FROM THE EDITOR > The weather might be cooling down and the sun setting earlier these winter months but that is no reason to also wind down the pleasure gauge a few degrees. On the contrary: with another festive season looming on the splendid Mediterranean horizon – still blessed with unseasonably warm weather (at least as we went to press) – now is the perfect time to revamp our al fresco areas at home with some chic new furniture and ambience lighting. In our cutting-edge Trends section we look at some of the latest products and cool ideas available in the premier outdoor living and lighting showrooms, and also introduce a new feature on wallpapers and fabrics. The diversity and versatility of wallpaper has given it a resurgent role in contemporary décor, adding a warm and flamboyant touch to any corner of the home. Our other main feature this issue looks at the increasingly creative and innovative fusion of modern kitchens into dining areas. With family and friends visiting over the Christmas-New Year period, dining occasions can range from a full-blown sit-down meal with all the trimmings to informal wine and tapas as guests wander from the kitchen to the terrace, so it is important to have a convenient, comfortable and stylish nexus between these key social areas of the home. “Connectivity” was also a key theme at this September’s Maison & Objet exhibition in Paris, although of a different kind. Emboldened by the burgeoning opportunities made available though social networks and multi-channel commerce, the exhibition highlighted the importance to the industry of “sharing”: interior designers, architects, contractors, suppliers and, of course, the general public. This global vision is likely to gain further weight in 2015 as the world continues to become figuratively smaller and local companies expand their operations to a wider and more discerning and savvy cosmopolitan market. As a look through the top-shelf businesses advertising in this issue shows, the Costa del Sol is well-placed to remain at the forefront of that inspiring new frontier next year.

This year Hi-MACS® brought out their new “The Sky Is the Limit” kitchen created by Belgian designer Xavier Bonte and inspired by a cloud in the sky. In this curvaceous island there is an induction plate and two sinks and, when it automatically opens, a tap appears as well as four drawers. The upper part of the island opens and closes electronically by remote control.

The Green Evolution By Alia Babapulle
Eco-friendly, green, sustainable… these are words we increasingly see used these days. It means that people are more and more enlightened as to what can be done to not harm the environment we live in and also to maintain a balance between nature and our necessities of life, especially in design. There are wonderful products and ideas coming onto the market today, and in this section we offer an ongoing insight into some of the most intriguing and functional.
To start with, I believe this should be made a creed for designers – and I try to use it when designing. There are times of course when it is not possible, but so much is being produced today which falls into the edicts of the picture that a great deal is possible without damaging our planet. Have a look at the lovely things being done by just a very few. We can check out what and where we can buy, responsibly, products to use which in the long run are beneficial to us.
Having an eco-friendly interior would be very good indeed. It does not necessarily mean you have to have less luxury. On the contrary: it means you are conscious of what you do, and that is always a good thing. “If it can’t be reduced, reused, repaired, rebuilt, refurbished, refinished, resold, recycled or composted, then it should be restricted, redesigned or removed from production.” – Pete Seeger
Francis London: Signature Candles The company started in January 2014, after embarking on a natural approach to life. Kay Francis cut out the use of chemicals on her hair and skin and sought to mainly purchase natural organic products. This new lifestyle approach is ever evolving, and as she became more educated about the benefits of using natural
products it got her thinking about the products she was using in her home. The candles are made from soy wax with natural fragrances from a specialised perfumery. All are available in luxury standard size and travel tins. www.francislondon.co.uk
Belgin Bozsahin: Sculptures and Artwork Born and brought up in Istanbul (Turkey), Belgin Bozsahin has been living in London for almost three decades. She has exhibited in Istanbul, London and Bergen and on the QE2 liner. Many of her works are in private collections in Turkey, the UK, Ireland, Portugal, Oman and the US. Drawing on the themes of existence, self and identity she creates sculptural ceramic works, installations and wall pieces, most of them using recycled and found pieces of glass, pebbles, etc. She is currently exhibiting in various art galleries around the world. www.belginbozsahin.com

