Ideal-LIVING’S
Simple 3-Step Process
1st 2nd
Consider the LIFESTYLE you desire. Compare Communities. Choose & Go!
Begin with the questionnaire at the front of this guide to help you identify your needs and wants.
Think about what you want out of life. There is no right or wrong answer.
Where do you want to live? By the coast? In the mountains? On a lake? In another country?
What do you want to do with your time? Engage in a healthy lifestyle? Play golf or pickleball? Become more socially active?
This retirement guide is organized by state, followed by regions and communities within those regions.
Where you live affects how you live.
It’s best to start your search wide by choosing the states that match your desires for climate and taxes. Then, look for regions of interest such as coastal or mountain.
Next, bring it down to the city and community level where you can compare amenities and types of communities.
3rd
You won’t know until you go.
Choose to make your ideal life happen. Seeing the location first-hand gives you the opportunity to see what living there might be like.
Experience it. You’ll know a place is right for you by the feeling you get from being there.
Choose a region, then visit four to five communities within that area. You won’t know if a destination is right for you until you visit. Be prepared to purchase if you find your ideal place.
Consider Your Priorities
Answer the following questions to help you determine where you might find your ideal destination, life, and home. Then, explore the communities, and schedule a visit.
You won’t know until you go...

“If you had told me that I would be living in South Carolina, I would have told you that you were crazy,” said Leslie Jacobson, formerly from Montgomery County, VA. The Jacobsons travelled from Virginia to Georgia looking for their new life. “On this trip a light bulb went off for me … This is what my life could be? …This is what my taxes could be? … This is what the weather would be? I now tell everyone we live in paradise!”
Leslie and Bill of Dataw Island
1. CLIMATE
Choose a destination with a climate that supports the life you want. You might want a mild four-season climate, or maybe you want it warm year-round with lots of sunshine. No more shoveling snow unless you want to.
2. FINANCIAL CONSIDERATIONS
Cost of Living — Everything from groceries to housing and healthcare affects your cost of living. (Compare cost of living for various cities on page 16)
Taxes — According to our surveys, the number one reason people are looking to relocate is to live in a low-tax state. There are several states with no income tax, as well as those with lower property taxes. (See tax comparisons on page 22)
Housing — See page 22 for median home values and property taxes.
3. QUALITY OF LIFE
Everyone deserves to live their ideal life. Imagine how you want to live your life. How will you spend your time? This is an exciting time of life; it’s that time when you get to choose who you want to be and what you want to do with your life. It’s important to find what makes you happy and can bring you fulfillment. One of the best things that happens for people when they relocate in retirement is finding a sense of community and a feeling of belonging.
When you move to a planned community, it’s easy to create an entirely new network of lifelong friends. Most people are just like you and have moved there from somewhere else. When taking advantage of Discovery Travel, talk to the people who live there about their lives.

Dataw Island, SC Brunswick Forest | Leland, NC1. LOCATION
Pick a state or choose to live abroad. What region? Coast, Inland, Mountain, or Island? Next choose a city. Start with a place that you have vacationed for years or one that you have always wanted to visit. Or, you can be more methodical in choosing based on taxes, cost of living, and quality of life considerations. You may want to consider proximity to family, and services that you will need such as healthcare, shopping, entertainment, recreation, travel, education, and community involvement.
2. COMMUNITY TYPE
Each master-planned community has a different feel. For example, there are active adult/55+ communities or multi-generational communities, if you like the sound of children. Golf communities are incredibly well maintained and even attract those who don’t play. Or, maybe you are interested in gated, waterfront or mountain communities. The point is that there is a community type for everyone.
3. AMENITIES
While the most popular amenity is walking trails, the fastest growing sport among the 50+ age group is pickleball. Some golf communities have from one to six golf courses, or maybe there is a golf course near the community. Community pools, athletic clubs, equestrian facilities, or boating might be more your speed. Choose how you want to spend your life, and find a community that has the amenities that meet your needs on the following pages.

Delaware
Big Business in a tax-friendly state
No state or local sales tax
No personal property tax
No tax on Social Security retirement benefits
No estate or inheritance tax
Effective property tax rate of 0.43%
Although it’s the second smallest state in size and measures just 96 miles from north to south, Delaware has more than 500 miles of public trails and multi-use pathways.
