According to recent surveys, homeowners are increasingly shelling out money for home repairs that could have been prevented with proper maintenance. You would think that folks would learn with experience, but according to reports, the trend is only worsening over time. I think the importance of routine maintenance might sink in better if people understand that the house functions as an interconnected system, the exterior of which has one primary function: To protect the interior from the outdoor elements. The flip side is that if a home isn’t maintained, those outdoor elements can creep inside and affect practically all aspects of the home’s interconnected system. The goal is to stay dry and warm, so water management is the first step to proper home performance. This means it’s important to inspect the roof

and flashing, clear the gutters of any obstruction, and ensure proper downhill drainage around the foundation. Prolonged water exposure to the building envelope can lead to roof leaks, wood rot, and even foundation damage. Wood rotting around windows and doors can deteriorate the material to the point where it can no longer provide a proper weather barrier. Severe damage can allow intrusion of cold air and water, which can in turn damage interior building materials, trim work, and even the flooring. For this same reason, it’s critical to seal any leaky windows and doors with caulk, weatherstripping, and insulation. As moisture and unconditioned air enters the home through gaps and crevices, the HVAC system must work harder to condition the house, which increases energy bills and puts more wear on the heating/cooling system and its related components.

A properly sealed house also keeps out pests such as insects, which can wiggle through unprotected cracks and seams around the home. Trim back any shrubs or tree limbs that contact the home, so they don’t serve as a bridge for unwanted bugs. Store garbage bins away from the home and remove any dead wood from the foundation to keep away termites. Termite baiting stations can be placed around the house to attract and kill off termites, preventing infestation by way of early detection. Home maintenance must be addressed sooner or later, because one problem can lead to another. Addressing it sooner is always easier and less expensive than when you’re forced to make a larger repair.

• Install water sensors that alert the homeowners quickly in the event of a leak.

Burst pipes, ice dams and poor insulation can lead to costly repairs in harsh winter weather. Avoid cold weather water damage that leads to mold in homes. Burst pipes are the most common culprit of home water leaks in the winter, because as the water in the pipe freezes, it expands and ruptures the pipe.

Water Heater Inspection: The temperature of the cold water drops about 25 degrees during the winter, so water heaters have to work harder to heat up. Check the water heater for any unusual noises, faulty pipes or leaks, or schedule maintenance to drain the sediment in the tank.

SIMPLE STEPS TO PROTECT YOUR HOME WINTER: • Install pipe insulation made of foam or fiberglass on all pipes, particularly those in unheated spaces, such as attics and crawlspaces. • Shut off the water to outside faucets. Add extra protection with an insulated spigot cover. • Disconnect any exterior lines like garden hoses. • Shut off water to appliances if going out of town.

• Maintain an average home temperature of 68 degrees.

Gutters and Roofs: Clean out your gutters and roof eaves, and if it snows, use a snow-removal rake to get the snow off your roof as soon as possible. These efforts prevent ice dams, which form from melting snow and water that run down the roof and freeze along the roof line and into the gutter. The dams in turn cause water to back up and pool beneath roof shingles, allowing water to leak into the home. House Foundation: You should remove accumulated snow around the foundation of your house. When it begins to melt, it can seep deep down into the soil and infiltrate basement walls. Seal any cracks in your basement walls as soon as you find them.

MORTGAGE RATES DECLINE, DEMAND RISES The 30-year mortgage rate fell by more than a percentage point recently to 6.61% by year’s end, as reported by mortgage giant Freddie Mac. According to the Wall Street Journal, this should be a boon to would-be home buyers who have been sidelined by high borrowing costs, as well as to hard-up mortgage lenders and real-estate agents. The Mortgage Bankers Association reported that applications surged by 9.9% in the first week of 2024, a sign that lower rates are bringing homebuyers off the sidelines. Applications soared in the week ending January 5 from a week earlier, on a seasonally adjusted basis, with additional adjustments made to account for the New Year’s holiday. Home affordability in the fall of 2023 was the worst in a generation. As mortgage rates drop, affordability improves—even if the price of homes remains elevated.

