Welcome! There are certain things in life that really make an impression and remain with you forever. Having spent a memorable (but also incredibly wet) day beside the Thames near Tower Bridge watching the Queen’s Diamond Jubilee Flotilla this, for me, is one of them. Despite the weather, the atmosphere was amazing and it was great to see so many people of all nationalities admiring the array of boats and eagerly catching a glimpse of the Royals. The Olympic Torch has also been delighting the crowds as it works its way through numerous towns and villages to reach the Olympic Stadium in London. Over the last two issues, we’ve concentrated on the property purchasing and rental potential in the run up to and also during the Games. Bespoke buying Karelia Scott-Daniels, managing director of Manse & Garret Property Search, reports that the UK property market continues to be a tale of country versus town, with pricing in London alone continuing to boom while non-prime country property prices remain constant Record pricing is being achieved as overseas buyers fl ock to the capital to shelter cash in prime London residential real estate. According to the latest figures from the Land Registry, house prices in the two prime boroughs of W estminster and Kensington and Chelsea have risen by 1.9% and 1.6% respectively, year on year to April 2 0 1 2 . However, the most sought after properties have seen price rises of approx imately 20% since last summer. Super-prime pricing has reached stratospheric levels. Developers can be guilty of over-valuing their properties by as much as 300% initially, but while international buyers continue to find the
funds required, this trend is unlikely to stop. Estate agents and developers have a duty to achieve the highest price they can, but buyers should be aware that there are no hard and fast rules. Some properties are severely overpriced but others are priced to sell and likely to achieve offers at the asking price or above, in which case buyers could lose out if they try to negotiate.
For buyers wanting the very best homes in England, a bespoke search is the only way as the short list will rarely include property on the market. Remember: if you are not paying the agent, think about who is and therefore whose interests the agent really has at heart.
Reaping dividends So what is the secret of buying well in this market? Cash is king and knowledge is power. If you don’t have much knowledge of the London property market, paying someone who does or personal research will pay dividends in the long run as estate agents have no duty of care to buyers. Another strategy is to go off-market and cut out the competition. We recently bought a good lateral house in a brilliant position for £4.5m with a very private garden which could have made another million had it been brought to market. Another client for whom we sourced a property off-market has been offered half of what they paid, for just a third of the garden.

Based in London, Roland Hartmann is the founder and managing director of Hartmann D esigns, an interior architectural design firm with an impressive portfolio of projects throughout E urope, Africa and the M iddle E ast. The company was commissioned to provide a full interior design fit out scheme by a client who had purchased two penthouse duplex apartments. Formerly the ‘Shell Building’, the White House Apartments are located at the very heart of the capital and at the centre of London’s cultural scene at the South Bank. The client wanted the refurbishment to reflect the vibrancy of a modern city. The inspiration for the colours, finishes and textures for both the hard finishes and soft furnishings came from the summer landscape of Sweden. Roland explains, “As my wife is Swedish we travel to Sweden every summer. Just before we started the presentation for the apartment we visited the beautiful island of Gotland just off the mainland of Sweden. “During this trip I was so inspired by the natural beauty not only of the island but also of the natural vegetation. You have the natural wheat colours of the grasses, the reds, purples, oranges of the flowers all set against a back drop of silver grey limestone and a dramatic blue sea. In my scheme I substituted the colours of the sea with black finishes and fabrics. These amazing colours give you the overall impression of space, warmth and comfort and contrasting metallic finishes of bronze, nickel and chrome further enhanced this.” The major emphasis was to create three luxury bedroom en suites and a large open plan 30

