elebrating exemplary work across the architecture, development, interior design and estate agency sectors for the UK is a tremendous and truly

important aspect of the International Property Awards.

2021-2022

Our panel of over 80 experts had the thrilling task of poring over hundreds of portfolios featuring the most breathtaking and sensational projects that the UK has to offer. Last but certainly not least, many estate agencies and estate agents vied for the top prize in the best lettings agency, estate agent and estate agency single office categories, among others.

Also signifying an important collaboration for the awards, renowned Rolls-Royce Motor Cars dealership P & A Wood partnered with the United Kingdom Property Awards to celebrate excellence and quality across the industry. As it stands, we can reveal that Angel O’Donnell won an impressive six Five-Star awards, including mixed-use interior for the 10 George Street project. The apartment, which offers panoramic views over the London skyline, sits on the 18th floor of the a 180-apartment building. Taking inspiration from the building’s position on the banks of the River Thames, the designers sought to balance sophisticated luxury with a fresh and contemporary feel. On the other hand, The Atlas Building project which received Best Residential Interior Show Home is a stunning penthouse apartment located in Shoreditch, London. Livingroom Property and Philippa Sole Ltd each won four Five-Star awards, while Charlie Willis won two Five-Star awards in the Estate Agent, London and Estate Agent United Kingdom categories. These are but a few of the companies that have stood out this year, and I am truly pleased with the outstanding levels of creativity, functionality and innovation that has been showcased. Many congratulations and I can’t wait to see what you have in store for 2022-2023.

 A  G’ first project in the UK, adding to an already extensive track record across Europe. Located in London’s ‘Tech City’, the site is one of the last remaining available pieces of land in Old Street. Named after the luminescent arches (arcs) in the entrance of the building, The Arc is a unique new addition to the area. Interiors have been designed by Bowler James Brindley, with AHMM leading on the exterior design – a powerful and award-winning combination. The aspiration for the 22-storey tower development was to create a mixed-use hub, with a focus on sustainability and wellbeing and the building itself will be triple certified: BREEAM Excellent, WELL Gold and DGNB Gold. A lifestyle restaurant, shops and workspace on the ground floor ensure there is an active frontage at the base of the building, along City Road and Shepherdess Walk, tying in with the neighbouring buildings. The

site itself was formerly home to a hospital, which was demolished in 1986 after falling into disrepair. Little evidence of the hospital remains, although the entrance gates and brick pillars on the periphery of the site were saved and will be carefully integrated into the completed development. Some of the most exciting and innovative companies are located in the area, and the intention is that The Arc’s new office tenants will add to this impressive list of local occupiers. The Old Street ‘roundabout’ is already midway through a transformation, as part of a £25million redevelopment, which will create a new public realm with an improved road network and underground access. The dramatic facelift is already attracting an array of new occupiers and retailers and will create an enjoyable public space and transport hub. Homes at The Arc have been designed to appeal to a wide variety of purchasers, both

UK and further afield. Stylish and welcoming interiors sit within spacious, considered layouts. Floor-to-ceiling windows offer fantastic views across London and maximise the light and bright nature of the apartments. Apartment 17.04 in particular lies on the 17th floor with far reaching views across the city. It boasts 987 sq. ft. of living space including two terraces. The interior design is based around an elegant palette of cool stones, light woods and beautifully finished fixtures and fittings. The open plan kitchen/living area is light and airy. Two double bedrooms have plentiful storage, by way of bespoke fitted wardrobes, and are accompanied by an en suite and a family bathroom. Overall, the building will incorporate a collection of amenities, including a residents’ lounge, fitness suite, yoga room, treatment room, screening room and golf simulator all located on the 7th floor. A cycle hub located on the lower ground floor is accessed by a ramp on

