Welcome! What a fabulous year this has been for the UK. Japanese department store Hankyu continued its expansion in Taiwan by opening a second store in Taipei, Uni-President Hankyu Department, in October last year. Kestrel’s interior is as much ‘New England’ beach house as it is marine in feel

Ship shape When designing the interior of a superyacht, function and available space are major priorities. We step aboard to look at the latest trends in both sail and powerboat sea comforts The internationally acclaimed yacht designer Ron Holland maintains that everything about a successful boat is always a compromise. He is constantly juggling to give the new owner a carefully constructed balance between size, volume, performance, comfort, quality and price. Thus it is with interiors which form a canvas on which the very wealthy can enjoy expressing themselves. New trends are creeping in outside and inside. On the Ron Holland designed Kestrel , for example, there is a world first, a ‘convertible’ seating area on the large aft deck. It has three configurations which can be created for different activities. There are two linear (fore and aft aligned) seating units with an integral table each. These pods slide on rails set in the deck across the yacht. For sailing these units are lined up with the superstructure to create a traditional feel of a sailing cockpit with a passage between them for easy access for guests and crew alike. The tables and attached seats can then be pushed together to create an intimate dining area at night for eight to  guests under the stars. However, the pièce de résistance is the dance floor. Both tables are removed and the seating units slide all the way out to the edge of the deck to create a large entertainment space.

size, but she still heels over some - degrees when sailing towards the wind and will pitch and roll in choppy waters. Functionality needs to remain significantly unimpaired when this

kind of heel or movement is encountered. The chef needs to be able to cook in all sea states so the hotplates and oven need to be safe to work within these conditions. Therefore they tend to be ‘gimballed’ so that they remain horizontal at all times.

Generally in superyachts, the challenge is to provide ‘rooms’ which are relatively domestic or rectangular in shape despite the fact that the interior is housed in a hull which is anything but rectangular. Space is ever at a premium, so considerable ingenuity is required to optimise each area. On the basis that there can never be enough room for all the equipment required, every tiny space must be utilised. A wardrobe which looks substantial on the drawings will suddenly be filled with air conditioning ducts, fire extinguishers and electrical and hydraulic service runs. As a result whatever is left needs to be used creatively, whether it is pop up wine storage below the floor or something as simple as drawers under the beds. Yachts have a hard life, especially on charter. Fabrics need to be a blend of aesthetically attractive, highly durable, fire resistant and ideally waterproof so they can be easily cleaned. In the case of the first Kestrel , Jenny Cooke, wife of the Kestrel Superyachts’ syndicate founder Peter Cooke, wanted to present a yacht which was flooded with natural light. The resulting light and attractive durable fabrics selected are not too ‘yachty’ in feel and appeal to both traditionalists and modernists. Motor yachts often tend to be more formal than sailing yachts and with a greater and more distinctive division between guests and crew. Sailing yachts by contrast are more participative and so tend to focus more on comfort and practicality than on formality and grandeur.

Classic celebration The world’s biggest motor racing festival, the Silverstone Classic powered by the AA, delivered  exhilarating races on the Silverstone Grand Prix circuit as well as a feast of off-track entertainment for a record numbers of visitors. A world record  Ferrari Fs took to the full Silverstone Grand Prix circuit on the Sunday to mark the Italian supercar’s th birthday. The phalanx of scarlet red Fs led a glittering parade of marques, models and car clubs celebrating special milestones. In total more than  rare and exotic cars joined the parade, notably iconic British sportscars such as TVRs, Lotus Elans, Triumph Spitfires, Austin Healeys and MGBs –  is the MGB’s golden anniversary year – plus Lamborghini and Mercedes-Benz car club members. Up to Speed A record , spectators at this year’s Goodwood Festival of Speed and Moving Motor Show were treated to many exceptional sights and moments. The very first Festival of Speed attendance of two of the greatest names in Formula  racing – reigning World Champion Sebastian Vettel and previous champion Alain Prost – was worth the trip to Goodwood alone for many motor sport enthusiasts. Adding in over  other motor racing heroes; from Jenson Button and Lewis Hamilton, to Emerson Fittipaldi and Kenny Roberts, made the event all the more memorable. Goodwood’s homage to Lotus, in the form of a -metre high sculpture outside Goodwood

