consists of a team of highly qualified and experienced architects who create extraordinary spaces known to positively impact the spirit and leave the environment a better place. The company – based in Ghana – recently had two of its projects (Glenshire Hills and The Rwenzori) judged winners in two categories at the 25th Africa & Arabia Property Awards – part of the International Property Awards. The first, Glenshire Hills Estate, is situated in the suburban area of East Airport in Ghana’s capital, Accra. Its apt location means residents can simultaneously access the bustling city whilst enjoying the green and serene environs when at home. The design concept for Glenshire included four prototype buildings with the option for residents to make modifications if required. The form, function and design optimally used space and fused
attractive terraces and rooftop gardens to compensate for the buildings’ footprints. Large shaded windows provide maximum amounts of both natural lighting and ventilation considered the best of breed for the climate the properties are built in. Sustainable building materials and methods have been incorporated with services such as electricity and fibre optic cables located underground to promote free circulation, ample greenery and a general open feel for residents. A gridlike layout across the development provides maximum benefits from the south-westerly winds and allows for a green park to enhance the living environment. The second, The Rwenzori, is an impressive seven-bedroom home designed to be the icon within Akroprong, a vicinity in the Eastern Region of Ghana. It follows a local vernacular architectural style based on the client’s

preference and in keeping with the ethos of the site. Locally sourced stone, wood and other construction materials have been used to great effect maintaining a good balance between modern and traditional values. The client’s intent was to have the property serve as a traditional home for immediate and extended family members whilst incorporating a modern architectural style that fostered a vacation or ‘get-away’ home depending on who was visiting at the time. The above requirements mean that the building has therefore been divided into two adjoining units for either extended family or rental purposes. Continuing with the afrocentric family value theme, one will note that a single level building can be seen upon entry with the more modern double volume end facing the valley.
The design along the slope punctuates the skyline when viewed from the base due to the wide roof which overhangs the building. This feature further accentuates the cliff-hanging sophistication the building exudes. By lodging the building within a hilltop, occupants will consistently experience breathtaking views of the valley and surrounding mountains from any living area. In keeping consistent, the building features a typical traditional Ghanaian stone-paved courtyard which is ideal for family functions. An entrance terrace at the southern part of the building leads to a lobby and a stair area which in turn, links all spaces to each other. Terraces and balconies provide private spaces of relaxation for each room, while the other openair spaces have then been arranged to enable easy access from most of the interiors and merge the boundary between inside and outside.

D a multi-award winning company in Jeddah, Saudi Arabia. The company’s developments are not just built for today, they are designed to enhance the neighbourhoods in which they are located permanently. Lifestyle Developers aims to address the needs not only of its customers but also the neighbours and the broader community in which it is a part. The Vue is a premier residential tower situated in a prime location north of Jeddah. Its name is derived from the main feature which is one of a kind views of the Red Sea. The Vue’s design has created an axial view through its central sculpture garden benefiting all residences by providing extensive views that link the inside to the outside. The architectural design brief was to provide 35 exclusive units, ranging from one to

five bedrooms and including nine magnificent two-storey sky villas. These feature outdoor living rooms with fabulous views. Positioned on a 2,240m² site and with a total built up area of 11,700m², the 12-storey high-rise tower stands 69 metres tall. Its concept evolved from the idea that the overall design of the tower could be a direct reflection of the variety of residences within. The voids created would then be an exact result of the function of the floor plans, creating a dynamic and intriguing façade. Framing elements emphasise the voids and dynamic nature of the plans, with no two floors being alike. The original design envisioned was quite literal, in that the main components consisted of the framing elements over an entirely glazed building. This evolved into a design with a second layer of