STARTSMART ASK MATT QUESTION: Is there a way to bend drywall without breaking it? ANSWER: One option is to use flexible drywall, which is 1/4-in. drywall designed for more bendability than standard drywall. For this application, two panels are installed (one at a time) to achieve the normal 1/2-in. thickness. If the flexible drywall won’t bend to a tight enough radius, you can dampen it with a sponge or spray bottle to give it greater pliability. Fasten the drywall in place and allow it to stiffen into shape as it dries. An alternative approach is to create bendable drywall by using a circular saw to score the back of 1/2-in. thick drywall from edge to edge with parallel cuts every 1/2 or 1 in. Avoid cutting all the way to the front-side paper facing. The removal of the gypsum material will enable the panel to bend backward along the same axis as the kerf cuts. Not that any curved outside corners of drywall will need to be protected by a flexible corner bead designed to bend along a radius.

Gypsum wallboard, commonly known as drywall, is the most popular material in the U.S. for interior walls and ceilings due to its versatility, durability, and ease of installation. Whether you're a seasoned remodeler or a first-time DIY’er looking to take on an improvement project, installing drywall can be a rewarding task but a tricky one to master. Even professionals with experience hanging drywall often struggle with finishing the joints, which is a skill that requires a lot of practice to get perfect. This guide will walk you through an overview of installing drywall, providing real-world guidance on the challenges you’ll face.

Prep Steps Carefully measure the dimensions of your walls and ceilings, noting any openings for doors, windows, and outlets. Plan the layout to economize drywall panel usage and minimize waste. When calculating the number of 4x8-ft. or 4x12-ft. drywall panels, order about 10 percent more panels for the project to account for waste.

Make sure you plan for all the necessary tools and materials, including drywall panels, drywall tape, corner beads, screws, joint compound, tape measure, utility knife, T-square, and screw gun. Are you installing panels on the ceiling as well as the walls? Drywall sheets on residential walls are usually 1/2-in. thick, whereas the ceiling drywall is usually 5/8-in. thick to reduce the issue of the panels sagging between ceiling joists. Are you installing drywall in the bathroom? If so, consider using “greenboard,” which is a generic term for water-resistant drywall panels approved for use in damp areas. Widely used

as a wall surface in high-humidity spaces, such as bathrooms and laundry rooms, the greenboard’s paper facing has been treated with a waxy coating and chemicals to resist moisture and mildew. Store the panels in a dry, sheltered area while you clear the site. Remove any obstacles from the work area to create a clutter-free space. Cover floors and furniture with drop cloths or plastic sheets to protect them from dust and debris. Before installation, inspect the framing of the walls and ceilings. Address any issues like water damage or warped studs to ensure a solid, flat foundation for your drywall. For fixtures like towel bars, handrails or cabinets, install 2x4 wood blocking between the studs to provide a secure anchor point for the fixtures after installation. Ensure all electrical and plumbing work is completed before installing drywall. You will

have to make cutouts for the outlets. Exterior walls should have insulation between the wall studs. Mark all stud locations on the floor and ceiling to help guide the attachment of drywall panels. Plan the placement of drywall seams to minimize visible joints. The 4x8-ft. panels can be installed horizontally or vertically. Staggering the seams between adjacent panels will achieve a stronger wall and smoother finish. Note that the eye tends to notice vertical joints easier than horizontal joints, so pro installers often hang the panels horizontally to minimize the number of vertical joints.

Cutting Drywall Use a measuring tape to determine the length and width you need for the drywall panels. Mark these measurements on the wallboard with a pencil. For straight cuts, use a straightedge or T-square to ensure accuracy. If you're making a straight cut, place the long arm of the T-square along the marks and hold it firmly. Use it to guide a sharp utility knife and score the drywall along the cutline. Apply firm and consistent pressure while cutting through the paper surface and into the gypsum core. Repeat the scoring process until you see a visible groove. For curved cuts or openings, use a

flexible curve or template to mark the shape onto the wallboard, and then follow the same scoring technique. After scoring, gently lift the wallboard along the cut line and snap it along the groove. Use the edge of a table or another flat surface to support the wallboard as you snap it. The goal is to break the gypsum core cleanly along the scored line. Once the wallboard is snapped, use the utility knife to cut through the paper facing on the backside of the break for a clean and precise edge. To refine the cut edges, use a rasp or sanding block to smooth any irregularities. Oscillating tools are handy for making small cut-outs, but the use of powered cutting tools

