Thrills and spills at Goodwood Revival Motor sport enthusiasts flocked to this year’s Goodwood Revival to join in the fun at the world’s largest historic motor race meeting. The 50th anniversaries of two iconic sports cars were marked by Goodwood with a daily parade of Ferrari 250 GTOs, plus a dedicated Shelby Cup race, consisting entirely of Cobras, with the race victory on Saturday falling to Rob Hall and Andrew Wolfe. Other highlights included a once-in-a-lifetime gathering of Silver Arrows which saw a lively demonstration each day of the Mercedes-Benz and Auto Union racers vigorously tackling the Goodwood circuit. The quality of racing was exceptional throughout the Revival weekend, with many nail-biting races

and some thrills and spills along the way. Racing highlights included the thrilling St Mary’s Trophy for 1950’s saloon cars, with Justin Law and Anthony Reid taking the hard-fought victory in a Jaguar Mk 1. The £175 million car grid for the Royal Automobile Club Tourist Trophy Celebration also made for exciting competition, with the mighty Jaguar E-type ‘Lightweight’ of F1 stars Martin Brundle and car owner (and Red Bull Racing designer) Adrian Newey. The result was all the more remarkable as Red Bull design chief Newey spun off at St Mary’s on the first lap as Gary Pearson challenged on the inside aboard his similar car. Newey had to watch the entire field go by before he was able to return trackside!

The very deserving Rolex Driver of the Meeting at the 2012 Revival was Max Werner, who drove his 1933 Alfa Romeo 8C 2300 Monza race car all the way from Dusseldorf on his own, accompanied only by basic hand tools and a healthy slice of enthusiasm. On arrival he was offered help in preparing the car, to which he replied “Don’t worry; I checked the oil and tyres before I left home!” Despite a few scrapes along the way, including a spellbinding fight back from eighth place, he stormed through to win the Brooklands Trophy, and then drove all the way back home again to Germany – a round trip of some 800 miles! www.goodwood.co.uk

Capital choice There’s little doubt that London remains one of the most popular investment locations in the world to purchase property, yet the numbers of overseas buyers might come as a surprise. We investigate who is buying what, where and why The top five per cent of property by value in London continues to outperform those of rival locations in New York, Paris and Hong Kong. The reason for this is because, as Julian Lilley, of Fine & Country Mayfair, comments, “It is seen as a safe haven both from a security and a financial perspective. London’s property market seems to defy gravity. Whereas most of Europe and many parts of the UK are showing declines in the market in excess of , Central London prices continue to rise, with reports of some areas, such as Mayfair and Knightsbridge, showing increases of over  in the last year.” A further pull for overseas buyers is the world-class education provided in London. Mr Lilley continues, “Following the summer, our many Middle Eastern clients are returning to London eager to buy houses or to rent apartments for their student offspring. London is also an historic and cultural centre with a reputation for tolerance as well as being a funky place to live.”

The demand from overseas investors for expensive homes is reflected in the number of developments currently under construction in London. These are presently priced at bn and equivalent in size to the .km Olympic Park in Stratford!

Cluster buying

Shirley Humphrey, director of Harrods Estates, reports that the weak British pound, low interest rates, and the fact that it has held its value during the economic down turn, have all contributed to the appeal of cluster buying London prime property. “High net worth individuals from the Middle East, India and Asia are the main purchasers for cluster buying in London,” she explains. “In ,  per cent of Asian buyers cluster bought property. Indian buyers prefer to purchase more than one home in a specific building and/or street. Mayfair, Knightsbridge, Belgravia and Kensington continue to be the most popular places to invest and although more

stock has become available in the last year, there is still a shortage for luxury property in the area, so demand remains high. We have a number of properties available for sale in these key investment areas with a variety suitable for all types of buyers.” Like many other companies catering for homes in the prime levels of the property market, Harrods Estates has seen a marked increase in levels of Asian buyers. They are now one of its biggest single group of purchasers accounting for  per cent of sales in ,  per cent of which is from India. “Typically in prime central London, properties are apartments as opposed to houses – there are a great deal more apartments than houses for sale in this area,” continues Ms Humphrey. “Therefore, cluster buyers will often buy two or more apartments within a block to keep the family close when they all visit London, but not too close that they get on top of one another. Many parts of it, including Barbados, have direct flights from major cities and of course the climate and beaches are superb. The focus of developing the real estate market in Barbados came about due to a variety of factors. With its traditional sugar cane industry in steep decline, the island began to rely increasingly on tourism and overseas property buyers to support its economy. Founded in , Realtors is Barbados’ most longstanding real estate company, family run since its inception. Suzanne Davis of Realtors says, “Although Barbados is still experiencing a somewhat depressed market we have luckily not seen the tumultuous market drops as many other countries worldwide have. Over the last winter many high-end residences were sold island wide and we have begun to see a slight upturn through the summer. It’s a bit too early