vertical wooden louvres to provide privacy to occupants and reduce the solar impact. It also offered another opportunity to add a vibrancy that would further increase the dynamic nature of the design. Renowned British sculptor and artist David Harber and Philippe Starck, the most celebrated designer and one of the founders of the leading design studio YOO, have collaborated to create this truly exceptional project. YOO will provide design intent and proposed finishes for the amenity spaces of The Vue such as the elevators, entrance lobby, corridors, service cores, external areas and all common areas. In turn, David Harber has created a gallery of sculptures forming centrepieces for the main lobby and ground floor corridor connecting the exterior to the interior. He has also crafted an art piece named
Torus which is strategically positioned outside the main entrance to reflect the sea views. The Vue features exclusive amenities for its residents, including a club room, cinema and male and female gyms and spas with private outdoor ‘New York’ style roof top swimming pools. These are designed to respect privacy as well as cultural needs. A cigar room is also provided so that residents can entertain guests or hold business meetings, while a tea room is ideal for smaller, more intimate gatherings. BD C a multi-disciplined design firm that offers architectural as well as residential and commercial interior design services. With 15 years’ experience, the multi-award-winning group was formed as a result of the high demand from clients to expand its services in the commercial and hospitality property markets. Its Cantilever Villa in Emirates Hills is a large, contemporary family home. A shard atrium intersects the building and acts as the main circulation space, with flowing interconnecting bridges at higher levels between two wings. Other features of the home include a cantilevered swimming pool, sunken garden and a sliding door glazing system throughout. XBD Collective’s City Walk private apartment mixes down-to-earth and youthful design with sophisticated elements to be
practical for a young family. The design direction for the main living, dining and bar area required the flexibility to change the mood for entertaining. Its textures therefore needed a glamorous edge especially when illuminated, such as grey mirrors, satin, tinted glass and lacquer. Other distinguishable features include a bespoke bar clad in leather and chrome, a funky swing chair from Lee Broom and a kitchen island clad in champagne metal and covered in thick composite stone from Dekton. The next award-winning interior design of a private family villa in Emirates Hills, area HT, incorporates high-end lighting as a major design feature, including a custom-designed nine metre chandelier spanning two floors, Fendi furniture (due to the clients’ love of the brand) and a 1920’s feel for the bar and poker room. The interior design of a private residence on Palm Jumeirah was designed to suit a family of six with young children. Rooms had to have a personalised touch that capture the spirit of family members. Special features include a custom-designed dining table in handcrafted black Carnelian stone and an Arabesqueinspired roof terrace including an outdoor fireplace and private cabanas. The interior design of a show home in the Alef Residences, W Hotel on the Palm Jumeirah showcases an opulent apartment in a luxurious resort. The design brief was to capture a five-star lifestyle that potential buyers

would crave. It has been designed to appeal to any type of buyer as the price of units ranges from £3.1m to £14.4m, the interior needed to show the many upscaling possibilities. Features include Volga blue marble, black St Laurent marble and suede cladding. The last but not least of XBD Collective’s impressive array of awards is for the commercial offices of Taws Printing, a prestigious printing company established in the UK in 1978. The design brief was to mix innovation and style with an industrial feel. Design features needed to reflect the company’s brand and heritage. This included old printing machinery and the recreation of original typography. Features include slate tiles and wired glass, vintage rope and iron pipe pendant lights in the coffee bar, and a vintage guillotine decorating the corridor.

H I D is a Dubai-based development company which was established in 2007. It rapidly expanded its activities over a short period of time and now offers, through its different business divisions, a wide range of real estate related services providing its clients with a unique ‘all in one’ approach to handling their assets. H&H has won awards for two of its latest projects. The first is for the new Four Seasons Hotel at Dubai International Financial Centre (DIFC) which is part of the larger Gate Village complex, a mixed-use development that forms the social heart of the Financial District of Dubai. The hotel building was an existing structure and has been converted from residential to commercial use. The brief was to create a 106-suite five-star boutique hotel which would meet the hotel’s image and brand
offering. It also had to integrate harmoniously into the DIFC master plan and urban massing. Catering predominantly for business and city travellers, the Four Seasons Hotel DIFC is characterised by a residential style with calming tones throughout from its lobby right up to the rooftop. It is laid out on eight levels, with the sixth floor housing a spa, panoramic swimming pool and Juice Bar while the trendy Skyline Bar is above on floor seven. The hotel uses every corner of space to contain bespoke details and quirky design touches with restaurants, bars and lounges that offer a sense of intimacy and exclusivity. Art then becomes a fundamental link throughout the guestrooms and corridors. The result is a triumph of colour, art and design in which everything is made to measure, enhanced by panoramic views of a city that has made ‘luxury’ part of the national scenery.