living, eating, working and entertainment area. Roland says, “The single most challenging aspect was laterally converting two separate penthouse apartments located on the 11th and 12th floor of this development. “We also wanted to take advantage of the availability of light and introduce more and larger skylights as well as a gallery landing that overlooks the lower floor and London skyline. As this apartment is located on the two top floors of the development we were afforded the opportunity not only to introduce skylights in the entrance and bathrooms but also a lateral void which is located at the window wall between the two levels. “This natural light reveals volume and space more predominantly and creates a visually stimulating environment. It is also considered perfect white light, which has a positive effect on wellbeing. Apart from these benefits it also reduces electric lighting and thus saves energy.” Stylish furniture from around the world – including the UK – has been specified. “It is vitally important that the proportions of the furniture are in line with the proportions of the apartment,” says Roland. “Therefore Hartmann Designs has created bespoke furniture for just this purpose. An example of this would be the black leather coffee table with a removable tray in high gloss lacquer.”
Beautiful bedrooms The client requested that the master bedroom should exude glamour and comfort with all modern conveniences. Fully fitted wardrobes with a concealed bathroom door and raw silk headboard wall contrasts with the uphol-
stered black leather bed with scatter cushions accented with Swarovski crystals. A custom designed dressing table and bedside tables in stained wenge finish with cream leather drawers positioned on a plush silk carpet with shimmering silver accents further enhance the feeling of glamour. The guest bedroom features a combination of natural walnut timber finishes, limestone, woven natural fibre carpets and highly lacquered furniture was used to create a warm and welcoming room. The daughter’s bedroom is a cosy, feminine room with dynamic views over the river and the Strand. Warm natural colours were introduced with vibrant fabrics, as well as personalised artwork and quirky accessories appropriate for a teenager. It has a large and spacious bathroom with natural limestone floor and walls.
Matching the mood There is an eclectic and unique mix of lighting, creating different moods for each area and for each time of the day. The downstairs cloakroom
typifies this with its black granite walls, flooring and gloss black Perspex ceiling. The white porcelain barrel wash hand basin, motion sensor ceiling mounted tap and ‘punctuated’ lighting really adds to the desired sense of drama. So much so, that the room is affectionately referred to as ‘The Little Night Club’. It’s the brainchild of UK based serial entrepreneur Jo Goodson, who has faced the same issues and endured mixed experiences of short term holiday tenants with her own property over the years. most seasoned holiday homeowner from ever letting a stranger across their threshold. ‘Any Friend of Ours’ is essentially an exclusive invitation only members’ club whereby only those with a holiday home and their trusted circle of friends (whether holiday homeowners or not) are able to join. Owners can list their property free of charge and feel confident that it will be rented to people they can trust. At the same time, they and their invited friends can enjoy holidays in any of the beautiful homes on the site, many of which are not normally available for rental. “An added safeguard is that every member develops a profile which is the product of ‘ratings’ given by homeowners each time a member rents their property,” adds Jo. It’s a strikingly similar mechanism to that used by a well-known online auction website and enables homeowners to make an informed judgement and take added comfort based on previous experiences. Any incidence of negative feedback will be investigated and where considered appropriate, members may be de-listed. This extends the car’s limousine remit to provide a luxury business class experience offering the appointments of a private jet. The XJ Ultimate is offered in three interior colourways for the sumptuous leather that covers virtually every surface and is also used for the headlining; Jet on Jet, or Ivory seats and lower surfaces with either Mineral or Bordeaux uppers. Further personalisation is offered through customers being able to specify the headrests embroidered with a pattern of their choice. The ‘Ultimate’ intaglio which sits in the centre of the sweep of herringbone veneer under the windscreen can also be changed to read whatever the owner wishes. Elegant, cosseting and ergonomically optimised, the tailored rear seats are covered in semi-aniline leather. This offers a more luxurious and tactile finish and allows the hide to retain its essential qualities of look and feel, complemented by the hand-finished stitching. While there has inevitably been some criticism and doubts about the benefits of hosting the Olympics, the London Organising Committee of the Olympic Games (LOCOG) is quick to argue that the outcome will be nothing but positive. The region of Abruzzo is at approximately the same latitude as Rome but on the eastern side of the Italian peninsula with a long coastline on the Adriatic Sea. A drop of inspiration Garde is a design company focused on the creation of unique and timeless spaces. Whether commissioned to design the interiors of luxury fashion stores, boutique hotels or high-rise residences, Garde always strives to deliver a special brand of Japanese design aesthetics that has appealed to its clients for the past 27 years. Garde worked with Shenzhen P-Plus Department Store Company to launch its new retail concept in mainland China. A design concept and signage imagery was required to convey P-Plus’ brand image in a meaningful and artistic way. It was important to raise P-Plus’ global awareness to its target market of women since it was the brand’s debut in the marketplace. The client requested that the concept was to be ‘not too casual and not too high-end’, This resulted in Garde coming up with the idea 102

of creating a warm and soft ambiance by using natural materials, curvy walls and funky furniture to express its brand. As multiple sites were involved, the furnishings and fittings had to be easily assembled at each one, hence unit-wall and uniform furniture proved the best option. Water drip sculpture forms the stunning main design element, representing water dripping on to a shop’s floor from a cloud-like recessed ceiling. This theme is also reflected in a ‘water fall’ space created with light green mosaic tiles, attractive displays shaped like the ocean’s waves and ripple effect hanging artwork. Showcasing different brands to customers in innovative and creative ways, the overall design concept supports P-Plus’ quest to become instantly and highly recognisable in the fashion industry.

