I’ll be speaking at each show about “Choosing Your Ideal Place.” Another pleasure of mine is speaking with people considering relocating and sharing my experiences to shed some light on this amazing discovery process. I look forward to meeting Ideal-LIVING magazine readers at the shows each winter. You can find your ideal life whether you are still working, soon to retire, or have already retired. One of the best things about retirement is that you are given the gift of time. Time to spend your days as you want. Even though I am still working, I find the time to enjoy my life, and I encourage you to do the same. If you can stay active and healthy doing things you enjoy, even the bad times can be good. An active lifestyle can add good years to your life and make you feel younger. I don’t know anyone over the age of 40 who wouldn’t want to feel younger. The theory is based on the idea that three steps must be followed to achieve a successful retirement the first time. In order, they are: 1. Area: This is the largest and most important part of the martini glass. Community: Once you have found an Area you want to live, the next step represents finding the specific community where you want to live. (That’s the vodka or gin.) Consider factors such as amenities, activities, socioeconomics of the residents, architecture, and the overall feel of the community. 3. Dream Home: The well-soaked olive is the easiest step, for once you have determined where you want to retire to and in which community, you just need to select a home. If you cannot find a home, consider building one to your specifications.
The Martini Theory is an important guide because it helps people to focus on the most important factors sequentially and logically when choosing a place to live. Many people start their search by focusing only on homes, and this can often lead to incorrect and expensive decisions. Continents, Reasons to Travel, Lessons Learned 52

s travel part of the plan for the second half of your life? If so, you’re in good company: 63% of those 50 and better say it’s an important goal, according to research by RCB Wealth Management. I’m a proponent of travel for a number of reasons and have had the opportunity to visit at least a portion of all seven continents. So, why should we travel? These are my seven reasons and a lesson I learned from each example.
1.
It changes you. When we visited Vietnam, we visited a shrimp farm. I was surprised when the guide told us they eat many of their pests, such as grasshoppers. Grasshoppers are an excellent source of protein, vitamins, minerals, and unsaturated fat. I tried a roasted one—crunchy and not unlike fried shrimp. Lesson: Be open to new ideas. Novel ways of looking at things can open your mind.
2.
It challenges your thinking. In India, we were walking to meet our guide for a boat tour of the Ganges River, where people bathe and wash their clothes, and where the dead, wrapped in shrouds, are cremated on wooden pyres. The Hindus see the river as sacred and spiritually pure, and bathing in the Ganges is believed to cleanse one of sins and bestow heavenly blessings. As we neared our destination, a young boy of about eight asked if we would buy a package of postcards for $1. Not wanting to hurt his feelings, I said we were going to the Ganges, and we didn’t want to carry the postcards, but would give him $1. He was highly insulted and said he worked for pay; he was not a beggar. Lesson: A wake-up call for me: I presumed he’d be happy for the money, without having to provide any goods, but as our guide later explained to us, everyone in India is expected to earn his/her way. Don’t presume.
3.
It may make your brain grow/stay sharp. Novel, beautiful, and unusual experiences activate the part of our brain that has to do with rewards and memory (the hippocampus) and may create new connections among our nerve cells. Our southernmost continent, Antarctica, is the fifth largest of the seven continents, and allows only 100 visitors at a time walk on each landing site in an effort to protect this unique ecosystem. There are no permanent human residents (but about 40 million penguins!). Antarctica contains roughly 70% of the world’s fresh water and holds 90% of the earth’s ice, but it’s the driest place on earth. Lesson: Besides being the southernmost, driest, and iciest continent, Antarctica is also the highest, coldest, and windiest continent. A visit to this land of contradictions will make you realize that things aren’t black and white, how fragile our world is, and why it’s so important to protect and preserve our blue planet.

It makes you more well-rounded. I’ve visited places I’d only read or heard about in books—ancient wonders such as the Coliseum, the pyramids of Giza, the Acropolis, the Great Wall of China, and the Terra Cotta Warriors; the mysterious moai of Easter Island; hiked the staggering beauty of our national parks; snorkeled at the Great Barrier Reef; and watched a lion stalk its prey in Africa. Lesson: Travel gives you a much deeper knowledge, understanding, and appreciation for our blue planet and those who live on it. I found that people are alike, and different. Most people want the same things: peace, shelter, meaning, and love.
5.
It makes you more appreciative. Taking a break from your normal routine is revitalizing.