should generally be avoided for drywall due to the large amount of dust and mess they generate. Hanging the Panels Carefully measure and cut the drywall sheets to fit the dimensions of your walls or ceiling. If you encounter outlets or switches, use a drywall saw to cut openings for them. Attach the panels to the studs using drywall screws and a powered driver. Position the panels with their tapered edges facing each other (which makes it easier to embed tape at the joints). Leave a 1/8-inch gap between the sheets for expansion. Space the screws approximately 12 inches apart along the studs. If you're working on ceilings, you’ll need to rent a drywall lift to raise and hold the sheets in

Hang the drywall sheets with 1/8” expansion gap between them. The best practice is to set the torque of your power driver to countersink the screws slightly below the drywall surface without tearing the paper face. place. Start at one corner and attach the drywall sheets to the ceiling joists using drywall screws. Ensure the edges of the sheets meet the center of the joists. When hanging sheets on walls, begin at one corner and work your way across the room. Secure the drywall sheets to the studs with screws and stagger the seams between sheets for a more stable wall. At an outside corner, lap one sheet of drywall over the edge of the other and fasten it to the stud. If the end of the lapped sheet extends past the other wall, rasp away the excess material. In some cases, a drywall panel may meet a corner stud that can only support an adjacent panel. In this case, use a metal drywall corner clip to support the panel edge. One side of the clip holds the panel, and the other has a tab which connects to the stud. Taping and Finishing In a nutshell, all the drywall joints between panels should be taped and finished with joint compound. Although that sounds simple, finishing drywall with a professional appearance takes a skillful approach and patience from the inexperienced installer. Drywall taping knives are the essential tools for finishing the walls. You’ll need a 4-, 6- and 10-inch knife. A 14-inch finishing trowel

also helps to smooth the joints. Another handy item for the mudding phase is called a “hawk,” which is a small flat pan for carrying joint compound (AKA drywall mud). Use a 4-inch knife to cover fastener heads and to lay a thin layer of mud over the joints in which to embed the joint tape. Use the same knife to press the tape into the mud and even out the edges. Wall corners get special treatment. Some drywall tapes include a crease along its midpoint, which makes it easier to fold in half lengthwise and fit into an inside corner. Outside corners should be protected with a corner bead, which are the long, rigid strips that wrap intersecting walls with an L-shaped profile. You can use metal or rigid vinyl corner beads in square or bullnose shapes (for rounded corners). Cut the corner bead to length with tin snips, keeping its bottom end about 1/2 inch off the floor. Lightly press on the corner of the bead, squaring the strip against the walls. Drive a few nails or staples through the corner bead to establish its position, then nail it for a stronger hold. Space the nails about 8 inches apart. Use a 6-inch drywall knife to apply the first coat of mud to the corner. The knife glides along the raised corner bead and the wall, laying the compound in the valley between the two high points.

Drywall tape is available in paper varieties, perforated varieties (to reduce blisters), fiberglass mesh, and moisture-resistant varieties.

Always allow the first coat compound to dry completely before recoating. Before applying the second coat of compound, use a scraper to remove any ridges or chunks in the dried mud. Then, use the 6-in. knife to apply a coat of compound over the taped joints. Next, use a 10- or 14-in. knife held almost flat against the wall to smooth out the mud at the seams. Don’t worry about achieving a perfect finish, just fill the seams while minimizing the need to sand. Aim for a flat and smooth application but remember that you can sand away imperfections once the second coat has dried. In general, drywall tape is embedded along the joints in a thin coat of joint compound.

Pro tip for inside corners: After the tape has dried into the first coat, mud over only one side of the inside corner tape at a time, allowing the first side to harden before covering the second side. Because joint compound generally shrinks as it dries, it’s common to find screw indentions where you’ve coated the fasteners. Give these visible dimples another coat of compound when applying the second coat to the joints.