Vargem Grande House: Brazilian Sustainability This design â&#x20AC;&#x201C; by Marina Bellusci, Edison Hiroyama and Susana Prizendt, in SĂŁo Paulo (Brazil) â&#x20AC;&#x201C;contemplates sustainability, low cost and vernacular reference. The client, who has been a modern architecture appreciator and is someone who loves Brazilian culture, started the creative process. Sharing Ideas and Connecting in Paris Featuring the theme of “sharing”, the September edition of Maison & Objet embodied an era of connectivity, highlighted by social networks and multi-channel commerce. Home & Lifestyle was on hand to witness the “open nature” of the exhibition, as outlined by the Maison & Objet Observatory in its choice of theme. “Openness to Paris, where the show’s energy extended through Paris Design Week, openness to the growth markets of interior design and contract… (and) openness to the rest of the world, where the show is exporting its expertise (Asia and the Americas).” For the September show (Maison & Objet also organises a January exhibition in Paris), 53 per cent of exhibitors came from international locations
(up seven per cent) and 50 per cent of visitors were also visiting from outside France. These visitors were able to discover new designers, brands and companies offering “a springboard that, through its environment-based organisation, offers tremendous international visibility for both small designers and the biggest brand names”. Devised specifically to meet the needs of architects, interior designers and contractors, the new version of Maison & Objet’s “projets” highlighted a record number of exhibitors “offering technical solutions with high decorative and creative added value”. • London is the home of design and innovation – and never more so than during autumn, as the 2014 London Art & Design Festival raged. Museums, art galleries, public squares, boutiques and department stores all came together to celebrate the original and illustrious world of art and design. Covent Garden, Shoreditch, Clerkenwell and Brompton Cross all fought to be London’s trendiest design district. However, despite these popular conventional attraction sites, it tends to be the independent exhibitions and galleries that thrive the most attention – at least that was the case this year. An independent exhibition in Soho, 19 Greek Street, stole the show this autumn with their three individual and mesmerising events. These included a Masterpiece Collection of nine rare sculptural design pieces, an open workshop where glass designer Dian Simpson transformed discarded glass bottles into architectural materials, and a showcase of a new selection of sustainable and up-cycled works in the café by designers Nina Tolstrup, Marjan Van Aubel and Dirk Van Der Kooij. Legendary actor and future Batman star Ben Affleck was seen promoting his new film Gone Girl with Rosamund Pike. INSPIRING ART FOR PASSIONATE AFICIONADOS
When was the Timeless Gallery set up in Puerto Banús and why did you choose here? I set up the gallery last year. I have other galleries worldwide – one in Sweden and one in Poland and my mother also has other galleries. Even though I’m just 23 years old, I have a very large network and I want to bring in a good mix of artists from many different countries to suit the tastes of the discerning cosmopolitan public that live on the Costa del Sol. The people of Puerto Banús are very art-friendly and have more passion for art than in other places. Are you planning on opening other galleries? Yes, I’m going to open a gallery in November in Miami. In between now and the opening of my new gallery in Miami, I intend to spend most of my time here in Puerto Banús. I chose Miami because it has the same spirit as Puerto Banús. In 18 months time I also want to open a gallery in New York as it is a great reference point for art and a place where art can really grow. How did you get into the world of art? I was born and raised in an art gallery. My mother has owned art galleries all my life so I have always lived and breathed art. I chose to open in Puerto Banús as I felt it was a very inspiring place. People are very open to art here.

How important are sculptures to your gallery? The sculptures are the main focus to my gallery. The exhibits are becoming more and more popular. People see it as an investment and it is also a very beautiful and tactile object. It is a great time for sculptures. For me sculptures have always been an exciting part of the art world for me. What plans do you have for the gallery in Puerto Banús? We are currently building a photo room which will have 40 square metres of photos and lithography. Each month we will change the exhibits. Here in Marbella, people love photo art and it is also a great reason to grow the gallery. It will be a new angle for us but we are very much looking forward to doing it. What are your passions? Art is my passion and I love travelling so I like to combine the two by visiting art
galleries wherever I am. I love to find out about new artists around the world. I also enjoy wakeboarding and always try to tie that into my travels! Why should people visit the Timeless Gallery? I believe the art we choose is of a high quality. I very much want the public to enjoy the art that I choose. Photos: David Toms Tell us something about your professional background and why you decided to work in this industry… I have a degree from a university for hospitality management in Holland, so in Amsterdam I worked in the services management industry and continued to do so when I moved to Marbella in 2000, where I have now settled for 14 years. I was looking for a new challenge and had always missed natural furniture and decoration in Marbella, so two years ago I started up WoodFactory. Tell us more about your products, and what are the basic principles behind your company? WoodFactory creates and produces furniture made from recycled/used wood. Everything is made-to-measure for our clients from dining tables, stools, beds and cabinets to complete lounge sets. We also do complete projects such as restaurants, bars, doors, interior and exterior kitchens, built-in wardrobes, etc. The basic principle of WoodFactory is to create something new from used materials. How would you summarise the market at present and how you fit into this market? The market in Marbella is recovering from the crisis, but still has a long way to go. The market depends completely on second home residents from northern Europe, Russia and Arab countries. These residents spend money and this reflects the market in Marbella. Almost all my clients are of northern European nationality, with a few Russian or Arab nationalities, but mainly northern Europe. They love my designs and the recycled wood concept, so that makes my company successful. Apart from northern European clients, I have also seen an important increase in the number of Spanish clients buying my product, especially over the last year. What do you most enjoy about your work and what is your vision for the company? I love creating new products and also the personal contact I have with my clients. I would like WoodFactory to grow in the near future and maybe start a second showroom.