It creates wonderful memories. I like to look at my travel pictures and relive the experiences from past trips.
Lesson: After submitting each draft of a new book to my publisher, I take a trip somewhere. Although I love what I do, work-wise, travel provides a wonderful reset to being hunched over my computer for hours at a time.
Lesson: Travel “sparks joy,” as the organizing guru Marie Kondo might say, and I’ve found re-visiting a trip does, too.
7.
It gives you something to talk about. A little tired of talking about politics or the weather or the latest TV show? When you travel and place yourself in novel situations, you’re no longer living on “auto-pilot.” Travel gives you something different and exciting to talk about. Lesson: Sharing experiences builds relationships. And it may help you discover more about yourself … and change you as a person. Poet Mary Oliver asks, “Tell me, what is it you plan to do with your one wild and precious life?” I’d say to be sure to include travel …and I hope you enjoy a few of my many, many pictures. All too often, people get caught in the grind of every day—waking up, working, making dinner, sleeping, and then repeating the same the following day. Since you are reading this magazine, it means that you seek to make a change in your life. Whether working, thinking about retirement, or retiring, you can find your ideal life. But, how do you find it? Close your eyes for a few minutes. Imagine your ideal day. What do you do from the moment you wake up until the moment you sleep? Do you have coffee with friends from your lakefront deck? Do you walk your dog to a waterfall? Do you exercise? Maybe you go to a fitness class or play pickleball. Perhaps your ideal day is boating or playing 18 holes, followed by a drink on the 19th. Maybe your days are spent helping others or starting a new career. It’s up to you to decide how you want to live. Make a list of all the things you would like to do in your life. Whether you are single or married, make this list for yourself first. You can share it with a spouse, but realize that, most likely, your ideal day will have differences. And, if these lists are different, this is actually a good thing— that just gives you more activities. Prioritize your list. Rank your list with your must-haves, nice-to-haves, and not-so-importants. This list is the starting place for finding your ideal destination, life, and home.

Islands of longevity have healthier lifestyles: Incorporate the findings for a healthier, longer life

hen journalist Dan Buettner went to Sardinia for National Geographic in 2000, he found communities there with a surprising number of residents who were 100 years of age or older. Buettner and a research team of scientists and demographers subsequently identified five widely dispersed areas around the globe that had the highest percentage of centenarians: • • • • •
The Barbagia highlands region of Sardinia, an Italian island in the western Mediterranean, is home to some of the world’s longest-living men Okinawa, a Japanese island in the Pacific Ocean with the world’s longest-living women Loma Linda, California, which has some of the highest rates of longevity in the United States The Nicoya Peninsula on the Pacific coast of Costa Rica in Central America The Greek island of Ikaria in the eastern Mediterranean’s Aegean Sea

One interesting note about those Blue Zones is that they’re all “islands” in a sense: Sardinia, Okinawa, and Ikaria are actual islands, while Nicoya in rural Costa Rica is surrounded by water on three sides. Even Loma Linda is something of a “cultural island” in Southern California, home to a high concentration of Seventh-Day Adventists, a closeknit Christian community. Was the key to longevity their relative isolation or their more traditional lifestyles?

For his 2008 book, The Blue Zones, Lessons for Living Longer from the People Who’ve Lived the Longest, Buettner visited those regions to discover why they were home to so many centenarians. It’s an enjoyable travel book that offers some historical background for each location, plus dozens of interviews with their oldest residents. But this is a travelogue with a mission: What is it about these particular places that results in so many living to be 100 or more? And why do their older residents also have much lower rates of obesity, heart disease, and many types of cancer? These folks aren’t just living longer; they’re living healthier. Was it location or lifestyle?

athon runners, but they exercise as part of their daily routines. Most do their own household chores or tend a backyard garden. All seem to walk somewhere every day, whether it’s to visit family and friends or shop at a local market. Sardinian shepherds guide their flocks for five miles or more, often well into their 90s, while Adventists regularly take long weekend nature hikes. TWO: Hara hachi bu. This Japanese phrase is spoken by Okinawans before eating to remind themselves to stop when their stomachs are 80% full. For those of us raised to “clean your plate,” an effective translation might be “eat smaller portions.” In fact, nearly all of the study subjects consumed fewer but higherquality calories than the average American. THREE: Plant Slant. The daily diets of most of the centenarians were primarily based on vegetable dishes and fresh fruits. Except for strict Adventists who are vegetarians, the others ate meat, but usually only once a week and on holidays. Beans and nuts supplied much of their daily protein.
FOUR: Grapes of Life. The Adventist faith discourages alcohol consumption, but many elders in the other areas enjoy a sociable glass of wine or beer in the evenings. Moderation is the cultural norm. FIVE: Purpose Now. Costa Ricans say plan de vida, while Okinawans call it ikigai. Both roughly translate to “why I get up in the morning.” Buettner’s interviews with centenarians reveal that they look forward every day to some purposeful activity, like helping with the greatgrands, enjoying a hobby, or accomplishing a task. SIX: Downshift. The most long-lived have found ways to reduce stress and avoid the physical ailments often associated with chronic inflammation. Many take afternoon naps or relax by socializing in the early evenings. Okinawan women gather for tea with their moai, a group of five friends bonded for life. Adventists create a “sanctuary in time” for family activities during their Saturday Sabbath. A 107-year-old Sardinian woman offered this advice: “Life is short. Don’t run so fast you miss it.”

