Welcome! Our regular readers may have noticed a slight change in the magazine’s title to incorporate ‘& travel’ this issue. As we cover so many parts of the world in our search for the finest properties, it makes sense to delve a little deeper into the lifestyle different destinations can offer. Talking of which, I’ve just returned from an amazing holiday in New Zealand via a few days in Sydney en route. Having explored as much of both the north and south islands as time allowed, I realize it’s a place that cries out for a return visit. A Piece of Palma’s Past The first written reference to this rural property locally known as ‘Sa Cabana d’es Frares’ (The Monks’ Hut) dates back to the th and th centuries. Ship to shore Interior designer Simon Hamilton has created outstanding living spaces for everything from a 15th century hotel in Venice to an eco-friendly, concept superyacht. We find out more behind their designs Since launching his firm, Simon Hamilton & Associates, Simon and his team of design experts have been commissioned to work on a wide array of commercial and residential projects in the UK and internationally. Simon has a wealth of experience spanning more than  years and is particularly skilled at combining beautiful materials, textures and colours to produce interiors with understated elegance, style and comfort. So how does the inspiration for each different design project begin to flow? “We engage as soon as possible with the client,” explains Simon, “whether it’s a brief for a café, apartment or office. For commercial clients, depending on the brief and timescale, we organise an informal workshop to meet the team and understand what the client wants to achieve and how we go about delivering their goals. For all new residential work, we start by giving the client a scrapbook and a box to collect their ideas and wish list which truly relates to their lifestyle. “One of the most important questions to consider is how long do you want the new look to last? Will it be something which is easily adapted or updated with accessories or will it involve construction work which is more permanent? Whatever you do, don’t forget to incorporate all lighting requirements into your scheme from the very start.”

Bolder and brighter

Simon reports that international design trends are displaying a much bolder use of colour and patterns in materials. He also thinks that D printing will become much more commonplace in producing products and furniture. “The use of digital media on a large scale and fully integrated into interiors can be seen around the globe. Greater access to social media will become part of the spaces we occupy. This is most obvious in the retail world, as consumers are impatient for the latest innovations and have high expectations, especially in rapidly growing markets such as the Asia Pacific region.”

The most interesting projects Simon feels his company has undertaken so far have been collaborations with other designers. These involved designing a hotel in Venice with Daruma Designs and concept interiors for a Soliloquy, a ‘super green’ superyacht in connection with Callender Designs and Jensen Interiors. “We were challenged to create an exclusive hideaway as part of the client’s exclusive  brand which includes a bar, club and restaurant within the same th century listed property in Central Venice,” says Simon. “In collaboration with Daruma Designs, we created four suites on two floors for guests with all modern facilities including built-in sound system, mood lighting, chromatherapy showers, DVD player and air conditioning. Using an eclectic mix of vintage furniture from London and new bespoke designed upholstery, we were able to provide a unique and intimate interior. Velvet upholstery, poured resin and gold frames contrasted and complemented within the corridors and the suites.”

Caring concept

Simon Hamilton & Associates was also invited by Jensen Interiors to design the interior spaces of the concept Super Green Superyacht designed by Alastair Callender of Callender Designs. This revolutionary concept superyacht is propelled by wind, solar and hybrid marine power. Therefore, to continue in the same eco-friendly vein, it was essential that all the materials, finishes and fittings were sustainable, responsibly sourced and of low impact to the environment. “Working on the concept for a marine vessel, we were instantly aware that weight was a vital issue for everything we considered,” explains Simon. “We sourced coconut for wall panels, bamboo flooring, organic cotton and recycled plastic. The D computer generated images (CGI) renders in a presentation box of materials and finishes then accompanied the , scale model to yacht shows in Abu Dhabi, Fort Lauderdale and Monaco.”