Galleria Barsha
Galleria Barsha is a boutique shopping mall with a total 5,392m² of built area over two levels. It includes primarily retail and food and beverage outlets as well as an outdoor cinema rooftop component, spas, medical clinics, a traditional souq and basement parking. As the second of its kind to be opened in Dubai, the owner is aiming to launch the brand internationally. Each Galleria looks different but has key common characteristics, architecturally, operationally and experience wise. The aim of the development is to create a landmark retail centre building that will stand out from its competitors. Designed by Dutch architects, OMA, Galleria Barsha is therefore composed of different elements that characterise the building as a whole. Its perforated roof, the pavilion at the centre
of the plaza and the plaza itself recreate an outdoor environment which enables the business to operate all year round. A green wall feature also enhances the user experience at the outdoor cinema on the rooftop. Rich materials have been incorporated for the interior finishes such as travertine, white granite and walnut timber. Galleria Barsha’s façade veers away from the anonymous façade typically seen in shopping malls. Instead it is light, pleasant and playful but above all, elegant. The overall design concept blends in seamlessly with its surrounding environment so as not to create disturbance to the low-rise buildings of the residential neighbourhood. Equally, the design has the architectural gravitas to make it stand out and be recognised in front of an international audience.

A founded in 2017 by Shahad Alazzaz, who adopts what she describes as a ‘new philosophy’ to her passion for design. The boutique firm undertakes projects of all scales and tailors each project to the client’s needs. Sono Villa is the first of Azaz Architects’ two latest award-winning projects in Saudi Arabia. The client wanted a garden that would act as a cascading stage for a 3,000m² plot, giving all living areas access to stunning views of greenery, open air and sunlight. By orienting all three floors towards the central landscape, a successful harmony has been achieved between both solid and void aspects. The design is minimal and shows a sophisticated understanding of how nature and humans can interact.
The design process for Gulf Address Clubhouse proved challenging as the mixeduse project required various leisure and retail spaces covering a large mass. Azaz Architects was approached by the client to reconfigure an original design which revealed faults in circulation and urban configuration and failed to take advantage of the coastal views. The solution was to create a cluster of boxes that appear to float on top of one another within delicate floor slabs; keeping the central axis to the sea clear to provide maximum views. Inside, the building has been designed to unite its different uses under one roof, yet giving diversity to the journey from one space to the next crossing via floating pedestrian bridges.

The Renaissance Downtown Dubai is an excellent example. The client was converting his recently built office tower into an exclusive hotel and favoured the Marriott Group’s unique and unconventional Renaissance Brand. Working closely with the client and the Marriott/Renaissance team, WA International re-planned the entire building to accommodate guestrooms, suites, lounges, receptions, meeting rooms, restaurants and a raised swimming pool.
The concept for the public areas and guestrooms was the evolution of a skyline from concrete and glass – the natural elements of Dubai being sand and water. Polished concrete walls and concrete floors therefore feature predominantly throughout these areas. The guestrooms average an incredible 60m² in area with impressive ceiling heights. Their spaciousness is also accentuated by an open plan concept from the bathroom to the bedroom. Guestrooms, suites and public areas are furnished in a modern classic style with a tonal pale grey and sandy colour palette. Dubai’s brilliant sunshine and its lightscapes have then been emulated beautifully by contrasts of light and dark, gold and black accent colours. The golden sun itself and Dubai’s gold souks have also been referenced for the hotel’s hardware, sculptures and golden chain curtains.

