los peajes de Calahonda, San Pedro de Alcántara y Manilva. La Ap-7 es la vía más rápida y cómoda de llegar a la capital malagueña, pero de cara al próximo verano tendrá un incremento que el tramo completo rozará los 20 €.

Los costes siempre varían dependiendo de la temporada. En estos momentos las tarifas están tan que así: Manilva 2,40 €, San Pedro de Alcántara 3,70€ y Calahonda 5,50€

En junio, los precios casi se duplican, coincidiendo con la temporada alta (junio, julio, agosto y septiembre) y quedan así: Manilva 3,90€, San Pedro 6,05€ y Calahonda 8,90€.

Según la Organización Mundial de la Salud (OMS), más de mil millones de jóvenes adultos, especialmente aquellos con edades comprendidas entre 12 y 35 años, están en riesgo quedarse total o parcialmente sordos debido a la exposición continua al sonido procedente de los dispositivos de reproducción de música y de otras actividades de ocio. Por ello la OMS ha dictado la Norma mundial para la escucha segura en lugares y eventos de entretenimiento donde se subrayan evitar exponerse a ruidos mayores de 100dbs, usar protección auditiva personal y facilitar zonas silenciosas para el descanso de los oídos entre otras.

Especial interés tiene el abuso de uso de auriculares de botón, que promueven la exposición a ruidos intensos y favorecen un deterioro de las células ciliadas que son

las encargadas de transmitir las señales al cerebro. “Al no llegar la señal eléctrica del sonido a las neuronas, se produce la pérdida de audición”, explica Carlos O´Connor Reina, codirector del servicio de Otorrinolaringología del Hospital Quirónsalud Campo de Gibraltar y del Hospital Quirónsalud Marbella.

Una de las señales que puede alertarnos de un posible deterioro en la audición es la aparición de acúfenos o tinnitus. Son episodios en los que la persona afectada describe ruidos en el interior de los oídos sin una fuente externa. El experto señala que estos “se manifiestan y se mantienen a pesar de haber apagado el dispositivo. Si ello ocurre, siempre hay que acudir a un especialista ya que la detección precoz es determinante debido a que la pérdida de audición en estos

casos es irreversible”. En estos casos se produce sordera, deficiencia auditiva o hipoacusia, un trastorno sensorial que consiste en la

incapacidad para escuchar sonidos. “Es una patología que tiene una importante repercusión en el ámbito laboral y social de las personas

Special interest is place on the misuse of ear bud earphones, which encourage exposure to intense noise and promote the deterioration of hair cells which are responsible for transmitting signals to the brain. “As the electrical signal of the sound doesn’t reach the neurons, loss of hearing occurs”, explains Carlos O´Connor Reina, co-director of the Otolaryngology department at Hospital Quirónsalud Campo de Gibraltar and Hospital Quirónsalud Marbella.

One of the signs that may warn us about possible hearing damage is the onset of tinnitus. These are episodes where the affected person describes noise inside their ears without an external source. The expert states that these noises “occur and are maintained despite the device being turned off. If that happens, you should always go to see a specialist as early detection is decisive due to the fact that the loss of hearing is irreversible”.

In order to protect our hearing, it is advisable to limit the time we are exposed to intense noise and to take special care when the source of

Bajo un cielo despejado y condiciones inicialmente adversas, la Segunda Edición de la Gran Regata Timón de Roche se convirtió en un evento memorable para la flota de DF65. El día comenzó sin apenas viento, con el río convertido en un espejo que reflejaba la paciencia de regatistas y espectadores. Sin embargo, este escenario brindó una oportunidad única para los fotógrafos participantes en el Concurso Monográfico DF65, quienes capturaron imágenes que prometen ser extraordinarias. La calma dio paso a la acción a partir de las 12:00 horas, cuando una brisa constante elevó la intensidad y permitió completar un total de 12 pruebas. Con más de 40 personas presentes, entre regatistas, fotógrafos y entusiastas, el evento consolidó su posición como un referente en la comunidad náutica local. El podio de esta emocionante competición quedó definido por un reñido enfrentamiento entre los 11 regatistas participantes. José Rico, una vez más, demostró su dominio en la flota, llevándose la medalla de oro. No obstante, su liderazgo fue desafiado por Arnaldo Brito, a bordo del barco ABM YACHT SUPPORT, y por Fernando Quiroga, quienes completaron el podio en segundo y tercer lugar, respectivamente. Uno de los momentos destacados fue el progreso de Purificación, la más reciente incorporación a la flota, quien mantuvo una emocionante lucha en las clasificaciones intermedias frente a Venancio y Ricardo Rendón, patrón del barco patrocinado por MGC Administradores de Fincas. La organización expresó su satisfacción al observar el crecimiento de la flota DF65, celebrando el nivel cada vez más competitivo de los regatistas y la activa participación de la comunidad local. Under a clear sky and with initially adverse conditions, the Second Edition of the Timón de Roche Grand Regattabecameamemorable event for the DF65 fleet. The day started with barely any wind, with the river like a mirror glass which reflected thepatienceoftheracersand spectators. However, this setting offered a unique opportunity for the photographers taking part in the DF65 Monographic Competition, who captured images that promise to be extraordinary. The calm gave way to action at midday, when a constant breeze raised the intensity and made it possible to complete a total of 12 events. With over 40 peoplepresent,amongracers, photographers and fans, the event consolidated its status as a benchmark among the local sailing community.

The podium at this exciting competition was defined by a closely fought battle between the 11 main racers. José Rico, once again showed his mastery in the fleet, taking the gold medal. However, his leadership was challenged by Arnaldo Brito, on board the boat ABM YACHT SUPPORT, and by Fernando Quiroga, who completed the podium in second and third place, respectively. femenina de la Copa de Andalucía

• La golfista Nagore Martínez ha sido la ganadora de la Copa Andalucía Femenina 2025 jugada en el Club de Golf La Cañada.

La Copa de Andalucía inaugura, como es tradición, el calendario amateur femenino, y lo ha hecho en el Club de Golf La Cañada con una prueba en la que ochenta y cuatro golfistas han aspirado a suceder a las valencianas Rocío Tejedo y Cloe Amión, que se han repartido las últimas tres ediciones.

Del 9 al 12 de enero se ha jugado esta Copa resultando ganadora la golfista barcelonesa Nagore Martínez con 284 golpes, subcampeona ha sido Olivia Costello con 289 golpes y tercera clasificada ha sido Carlota López Minguela,

quien también ha sido ganadora de SUB 16. con 290 golpes. En la entrega de premios ha estado presente la teniente de alcalde de Deportes, Mónica Córdoba, junto a la teniente de alcalde Belén Jiménez, Pablo Mansilla, presidente de la Real Federación Andaluza de Golf, Ana Vega, presidenta del Club de Golf La Cañada, Covadonga Basagoiti, presidenta del Comité Femenino RFEG, Patricia Jiménez presidenta del Comité Femenino RFGA y Eugenio Alises árbitro principal de la prueba.