to say for sure if this is a trend but we remain positive and look forward to a prosperous winter season to come with many winter-sun seeking visitors coming to our beautiful island during the peak winter months.” Kieron Kelly, chairman of Barbados estate agents Chestertons, reports that the Barbados tourism market is thriving at the moment, retaining its position as the number one ‘luxury’ tourism destination in the Caribbean. “Naturally this has led to a positive impact on the property market,” he says, “which explains why there has not been the large price reductions in property on Barbados as experienced elsewhere in the world. Key locations such as the west coast and beach front areas have declined only slightly in the last few years.” The new Limegrove Lifestyle Centre at Holetown is proving a great addition to the island and is becoming a real hub of activity both in the day and evening. “The cinema opening and the new restaurants and bars draw

about  people every night,” says Mr Kelly, “whilst the designer shops, gourmet sandwich bar and coffee bars are popular during the day.” While Chestertons has found that the US market has reduced, except for the ultra-high end, the Canadian market has opened up because of the similar banking system and double taxation agreements. “There has recently been an increase in the Russian market but the UK is still the primary market representing  of buyers,” says Mr Kelly. “The condo market has diminished as people are now looking for more square footage and value. They tend now to be looking for something more substantial for their money (eg own swimming pool rather than a shared one at a luxury condo). The English prefer a substantial home with garden and swimming pool, and are willing to wait and negotiate for it. Caribbean creations

Since award-winning interior designer Jenny Blanc took on her first commission in the Caribbean  years ago, her interior design practice and showroom based in west London has gone from strength to strength. This showroom has now been joined by a second in St James, Barbados. The company’s commissions

have included palatial residences on the west coast of Barbados as well as Turks & Caicos and The Grenadines. A prime example of Jenny’s work is on Polo Ridge, an exclusive enclave of high quality houses on the west coast of Barbados with stunning views out to the sea. The house was built in the s in a traditional style on one level with the living areas largely open plan and using local coral stone and pickled pine ceilings. Work started in spring  with the project to be completed by mid December of the same year in time for a family Christmas. The property was purchased for private use with an emphasis on relaxing in the sun and entertaining friends and family Caribbean style. Jenny was asked to rethink how the space could be better used and the client was happy to consider minor structural changes.

The internal areas are now clearly defined to make the most use of the space and the views. Much of the furniture was made especially for this house from locally sourced materials such as mahogany, pickled pine and coral stone. Custom made ironwork designed by Jenny and made by a Bajan artisan features in the dining room table and the ironwork window panels. An eye-catching custom-made bar on the verandah is made of scarce dark Barbados 60

mahogany with three hand-painted panels featuring the local green monkeys which can often be found flinging themselves through the garden. Designs on New England With the US property market boosted by good market conditions, Rachel Newcombe looks at the benefits to investors of buying a second home or investment property in the popular state of Massachusetts Located in the famous New England region, Massachusetts, in the north-eastern area of the US. The thriving city of Boston and surrounding suburbs offer a wealth of opportunities for discerning investors wanting a piece of urban or city living, whereas the picturesque and view-laden locations around areas such as Cape Cod can offer a laidback, historic and relaxed pace of life. Thanks to the New England heritage, this is also an area where Brits can feel particularly at home, as there is a host of familiar place names, from Cambridge, Worcester and Plymouth, to Taunton, Gloucester and Winchester. The current state of the market is very good, according to the Massachusetts Association of Realtors (MAR). It reports that sales of single-family homes have gone up for the th month in a row and condominium sales are also up from August  levels. “Buyers have been keen to take advantage of the favourable

market,” commented Trisha McCarthy, president of MAR and a broker at Keller Williams Realty in Newburyport. So what makes this area special in its appeal to property investors? “One factor that makes Greater Boston particularly attractive and appealing is the strong creative and intellectual employment environment,” explains Mark H Lippolt, senior vice president of operations at Hammond Residential Real Estate. “One of the major highways which rings the city of Boston and is near suburbs is Route . This is often mentioned in the same breath as Silicon Valley as being one of the United States’ incubators for new technology and venture capital firms. Our strong private universities, most notably Harvard and MIT, provide a ready source of labour for high tech companies and biopharmaceutical companies and other medical technology firms also find Greater Boston a friendly environment.”