The company was set up to provide security, identity and access management solutions. Using the concept of ‘Identity’ the award-winning design reflects the Group’s core values and distinct red and blue corporate colours. Incorporating these with the basic tenets of design, Kaleidoscope has used a multitude of textures, colours, patterns
and light sourced locally and internationally to create an ambiance conducive to enhancing creativity and productivity. The metallic grey and white signage boldly affirms the Group’s vision, mission and values. specialising in interior design in Thailand and the last eight years in the Middle East, Kristina Zanic has established her own signature creative design studio in Dubai – Kristina Zanic Consultants. Kristina’s design inspiration for Ritz Carlton Al Wadi Desert Resort focused on the theme of an adventure to a luxurious oasis. Private villas are designed around a bedouin tent with subtle yet traditional Arabian design elements. These are reflected in the soft furnishings, ornate carpet patterns, traditional embroidery, sumptuous textures and detailing. Villas exceed 100m² with large open bedrooms and separate living spaces featuring a palette of saturated tones of tan, green and camel. Other areas of the hotel include a signature ‘Farmhouse
restaurant’ and ‘The Kaheela’ dining room and terrace for guests to enjoy Arabic cuisine in a setting that combines a blend of contemporary Arabian design styles. Ritz Carlton Al Hamra Beach Resort’s design concept is also centred on the elegance of travel. The objective was for the rooms to offer a sense of Arabian romance and adventure and provide the utmost in luxury and hospitality. Design considerations revolve around the traditional caravan route, tented huts and the adornment of fabrics with intricate embroidery and texture. The boutique hotel also features ‘The Shore House Restaurant’ adorned with themed art, photography and a central kitchen space. Turquoise, deep blue and sea-mist tones are used for fabrics, with eclectic patterns perfectly reflecting the exotic surroundings.

It provides the highest quality interior design consulting experience, offering premium design choices for both residences and businesses. The company’s award-winning project involves the interior design of an open-plan office plus private managerial offices. The client is ETranzact International, a company that deploys mobile payment solutions to banks and other financial institutions. In a bid to maintain an interactive open-plan approach to encourage creativity and increase staff productivity, glass was used for wall partitioning. Frosted vinyl film was then applied in decorative patterns to create a level of visual privacy.
White, red and blue are the main colours used for the design – white gives a high-tech feel to the spaces while red and blue represent the ETranzact brand. Other colours and textures are used for the managing director’s office, giving the overall space a unique style. The furniture used throughout the project was designed using ergonomic and anthropometric principles. Great consideration was also given to promote staff’s good posture, less stress in work flow and efficient movement between computers, printers and scanners and work areas. Gemona West’s combination of mood lighting and task lighting defines the ambiance of this working environment and conveys the sense of a comfort zone to staff. The addition of carefully selected plants also refreshes the air and makes the workspaces generally more attractive.

The company’s award-winning project Painite Residences has been skilfully crafted to fuse both modern elegant design with functionality that offers convenience, comfort and peace of mind to today’s home owners and investors. Located in Dzorwulu in Ghana, the Painite Residences is an architectural masterpiece which comprises four townhouses and six apartments. Yaw Addo’s main challenge in its design was the relatively small size of the land available at just 0.56 acres. The solution was to build higher which in turn optimised the views for all properties.
The fully gated development has 24-hour security and includes a leisure and fitness area with a swimming pool and gym. Each four-bedroom townhouse has been designed primarily for privacy and exclusivity with independent and direct access to the street. All four homes have 292m² of living space distributed over four floors which are connected by a private lift. The basements can park three cars and there is also room for two staff quarters with independent access to the house. Apartments share the same quality and exclusivity and feature large windows with almost 360 degree views and open spaces. With only one 191m² unit per floor over six levels, each one includes three bedrooms, an open space living room, full surrounding balconies and single staff quarters.

SA A D, an award-winning company based in Johannesburg, South Africa was commissioned by Yeast City Housing to formulate the architectural design for Thembelihle Village, a mixed-use social housing project located in Pretoria Central. It provides affordable rental accommodation to families in the lower to mid earning sector of the population. Following several reconfigurations since its inception in 2002, the number of units was increased to 735 before the start of the construction in 2013. These comprise studio apartments as well as one, two and threebedroom apartments. They are distributed within nine, four-storey walk-ups and four 10 to 11-storey high-rise tower blocks all clustered around an inner green lane. This is
an articulated permeable and safe inner haven, away from cars and city noise, which features several social areas and children’s playgrounds. In addition, approximately 1,000m² of retail and office areas were added on the ground floor of the buildings. Despite necessary budgetary constraints, ASA succeeded in achieving a visually exciting project. The style of Thembelihle Village is contemporary South African featuring a mix of building types and heights as well as a variety of materials, colours and asymmetric patterns. Approximately 65% of the units have been north orientated while the balance face east and south. Amenities abound both within and in close proximity to Thembelihle Village including a community centre with a main hall and a future gym, sports grounds, a children’s nursery and a swimming pool.