Delaware has plenty of ways to pass the time. Beautiful Atlantic shores provide the perfect opportunity to unwind; Rehoboth Beach is arguably the most popular, but Bethany Beach and Cape Henlopen State Park are also worthy of a day by the water. For something a bit grander, visit the historic homes of the DuPont family. Nemours Estate boasts magnificent gardens, while Winterthur Museum, Garden, and Library regularly hosts touring exhibits, and Hagley Museum and Library offers a glimpse into the history of the DuPont family.
Climate
Delaware’s climate is mild year-round and is more comfortable than most. The state has on average 13 inches of snow per year (that’s half the national average).
Delaware’s Coastal Heritage Greenway is a corridor of open space running along 90 miles of coastline between Fox Point State Park and Fenwick Island.
Because of its accommodating laws, many of the country’s biggest businesses, especially banking and financial services companies, are incorporated in Delaware. With an estimated population of 1.03 million, the state is home to well over a million corporations.
Delaware residents can enjoy a comfortable pace of life in a relaxed atmosphere with all of the amenities of big-city life less than a two-hour drive from any point.
Located just minutes from historic downtown Lewes and Rehoboth Beach, DE, Tower Hill is centered around creating an active and connected lifestyle for residents. The lowmaintenance new home community is convenient to shopping, dining, recreation, and healthcare in Delaware’s coastal region.
Residents have quick access to the area’s world-class beaches and charming historic downtown Lewes. The community’s on-site amenities include walking and biking trails, pickleball and bocce courts, a relaxing pool, and a community garden. Their spacious clubhouse is now open! Tower Hill offers an innovative Life Enrichment Program which is offered year-round and is a great way to learn new skills, explore fascinating subjects, embrace hobbies, and share wisdom.
Pennsylvania
Pennsylvania is probably best known for the revolutionary spirit of Philadelphia, but don’t overlook Pittsburgh, which has top-quality museums, gardens, and zoos. Wine aficionados will delight in the nearly 300 wineries sprinkled throughout the state; many can be found in the bucolic Lancaster County, home to the Pennsylvania Dutch. For those who enjoy antiquing, a one-weekenda-year yard sale along 100 miles of country road draws crowds from all over the country. If your interests are more extraterrestrial, some of the finest dark skies stargazing in the East can be found at Cherry Springs State Park. State income tax is 3.07% for all income earners, but county- and city-level taxes are not included in that and vary based on location.
Climate
Covering more than 46,000 square miles, Pennsylvania has several distinct climate zones. Summer days in the southeastern counties can be warm and humid, but are generally cooler in the Poconos to the north and Appalachian highlands in the west. It’s a true four-season state with late spring blooms, early fall colors, and annual winter snowfall totals that range from 15 to 50 inches or more.
No tax on Social Security benefits and income from private employer, government and military retirement plans. Property tax or rent rebates are available for residents age 65+. Groceries and prescription drugs are exempt from state sales tax of 6%.
Pennsylvania’s 60,000 farms cover more than 7.5 million acres, making it a national leader in everything from dairy products to apples and mushrooms to Christmas trees.
Even though the state contains an abundance of rural areas, it ranks as the fifth most populous in the nation.
Amblebrook at Gettysburg is an amenity-filled master-planned community for 55+ active adults that embraces the rich history and abundance of its beautiful southern Pennsylvania setting. Built from the ground up to foster more everyday joy, Amblebrook is designed to nurture deeper connections to friends, family, and the great outdoors. It’s not surprising that the idea of Earth Day was first dreamt up in Virginia; the Old Dominion is steeped in natural beauty as well as history. Take a drive on the Blue Ridge Parkway and marvel at Shenandoah National Park. Escape to the sandy dunes of the seashore. History buffs will love spending time at Mount Vernon, Monticello, Colonial Williamsburg, or historic Jamestown. The Chrysler Museum of Art in Norfolk has one of the finest and most expansive collections in the region, and Wolf Trap in Vienna is the only national park dedicated exclusively to the performing arts.
Sir Walter Raleigh named Virginia for Elizabeth I, the “Virgin Queen” of England.
The 105-mile Skyline Drive through the Shenandoah National Park connects with the first 213-mile portion of the Blue Ridge Parkway to create a spectacular Virginia roadtrip that every American should enjoy at least once.