the ground floor and provides 413 bike spaces, showers and lockers. The building’s design also enables the inclusion of a stunning landscaped 7th floor roof terrace. Often a rare feature in Central London buildings, the terrace provides residents and office tenants with a sociable and spacious outside space. Coupled with the indoor amenities, The Arc provides an extensive selection of health and wellbeing opportunities for residents, without even having to venture outside of the building. A key consideration in the design of the building is the use of the communal facilities once occupied. Unlike typical mixed-use buildings, the office tenants and residential occupiers will both have access to the facilities, to ensure the spaces are in use at all times throughout the day. In addition to these facilities, The Arc’s building management app will give all those

that live and work in the building the ability to book activities and amenities within the building, find local events, liaise with the 24hour concierge and much more. Meanwhile, the offices will be accessible via wireless access control, removing the need for physical keys and giving flexible and remote control at the touch of a button. Whilst prominent in its location on the corner of City Road and Shepherdess Walk, the project is defined in its design to respect the change in building height from City Road to the adjoining streets directly north of the site, which is particularly unique in London and especially when regarding the majority of towers on City Road. Handmade glazed bricks will be used from the ground floor to level 1 to honour the heritage of the Victorian hospital that previously lay on the land. Historic patterns from the hospital will also be reflected in the design of the ground floor’s façade. The bond between the

bricks will be thinner than is traditionally used, to give additional character to the building’s facade. The retained architectural features from the hospital building will add heritage to the terrace, whilst the landscaping of the terrace itself, by Singapore’s Gardens by the Bay landscape architect Grant Associates, has been carefully considered to create small pockets of interest and intrigue. At the front of the building, a double height colonnade welcomes office tenants. A lobby space, curated by Massive Design, delivers an exciting moment of arrival, and is instilled with a fluid, organic aesthetic overlaid with a future-led design spirit inspired by the Silicon Roundabout mantle of its unique location. The aim of the building is to dissolve traditional notions of what a workplace should be and inspire all those that work in the building. With its striking design, The Arc will emerge as an unmistakable landmark and, as a new attractive magnet, it will bring new life within London.

    of the National Trust’s Clent Hills, this luxurious development by Horgan Homes offers stylish modern country living for today’s discerning homeowner. The location offers the perfect combination – a rural area near one of Worcestershire’s most sought-after villages, Belbroughton, but one that also has great transport links with its proximity to motorways and airports and all the facilities needed within easy reach. The brief was to create a development of individual bespoke properties that complemented and enhanced the surrounding area but also stood apart from the other houses in the vicinity, raising the standard of new build luxury homes that buyers could expect.

Every detail of the nine impressive four/fivebedroom homes was intricately designed, from the external façades reflecting the traditional architecture of their rural setting to the exquisite contemporary interiors. The properties were thoughtfully designed to give families space to move, to breathe and to live with beautifully curated interiors reinforcing the luxurious nature of these outstanding homes. In line with the luxury and bespoke nature of the scheme, a Manor Gardens coat of arms was created to reinforce the build, quality, specification, and attention to detail on each one of these properties. Each property on the development is named individually to demonstrate its own identity and has bespoke design elements.

The development’s original showhome, Devonshire House, is a large four-bedroom home with additional accommodation to the first floor, ideal for a playroom. The heart of the home is a luxury kitchen breakfast room with bifold doors capitalising on views into the garden and beyond. The Farrow & Ball painted inframe kitchen is paired with quartz worktops and fitted to the highest specification with built-in Siemens appliances including a single oven, combi oven, warming drawers, cooker extractor, dishwasher, fridge, a separate freezer and a drinks fridge. On the first floor, there are en suites to three of the rooms with a walk-in dressing room to the master bedroom. Each bedroom was given its own distinct identity, and can

comfortably house a super king-sized bed with wardrobes with room to walk around without feeling enclosed. Bathrooms, en suites and cloakrooms are finished to the highest standard with Villeroy & Boch white sanitaryware and Hansgrohe taps and bathroom fittings. This property also benefits from a triple garage and electric gates. The utility room has a choice of Porcelanosa floor tiles and is fitted with a range of units and selected laminated worktops. A sink and tap with plumbing and electrics for a washing machine and tumble dryer make it a truly practical space for day-today family life. The ultimate result has been a beautifully appointed development with all the mod cons needed for comfort and relaxation.

