As the seasons change, we often get an urge to make changes in our own lives. The fall season includes many holidays and events that have us entertaining friends and family even more than usual. Our cover story, Dining by Design, gives you inspiration to decorate and prepare your dining areas for entertaining. S TAT E M E N T M I R R O R S Whether I’m trying to make a tight space feel more open or adding architectural interest to something grand, I absolutely love integrating statement mirrors. Today, since we have so many options of scale, shapes and styles, it really is a great way to take a space to the next level – just like the perfect pair of earrings can elevate an outfit! The three biggest things to consider when investing in a statement mirror are scale, placement and clarity. While statement mirrors are artwork in their own right, they don’t carry as much visual weight as traditional art. So, just like everything else in Texas, bigger is (almost) always better!

While it may seem obvious, it’s important to consider what the mirror will be reflecting. For example, you probably wouldn’t want to place a large floor mirror in a sitting room that directly faces furniture pieces, as it could potentially leave your guests awkwardly staring at themselves or others from unflattering angles. Lastly, if the mirror isn’t intended for function (like one you would use for a bathroom vanity) you can consider a smoked or antiqued finish. These can give an old-world or industrial feel. Choosing an eglomise mirror can give a similar effect in a much more glamorous way.

Nightstands are essential in bringing together a bedroom’s design. While they play a key role in the functionality of your space, they should also work with the overall design of your room. Dreamy nightstands are the perfect way to create the aesthetic in your room you’ve always wanted. Not to mention, they are great motivation to declutter and reorganize the junk that ends up on your nightstand.

When finding the perfect nightstand for your bedroom, you must ensure that the scale, style and color are correct for your space. One of my go-to tools for bedroom projects is the Century Details Custom Chest Program. The amount of options pretty much guarantees a perfect fit for every style and size of bedroom. You can choose from eight different style options depending on your storage needs. If you need space to store clothes and other bulky items, then drawers or cabinet doors are ideal. If you just need a place to

set a glass of water, your iPad or favorite book of the moment, then a small drawer on top of open shelving may be more than sufficient. Not only are you able to choose the configuration of the nightstands, but also the drawer and door-front style, the base, hardware and finish. Preparing a nursery is an exciting time. It’s the perfect opportunity to implement all the fun ideas that you wouldn’t normally incorporate into your everyday living space. It’s natural to think of your little one slumbering in a pink or blue haven surrounded by sweet child-sized furniture, but what about when they grow up? People tend to think of kids’ furniture as temporary, but investing in good-quality pieces that your child can grow into saves you money in the long run.

There are many factors that can influence how paint looks in a space.

Instead of a toy box, an upholstered storage bench is a great way to hide toys and blankets. A swivel rocker instead of a rocking chair is another way to use your dollars on a piece your child can use for years while still enhancing your comfort when taking care of a newborn. A beautiful mirror over a dresser or changing table will give the nursery a refined look. ith fall in the air, we think about being inside and spending time gathered around the dining table. Nothing says love like sharing a good meal with friends and family. Fall is the perfect time to find the right dining table to bring warmth and happiness into your home! At IBB Design, we have a range of options in store for immediate purchase or special order. STYLE Do you prefer dressy, casual or a combination of both? Do you like a traditional, double-pedestal table with more relaxed skirted chairs? Whether your vibe is sleek, modern or transitional, there is something for every style preference.

SIZE How many people do you need to seat comfortably? A tip to remember is to provide two feet per person around your table for ample elbow room and place settings. Allow three feet minimum from the edge of the table to the wall for the chairs to pull out and for you to serve your guests and move around the perimeter comfortably.

SHAPE Many tables are rectangular which usually allows for leaves to expand seating for more guests. One manufacturer even has a sofa table that can go against the wall when not in use. It can then be pulled up to the table as a leaf when needed. Round is a nice option because you can see all the faces gathered around and there is no head of the table. There are a few square choices with a leaf that makes it rectangular. Oval is nice too, since it softens the edges and often can become a round table when a leaf is removed.