The 301-acre Colonial Williamsburg, with restored and replicated buildings staffed by authentically costumed guides, is the world’s largest living history museum.
Nearly 25% of all Virginia workers are employed by the United States government.
After more than 400 years from agricultural development to urban sprawl, about 60% of Virginia is still covered by forests.
About 70% of all internet traffic flows through data centers in northern Virginia.
The Eastern Shore of Virginia is removed from large cities but has a unique charm with small historic waterfont towns along the longest stretch of wild coastline remaining on the East Coast.
Climate
In the western mountainous part of the state, temperatures are a bit milder. From the Blue Ridge Mountains east to the shore, expect a humid, subtropical climate.

North Carolina
The Tarheel State
from the mountains to the coast
White sand beaches, majestic mountain vistas, mild winter weather, some of the nation's best college basketball, and lots of barbeque have put North Carolina on the map as one of the top states with the highest net migration numbers.
North Carolina boasts 3,375 miles of coastline from the Outer Banks to the South Carolina border and more than 100 mountains with elevations over 5,000 feet. It's also an economically vibrant state with the banking industry in Charlotte and the tech and medical industries in the Research Triangle (Raleigh-Durham-Chapel Hill). Most retirees are looking for quality healthcare, and you won't find better than Duke University and UNC Healthcare Systems that branch out with satellites throughout the state. The mild winter weather encourages a healthy living atmosphere year-round. You can ski the mountains in the winter one day and surf or fish on the coast the next day. And, if you are a sports fan, you'll have more than ample opportunity to view college and professional teams.
The Blue Ridge Parkway meanders for 469 miles through western North Carolina together with a 311-mile-long Appalachian Trail section that offers opportunities to explore the region’s natural splendor by car or on foot. Asheville features scores of micro-breweries, farm-fresh restaurants, and boutique art galleries in its park-filled downtown area.
The Pinehurst area in the Sandhills region of the Piedmont has been the “Home of American Golf” for more than a century with courses designed by golf legends.
Wilmington, the state’s historic port city and coastal economic engine, features a two-mile downtown Riverwalk, as well as spectacular beaches and golf courses.
Climate
Snowfall in the North Carolina Mountains can reach four-plus inches per month during the winter, but the rest of the year is nearly perfect with low humidity and summer highs around 80º, warm days in the spring, and cool fall evenings when forests are ablaze with leaves of red and gold.
Coastal communities in North Carolina enjoy a mild subtropical climate with breezy summer highs around 90º and winter lows that rarely stray below 40º. Early springtime warming, late cooling in the fall, and rain showers in between make the region a gardener’s paradise.
4.75% personal income tax rate
Average Property Taxes: 0.78% of property value
World-Class Healthcare
No estate or inheritance tax
North Carolina is moderately tax-friendly for retirees. It does not tax Social Security retirement benefits.

South Carolina
There’s always something new to discover when you visit South Carolina, from historic cities to championship golf to food festivals. South Carolina is an enticing blend of old and new, from abundant natural wonders and pre-Colonial historic sites to upscale vacation destinations and premier master-planned communities.
Visitors are flocking to South Carolina again this year. And, if the trends of recent decades continue, a significant number will return to work, to study, to train, and to retire in a friendly state that welcomes new residents.
South Carolina’s four distinctive regions share a climate that’s nearly perfect for year-round outdoor recreation: The Pee Dee with its 60-mile Grand Strand oceanfront, the Lowcountry anchored by historic Charleston and sunny barrier islands, the Midlands with lakes for boating and freshwater fishing, and the highland hiking trails of the Upstate.
The Palmetto State is also a major producer of fruits, vegetables, fresh seafood, and tangy barbecue. When you combine that good eating with reasonable living costs, top-rated medical services, and a dash of Southern hospitality, it’s easy to see why so many have relocated to South Carolina.
There are no estate or inheritance taxes, nor are Social Security benefits subject to taxation.
South Carolina’s cost of living is about 5 to 6% below the national average.
South Carolina’s average effective property tax rate is 0.50% or about $500 for every $100,000 in home value. Residents aged 65 and older qualify for a homestead exemption on the first $50,000 of their property’s fair market value.
South Carolina ranks 4th in the U.S. for number of golf courses. The Grand Strand has over 100 public access courses.
