Glass artist, Anne Simms, spurred Geri on to her next adventure by providing the guidance and expertise necessary to build her first art glass tower. Geri’s towers were a real hit at the Autumn Art Walk, held this past October, at Chandor Gardens in Weatherford. The artist sold out of her beautiful and unique pieces during the festival and, as a result, her towers hold court in gardens throughout Texas.

eri Lowry credits her experience as a wife, mother, Girl Scout leader, accomplished sailor, professional seamstress, shopping mall manager and leasing agent along with her thirty-year career in commercial real estate for the “substance” of her writings and the basis of her many adventures in life. She began serious writing in high school and her passion for telling stories continued into college, where she wrote news and feature articles for her college newspaper and following that wrote a weekly column in the city’s community newspaper.

Marriage, family, and several careers took priority until retirement, when she returned to her passion for writing stories. “I love to make people laugh and have fun with what they read,” she says, and her stories confirm this.

Geri’s life philosophy can be summed up by the opening question she poses to her audience… “What’s the worst that can happen?” And the answer just might be you’ll experience the adventure of your life! Cynthia James, another glass artist and owner of Artefactz on the Square in Granbury has joined Geri in her latest adventure. Recognizing they had a message to share, they decided to inspire others to follow their passion. “And Speaking of Empowerment...!” is a program they created for groups looking for a unique motivational presentation that lifts its listeners off their seats with a very clear message: “Listen to what’s tugging at your heart right now,

Dream It. See It. Own It™

Time to buy? Consider this: you will have a better chance of finding your dream home and you will likely save time and money on the purchase if you first “hire” a REALTOR to work exclusively for you. As Texas real estate law requires agents to disclose for whom they work. It’s easy if you want to sell your home -- you call the agent who helped you buy it, and assuming you

still like them, you “hire” them to list and sell your home. You know they work for you, and when they show your property to someone, you expect your agent to come back and give you a full report on what the

potential buyer said. This is what you expect and what you deserve. Buying a home works much the same way. If you are shown a home by YOUR agent, then when you are finished looking, your agent won’t go back and report any secrets of yours to the seller. YOUR agent puts your interests ahead of everyone else’s…but only if you and the agent discuss this ahead of time and have a clear agreement on the fact the agent will work exclusively for you. Best of all, their services will cost you nothing! Yes, they get paid by the seller, but as long as you have an exclusive “buyer’s agent” relationship with them, they put your pocketbook ahead of theirs. They work for you, and only you. So protect yourself before you begin the hunt for the perfect home -- make sure you “hire” a “buyer’s agent” to work exclusively for you. Oh, and make sure this agent is a REALTOR. Why a REALTOR? That’s easy. If they are a REALTOR, they belong to the National Association of REALTORS and have agreed to abide by a professional standard of ethics. Their association also maintains the most CURRENT database of real estate information available….and they will share

that with you! You will be the first to know when a new home comes on the market. Further, your agent will make certain you are ready to submit a fully qualified offer right then. Your REALTOR will help you to be the first in the know, and the first to buy!

When you decide it is time to start searching for a home, first conduct a search for the perfect REALTOR. Find someone who seems to enjoy the hunt as much as you do, and who you like and trust. Sign them up, and then together start your hunt! By: Gary Proctor

his month, Nicholas is getting a great new start in a new home designed especially for him. As you remember from our last publication, Nicholas is about to become the youngest homeowner in Hood County at 3 years old. He has cerebral palsy and his new home is about to make his life a lot easier. Nicholas starts his day around eight o’clock each morning.Therapists drop by almost daily to give Nicholas the therapy he needs to survive and thrive. Nicholas is fed

through a feeding tube four times a day. His home is a very busy place with nurses, care givers, therapists, and family members coming by to help. Nicholas’s new home has been carefully designed to help him have the best quality of life possible, not only now, but in the future. His new home has a therapy room, and a nurse’s station with a microwave and mini fridge that will be used to store his medications. He will have hand free faucets in the bathroom and sink areas. The home also will have a water purification system and air purification system. The home will provide a back-up natural gas energy system so that Nicholas will have electricity for his therapy equipment should the electricity ever go out. There will be chair lifts in various parts of the home to help Nicholas to and from his wheelchair. The cabinets have

