WITH GRACE OPENS IN RINGWOOD EARLY NOVEMBER
In November With Grace will be opening it’s doors in Ringwood and inviting people in to browse their collection of forever flowers for weddings and other occasions along with interior furnishings and unique gifts.
With a forever love of weddings and everything that surrounds them it felt only natural for owner Emma Jane Betsy to offer her silk flowers to brides who want an ever lasting memory from that special day. Inspired by the belief that every couple should be able to remember their magical day after the stardust has settled. And when the noise from the speeches and the laughter has faded it’s just the memories, the photographs and the flowers that will stay with you forever.
Emma built up a beautiful reputation with Burley Lifestyle and as her business has evolved a larger shop was required. Emma will be closing the doors of the Burley shop but the website will still be live for any online purchases for the meantime.
But don’t fear, With Grace will have all the same gorgeous goodies. Visit their website for more information and to stay up-to-date with the latest news about their opening.

DIVERSE ABILITIES LAUNCHES THE OPT AWARD NATIONWIDE
Diverse Abilities, a disability charity based in Dorset, has launched a new award for young people with learning disabilities aged 16 and over in their transition into adulthood.
The OPT Award gives students the opportunity to complete three strands: The Helping Award, The Personal, Social and Emotional Wellbeing Award, and The 48 Hour Challenge. Students focus on one strand each term with activities such as caring for animals, gardening, hydrotherapy, yoga and more. The challenge element of the award is to take on two days of activities these young people would not normally experience, and an overnight stay away from home.

LEWIS-MANNING’S ‘CANDLES ON THE LAKE’ IS BACK THIS OCTOBER!
“The team provide our clients with specialist risk management advice and insurance that spans across everything from yachts and motorboats to marine trade and commercial craft and as we attend the boat show again this year we look forward to connecting with clients and being at their service at the Show each day.
“It’s been great to see everyone exhibiting and attending this hugely successful and enjoyable show.”
For further information about Gallagher, please visit www.ajg.com/uk
Join Lewis-Manning Hospice Care at 6pm on Saturday 15th October, at The Ark in Poole Park, and enjoy a spectacular display of floating candles, music from local musicians and a reflective reading to remember and celebrate loved ones.
Fundraising Manager, Vicki Gray advised, “The hugely popular event is free for all to join, so tell your friends, neighbours, colleagues, and family to come along to this fabulous evening. We encourage supporters to make an online donation for a candle(s) prior to the event to avoid any disappointment, alternatively candles will be available on the night. If you would like to add a personal dedication to your candle, facilities to write your own message will be available.
“We are asking people to make a suggested donation of £5 per candle. If three people donated this amount, it could cover the cost of a one-hour telephone call or visit, providing support to a grieving family.”
The OPT Award has already been trialled by Langside School and has invited the Northern Counties School, Newcastle, and Percy Hedley School, Killingworth, to continue trialling it in the 2022-23 academic year. There is now an opportunity for more schools and organisations to get involved, and for more young people to take on the challenge and achieve The OPT Award.
Visit optaward.org.uk for more information about the Award, and how a school or organisation can get involved.
Not only is the event free, but the parking is free too! The barriers at Poole Civic Centre multi storey car park will be lifted at 5pm on Saturday 15th October to allow members of the public to park free of charge. This is just a short walk from where the event is held and there is a traffic lighted pedestrian crossing into the park.
All candles will be floated safely onto the lake, so as not to affect plants and wildlife in the area. All the flameless candles are collected at the end of the evening by dedicated volunteers to ensure there is no litter and will also be reused for subsequent years.
To find out more about this fantastic free event please visit: https://lewis-manning. org.uk/candles-on-the-lake/

CHRISTCHURCH CARE HOME RESIDENT
ONE OF THE LAST TO RECEIVE 100 TH BIRTHDAY CARD FROM THE QUEEN
A Christchurch care home resident who lives on Royal Close is one of the last people in the UK to receive a 100th birthday card from the Queen.
Mercia Crighton celebrated her landmark birthday at Fairmile Grange, based on the aptly-named ‘Royal Close’, on Sunday 11 September. Mercia was thrilled to open her card from the Queen, which had been delivered to the care home just days before Queen Elizabeth II sadly passed away.
To her delight, Mercia was treated like Fairmile Grange’s own queen for the day, complete with a tiara, and was joined by a host of special guests for her 100th birthday party. The guestlist included her son, Neil, and his wife, Julia, who had travelled from Sweden to be there and took Mercia out for a special lunch before they returned for more celebrations. Two Dorset Police officers fulfilled Mercia’s birthday

wish by presenting her with her card from the Queen, in honour of her late husband, who was a police officer.
Mercia enjoyed a party, along with her family and her fellow friends at Fairmile Grange, complete with balloons, flowers, cards, presents, banners, bubbly, and birthday cake, with music and dancing provided by Paul Walker.
The Encore team provides care for residential, nursing, dementia and Alzheimer’s, palliative, and respite residents. This includes a dedicated Wellbeing team in each care home who are on hand to organise fun activities to support each resident’s physical, emotional, and holistic wellbeing.
As well as Fairmile Grange, the Encore Care Homes family includes Great Oaks in Bournemouth, Oakdale in Poole and Hamble Heights in Fareham.
Nothing gives the look of your home more class and style than the addition of elegant replacement windows and doors. With Dorset having such a diverse range of architecture, it is important to replace windows and doors with styles that retain the original character of a building. Diamond can meet this requirement with our high quality products.