Aiken is the Midland’s “Thoroughbred Country,” with horse ranches in the surrounding countryside and polo matches, steeplechase races, and equestrian shows throughout the year. The charming downtown area features historic sites, antique stores, floral gardens, and local-fare cafes.
Charleston has one of the most protected and largest historic districts in the U.S. The nearly 350-year-old city is also known as a tech hub in the Southeast.
Climate
The South Carolina climate varies from the cool mountain breezes in the western part of the state to the warmer marshlands of the Lowcountry in the east.

Ocala is a regional business center and “Florida’s Horse Capital” with equestrian centers and seasonal shows throughout the surrounding countryside.
Because south Florida has been such a popular retirement destination for more than 60 years, the region has the state’s highest concentration of specialty medical and dental practices focused on senior care.

The Land of Natural Wonders
From the Appalachian Mountains in the east to the banks of the Mississippi River in the west, Tennessee truly is a land of natural wonders. The state’s genuine four-season climate features mild winters and comfortable days with relatively low humidity in the summer. Tennessee is perfect for year-round outdoor recreations, whether you prefer to hike the highland trails, tee it up on championship golf courses, boat, kayak, or fish on the numerous freshwater lakes.
In addition to being a tax-friendly place to live, Tennessee has the sixth-lowest average annual cost of living in America, more than 12% below the national average. That includes lower than average monthly costs for budget basics like housing, groceries, and utilities.
Tennessee offers retirees and families plenty of choices for their next place to call home with new and established luxury communities located throughout the state.
West Tennessee is filled with history and nature from battlefields to sport fishing to small Southern towns. This region is full of culture and music along with rivers and lakes that are perfect for fishing and kayaking.
Nashville is “Music City USA” and the region’s economic dynamo with two professional sports teams, a thriving cultural arts scene anchored by the downtown campus of Vanderbilt University, and a unique full-scale replica of the Greek Parthenon in Centennial Park.
East Tennessee is known for its diversity from pristine lakes to rolling countryside and some of the tallest mountains east of the Missisissippi River. The Great Smoky Mountains National Park and the Cherokee National Forest are comprised of incredible landscapes, with streams, rivers, and trails that cross the rugged mountains. But, it’s not all outdoors, there are also cultural hotspots in hip Southern cities.

Spring showers encourage abundant seasonal growth, but the fall months are dry and refreshingly cool.

The Tennessee Department of Tourist Development offers the “ Retire Tennessee” program, which promotes Tennessee as an ideal place for retirees to call home. The program consists of 12 rural and urban counties located across the state. Tennessee is home to urban places and wide-open spaces with lots of scenic room to roam. Outside the main cities, natural attractions are our state’s focal points, where the only music is a songbird or a flowing stream of water. Boating, fishing, and hiking are popular outdoor recreational activities, especially at any one of the 57 state parks. Visit RETIRETENNESSEE.ORG to find fun and adventure... naturally.
Tennessee attracts history buffs from all over the United States and internationally, too. Visit the 14 stops along the U.S. Civil Rights Trail which tell the stories of the brave men and women who brought words to action through peaceful protest and legal actions to secure their rights during the 1950s and 1960s. It is known for its historical preservation of Civil War Battlefields, such as Shiloh, Lookout Mountain, and Stones River. Tennessee is also part of the Trail of Tears, beginning east of Chattanooga and heading north toward Kentucky. Tennessee has that magic you can only taste in every sip of oak-barrelaged Jack Daniel’s Tennessee Whiskey and each bite of “I’ve-died-and-gone-to heaven” Southern cooking.
The Music! The foot-tapping, head-bobbing, soul-saving kind. Country, blues, rock, and everything in between. Where it all started and never stopped. Not just heard on headphones, but on stages, porches, and street corners. You can’t download it. You can only experience it.

“You’re just so close to nature. It’s as simple as walking out your front door and going for a walk down the street. At home, we sit on our deck and look at the Ouachita Mountains, and I still pinch myself that we’re actually doing that. People here are also just genuinely friendly. They go out of their way to make you feel at home.”
-Carolyn & Michael Nee, relocated from New Orleans to Arkansas
“I would tell people considering moving to Arkansas—just do it! There are 52 state parks. For a state so small geographically, that’s amazing. I love calling Arkansas home for the natural beauty of the state and the people.”