HEALTHY LIVING SEVEN: Belong. Ikarians are Greek Orthodox, Costa Ricans and Sardinians are Catholics, and Seventh-Day Adventists are Christians. Okinawans have a traditionbased religion influenced by Buddhism and Confucianism. Except for the Adventists, they may not attend worship services every week, but they profess a faith that gives them a sense of belonging. EIGHT: Loved Ones First. Many of the centenarians lived in extended family groups, but a surprising number lived alone, although with family members nearby. Strong traditions in all of the study areas honor the aged and include them in daily activities. NINE: Right Tribe. In addition to family, the longest-lived people are part of a social network of friends. Some are structured, like the Okinawan moai, but most are just regular face-to-face gatherings at a location within easy walking distance. News and opinions are shared, with more than a few laughs along the way. Perhaps most tellingly, Buettner observes, “Of all the centenarians interviewed, there wasn’t a grump in the bunch.”

Spreading the Blue Zone Message
Today, Buettner is the enthusiastic frontman for an advocacy organization that promotes the adoption of Blue Zone lifestyle strategies in American communities. The pilot project in Albert Lea, MN, which focused on fresh foods and sociable exercise, has resulted in a reported 3.2-year increase in life expectan-

The Blue Zones has since become a New York Times bestseller that has spawned a series of publications, including cookbooks with recipes from the studied communities. And, in a recent Netflix docuseries, Buettner revisits his islands of longevity and some of their oldest residents, adding new lessons learned about their healthier lives.

Chicken Soup for the Soul Chef John Huffenberger reflects on slow-simmered comforts, Creole cuisine, and country club life

hef John Huffenberger’s passion for food didn’t flourish until his teenage years; however, his mom recalls that the distressed declaration, “Well, how am I going to cook my soup?” rolled right off his tongue as a young boy when the power went out. Childhood microwave memories aside, Chef John’s resume is made up of an adoration for simple comfort food, Southern Creole cuisine, an impressive skillset that earned him the distinguished title of ACF Certified Chef, and years of experience elbow-deep in the organized chaos of professional kitchens. Just as 2023 draws to an end, Chef John closes out his first full year at South Carolina’s pristine Hampton Hall Club where he joined on as Executive Chef in January 2023. Between the world-class golf course and vibrant racket sports program at this private community, members are always working up an appetite. And, when that hunger peaks, they head to Hampton Hall’s Community Clubhouse—a sprawling site inspired by a medley of Mediterranean and Lowcountry style.

Chef John assures the regulars that club staples like the famous She Crab soup are untouchable, but he rotates menu items every few weeks to spice things up. With a foundation of French training, he weaves his Georgia roots, a tenure at Emeril Lagasse’s Florida-based restaurant, and years of chef-ing through the Carolinas into his coastal-inspired culinary POV. Read on to indulge in more of his story: a rich narrative brimming with sweet Southern charm, sharp organizational skills, and, of course, a lifelong appreciation for soup. And, stick around until the end to hear how a college crock pot fail led to the accidental creation of a surprisingly delicious chicken noodle porridge.

Tell me about some of your very first memories in the kitchen around food and cooking. I didn’t get into cooking until high school, but my mom tells this story about how the power went out when I was a kid, and I said, “Well, how am I supposed to cook my soup?” It’s funny how that was where my mind went. As far as early food memories, I remember my mom and dad doing a big fish fry often. We’d thaw the fish we caught over the summer. It was usually a lot of simple stuff. My dad made something called SOS—an old army meal of sausage gravy over toast—but we would use ground venison or pork sausage to make the bechamel base. When I was younger, my comfort food was grilled cheese and tomato soup, and it’s honestly still the same today. No matter how far I progress in my career. Of all the things I’ve seen, cooked, and tasted—when I go home, I want to cook myself something simple. You’ve definitely advanced beyond a love for simple cooking as you’re an ACF Certified Chef—a prestigious title in the culinary world. What exactly does that mean? The ACF certification program is essentially the culinary standard for professional skills and knowledge. There are written and practical tests judged by other chefs with the same or higher certifications who critique you on everything from sanitation to how you work and organize. You also have to have a certain number of years of experience. How important was this certification in the country club industry? It was totally dependent on the place. Some clubs were more concerned with the culture, the chef ’s fit, and the food’s quality, while others looked for professional certifications. While attending culinary school, you worked at the ever-busy Emeril’s Orlando at Universal (which closed in 2018). Did it feel like a continuation of your education, but in the real world? Absolutely. In culinary school, it’s technique. You’re not mass producing anything. At Emeril’s, it was “here’s the technique, and here’s how you stay organized so you don’t run in circles all night long.” You started at 5 PM, and if you weren’t ready by that time, you were behind all night. It didn’t stop until after 11 PM. It was intense. If one person is behind, the entire kitchen is behind. You may have your station, but you still have to support the people around you. It’s organized chaos. It was right on Universal Studios CityWalk, so we were very busy there. For a line cook, it was probably one of the best decisions I’ve ever made because of the experience.

