The Veterans Club of Amblebrook at Gettysburg hosted a community barbecue raffle and fundraiser on the Fourth of July this year. The event drew more than 250 residents and featured live music by the community’s resident group, The AmbleBand, and a raffle of 43 sponsor-donated prizes. A total of $3,320 was raised and donated to Roots for Boots, a local organization that supports military veterans and their families in need. Cost of Living and Taxes

Pennsylvania is considered to be a retiree-friendly state, in part, because it levies no tax of any kind on retirement income, including Social Security, private or public pensions, and retired military pay, as well as IRA and 401(k) distributions for those 60 or older. Wage income from part-time or seasonal jobs for retirees may be taxed at the state’s flat rate of 3.07%.

Retirees in Pennsylvania also save on the basics of life because groceries, prescription drugs, clothing, and residential fuels like heating oil are all exempt from the state sales tax. Local property taxes can vary widely from above-average rates in the larger urban/suburban areas to significantly lower assessments in more rural counties where

FLORIDA MASTER-PLANNED COMMUNITIES TOP THE LIST

For the past 30 years, the national real estate consulting firm RCLCO has compiled and published its authoritative list of the “50 Top-Selling Master-Planned Communities” in the United States. And with all the data in for new home sales in 2023, Florida communities continue to lead the way.

Master-planned communities (MPCs) in Florida claimed the No. 1 and No. 2 spots on the country’s best-seller list, as well as five of the Top 10 and an impressive total of 16 communities among the Top 50. Florida MPCs represented about 40% of the sales for all communities on the 2023 list, more than any other state. National new home sales for the Top 50 communities totaled 35,856—an increase of nearly 14% over 2022 and evidence of steady growth in the U.S. real estate industry.

Topping the RCLCO list with 3,029 new home sales in 2023 was The Villages, an age-restricted Florida development. Lakewood Ranch was a solid second place on the nationwide survey

with 2,257 sales, up 22% from the previous year, and the No. 1 best seller again for 2023 among all multi-generational communities in America. Babcock Ranch (958 sales), Silverleaf (896), and Wellen Park (722) also cracked the Top 10, while Miranda (703), Ave Maria (652), and Tradition (637) were among the nation’s Top 20 in annual sales. Florida’s two Latitude Margaritaville MPCs—Watersound (573) and Daytona Beach (546)—finished in the Top 35. Why do Florida master-planned communities continue to be top destinations for retirees and others starting new chapters in their lives? In addition to being among America’s most tax-friendly states, especially for seniors, Florida boasts a sunny semi-tropical climate, an abundance of year-round recreational opportunities, and endless cultural activities. LAKEWOOD RANCH

For the sixth consecutive year, Lakewood Ranch closed more new home sales in 2023 than any other multi-generational planned community in the United States. Prices remain elevated, particularly in sought-after locations. For those seeking greater affordability, exploring areas 30 to 45 minutes outside major metropolitan areas could yield significant savings without sacrificing quality of life. Lower property taxes in these regions can further enhance financial benefits.

The evolving dynamics of the market are also impacting sellers. Although mortgage interest rates are still high, as they decline, the pool of potential buyers is expected to increase again. To attract offers, sellers may need to be more flexible, accepting contingencies like the sale of the buyer’s current home. A common thread among the experts is that as more millennials get off the sidelines and start buying homes, more retirees will choose relocate to areas with better climates, taxes, and a better quality of life.

Savannah Lakes Village’s pricing, combined with the lower cost of living and taxes compared to northern states, makes it an ideal location for retirees looking to maximize their savings while enjoying the tranquility of lakeside living.

Southern Georgia and Northern Florida

The real estate landscape in southern Georgia and northern Florida is evolving. After a whirlwind of activity during the pandemic, the market is now experiencing a more balanced pace. While prices remain elevated, the rapid escalation has cooled, creating a more stable environment for both buyers and sellers.

According to Carlie Parr, a broker at St. Mary’s Real Estate, the summer months brought a temporary slowdown. However, recent activity indicates renewed buyer interest. The average home price in the St. Mary’s area is approximately $500,000, while northern Florida commands a higher average of around $650,000. Waterfront properties in both regions typically range from $1.3 million to $2 million.

Four builders offer a variety of housing options in Ave Maria, from multi-family units starting in the high $200s to single-family homes reaching the high $800s. Many are drawn by word-of-mouth recommendations, surprised by the value and community spirit they discover upon arrival.