CHRISTMAS BY DESIGN PRIVATE HOMES DECORATED BY LEADING DESIGNERS When Patricia Hart McMillan and her daughter Katharine Kaye McMillan asked me to participate in the third edition of their cocktail table book, Christmas by Design: Private Homes Decorated by Leading Designers, I could not have been more delighted. Imagine my excitement when they called to tell me that our home made the cover! Christmas is my absolute favorite time of year. We want the center of our holidays to focus on our faith and celebrating the birth of Christ, so you will see many decorations throughout our home reflecting that. Our formal living room tree is topped with a gorgeous angel dressed in a gold gown. An end table in the same room, is the perfect spot for one of my very favorite decorations – a Christmas cloche with a nativity scene. It was given to me years ago by a good friend. Every Christmas Eve, my girls and I bake a birthday cake for Jesus. They pick the cake and icing flavors, and we leave Santa a slice with a glass of milk. It’s one of my favorite traditions and a reminder of the true meaning of Christmas. The holiday decorating certainly doesn’t happen overnight. We start right after Thanksgiving and work our way through the house. Everything is organized in bins and by room, so set up each year goes smoothly and quickly. We blast Christmas music around the house and sing and dance as we decorate. Our decor is a mixture of old and new items. I have collected Nutcrackers in various sizes and styles over the years and place them throughout our home. Both of my girls love to decorate the trees with me. They’ve learned all of my tricks and techniques for tucking and placing ornaments just right. They each have a tree in their bedrooms that they picked the ornaments and theme, and they love setting it up every year. Wrapping gifts is one of my favorite pastimes and actually a stress reliever for me. I usually hide in our media room after the kiddos go to bed to wrap and have some mommy time. I go all out and coordinate the presents with our trees. My mom is a fabulous bow maker and passed on her pretty packaging skills to me. I still invite her over to help because her bows are always the best!

SELECTING THE RIGHT RUG SIZE In a large living room with an open concept space and a seating area that floats, your rug should contain all pieces of furniture, including the front and back legs. The large rug will unify all of the pieces and create a defined seating area. Rug sizes to consider are 10’ x 14’ and 9’ x 12’. If your sofa backs up to a wall, you can place the rug under just the front legs of the furniture. You might consider 9’ x 12’ and 8’ x 10’ rug sizes.

LAYERED LOOK, COZY RETREAT Last fall, I was honored to be invited to design the master bedroom in the first ever Dallas Decorators Showhouse sponsored by Traditional Home magazine. The beautiful, modern Mediterranean home was built by Marina Bay Development Corp. and Donna Moss. I knew I wanted to tie into the home’s modern aesthetic but also focus on creating a layered look that was a cozy retreat. Robert Allen so generously provided all of the fabrics for my room. Their Nomadic Color collection has so many beautiful patterns. I used their fabrics as a jumping off point for the room’s color palette. I love the depth of the black, white and gray palette with marigold as an accent. I upholstered the bed wall in one of the Robert Allen fabrics, and it makes a stunning graphic statement in the room. The bedroom has wood beams that we stained in a rich deep brown to coordinate with the floors. The fireplace features a modern design with black and gray tiles from Crossville. With Behr as the home’s paint sponsor, I selected Spun Wool from their collection for the surrounding walls in the room. It reads light and bright, but has some warmth under it so it’s not a stark white. I kept the interior finish neutral to allow the other design elements to shine. I was so grateful to have Century Furniture and Thayer Coggin as my furniture sponsors for this project. I fell in love with the Corso collection from Century and knew I wanted to use the