After Emeril’s, you worked in a handful of private club-type environments. Take us down that path. After culinary school, I went from Green Island Country Club in Columbus, GA, to working at free-standing restaurants. I wanted the experience so I could figure out exactly what direction I wanted to go culinarily. I found out about the Big Eddy Club and it was everything I had been looking for. I wanted to do primarily fresh, seasonal a la carte dining. I got in and ran with it. There were no other amenities there, though. People came just for the food. I got to do a lot of growing there. They also did renovation within the club, so as they grew, I grew. It was definitely a highlight of my career because I loved that place. I’ve worked at several other country clubs since, and my favorite part is the membership and getting to know the people you’re cooking for. You can have creativity, but you’ve really got to learn your membership to cater to the flavors they’re looking for.

How much creative freedom do you really have in a country club kitchen? It depends on the place. I walked into Connestee Falls in Brevard, NC, and had a blank slate. Here at Hampton Hall, we were already in full swing, so it was a process of learning the flow, the cooks, the memberships, the events, etc. I tweaked things as I went, but it’s always a work in progress because you want to keep things new and not get stagnant. We get a lot of our blank slate menu opportunities from the themed events and banquets. As for the restaurant, a lot of members dine there several times a week, so by the third time, they’ve seen everything. We have a rolling menu, but there are things that have been there
What advice do you have for home cooks who want to improve their skills in the kitchen? Don’t be discouraged by mistakes. Learning from mistakes is one of the best ways to grow—and I have a story for that! In college, I used to make a lot of crock pot meals because I could set them before class and work and then come home to something ready to go. I once tried to do that with chicken noodle soup. I came home, the house smelled great, and then I opened the lid. Well, you can’t cook pasta for 10 hours and it not absorb all of the liquid so I basically made chicken noodle gruel. It was honestly pretty good! But it’s all learning, so don’t be discouraged. You’re going to make mistakes, but that’s fine. That’s how you learn.

You’ve been surrounded by coastal Southern cuisine your whole career, but would you define that as your culinary POV? I tell everybody I’m French-trained and Southernraised, and everything I’ve cooked along the way has influenced that style. The Southern side of me pops up often, and I fall back into that Creole coastal cuisine, but I still try to infuse other profiles like Italian and Asian where I can. You’ve been on your feet cooking all day. What’s your go-to comfort food? I do still love grilled cheese and tomato soup! But usually by the time I get home, I’m so wiped I’m looking for leftovers. I need it to be ready in 10 minutes. If it’s that late in the night and I have to cook another meal, I’ll probably just tell myself I’m not really that hungry.

PORT LUDLOW Inviting Home of the World’s “Most Scenic” Golf Course
T
he Olympic Peninsula in Washington is one of America’s great natural wonders, a unique ecosystem that lies between the Pacific Ocean and Puget Sound. Covering 3,600 square miles of temperate rain forests, lakeside meadows, wild salmon streams, and snow-capped mountain peaks, the region is so lush and rugged that it wasn’t completely mapped until 1900. Today, much of it is protected public land in the Olympic National Park and Olympic National Forest, plus numerous state parks, wilderness areas, and pristine seashores. Given that spectacular setting, it’s not surprising that the Olympic Peninsula is also home to a golf course that Esquire magazine hailed as the “Most Scenic in the World.”