What do you think the future holds for wooden furniture? My furniture is contemporary in its design using recycled wood, and not the standard wooden furniture you generally see around, this makes my product very unique. It’s trendy and shabby chic in its design, which fits very well into the Marbella lifestyle. Apart from that, we make everything to measure offering a mix of materials such as tables with metal legs and a wooden top, or tables with a ceramic tile inlay. The nine-bedroom family villa in Nueva AndalucĂa was dated and looked rundown. Due to the age of the house, there were many obstacles to overcome. The slanted AndalucĂan-style roof leaked and looked dated so this was removed allowing for a 450 square metre roof terrace. The external facade of the villa was transformed by removing the existing dated archways and circular pillars and replaced with straight lines and clean sharp corners. The height restrictions within the property were a problem but with careful thought in the design of the false ceiling details and clever use of spotlights and indirect lighting an illusion of grandness was achieved. The small windows and doors were removed and new wide openings were built allowing instant natural light to enter. This was done after structural calculations were made and, where necessary, the existing structural pillars were removed and replaced with steel posts and beams to open up the necessary spaces required for the new oversized windows. The Rise of San Pedro When I first arrived on the Costa del Sol in 1999, San Pedro de Alcántara was a place that I was always keen to avoid. From the N340 that passed through the town, the place didn’t exactly set the heart fluttering with its aesthetic beauty and charm. Look one way and you would see a shabby looking, run-down Spanish town; look the other and you would see empty scrub and wasteland. Hardly impressive… What’s more, the place was a nightmare to navigate. Negotiating the bottleneck Ronda Road junction at its eastern fringe was bad enough but, once you actually managed to make it into town, finding a parking place brought its own series of dramas. Fast-forward 15 years and San Pedro is the name on everyone’s lips, from savvy investors to the glitterati, from tourists to locals. So what happened? The tunnel… that’s what happened. We waited an inordinate length of time for it to be completed, while the local and national economy ground to a halt for several years and businesses went to the wall in the meantime, but eventually it arrived. It allowed traffic to flow, it allowed ease of movement between Marbella and Estepona, it stimulated property sales and investment in the areas to the west of San Pedro, and it meant that residents like me started to explore my surroundings a little more. It even tempted me to relocate, having vowed never to move out of Marbella’s clutches. Of course, the tunnel was designed primarily as a by-pass, but while all that work was going on underground it was what was taking place above ground that really started to capture the imagination. In the height of the recession, one very bold developer, rather than simply sitting on their hands waiting for the good times to return, decided to promote a new project of apartments and penthouses on a plot of land located in the Nueva Alcántara area. Taylor Wimpey de España took the decision to offer the properties at attractive prices and with a top specification, no doubt impacting on margins, but the development (named Los Arqueros Beach) sold in record time without a brick being laid. Priced from just €195,000 for a three-bedroom apartment, the development attracted the interest and imagination of residents, investors, estate agents and the media… just the sort of stimulus that the town had needed. With the properties now valued at approximately €100,000 more, we should all have really invested in Los Arqueros Beach. In the time it took for the project to be completed, we have witnessed the re-birth of San Pedro de Alcántara. Parking and navigating the town is easy, there is now an array of cosmopolitan places to eat and drink, with new venues cropping up on a weekly basis, and the park that was promised is due to open just in time for the publication of this issue and the San Pedro Feria. We’ve had to be patient, but the wait has definitely been worthwhile. This once-forgotten town between Marbella and Estepona is now firmly on the map.