House, also saw over  significant racing examples of the marque taking to the famous hillclimb. The festival also paid tribute to Her Majesty Queen Elizabeth II with a special Diamond Jubilee display honouring her -year reign. For the first time ever, the Cartier ‘Style et Luxe’ concours d’elegance had just one subject, with royal vehicles ranging from stately saloons to an airplane. A hectic festival culminated in the Timed Shootout on Sunday afternoon. Former British Touring Car Championship ace Anthony Reid brought the house down after recording the fastest time of the day. In a change from previous festivals, this year’s running saw more than  cars vie to take part in the top

 ‘shoot-out’ finale. David Tetley’s fearsome ‘Stars ’n’ Stripes’ Opel Manta V kicked things off, recording a time of .sec until Rod Millen’s Pikes Peak Toyota had an ‘off ’ following a grassy moment exiting Molecomb. Following the restart, a psyched-up Reid blasted his Chevron GT racer up the hillclimb course in a staggering .sec, reaching mph. However, fastest man in terms of outright speed was Group C Jaguar XJR/ driver Justin Law who recorded a belief-beggaring mph across the line. Webber wins at Silverstone This year’s F1 championship winner is hard to predict as so many different drivers have finished on the podium so far during 2012. The meeting at Silverstone this year appeared to only guarantee one certainty – the rain - and the qualifying sessions were a mixture of damp, dry and waterlogged conditions. They say the British fans are the best in the world for lending support and in spite of the cold, wet weather, cheerful fans braved the mud and came regardless wearing wellies and raincoats. Record crowds of just under 300,000 attended over the

period covering practice as well as the race with 127,000 turning up on Sunday to see Mark Webber win the race. The combined prayers for sun from all those fans were answered and the track dried up just in time for the start. Celebrities were also out in force with many being given privileged access to the starting grid before the race began. Alonso was in pole position but it was Webber who cruised to victory. Drama also occurred in the pit lane as Kobayashi misjudged his approach to his pit crew and crashed into them sending them sprawling to the ground, an incident

that later cost him a £25,000 fine from the FIA. Race over and the British crowd surged across the track to the barriers guarding the pit lane while TV star Carol Vorderman posed for fans who shouted for her to glance their way so they could photograph her. The real stars of the day then appeared and Webber, Button, Vettel and Hamilton went over to the barriers to sign hats and clothing for fans who passed items through whatever gaps they could find in the fence. The world’s fastest one-make series The Lamborghini Blancpain Super Trofeo is the world’s fastest one-make, four-wheel drive motorsports series. Launched in  to provide a thrilling spectacle for both drivers and spectators, the series is piloted by both professional and amateur racing drivers who pay upwards of , for their car and a further , for the season’s racing. As all drivers are racing against each other in the same make of car, this makes the competition more dramatic as the most skilled drivers are bound to lead the field but closely followed by the rest of the pack. On the first weekend in June the series came to Silverstone. This gave a chance for the newly formed ‘Lamborghini Racing Team UK’ and their  year-old Welsh driver Jake Rattenbury to take on the  other teams from  different countries, some with a number of seasons under their belts. Jake crashed during one of the races and tore one of the front wheels off his car but his crew was able to repair the car and they finished th overall. The public access to the paddock and teams at Silverstone allowed fans to get close to the cars and their drivers

and observe how the crews ready the cars for the track - something that’s not always possible at many racing events. Maurizio Reggiani, research and development director at Lamborghini, was at Silverstone and explained that the cars competing in Super Trofeo closely resembled the street legal cars mechanically. However, the track cars are engineered to be lighter and lower to improve aerodynamics. Braking systems come with steel rather than carbon ceramic disks and panels are attached to the bodies with pins to give the crews faster access. He told me that there is a road going version of the track car called the Super Trofeo Stradale. This has carbon fibre body parts that improve the aerodynamics to produce three times the down force of the standard Gallardo coupe. The Stradale is much lighter than the standard car and

achieves - mph in just . seconds with a top speed of  mph. The programme of six race weekends is taking place during  at a selection of the world’s most exciting circuits, including Monza, Spa-Francorchamps, Nürburgring, Paul Ricard HTTT and Navarra. Lamborghini’s most successful model has been the Gallardo with something like just over , made since . Spread across the world, they are still a very rare sight on public roads. Earlier this year I watched dozens of race prepared Gallardos competing at Silverstone for the Blancpain sponsored Supertrofeo series (see report on page ). The closest road going version to these track cars is the LP - Superleggera and, while they have creature comforts not found in the circuit cars such as carpets, hi-fi, airbags and air conditioning, this street legal car is much lighter than the standard model with lots of weight saving carbon fibre. This super strength material is everywhere, inside, outside, even the rear and base of the car sports the stuff. It is not the only material used to lighten the weight, the wheel nuts are titanium and the see through rear panel covering 30

the engine is plastic rather than glass. The makers were certainly serious about ensuring that this version was as light as possible without being uncomfortable.

