Room for thought We meet architect and interior design specialist Daniel Hopwood to discover the secrets behind creating stunning living spaces that really work Founded in , Daniel Hopwood’s design studio in central London is a multidisciplinary practice that includes interior designers as well as architects and landscape architects. Projects undertaken are a mixture of residential and commercial work but the company’s aim is to remain a small, bespoke studio offering clients a creative and practical but ultimately very personal design service. “Many of us have been working together for years,” says Daniel. “This gives the beauty of experience mixed in with the energy and fresh ideas of the newly qualified architects that we welcome into the studio. Our work covers residential, hotels and restaurants, much of it being in central London, where we have developed into specialists handling small expensive spaces and making them work and look great.”

the entire design process. “The studio is a library of samples and products and large computer screens where we work with clients, it can be highly creative and lots of fun. Consequently we create tailored non-formulaic solutions which gently nudge against design boundaries. “Gradually interior design is being recognised as a profession in its own right and regarded as an essential component in making a successful home. Spearheaded by the British Institute of Interior Design we are beginning to see architects and designers collaborate to create sophisticated, fully resolved and considered projects. “London has grown to be the international capital and consequently hosts people from around the world. Interestingly, that has not resulted in homes being created with an international style, instead clients want to reflect their roots. Consequently we are beginning to see the resurgence of the hand made, individualist work that had fallen asleep for a while.”

Over the years, Daniel has found that his most challenging design projects are those without a client. The hotel suite, for example – this poses questions such as ‘who is it for’ and ‘what is special for us all?’ “To create new suites of the Berkeley Hotel,” he explains, “I looked at them as temporary homes that are just that little bit special something beyond, a little daring, inspirational without being alienating. I find working on hotels an ideal canvas to develop the new in design.”
Chasing the dream
As for his idea of a dream project Daniel says, “The dream is here and now, not in the showy places like super yachts but in everyday life, we all need homes that are both functional and reflect our own personalities. Many more people are now approaching designers for those answers, there is no better time to be in the industry. “Admittedly, I am working on a chateau – a very old one, th century, just as you would imagine with turrets and lots of stone walls.
Such a project with all its space requires a different approach to a city apartment but with both it’s still about chasing the dream. Also on our drawing boards is a new residential tower in Cairo with all the challenges of developing homes to meet the needs of the surge of international business people using the city as a gateway to Africa.” Daniel is also working on a penthouse duplex with the magical view of London’s Tower Bridge. “I have previously worked with the client,” he explains, “we understand each other which makes the design process much easier as there is no leap of faith required by the client and no hand holding by me.” The wide fluctuations of the last years have been so unpredictable that Daniel is somewhat loathe to look too far ahead to anticipate future trends. “I thought that the recent economic recession would have spelt doom for the industry,” he says. “Instead I discovered a new wave of individuals, from foreign clients investing in London to others who, rather than moving, wanted
to re-invest in their property using money that was not returning good yield in the banks. “There is certainly a lot of property in London that was developed in the building booms of the s and s that is now becoming tired. Instead of facing charming mid th century properties to renovate sensitively, I am having to deal with concrete slabs, immoveable soil pipe runs and quirky electrical heating systems to create up to date apartments.” Daniel’s parting shot of advice to those planning a redesign, no matter how large or small is, “Understand that remodeling a home is too expensive to get wrong. It’s best to delegate to professionals; use their knowledge and experience to get the best out of your home. The company bases most of its conversions on already premium vehicles,

