> 2023’S SCROOGE-IEST U.S. HOUSING MARKETS According to a study by Point2 Homes, the 30-year fixed-rate mortgage hit the highest levels in decades; home prices have been on the upswing and are expected to continue their climb in 2024; and the current for-sale inventory represents less than one year’s worth of supply. Simply put, this year has been tricky for homebuyers. Yet, while some markets manage to keep things afloat, others cause buyers to sink into despair. To see how sour things have turned for buyers this past year, Point2 analyzed the 200 largest markets in the country—including the five NYC boroughs—across four metrics reflective of every homebuyer’s main fears: median price; y-o-y difference in home price; y-o-y difference in for-sale inventory; and fewest days on the market. The final scores made large California markets look like the The Grinch, and Southeastern markets rays of sunshine by comparison. • Purchasing a home is tough everywhere, but data points to some cities accumulating the bulk of buyers’ fears in the past year; 9 of the 10 rockiest markets are in California—led not by LA or San Francisco, but by Sunnyvale and Escondido. • Prices have risen the most in markets known for being among the more affordable of the 200 largest: Compared to 2022, homebuyers in Louisville, KY, Tallahassee, FL, and Kansas City, KS, now deal with home prices that are more than 20% higher. • Monster prices are a reality not just in established hyper-wealthy markets—like Manhattan or San Jose, CA— but also in emerging West Coast hubs, like Sunnyvale ($1.7M), Bellevue, WA ($1.4M), Glendale, CA ($1.3), and Torrance, CA ($1.1M). • For-sale inventory has reached near historic lows: 28 of the 200 largest U.S. markets had their housing stock cut in half since 2022, with California’s Fremont and Sunnyvale now selling around 60% fewer homes compared to last year. • Sky-high demand keeps buyers on their toes: Homes fly off the market in just 10 days or less in 19 large cities; In Grand Rapids, MI, and Lakewood, CO, active listings last less than a week. STARTSMART WOODCRAFT MARKS 20TH YEAR OF “TURN FOR TROOPS” NATIONAL TURN-A-THON National woodworking retailer Woodcraft marked two decades of sponsoring its Turn for Troops Turn-a-Thon on November 4 and 5 at participating retail locations across the country. Each year around Veterans Day, Woodcraft stores provide the space, tools and materials for woodturners of all skill levels to stop by and make a pen or two on the lathe. Since 2004, volunteers of all ages have crafted more than 236,000 wooden pens through the annual event. Pens are distributed free of charge to active-duty military troops, rehabilitating service members, and veterans’ groups.

“Even after 20 years, we know this program is still meaningful for both the recipients and the turners. That little ‘thank you’ means so much,” says Beth Coffey, Vice President of Sales and Marketing. “It is an honor and a privilege to facilitate the work of the volunteers as a way for all of us to show our appreciation for our Armed Forces members.” In 2022, 16,455 pens were turned, bringing the grand total to 236,425 since 2004. That yearly sum is the third highest since the program’s inception, behind 17,228 in 2009 and 17,097 in 2018. The event is open to anyone interested in saying “thank you” to US military men and women, and there is no cost involved. Pen turning is fun and easy to learn, and store personnel make the process as seamless as possible for volunteers. Turners are encouraged to include a personal message with each pen, along with the type of wood or material used in making the pen and their contact information, if desired. STARTSMART HOMEOWNER PREPAREDNESS REPORT The Boy Scout motto is “Be prepared,” but apparently not enough homeowners were Boy Scouts. According to the Hippo Insurance 2022 Homeowner Preparedness Report, nearly three-quarters of responding homeowners paid for upgrades and maintenance projects resulting from a lack of planning. The report also showed that inflation and price increases kept nearly half of surveyed homeowners from doing planned maintenance or improvement. As a follow-up, Hippo surveyed U.S.-based homeowners for its 2023 Homeowner Preparedness Pulse report to get an updated look at homeowner obstacles and behavior. Unfortunately, the trend is worsening. This year, 78 percent of homeowners experienced

unexpected repairs. In fact, 45 percent of homeowners said they experienced damage to their home they could’ve prevented compared to 19 percent in 2022’s Preparedness Report. The key takeaway here is that folks need to take a cue from the Boy Scouts. You can’t do much about the cost of inflation or severe weather, but you can avoid unnecessary repairs by conducting preventive maintenance. Weather-seal your house, clean your gutters, change your air filters, and install storm shutters. reinforce a crack in a piece of wood. The joint is made by insetting the dovetail key in the wood surface to bridge both sides of the crack. Made of metal or hardwood, a dovetail key resembles two dovetails connected at the narrow part, forming a bowtie shape. A negative of the bowtie shape is cut out of the cracked board, and the dovetail key is then fitted flush with the wood surface, keeping the joint together. Dovetail keys will stop a crack in wood from getting larger and can be used as an aesthetic element or on the underside of a wood slab to be unseen.