Permaculture, is a method of designing a sustainable environment. This normally translates into saving money and being healthier. It can be applied to exterior spaces and also to buildings (it is fascinating to understand why we can feel so uncomfortable in such wonderful buildings). Here are some tips to help you change your garden, and not only make it more sustainable but also healthier. Change your regular chlorine swimming pool into one with a saltwater cycle. Chlorine is a highly contaminating element, so we are not only looking after our planet but also after our skin. Changing is very easy and affordable. You should ask yourself if it would be possible to collect rainwater from your garden and roofs and use it for irrigation. Are you throwing away all your garden cuttings instead of composting them? Our gardens on the Coast are all lacking in organic material and, if you put good bedding in your flowerbeds, you will avoid evaporation and the plants will grow faster and healthier.

Since the inauguration of the San Sebastian International Film Festival in 1953, global stars including Elizabeth Taylor, Bette Davis, Woody Allen, Julia Roberts, Richard Gere, Brad Pitt and Susan Sarandon have enjoyed the stylish grandeur of the Hotel María Cristina. The hotel was opened in 1912 and over the past century it has been intimately linked to the history and cultural life of San Sebastian. Located on the southern point of the Bay of Biscay, in the late 19th century the seaside town had become a favourite destination for royalty and aristocrats, attracted by the sunshine, the newly-recognised therapeutic properties of sea bathing, and the opportunity to see and be seen on a traditional afternoon stroll along the boardwalk. Cafés and open-air terraces were filled with the high society, and San Sebastian was transformed from a sleepy fishing village into a thriving cosmopolitan town that soon required luxurious, modern facilities to meet the demands of discerning guests. This all occurred at the height of the Belle Époque era, and 100 years on most of the buildings flanking La Concha beach – including the city hall, Victoria Eugenia Theatre and Hotel María Cristina – are constructed in this style.
Majestically designed by architect Charles Mewes, also responsible for the Ritz in Madrid and Paris, and offering an exceptional river setting and sea views, the hotel quickly became a must-stay for the crème de la crème, with the hotel’s namesake, Spanish regent María Cristina, the first person to cross the threshold. Grand hotels are generally survivors of an era when world travellers moved stylishly from the Savoy in London to the Norfolk in Nairobi, to Raffles in Singapore and the Alvear Palace in Buenos Aires. They were places offering the most comfort, the best food and concierges who knew the schedules of flying boats and where to find a stout camel. Up to now one of my favourites has been Bangkok’s Mandarin Oriental, opened in 1876 by two Danish sea captains. Since then this former royal palace has hosted novelist Joseph Conrad, Somerset Maugham, Noel Coward, Graham Greene, James Michener, King Juan Carlos of Spain, Elizabeth Taylor, Princess Diana, Boris Becker, Bill Clinton and enough influential bankers for the Oriental, as it is usually known, to be listed best hotel in the world for 10 years by Institutional Investor magazine. Unlike many other great hotels, it is not stuffy. Every week the general manager, and currently it is a woman, throws a cocktail party for her guests, and the concierge’s restaurant recommendations do not overlook inexpensive local restaurants and a thrilling longtail boat ride to get there. As a group, Mandarin Oriental has a big presence in Southeast Asia, Europe and North America, and as it happened my next trip took me to Washington, DC, and the Mandarin Oriental there. As I expected, it was incredibly well located and sumptuous, but there was something else that took me completely by surprise. Just a little thing, but very important – size of the print on the amenity bottles in the bathroom. Ever stepped into a shower and found you could not tell which bottle was which? Fact is that the better hotels are often frequented by guests of a certain age, who frequently need glasses but take them off to shower. So they have to get out again, find their glasses and check which is the shampoo. Top housekeepers also make sure that belts on bathrobes are through the loops so the belt does not fall on the floor, and hangars are independent and not the motel-style ones that have to be clipped on. Get these things right, and a hotel can work from there to being a special place.