Demand the best out of your property manager! We believe you should expect a minimum of 5 best practices, every day, in everything your property manager does for you. 1. Successful property managers are… Consistent Property managers must be consistent, especially when enforcing the laws set forth by the Texas Real Estate Commission. Property Managers must constantly monitor properties and tenants to ensure all parties are communicated with consistently and within the laws and regulations set forth by the State of Texas. Consistency comes in the form of account statements, tracking history of repairs, and collecting rents on time but professionally. 2. Successful property managers are… Respectful A good property manager has to be respectful of every person he or she represents, from the owner of the property to those who are leasing the property. Don’t mistake respect for “let everyone get away with everything”. A property manager should be very firm but yet manage situations between the property owner and the tenant. Without this intermediary, issues get out of hand very quickly. www.myhometownstexas.com

www.century21shooks.com

3. Successful property managers are… Pragmatic The best property managers try to stave off problems before they rear their heads. For instance, they conduct background checks… and actually read the results and base tenant decisions upon them. (You’d be surprised how many property managers ignore red flags on background screening results!) They conduct regular site inspections to protect property owners and ensure tenants are acting in accordance with lease terms. 4. Successful property managers are… Problem Solvers There is no shortage of problems that arise when you have a tenant leasing a property. Just as any home or building owner knows, repairs must be done, issues must be resolved quickly yet cost effectively, and tenants must be held to the care instructions outlined in the lease. An effective property manager will proactively contact property owners for maintenance needs and repair requests. A good property manager will act in accordance with property owner wishes but still provide recommendations that are based in sound real estate experience. 5. Successful property managers are… Timely Nothing is worse for a tenant than to call in a repair or service need and not receive a call back in a timely fashion. More so, nothing can be more costly to a property owner if repairs are not completed cost effectively and within budget. Tenants are protected by several sections of the property management agreement. Tenants have many rights. Only a timely and pragmatic property manager can ensure the relationship with tenant and property manager is positive and effective. If you have considered leasing your property before but haven’t moved forward, this is a great time to call us. Sign up with us as a property owner during the month of January and receive a free property analysis report and free Property Condition report. There are more people looking for rental property than there are properties to rent. If you have considered leasing before, now is the time to contact us. THEATRE THEATRE

Theater misunderstandings and mistaken identities. Structured in three acts, the play’s first act introduces the cast and crew of Nothing On, the play within Noises Off. The night before opening, the actors are struggling to get their entrances and exits and innumerable plates of sardines in the right place at the right time. The late hour and increasing tensions begin to reveal the fraught interpersonal relationships between the characters. The first act leaves you wondering: will they get it right before opening night? In a dramatic transformation of space, the second act of Noises Off takes place backstage during a midweek matinee of Nothing On. The show has been touring for a month and the actors’ dysfunctional relationships are starting to take their toll on the production.

A

British farce about putting on a farce, provides humorous insight into the onstage and offstage challenges of producing a play. What’s a farce? Noises Off is a superb example: a high-energy comedic romp involving highly improbable events, impeccable timing,

The final act takes place during the closing night performance of Nothing On. The play and the characters’ relationships are barely holding together. Mishap after mishap piles up as the characters attempt to untangle the disastrous performance and arrive at some sort of rational, salvageable end. Nothing On, the play within Noises Off, is a standard silly British bedroom farce. Roger Tramplemain, the estate

agent in charge of renting the Brent’s lovely country house, has invited Vicki for a romantic rendezvous. Roger Tramplemain claims that the house is his own and believes that it will be empty. Whoops – it is anything but! Mrs. Clackett, the housekeeper, is planning to spend her afternoon off at the house relaxing, eating sardines and watching television. Then, the owners, Philip and Flavia Brent, secretly return to have their own mischievous romantic rendezvous – they’re not supposed to be in the country because they are avoiding paying their taxes. The two couples narrowly miss running into each other several times. The final moments reveal even more surprise guests: an elderly burglar and a wealthy Sheikh who is interested in renting the property. Dare we say it? Hilarity ensues! Much of the humor of Nothing On is sparked by mistaken identities, the slamming of doors, and sexual innuendo. Noises Off December 21 - January 25. Thursday - Saturday 7:30 and Saturday Matinee 3:30pm www.granburytheatrecompany.org or call 817-579-0952 for tickets. Follow Granbury Theater Company on Facebook, Twitter, Instagram and Flickr!

his duo composed of Grant Gilbert and Dylan Price are a new and young, but very ambitious group. They started performing for audiences this past summer and already have had several gigs. To be successful so quickly shows a natural talent. Both are from Santo, TX, and play every sport at their high school, as well as rehearsing for their performances. Grant plays both the guitar and fiddle, and Dylan plays lead guitar and harmonica.. They love to perform true country music.

Grant has already written a few songs. One called, “Praying for Light”, that they performed at Papa Chulo’s in Granbury

recently, was amazing and showed Grant’s songwriting ability, as well as his passion for Texas country music. Some of their influences are: Gary Stewart, Glen Campbell, and Turnpike Troubadours. When Grant was asked if they were ready to sing in front of an audience, his response was, “I think we are.” And, they definitely are ready to roll with it. “Besides, it’s better than mowing lawns,” quipped Grant. Grant and Dylan have several shows in the next couple of months, and you will certainly be missing out if you don’t attend one as their success continues to build.

That may be why Jose states, “I want this restaurant to be more than just a place to eat, I want it to be a pillar of the community.” He wants to give back to the community by molding his restaurant to the area’s expectations. Papa Chulo’s caters to senior citizens with specials all day, as well as other groups with private meeting rooms available.