ississippi is a spot where history, agriculture, and Southern charm meet. Called the “Hospitality State,” Mississippi is a pleasurable place to be. It’s also sometimes called the birthplace of blues, and Mississippi is known far and wide for its famous barbeque, tamales, and catfish.
While many of the states in the South can seem overcrowded and pricey, Mississippi has avoided that reputation. Housing costs are significantly lower than other nearby states, making it somewhat of a hidden gem. Its affordability is just one of the many things to love about it. There are 25 state parks with opportunities for kayaking, hiking, picnics, and more. Plus, Mississippi has many historic sites and buildings for those history buffs out there. You can explore the Natchez Trace, civil war battlefields, and colonial settlements. And, for avid bird watchers and nature enthusiasts, Jackson County features the Mississippi Sandhill Crane National Wildlife Refuge. Mississippi is truly an ideal location for anyone looking to save money on real estate and spend more time on what’s important.
White sand beaches extend 62 miles along the Gulf Coast, where small towns dot the shore. If you’d like to try your luck in the casinos, visit Biloxi.
If you want to get away from it all, Mississippi is one of the most rural states in the country. That means there’s a lot of land for hunting, fishing, and outdoor life. Fifty-one percent of the population lives in rural areas.
Southern hospitality is alive and well in Mississippi. Neighbors are very friendly and will welcome you with open arms.
Climate
Mississippi is known for its warm and humid climate. Winters are warm. You might not have a white Christmas here, but, in Mississippi, you’ll probably never have to bring out the snow shovel either.
Texas Run Wild in the great state of Texas
Encompassing 268,596 square miles, the Lone Star state is the largest state in the lower 48. And, Texas has NO state income tax and a low cost of living. Gulf Coast shores, verdant bayous, rugged deserts and mountains, and powerful rivers have shaped this geographic jewel. Deep in the Chihuahuan Desert, Big Bend National Park is arguably the most famous natural site in Texas, with the Rio Grande carving through vertical walls of limestone. Don’t miss the stunning Guadalupe Mountains National Park, near the border with New Mexico. For a change of scenery, the Padres Island National Seashore, on the outskirts of Corpus Christi, is a sanctuary for birds, turtles, and beach goers alike.
But Texas’ major cities are so rich, you might never want to leave. Houston is one of the few American cities that has permanent, professional companies in all of the major performing arts: ballet, opera, orchestra, and theater. Austin has become an “it” spot over the last few years; its live music scene, BBQ pit masters, swimming holes, and vibrant city life have attracted people from all walks of life to the state capital. In Dallas, museums, gardens, and a large urban arts district keep tourists and longterm residents entertained and inspired. San Antonio is most famous for its beautiful River Walk, but those in the know also visit the trendy Pearl District with world-class cuisine and boutique shopping.
Texas is America’s second-largest state in both size (267,339 square miles) and population (29.1 million). The estimated cattle population in Texas is 16 million.
Texas has more farms (247,500) and more farmland (130 million acres) than any other state. It’s the nation’s number one producer of oil, cotton, and wool.
Houston is the fourth largest city in the U.S. and has experienced phenomenal growth in the last several years. San Antonio is ranked seventh and Dallas is ranked ninth in population.
The Texas state capitol dome in Austin was designed to be seven feet higher than the U.S. Capitol dome in Washington, D.C.
The 825,000-acre King Ranch of Texas is bigger than the state of Rhode Island and has more than 2,000 miles of fencing.
There are 13 national parks and 93 state parks and natural areas in Texas, plus about 600 miles of Gulf of Mexico coastline.
Zero personal income, estate, or inheritance taxes
1.8% average property tax rate with age 65+ homestead exemptions
Climate
Texas is so large that it can have extreme variations in climate: On March 27,1984, Amarillo, in the northern panhandle area, reported a temperature of 35°F and snow flurries, while Brownsville in the south recorded 106°F under sunny skies.

Arizona
Natural Wonder
The Grand Canyon State
Located in the far north of Arizona, the Grand Canyon is one of the most recognizable symbols of the United States. It covers over 1,900 square miles, so repeat visits would never be boring. With a permit and a reservation, you can tackle the challenging hike to Havasupai Falls deep within the canyon— the payoff is definitely worth it. If you ever tire of the Grand Canyon, the narrow walls and dramatic lighting of Antelope Canyon and the historical significance of Canyon de Chelly National Monument are worth experiencing.