Having successfully completed these specific projects, what would Simon’s dream project involve? “A multiuse hotel and leisure centre,” he replies without hesitation, “so the local population can mix with visitors. “A hotel which produces art, digital, fashion and music events that mix up the locals with guests of all ages. You could have a constantly changing mix and exchange of people, ideas and activity.” As to the future, Simon believes that workspaces will continue to be less formal and become more colourful and textural. “In fact the ways of working have blurred the definition of a working environment. Closer to the homes we live in, I believe that there will be a continued desire for more individual spaces with personality. Providing spaces which work for communities and not just the privileged. Silent Running Stuart Shield takes an extremely comfortable drive in the ghostly quiet Rolls-Royce Phantom Britain’s roads are potholed. Water pipes, gas and other services buried underneath are constantly dug up, leaving a patchwork of tarmac repairs. As if they weren’t bad enough, when winter comes, those repairs are subject to freezing conditions, opening up the cracks left on the surface. It is no wonder British drivers are accustomed to rough rides. Until the government rules that cables and pipes should be placed under the pavements, the road network will keep crumbling. Meanwhile, motorists will continue to loosen their fillings and rattle their cages. Unless, of course, they own a Rolls-Royce Phantom. The Phantom manages to iron out rough highways so well the driver would think they had left the bumpy roads of Britain behind and come upon a utopian motorway. The Phantom has such an incredible ability to glide over lumps and bumps, passengers would not spill a drop of their champagne should they decide to refresh themselves with a drink served up from the mini bar and cooler. A well stocked bar and glasses to suit every occasion is located in the middle of the two rear seats, making the Phantom strictly a four-seater with ample proportions. A good number of owners may well have someone else do the driving. However, the Phantom also makes for a good driver’s car, 30

provided no sporty thrills are expected. The . litre, V engine is quite powerful, but the true beauty of the Phantom is not its ability to get from one destination to the next. To realize the Phantom’s true potential, drivers must be able to delight in the peacefulness of the journey.

Perfect peace

With its eerie quietness, the Phantom lives true to its name. Starting the car for the first time gave me no sensation although the engine had fired up so I retracted the key to try again. On the second attempt, I noticed a needle on the power reserve gauge swing from zero to  per cent. It was only when I depressed the throttle that I heard a distant sound of the engine. The power reserve dial is the antithesis of a rev counter. At idle you have  per cent of the power available and as you accelerate, you use variable amounts of the engine power. A rev counter would indeed be the wrong instrument for this car. Moving off from start gave the sensation I was gliding along, propelled by an electric motor. I was convinced the vehicle must have a hybrid drive train. Through studying the specifications, my conclusion was proved false as I discovered the only battery present just provides the power for ignition. The Phantom is quite possibly the quietest car in its class. After a stressful day, sitting in