In addition to the colleges and universities, the cultural life of Greater Boston is enhanced by world-class institutions such as the Museum of Fine Arts and the Boston Symphony Orchestra. Insurance are major Boston firms whose employees supply the demand for residential properties within Boston and the contiguous suburbs.” As far as luxury and high end properties go, Boston and the surrounding areas are certainly full of possibilities, both in terms of new and old builds and there are some promising new developments in progress to accommodate demand for the high end market. “Downtown Boston was later to develop full-service, concierge cooperatives and condos than other east coast cities like New York City and Washington, D. C,” says Mr Lippolt. “But there are several such properties either being built or permitted for building right now and these have proven to be very popular with high end buyers, including investors.“ Not only are they being built, but they’re also much in demand. “Condominium units that can avail themselves of the services provided by an adjacent high end hotel property, such as 70

the Mandarin Oriental, the Ritz, or W Hotels, are highly-sought after,” he adds. In terms of prices, for condominium and cooperative units in Boston, Mr Lippolt advises that a typical price is , per square foot or more. “One noteworthy sale this fall in Boston – a penthouse unit with river views – even sold in excess of , per square foot,” he says, but admits that price was exceptional. Rental demand for properties in the Boston area is good too, which is useful to know if you’re considering renting out a property, and rental prices even reached a record high at the end of . “Because Greater Boston has had relatively strong employment despite the worldwide recession, demand for rental properties remains very strong and many developers right now are opting to build rental housing rather than flats for sale,” explains Mr Lippolt. Bett McCarthy, regional vice president of Kinlin Grover Real Estate, says that from her experience properties priced at over m are

currently selling well in Massachusetts. As well as Boston, she cites Cape Cod and the surrounding islands as being particularly desirable to investors. Thanks to historical building regulations and a limited availability of land, Cape Cod has been largely saved from over-development. As well as adding to the appeal of the area for both buyers and vacationers, this has helped create and retain strong prices for real estate in the area and has helped much of it retain its value despite the pressures of the global economic slump. In the resort and destinations of Massachusetts, such as Cape Cod, Martha’s Vineyard or Nantucket on the eastern coast, rental demand is particularly boosted by holiday lets and can result in a tidy annual extra income.

Managing partner of Engel and Völkers in Cannes, Jörg Buchen, reports that buyers were a little reserved and took time to make up their minds during the first half of this year. “There was also a high price sensibility,” he explains. “During the last month, this has changed. Buyers are willing to take their decisions faster. There is wide range of buyers - a lot are from northern Europe like Belgium, Switzerland, UK, Germany and especially from Scandinavia. Game for investment

Ginetta Vedrickas explores the blossoming property market in South Africa where sunshine and enticing prices beckon investors

South Africa is experiencing a boom in property sales and, according to recent research, the summer months have seen record highs with buyers flocking to invest in its sun-drenched homes. Pam Golding Properties reports that, whilst the market on Cape Town’s Atlantic Seaboard is typically seasonal – with most sales activity in mid-summer and slowing for the colder winter months –  has proved very much to be the exception. The company achieved its best ever quarterly results for the mid-winter period (from June to August) despite poorer weather than normal selling  properties during the month of August alone, to a total value of over ZAR million – its highest monthly total turnover ever, topping the previous figure of ZAR million set in December . PGP’s area manager for the Atlantic Seaboard and City Bowl, Basil Moraitis, explains, “The increase in sales can be partly attributed to the fact that 98

a number of sellers who had been waiting for some time for the market to turn, felt this was the opportune moment to accept good offers.”

Ricocheting rand

Sellers may feel that now is the time to accept a decent offer but, for overseas investors, currency volatility may make South African investment an attractive proposition says Currency Index’s MD Robin Haynes. He notes that the South African Rand (ZAR) is one of the world’s most volatile major currencies with a staggering  difference from high to low over the last five years. Mr Haynes advises that taking expert advice and securing a good exchange rate can make an enormous difference to your investment. “Recently, the mining strikes and political unrest have warded off international investment, and the Rand has depreciated. The net result is that buying South African property as an overseas buyer has become significantly cheaper, with the Rand in October reaching

its cheapest level since the onset of the global financial crisis in .” Mr Haynes regularly advises clients on buying currency at preferential levels and rates can be ‘fixed’ for up to two years, an option which is clearly driving investment. “At Currency Index, we have seen an increase of  in the number of payments sent to South Africa in October  compared to last year; many of these will be ex-pats transferring funds while the rate is good, or property investors who have found a bargain and are purchasing properties at far lower prices in their own currency than just a few months ago.” Prices may be good now but is this situation likely to continue? David Kerns, head of private clients at the foreign exchange specialists Moneycorp, believes that it is, commenting, “British buyers’ Pounds are now going much further in South Africa than they did a year ago. We predict that this trend will continue in the medium term. The South African

Located on the third floor of the Prince Marco Polo Hotel in Hong Kong, the design concept was inspired by the idea of the “Modern Hearth”, i.e. central gathering space for socializing, communicating, interacting and sharing over a communal feast. “ The biggest challenge for this project was to make the restaurant attractive not only for hotel guests, but also

for outside visitors. The restaurant is located in a place not easily accessible from the main shopping area. Our goal was to create an ambience which would appeal to a wide range of customers, from families and businessmen to those wishing to enjoy an intimate dining experience. The choice of warm and soft colors along with the selection of natural materials created an inviting atmosphere. A geometric language was used to convey