A NATURAL GOLF DESTINATION
“Port Ludlow was opened for play in 1975 and it’s still one of the most beautiful golf courses in the Pacific Northwest,” says Jim Mancill, the head golf professional at Port Ludlow Golf Club. “There are some really amazing views of Ludlow Bay, Mount Baker, and the Olympic Mountains that can be seen from the variety of perspectives that the course has to offer.” Credit for Port Ludlow’s skillful design goes to Robert Muir Graves, a renowned golf architect who built more than 70 courses throughout the western United States. Graves took a minimalist approach to his work, preferring environmentally friendly layouts that flowed with the land’s natural topography. And for Port Ludlow, he left in place the icons that would give the course its signature look. “One of the most unique features of the golf course, and one that is true to the area’s history,” says Mancill, “are the many logging stumps that can be seen throughout the course. into them by loggers who used the cut-outs to hold special planks called springboards securely in place. The loggers would stand on the springboards while they chopped and sawed away at the trees.” Many of those once forlorn stumps in recent decades have sprouted new growth, with a next generation of trees emerging from them as symbols of renewal and the tenacity of life. Among the state’s first courses to achieve Certified Audubon Cooperative Sanctuary status, the Port Ludlow course was completely renovated in 2018 to restore its original contours and view corridors, along with an upgrade of the drainage system to contemporary standards. Together with Port Ludlow’s location in the “rain shadow” of the Olympic Mountains that deflect storm clouds coming off the Pacific, those improvements keep the course dry and playable year-round. “This area is much more temperate than most people might think,” Mancill says. “The summers aren’t very warm, the winters aren’t very cold, and we don’t get much snow. And, we get much less annual precipitation than Seattle does on the other side of the sound.” Keeping the turf firm is a top priority for the golf staff and the club’s nearly 150 members because of another course characteristic. “Graves’ design has most of the greens very close to the next tee box,” says Man-

cill. “That makes Port Ludlow a very walkable layout and I’d say that about half of our members walk the course regularly. That’s the best way to really appreciate its scenic beauty while getting some great exercise. Along with all of the social activities that the club has to offer, it’s an important element in the overall healthy lifestyle that our members enjoy.”

Soaring Beyond Retirement
On Top of the World’s Extraordinary Club Activities
W
hile Del Webb’s 1960 Sun City, AZ, desert community—arguably the original active retirement community— was visionary with shuffleboard, a golf course, and swimming pools, they couldn’t have imagined the astonishing breadth of community engagement, national class amenities, scores of club activities, plus the myriad avenues for lifelong learning prevalent in legions of 55+ communities today. The sprawling 55+ community of On Top of the World, located in Ocala, FL, between Gainesville and Orlando and just minutes from Interstate 75, is such a place.

Founded in 1947 and family-owned, On Top of the World—or OTOW (ohh-tow) for short—boasts 10 tennis courts, nine swimming pools, four fitness centers, four dog parks, 20 miles of fitness trails, four community gardens, one cultural center, eight bocce courts, and much more … all flanked by a working ranch. Two private golf courses and a semi-private course—Candler Hills Golf Club—also host a Florida Golf Tour event in March that is closing in on raising $1 million benefiting the Ocala community. Most astonishing, though, are the 175 resident clubs that offer everything from fitness and wellness to card games, sports, community service, travel, arts and crafts, and music. There is also the Master the Possibilities Education Center, a not-for-profit educational foundation providing lifelong learning to residents and non-residents. Classes are available in photography, philosophy, women studies, culinary, finance, and art history, among many others. Most classes are free to OTOW residents. Here’s a look at three very popular club activities at On Top of the World.
Pickleball
Barry and Candace Barnhart moved to OTOW from Birmingham, AL in January of ’22 to be close to family in nearby Orlando. They had toyed at playing pickleball back home, but got swept up in the sport at

On Top of the World and its 23 courts, where tons of new friends have been made. Barry even raised his hand at a recent planning meeting and became president of the Pickleball Club. And, Candace is on the social committee, which plans fun monthly events where hundreds of people attend. Of course, pickleball is the country’s fastest-growing sport, especially with seniors. At OTOW, the membership has grown from 500 to 675 people in the last two years, split almost 50-50 between men and women. Says Barry, “Both newcomers and advanced players at the community can take advantage of a comprehensive 10-level instructional program that teaches fundamentals, strategy, and working with a partner customized to one’s proficiency … at no charge. We’ll even provide a paddle to get you started.” The club also gives back to the Ocala community, with member volunteers recently working with a dozen special needs pickleball athletes ranging from 21 to 53 in age. After hours of training from club members, five of the athletes qualified for the Special Olympics Florida Pickleball event, held last November in Orlando. A rewarding exercise, indeed. Where Fun Takes Flight A truly unique amenity lured Don and Barbara Wright to On Top of the World nine years ago. Turns out the community has its own private, dedicated

And the facility is first-class.” Indeed, the flying field boasts 14 acres of overfly area, plus a 600’ x 50’ asphalt runway, and an adjacent grass runway of the same size. Don, who has been flying for over 40 years and owns 75 planes, is the president of the OTOW R/C Flyers Club with 200 members. According to Don, “We welcome newcomers from OTOW and have a training program to get them started. We proudly have about one member a month graduate with their solo certificate.” While the club is private, it hosts two fun and unique ‘Fly-Ins’ in spring and fall, where the outside community can fly their R/C planes at the air field or just enjoy the fun and aerial acrobatics from a central observation pavilion. OTOW also has an R/C car club within the community with a paved track. And a lake near the Ocala arts center welcomes R/C sailboats.