Hand-built by Jaguar Land Rover Special Operations craftsmen in a new facility at Browns Lane, the Lightweight E-type is the first recreation to come from Jaguar Heritage. Only six limited-edition Lightweight E-types will be built and they will each be assigned one of the remaining chassis numbers originally allocated in 1963 to the intended 18-car “Special GT E-type” project. Only 12 of the original Lightweight E-types were built, all but one leaving Jaguar’s Browns Lane competitions department in 1963 (the last was delivered in 1964). In recreating the Lightweights – which will be sold as period competition vehi-
cles and will all be suitable for FIA homologation for historic motorsport purposes – Jaguar Heritage has drawn on Jaguar’s venerable engineering and design resources, including the company’s world-leading aluminium body technology. The specification includes an aluminium bodyshell with doors, trunklid, hardtop and bonnet also in aluminium, assembled to exacting standards. The six-cylinder XK engine mirrors the original power units, with an aluminium block, “wide angle” aluminium cylinder head and dry sump lubrication. Bespoke Timepiece … a Celebration of the E-Type
Jaguar have joined design forces with Bremont to create a series of six bespoke wristwatches to complement the new Lightweight E-types. The 43-millimetre watch features a black dial based on the Lightweight E-type RPM gauge and chamfered hour and minute hands to replicate the instrument’s tachometer needle, while the chassis number of the matching Lightweight E-type is printed at the six o’clock position. Aluminium saved from the Lightweight E-type construction has been used in white gold cases, and Bremont is debuting its first proprietary self-winding movement, finished with a 50-hour power reserve and fitted with “steering wheel” rotor and a winding crown engraved with the pattern of the period-correct Dunlop racing tyres. An alloy-spoked Lightweight steering wheel with authentic wooden rim can be found at the back of each watch, forming part of the rotor.

Adding a Spice of Excitement to Dishes
Back in 2012 Paco Romero was hard at work in his kitchen laboratory conjuring up a customarily off-the-wall range of creative new dishes. After a year he was ready to move on to a new challenge. “We have spent this time researching and creating new dishes, but above all else making our customers happy,” he explained. “I have often wondered if we could take this somewhere new and I think the time has come to create SubliMotion.” This past summer, his new gastronomic dream became a reality at Hard Rock Hotel Ibiza, where the Michelin two-star chef has been “seasoning dishes with excitement”, with a combination of chromatic atmospheres, controlled temperature and humidity, and aromatisation of the ambience under a musical sequence especially composed for the occasion. Main course dishes include Iberian pork sirloin in shallots and white wine, Belgian sole fillets “Dieppe” style, and sirloin steak with chips and salad.

All of their desserts are made from scratch, including crepes with sugar, lemon or chocolate, Dame Blanche, special Belgian ice cream and pavlova with strawberries and cream. Carl has acquired some very special wines that he sells at excellent prices, such as Creu de Lavit white wine at just €22 and, in the reds, El Arte de Vivir Ribera del Duero (€20), Lacrimus Rioja (€22) and Pago de Carraovejas Ribera del Duero (€35). Chez Max are open from Thursday until Sunday until 5 January, when they will close for one of the restaurant’s biggest reformations ever. It’s Not All About Barrels

There is, as they say, nothing new under the sun, and winemaking is not exempt. Allowing for the fact that wine has been around for at least five thousand years, the use of wooden casks is relatively new. Since man tasted the first drops of the heaven-given liquid, the vessel was made of clay. In some Spanish regions this custom still persists, particularly in Valdepeñas where the huge clay jars known as tinajas are standard. The Catalonian version used to be large glass jars half buried in the ground and exposed to the elements Indeed, it comes as a surprise to most wine buffs when they learn (early in their drinking career one assumes) that wood performs a very limited function.

Wooden barrels are expensive and have to be replaced every couple of years, whereas stainless steel and clay can last forever. In the majority of bodegas that do not produce wines aged in oak, there is not a barrel in sight. In Georgia, the cradle of winemaking with its near 600 grape varieties, the classical method is the clay kvevri sunken into the ground, in which the grapes are pressed and the wine left to mature for around two years. Wood is nowhere to be seen. On a recent visit to the capital, Tbilisi, I was fortunate enough to meet John Wurdeman, a young American whose Georgian wines under the label Pheasant’s Tears are made in the traditional clay vessels, and exported to 12 countries.