  , Manor Architects have built their reputation on delivering and adding value, irrelevant of scale or sector. Chapel Farm is one such project that has been restored and redeveloped by turning a derelict dairy farm into 10 residential units. Located in the heart of rural Renfrewshire, Scotland, the client wanted modern state-ofthe-art technologically advanced houses. The layout and spatial relationships within the plan were dictated by the client’s desire for a modern open-plan feel which was serviced by utility and ancillary spaces and took advantage of views beyond the site. The room proportions and dimensions were driven by market demands, and the desire to maximise the number of four-bedroom

dwellings was a key consideration, whilst the placement of the building within the site was dictated by the historic footprints of the original steading. In line with the heritage and age of the buildings and their rural context, Manor Architects had to retain vernacular features and a traditional feel to the exterior. As such, the company repaired and restored the existing stone to the main farmhouse, and in newer sections of the build used a mix of render and stone cladding to retain the steading character and general aesthetics. As would be commonplace in Scotland, particular in villages such as Houston which is adjacent to large farm estates, slate roofing, simple detailing and dormer windows combine to create the rural character.

 S. P’ B- church building required extensive repairs to enable it to be preserved for future generations. Located in the little hamlet of Loop, on the shores of Lough Neagh in County Londonderry, there was a real risk that if work was not completed the building would be beyond repair. Manor Architects were commissioned as specialist conservation architects to ensure that works were sympathetic, considered and at all times in the best interest of the place, building and people. The project was split into two separate phases. Phase one saw the complete external refurbishment of stonework, while phase two would see the building extended to accommodate toilets and vestries, as well as a complete internal refurbishment and restoration.

Amended access points and reinstatement of the original eastern doors and approach to the altar ensured that on arrival visitors had direct engagement with the cross and altar. Congregants are brought from a lowered ceiling, through the enclosed vestibule with a solid timber-panelled entrance, into the main body of the church. New pews, flooring and a complete interior scheme ensured that the clients’ ambitions were met. Externally, the company completed a full restoration of the original stonework which was repointed with lime mortar and repaired where necessary. Lead-work, stained glass windows, a lighting plan and landscape strategy all saw the delivery of a scheme that will secure this B-listed church for future generations.

T 2021-2022

 L B was established in March 2017 as a new model for UK estate agencies. Founded by Rupert Collingwood, the aim was to create a new style of agency, one which enabled some of the best and most experienced independent agents in London, the UK and around the world to operate as brokers. These brokers service their clients’ needs with the services, tools and systems that they would ordinarily find as employees at larger brands, which are often prohibitively expensive for independent agents. Taking some of the aspects of the realtor model typically associated with the USA but fine tuning it for the UK market has allowed The London Broker to grow year on year. All of the company’s brokers have at least 10 years of experience in property and typically

come from some of the larger well-established agency brands. Many have operated as buying agents and continue to do so; others specifically focus only on sales. However, the approach here is to encourage brokers to broker deals, regardless of which side of the transaction their client might sit, be it disposal, acquisition or rental. As a high-end brokerage, the company offers an attractive list of services, including comprehensive sales, lettings, search and acquisition services, market appraisals, development appraisals, viewings, vendor feedback, tenant referencing, online viewings and vacant property management. Delving a little deeper, Charlie Willis and David Adams are two outstanding, awardwinning members of the brokerage. Five-star International Property Award winner Charlie

Rupert Collingwood, Founder Chairman

Willis of Charlie Willis London has been an estate agent for over 25 years in the prime central London sales and lettings market, with a proven and consistent track record of multiple high value transactions including complex leasehold scenarios, period or new build on and off market sales. He has a passion for enabling the wishes of clients through delivering strategic solutions that create results. Over the past twelve months Charlie has spent half his time focused on helping build The London Broker platform as CEO, empowering leading independent property brokers. He has been integral to the brokerage going from strength-to-strength in spite of the pandemic, doubling in size to 33 brokers from 15 in March 2020. As part of his marketing strategy, The Brokerage magazine was launched in