canopy bed in the black cerused wood. I love the texture and contrast it brings to the space. The desk, nightstand and bench at the end of the bed are also from Century. The brass chairs and black velvet-upholstered ottoman in front of the fireplace are from Thayer Coggin. The frame is so chic yet still so comfortable. I designed a rug to work with the room’s palette. I call the design “Ikat Stripe”. It adds pattern under the bed but doesn’t fight the other elements of the room. I love how it turned out so much that we decided to make it part of my collection for Nourison rugs. The artwork by Gavin Rain is from Laura Rathe Fine Art and is probably the most talked about piece in the room. I adore the color and texture it adds to the room, and his Neo-Pointillist style is absolutely amazing. A viewer must take a few steps back to see the true “hidden image” in his artwork. The image boldly pops out when viewed through a camera lens. The hidden image in the piece I chose is the famous actress Heddy Lamar. I’m very thankful for the support of all my sponsors and partners as well as Traditional Home for making this such an incredible experience. I’m honored and humbled to have been selected to participate in the Dallas Showhouse. I’d also like to thank #teamIBB (a.k.a. my village) for helping me turn my vision into reality and for all the behind-the-scenes details that were crucial to pulling it all together.

Q&A WITH INTERIOR DESIGNER WINDSOR SMITH IBB Design’s Shay Geyer chatted with one of our favorite designers, Windsor Smith, who visited IBB Design this past spring.

Q: How did you get your start in interior design? A: I began my career as an antiques dealer and later turned to designing interiors; it was a very natural progression in my career. Eventually I expanded to building homes from the ground up, including their architecture. Q: What is your design philosophy? A: Giving people living spaces that support their families rather than simply creating beautiful rooms is my goal. I am moving away from four chairs and a sofa in the center of a room placed around a fireplace. I explore using the corners of a room and having furniture that is as good from the back and sides as it is from the front. We really don’t sit and face each other anymore – a successful room today is a room where people can coexist. There is a necessity for multiple seating areas. Q: Where did your inspiration for your furniture collection with Century come from? A: I was inspired to create silhouettes that were not readily available and could create new seating arrangements that transform the footprint of a room. It is more of a Parisian salon approach which is very much in line with my design philosophy. Q: If you had to pick one piece from your furniture

collection with Century as your favorite, which one would it be?

A: The Meridian Settee – this sofa was inspired by the borne settees I had seen in France at Hotel Du Cap-Eden-Roc. I started designing salon-style spaces

that would let conversations flow throughout the room – this piece is the perfect centerpiece with a place to perch your arm and talk to everyone around you. Or place it in the middle of a closet or bedroom – it’s perfect for tossing clothes on and just lounging.

Q: What designers or architects have influenced your career the most? A: Jean-Michel Frank and Elsie de Wolfe from a lifestyle perspective. Q: Do you ever get a creative block and if so, how do you overcome it? A: I think everyone does, absolutely. When I have a creative block, I get on my feet! There is no better antidote when you are stuck on a creative decision or trying to find the perfect piece than getting out from behind the screen and getting into a creative space. Hit the museum, watch a foreign film. I always watch art films when I am on the plane (and get the side eye from those sitting next to me when I am taking photos of the screen). Q: What is one thing every great design should have? A: Scale. Q: What is a color that you never tire of using in your design work? A: I am forever a slave to silvers and blues, stormy whites and dusky charcoals – and I adore black! Q: What is currently on your nightstand? A: A water decanter. Q: Are you a morning person or an evening person? A: I am definitely an evening person. Q: Will you be writing another book? A: Yes! It is already in the works - stay tuned.

your dining room. Clients often tell us that they spend more time using their dining room once they’ve had it professionally designed and furnished. Whether you fancy a formal dining space or opt for more casual dining, we have some tips and ideas to help get you started on your transformation.