For man-made wonders, the enormity of the Hoover Dam always makes an impact. Visit the city of Sedona, nestled among a ring of red rocks, to get in touch with your spiritual side. Bisbee, once a mining village, is now a haven for free-spirited creatives.
The average cost of living in Arizona is only just slightly under the national average. That said, the effective real estate tax rate is a relatively low 0.72%.
Phoenix’s suburbs of Paradise Valley and Oro Valley, outside of Tucson, are both desirable places to live.
Arizona has a flat income tax rate of 2.5%, from which Social Security benefits and military pensions are exempt.
No estate or inheritance tax.
The quality and diversity of adult healthcare services in Arizona are outstanding, not surprising in a state that’s long been a favorite American retirement destination. The Mayo Clinic-Phoenix, Banner Boswell Medical Center in Sun City, Flagstaff Medical Center, and Chandler Regional Medical Center are just some of the state’s topranked facilities.
Arizona’s Grand Canyon National Park is listed among the Seven Natural Wonders of the World and is the only one located in the United States. The Arizona Trail stretches for a total of more than 800 miles and has segments dedicated to hiking, horseback riding, mountain biking, and cross-country skiing.
Climate
The climate of Arizona varies with the land’s elevation: the state’s southern half is considered a desert region with mild, sunny winters in contrast with hot summer temperatures that are relieved by relatively low humidity and occasional monsoon-season showers. The northern plateau region features cooler summer temperatures and sometimes significant winter snowfall.
Colorado Mountain High living the outdoor life
Skiing is probably the first thing that comes to mind when you think of Colorado, but the Centennial State has so much more to offer than just winter sports. Of course, you can enjoy the après-ski life in Vail, Aspen, Telluride, or Breckenridge — no lift ticket required. All of these mountain towns have excellent dining, shopping, spas, and other ways to pass the time besides hurtling down a mountain.
Denver has several art museums, a 23-acre botanical garden, and a nature and science museum. The quaint Larimer Square historic district, now home to boutiques and fine dining, maintains the city’s Old West roots. Just a few miles away from Denver, Red Rocks Amphitheater hosts world-class musical entertainment in one of the most beautiful concert venues in the world.
Of course, the natural surroundings of Colorado are the real show stopper. In Rocky Mountain National Park, you can spot elk, bears, mountain lions, eagles, and other iconic wildlife. If you visit the other worldly landscapes, Garden of the Gods or Great Sand Dunes National Park, you’ll question how a single state can look so drastically different. The cost of living is just about the national average, the effective real estate tax is at a rate of 0.55%, and the income tax is 4.4% across the board.
Colorado has an estimated 2,850 lakes and 9,800 miles of fishing streams, plus 56 mountain peaks that measure more than 14,000 feet high.
The Colorado Trail is a 500+ mile hiking route from Denver to Durango that winds through six wilderness areas, seven national parks, and eight mountain ranges.
Denver is appropriately known as “The Mile High City” because at an elevation of 5,280 feet, it lies precisely one mile above sea level. The state’s capital city also features 205 parks, the country’s largest municipal park system.
Climate
Colorado’s climate is as varied as its topography, including the Rocky Mountains, alpine forests, and high plains. Sunshine is plentiful, with only about 17 annual inches of precipitation, much of it falling as snow in the upper elevations. There are a variety of microclimate regions in the foothills that range from subarctic to humid tropical. The Eastern Plains region generally has mild and dry weather, with expected temperature spikes in the middle of winter and summer.
Nevada
More than Meets the Eye
Sure, the high-rolling and hard-partying Las Vegas is what most people associate with Nevada. But go outside the shining lights of the city, and you’ll find a stark land filled with the raw power and allure of Mother Nature. Find petroglyphs among the pink and red-hued sandstone of the Valley of Fire State Park. In Red Rock Canyon State Park, hike among geological formations that reveal the history of our planet in their striated layers. At Lake Tahoe, you can paddleboard on crystal-clear waters or ski the snow-capped peaks, depending on the season. And once a year in Black Rock Desert, hundreds of thousands of like-minded people gather for Burning Man, a celebration of art, self-expression, and community.