An equally unique amenity at On Top of the World is a 16-station, private outdoor archery range for the roughly 150 members of the OTOW Archery Club. Just opened in May of 2020, the facility welcomes newcomers who go through a two-hour safety and orientation session in accordance with the U.S. Archery National Training System. One of the instructors is past club president Bob Papirner, a certified USA Archery Level 2 Instructor/ Coach. Says Bob, “We have a really good blend of archers, some who shoot on a casual basis and others who practice to get better and compete in internal club competitions. We even have 10 club members who shoot competitively around the country. We mix about 60-40%
men to women, respectively, but our elite archer may be Patty Hoppe, who vies with husband Jerry for #1 in the household and in the country in their age group.” Club members pay only $60 a year for dues, which allows them to use the club equipment of bows, quivers, and arrows. Many members own their equipment, which is remarkably affordable for a traditional recurve bow at just $200 to $350. The high-tech composite bows you see on television are as little as $300 to $600 and up. The dues also cover all the targets and target faces (the plastic bull’s eye circle), which are customarily set at 20, 40, 50, and 60 yards away.

tock market volatility, inflation, and global unrest since 2022 have caused many to rethink their investment strategies and timeline, yet not all is negative as Morningstar recently updated their safe retiree investment withdrawal rate from 3.8 to 4% due to lower long-term inflation projections and higher bond yields. With many stock market indices still below their 2021 highs, many have asked what could be done to better position themselves for a long and fruitful retirement. To help answer this question, Ideal-LIVING spoke with Financial Planner Lawrence S. Tundidor, CFP®, AIF®, AAMS®, AWMA® of the Tundidor Wealth and Investment Group to find out what folks nearing retirement or in retirement could potentially be doing to prepare.
Utilizing a “Bucket System”
When drawing income directly from a 401k, the plan provider will typically sell shares or “units” to send you a monthly amount you requested. The issue with this strategy is that you are indiscriminately selling shares in an up or down market regardless of price. In a down market, you are selling shares at a lower price and therefore cannot allow time for those shares to recover, essentially “burning

You’ve worked hard for your money, and decisions on when and where to use your money can have ill-intentioned consequences. Plan where your money will come from instead of putting it all into one pot. In retirement, you should consider having “Retirement Buckets:” long-term, mid-term, and short-term investments to help protect you from market fluctuations while maximizing your income potential. More conservative investments go in the short term, moderate investments for the mid-term, and more aggressive in the longterm. Picking and choosing investments to liquidate on a monthly basis can be stressful, and most financial advisors show you how and where to save, but not how to create an income stream from your investment assets.
the candle on both ends.” Consider investments that provide a dividend or yield that allow you to draw income without selling shares. Utilizing a bucket system can help minimize taxes. For example, if you’re taking all of your income from your Traditional IRAs versus Roth IRAs or Taxable Brokerage accounts, this could potentially put you in a higher tax bracket and also potentially affect your Medicare premiums at age 65 and beyond with income penalties. The goal is to find how much money to draw from each of your investment assets to maximize your returns and minimize your tax consequences.
Social Security Timing and Planning for Two Lives When planning retirement, many are not only planning for themselves, but also their spouses. Careful thought must be given to the fact that income must last for both lives, and decisions made in retirement can severely alter that outcome. For those with pensions, single-life options offer the highest income but do not protect a spouse in the event of a premature death, while joint survivorship options would offer lower income initially at retirement but continue after a spouse pre-deceases the other. Some have decided to utilize a life insurance policy to protect a spouse instead of choosing a joint survivorship election, while others have decided to take a lump-sum payout option if available and create a joint lifetime annuity stream with the potential for additional death benefit or long-term care options. Understanding what income will be needed throughout the retirement income timeline is important to ensure that any potential gap is addressed. Some factors to consider on when to start the benefits are: assets, income needs, health, and age difference between spouses. It’s also important to remember that the smaller of both spouse’s social security benefits is eliminated upon death, potentially creating a larger income gap. For example, some may choose to let their
retirement assets grow while they draw on social security at the earliest age possible, while others decide to draw on their 401(k)s / IRAs first and allow the guaranteed income stream to grow. One must consider their specific situation when deciding when and how to activate social security and what role it plays in their plan.
Protecting Your Portfolio As we saw in 2022, protecting your portfolio from losses is extremely important, especially for those nearing retirement. With many stock market indices not back to their alltime highs, now is a great time to review your current allocation and risk tolerance. Many have had the same investment strategy for years without considering that they are now closer to retirement, or their portfolio no longer matches their needs and risk tolerance. With equity returns being strong over the past decade, it is easy to consider the return on investment as the primary bellwether for whether a change to the strategy is needed. It’s important to remember that for most, retirement requires a distribution strategy versus