Back home, I toured the equally interesting bodegas of Mollina, near Antequera. From time immemorial the producer of sweet wines of the Málaga variety, this region is now a truly outstanding source of red and white table wines. The Cooperativa del Virgen de la Oliva, while making the excellent Montespejo Tinto Roble, is also notable for a barn full of conos, concrete vats sunken into the ground that, while not as commonly used as previously, still age reds and the original dessert wines.
MOLLINA FILE The last noteworthy wine from this region, but far from the least, is the distinguished Capuchina Vieja red from the bodega of the same name. The 2009 vintage – using Cabernet Franc, Cabernet Sauvignon, Merlot and Syrah, a justifiable winner of several awards, and matured for 12 months in oak – is sold at both El Corte Inglés and Marbella’s D-Wines at around €16. The Blanco Afrutado of Cortijo de la Fuente bodega is an eye-opener – a very competitively priced white wine that can contend with anything made in Penedés or Rueda. The reds are worthy rivals of most of those produced further north and with a comparable price tag.
• Launched in 1993 following intensive research and development involving the planting of several red wine grape varieties to determine which would best adapt to the area’s climatic conditions and terroir, the “Tierras de Molina” brand comprises a selection of wines falling into two different Designations of Origin officially recognised in 2001: D.O. Málaga for naturally sweet wines and liqueur wines (dry, semi-dry, semi-sweet and sweet); and D.O. Altitude: 473 metres above sea level. www.mollina.org • Dating to the end of the 19th century, Bodega Cortijo La Fuente extends over 16 hectares of land dedicated to vineyards, with a combined age of between 30 and 40 years for the white varieties and three years for the reds. Harvesting is carried out manually. www.bodegacortijolafuente.es • With its roots in the vestiges of a Roman-period farmhouse villa, Bodega La Capuchina produces white and red varieties on a 20-hectare plantation. The original oil press (almazara), stables and aviary have been restored and remodelled. www.bodegalacapuchina.es • The Virgen de la Oliva cooperative was founded at the end of the 1970s and currently has 900 active members and associates. Saffron: A Spice for the Brain
Bring on the paella. It may be good for the brain. A new study published in the journal Human Psychopharmacology suggests that saffron may be an effective treatment for mild-to-moderate depression. Derived from the flower of Crocus sativus, saffron may be beneficial in not only treating depression, but also Alzheimer’s disease, and menstrual discomfort and premenstrual syndrome (PMS). Researchers analysed six clinical studies on saffron and depression. They looked at dosages, extract sources, standardisations and treatment duration. They also looked at safety issues and found that saffron was as effective as commonly prescribed anti-depressants. Saffron extract is derived from the orange stigma of the flower. Two studies showed that 30mg/day of extract of saffron stigma was as effective as fluoxetine (Prozac) 20mg/day and imipramine 100mg/day for the treatment of mildto-moderate depression. How saffron is able to lift spirits and fight depression is unknown. The researchers theorise that saffron may be able to fight depression through a boost in
serotonin levels. However, it is believed that saffron has anti-oxidant and antiinflammatory properties. Touted as the world’s most expensive spice, saffron is cultivated and harvested by hand and it can take 75,000 saffron blossoms to produce just one pound (450 grams) of saffron spice. In Iran, saffron is commonly used to treat depression and also Alzheimer’s disease. Sold under the name Impiran, this saffron product reportedly is effective at improving symptoms of Alzheimer’s disease. A specific saffron extract is also sold in Iran for improving menstrual discomfort and PMS. Today, saffron is used to treat asthma, cough and a host of other illnesses. However, there are no scientific studies to support their use for these ailments. Researchers caution that is unknown what the long-term side effects may be with taking saffron extract. High doses can result in the skin and eyes turning yellow, and extremely high doses can result in death. For now, studies are underway to find out just how saffron is able to improve brain health. It is hoped that those findings will lead to new types of medicines for preventing depression, Alzheimer’s disease and many other ailments.

Staying Focused on Healthy Eating

The Christmas-New Year season will soon be with us, and that invariably means some overly robust dining and partying. Just in the nick of time, our fitness and nutrition expert Paul Isaacs offers some advice on how to stay focused on eating healthily.
For most of us, it’s tricky to stick to a bog-standard healthy eating plan, let alone a full-blown “diet”, where the obsession with counting calories or adding up points can be all-consuming. Discipline and temptation are the two biggest factors that stand in the way of success. Most of us are tuned to breaking the rules now and again, so the meal plans I prepare incorporate the odd treat here and there. The general rule that I follow with clients is the “70/30” ratio. This means that they eat healthily for 70 per cent of the time. Although it sounds easy, in most cases this represents a vast improvement on normal day-to-day consumption, and improvements to health and shape can be seen pretty quickly. If a client is keen to move things along, we alter the ratio to “80/20”. The majority of us find it easier to shift through the gears in this way rather than trying to become a “superhuman” overnight. AND NOW FOR SOME OTHER IDEAS TO KEEP YOU ON TRACK. • The first tip is to never go hungry… Many people think that food-deprivation is the best form of dieting, but this never leads to healthy long-term weight loss. Remember to eat regularly, ideally every two to three hours to keep your metabolism ticking over.