The firm’s award-winning office development in Nairobi, Vienna Court, was previously a residential property built over 50 years ago. PDM has now converted the building into 12,000m² of extremely flexible office space featuring the highest specification throughout. The offices are comprised of two crescentshaped wings plus a smaller three-storey wing with a glazed roof. The latter houses a gym, conference facilities and a roof terrace café. The concept for Muwahid Villa in Dubai Jumeirah combines modern spaces with traditional architectural elements. Its design allows the Palestinian family to enjoy open spaces orientated to the centre of the house. The sequence of spaces is developed from public to private – from the entrance crossing the linear connection of formal dining room and seating area, passing a cosy tea room and leading up to the casual family lounge. This area also has a linear connection to the family kitchen overlooking the pool and terrace. An
olive tree imported from Palestine and planted in a central courtyard connects both the home and its occupants to their roots. Ras Al Khaimah Villa overlooks the shores of the Arabian Gulf with magnificent views over natural mangroves. The plot allows for two villas on top of a dune, a boat house, service buildings, green spaces, infinity pools and terraces. Designed as a weekend home, the initial brief was simple: to create a modern villa with lots of light and views to the garden and sea. Six bedrooms are positioned on the first floor while the large ground floor is completely open, yet clearly zoned, with fully glazed corners. A stunning focal point is the central water feature and seating area beneath a custom-made chandelier.

The company’s award-winning project, ‘51 East – Shoes and Bags’, is a 1,000m² boutique within Lagoona Mall in Doha, Qatar. All three entrances are given equal importance and lead to a central ‘hall’ of attraction. The sales area covers 80% of the entire boutique and is split into high and mid-price segments. Its interior design forms a stage without overshadowing the main actors, the goods. With shoes, bags and accessories forming the colourful leading characters, Dobas chose mellow, earth tone colours in contrast. The only exception is a piece of art
that embraces the full scheme of colours and provides a striking focal point. Open and intimate areas invite the customer to meander through the boutique and for VIP customers each category of goods offers a privacy area. The choice of materials was crucial in creating an elegant and welcoming atmosphere. A balance of hard and soft elements was also required to optimise the acoustics within such a large space and with high numbers of visitors expected at the same time. The large shop front window is designed to change the appearance of the boutique according to the seasons. Gates in Arabian style then act as access to the window while also allowing a fascinating peek into the boutique beyond.

The brief was to install clean, clear and simple flooring that was free of knots and homogeneous grain to give a modern look. The skirting was recessed in the wall with a matching colour to create a light design. By choosing Russian oak, Mawad’s has provided an ethically sustainable, sourced engineered timber wood floor which has helped to minimise the impact on valuable resources and blend beautifully with the apartments’ atmosphere.

Interior finishes are based on simplicity and purity with white marble walls, off-white porcelain tiles and high-quality carpet with foam underlay for comfort. A spiritual and dignified place of worship, the mosque includes praying halls for 1,200 male and 300 female worshippers, a plaza, offices, educational spaces and supporting areas.

This private residence was created for a client who frequently travelled to Europe and across Africa for work. He wanted to blend his African roots with a contemporary European
feel. He also stipulated the need for high-end furnishings and finishes that would reflect the high standard and quality of his European head office, as he would be entertaining clients and colleagues. Some distinguishing project concepts and design features include a double garage space converted into an art room, which incorporated a 3D abstract of an urban African skyline; a hallmark statement of the clients African roots represented in a patio wall mural, which created a 3D abstract effect of Ndebele women; and in the master bedroom, in bluecoloured accents, are vinyl images printed on Perspex of a tranquil forest scene, signalling the calmness of nature and creating a sense of comfort and serenity.