Being a local business (without the large scale marketing budgets of a national chain) they have always relied on a good reputation within the area to sustain them. You can put your full faith in their hands when it comes to designing a kitchen that you will love.
The price of a new kitchen
Before you even contact them you’ll probably have an idea of how much you want to spend on a new kitchen. It’s a big investment, especially in the modern financial world. There are some companies who will give you a lower quality kitchen, and others that insist you should spend more.
The team at Kitchen House will work their hardest to work with your budget, creating something that works both financially and
atheistically for you. They’ll work with you to make sure that the kitchen you get is personal, e icient and suits your home.
Using the best kitchen appliances and fittings

Correlation is not causation
e ati icians mantra is true however correlation is a cr ical part of marketing rategy.
Almost all research involves looking for correlations between sets of data and then the vital second part of proving causation. Smoking is correlated with lung cancer but it took years of research amid opposition from the industry to prove that it causes cancer. Statistics might show that car crime is more likely to be committed by someone wearing a hoodie yet nobody thinks that an item of clothing causes a criminal mindset.
In the world of marketing, however, correlation has been used from the beginning of the industry – if you buy Cuban cigars it’s more likely you’ll be interested in fine wines or single malt whisky, fitness enthusiasts will be responsive to ads for healthy snack bars. The list is endless and is e ectively the business model for every specialist magazine or website.
EVERYTHING FOR THE HOLIDAY HOME OWNER
SANDBANKS & SURROUNDING AREAS
In the July issue I wrote about asymmetrical risk – if you missed it the basic premise is that it’s a good thing to try lots of things that are likely to fail as long as the loss is small as it allows you to identify things that work then focus marketing resources on them.
Google’s paid advertising system allows them to print money because it is the ultimate testing machine – you can try adverts targeted by an almost infinite number of variables; search terms, ad wording, location, age, gender, time of day etc etc. This is coupled by the ability to track the behaviour of the user once they arrive on your website right through to an order. It’s then simple maths – if you pay £1 per click for the advert and 2% of people buy an item
then the cost is £50 per sale, if you’re making £250 profit on that sale then increase your spend and expand the parameters of the search. Eventually the price of a sale will rise to a level that is too much to give away – for a company selling a service that requires a lot of expense to deliver this might be 10% of the margin, if you’re signing up people to download software that costs nothing to deliver it could be 90% of the price, venture backed companies may even be prepared to lose money in order to grow the business.
Peninsula
Sophisticated Digital Marketing
This is where correlation and marketing merge in a di erent way. What we do is track a number of behaviours on the site – number of pages viewed, time spent on page, enquiry submitted and on mobile phone number selected. These actions are not a booking but they give us a measure of engagement and an indication of market conditions at the time. The other set of data to look at is actual bookings taken compared to the total number of visitors which is a real world measurement and this is where the magic of correlation comes in. Over months, years and thousands of transactions we have refined the site measurements so they are reliably in line with the transaction data giving us an accurate way to judge the value of a search click and whether to dial up or turn down the spending.
| Concierge
Restrictions on Owner Bookings
In our business however things are a little more challenging. First of all we don’t just send you an item or a link to download the product, once you’ve agreed to come the work is just beginning, so there’s a high cost of sale, another di iculty is that we have a finite amount of supply – an August week will always sell so you know that a proportion of your budget is spent on bookings you would have got anyway. The biggest problem though is that a click through from a search ad will almost never lead to an immediate booking, before going ahead guests may visit a number of times, forward to the rest of their party so the payment may come weeks later from a di erent person – impossible to track.
Now I’m very happy to share information that might help other businesses and bask in the glory of how clever and refined it makes us look but the truth is that much of this strategy has been devised by the rent a genius service that is our marketing partners Intergage. After 16 years of growing my businesses it’s more like a marriage than a business relationship – hopefully you agree with me that’s a good thing!

Electric fires solve a problem for many homeowners in the UK – not having a chimney, flue or access to a gas supply shouldn’t stop you from having a stunning fire or fireplace effect in your home.
Other brand new releases for 2022 include the New Forest 650 square and Holbury Suite from British Fires. Both now on display and available to purchase.
The New Forest Electric Fire takes flame technology to the next level. The LED flame visuals are almost unbelievable in the deep real fire colours that spread throughout the wide fire, cleverly utilising every angle.
With the New Forest’s cleverly designed Air Curtain Technology, not only is the ultramodern design slender and sleek, but the strategically placed heater is discreetly hidden at the top of the fire for perfect flat wall installation methods.

“They also get the choice to have the just the effect with no heat so it can be used throughout the year.”

Are you dreaming of escaping the British winter
Co a Blanca - More than ju a Summer de ination…
Dreaming of escaping the British winters that are cold, grey and full of drizzle…
That’s exactly what 100s of Vistacasas clients do every year when they visit their holiday homes. Many of us now work remotely and choose to do so in the Winter sunshine.
It’s easy to see why the Costa Blanca, Spain’s famous White Coast in the Alicante province, is one of the most popular Winter holiday home destinations in Europe. With around 320 days of sunshine a year and an average temperature of 18 0 C, what’s not to love, it’s warm pretty much all year.
The Costa Blanca o ers a mix of stunning beaches, marinas, mountains and picturesque old towns all of which are a pleasure to explore in the mild temperatures. Enjoy the healthy Mediterranean diet and al fresco dining throughout the year. The mild Winters ensure golfers can play the array of Championship courses. The climate definitely contributes to a good quality of life for holiday home owners in Spain.
Let’s not forget how quick and easy the Costa Blanca is to get to with regular flights from Bournemouth to both Alicante and Murcia International airports, with flight times approx. 2 hrs 20 mins.
You’re spoilt for choice when it comes to choosing a holiday home to buy.
The wide selection of property in Spain is impressive; from neat and a ordable apartments to sprawling, rural retreats and everything in between, you’re sure to find the perfect home for your new life in Spain. Depending on your needs, you will find a lot to see in terms of both property type and cost. It’s generally understood that you can get much more for your money in Spain than you can in the UK.
The e ects of living in an environment that is not only warm and sunny but also breathtakingly beautiful, isn’t to be taken lightly. Spain is a truly stunning country of contrasts from its golden beaches to its heart-stopping mountain vistas, you can walk in the genuine wilderness here and yet still be close to town. The freedom and lack of constraints in terms of space make Spain a great place to spend time.
Hello again readers,
We’re now in my favourite time of the year here on the Costa Blanca. The Sun is still shining, the weather is warm and there’s no better time to visit to view properties. Here at Vistacasas we are very busy helping lots of clients find their very own Place in the Sun.
I’ve been asked what type of properties we sell. We sell both new build and resale properties, coastal and inland. With 2 prominent o ices we have a large portfolio of resale properties direct from the vendors available at any given time.
I have chosen a selection of my favourites for your perusal. Please contact us if any of these interest you.
The buying process here in Spain is tried and tested, safe and simple. Secure your property and remove it from the market with a small deposit, no worries of bidding wars or being gazumped. As a general rule completion takes approx. 8 weeks and our team here at Vistacasas will help and assist you from start to finish and beyond.