• Make sure all your main meals are protein-based... Ingredients such as salmon, chicken, turkey, egg whites and tuna are ideal. Raw nuts are packed with protein and are great for snacks, so carry some around with you during the day. • Don’t neglect your five-a-day… Eat vegetables and some fruits as your main source of carbs during the day, and limit consumption of processed food and sugars. • Stay hydrated… Aim to drink three litres of water a day, and avoid calorific drinks. Yes, I’m afraid that means the daily latte and the evening tipple! • Watch the carbs… It’s best to eat starch-based foods, ideally brown rice or pasta and sweet potatoes, after your workout or at lunchtimes, rather than later in the day. • Avoid late-night snacking… If you find yourself reaching for the chocolate when you are curled up on the sofa in front of the TV at night, try eating your main meal an hour later than the usual time. This should help keep the munchies at bay before you go to bed.

In a first for Europe, the Centre Pompidou in Paris is presenting a comprehensive retrospective of the work of celebrated contemporary architect Frank Gehry, until 26 January. No other exhibition has previously assembled so many projects – 220 drawings, 80 models and supporting documentation – to showcase Gehry’s highly distinctive architectural language and a global survey of his work through the different periods of his career, from the 1960s to the present.
Many of Gehry’s buildings around the world have attained iconic status, and he is widely recognised as having revolutionised architecture’s aesthetics, its social and cultural role, and its relationship to the city. In what was described as an “unprecedented” response from exhibitors, collectors, press representatives and the public, the inaugural Photo Shanghai art fair attracted more than 25,000 visitors fascinated by works ranging from iconic vintage American to modern Chinese. The brainchild of The World Photography Organisation, Photo Shanghai was set up with the aim of “establishing the most professional and international platform for fine art photography in the Asia-Pacific region”. The fair was Shanghai’s foremost international art fair in 2014, and it is considered to be of particular relevance with the current growing interest in photography in China, and the art fair boom taking place in the country.

RENTING OUT YOUR SPANISH HOME FOR HOLIDAY RENTALS
Let’s take a look into the future. Are you the owner of a property in Málaga, Benalmádena, Fuengirola, Mijas, Marbella, Estepona, Sotogrande or any other town along the Mediterranean coast and you rent it out or you are thinking of renting it out as a holiday home? Then you might have heard rumours that there is a law in Spain that obliges the owner to comply with a series of requirements and some additional measures in order to rent it out. In fact this is regional: a Spanish law does not exist yet, but the legislative bodies of Andalucía’s regional government (Junta de Andalucía) are studying and debating the draft regulations. The definitive version and subsequent approval is expected to be ready by the end of 2014. It all started with modifications made to the current (state) Urban Leases Act that was modified by means of the Spanish Law 4/2013, of 4 June, on measures to promote and increase the flexibility of the residential rental market in Spain. Said law modifies certain provisions of the current Urban Leases Act, amongst others article 5. This article determines to which kind of leases this law is considered not to be applicable. Specifically those stated in section e) are not included: The temporary lease of the total use of a furnished and equipped property for immediate use, commercialised and promoted through tourism channels with profit-making purposes and subject to a specific regime from the sector-based legislation. The law leads us to a first conclusion: as long as this specific regime has not been approved, this kind of holiday renting will remain regulated by the provisions of the Urban Renting Act as well as by the provisions of the Law on Leases of non-residential uses. In accordance with article 3, section 2 of this law: Especially the leases of Spanish properties for seasonal use, either for the summer or any other season, will be considered nonresidential use leases.