Outside corners are protected with vinyl or metal corner bead, which are rigid strips fastened over the drywall and then coated with joint compound. Ideally, you’ll only need one last coat to finish the walls. For the final coat, use a wide drywall knife to feather-out the compound as smooth as possible, allow to dry and sand well. The key to success lies in how well the panels are finished to disguise the joints. A poorly finished wall surface with high crowns of accumulated mud may reveal visible joints that are uneven with the wall. This is why it’s so important to feather the edges into a smooth transition. It takes a bit of finesse with the drywall knife, but a DIY’er can succeed with practice and patience. SAND AND FINISH Once the final coat is dry, use a sanding block with fine-grit sandpaper to smooth the surface. Feather the edges to create a seamless finish.

Be cautious not to over-sand (a common DIY mistake), because it can expose the tape and create an uneven surface. If you expose the tape, then it’s back to square one when you reapply and feather out the mud in successive coats, sanding to achieve a smooth finish free of any blemishes. Note that sanding the dried joint compound creates a lot of dust, so sealing off the surrounding rooms from airborne exposure is always a good way to keep the house tidy. Be sure to wear a dust mask when sanding. Another trick is to use a damp drywall sponge in the final phases, which can help melt and wipe away high spots without the abrasion that creates so much dust. Pro tip: Since texture and porosity differences between the mudded joints and paper-faced

HOW TO JOIN PVC PIPING By Tom Matthews PVC is the most used plastic piping material because it’s cost-effective, corrosion-resistant, lasts a long time, and is easy to work with. PVC piping is used for plumbing in irrigation systems, drinking water distribution, sewage and drainage systems, and ventilation ducts. Each type of plastic pipe is composed of different materials and requires the right cement to ensure a proper bond when connecting the joints. In this case, the joints are made using PVC cement. STEP 1 HOW TO MEASURE The ends of the PVC pipe will slide inside the pipe fittings up to the shoulder of the fitting. Therefore, when measuring the pipe, it is important to add the overlap length of the shoulder to the end of each pipe length.

STEP 2 MAKE THE CUT When cutting the pipe to length, make the cut as straight and square to the pipe body as possible. The cuts can be made with a PVC pipe cutter, a standard hacksaw, a miter saw, or reciprocating saw. STEP 3 CLEAN THE CUT Use a utility knife or half-round file to remove burrs from inside the pipe joint. STEP 4 CLEAN THE JOINTS To ensure a strong adhesive bond and a leak-free joint, use a fine-grit sandpaper to scuff the ends of the PVC piping to remove the sheen and clean away dirt.

Also, scuff the inside of the fitting that will encase the piping. Wipe away any dust with a clean rag.

STEP 5 DRY-FIT AND MARK THE JOINT Assemble the pipe and fittings to make sure everything is the correct length. The orientation of fittings such as tees or elbows is critical to the plumbing system’s design. Make directional reference marks on the mating pieces for easy realignment during final assembly. Also, mark a pencil line to indicate the depth of pipe which will be concealed by the fitting to guide where to apply the PVC primer and PVC cement.

STEP 6 PROCURE THE PRIMER AND CEMENT Making the connections requires PVC/CPVC Primer and PVC cement. The cans of each product usually include an applicator brush in the cap.

STEP 7 PRIME TIME Apply PVC primer around the entire end of the pipe. The primer temporarily softens a thin layer of the PVC material, which allows the PVC cement to penetrate deeper into the material to create a strong, leak-free bond between the pipe and fitting.

STEP 8 DON’T FORGET THE FITTINGS Apply PVC primer to the inside of the pipe fittings to achieve the same effect.

STEP 9 APPLY THE CEMENT Next, brush PVC cement onto the pipe end and inside the fitting, covering the contact surfaces of the joint.

HOW TO JOIN PVC PIPING STEP 10 CONNECT THE JOINTS Slide the PVC piping into the fitting until it presses firmly against the shoulder. Give the fitting a 1/4-in. turn to spread the adhesive and ensure it completely seals the joint. Orient the fittings according to the directional alignment marks you made on the pipe. Hold the joint steady for at least 30 seconds while the cement cures. You can use these same procedures to join CPVC pipe, so long as the cement you’ve chosen indicates it is CPVC-appropriate.