AUTUMN COLOUR WALKS
This had to be our number 1. Seeing our woods turn a kaleidoscope of yellows, bronze and burnt orange is a beautiful gift of nature before winter draws in. Two of the best places to see autumn colour in Hampshire are:
Hinton Ampner (nr Alresford) - the four-mile waymarked Dutton Estate Walk starts just beyond the gardens and takes you across farmland and country lanes into towering beech woods. Here you can stroll along wide rides under a ‘roof’ of copper and yellow foliage. There are fine views too over this 1,600 acre estate, and if you take a detour into the parkland on the way back you can walk beneath the buttery canopies of ancient chestnuts and oaks (some over 500 years old), interspersed by the rich red and purple of Norway maple trees.
Mottisfont (nr Romsey) – although you’re starting this six-mile walk at Spearywell car park a few minutes’ drive from the gardens, the route takes you close to the grounds on the way back, so you can pop in for refreshments if you want to. The walk showcases some of the best of Hampshire countryside – you’ll cross historic farmland where hedges replanted for wildlife are full of birds in autumn. Paths wind through old woodlands too - of chestnut, oak and beech in full autumn colour, and areas of hazel coppice that are actively managed to create habitats for animals including dormice.
LEFT Hinton Ampner kitchen garden in autumn | National Trust Images, Chris DaviesHinton Ampner – in this pretty walled garden from midOctober you’ll find beautiful pumpkin displays, overseen by a resident scarecrow and his little dog. Look out for giant onions, blushing apples, and vibrant companion planting. The front door of the house is decorated with a beautiful harvest-style wreath of dried botanicals and fresh long-lasting flowers including dahlias and hydrangeas. Note: house closed until 26 November
Apple days (29 & 30 October): hosted by Sparsholt Agricultural College, this is an opportunity to find out more about heritage apple varieties, with tastings and growing advice.
The Vyne (nr Basingstoke) – from the walled garden you can stroll up to the house through an orchard full of heritage fruit varieties – a traditional mix of apple, pear, and plum cultivars with some fabulous names such as apples Beauty of Hampshire, Frogmore Prolific and Catshead. If you’re lucky, you’ll find fruit available to take home too (for a small donation).

HARVEST
The wheat and barley have been gathered in and the blackberries have been early this year but there’s plenty more harvest in our walled gardens and orchards to enjoy.
Mottisfont – harvest is celebrated in style here throughout October. The kitchen garden looks splendid, with raised beds full of produce, elegant, espaliered apple trees, and colourful gourd displays – perfect for autumn pics. This is a lovely place to sit and soak up autumn sun, and in the adjoining Gardener’s Cottage there are seasonal gardening tips. On the lawns, kids can help the garden team by gathering fallen leaves for compost-making, using mini wheelbarrows and rakes to fill special leaf bins. And inside the house you’ll find autumn-themed floral displays.

DAYS OUT | AUTUMN AT THE NATIONAL TRUST HAMPSHIRERAINY DAYS
Bear with us on this one. On sunny days in this country we’re hardwired to ‘make the most of it’. This can mean that we’re so busy chasing the vitamin D that we don’t have the time or energy to explore the interior of a place. A rainy day in autumn is a great excuse to leave the dog at home and prioritise an exploration of the huge variety of grand, stately, modest, rustic, domestic and quirky houses and buildings that we look after in and around Hampshire, some of which close in the winter. You’ll find some new surprises too....

16th-century mass as Henry would have heard it, when you visit the exquisite Tudor chapel. Legend has it that the chapel’s jewel-like stained glass was hidden in a pond during the Civil War to protect it from rampaging Roundheads. There are 18th-century ‘Grand Tour’ treasures too, and tapestries full of fantastical scenes from Asian folklore, recently returned from conservation.
Psst: the mansion is known to be haunted; look out for the lady in grey, sometimes seen in the chapel.
AUTUMN AT THE NATIONAL TRUST HAMPSHIRE | DAYS OUTAn 18th-century party house – at Uppark
Open Thursday to Sunday until 30 October (re-opens on 24 November for Christmas)
After Sir Harry Fetherstonhaugh inherited Uppark in 1774, this exquisite mansion became known for its legendary parties, lasting three days when the Prince of Wales visited, with gambling, and horse racing. Today, the ground floor rooms offer a beguiling view of life in a fine country house, decorated with sumptuous French furniture and captivating Italian paintings. Look out for the gorgeous black japanned ‘pagoda’ cabinet in the Little Parlour, and the 6ft dolls’ house, complete with miniature oil paintings, hallmarked silver and real candles. There are servants’ quarters to explore too, telling the story of life below stairs. Talking of which, find out how Sir Harry proposed to dairy maid Mary Ann Bullock...
World-famous art in a ‘Holy Box’ – at Sandham Memorial Chapel
Open Thursday to Sunday until 13 November
This little red-brick building tucked away in the quiet village of Burghclere, houses an unexpected treasure –an epic series of large-scale murals, by the acclaimed war artist Sir Stanley Spencer. The artworks were inspired by Spencer’s own experiences as a medical orderly and soldier in the First World War, and the paintings are peppered with personal and unexpected details, and uniquely shows the everyday activities rather than the horrors of war. There are delights outside
too: a pretty garden at the back, and an old apple orchard at the front, with seating, and beautiful views across to Watership Down.
NATURE MOMENTS
Autumn is a time of dramatic change, as landscapes and wildlife prepare for the colder months ahead. Here are some seasonal nature sights to look out for:
Fungi – the New Forest is famous for its fungi; there are over 1,700 different species. In autumn, the woods and grassy lawns of our New Forest commons are littered with exotic shapes and colours. They play a vital role in the Forest’s ecology, providing both food for other wildlife, as well as nutrients to trees, and are highly protected. Look out for the red and white fly agaric (often found under birch trees) and the flat capped honey fungus (often found in clusters on the trunks of trees).
Migrating birds – although autumn sees summer visitors like swallows and swifts departing, it also brings in the first of our wintering birds. The Vyne’s wetlands, just a short distance from the gardens, are a great place to witness this. Created from ancient water meadows, it gradually fills with such exotic creatures as the chestnutheaded teal, which travels from as far afield as Siberia.