To stay competitive, builders within Ave Maria are increasingly offering incentives like locked-in interest rates or additional perks with purchase. This, combined with the inherent affordability, makes Ave Maria an attractive option in the Naples real estate market. With sales on track to surpass 500 for yet another year, Ave Maria is proving to be a thriving haven for those seeking a slice of the Naples lifestyle without the high price tag.

Nashville Area Experiencing Unprecedented Growth as Demand Soars

The Nashville area is currently undergoing a remarkable period of growth, attracting residents from all across the United States. Susan Chapin, Pulte Group Tennessee’s senior marketing manager, shares insights into this booming real estate market, noting that people from diverse regions, including California, Chicago, the Northeast, and even Florida, are flocking to Tennessee. The appeal? Nashville offers a more temperate climate with distinct seasons and a lower cost of living compared to states like Florida, where insurance costs and extreme heat are driving residents away.

This influx of new residents has intensified competition among builders, particularly those targeting millennials and first-time homebuyers. To attract these buyers, builders are offering various incentives and competing fiercely to stand out in the crowded market. However, the demand is not limited to younger buyers. Chapin highlights that Del Webb communities, designed for older adults, are also seeing robust sales. In Murfreesboro, for example, the Southern Harmony Del Webb community has seen pricing increases as buyers customize their homes to fit their lifestyle.

The growth is not just limited to residential demand. Nashville is witnessing an influx of national builders, many of whom are entering the market for the first time to capitalize on the growing demand. Chapin notes that this trend underscores the significant appeal of the Nashville area, which continues to draw interest from across the nation.

With its combination of vibrant communities, diverse amenities, and strategic location, the Nashville area is set to remain a prime destination for homebuyers seeking a high quality of life and a strong real estate investment.

Mississippi: A Hidden Gem for Retirees

“This house has become our dream home. I was shocked. My property taxes up north were $10,000 a year, but here we pay nothing,” Janet said, referring to the state’s tax benefit for people who are 65 years or older—the first $75,000 of a home’s true value is tax exempt.

Janet and Ed Sottile traded the hustle and bustle of the Hudson River Valley for the charm of Aberdeen, MS, and they haven’t looked back. The couple, who relocated in 2022, were drawn to the state’s affordability, warm community, and the allure of an 1890 historic Victorian home.

A primary draw was the significant cost savings. Their new home, a dream come true, cost a fraction of their New York residence. In 2024, Lakewood Ranch (LWR) in southwest Florida near Sarasota marks the 30th year since community building began and its success has been unrivaled. Today with more than 72,000 residents living in neighborhood villages throughout its 33,000+ master-planned acres, Lakewood Ranch has sold more new homes than any other multi-generational community in the United States for the past six years in a row.

Heritage Golf Debuts With Style

In March of this year, LWR community developer Schroeder-Manatee Ranch, Inc., announced that the Lakewood Ranch Golf & Country Club (LWRG&CC) had been acquired by Heritage Golf Group. The purchase included all three of the club’s top-rated private courses, two designed by the legendary Arnold Palmer—King’s Dunes and Cypress Lakes—as well as the Royal Lakes layout by architect Rick Robbins. Also part of the deal were two clubhouses and the Member’s Golf Academy, along with club amenities like its state-of-the-art fitness facilities, aquatics center with two heated pools, and 40 tennis and pickleball courts.

Just a month later, Heritage also bought the adjacent Legacy Golf Club with its renowned Arnold Palmer Signature course, plus clubhouse and practice facilities. The Legacy immediately became part of the Lakewood Ranch Golf & Country Club (LWRG&CC), now thought to be the only private club in America with three championship courses designed by Palmer. With the

LWRG&CC  addition, the fast-growing Heritage Golf Group now owns and operates 37 country clubs and premium daily fee and resort golf properties in 14 states.

Similar upgrades are also ongoing at the Cypress Links layout and both golf courses are anticipating a reopening for member play in the fourth quarter of 2024. Future renovations of the Royal Lakes and King’s Dunes courses are in the planning stages.

One of my favorite homes in all of film history is Iris’ Cotswolds cottage from The Holiday. I love how everything in the home is perfectly mismatched from the blue velvet of the ottoman to the stripes of the stair runners to the floral pillowcases and curtains. If used with intentionality, prints can provide a needed sense of personality to your home whether it’s through a bold, modern stripe or an antique paisley look.

Decor that makes a house a home

Use your interests to drive your decoration. Homes in movies often use shelving to tell you more about how someone lives. If you are a baker or home chef, display your favorite dishware.