in under three and a half seconds. It was very tempting to keep on accelerating but this was the UK not Germany with its unrestricted autobahn speed limits. As  mph is reached in no time at all, I decided to avoid the M and opted to use A and B roads with more bends to play with. The car has four-wheel drive so the road holding is excellent and there are plenty of driver aids to keep the car on the road when using more of its immense power.

Getting on track

Many owners of performance cars are now participating in track days where you can experience the thrills of driving to the limit of the car and driver ability in relative safety. Track days are not races and rules forbid overtaking on bends or on the right hand side and cars are let out on to the circuit at timed intervals to avoid bunching. Anyone who buys this car should indulge themselves and experience at least one of these events. For me, I had to be content with driving to Silverstone to watch the world’s best drivers compete in motor racing’s biggest spectacle. On arrival at the circuit, the F faithful were already filing along the pavements leading to the entrance. No matter what team they were supporting, the green Lamborghini drew waves and cheers from those that spun around to see if Button or Hamilton were taking their cars for a spin before the race. The media pass on the windscreen ensured I was going to get the car into the centre of the circuit and a secure parking slot.

Formula  has such a draw on fans that you could be forgiven for thinking this was the actual race day as so many had turned up to see the practice sessions but this was Friday and not Sunday. The weather wasn’t brilliant either but the Lamborghini appeared to glow against the leaden skies. After two hours in the press centre I was keen to try and photograph the car but was conscious of the ‘jobsworths’ that may prevent me from driving around various points beside the circuit to snatch a few photos. And that may have been the case had I been driving a lesser car. My day glow car was

waved through by the men in day glow jackets, some even wanted to pose by the Superleggera – maybe they thought I was their boss coming to check on them. During this time he has overseen the launch of many new cars and seen his Formula  team notch up  world titles. However, in  he decided to organise the very first Ferrari owners rally affording  owners the opportunity to go for a ‘ride’ through the Italian countryside and cities with roots to the founder, his car empire and its history. The rally also gave enthusiasts the opportunity to drive their Ferrari on the streets that hosted epic road races such as the Mille Miglia and to drive on racing circuits. Namely Imola, Mugello and the Fiorano Circuit, Ferrari’s own test track. Inviting  owners and their cars from many different countries to participate was always going to be a huge undertaking. One problem they didn’t have was finding owners willing to pay over , to be the pioneers of the first Ferrari Cavalcade. I was one of the few that chose to drive to and from the event – a round trip that would add over , miles to the car. Setting off from 32

Essex in my  Spider we headed for Dover and the P&O ferry Spirit Of Britain, the newest ship to join its fleet. As it was already past pm, we headed straight for Switzerland along the arrow straight motorway, ending up at Verdun at pm, just two hours short of the Swiss border.

Mid-mountain motoring

The next day we had the option of driving on the motorway through Switzerland to Italy or taking a detour to Saint Moritz and driving the Julier Pass and then the Maloja Pass, possibly two of the best ribbons of road in the world. We chose the latter and on reaching the Italian border were able to take one or two liberties to try and make up time. As we passed Lake Como on the Strada Statale  we realised the Italians had decided to bury this road inside the mountains to preserve the majesty of the lake and its surroundings. This gave us almost  kilometres of tunnel to bore through at great speed – and we never tired of the sound the car emitted while inside the mountain. We were one of the last to arrive at the Unaway Hotel on the outskirts of Bologna just before pm. Most of the cars were already

sporting their numbers and sponsor stickers along with their appropriate national flags. I didn’t expect to see so many cars carrying the flags of countries as diverse as China, Japan, Korea, USA, Kazakhstan, Mexico, Lebanon and the United Arab Emirates. The rally wasn’t a race and so we were all given pace notes similar to those used by rally navigators to feed information to the drivers. We drove through the start line and made our initial mistake at the first junction. By turning right rather than left, it made all the other notes a total nonsense. A short argument later it was agreed I would drive and the navigator would navigate and we drove right back to the start for another attempt.