this serene environment would calm the nerves and restore the spirits. Passengers can watch television on one of two foldaway flat screens positioned behind the front seats, or listen to music through a sound system with  speakers. All the controls are housed in the centre armrest and duplicated in the front. With so many beautifully crafted details, some may go unnoticed, but the benefits are no doubt felt. The two rear passenger doors are hinged at the back rather than the conventional front. This allows for a wider opening and a more elegant dismount for the ladies. There are powered curtains for added privacy and each rear door contains an umbrella. Should you put them back wet in their receptacle, there is a built in heater to dry them. Each wheel hub sports the RR logo and remains upright and motionless even when the car is moving. Are such details important? Well if such a small detail as the wheel hubs are so well engineered, you can be confident so is the rest of the car. Although this model has been around for a number of years, an updated version has recently been launched with relatively minor improvements. Ingatestone Hall in Essex dates from 950AD and is the family home of Lord and Lady Petre. Lord Petre is the Lord Lieutenant of Essex and the Petre family has been linked to the hall from1539 when William Petre acquired the property. He assisted Thomas Cromwell who in turn carried out duties given to him by Henry VIII. The house was probably the first British private home in its day to have the luxury of piped water and flushing drains. Hylands House has a rich and interesting history dating from 1730 when it was built for Sir John Comyns. The Grade II, neo classical villa sits in landscaped grounds near the city of Chelmsford in Essex. Before being acquired by Chelmsford Council in 1966, the last private owners, the Hanburys owned the property from 1922 till Mrs Hanbury’s death in 1962. At this time the property had fallen into a state of disrepair. The occupation of part of the house and grounds by British special forces during the war didn’t help either. For a wager, one of the men bet he could drive a jeep up the main stairs to the landing. The vehicle got stuck half way. The crash was discovered by the Hanburys who still lived in the house at the time. Double delight Stuart Shield reports on the new McLaren P1 which was revealed at the recent Geneva Motor Show It has been  years since Bruce McLaren founded his racing car company, which has won more Formula  races than any other constructor. Twenty years ago, McLaren used its race-bred expertise to produce its first road car, the F. Destined to become a legend, the road car broke many records. With the F produced as a limited edition, its second-hand value rocketed. At the Geneva International Motor Show in March, McLaren Automotive, the road car division, unveiled the first production version of the new P. The goal was to produce the world’s best drivers’ car for road and track. The P specifications make this claim into a tantalising possibility. With the work that has gone into this technological marvel, the cost will probably come as no surprise. However, the , price tag for a standard P should be seen by many as an investment. With brisk sales already, the car may have reached its total sales volume of just  units by the time you are reading this. McLaren design director Frank Stephenson showed me around the car, pointing out the sculptured rear wing that deploys when needed to give the car that all important down force of up to kg – more than any other road car. It also features DRS (drag reduction system) similar to Formula  cars and triggered when the car is going in a straight line, but requires less downforce. The carbon fibre body features a range of different weaves performing different tasks to make the car super strong and both light and stiff where required. The driver cell also has a built in roll cage cleverly hidden from view. Mr Stephenson explained that, had the shell been made of aluminium rather than carbon, the car would have weighed over  kilos more. The P comes with two engines. The second engine is electric, allowing for the car to be driven in E-mode only for up to  kilometres at an average speed of kph, with zero emissions. The other engine is a . litre, twin turbo V. Together they produce over bhp, with overall CO₂ emissions below  g/km – exceptional for a supercar. If the owner decides to drive the car gently, the fuel consumption is very impressive, particularly if the driver encounters a traffic jam. If they happen to be on a track, they should comfortably leave all the traffic behind them. How? It is designed with a dynamic weather pattern and an organic motif that conveys first-class elegance. If we look at the main chandelier at the first floor, we can see that it resembles the shape of a glittering star. It conveys a romantic feeling of the vast universe and its infinite number of stars. A motif of flowers in full bloom is prevalent on the walls and glass partitions. DESIGNER’S NOTES MASAHITO KAMEKAWA I have been responsible for the design of the 1F, 2F and 3F. These floors are dedicated to women’s goods (seasonal products, shoes, accessories, bags, cosmetics). I had gathered previous experience with Hankyu’s stores in Nishinomiya and Hakata and I knew that in this project I should create a stimulating shopping experience in order to keep the customers coming back for more. I took up the challenge of clearing my mind of the conventional design concepts of department stores. At the centre of the 3F, (The International Designers Floor), is the select shop D.EDIT. The interior is inspired by the warehouses of the Meatpacking District in New York, a place that symbolises the forefront of fashion. The theme of the 4F, (The Umehan Jannu Floor) is a vacation resort where the customers can enjoy a change of scenery strolling down the meandering street. I designed the 6F, (The Premium Closet), with the theme of a big greenhouse with blooming flowers. DESIGNER’S NOTES SHINYA MIZUTANI I was responsible for the design of the 11F dedicated to children’s clothes. At the centre of the 11F there is a stairwell. In order to attract the customers and guide them around the open space, I created the concept of a ‘wonder trip’, designing every corner with a different theme, mixing items for adults’ taste with fun attractions at children’s eye level. Moreover, for the 8F, the space dedicated to sporting goods called INGS, I came up with the idea of flexible boxes that allow the environment to be modified with graphics.

Cosmetic Palette, Tobu Department Store The renovation of floors 1F and 2F of Tobu Department Store in Ikebukuro was completed and opened on the 6th of September, 2012. The two floors are dedicated to cosmetic products. The Cosmetic Palette (1F) is a specialist area for make-up, skin care, and inner beauty where customers can freely choose their products while receiving cosmetic counselling. The Cosmetic Palette enhances the sense of luxury and elegance with champagne golden colours and white shades in contrast with the vivid colours of the products. The Cosmetic Floor (2F) displays forty seven brands over an area of 1,000 square meters. DESIGNER’S NOTES AKIRA KAJIWARA In the Cosmetic Palette, I designed a colourful shopping experience for cosmetics in a modern way, using the circle as a motif, designing ripples on the ceiling, floor and walls. The floor is a gradation of mosaic tiles, designed to invite the customers to have a cheerful and relaxed shopping experience. Since it is a ‘self service’ area, I have paid special attention to the planning in order to make it simple for customers to select and buy the products in each corner, arranging explanations and mirrors near every product. Since the Cosmetic Palette is located near the entrance, at the 1F of the Department Store, it is a key area to attract entering customers with high business potential. I have given priority to this idea by designing gentle curves that invite customers inside on a tour to a cheerful shopping experience.