March 2021. As an in-house magazine, the publication showcases not only properties for sale, but also displays their exceptional brokers. David Adams started as a real estate agent in 1991 for the Nationwide Group in Australia. He was awarded sales person of the year between 1992-1994. In 1994 he was awarded agent of the year and given a lifetime achievement award by the Real Estate Institute, and has continued to provide exceptional service to this day. In the past year, he has helped a lot of people in distressing situations by taking on properties that other agents were failing to sell, and where the vendors needed to sell for financial reasons.    T A began in 2018. They were keen to tackle the lack of professionalism in the real estate market, especially in South Warwickshire. The company identified three things lacking in the marketplace in their area and were quick to rectify them. These included a lack of agencies specialising solely in marketing properties in the upper quartile, along with an absence of excellent customer service and property knowledge. In going the extra mile, The Agents Property Consultants’ services include market appraisals, viewings, interior design/ architecture, stamp duty savings, mortgage, planning advice, project management, property finding, home staging, and area property sales data.

In the last 12 months, and despite the uncertainty owing to Covid, the company has seen a boom in the rural property market, securing £18million in sales. This shows the strength of the company to go above and beyond to ensure successful housing transactions. Overall, the company designs tailored services to meet individual requirements. Offering that personal touch, The Agents Property Consultants will guide clients throughout the entire buying or selling process, from dealing with extensive paperwork to ensuring that the home moving process is as seamless as possible. Their ultimate goal is to reduce the stress often associated with selling or buying of a property as their clients are always their priority. This ensures that they offer objective and wholly impartial advice.

   in 2010, the award-winning Robert Angell Design International is fast becoming one of the UK and Europe’s leading luxury interior designers. With a forward thinking and innovative approach to creative design, the company offers a highly considered and bespoke service which delivers timeless, elegant and inspired interiors. Robert Angell Design International were approached to design and update the guest suites at the iconic One Aldwych Hotel in London. It was the first time the hotel had undergone any updates since its opening twenty years ago. The brief was to reflect the ‘Britishness’ from which One Aldwych’s style was born. Robert Angell were asked to keep One Aldwych’s uniqueness and its iconic prowess, but to add 21st century design touches.

The guest suites evoke a sense of luxury with timber-panelled entrance halls, floors with inlay rugs, and soft warm lighting along with stunning art and soft linen drapes. Other features include a full-height sculptural library with white calacatta marble fins and lacquered shelves, all beautifully lit. The intricately detailed plaster ceiling and classic wood-panelled walls were restored and painted in an ombre effect. Custom-designed glass pendants with floating oak leaves create an instant focal point in each suite. Curved timber beading can be found on the panelling, creating both structure and softness throughout the space, while the bathrooms were created to appear to have been carved from a slab of marble. Striking a balance between the old and the new has perfectly matched the clients’ brief.

    Alexandra Steed at the helm, Alexandra Steed URBAN is a London based group of landscape architects, architects, and urbanists, focussed on the full range of public realm and landscape projects. This dynamic, talented and international team share the values and ambitions of creating places and environments that people love. The South Essex Green and Blue Infrastructure (GBI) Study is an incredibly comprehensive project which provides a place-specific and cross-boundary vision to build more resilience in the UK region of South Essex, which totals 70,000 hectares. The study documents are as accessible as they are comprehensive, with an enormous attention to detail, and beautiful presentations, which illustrate the environments, needs and opportunities of this diverse area and habitat. This makes for an engaging and yet

wholly workable study bound to appeal to all current and future stakeholders. It will assist the strategic and local plan-making processes by informing the management and delivery of visionary, exemplary and high-quality GBI across the South Essex region, and will also act as a model for other communities. The study proposes local infrastructure improvements alongside improved connectivity, whilst at the same time integrating natural systems, and celebrating a sense of place. Key to the ethos of the project was that, in the past, a failure to integrate natural systems has led to the underperformance of masterplanning and an over-reliance on technological infrastructures. This study aims to address the ecological, economic, and social vulnerabilities that exist today, and provide high-level objectives, strategic opportunities and policies to drive a coordinated approach that will steer and be supported by individual Local Plans.