Since 6th April 2007 Landlords are legally responsible for how and where Tenant Deposits are held, along with how much can be held for a deposit, providing a list of required documentation (which needs to be produced at very specific times), and for returning deposits and dealing with any disputes at the end of the Tenancy in a specified timescale.
The Penalty for failing to follow this procedure correctly – and to the 1p – is between 1 and 3 months’ rent – and your Tenant could claim this if you do not follow the correct dates for lodging the deposit even if you are only a day late!
Get any of this wrong, and Landlords will not be able to serve notice on their Tenants, so having the backing of a really good Letting Agent is invaluable in this area.
At Fleur Lettings, we always encourage your Tenants to fulfil their obligations carefully and we provide them with clear information on what is expected of them both during and at the end of their tenancy. This, along with regular recorded inspections, has proved successful in reducing problems.
Sometimes there are problems and if there are you will be pleased to have a great Letting Agent to advise on and negotiate a balanced outcome.

10 fun facts about Jay Rachet the Hot Lunchbox show hostWhat is your favourite sandwich filling?
Well, it has always been tuna mayo but about 2 weeks ago I had a little accident at the studios... I dropped tuna mayo all over the floor! So, since that point, I’ve been going for the safe option of ham.
If you could have any super power, what would it be and why?
Probably something similar to what Charles Xavier has in the X-Men franchise. If I had his mind capabilities that allow him to read everyone’s thoughts, I could figure out what troubles people are having and support them with it. Plus, I could use it to forecast the future, to fix things before they even go wrong.
What are some of your hobbies outside of radio?
I have 100s of hobbies stretching from Djing since 1989, to managing funerals and weddings. I actually work as a master of ceremony and stage host outside of my radio duties. I guess if I was to mention one hobby that isn’t work-related it would be my morning ritual of immersing myself in an educational podcast while driving to Hot.
What’s your favourite Sport and what team do you support?
My favourite sport has always been boxing, in particular the heavyweight division. I’ve been so lucky to have spent time during my career being a Boxing MC taking inspiration from those such as Michael Buffer and David
Diamante. If I was to name some of my preferred fighters to watch they would be the likes of Antony Joshua and Tyson Fury.
Dog or cat person?
No consideration is needed here, I’m a dog person all the way. I currently own a Labrador called Louis, however sadly last year my other dog Ronnie, who you may know as he became Facebook famous in the Bournemouth area, passed away.
If you could go anywhere in the world, where would it be and why?
Well, I’ve done a lot of traveling in my time but there is one place I’ve always wanted to visit but have yet to find a way to do it and that’s Necker Island. For those who don’t know, that is Richard Branson’s Island and it is spoken about in so many of the books I read. Does anyone want to lend me a private jet to get there?
What is your favourite music genre? I come from a background full of Jazz, Funk and Soul, but I am also a sucker for
HOT TUNES FOR YOUR LUNCHTIME Tune in on DAB across the South
a good bit of RnB. To be honest anything with a soulful grove works for me. Back when I started Djing I enjoyed and played all genres not only for the love of music but because you would never be out of work if you could do it all.
What is your go to favourite food? Well, this one for me is simple, you can never beat a good old curry. Chicken Dansak anyone?
If someone wrote a biography about you, what would it be called and why? It’s funny this question came up because back a few years ago I actually began writing a biography. It was called ‘The World Beneath the Bournemouth Sands’ and the content was surrounding my life in Bournemouth during the late 80s. The things I saw, the experiences I had, that sort of thing.
If you won the lottery what would be the first thing you buy and why?
I have always said that if I did ever win a large chunk of money, I would use it to pay off debts belonging to my friends and family. Mortgages, loans these are all things that can weigh people down and I would love nothing more than to remove that burden and give them a clean slate.

PROTECTING YOUR ASSETS THE FUTURE GENERATIONS
There’s a lot more to safeguarding your finances than preparing a Will. Effective Estate Planning can help keep Inheritance Tax to a minimum and ensure you stay in control of your assets. “If you pass away, it’s vital that all of your financial affairs are in order and your Will is drafted in the most tax efficient manner,” warns Jeremy Tucker, Partner at Dutton Gregory Solicitors.
What is the Estate Planning process?
For most clients, their main objective is to make sure their assets pass to the correct beneficiaries. Everyone’s situation is unique, with different concerns and needs, so we always have an initial consultation to talk about their assets, family background and any existing wealth planning they have in place. This helps to narrow down the best options for them.
How can finances be properly protected?
A Will ensures that your wishes are upheld and can include care fees planning and consideration of the current Inheritance Tax provisions. The involvement of a solicitor will ensure the legitimacy of proceedings, that a testator (person who creates the Will) is of sound mind, and thereby minimise any potential disputes in the future.
It is also important to have a ‘Power of Attorney’ in place. Attorneys are appointed to manage finances, health and welfare and act in your best interest, should you lose capacity to do so yourself.
When should I consider a ‘Trust’?
ensure that the child benefits from it over time. It’s a great way to protect the longevity of the assets.
What about ‘Inheritance Tax’?
The amount of Inheritance Tax paid depends on the overall value of the estate. When it exceeds the so-called ‘nil rate band’, which is currently set at £325,000, you may be eligible to pay tax at 40 per cent on the total figure. Tax rules are frequently changed by the government, so it’s essential that your Will is regularly reviewed and updated.
We often require the assistance of financial advisors and accountants, who have usually known the family for many years and have an in-depth understanding of their finances. By working together, we can ensure that the estate is divided tax efficiently and to the individual’s specifications.
Trusts are an excellent way to safeguard your finances should anything happen to you. As an agreement that is enforceable by the Court, a Trust secures a specific amount of money until the beneficiary is able to receive it. Trustees are selected to care for the Trust and act in the best interest of the beneficiary.
Trusts are perfect for clients who would still like to retain some influence in the process. For example, if a parent wishes to give £200,000 to their child, by placing it within a Trust and becoming a Trustee, they can
However, assets that are left to a spouse or civil partner are generally exempt from Inheritance Tax. In this case, the tax payment threshold doubles to £650,000. The government has also introduced a ‘residence nil rate band’, which dictates that if property is left to linear descendants (children and grandchildren), each descendant can receive an extra £175,000 tax free on top of the original threshold. This nil rate band is only applicable if the estate is under £2 million in value.

