Considering relocation, retirement, or a vacation home? There are so many wonderful places to live—how do you choose a place that’s right for you, with confidence?

Ideal-LIVING’S

Simple 3-Step Process

1st

Begin with the questionnaire at the front of this guide to help you identify your needs and wants.

Think about what you want out of life. There is no right or wrong answer.

Where do you want to live? By the coast? In the mountains? On a lake? In another country?

What do you want to do with your time? Engage in a healthy lifestyle? Play golf or pickleball? Become more socially active?

2nd

This relocation guide is organized by region, followed by states, and then communities.

Where you live affects how you live.

It’s best to start your search wide by choosing the states that match your desires for climate and taxes. Then, look for regions of interest such as coastal or mountain.

Next, bring it down to the city and community level where you can compare amenities and types of communities.

3rd

Consider the LIFESTYLE you desire. Compare Communities. Choose & Go!

You won’t know until you go.

Choose to make your ideal life happen. Seeing the location first-hand gives you the opportunity to see what living there might be like.

Experience it. You’ll know a place is right for you by the feeling you get from being there.

Choose a region, then visit four to five communities within that area. You won’t know if a destination is right for you until you visit. Be prepared to purchase if you find your ideal place.

Consider Your Priorities

Answer the following questions to help you determine where you might find your ideal destination, life, and home. Then, explore the communities, and schedule a visit.

You won’t know until you go...

“If you had told me that I would be living in South Carolina, I would have told you that you were crazy,” said Leslie Jacobson, formerly from Montgomery County, VA. The Jacobsons traveled from Virginia to Georgia looking for their new life. “On this trip a light bulb went off for me … This is what my life could be? …This is what my taxes could be? … This is what the weather would be? I now tell everyone we live in paradise!”

Leslie and Bill of Dataw Island

1. CLIMATE

Choose a destination with a climate that supports the life you want. You might want a mild four-season climate, or maybe you want it warm year-round with lots of sunshine. No more shoveling snow unless you want to.

2. FINANCIAL CONSIDERATIONS

Cost of Living — Everything from groceries to housing and healthcare affects your cost of living. (Compare cost of living for various cities on page 16)

Taxes — According to our surveys, the number one reason people are looking to relocate is to live in a low-tax state. There are several states with no income tax, as well as those with lower property taxes. (See tax comparisons on page 22)

Housing — See page 22 for median home values and property taxes.

3. QUALITY OF LIFE

Everyone deserves to live their ideal life. Imagine how you want to live your life. How will you spend your time? This is an exciting time of life; it’s that time when you get to choose who you want to be and what you want to do with your life. It’s important to find what makes you happy and can bring you fulfillment. One of the best things that happens for people when they relocate in retirement is finding a sense of community and a feeling of belonging.

When you move to a planned community, it’s easy to create an entirely new network of lifelong friends. Most people are just like you and have moved there from somewhere else. When taking advantage of Discovery Travel, talk to the people who live there about their lives.

1. LOCATION

Pick a state or choose to live abroad. What region? Coast, Inland, Mountain, or Island? Next choose a city. Start with a place that you have vacationed for years or one that you have always wanted to visit. Or, you can be more methodical in choosing based on taxes, cost of living, and quality of life considerations. You may want to consider proximity to family, and services that you will need such as healthcare, shopping, entertainment, recreation, travel, education, and community involvement.

2. COMMUNITY TYPE

Each master-planned community has a different feel. For example, there are active adult/55+ communities or multi-generational communities, if you like the sound of children. Golf communities are incredibly well maintained and even attract those who don’t play. Or, maybe you are interested in gated, waterfront, or mountain communities. The point is that there is a community type for everyone.

3. AMENITIES

While the most popular amenity is walking trails, the fastest growing sport among the 50+ age group is pickleball. Some golf communities have from one to six golf courses, or maybe there is a golf course near the community. Community pools, athletic clubs, equestrian facilities, or boating might be more your speed. Choose how you want to spend your life, and find a community that has the amenities that meet your needs on the following pages.

Compare Amenities

For top builders who build homes in a number of communities, turn to the back of the book.

Virginia

Virginia is a simply unforgettable place in the world. Climate

Virginia is on the situated between the southeastern region and the four-season climate of New England states. This state has what many would call a “Goldilocks climate.” Not too hot, not too cold, just right. Western Virginia is about 10 degrees cooler and eastern Virginia is an average of 5 degrees warmer than the middle of the state. Plus most of the wintry precipitation falls on the western mountainous territory.

Tennessee enjoys a moderate four-season climate with average daily highs in the low to mid-80s during the summer and the 50s during the winter. Some snowfall is expected during January and February, especially in the highlands of East Tennessee, but it usually melts in a few days. Spring showers encourage abundant seasonal growth, but the fall months are dry and refreshingly cool.

BUILDER GUIDE

2025 BUILDER GUIDE

Ideal-LIVING makes it easy and fun for you to find your ideal destination, life, and home. Since 1989, we have helped thousands of people make the right move each year.

Find Your Ideal Home

Tips to Find Your Ideal Home

Consider the Lifestyle You Want: Consider what’s most important to you: access to healthcare, recreational activities, proximity to family, or a peaceful environment. The most important thing in finding a new home is to envision how you want to spend your time.

Define Your Needs and Wants: Create a list of your “must haves,” “nice-to-haves,” and “don’t needs.” Create a list of essential features like number of bedrooms, bathrooms, and specific amenities. Consider additional features that would enhance your lifestyle, such as a home office or a luxury bathroom. Identify any non-negotiable factors that could disqualify a home.

Set a Realistic Budget: Evaluate your financial situation, including retirement income, savings, and potential future expenses. Factor in property taxes, HOA fees, and maintenance costs when determining your housing budget. Get pre-approval if you plan to get a mortgage. Be open to adjusting your budget slightly if necessary.

Research Retirement-Friendly Areas: Explore areas known for their retirement amenities, tax benefits, and low cost of living. States with warm climates, active communities, or low taxes are often popular choices.

Work with a Reliable Real Estate Agent: A knowledgeable agent can help you navigate the home-buying process. They can provide information on local market trends and pricing.

Visit Potential Locations: Take advantage of discovery travel opportunities. Spend time in potential areas to experience the community, climate, and amenities firsthand. Consider staying for an extended visit or renting before buying to ensure it feels like home.

Type of Home: Decide whether you wish to purchase a preowned home, a new production built home, a semi-custom home, or a custom home. If purchasing a pre-owned home, hire a home inspector to uncover potential issues.

Get a Home Warranty: Even if you are buying a pre-owned home, it’s a good idea to purchase a home warranty.

Be Patient and Persistent: Take your time to find the right home. Be open to different options and be willing to compromise. Maintain a positive attitude throughout the home-buying process.

Review Covenants and Restrictions: Most residential communities will have an Homeowner’s Association. Inform yourself about community rules and regulations prior to purchasing.

Trust Your Gut: Use your intuition and if a home feels right, don’t hesitate to make an offer. Don’t overthink it; avoid over analyzing every detail.