Barbados The island of Barbados is always a perennial favourite for second-home seekers due to a steady supply of stock, direct flights and good golfing and leisure facilities. Kieran Kelly, chairman at Chesterton Humberts Barbados comments, “The majority of buyers here are English, European, Canadian or from the States. The luxury property market in Barbados has performed extremely well within the last  months. As some of the major global markets, especially the UK, Europe and the US continue to falter or remain in turmoil, high net worth individuals and their families are looking to relocate with their money to safer waters such as Barbados. “In addition, Barbados has some of the most beautiful luxury homes and apartments which can be purchased easily by non nationals. Purchasing a home in Barbados is also tax free. There is no Capital Gains or Inheritance tax

and there are no restriction to non nationals purchasing.” A spike in enquiries for property in Barbados has been caused by an improving US economy and a climate of austerity in Europe, reports Knight Frank in its  Caribbean Insight Report. Further incentive has come from the Government of Barbados, keen to attract further investment, by adjusting residency rules in June  to allow high net worth individuals (HNWIs) with assets of m or more to gain an ‘indefinite special residency permit’. Knight Frank predicts that the Caribbean is benefiting from the introduction of austeritydriven property taxes in Europe (UK, France, Spain and Portugal) which has led some HNWIs to review their investments from a tax perspective and may have an increasing bearing on buyers’ decisions in . Fulfilling a long held holiday wish, Jill Keene explores the many different natural attractions of the North and South Islands of New Zealand I can’t remember exactly how long I’ve been promising myself an extended holiday ‘down under’ but it certainly amounts to several years. The final impetus to go ahead and book it was mainly because my partner Simon works from the UK for a company in New Zealand. This means he visits the Hamilton office every February for about a month –  was the year I decided to join him. Sometimes it seems you can look forward to something too much and the traumatic start to our holiday had me vowing to spend all subsequent holidays at home! The taxi arrived with a puncture and no spare and after a mad dash to Heathrow we breathed a huge sigh of relief once on the plane. However, one of the engines failed to start, necessitating a two-hour delay for repairs. Consequently, we missed our connection in Dubai where we had to spend an unscheduled night (well, a couple of hours actually) in a hotel and then fly via Perth to Sydney rather than direct. Our plan had been to spend three nights in Sydney en route to Auckland but having had to cut this down to two didn’t impact too badly on our itinerary. We stayed at a hotel overlooking Manly Beach with its fabulous surf, spent an enjoyable afternoon learning about New Zealand’s native animals at Sydney’s Taronga Zoo and cruised the harbour to view the famous bridge and Opera House. Once in Auckland we picked up our rental car and immediately headed for Whitianga on the glorious Coromandel Peninsula. By this time we had conquered our slight jet lag and were keen to get out walking. One of my ▶ International Property & Travel

cousins is getting married on the beach at Cathedral Cove next year so we wanted to take a look. We took the short ferry hop across the water and  minutes later, after tackling some pretty steep climbs and descents, we arrived at the very spot. Apparently, if the wedding party doesn’t relish the thought of this fairly arduous trek in their finery, a boat can be arranged to taxi them there. The setting couldn’t be more perfect with its gigantic stone arch, waterfall, sandy beach and vivid blue sea.