Jeremy Tucker, Partnerhis tenants who had fallen into rent arrears and despite trying all they could to help the tenant, it was clear, the arrears were not going to be made up and they would continue to increase.
FLEXITARIAN; OR JUST A NORMAL DIET?
DO YOU HAVE AN ELECTRICAL CERTIFICATE?
I was recently chatting to a landlord who self-managed his properties and was having a problem with one of his tenants who had fallen into rent arrears and despite trying all they could to help the tenant, it was clear, the arrears were not going to be made up and they would continue to increase.
Flexitarian is a word which has only recently appeared in our day-to-day vocabulary but one which seems to be trending in the ever-developing world of people’s dietary needs…
But what does it really mean?
The landlord was picking my brain on what paperwork was required, in the event he had to go down the court route. It was apparent to me, he was a good landlord and had always used an agent (not Move On) to set up a new tenant for each property and then let the tenancies rollover.
The landlord was picking my brain on what paperwork was required, in the event he had to go down the court route. It was apparent to me, he was a good landlord and had always used an agent (not Move On) to set up a new tenant for each property and then let the tenancies rollover.
After going through the paperwork, it was clear he had not had any electrical certificates conducted on his properties and he was completely oblivious to the fact that he needed one as he was under the impression, they would only be required for new tenants moving in after April 2021 and as none of his tenants had moved out, he hadn’t instructed his electrician to do them.
The Oxford dictionary definition is “A person who has a primarily vegetarian diet but occasionally eats meat and fish”. I don’t know about you but this to me appears to be describing what we would call a good old fashioned “balanced diet”, but we have somehow warranted the need to coin a title for it. Why so?
After going through the paperwork, it was clear he had not had any electrical certificates conducted on his properties and he was completely oblivious to the fact that he needed one as he was under the impression, they would only be required for new tenants moving in after April 2021 and as none of his tenants had moved out, he hadn’t instructed his electrician to do them.
Part of the court paperwork is to include all legislative paperwork. Also, in the court waiting room, is a representative from Shelter, who will go through the tenant’s paperwork as well. I advised him to get the electrical certificates completed asap.
For the avoidance of doubt…
In a market where the extreme is becoming more popular, and restaurants are becoming more and more niche in their menus, it’s hard to keep up with what, how much and how far operators should be going to cater for all everyone’s requirements. It’s a veritable minefield of can and can’t eat, and the worry is that too little or too much might alienate or offend certain foodie types. Which of course no restauranteur wants to do.
I like the idea of this Flexitarian creature, a casual vegetarian who looks for the benefits of a sustainable yet well rounded diet where nothing it off limits but everything is viewed in moderation. It feels inclusive and surely a win win for all those involved?

FUC Clothing; look great, feel great, donate!
There is a lot going on down at FUC Head Quarters – if you hadn’t heard already they are having a huge stock clearance! Everything is up to 70% off, from leggings, t-shirts, vests, hoodies to water bottles and mugs.
As always profits will be going towards an amazing cancer charity. This time they have chosen the Teenage Cancer Trust to take home the win. It is such a great cause, they provide help, support and information for all young people facing cancer.
FUC founder Lottie, was diagnosed with breast cancer back in July 2017 and again with a different type in the December of the same year. Since then she’s faced a roller coaster ride of chemotherapy, radiotherapy, nine surgeries including a double mastectomy and a full reconstruction with the last surgery to date being another reconstruction (after the previous went wrong) making boobs from her legs. She has also had two strokes and been put in a chemical menopause – so her right to have any more children has been taken away and left with a memory that’s not great.
However, it’s not all bad, in 2018 FUC Clothing was born out of a desire to help and support those diagnosed with cancer and those around them. Since then thousands of pounds have been donated to charities such as the Wessex Cancer Trust and Shine. There have been auctions, fundraisers and even a calendar to raise funds. Lottie knows first hand the pain and
devastation cancer can cause to not just those diagnosed but to their families and friends – so she made it her mission to do something to help.
The profit from every single purchase goes towards helping others, that is why shopping with FUC is virtually guilt free!
At the moment they are very lucky that their wonderful friends at Ink From Within, based on Boscombe high street, are selling a wide range of their stock – so you can pop in and have a look. While you’re there you can look at the amazing artwork they sell (also available for commissions).
FUC Clothing can’t thank everyone enough for the constant support over the years. If you haven’t heard of FUC here is a little back story to help you understand what they are all about.

How to create a bathroom sanctuary on a budget
Want a touch of luxury without breaking the bank? Sam Wylie-Harris talks to the experts.
When you want to escape the world and indulge in some at-home relaxation, a dream bathroom can work wonders.
“The bathroom is increasingly seen as a place of sanctuary and self-care, a personal retreat to unwind, take time for you, and find peace away from the busyness of everyday life,” says Claire Logan, of fragrance brand ARRAN Sense of Scotland.
“With the stresses of modern living, particularly with the current cost of living crisis, creating a spa-at-home sanctuary is more important than ever, with regards to wellbeing.
“Think calming scents, luxe accessories and soothing colour tones – within the comfort of your own home,” adds Logan.
So, where should you start when it comes to bringing your own bathroom bliss to life?
“Getting the design right in the first instance is key to creating an at-home sanctuary where you can really switch off,” says Helen Ray-Dennett of Mermaid Panels. “It’s important to consider not only aesthetics, but functionality too.”
RIGHT Japandi style bathroom | PA Photo/The Bathroom ShowroomShe says colour is crucial, with neutral hues such as soft beiges, creams, whites, light greys and blues helping to create a feeling of tranquillity. “Naturally evoking feelings of calm, these neutral shades are not only easy on the eye but easy to pair with accessories too,” notes Ray-Dennett.
Clear the clutter
Atmosphere is everything, when it comes to relaxation. As Logan puts it: “Less is definitely more when creating a bathroom sanctuary. It’s much easier to fully relax in a space without clutter, so store items like make-up, hair-dryers and toiletries out of sight under the sink or in storage baskets. A minimalist style is key for engendering a serene and calm environment,” she adds.
Calming colourways and aromatherapy
Channel spa vibes when thinking about bathroom décor. “Neutrals, pale blues and serene greens are known to promote a soothing atmosphere,” Logan continues. “Nature-inspired colours such as earthy browns, soft greys and sage greens give off an organic and calming effect.”
And when it comes to indulging your olfactory senses, Logan recommends jasmine and lavender for their calming, de-stressing and sleep-enhancing properties, ylang-ylang for improving your mood, whilst bergamot is great for energising. And as well as being invigorating, eucalyptus is a great decongestant in winter months, she adds.
Embrace the Japandi look
“This hybrid home décor trend combines the rustic charm of Japanese minimalism with the beauty of Scandinavian functionality,” explains Parv Sangera, managing director of The Bathroom Showroom.
“Japandi brings together Eastern and Western design to create spaces that ensure every surface flows harmoniously – and encourages functionality with hidden storage solutions.”
This allows the natural shape and lines of the room to be the focal point, she says, balancing form and function to create one singular space.
BATHROOM SANCTUARY“Clean and aesthetic is the direction of this design, making it ideal for the bathroom space in particular,” notes Sangera. “Neutral colour palettes, simple features, and natural elements such as stone, textiles, bamboo, wood, marble and hemp are key elements of the Japandi interior design fascination.” When it comes to colour, she says homeowners looking to achieve this style should sway towards stone, oatmeal, rust, taupe and beige.
Luxurious wall effects
With a nod to the Japandi trend, Ray-Dennett says using texture on your walls creates a soft yet notable effect. “Marble and slate are popular choices, as they add interest in a gentle way. Often, these raw materials come with a high price tag, so choosing panels that mimic these materials is a great way to keep costs low, whilst achieving your desired effect,” she adds.
Wall panels, which can be easily installed across the whole bathroom, can create a retreat that’s easy to maintain and clean – ensuring all time spent in the space is enjoyable and stress-free, Ray-Dennett notes. “After all, no-one wants to notice dirty grouting when experiencing the blissful joy of a spa-style shower,” she adds.

