Regular readers may remember that I was heading out to Alaska at the time of writing in the last issue.

I’m glad to report that the world’s last frontier, as the country is known, is every bit as exciting as it sounds.

Within minutes of leaving the airport at Anchorage we saw a young black bear ambling along the road and moose grazing in gardens.

During our two-week stay we took a catamaran cruise to view humpback whales and their calves, sealions and whole rafts of river otters. Another boat trip involved drifting down river taking in the rapids, kept on course by only the occasional dip of the oars.

One short flight took us out to explore a glacier high up on Mount McKinley while another took us out to land on a remote beach where we could view brown bears and cubs hooking clams out of their shells using enormous claws. They are so well fed and content that our guide (who was unarmed and without pepper spray or any other form of deterrent) allowed us to view safely from just 30 feet away. Quite an experience!

arm and welcoming, practical and functional, a kitchen has to be many different things rolled into one living space. Michelle Haim Davidson, creative director at Fanny Haim & Associates in North Miami Beach, Florida says, “In some cultures, kitchens are considered to be a sacred space, and we happen to agree. The kitchen has become a social hangout, and for many has essentially become the focus of the home.

“There is a tendency to congregate in the kitchen, perhaps because it is often the single most used space in a home, for more than just cooking. It has become a more integrated and versatile space where socializing, entertaining, and working have all become normal kitchencentric activities, which is why designing a kitchen these days means more than cabinets and a cooktop.”

When creating a concept for a kitchen, Michelle explains that the first thing she does is to design from the

inside out. “The goal is to maximize storage whilst creating a functionally sound kitchen space where comfort and convenience are never compromised. The major appliances are the genesis of the kitchen design, as their size, location, and function dictate the overall agenda. Beyond this crucial trifecta of variables, we also always make sure that there is enough counter and workspace around the appliances, making sure that there is reasonable circulation so that doors do not get in the way. When it comes to lighting a kitchen, we like to use a combination of lighting solutions, not just to illuminate the space for efficiency and functionality, but also to create unexpected lighting moments that elevate the space beyond just function and into the realm of magical aesthetics.”

The selection of materials in a kitchen is crucial and durability is the first and foremost feature they need to have. “A kitchen must be designed with nothing but sturdy, hardwearing, and durable materials that can handle the nature of a working kitchen,” advises Michelle. “Quartz happens to be our favourite countertop material, as it is extremely hardwearing, comes in many different colours, and can be easily complemented with most finishes.

Once suitable materials are established, the aesthetic composition is determined by selecting textures and juxtaposing them to create interest. When it comes to colour, we tend to stay away from trends and favour a more timeless approach. We like it when a material’s own natural characteristics and appearance are given a chance to shine against complementary finishes and tones.”

Emerging trends

Over in New York City, Charles Pavarini of Pavarini III Design Associates has a career full of experience in designing and guiding his clients through the design of their kitchens. “In particular, I have found many of the features found in contemporary kitchen design to represent the most emerging trends making them more and more interesting and desirable spaces in which to live and to cook. Very often today we find that kitchens have open shelving in lieu of upper cabinets.”

Mr Pavarini worked with Bilotta Kitchens on the kitchen shown here which demonstrates how the use of open shelving makes the kitchen appear larger. “It also gives places to put prominent decorative pieces as well as china and glassware to make it more accessible,” he explains. “Also notice how having the rough stone on the rear elevation gives great contrast to the smoothness of the cabinet finish, lavastone countertops, and stainless steel.

“Lavastone countertops work wonderfully as they always look very sleek and require absolutely no maintenance.

The material is incredibly strong, completely heat/stain resistant and is devoid of seams and other ‘heavy’ patterns and texture unlike marbles and granites which serve traditional kitchens much better. Also contributing to a minimalist, contemporary look, integrated appliances such as refrigerators, dishwashers, icemakers, and microwaves allow them to blend in beautifully within the cabinetry.”