This breakfast nook serves as a pass through between the kitchen and staircase hallway, so a round table was the logical choice. A brass base and a tabletop with a carved apron detail give the homeowners something beautiful to see as they pass by it throughout the day. We fabricated a custom cornice with a patterned nail head design that perfectly fits the rounded wall of windows and draws your eye up to notice the architectural details of the space. In a large open floor plan concept, it’s important to define each space. We created a herringbone patterned rug out of travertine under this dining table to outline the area. A custom rectangular iron light fixture hanging over the table also helps define the space. The windows are dressed in the same fabrics as the family room, but we switched up the design to color-blocking for the dining area. A rectangular trestle table anchors the large room and provides ample seating. With eight dining chairs, we opted to use a different frame for the host and hostess chairs. INTERIOR DESIGN BY SHAY GEYER

In this open kitchen/nook/family room floor plan, we chose to mix it up and selected a non-conventional approach to seating. Two sofa banquettes sit opposite each other, and two regular dining chairs are used for host and hostess chairs. The arrangement offers a similar coziness you would get from a booth in a restaurant. The plush sofa banquettes invite guests to sit and stay awhile. play We created drama in this all neutral dining room by mixing patterns to create visual interest. On the black mohair dining chairs, we used a stripe of a contrasting fabric down the backs to make the chairs pop off the black, patterned rug. With only one wall in this dining room, we used a horizontalstriped sheer fabric on the windows to anchor that side of the room. Because of the openness of the formal dining room, we chose to keep this space on the casual side to stay cohesive with the surrounding entryway, family room and kitchen. The floor plan truly lends itself to relaxed gatherings with family and friends.

MASTER BEDROOM

& BATH A cozy vibe was our main goal for the master bedroom design. A soothing neutral palette of taupe and white sets the tone. We chose a reclaimed-wood bed in taupe shades and paired it with nightstands with white marble tops for a more modern touch. Layers of textures combined with crisp white linens speak to the laidback, no-fuss aesthetic. Mercury glass lamps with white drum shades are perfectly proportioned for the king-sized bed. Patterned drapery panels dress the windows and usher in a liveliness to the space without being overbearing.

GUEST ROOM

& BOY’S ROOM GUEST ROOM Rich taupe paint envelops the room and contrasts the linen headboard and bedding. The mostly neutral design creates a calming atmosphere perfect for restful sleep. Subtle pops of orange add interest and color. The windows are dressed in a wide-striped fabric that brings in pattern. Two small mirrors hung diagonally help reflect the natural light around the room. BOY'S ROOM We carried the taupe, cream and orange palette into the boy’s room and personalized it by adding a few sports elements through art and accessories. A single, wide horizontal stripe adds interest to the walls. A taupe upholstered headboard and bed skirt with simple bedding create a masculine vibe.

GIRL’S ROOM Playful patterns and pops of color add fun elements for this girl’s bedroom designed for a fashionista. Stripes on the bed wall make a dramatic statement and add orange to the taupe, white and black scheme. The room was personalized through hand-painted canvases with fashion sketches. A black and white circle pattern was chosen for the drapery and bed skirt fabric. A bright and mod floral pattern used on the shams ties the room’s palette together. PLAYROOM / LOFT A comfy hangout space was created in this playroom/loft area. A light taupe sectional provides ample seating for the kids to watch movies or play games and hang out with friends. Pattern and color were layered in with artwork and pillows.

There are several ways to shop for flooring, some obvious some not so obvious. We encourage shoppers to think about how they use various rooms in their house as a way of choosing the right flooring for their needs. Typically, it’s rare to switch up flooring in every room. It may sound exciting on paper, but now that open floor plans are so common, it doesn’t make a lot of aesthetic sense to transition multiple times from one type of surface to the next. One continuous floor type is easier on the eyes. The exceptions to this rule are in the bathroom and the bedroom. When you approach your flooring decisions through the lens of functionality rather than aesthetics, you can begin to narrow your choices to what’s best for your unique style of living.