Being eco-aware
“When creating your perfect bathroom sanctuary, it’s important to choose a shower that not only looks good, but gives you a cleaner conscience too,” notes Tina Simpson, marketing director at Triton Showers. “An electric model is a great option for those looking to add a touch of sophistication to their relaxing retreat, without costing the earth.”
She says by heating water instantly and on demand, electric showers avoid unnecessary wastage, without compromising on performance.
“Every drop of water saved makes a difference and by switching from mixer to electric shower, an average family of four could save up to 48,000 bottles of water over a year, which is the equivalent of 0.31 tonnes of carbon.”
Vinyl flooring for the win
With the look and feel of wood, tiles and even stone, vinyl flooring can elevate your space and harmonise with your fixtures and fittings, potentially saving money too. “Vinyl flooring is a great way of creating a stylish bathroom sanctuary without blowing the budget, and is highly water-resistant,” says As David Snazel, hard flooring buyer for Carpetright.
“In recent years, there have been many developments in design and styles that mean the effects vinyl can create – such as tile or wood – are incredibly realistic, for a fraction of the price. It’s a great choice for busy families with children too, as it’s durable whilst being softer and warmer underfoot than laminate.”

MOTORING NEWS
ROAD TEST: AUDI A1 – AN ACCOMPLISHED AND ENTERTAINING DRIVE
When you think of Audi it’s SUVs, sports cars and luxury saloons spring to mind. However, the renowned German car maker does produce a small hatchback that is arguably a forgotten member of the Audi sales brochures.
The A1 is a 5-door hatchback with just two engine options in three power outputs and four trim levels. The model nomenclature of Audi is without doubt one of the most confusing and bears no resemblance to the engine size. My test model was a 30 TFSi which actually translates into a 1.0-litre, 3-cylinder petrol turbocharged unit. This 1.0-litre unit forms the bulk of the A1 power units and comes in various power outputs and there is also a 1.5-litre 4-cylinder unit developing 150PS. There are 5 and 6-speed manual gearboxes plus a 7-speed S-Tronic automatic.
Standard fare on the lead-in model is good with all the essentials provided and priced from £20,840 with equipment such as
LED lights, powered heated and folding door mirrors, light and rain sensors, air conditioning and smartphone connectivity. My test model was the Black Edition with 110PS 1.0-litre power unit mated to the S-Tronic automatic. With optional paintwork and extra cost option packs the price of my test car rises from £26,530 to £31,195.
Inside the A1 has all the usual Audi qualities with a premium feel, nice finishes on the dashboard and despite some hard plastics at lower levels you just know this is no bargain basement model. Buttons rather than digitisation makes a welcome change inside the A1, and another bonus is the
ease with which you can switch off the overly interventionist lane-keep and other supposed driver assistance features.
On the road the A1 is an accomplished drive with particularly sharp steering so twisting roads can be very enjoyable. In automatic form the performance is adequate rather than exciting, the manual gearbox offers a slightly more sparkling performance. That said the automatic is still very entertaining and takes the strain from urban traffic commutes. Rough roads show up the firmness of the suspension but the handling does add to the entertainment on cross country drives.
Overall, this is a really nice, driveable and largely practical, given its size, car. Unsurprisingly, given we’re talking Audi, there’s a premium feel and everything just works. Competitors arguably offer better value on price point versus equipment but those four rings on the grille signify this isn’t just another small hatchback.
ALL-ELECTRIC VOLKSWAGEN ID. BUZZ CARGO NOW OPEN FOR ORDERS
Customers can choose between two ID. Buzz trim levels, Commerce and Commerce Plus, both fitted with a 77kWh lithium-ion battery and electric motor producing a power output of 204 PS and delivering an all-electric range of up to 256 miles.
To celebrate order books opening this month, Volkswagen Commercial Vehicles is offering finance deals on ID. Buzz Cargo, with monthly payments starting from just £479 on Contract Hire. Customers are also eligible for a free wall box charger and £100 We Charge voucher†, if financed through Volkswagen Commercial Vehicles Financial Services.
Starting from £38,125, Commerce features LED headlight signature, three front seats with heated driver’s seat, front and rear parking sensors, infotainment system with 10” touchscreen, wireless App-Connect for Apple CarPlay and Android Auto, and multiple USB-C ports. The price also includes three services and one MOT.