D L D (DLD) launched the real estate Registration Trustee service in 2013. Its aim is to execute and complete clients’ transactions outside DLD’s working hours through a number of offices licensed by the DLD. The Real Estate Registration Services Department will be responsible for licensing and monitoring the work of firms acting as a registration trustee. The new system accelerates transaction processing and enable clients to use the same official database used by the government for registered properties. L Olivia Watts and Claudia Mitcham, with a collective 20 years’ experience, MWM Studio is redefining modern interior design in the Middle East. Taking the lead from each client’s brief, the studio works alongside leading architects and consultants to bring projects from off plan to completion. MWM’s brief for its award-winning interior design project, Hillside at Jumeirah Golf Estates, was to create a show home for modern living. Given that Hillside is the first development of its kind in Dubai offering just 20 contemporary villas with highly luxurious interiors, it features open plan communal areas, state-of-the-art fixtures and clean lines throughout. While Dubai is often regarded as being an urban jungle, Hillside incorporates the lush
greenery surrounding the golf estate. MWM therefore paid particular attention to the views from inside the villa whilst developing the floor layouts. The entrance door has become a feature in itself through effective landscaping. Other highlights are a basement with a cinema and entertainment space complete with a bar and parking for five cars and bedrooms with walk-in wardrobes and rainfall showers. The open plan kitchen spills into a formal family living area which leads on to a more formal living/dining space. Natural finishes have also been incorporated such as warm timber floors in key areas with accent stone feature walls and tonal tiles in secondary bathrooms. Luxury living has been placed at the forefront of the show home’s design throughout.

Souq Al Madina is OIDC’s ambitious, award-winning redevelopment project in the heart of the city that pays tribute to this rich and traditional heritage. Featuring traditional souq-style architecture built upon a modern steel structure with a wooden ceiling, Souq Al Madina aims to embody its theme – ‘where time stands still’. Its goals are to create a vibrant commercial centre that will provide a unique and traditional shopping experience that caters to both the community’s and city’s needs.
The redevelopment will provide open public spaces that can be used for special events as well as regular, local ‘Friday’ markets. An ‘eat street’ will also offer a multitude of dining options, both indoors and outdoors. The focus is on food and beverage and hospitality offerings – things for which MSQ has always been famous. Oman International Development Company (OIDC) is a subsidiary of the 150 year-old WJ Towell Group, a five generation family business in Oman. The group built Oman’s first mixed-use residential community in the early 1970s, Madinat Sultan Qaboos (MSQ), which was named after the country’s current Ruler. OIDC was then founded in 1975 to develop the community’s commercial precinct.

Its 46-storey 1/JBR residential high-rise building was inspired by the skyline of Dubai and the principle of clarity. Believing that the market in the UAE is cluttered with oddlyshaped unusable spaces, it wanted to create a building design that spoke of minimalist opulence and gave the buyer the most habitable spaces possible, while also providing a fresh and unique experience for Dubai residents. The company is also motivated by a desire to reinvent Dubai’s luxury living market,
detracting away from the ostentatious, but instead offering clean, simple living, in opposition to the complex and often dazzling buildings that populate the city. Edge design director, Ivar Krasinski explains, “When one wants people to listen in a crowded room full of noisy talk, he should whisper.” Spaces within the plot were creatively arranged to optimise the spectacular views of the Arabian sea, Palm Jumeirah and Ain Dubai. They offer exclusive beach access and also maintain a sense of privacy, with semi-private to express lift services. The tower also offers an infinity pool, fitness centre and an oasis of private gardens with walkways that connect the apartments to beautiful sandy shores.

B, Lebanon, Wissam Hayek is a well-established architecture and planning firm. Its award-winning public service architecture project, SFM School in Zahleh covers a total area of 25,086m². An extension of the existing school premises, it comprises four different blocks – one each for classroom, management, residences and theatre purposes. The school is owned by the Maronite Sisters of the Holy Family, who will be accommodated in the residential block. Education methods and the philosophy behind them are evolving tremendously due to the technical and digital revolution that is being witnessed these days. The Holy Family school therefore needs to reflect this
contemporary education trend and also be ready to embrace future evolutions. Wissam Hayek’s brief was to design the new buildings and facilities in a way that complemented the existing structures. The company also had to ensure that all students, future citizens who will most likely become the leaders, lawyers and doctors of Lebanon, are stimulated and enriched throughout their education. Lush, green landscaped areas enhance the look of the school and provide a contrast to the buildings’ natural stone walls and tiled roofs. This impressive project has added greatly to the school’s facilities; whilst remaining in harmony with its original architecture it has provided all the contemporary elements required for the 21st century and beyond.