When you think about any room of the house, you have to consider how often you use it, what activities occur there, and who uses it. A lot happens in the kitchen. It’s both a high-traffic area and a place where plenty of good work occurs. If you have a breakfast bar and a big messy family of young children, you’re going to want a floor that cleans well. Homes with a big dog may want to consider where the pet’s water and food bowls go and whether Fido is a messy diner. If you’re an amateur chef and you spend a lot of time cooking or baking, you’ll need a surface that’s easy on the joints. For ultimate durability and clean-ability, tile is a good option. It’s waterproof, durable and relatively inexpensive to buy and install. It also cleans up easily with a wet mop. Unfortunately, tile is also hard, so for those who spend a lot of time cooking or standing in the kitchen, it can cause aches and pains. For people who like tile but do a lot of cooking, one option is to buy anti-fatigue mats to stand on in front of the counters where you spend long hours working. Or you could consider cork. It’s easy to clean like a hardwood, but it has much more “give” underfoot, which can be easier on ankle, knee and hip joints. Linoleum in the kitchen can also be a great choice, especially for large families with young kids. Since it’s laid down in large sheets, linoleum doesn’t have the grout lines that tile does, making the floor easier to clean. Unlike wood, it’s also completely waterproof and is impervious to standing water and spills. One drawback is that it can be slippery for sockwearing families. This may also be a case where anti-fatigue mats are put to good use.

As with the kitchen, think about your main living area through the lens of how you use it. Do you do a lot of entertaining? Are you a shoes-off house? Are there regular game nights with people sitting on the floor? If you entertain frequently, you probably don’t want carpet. Monthly wine-tastings and carpet just don’t partner well. Neither does any light-colored floor for that matter. For households with lots of young kids, consider carpet. It feels nice underfoot and gives a soft and forgiving surface for kids to play around on. If you have a fireplace and you’re thinking that fire and carpet don’t go together, you’re right, but building codes actually dictate what flooring surface you can have in front of the hearth. You are required to have tile or steel two feet in front of any fireplace. Another consideration for the living room that most people don’t think about is the fact that this is probably the room most people enter from the outside. This begs the question: What are people walking on as they approach the front door? Is it grass or concrete? Do you have crushed granite or sand? You can actually scratch high-polished wood floors with tracked-in sand or granite, so if wood is what you want inside and granite is what you have outside, consider adding a walk-off mat for people to wipe their feet. Or offer a shoe rack next to the front door for guests to put their shoes on when they kick them off.

The cool thing about bedrooms is that they’re historically the most low-traffic room in the house. This means you don’t have any limitations in regard to durability. Most people will tend to go with something that’s warm underfoot and sound absorbing so that it’s quiet. In kids’ rooms, you’ll want a softer surface in case the young ones roll out of bed. (It happens.) These factors all point to carpet. While it’s true that carpet has been losing market share to hard surface floors for two decades, the bedroom still seems to be the one place in the house people want it.

The only drawback to carpet is the allergen factor. Even short pile carpet is a magnet for dust, dander and pet hair, regardless of how much you vacuum. For those who are concerned about allergens in the bedroom and don’t mind spending a bit more per square foot, cork is a great option. We think of it as the hard version of carpet. It’s warm underfoot, it absorbs sound and it’s easy to clean. Cork is also good for sound transmission, meaning it softens and quiets footfalls. This is perfect for homes where the master bedroom is downstairs and the kids’ bedrooms are upstairs.

As mentioned before, it’s quite common for bathroom floors to be made of tile even though the rest of the house is wood or some other surface. As you can imagine, you’re going to want a floor that holds up well with lots of moisture and is easy to clean, and tile fits this description. You also want a surface that isn’t slippery. Look for a tile has been rated for what’s known as the coefficient of friction rating. You want one with a finish that’s going to keep its grip so to speak, even after it gets wet. A high-gloss tile is not the best option. A recent trend has been toward large-format tile because it cuts down on the number of grout lines on the floor, which have always been notoriously hard to clean. This maintenance issue is also pushing people toward linoleum, an ideal surface for bathroom floors because it’s laid down in a continuous sheet, leaving the floor with no seams at all. The install costs for linoleum are a bit more than tile — an average of $5 per square foot, compared to an average of $3 for tile. Another thing you have to consider with linoleum is the subfloor. A finished linoleum floor is going to telegraph any dents, cracks or bumps in the subfloor, whereas tile can completely hide these subfloor inconsistencies. Have more questions or concerns? WOODLAND TABLESCAPE FOR THE HOLIDAYS