The heat is on

While in the Coromandel, Hot Water Beach where, for two hours either side of the high tide, you can bask in your own hot spa pool, is a must. Simply take a spade, choose a good spot and get digging. There’s just one wide strip of sand oozing steamy hot water so it’s as well to go at off peak times. We hit cold water when digging a few times but were eventually given a ready prepared hot pool by some kind people who were leaving – absolute bliss. Next stop was Rotorua and the closer we got, the more bubbling hot mud pools, steaming hot lakes and spurting geysers we encountered. The only downside for me was the overwhelming smell of sulphur but I’m assured this is something you get used to given time. It was here we went for the full on Maori experience at Whakarewarewa Thermal Village. Locals still live here in much the same way as their ancestors did centuries ago in small wooden dwellings, reluctantly abandoning them as the earth gradually opens in great cracks beneath. 80

Due to the earth’s crust being so thin here, the villagers even have to bury their dead in concrete above ground. Maori children wait in the pool below as tourists cross the bridge into the village in the hope that they will throw in some coins for them. They then dive down and expertly retrieve their treasure before storing it in their bulging cheeks for safekeeping! After enjoying some corn on the cob cooked in a geothermal hangi or mineral hot pool – no expensive gas or electricity bills for heating or cooking here – we followed our Maori guide to find out more about village life. Baths are taken at sunrise and dusk in the natural hot spring tubs – this is partly to avoid times when the water at its hottest but also to coincide with the village being closed to visitors. Should any disputes arise, these are resolved by the aggrieved parties shutting themselves in the central meeting building and not emerging until an agreement or compromise has been reached. After watching a fabulous cultural concert by villagers dressed in traditional Maori attire performing the world famous haka and poi dances, we left to resume our travels south. Simon wanted to take a jet boat ride in Taupo and so we opted for one which would speed us right up to the very base of the spectacular Huka Falls. An exhilarating if somewhat wet (towels are provided) experience and definitely worth doing before eating so that you can stomach the  degree spins. Quite by chance, we found ourselves staying in Napier during the Art Deco Weekend, which

explained why so many people were dressed in ’s style. This event is held each year in celebration of the town’s architecture – the direct result of rebuilding after the  earthquake razed most of its buildings to the ground. It was just like being on the film set of an Agatha Christie’s Hercule Poirot murder mystery. Leaving our car behind in Wellington we boarded the Interislander ferry for a magical three-hour crossing to South Island. Nearing our landing point at Picton, the scenery became more and more stunning with vast pine tree covered hills, huge rocks and the bluest water imaginable. We picked up another rental car and set off for Nelson where we could be within easy access of the Abel Tasman National Park. This we explored by water taxi – basically you just hop on and off as you wish within the daily operating times. The joy of this is that you can walk from beach to beach though the most beautiful rain forests, taking in a swim to cool down whenever the mood takes you.

Bitten by the bug

It was in Punakaiki where we first encountered the dreaded sand flies. They may be small but they pack a mightily irritating bite. We had to apply copious amounts of insect repellent before we could go exploring these fascinating pancake-like rock formations and try to catch a glimpse of the sea booming through the blowholes. Up to this point, I had thought our earlier ferry crossing between islands was spectacular ▶

but our cruise in Fiordland’s Milford Sound was out of this world. We had lunch on board as we set off for a full afternoon of admiring the rugged scenery, colonies of seals and cascading waterfalls. Normally the area has a mass of waterfalls but, due to the exceedingly dry summer, there were just two albeit incredible examples. Our boat trip included a stop off at the underwater observatory where we were lucky enough to spot, among many other deepwater inhabitants, a large thresher shark swimming past oblivious to us in our sunken chamber. After spending our last night in Akaroa, a charming little town by the sea with strong historic French connections, we drove on to Christchurch for our flight home. Having a couple of hours before needing to check in, we felt compelled to visit the city as it was almost exactly two years to the day since the devastating earthquake struck. Many of the damaged properties have been demolished but a lot are still standing, shored up by metal struts wedged against solid containers. There are ambitious plans to rebuild the city making it better than ever before but obviously this will take time and so I look forward to returning to see the future Christchurch. I think Simon sums up a holiday in New Zealand perfectly when he says, “If you don’t like the scenery, just drive for half an hour and it will be completely different.” This is so true, as you can be swimming in the warm Tasman Sea or South Pacific Ocean in the morning and then 82

skiing or exploring glaciers in the afternoon. Wine lovers, such as us, will also enjoy driving through acre after acre of lush vineyards around Marlborough and recognizing the names of the producers of many a famous Sauvignon Blanc. As for the food, we ate out every night and were never disappointed. Aside from a wealth of succulent lamb and beef dishes, New Zealand cuisine includes an abundance of seafood including blue cod, snapper, clams and my personal favourite – tempura oysters.