Just south of Las Vegas, you’ll find Henderson, a small city with an ever-growing downtown; the city itself is close enough to Vegas if you’re feeling like a big night out, but far enough removed to be its own entity. Carson City, situated on the shores of Lake Tahoe, has tons of small-town charm and very affordable houses. Luckily, the effective real estate tax rate is 0.84%, and there’s no state income tax.
Nevada is the nation’s seventh-largest state with more than 110,000 square miles. The United States government owns about 85% of that land, including former nuclear test sites and the legendary Area 51.
No estate or inheritance tax.
Nevada has no individual or corporate income tax.
Lake Tahoe, one of the world’s deepest bodies of water, is more than 2 million years old. The Rim Trail circles the lake in eight hiking segments that total nearly 170 miles.
Before 2020, around 40 million visitors vacationed every year in Las Vegas, which has over 150,000 hotel rooms, more than any other city in the world.
The iconic Hoover Dam on the Nevada-Arizona border was the world’s largest dam and greatest hydroelectric power producer when it was completed in 1935. Hard hats were invented by construction workers there.
Climate
Nevada lies in a semi-arid region and is actually the driest of all the 50 states. Winters can be cold in the northern part, with measurable snowfall in higher elevations, but temperatures are generally mild throughout the year. The Las Vegas area in the south enjoys well over 300 days of annual sunshine and comfortable winters. Still, summer daytime temperatures in the triple digits with low humidity are not unusual.
New Mexico
Absolutely Enchanting
With its immense natural beauty, rich cultural heritage, and easy-going way of life, the land of enchantment will capture your spirit.
Although Spain’s colonization left a distinct mark on New Mexico, the state’s native cultures are perhaps even more significant in its essence. Home to over 20 Native American tribes, New Mexico’s thousands of years of history are imbued into the land itself: cliff dwellings, petroglyphs, ruins, and still-occupied pueblos can be found throughout the state.
The list of beautiful sites is as long as the New Mexico horizon is broad: Carlsbad Caverns, White Sands National Monument, the Rio Grande Gorge, and the Ah-Shi-Sle-Pah Wilderness are just a few.
You can take it all in during the annual Albuquerque International Balloon Fiesta, which draws nearly 750,000 people to the already vibrant city. With over 300 days of sunshine across the state, you’ll have plenty of opportunities to enjoy the outdoors.
Taos, Silver City, and Santa Fe are all renowned for their arts scenes, while Los Alamos, Las Cruces, and Eldorado at Santa Fe are highly sought-after communities to live in.
Climate
New Mexico’s climate is considered to be semiarid with average statewide precipitation of just 14 inches per year. The coolest part of the state is the northern mountain region, which has generally mild summers and often significant snowfall in winter. The high-plains area in the east enjoys early spring warming and comfortable fall temperatures, while the deserts along the southern tier are warm and dry for most of the year.
6th lowest property taxes in the U.S.
5th lowest cost of living in the U.S.
Albuquerque is New Mexico’s largest city and a thriving regional hub of high-tech companies. It also hosts the world’s largest hot air balloon festival every October.
About 25% of New Mexico is actually covered by woodlands that include the 3.3-million-acre Gila National Forest.
The White Sands National Monument in New Mexico is located in the desert, but it’s not composed of sand. It’s actually a vast expanse of white gypsum crystals.
More than 25,000 historic Anasazi Indian sites, covering a period of over 1,300 years, have been identified by archaeologists in New Mexico.
Carlsbad Caverns is one of New Mexico’s most popular attractions. Its largest chamber is the equivalent of 22 stories high and more than 1,000 yards long.
Utah
Icon in the West
When you imagine the American West, the mental picture you paint most likely looks like Utah. With five national parks — Bryce Canyon, Zion, Arches, Capitol Reef, and Canyonlands — along with Monument Valley and Grand Staircase-Escalante National Monument, Utah’s landscapes are as iconic as they are magnificent.
With a population of around 200,000 people, Salt Lake City is a well-appointed city with the amenities you would expect, including theaters, museums, and lush public parks. The Gallery Stroll is a favorite local event: every third Friday of the month, nearly 40 galleries across the city are open after hours to allow visitors to browse their collections and meet the artists.