Many new, contemporary homes have eliminated the formal dining room completely and have incorporated formal dining right in the kitchen. “The result,” says Mr Pavarini, “is a kitchen where friends and family congregate and are involved in the preparation of meals. Rather than just having a breakfast ‘nook’ in a contemporary kitchen, the complete dining experience gives the kitchen a beautiful juxtaposition and richness.

“Very often in a contemporary kitchen, the island takes tremendous prominence: not only for storage, but for informal dining as well. It is often fitted with counter stools, large drawers for pots and pans, and appliances such as wine-coolers and warming drawers. Even pizza ovens are becoming quite popular for Tuscan-style food preparation.” However, Mr Pavarini confesses that his favourite detail is the ‘appliance garage’ which allows you to stow countertop appliances behind a retractable door to keep kitchens looking uncluttered. 

SOLAR ORCHID:

SPARK Architects envision a mobile floating Singapore was built on an intimate relationship with the water, which has historically been an artery of culture, commerce and recreation. However, the recent decades of urban development, industrialisation and land reclamation have largely severed this relationship, deleting most of the traditional kampungs and kelongs from the coast, inland water bodies, and sea.

SPARK Architects’ concept for a floating hawker centre draws on our experience of the city, its culture and heritage, and all that we enjoy about it, to imagine a new relationship with Singapore’s public waterscape. This visionary project imagines a mobile, reconfigurable and sustainable floating hawker centre that could ‘pop up’ in a variety of locations and formats.

The Solar Orchid proposal recalls the mobility of the original Singaporean hawker – the mobile street vendor – with self-contained, solar-powered, lightweight pods. Each pod accommodates one cooking stall (incorporating built-in exhaust, water, gas, electrical, waste collection and water recycling services) as well as table settings. The canopy has been designed as a leaflike sheath incorporating solar-cell film, and would tilt to track the sun.

Multiple pods could be clustered together in various formations to create hawker centres that are able to respond to different locations and conditions.

They would leave no trace of their presence due to their self-contained basis.

The canopy would be fabricated using lightweight ETFE film – the same material used to create the lofty shade structures in SPARK’s award-winning Clarke Quay Redevelopment project. Since then, photovoltaic technology has advanced enough to make feasible the use of solar-cell film to power a proposed hawker pod. The Solar Orchid proposal follows the precedent set by Clarke Quay in terms of place activation with a light touch, the use of passive energy techniques, and the enhancement of existing cultural assets.

The idea of reinventing the hawker centre grew from the widely documented observation that the popularity of the traditional hawker lifestyle has begun to wane. We seek to re-energise the hawker centre typology while retaining the soul of a very Singaporean dining experience. Additionally, we see the potential for new place-activation possibilities, such as temporary hawker bridges across rivers or lakes.

We have a duty as designers to develop and propose ideas and visions that can enhance our cities, as well as contribute to making them more liveable places. History offers many extraordinary examples of visionary projects that remain on paper, serving as vehicles for debate about the future of our cities. Our Solar Orchid proposal is a bold vision unhindered by commercial and planning constraints. In some ways it is a reflection on changing social, cultural and environmental conditions and concerns, so it seems an appropriate time to consider how the best pockets of the city can be harnessed to support the lives of Singaporeans and make them more enjoyable.

he Spanish market may once have been in the doldrums but those days are well and truly gone as agents across the country report increased activity and price rises. Sotheby’s International Realty’s recent half yearly review showed that the beloved Balearic Islands are experiencing the greatest upswing, especially on uber chic Ibiza according to MD Glynn Evans. “This year in particular there has been a constant stream of luxury lifestyle news items relating to Ibiza which show that big things are happening,” he reports.

Luxury brands are flocking to the island, especially restaurateurs. Ibiza is now thought to have the most expensive restaurant in the world, €1,500 per head for 20 courses at the Hard Rock Hotel’s Sublimotion.

“Multi-Michelin-starred chefs, brothers Ferran and Albert Adria of elBulli fame, have just announced that they’re opening a new restaurant in Ibiza in 2015,” adds Mr Evans who believes this culinary addition will make the island even more attractive to buyers.