FINANCE an accumulation strategy in your working years. One’s ability to recover from a downturn when you are no longer contributing and are now withdrawing is much more difficult than someone who is not. Many wait until things get worse to consider making necessary changes, but it’s advisable to be proactive instead. In retirement, offense is the best defense.
Evaluate Income Needs and Distribution Strategy
Working with a Financial Advisor that Puts Your Best Interests First Many different approaches can be utilized when implementing an inflation-protected retirement spend-down plan. It’s important to remember that the plan is based on the individual and their short/long term goals and how much monthly income they need in retirement. Post-pandemic retirement planning is proving to be very different, so take the time to explore your options well in advance of your retirement age. We encourage you to sit down with an unbiased independent financial planner that puts your best interests first and helps you compose a written, personalized, and holistic financial strategy to protect your retirement investments and secure the next chapter of your financial future.

One of the most important parts of a financial plan and preparing for higher inflation is a true evaluation of income needs that encompasses not just minimum expenses to live on, but the amount needed to fulfill the lifestyle that you chose. One must ask themselves, if during a recession, the market has one or more negative years, where will my income come from? Consider income from protected sources such as social security, pensions, and annuities and what portion of those income needs are met utilizing those sources. If there’s a gap, consider a careful drawdown strategy that may include fixed income, dividends, cash,

bout 12 years ago, as the 2008 financial crisis was moving beyond the realty rearview mirror and the U.S. economy was establishing a record-setting bull market run, developer Joseph Ayres was naturally becoming upbeat about his family’s luxurious WindRiver development near the Great Smoky Mountains in eastern Tennessee. Situated in Lenoir City alongside pristine Lake Tellico and featuring a world-class marina, semi-private championship golf course, and other upscale family-oriented amenities, WindRiver was already perched at the top of the region’s luxury home market with prices pushing into the low seven figures. Yet, Ayres remained cautiously optimistic about the debt-free development’s future. At the time, Ayres, executive vice-president in charge of real estate, recalls the high point of his development maybe approaching $1 million to $1.2 million for premium lake homes. Meanwhile, entry-level pricing was around $500,000, according to Ayres, if you wanted to live inside the gates of this master-planned market leader started by Ayres’ namesake father. Oh, how drastically the winds of change have turned in favor of WindRiver. Today, the entry point at WindRiver has more than doubled in the past decade and hovers around the $1.2 million mark, Ayres says, “This is what we tell people before we take them out there, especially with what they’re looking for (in a luxury home community).”

To be sure, this luxury real estate pricing phenomenon is by no means exclusive to WindRiver, or the booming Southeast for that matter. Welcome Home to America’s new luxury home threshold in the 2020s. In fact, according to the latest Luxury Home Market report by the Institute for Luxury Home Marketing, the median list price for a single-family luxury home in America last October slightly increased to $1,597,500 from the same period a year ago. Meanwhile, the median sale price jumped up to $1,301,250 compared with $1,276,250 in 2022. As for the Institute’s definitive “luxury benchmark” price point, the marketing group reports the median threshold price for luxury real estate in America is now $912,500. In other words, for homebuyers aspiring to move up or move into the luxury sector of life, the days of finding such a single-family home in the mid-to-high six figures are becoming as extinct as formal living and dining rooms. Indeed, if ‘750 is the New 500’ home of old (please read story in Fall 2023 Ideal-LIVING), then the price of jumping into a true luxury home and/ or zip code these days is going to cost affluent homebuyers at least seven digits – and significantly more depending on the area. While pricing is principally the defining factor for what typically denotes luxury markets and/or homes, executives at McLemore, a new private residential resort-style golf community in northwest Georgia, will remind you luxury is subjective and should not be linked to
pricing alone. Nevertheless, McLemore is setting some new luxury benchmarks in world-class golf and real estate with homesites ranging from $135,000 to $585,000, and new homes starting at $1.2 million, according to McLemore representative Conley Crimmins, director of marketing for the developer’s Scenic Land Company. “In our experience, it’s not just price that determines luxury – it’s the neighborhood, the amenities, the physical location, etc.,” adds Conley, whose com-