Forty minutes away, in Park City, the world-famous Sundance Film Festival is a platform for the most talked-about films of the year. The festival is open to the public, and single-film tickets are $20. Locals can even buy their tickets ahead of the rest of the world.
About 65% of the land in Utah is owned by the federal government, including the unrivaled “Big Five” national parks, six national forests, and seven national monuments.
The city of St. George is the fastest-growing metropolitan area in the nation.
Nearly 50,000 movie lovers attend the Sundance Film Festival every year in Park City.
When legendary mountain man Jim Bridger first saw The Great Salt Lake in 1824, he thought he’d reached the Pacific Ocean. In fact, it’s much more salty than any ocean, covers an area of about 1,700 square miles at an average depth of just 13 feet.
4.65% personal flat income tax rate
.60% average property tax rate
Climate
Utah is a high-desert region with an average of more than 300 days of sunshine per year. The dry climate produces powdery winter precipitation that local skiers call “The Greatest Snow on Earth,” while spring meltwater fills 11,000+ miles of fishing streams.
Washington
A Woodland Wonderland
The State of Washington in the Pacific Northwest is an outdoor-recreation paradise that’s also home to global business headquarters. Usually called Washington tate to distinguish it from the nation’s capital, this destination is a welcoming frontier for active retirees and entrepreneurs of any age.
Nicknamed “The Evergreen State” because of the coniferous forests of spruce, fir, pine, and cedar that cover half of its 71,000 square miles, much of Washington State is a wilderness area preserved for future generations. In three major national parks, nine national forests, and 132 state parks, there are literally thousands of miles of hiking, biking, and equestrian trails. For an equally beautiful experience, you can fish in mountain lakes, kayak rivers and coastlines, sail on Puget Sound, or take a drive on more than a dozen scenic byways.
But Washington State is also an international commercial hub: Boeing, Microsoft, Amazon, and Starbucks are all based there and support a vibrant economy that includes top-rated medical centers and some of America’s most productive farmland.
Climate
Zero state income tax, including on all retirement benefits
0.92% effective property tax rate
Washington State’s climate is a result of its topography, rainy on the wooded mountain slopes, but dryer than you might think elsewhere. The western region along the Pacific and Puget Sound has a mild climate of comfortable summer days and winter temps rarely below freezing. And the “rain shadow” effect of the Olympic Mountains means that Seattle actually gets less annual rainfall than New York or Miami.
Washington State is the nation’s second-largest wine producer with more than 60,000 acres of vineyards. The state also grows 75% of the hops used in brewing beer and harvests about 60% of the apples in the United States.
Pickleball, America’s fastest-growing sport, was invented on Bainbridge Island in 1965 and named Washington State’s official sport in 2022.
There are 157 miles of Pacific oceanfront in Washington State, including 28 miles of seashore and boardwalks on Long Beach Peninsula.

Enrichment and Adventure
Retiring to Central America or Europe can offer American retirees a plethora of compelling reasons to embark on a new chapter of life in these diverse and vibrant regions.
In Central America, countries such as Costa Rica and Mexico beckon with warm climates, stunning landscapes, and a lower cost of living. The affordability allows retirees to stretch their pensions or savings further, enabling a comfortable lifestyle amidst picturesque surroundings. Additionally, the rich cultural tapestry and welcoming communities foster a sense of belonging, making it easier for retirees to integrate and enjoy their retirement years.
On the other hand, Europe holds timeless allure for those seeking a retirement marked by history, art, and diverse experiences. Countries like Greece, Spain, or Portugal boast a rich cultural heritage, enticing cuisine, and a well-developed healthcare system. The extensive public transportation networks and proximity to various European destinations offer retirees the opportunity to explore different cultures easily. Moreover, the slower pace of life in many European regions contributes to a more relaxed and fulfilling retirement, allowing individuals to savor every moment in an environment steeped in tradition and sophistication.
Whether drawn to the tropical charm of Central America or the cultural richness of Europe, retiring abroad can provide American retirees with an enriching and fulfilling lifestyle, marked by new adventures and a unique blend of experiences.
Costa Rica
Costa Rica is a politically stable democracy and a model of economic success in Central America. For decades, the country has been a world-class eco-tourism destination that offers pristine beaches on both coasts and a lush tropical interior that’s protected by law.