   , awardwinning company bringing an inspired customer experience to the Channel Islands property market. The company’s combined workforce at its Guernsey and Jersey offices provide world-class marketing, a focus on client service and 200+ years of group knowledge to best present its properties locally, nationally and internationally. An intrinsic part of the company’s difference is the carefully considered marketing and fresh, design-led approach to the property industry. Livingroom was the first agency in the Channel Islands to employ a dedicated professional inhouse creative team and their commitment to creativity has never wavered. The first of two offices, Livingroom Guernsey came to life when Guernsey-born Simon Torode saw a gap in the market for a firm which took the client service side of the

business seriously. The Guernsey office was established in 2006 to provide the property market with a more considered process of buying, selling and renting property. The Guernsey team have a vast degree of experience from previous careers in related fields such as advertising, construction, development, interior design, to name but a few. In October 2018 Livingroom expanded to Jersey making them the first pan-Channel Islands residential estate agent. The now 14-strong Jersey team also have a vast degree of experience from previous careers. Since September 2020 Livingroom has achieved just under £400million of transacted sales. Livingroom has not only been instrumental in improving the quality of service within the Channel Islands’ estate agency sector, but it is widely recognised as an industry innovator to local, national and international accolade.

-L  itself on creating home interior spaces that clients will love for years to come. Whether customers are looking to renovate or build, TecLifestyle are there to help every step of the way. The company’s completed kitchen project was designed for a professional couple with young children who very much enjoy regularly entertaining at home. They had a large extension built onto the rear of their property and wanted to create an open-plan living area that was still split into zoned areas. As part of the overall design, the company needed to provide a functional kitchen and cooking space with ample storage for the family. The design selected saw the dining table attached directly to the island, maximising the available space and connecting the main functional kitchen with the bar area at the

other end of the room. The feature doors comprise textured stone veneer, which is a natural product that gives a uniquely individual finish. This was also used on the tall units housing the ovens and the large tall doors for the column fridge and freezer. The final layer of feature materials was the black brushed metal wall units with tinted glass and the black framed open floating shelves. Worktops were a key feature in the overall scheme. Starting with the kitchen island, Tec-Lifestyle used veined black beauty sensa granite. A plain suede finish sensa granite in moak black was then used on the perimeters to allow the patterned veined granite to take centre stage. The design is completed using smoked mirror splashbacks to create depth and LED strip lighting to softly illuminate and define the clean lines of the scheme.

  S A and built by Green Sheen Construction, the brief for the Modern Classic project was first and foremost to create an open-plan entertaining space on the ground floor. The complex part of the brief was the fact that the clients had opposing requirements. Whilst one party’s wish was to have a classic country style home, the other party preferred a modern, minimalistic, light and airy space. The project therefore involved a full strip out and remodel in order to rationalise and maximise each of the different living spaces. Upon entering the property, one’s view is immediately channelled through the entire length of the building, defined by an extending rooflight overhead and wood in rich tones underfoot, creating an effortless flow from

one space to the next. From the hall, one is given tantalising glimpses of the area beyond, beckoning you through the hallway and out into an oasis of light and space behind. To the rear, the kitchen, dining and seating areas all merge with one another, which in turn spill out into the garden area beyond. The client was particularly drawn to the fact that the design served to create a pleasant inside-outside feel, demarcated primarily via differing floor finishes and a vertical brick column that separates a slightly lower, flat glass roof over the dining area from a higher pitched glass roof over a cosy seating area. Perhaps the most remarkable aspect of this project is the overall feeling of light and space, simultaneously introducing some unique design features whilst successfully retaining the strong feel of a family home.