Horton has since added another compelling short course designed by famed architect Rees Jones and Bill Bergin, with another dramatic Jones-Bergin course to debut in late 2024 atop Georgia’s breathtaking Lookout Mountain, just 30 miles from Chattanooga. “We believe the real estate floor for every category of home has been raised from coast to coast,” Crimmins adds. “Entry-level, move-up, high-end; everything costs a lot more to procure and to construct – materials, labor, etc. Those costs don’t seem to be decreasing on a macroeconomic level.” Consequently, many real estate professionals believe luxury real estate markets likely have continued demand and price appreciation in the coming years, what with limited supply in most desirable developments/locations and the fact luxury home purchases are fueled by equity-rich buyers who are relatively less interest-rate sensitive and pay cash for most, if not the majority, of these type transactions anyway. Not to mention, even in the worst of times, high-net-worth buyers who might want or need to downsize from the upper end of the multi-million-dollar luxury stratospheres effectively just drop down to ‘smaller’ 4,000-squarefoot homes or villas that might run in the $1 million-plus range. So many developers and owners of high-end private resort-style communities creating a wide array of real estate options, or a home for ‘everyone,’ will typically benefit regardless of changing macroeconomics or lifestyle trends.

Ayers adds, “Around 2010-11, I think the highest-priced home we had was a little over $2 million, and that was your large lake mansion-type property people were looking at. They come in and buy before we build amenities in
these master-planned communities, so they get equity in their houses, which is a lot of what they’re seeing, over and above just standard inflation. “And, as we go off and build a pool or something like a new clubhouse that we just announced should come out of the ground in 2024, everyone gets a little bump. Wellen Park
In 2014, Mattamy Homes purchased 10,000 acres in southwest Florida near the city of Venice. Work began soon thereafter on Wellen Park, Mattamy’s most ambitious American development project to date. Permitted for up to 22,500 residences at build-out, the Wellen Park residential districts of Playmore and West Villages are already home to about 9,500 residents. In addition to three country club communities with championship golf courses, Wellen Park offers buyers a variety of distinctive single-family neighborhoods, plus paired and attached villas, condominiums, and coach homes. Luxury rental apartments and homes are also available. New residences are currently under construction in Brightmore at Wellen Park, the community’s first neighborhood exclusively for age-55+ active adults. Brightmore is planned to include 128 paired villas and 521 single-family homes, many of which will be located with views of the community’s lakes and protected wetlands. The private amenities for residents include the Brightmore Clubhouse with meeting rooms for special events, a bar and cafe for everyday socializing, and a fitness center with a group exercise studio. A lap pool and a resort-style pool are located on the clubhouse grounds, along with nine pickleball courts that include a stadium court for club tournaments. The centerpiece of the entire Wellen Park master-planned community is Downtown Wellen, a unique commercial and recreational center overlooking the 80-acre Grand Lake. In addition to the three-mile waterfront trail for hiking and biking, residents can enjoy fishing, kayaking, and paddleboarding on the lake. The first businesses in Downtown Wellen opened in 2023, and new shops and offices will debut in the coming months. They will join the Banyan House, Downtown Wellen’s flagship waterfront restaurant, and the new Solis Hall event center among other featured amenities in the community hub. TELARO AT TRADITION
Mattamy Homes acquired the Tradition master-planned community in 2018. Located in Port St. Lucie on Florida’s Treasure Coast, Tradition offers new homes in a variety of villa and single-family residential neighborhoods. All are conveniently located near the Tradition Town Center, which features fine dining and casual restaurants, grocery stores, specialty shops, professional offices, and healthcare services. Recreational amenities include a community clubhouse with a complete fitness center, lap and resort-style pools, and courts for tennis and pickleball players. WaterSong at RiverTown is Mattamy’s featured north Florida community for active-lifestyle adults ages 55 and older. Residential choices in the WaterSong neighborhoods include spacious maintenance-free villas and single-family homes with 2-3 bedrooms, 2-3 baths, and 2-21/2 car garages. The hub of WaterSong social life is the private community clubhouse, where a full-time activities director coordinates special events and interest-club meetings. We also like to have a few finished homes available — some inventory ready to move in. But, then, we have something in between which we think is the best of both worlds. We select a popular floor plan with the most sought-after structural options and get started on construction. Once we have completed drywall, we pause construction allowing customers the opportunity to explore the nearly complete home while still adding their personal style by selecting finishes. Compared to starting from scratch, the build time is nearly cut in half. You’re getting a very personalized home in about 2-1/2 to 3 months.”

Incentive Packages Though mortgage interest rates have been increasing over the past two years, Brookfield Residential has not seen a slowdown at all.