Honda’s diminutive Jazz has been in showrooms for 20 years and despite its compact look is actually of similar dimensions to rivals such as Ford’s Fiesta, Vauxhall’s Corsa, VW’s Polo and Citroen’s C3.
In its latest guise the first thing that strikes you once inside the Jazz is the light and airy feel and excellent all-round visibility. This is in no small part due to the almost panoramic windscreen with large quarter lights and slim windscreen pillars. In comparison to its rivals the Jazz feels very spacious.
That interior space is excellent for both height and legroom and although the boot is compromised due the hybrid batteries it’s quite adequate for the weekly shop. The rear seat also slides to assist with those slightly larger loads.
Power comes from a 1.5-litre petrol/electric hybrid unit that allows the car to pick the optimum circumstances to bring in electric power. An e-CVT automatic transmission is one of the better units although there is still the vocal interference from the engine under hard acceleration until the CVT transmission catches up. All these units operate in the same way and the trick is wherever possible to feather the throttle. Hard acceleration apart the Jazz is
a smooth and refined drive with impressive economy and low emissions.
The range starts at £20,860 with base level equipment providing all the essentials such as automatic lights and wipers, adaptive cruise control, powered heated and folding door mirrors, Bluetooth and air conditioning. My test model was the SR trim that is second up of the five trim levels on offer in the range.
Priced at £22,375 the SR adds front and rear parking sensors, wireless CarPlay and upgraded infotainment and touchscreens. Typically, being a Honda, the build quality is faultless and the fabric seats with soft touch materials on the facia and door panels makes a plain but comfortable place to be for your travels. The combination of comfortable seats and generous interior space make the Jazz eminently capable of more than just urban commuting.
If the Jazz has a problem, then it’s price. Look at rivals from Ford, Vauxhall and especially Citroen and you can see why in straightened economic times people may drive towards lesser models. Even VW’s Polo comes in cheaper than the Jazz. Move past the price though and you know that the Jazz will keep you reliably mobile for many years and is a clever choice that sets you apart from the crowd.
ROAD TEST: HONDA JAZZA CLEVER CHOICE THAT SETS YOU APART FROM THE USUAL CROWD
ROAD TEST: MAZDA CX-5 – A CLEVER MORE DISCERNING CHOICE
Mazda has always been a clever, more discerning choice of car no matter which model you opt for from the sales brochure. The rise of SUVs has also seen changes in Mazda’s line up with a third of the model line-up now being SUVs. In addition to the usual petrol and diesel combustion engines there is all-electric power along with plugin and mild hybrid options. The CX-5 is a Mazda’s medium sized SUV that while only a 5-seater feels very spacious inside and handles much more crisply than you would expect of an SUV.
Prices start at £29,245 and even the lead-in model offers a good standard specification. Engine choices are 2.0-litre and 2.5-litre petrol, 2.2-litre diesel in two power outputs and unusually all the engine choices are naturally aspirated i.e. no turbochargers. Added to the engine choices are options for manual or automatic gears and two or four-wheel-drive.
My test model was a higher trim GT Sport model with 2.5-litre petrol power, automatic gears and all-wheel-drive. One thing that
has always set Mazda apart is the excellent build quality and although the CX-5 it doesn’t carry a premium badge it has a very premium drive. On the road the CX-5 handles better than you might expect for an SUV and the steering makes for a surprisingly precise drive.
The 2.5-litre engine in the test model performs well enough but doesn’t have the urge of a turbocharged unit so requires a slightly different style of driving. It’s a nice pairing with the 6-speed automatic gearbox though with responsive changes that make light work of busy journeys.
Inside there are many welcome touches from a sensibly laid out facia with buttons - so hurrah for a lack of over digitalisation
that involves multiple menus for every minor task – to a plethora of soft touch materials. It gives a quietly comfortable and high quality feel to the interior. Occupants are afforded a commendably lofty view from the multi-adjustable front seats and excellent interior space makes for an airy feel despite the sombre tones of the test car’s interior.
At not far short of £39,725 my top line CX-5 is perilously close to premium machinery like BMW and Audi SUV models, but it more than holds its own against these premium German rivals. The decision hinges on whether you value a badge more than a greater perceived presence, and arguably a more honed driving experience. I think the smart money might well head east.
ROAD TEST: MERCEDES BENZ
C-CLASS AMG LINEAN ALTOGETHER MORESUBTLE APPROACH
Mercedes Benz has long been at the forefront of premium motoring and its latest range is no exception. My concentration here is the C-Class in saloon form. The range includes saloon, estate, coupe and cabriolet models with mild hybrid petrol and diesel along with plug-in hybrid options. Prices start from £39,860 for the Sport model which comes with standard features such as LED lights with adaptive high beam assist, keyless start, navigation with smartphone integration, cruise control, automatic wipers, climate control and heated front seats.
My test model was at the higher end of the range, the AMG Line Premium Plus with diesel power under the bonnet and priced at £52,125. While it may carry the AMG name the AMG Line versions have all the styling cues, but the mechanical side of things remains unmolested in terms of power. The 1.9-litre diesel in the test car produces 265 hp and being diesel maximum torque is low down from just 1800-2200rpm.
Inside the C-Class you would be hard pressed to tell it’s a diesel providing the not inconsiderable accelerative capacity. Also the mid 50s fuel economy is impressive for a car of this class.
Inside it makes a pleasant change to find a car, especially a German model, that isn’t graced with a surfeit of sombre tones, most often black or grey. Lightening up my test car’s interior, and adding a dash of additional class, were tobacco coloured centre seat panels and matching door cards. With the rest of the interior in darker
colours matched to the external grey paintwork it made for a nice contrast.
On the road the C-Class is a refined and smooth drive with plenty of power in reserve should you require it. A sleek style, despite being a saloon, makes for a striking look and doesn’t really compromise headroom access to the rear as is the case with many rakish saloons. The suspension draws a nice line between being compliant enough to soak up the bumps but with enough control to deal with twisty tarmac. Add driving modes of Comfort, ECO, Sport, Sport+ and Individual and you can see why it makes for an exemplary sports saloon.
Mercedes has had a reputation of being slightly more sedate than some rival German competitors but has more than levelled the field with the C-Class AMG Line models. It’s also a somewhat more individual choice with less aggressive styling, an altogether more-subtle approach.
Tom Kerridge on tricking his son to eat veg and the ‘frightening’ cost-of-living crisis
The popular TV chef chats to Lauren Taylor about making easy dinners in less time – and keeping it real for his latest cookbook.
Tom Kerridge has the sweetest hack for getting his six-year-old to eat vegetables.
“It doesn’t matter who your parents are – I’m a chef with two Michelin stars and I’m still trying to get my little man to eat cabbage,” says the dad-of-one. So he tries to “trick” his son Acey into eating his greens, by telling him it’s what “a dinosaur” likes, or that “Lewis Hamilton or Ronaldo eats it”.
“I try everything to get him to eat anything new, but he’s already got a preconceived idea that it tastes horrible – that’s the problem with kids,” says Gloucestershireborn Kerridge, whose pub, The Hand and Flowers in Marlow, was the first gastropub to receive two Michelin stars. Thankfully, his wife Beth’s ‘hide-the-veg bolognese’ usually does the trick, he says.
As a busy working parent himself, 49-yearold Kerridge knows the realities of feeding a family when you have little time and energy. It’s why his new book, Real Life Recipes, is written with modern life firmly in mind. For his 10th cookbook, he wanted to avoid the trappings of “aspirational, beautiful” food, instead offering something you’d actually be able to whip up quickly on a Tuesday night. “I tried to make it a little bit more connected to the reality of life right now that we’re living in. Everyday ingredients in everyday life.”
For many families, that means probably not eating together as often as they’d like, and last-minute meal decisions based on whatever is languishing in the fridge – maybe with an ingredient or two picked up on your way home. “I’m probably home
two evenings a week,” Kerridge admits. “Parenting guilt is something that all of us [parents] live with. It’s massive, it’s inevitable, you can’t avoid it.”
As Acey goes into his second year at school, Kerridge hopes his simple family-friendly recipes will help parents who are getting back into the routine for their “normal lives running around and being busy and up to their eyeballs”. Think sausage traybake with honey mustard glaze and posh fish finger butties – “Dishes that people know, they’re simple, they’re easy to put together.”
ABOVE & LEFT Tom Kerridge | (Above) Cristian Barnett/PA & (left) Steve Parsons/PASome are a little fancier – “But not full on cheffy” – like prawn tacos with chili salsa and vegetable bhaji burgers.
Crucially, many are doable in 30 minutes or less (“The timezone most people have”), with standard supermarket ingredients.
“We’d all love to live in some provincial French market town, wander around a market stall, pick up two aubergines and a courgette and some red peppers, some freshly caught fish, and then pop to the bakery and then go to butchers – but we don’t live our lives like that,” he observes. “We’re super busy, under a lot of pressure, and it is always last minute running around, ‘What have we got for tea?’”
Like a lot of us, Kerridge’s family do an online shop each week for routine essentials, and top it up with supermarket trips – but as food prices and the cost of living in general increases, he says meal planning for the week so “you’re not just ordering things
willy nilly” is essential for cost-saving, and batch cooking and freezing extra portions helps too. He says, for this book, “Trying to be a bit more pocket friendly was incredibly important”, as well as listing ingredients that weren’t specialist or expensive.
Many of his new recipes are tagged as ‘low shop’ – meaning you can use a lot of basics that you probably already have in your kitchen, like his ‘pantry spaghetti’ or ‘fridge raid soup’. And who knew you could whip up a coffee and walnut cake from almost all store cupboard essentials?
“It’s a case of using those things that are floating around, stuff you’ve used once or twice,” Kerridge explains. “If we say use curry powder but you’ve only got chilli powder, just use a bit of that – it’s about trying to free up those rules… And just trying to use what’s there.”
The cost-of-living crisis is “here now, and something we’re going to have to deal with”, he says. And as someone who owns six restaurants, he describes food and energy price hikes and inflation rates going forward as “incredibly frightening”.
He recently shared in an interview with the Telegraph that energy prices for one of his pubs has gone from £60,000 to £420,000 a year. “There is no price cap on the energy that comes into a butchers or an abattoirs or into a fishmonger or a big veg wholesaler, then that cost has to go into a restaurant, which also has no price cap,” he explains. “It’s very nerve-wracking, seeing what’s going to happen come October when the clocks go back and heating starts going on and fuel goes up again.”
And, of course, not only is the cost of going out invariably going to go up, but people will likely have less money to spend out. “Which in turn will mean a lot of issues for a lot of restaurants, bars, clubs and spaces that operate in hospitality,” he says. “It’s almost the perfect storm – you can’t get around it.”