Speed with ease

Our arrival at the Imola racetrack set many pulses racing as we were all driving cars with an inbuilt ability to blast around a track with ease. The organisers understood that, while this was the case, the same could not be said of all of the drivers. Therefore, everyone underwent a timed lap with penalty points given for slower or faster times.

We drove through Lugo to the lunch stop in the main square of Comacchio where  Ferraris parked around the statue of Baracca, a First World War pilot whose aircraft featured the sign of the prancing horse, the symbol adopted by Enzo Ferrari. This, combined with yellow – the colour for the city of Modena where Enzo was born, forms the logo that has been used by Ferrari since the s. On Friday the cavalcade headed for Modena and as we all entered the city, police motorcycle riders blocked the path of traffic and allowed us to bolt through red lights. Twenty minutes out of the city lay Maranello and the factory where all Ferraris are made. We were then toured around an assembly line that was so clean and clinical it would even put a few hospitals to shame. It was here we got to see the latest car – the F Berlinetta, due to be launched this October. We also saw how Ferrari is giving customers the chance of specifying their car to have a bespoke customised interior and exterior detailing. The Fiorano track is normally reserved for car testing but we were all allowed to participate in another time trail before lunch with Luca di Montezemolo and F driver Felipe Massa who was testing for the Silverstone GP. The Saturday drive to Mugello and Florence took in some of the most breathtaking Tuscan scenery and sections of the Mille Miglia. Arrival at Florence for lunch was an amazing experience. The crowds were huge and

the sound of over  engines echoing against the ancient walls was incredible. That night the Cavalcade Award Ceremony and Dinner was held at Palazzo Albergati with the Germans taking the top prize. Then I stumbled across Penetanguishene, Ontario; a small Canadian town dating back to  along the shores of Georgian Bay on Lake Huron. It is pretty, quaint and charming. The people are also incredibly friendly and welcoming. In fact, I liked it so much that I started looking at real estate. It just felt like home. In this hidden gem of a town, I found another pleasant surprise. A custom homebuilder with over  years of experience. I began sketching my ideal holiday house on a napkin at a local restaurant. I started dreaming about this town as a winter wonderland. Skating on the lake in winter and buying a boat in the summer and idly spending my days fishing. I was hooked. Going for Gulf Anyone seeking a luxurious setting with year-round sunshine will find that few locations rival the Arabian Gulf. Ginetta Vedrickas finds out more Historically, Dubai has been the pearl in the Middle Eastern crown – attracting the bulk of overseas investment – but recent years have seen a dramatic tail off in part due to the global recession and suggestions of over-development. More recently the Arab Spring uprisings have also been unsettling for the region as a whole so, in light of the negativity, how likely is it that this once prime destination could be making a comeback? Extremely, according to currency specialists Foremost Currency who see definite signs that the Middle Eastern market is, once again, on the rise. “Dubai is getting back on track,” says director of foreign exchange Adam Bobroff. “Whilst it used to be very popular, by  there was a substantial drop off but we’re now seeing buyers return.” More than ever, currency fluctuations affect buying patterns he adds. “A few years ago I’d have said it was low down on buyers’ lists, currency fluctuations were almost an afterthought, but today’s buyers are much more enlightened.”

Mr Bobroff says that his company’s services are increasingly in demand compared with the banks’ unpopularity. “Nobody knows what will happen in the Eurozone or if the US will drop further – which would of course help spending power – but I always advise fixing as you then know what your budget is and you won’t be left exposed.” With the Dirham pegged to the dollar, he says that the wide fluctuation in values,  at its greatest, makes an enormous difference to buyers, especially at the top end. Knight Frank is one of the region’s most established agents selling high-end homes and director Christian Swaab heads the Middle Eastern Office. So, how has the luxury housing market been affected by the recent political turmoil? “Both Dubai and Abu Dhabi are seen as areas of relative calm from the Arab Spring uprisings for those looking to invest their money in property,” he reports. “Businesses have also seen these two Emirates as geographical vantage points for global operations, as key markets including the Far East are within relatively short flying times.” Mr Swaab also notes that, ▶ International Property Luxury Collection