The latest being an armoured Cadillac Escalade, specifically for American market, complete with bullet-proof glass, steel and Kevlar armouring up to IAC level three to six along with run-flat tyres. While maintaining their standard exteriors, vehicles can be transformed inside with the finest grades of hand-stitched leather, to the latest multimedia mobile communications and high-end audio. Options even extend to solid crystal ashtrays, handmade drawers for integrated fountain pen sets and custom seat embroidery. “The limit really is the imagination. Big bidding at Brooklands It was not just the sun that beamed down on Historics’ early summer auction - the Brooklands Museum-based auctioneer registered its biggestever attendance during both viewing and sale days, the largest consignment list and motorcar sales in excess of £1.5 million. With 110 classic car consignments representing 38 different marques and, for the first time, a separate major sale of 87 classic motorcycles adding to the itinerary, Historics represented the breadth of the classic community. Jaguar enthusiasts were treated to a selection of 12 models across five decades, headed by an immaculate concours-standard 1966 Series I E-Type 4.2 litre roadster. With significant pre-sale interest, the leather trim convertible attracted a flurry of enthusiastic bids, resulting in a sale price of £112,000. Arguably the most immaculate of all was a Jaguar D-Type re-creation of 1969. Supreme attention to detail made this a magnificent tribute to the famed Browns Lane racing car. Not surprisingly, a flurry of bidding sealed the sale at £52,920. The Mercedes-Benz marque has always been a robust seller at Historics and this was no exception. 34
Amidst the 15 varied consignments a brace of 1957 190SL roadsters topped the M-B sales charts at £61,600 and £62,720. Creating major interest amongst ‘No Reserve’ consignments was a rare 1963 Lotus Elan S1 by Shapecraft, which had slumbered in storage for 40 years. Strong bidding propelled this total restoration project to £26,880. Languishing alongside the Elan was an equally fascinating car requiring a total re-build – a 1970 Porsche 911T – which has been on the road for just six of its 43 years. Enthusiastic bidding also reached £26,880. With nearly 40 years between them, a supremely elegant 1967 Aston Martin DB6 and 2006 DB9 provided an interesting contrast. The former whisked speedily to £123,000 whilst the DB9 changed hands at an impressive £35,840. Strong interest in British sportscars continued with a rare 1961 LenhamHealey Six (of which reputedly just 18 were made) joining the contingent of cars exceeding their estimates at £20,720. Stuart Shield experiences the fastest drive of his life Ascari has a unique place in the world of motoring. The company is named in honour of Alberto Ascari, an Italian racing driver who was the first double world F champion. Ascari started to manufacture high performance cars in the mid s. Their cars were objects of beauty with high performance to match. Future plans to build a world-class track would also be brilliantly executed. In , Ascari started construction of a racetrack located near Ronda and less than an hour’s drive from the coastal town of Marbella in Southern Spain. Rather than a public circuit, it would become the world’s first race resort. The racetrack’s location is breathtaking, surrounded by hills, trees and pastures. Considering the privacy of its guests, the track is discreetly hidden from the highway and only a small sign signals its location. tested on the Lotus. Once my performance was viewed on CCTV and deemed acceptable, I found myself in the driver’s seat of the absurdly fast Radical. The Radical’s power comes from a motorcycle engine, but because the vehicle is so light, the power to weight ratio allows it to outpace GT racecars. With the car outperforming my driving skill, I did not even come close to reaching the car’s limits. Even still, it was the fastest drive of my life. Many visitors who have thoroughly enjoyed their experience join the exclusive Ascari club where they can benefit from a much wider range of services, improve their driving skills and meet others who share their passion for motor sport. Following this situation, Portugal introduced the ‘Golden Visa’ late last year and it is set to have a significant impact on the country’s economy, allowing non-EU investors an accessible way to invest in the country. The scheme permits golden visas to be granted to any non-EU citizen who either invests a capital amount of at least million, creates a minimum of job placements or purchases real estate worth a minimum of ,. Experts anticipate that this adjustment in legislation will cause an influx of Asian investors. Indeed, Pine Cliffs Resort, a highend, gated development on the Algarve coast, owned by United Investment Portugal, (UIP), has received numerous enquiries from Chinese investors, many of whom have already confirmed their interest and moved forward with the acquisition process. While Mr Leal admits it is still too soon to see the results, he firmly believes it will have a significant positive impact on residential tourism and certainly on the Portuguese economy as a whole. This positive impact will not only assist in selling the surplus of unsold real estate inventory, but also increase the awareness of Portugal as a touristic destination as well as investment opportunities. “The Cypriot crisis is most unfortunate and has had a negative impact on all economies, in particular the banking sector,” he says. “It has clearly eliminated the confidence in the banking sector as we know it. QUINTA DE MANIQUE ESTORIL During the 17th century the religious orders of Saint Francis and Saint Augustine took residency here at Quinta de Manique. Arabian delights After a period of slow down and uncertainty, much is happening on the new United Arab Emirates’ property front. We take a look at the latest developments and upbeat forecasts for Dubai and Ras Al Khaima A steady stream of news has broken about luxury branded developments in Dubai. New projects from developers such as Emaar and Nakheel are being met with strong demand by owner occupiers and investors who queue to ensure they secure properties on the day of release. All this combined with steady monthly price rises is certainly painting a positive picture of the current Dubai property market. The optimism of Dubai developers has resulted in rapid price increases for the city’s prime real estate. For example, five-bedroom villas at Victory Heights on the Els Golf course selling at AED .m in February are now selling at AED .m. This represents a capital growth of per cent in less than months, almost unheard of in the current global economy. So far in , Dubai has seen a - per cent increase in prices across most freehold areas with villas in particular reaching the dizzy heights of mid- pricing levels again. Mark Wellman-Riggs, managing director at Crompton Partners, Dubai’s first licensed estate agency, explains, “Annually, the number of expatriates arriving into the UAE is increasing, people are looking for quality residential apartments and villas on established developments and

Whilst the cyclical property sector will naturally go through periods of boom and bust, the recent return to widespread development may be ringing alarm bells for some. There’s naturally speculation as to whether another crash is just around the corner if development is executed at an excessive scale and pace.

It is imperative that all stakeholders adopt well-researched, ethical and sustainable practices to support a maturing, lengthy and fruitful industry.” Cluttons, which has had a dedicated Middle Eastern presence since , reports that over the past months positive economic activity driven from tourism and business has led to fresh property developments and confident property investment throughout the Emirates. Renewed confidence
Transactional levels and improved confidence have clearly encouraged developers in the region. Nakheel announced the sales of plots in Jumeirah Village Circle and Emaar announced an expansion of their Arabian Ranches development with a ‘Casa’ villa scheme. On a larger scale, previously shelved projects have raised their heads again, including the announcement of a new ‘Mohammed Bin Rashi City’, a city within Dubai. Although a long