Numerous other events this year have boosted Ibiza’s appeal such as June’s Gumball 3000 Rally which saw supercars and supermodels flocking to the island. September sees the Class 1 World Powerboat Championship and the Port of Ibiza is getting an €8 million facelift to create a much-improved super-yacht haven. “We’re attracting buyers who have previously had homes in the South of France but are selling up

Buyers have more cash to spend and they are heading to Mallorca, another prime hotspot according to Sotheby’s who have experienced price rises of 4% to 5% compared with last year’s 1% to 2% on the island.

It’s not just prices which have risen, buyer activity has too say agents Engel & Völkers. The price per square metre in some parts of the island has reached record highs. In the south west of Mallorca, where around 40% of all property transactions are made by foreigners, prices of up to €27,000 per m2 have been achieved in one Puerto Andratx street.

Engel & Völkers says that sales by the end of May this year were up by an average of 63% and hot spots include Puerto Andratx in the south west to Son Vida, Palma, Deia and Pollensa in the north. In the south east a new motorway extension from Campos will cut journey times from Palma International Airport, adding to Palma’s growing appeal. The city is already in the spotlight thanks to the growing presence of international designer stores and the government’s lifting of the super-tax on vessels above 15 metres so they can now charter in Spanish waters.

CEO of property consultancy Strategic & Buy, Sheena Campbell-Royle has noticed that interest has definitely been re-ignited in the Spanish market. “The high end residential market has maintained robustness in the most desired areas in Spain, i.e. Barcelona and Madrid, the Balearic Islands and Marbella,” she says. Anyone considering investing in Spain would be advised to act fast. “This is the best time to buy because the high end market has been rising steadily since the end of 2013 and growth levels are between 3% and 8% in the most desirable areas,” Ms CampbellRoyle continues. “Looking ahead, it seems unlikely that these growth trends will change in the foreseeable future although of course they may level out. It looks like the Spanish economy is on track for recovery.”

Palacio Real of Madrid Home to the Kings of Spain from Carlos III to Alfonso XIII, Madrid's Royal Palace is now open to the public. Though no longer the royal family's home, it still remains their official residence. The Royal Palace was built in the 18th century by order of Philip V on the site of the old Alcázar fortress, a former Moorish castle. Sachetti began the works in 1738 and the building was completed in 1764.

There is some debate as to its artistic style; it is thought by some experts to belong more to the Baroque, and by others to the Neoclassical style. A growing international player in the wealth stakes, India is fast becoming a prime destination for high-end property buyers, says Lisa Burn

hen thinking about purchasing property India may not be uppermost in your mind as a location. However, its high-end property market is gathering pace, thanks to increased demand from consumers at home and abroad.

Development and demand generally focuses on large cities, such as Mumbai, Bangalore and Delhi, where space is at a premium and so prices are correspondingly high.

According to R K Arora, chairman and managing director of Supertech, the luxury segment has double-digit growth potential as people’s growing income and aspiration levels reach new heights. “At a growth rate of more than 20 per cent, India has the fastest growing number of high net worth individuals in the world and real estate comprises nearly 40 per cent of their investment portfolio.”

This is backed up by the 2014 Knight Frank Wealth Report, which shows India in sixth place in the top 10 countries for billionaires last year (having a total of 60) with 98 per cent growth expected over the coming decade. “By 2023, only three countries in the world namely USA, China and Russia will have more billionaires than India,” says Dr Samantak Das, chief economist and director of research at Knight Frank India.

Looking ahead, UK Sotheby’s International Realty is planning a rapid expansion throughout the Central London market in both sales and lettings, focusing on properties valued north of £2m. “We believe that there is a service gap in this segment of the market,” explains Mr Mitchell, “and by delivering exceptional service, bringing in the best talent, and executing a creative marketing strategy, we will be in a position to become market leaders in the luxury property sector.