although prime residential prices fell in Dubai by around three per cent in the year to December, the region is still making price headlines with the highest recorded price paid for residential property being , per square metre in Dubai and , per square metre in Abu Dhabi. Abu Dhabi in particular has reacted to the credit crunch with caution; vastly slowing down the larger developments seen in its ambitious  plan. Mr Swaab says, “There is a need for rental properties that match the quality of those in Dubai, where tenants have a wider choice of prime as well as cheaper alternatives. Dubai is littered with both half-finished and barely started schemes that were ambitious, overblown and frankly mystifying, all conceived during the heady days of  and . It’s official – Malta has the best climate on earth. Indian inspiration Rachel Newcombe discovers that West is meeting East in India, where an abundance of high-end property development is taking many areas by storm There was a time when India tended to be overlooked by property investors, but thanks to a boom in economic growth over the last decade, parts of India, such as the cities of Mumbai and Bangalore and the holiday destination of Goa, have soared in popularity. “As often quoted by the media, India is today living the growth story,” comments Uzma Irfan, from the Prestige Group. “The country has witnessed strong economic growth with major contributions including education, technology, healthcare, aviation and retail to name a few. All of this and more makes India a viable option for property investments.” India is now the third biggest economy in Asia and, says Ms Irfan, “The property market has witnessed a revolution, throwing open a plethora of opportunities for builders, architects and designers, who have in turn stood up to the occasion, delivering world-class projects that are state-of-the-art from every aspect. Part of the economic boost in recent years is thought to stem from the international appeal of India’s cities. Mumbai alone has attracted several major global companies, such as IBM, Morgan Stanley and Citibank, which has helped raise demand for rental properties. International brands have made their presence felt and luxury developments, such as UB City – Bangalore’s first luxury New York style mall – have gained in popularity as a result.

Prior to the global economic recession, income levels increased and more jobs were created. The property market grew in demand from increasing numbers of middle and high income earners who were keen to both buy and rent high quality properties. Property prices within major metropolitan areas soared, although have begun to level off since highs of a few years back. What’s more, the types of properties sought-after for rental and purchase have changed accordingly, with high end, luxury developments in demand. “Indians are no less discerning than the international counterpart today,” says Ms Irfan. “Increased globalisation and changing market dynamics have resulted in Indians being exposed to – and in some areas defining – the latest trends in residential properties, including designs, concepts, amenities and services that match international standards. As a result, the global Indian is uncompromising in expecting the very best in luxury living.” Modern day architecture is developed on international standards, with state-of-the-art design and aesthetics. “This trend may not be resplendent of the India we’re accustomed to, but it’s definitely here to stay and a sign of things to come,” she comments. But not everyone can take advantage of buying in India. “Only non-resident Indians and persons of Indian origin can purchase property in India,” explains Olinda Remedios, from Acron India. “Foreign nationals of non-Indian origin are not eligible to purchase properties.” If you’re lucky enough to fit the buying criteria, then which areas are best from an investment point of view? Rental returns

“The average rental return is two to seven per cent annually in Indian holiday destinations such as Goa, whereas most city properties yield higher returns,” says Shveta Jain, director of residential services at Cushman and Wakefield, in India. The market for rental properties in cities is longer too, compared to holiday destinations where rentals tend to peter out as the season ends. In busy cosmopolitan cities, you’re looking at year round rental appeal in addition to higher returns. For anyone thinking of buying in India, it’s well worth doing thorough research first and visiting the area, rather than buying blind. As with any property purchase, it’s important to be sure that what you’re buying is likely to be a sound investment and situated in a good location. That’s something that Ms Irfan can’t fail to emphasise. “My first and foremost advice to the investor is to keep in mind just one thing – location, location and location,” she says. “Other elements to consider when purchasing

property are the reputation of the developer, their track record, whether they have relevant government clearances and ensure all documentation is clean. It definitely pays to invest time and resources to research all of these elements before making a concrete decision.” In terms of available luxury properties, both Mumbai and Bangalore have plenty to offer the discerning investor. New developments are springing up offering the best in luxury city living, making the most of mod cons and new technology. In Goa, where holiday homes are desirable near the beautiful sandy beaches, there are certain areas that are currently proving popular. “Places like Moira and Aldona are redolent of the Goa of yesteryear and have become the new, sought after locations for a home. Many celebrities including actors, writers and artists from across the country have bought residences here,” explains Ms Remedios. Finally, as far as areas to keep an eye on in the future go, Indian property experts suggest it’s the Tier Two cities, such as Chandigarh, Mysore and Bhopal, that could become sought-after property hotspots. Like Mumbai and Bangalore, they’re becoming emerging centres of growth, helped along in part by the growing business communities within them. ▶