Castles are one of the things that fairytales and historical novels stem from but, far from being reserved for the pages of storybooks, owning one is entirely possible. However, buying an important piece of history wherever in the world it may be is just the beginning. What narrows their ownership potential down are the ongoing maintenance and staffing levels needed to keep such a property in prime condition. So who exactly gets sufficiently tempted by turrets to purchase a fortress? Well, they say an Englishman’s home is his castle and David Henderson from Strutt & Parker’s Shrewsbury office tends to agree. “Many an Englishman would dream of living in a castle and a moated one to boot,” he says. Caverswall Castle in Staffordshire featured alongside is an excellent example. “There are very few medieval moated castles left, especially after sieges – so when they do come on to the market the interest is always strong. It always amazes us what a diverse mix of people come to look at these buildings – from families looking for something extra special and unique to call home to wealthy individuals who are looking to make their mark on an area and see it as the ultimate power statement. There is something wonderfully English about castles and a lot of people find them romantic and idyllic – something that will stand out from the crowd and offer a very different and special living environment.” 106

Karelia Scott-Daniels of Manse & Garrett Property Search believes that castles are the ultimate trophy homes and buyers love them for their palatial proportions and awe-inspiring features. Grand entrances, double-height ceilings, huge windows, acres of space and superb craftsmanship plus the knowledge that Kings, Queens and a multitude of aristocrats have gone before make castles an obvious choice for buyers with deep pockets. “Castles tend to appeal to captains of industry and commerce at the very highest level,” she says. “Only the most successful people can afford to buy them, refurbish them and maintain them properly. In most cultures, one is defined by one’s home and to own a large castle with associated farm, estate, shoot and fishing rights is a pretty loud statement about one’s status. They are also great for people with large families because they are often very large and different wings can be dedicated to specific parts of the family.” Ms Scott-Daniels finds that castle buyers are typically new entrepreneurs or royals from the Middle East, China and Russia. “Access to London is also important for buyers,” she explains, “so castle prices reduce the further they are from the capital however transport issues can be resolved with the purchase of a very powerful helicopter. Most of the south coast and going north up to the Midlands is an hour from the London heliport at Battersea.
“The only problem with castles is that they are always listed, which means you can’t knock down walls or add bathrooms wherever you like and the kind of people who buy castles now, are not usually prepared to live with any idiosyncrasies.”
Consider a château Philip Hawkes is a Paris-based agency where Philip and his wife Patricia have specialised in the sale of French châteaux for over a third of a century. For them the château – whether a historic fortified castle or a handsome country house built chiefly between the 16th and early 19th centuries at the heart of an estate or seignerie, constitutes the cream of country property in France. “Quite simply,” explains Mr Hawkes, “they are dwellings which are more spacious, better laid out and architecturally more pleasing than others, with historic interest and usually surrounded by mature grounds, gardens or parkland and sometimes with farms and woodland around. They are not too large for family use (even if some have become country hotels or take paying guests) and typically have only six to eight bedrooms sometimes, nowadays, with bathrooms en suite. “Contrary to popular myth, they are often in good repair, not overly expensive to maintain and not requiring total restoration. It’s a classified heritage site with buildings that were restored between 1988-1994 to full anti-seismic structural standards under the close supervision of the Ministero dei Beni Culturali to ensure maximum respect of the original architectural features. The castle has a gross surface area of approximately 1,800m2 and the castellated outer wall of its keep encloses a garden of about 1,500m2. The whole complex is within 14 hectares of olive groves, pasture and woodland and includes a helicopter landing ground and DOP vineyard. initiative, which will make it easier for Brits to get a visa to live and work down under.” This is just one of a number of reforms being put in place which will came into force on July 1st. Another major change will be the creation
of the SkillSelect scheme. Under this new scheme it will be easier for Brits to apply for a visa even if they don’t have an employer to sponsor them. Migrants will have to complete an (EOI) Expression of Interest and will then be assessed on their skills and attributes and those with the required skills will be invited to submit a skilled visa application. Mr Arthur says, “For anyone considering emigration now is the perfect time, there are substantial job opportunities in Australia and with the correct help an excellent chance of making a successful visa application. It’s not just the great career and business opportunities Australia offers, it’s also regarded as one of the best countries in the world for quality of life. Mount Martha Mount Martha is a suburb of Melbourne, Victoria, 60 km from Melbourne's central business district. It is located on the southeastern shores of Port Phillip and includes a popular beach.