 D E has been instrumental in the creation of Chelsea Barracks, a 12.8-acre mixeduse residential development dedicated to seven contemporary Belgravia garden squares, creating permeable public green space and walkways throughout the site. Set across six phases in total, Phases 1-3 are completed, with Phase 4 set to launch in 2022. Residences include a range of apartments, duplexes, penthouses and townhouses. With sustainability at the heart of the company’s vision, every detail at Chelsea Barracks works to support it, from the 40% of the site that is dedicated to garden squares to the materials sourced to construct the buildings. Inspired by the evolution of London’s Great Estates and the formal Georgian squares of Belgravia, the gardens were designed first, highlighting historic views through the site, with the buildings positioned in the spaces between.

The three buildings of Phase 1 provide fully-accessible and inclusive spaces at every level, with generous daylight levels and connections to the outside through substantial windows and balconies, in addition to terraces at penthouse level. The buildings share a twostorey basement including a car park and spa located on the lower level. The townhouses in Phase 2 also share this level of accessibility. A reimagination of the traditional Belgravia townhouse, each home spans 8-10 metres in width. The basements of every home are equipped with a swimming pool and private amenity offering as well as access to the shared facilities. Overall, Chelsea Barracks offers a sustainable mix of community uses and landscaped public realm to create a place which feels like a natural part of London’s evolution, rooted in its history but with its feet firmly in the future.

   -, Richard Angel and Ed O’Donnell, London-based interior design studio Angel O’Donnell has created award-winning interiors for private homes, luxury show apartments and vast, mixed-use developments around the world. At 10 George Street, Canary Wharf, the team made 6,000sq ft of amenity spaces both functional and fabulous. Walls were filled with bright collages, ceramic sculptures and fizzing pink neon. Bespoke iron-framed shelves, designed in-house, were adorned with bright vases, shiny curios and large glass terrariums. And lounge chairs were upholstered in dualtoned fabrics of teal and taupe with russet red velvet, and emerald-green with pale grey textures. In The Dumont, Albert Embankment, each room was treated to a fertile mix of tactile materials, handcrafted furniture and carefully

curated art. Everything from hand-thrown pots to specially commissioned acrylics made it into their designs. Even a lot of the furniture was designed in-house, including wool bouclé swivel chairs, jewel-hued velvet sofas, plushly padded upholstered walls and a bronze-clad fireplace. For the Atlas Building, Shoreditch, the studio created an Art Deco-inspired interior. They combined meticulous craftsmanship, elaborate patterns, layered shapes and metallic accents to create an unabashedly bold and timeless look. The studio prides itself on not having a signature style. That way, they can create beautiful and ownable designs that are 100% tailored to each client’s wants and needs. So, if you’re looking for a team who can deliver something truly unique – contact Richard and Ed today.

Brundell Property Limited 12 Hay Hill, Mayfair London W1J 8NR United Kingdom

 L has been launched by the Brundell Property Group, founded in 2017 and specialising in the alternative residential sectors. This includes the Build to Rent sector, Student Accommodation (Kosy Student), Co-Living (Kosy Co Living) and its new rental Senior Living brand Kosy Life. The company’s approach is to work alongside their development team, consisting of planning consultants, architects and construction specialists, to achieve a positive planning decision every time, and to deliver buildings of the highest quality. The Kosy Co Living and Co Working project is an 83 bed development in the northeast corner of Brighton, East Sussex. Brundell Property Group identified a need in the local area for an inclusive, community-focused, living option which provides work spaces and other amenities within the same building.

Aiming to end urban loneliness, the shared elements of the building include access to communal cooking and relaxation facilities as well as a gym, café, cinema, games room and roof terrace, with all bills and utilities covered by a single rental payment. Inspired by local icons, the design of the common areas reflects the town’s beachside ambience, while at the same time offering the ultimate in practical convenience. Bedrooms prioritise style, comfort and clever use of storage, ensuring that they offer flexible living as well as a wealth of amenities including a mini kitchen, flip down bed and multi-purpose furniture. The whole development is the first phase in a masterplan which will eventually include two other landmark buildings as an urban village of 388 studio apartments. As a company Brundell likes to listen new investors and welcomes the opportunity to connect.