Cristian Barnett/PAINGREDIENTS
500g pork sausages, outer skins removed
2tsp thyme leaves
3tbsp caramelised onion chutney
130g cheddar, grated
320g pack ready-rolled all-butter puff pastry
1 large free-range egg, lightly beaten with a pinch of salt
Salt and freshly ground black pepper
Cheddar sausage rolls
1. Put the sausage meat into a bowl with the thyme, chutney and 100 grams of the grated cheese. Season the mixture with salt and pepper and mix well.
2. Unroll the puff pastry and lay it out flat on your work surface. Cut it in half, to give two 23×18 centimetre rectangles. Divide the sausage mixture in half and roll each portion into an even sausage shape, 23 centimetres long. Place a sausage filling roll down the middle of each pastry rectangle and press it down lightly.
3. Brush the pastry on either side of the sausage filling with beaten egg. Now lift the pastry from the right side over the filling and then lift the left side over that. Flip the long sausage roll over so that the folded side is now on the bottom. Place this on a tray lined with baking paper and repeat with the other sausage filling and pastry.
4. Put both sausage rolls in the freezer to firm up for at least 30 minutes. Preheat the oven to 200°C/Fan 180°C/Gas 6.
5. When the rolls are semi-frozen, cut each into three even-sized lengths. Brush the undersides with beaten egg, then turn them top side up. Brush with beaten egg and sprinkle with the remaining cheese. (You can make them ahead to this point and keep them in the fridge, ready to cook.)
6. Place the sausage rolls on a lined baking tray and bake on a high shelf in the oven for 25 minutes. The pastry should be deep golden brown and the filling cooked through and piping hot. Let them cool down for a few minutes before tucking in.

LADYSMITH
BLACK MAMBAZO
12 OCTOBER
As part of their first UK tour for many years, South African vocal powerhouse Ladysmith Black Mambazo are playing Lighthouse, Poole. Since they shot to global stardom on Paul Simon’s Graceland album, Mambazo have been recognised as one of the world’s great vocal groups and their powerful, uplifting songs prompted Nelson Mandela to call them “South Africa’s cultural ambassadors.”
Touring again to celebrate Black History Month, their special guest is Cameroon-born guitarist and singer Muntu Valdo, an electrifying presence who combines loops with the blues.
CANDLES ON THE LAKE
15 OCTOBER
Come along and join this FREE community event on the 15th October, from 6pm to 8pm, with a stunning candle display, music from local choirs and a reflective reading. Drinks and snacks will be available to buy on the night from The Ark, Poole Park.
This is a fantastic opportunity to come together as a stronger community, to reflect, celebrate and remember everyone we love and care about. If you would like to make a donation for a candle(s) on the lake before the event please donate via the webiste (they suggest a donation of £5 per candle).
All candles will be floated safely onto the lake as to not effect plants and wildlife in the area. All candles/lanterns (which are imitation flames) will be collected at the end of the evening by our dedicated team of staff and volunteers.