Therefore, it shall not be required for the time being to fulfil any “special” conditions or requirements to rent out a house as holiday home in Spain. But time goes by and, as noted before, sooner or later this law might be approved and might come into force. License of First Occupation in Spain
When a client instructs our law firm in Marbella to study the legal situation of a property they would like to acquire, one of the essential documents to retrieve is the Spanish Licence of First Occupation (LFO) corresponding to this property. The Spanish LFO is a document usually issued by municipal authorities (municipalities). It aims to ensure that the building in question complies with the conditions imposed by the (not expired) building licence permission, which would have been granted at the commencement of the works and the conformity of these works with the technical project that was the basis for granting the building licence. In addition, with the LFO, we are able to confirm that the building’s construction complies with the appropriate health and safety standards. The essential subject of this licence is the initial occupation and use of buildings as well as the elements adjacent to them (such as storage rooms and garages, which are an integral part of the whole building). The pertinent LFO in Spain is also required for those works of extension, modification and rehabilitation involving a technical project and a necessary perusal of health and safety by municipal technicians. The Licence of First Occupation is necessary for the Spanish declaration of the new building title which, together with the final building certificate issued by the architect, will be required for execution of the deed. EXCHANGE RATES FOR THE PERIOD 10 SEPTEMBER - 10 OCTOBER 2014 The Eurozone is currently a bit spooked about its ability to mount a sustainable recovery, as any sign of a recovery is still very weak and fragile. With money flow stalling the ECB decided to keep interest rates on hold, spoke about previous nonstandard support measures and took a bold step, as the central bank will begin buying covered bonds as soon as possible and asset-backed securities later this year with a potential of around one trillion euros over a two-year period. With manufacturing data in September almost at a standstill, any support to ease monetary flow is welcome. Of the Eurozone countries who struggled in September the greatest surprise came from Germany, where the PMI recorded a 15-month low, followed by Greece, where the indicator stood at a 11-month low. With other countries across the zone also experiencing recent lows the economic malaise appears to be spreading. The bigger concern this time is, can Germany avoid a technical recession, although in fairness it’s probably a bit too early to be talking about this happening. None-the-less, with “tit for tat” sanctions with Russia across the zone and falling domestic demand, the signs are there. France has also managed to keep itself on the radar, as under the latest plan it will not meet the previously agreed budget deficit and will even see it rise to 4.4% in 2015 before falling a little in 2016 – hopefully back on track in 2017! How the Eurozone will deal with this is interesting. Not least if it provides the leeway to France: will the floodgates open? Positive Signs
If we are looking for good news from the zone then lets take heart that the number of people out of work did not increase and remains at 11.5%, although Ireland did see a fall in the number of people out of work as it continues to be a bit of a bright light since exiting the bail-out. In the UK it was no surprise that the Bank of England again confirmed the base rate would remain at 0.5%, as the UK has only seen a slight slowdown in economic growth during the last month. There is one thing that is worrying, and that is that it’s not just Tesco having “accounting errors” but also the statistics office in the UK, as they decided the recession was not as bad as originally thought. They now say GDP only fell by 6% and not 7.2%. They also suggest, with revised figures, that the recovery was slightly better than expected. More recently we did see data that showed the service sector in the UK fell to a three-month low, and the big concern is this a sign of things to come.

Housing is still on the agenda as we hear that the number of mortgage approvals fell to just 64.212 and was down on City expectations. The Bank of England reported that the number of people re-mortgaging also fell. Lenders are suggesting they may experience a slowdown in new mortgage approvals as the tighter lending criteria hits, as well as concern over increasing interest rates. With Nationwide reporting a fall in house prices for the first time in 17 months, does this have any bearing on the future? However, don’t worry if you live in St Albans as it has the fastest growing property prices in the UK. Consumers were out in force as new car sales again hit a record high and, with 31 months of growth, the car industry is doing well although a lot of this is down to discounts and relatively low-cost finance deals. Back in the USA
Stateside, President Obama has got tough on tax, introducing rules for companies locating overseas to reduce tax liability, and this will certainly make any inversion deals harder to arrange. Pending home sales took an unusual dip last month and fell by around 1%, having previously hit a 11-month high, and consumer confidence took a bit of a knock as a high percentage of Americans suggested the economy was not quite so bright and were concerned about job prospects – which dies not tally with the fact that more Americans are continuing to return to work thanks to the creation of new jobs. Unemployment now stands at 5.9%. With the talk of a possible interest rate rise in the future then this could just be the unsettling confidence issue. All in all, whether “trick or treat” we just don’t know – although the IMF has revised global growth downwards.