I love this time of year because beginning with Thanksgiving, the season brings wonderful memories of family and special times together. One of my favorite holiday traditions is setting the table. Whether you are having a formal meal or serving buffet style like we do, there is something special about sitting at a beautiful table. One of my goals with The Lush List is to always show you examples that inspire you and also that you can actually recreate – not ideas that create more pressure for you. I designed this Thanksgiving Tablescape with Juliska’s Forest Walk in mind. I love the feather and antler accents of this design. Incorporating some of these elements in your centerpiece would achieve this woodland effect as well. I’ve used the Forest Walk Party Plates with my everyday White Berry and Thread dinner plates. Layering dinnerware patterns is one of my favorite tablescape tips.

Clipping greenery from your yard is an easy way to bring life to the table, and I can't think of a better way than with Magnolia leaves. Their glossy green fronts and velvety brown undersides bring color and texture into the mix. I have the coordinating wreath on my door, and it

is fantastic. Other greenery ideas: Pine, Cedar, Fir and Holly. You can find premade garlands at your local garden store. I just added a few birch candles and wove them into the magnolia garland. I used the leaves to create a place for the candles to rest so they don't damage my table. Allowing the burled wood top to show through instead of using a table cloth is a super simple way to add a woodland element. Another beautiful option for your centerpiece is to use large glass hurricanes filled with pinecones and surround them with pretty greenery. The final layer of this table is the Olivewood coasters which provide a landing spot for my glasses. The coasters add another wood tone and some additional dimension to the table. This tablescape could easily be used for Christmas entertaining as well. Adding a touch of red with ilex berries, blue gray juniper berries or pine with the magnolia leaves would be beautiful. I dream about this Salted Caramel Apple Crisp! It’s no secret, I love salted caramel anything. This amazing dish tastes like fall in a spoon. A few weeks ago, we had dinner with our neighbors. The guys grilled, the girls made sides and mixed margaritas, the kids played and we all caught up. I made this Salted Caramel Apple Crisp, and it was a huge hit. I used Honeycrisp apples for this recipe, but you can also use Pink Lady or even Granny Smith for a tart kick. It takes about 15 minutes to assemble and 30 minutes to bake. This can easily be made gluten free with gluten-free oats. I made this with

gluten-free oatmeal, but traditional oats work just the same. Don’t skip the Calvados! This apple-flavored liquor adds a great flavor, and the alcohol cooks out.

INGREDIENTS •

It is super easy, and you can make it ahead and heat right before serving. The Fleur de Sel Caramel Sauce is from Trader Joe’s, and I have to keep myself from eating it daily. It’s that good!

There are two secret ingredients in my Salted Caramel Apple Crisp: white chocolate chips and pumpkin pie mix. One of my friends said, “Oh, my gosh! This tastes like fall!” I couldn’t agree more.

2 Honeycrisp Apples, cored and diced 4 cups gluten-free rolled oats 1 can pumpkin pie mix; use 1/2 of the can (refrigerate for later use) 1 1/2 stick of butter 4 cups brown sugar 1 cup white chocolate chips 1/2 cup Calvados (apple flavored liquor) 1 jar Trader Joe's Fleur de Sel Caramel Sauce Vanilla ice cream

Note: This can also be made in a baking dish and is easily doubled.

INSTRUCTIONS 1. Dice apples. 2. Melt 1/2 stick of butter in sauté pan; add brown sugar, apples and Calvados. 3. Sauté until softened (about 5 minutes), then set aside. 4. Mix oats, pumpkin pie mix, 1 stick melted butter and brown sugar in a large mixing bowl. 5. Divide apples among 6 ramekins.

6. Top with white chocolate chips. 7. Mound oat mixture on ramekins. 8. Bake at 350 degrees for 30 minutes or until bubbling and light golden brown. 9. Remove from oven and allow to cool for 5 minutes. 10. Top with a scoop of vanilla ice cream and salted caramel sauce. 11. Enjoy this taste of fall in a spoon!