Salary boom

French fancies We investigate the current hot spots for property purchasing in France and discover that the French market is still proving hugely popular with international buyers It’s official, France remains the foreign property dream, attracting vast numbers of Brits as well as a strong international interest. According to HiFX Property Hotspots Report France and Spain are still the most popular destinations to buy a property abroad, despite the euro zone turmoil. Having never hosted the Olympic Games means winning the bid for the  Games would be a huge boost for Turkey’s tourism and property markets, as well as encourage foreign investment and enhance its global standing. Yet, even without the Olympics, Turkey’s popularity as a tourist destination continues to grow each year. Mr Walker continues, “It’s comforting for people buying holiday homes in Turkey that in the most recent United Nations World Tourism Organisation report (), which ranks countries by the number of international tourist arrivals, Turkey climbed to sixth place from seventh. And in December, the UNWTO ranked the Mediterranean destination of Antalya as one of the five most popular tourist destinations in the world, on a par with Paris, London, New York and Singapore.”

Tax rise on new-builds

One thing of which prospective property buyers should be aware is that the Turkish government has made a change to its tax law involving new-build property. This means that more property will fall within the standard  tax band. The KDV (Turkish equivalent of VAT) increase on real estate came into effect on January st this year and is defined by the value and size of a new property. If a property is less than m with a value of between -, Turkish Lira per square metre, tax is set at , in excess of this,  is payable. However, KDV

charges only apply to new building plans for corporate developer projects submitted in  and not to older resale properties bought from an individual. “The good news,” advises Loxley McKenzie, managing director of property investment company Colordarcy, “is that those already owning property in Turkey or who are purchasing key ready might well benefit from the resulting uplift in . The bad news is, this latest change means that KDV tax, which once amounted to just  on property with a closed living area of less than m and  for properties over m, will now be  for most properties – even those less than m.” This has prompted Suleyman Akbay, managing director of Oceanwide Properties, to foresee a shift in buying trends of property in Turkey on the horizon, with a boost to the already demonstrably profitable resale market. “The value of land and property in Turkey has risen dramatically over the past five years. A recent property show in France has enabled us to glean valuable inside information on future international property investment prospects Following research from leading property consultants indicating that new capital is coming into the market, international cities, companies and regions have been promoting themselves to investors at an industry exhibition in France. MIPIM has been a key conference, exhibition, networking and transaction event in the agendas of the world’s top real estate players since . Bearing testament to that fact, some , international real estate executives from  countries travelled to what many described as ‘the most active MIPIM since the  economic downturn’. Returning to MIPIM for a fourth time, Mayor of London, Boris Johnson, unveiled ambitious plans to create Britain’s largest ‘floating village’ in a six-hectare site at London’s Royal Victoria Dock. In a tour de force keynote address, he challenged investors to come up with spectacular designs for the project. Mr Johnson was one of a host of mayors from major international cities who were in Cannes. Among them, Mayor of Moscow, Sergey Sobyanin and Mayor of Istanbul, Kadir Topbas representing two cities that feature prominently on investors’ radars and which are currently making strenuous efforts to facilitate crossborder investment. Flying the French flag, a raft of new and ongoing projects in Paris, Lyon, Bordeaux, Marseille, Lille, Grenoble and Nice were on display. During a MIPIM conference devoted to ‘Brazil: new grounds for development,’ shopping centres and logistics were identified as prime investment targets, particularly in Rio de Janeiro, with international investors being advised to partner with local companies. Brazil is set to feature strongly at MIPIM , alongside Russia and Turkey, as part of next year’s ‘Key Investment Destinations’ programme. “This year we featured Turkey as MIPIM’s Country of Honour and were proud to welcome Deputy Prime Minister Ali Babacan and  Turkish companies to Cannes,” commented Mr Rean. “Istanbul is attracting incredible investment interest. The country has a young population, predicted GDP growth of . in  and a fast-developing retail sector. Instead of choosing a single Country of Honour in , we want to provide a window on to Turkey, Russia and Brazil.”
