Welcome! There are so many wonderful places to visit on the planet that my personal wishlist seems to get longer rather than shorter as I get older! This issue we are featuring New Zealand where I spent a glorious holiday exploring both the north and south islands and Canada which is top of my ‘must-visit’ countries at present. While I won’t be ticking it off this year as we are eager to spend as much time as possible sailing our new boat locally, 2016 sounds promising. Closer to home (literally as I own a Grade II listed cottage), we’ve included an article on buying a listed property with a host of fabulous examples currently on sale in the UK. It looks into the different levels of grading and offers expert advice on what you can and can’t do to upgrade such a building to 21st century living expectations. I had to have my home restored after a tidal flood last year and the whole meticulous process was fascinating. Specialist plasterers from a long established family firm were found to apply new lathes and several layers of lime plaster mixed with horse hair. Although the flooding was traumatic, I felt privileged to be able to watch such skilled craftsmen at work in my own house.

The Liang Dian Design Centre on Dongsishitiao is home to the new SPARK Beijing office; occupying 500 square meters on the second floor of a three story office building form the late 1980’s. An annex glass box had been added to second floor of the existing building allowing for the exterior brick façade to be experienced as an interior space. “We looked at the present configuration of the space and decided to keep it uninterrupted while inserting our office program” says Spark’s Beijing director Jan Felix Clostermann.
The model making room, themed as “the ply room” is accessible via multiple routes through an extreme vertical space of what used to be a stairwell core. The flux of the reception area, meeting room and kitchen can be discontinued via floor to ceiling swivel doors whenever activities require it. “The architecture profession fuels on idea exchange, so we sought to provide open collaborative spaces that are fun, where people want to be” says Spark’s Beijing director Christian Taeubert.
The space is loosely zoned into a main work area, kitchen and gathering space, a large meeting room area, a model making room and smaller meeting room. Demolishing the window up stands of the existing brick façade towards the glass box gave way to a much desired permeability of the space. Alongside the main work space a continuous wall of metal cladded swivel doors allow for a playful and flexible configuration of “open and close”. When closed the metal panels catch subtle reflections of the surrounding office environment, while becoming a 20m long “wall of imagination” inviting project teams to pin up- and discuss their work.

Landscape Painter of the British Isles with a Quietly Poetic Vision Garry Pereira has made his home in Norfolk, where he loves the vast skies, wide expanses of coastline, and above all, the waves. He is addicted to capturing the transience of changing waves, each one an ‘individual portrait’. For this exhibition he has been inspired by his own ‘patch’, as well as travelling around the countryside of Suffolk, Cambridgeshire, Yorkshire, Scotland, Wales and Ireland, choosing to paint 12 x 12cm panels on board, to fit materials into one pocket, and a panel in the other. He looks for landscapes that are ‘everyday, not necessarily dramatic’, although ‘in Wales the two are bound together.’ In Scotland he loves the ‘contours, the stubbed grass, the dark granite surfaces’. The 200 miniature panels are intentionally unframed with crisply painted white edges, while the eight larger works are worked up from selected images of the miniatures. Pereira makes the stretchers and canvases himself, he often grinds his own paints, and has studied the craft of paint making in Rome. et’s face it, for most of us, it is all too often, breakfast on the go, lunch at our desks and dinner on a tray in front of the TV. Meals, shared with family or close friends are, sadly, far too rare and should be treasured. Whether it is for Christmas, Thanksgiving or a Chinese reunion dinner, a birthday celebration, or a proposal, it is often times spent seated with loved ones around a dining table that form our most cherished memories. And, as the setting for so many special moments, the design of the dining room is key to cultivating the optimal environment. Nikki Hunt, principal of Design Intervention, advises, “Good design is the creation of a space that looks good and functions well. Great design has the power to affect mood by infusing a room with an atmosphere that can influence the way we feel. And nowhere is this more important than in the dining room. A well-designed dining room will stimulate and encourage lively conversation. It can embolden us and inspire us to be animated, even romantic. The dining room is an area of the home where the designer can afford to be bolder and explore a touch of drama in the design. “This is a perfect example of a dramatic dining room (picture 1). Guests to this table will definitely feel special and glamorous.

The dark silk wall-covering creates a moody, intimate vibe and the Chinoiserie panels add a romantic feeling. The high back dining chairs envelop their guests with comfort encouraging them to linger and enjoy the evening. Soft light bounces off the gold leaf ceiling casting a glow akin to candlelight, creating an intimate, romantic feeling. “The black and white lines of this dining room (picture 2) form a crisp backdrop for an evening of glamorous entertaining. The injection of chartreuse lifts and brightens the room, balancing the stark bold lines. restige Global Designs believes the essence in achieving a welldesigned, contemporary dining room is largely determined by three important factors: lighting, ergonomics and colour. Michael Ong, managing director of Prestige Global, explains each one in more depth. “In addition to the general lighting - a contemporary dining room should be well equipped with dimming features for the hanging, cove lights and wall lamps for ambiance. The type and designs of these lights will depend on the design or colour theme of the dining room. “Although having a chandelier or a cluster of hanging lamps (in their correct proportions, that is, depending on the size of your dining room) can be a cliché to some and not always a must – it is undeniable based my 20 years of experience, that such decorative lights (if selected correctly) will definitely conjure a sense of grandeur and create aesthetics impact or ‘wow factor’ to your dining room.” As for ergonomics, Michael stresses that the finesse and art of creating a comfortable dining room means more than just buying a set of dining table and chairs and placing it in the room. “Proper space planning that ensures there is sufficient space (at least 30cm apart) between each chair and decent space to manoeuvre behind the dining chairs for serving is critically important to prevent accidents from happening. Therefore – be extra mindful and careful to select a dining set of the correct proportion and it’s always advisable to opt for furniture without sharp corners that may cause unnecessary injuries that will otherwise dampen a happy occasion.” Michael advises that another good litmus test as to whether your dining room is welcoming or not will depend on the proper understanding, knowledge and application of colour. “This applies to the selection of your furniture upholstery, wallpaper, window treatment and carpets, etc. Ideally, warm hues such as masala and burgundy are better and ‘safer’ choices, especially when it comes to designing commercial hospitality spaces such as restaurants. “For private residences it can be very subjective as individual home owners from various cultures will have different levels of tolerance and acceptance. For example – to the Chinese, having a blue and white theme can be inauspicious. first saw the Ferrari F12 Berlinetta at Maranello over three years ago. It’s hard to believe but Ferrari makes a sculpture out of pit clay before they transform the car into aluminium, steel, leather and a variety of exotic materials. The full-sized clay model was on show in the design studio and looked stunning. Upstairs alongside the production line, the first pre-production car was ready for inspection. Being one of the first to see the real car before its launch was a real privilege. However, although the car was launched in 2012, you probably won’t chance upon one even now as they are so rare. The onset of winter and the huge power this car produces delayed my opportunity to try out the press car. I was informed that using all the power without care would spin the massive rear tyres without any problem at all. Don’t let that fact put you off though, the driver’s brain still controls the right foot so I took the car to a large deserted private road to experience the full power. The car wheels spun in first, second and third and then the speedometer read over 100mph - yet the car also demonstrated its docile and comfortable ride while driving in town. Heated seats and cruise control are also present but the cruise button is actually labelled ‘pit lane speed’. Stunning from any angle and probably one of the best looking cars ever designed, this is also Ferrari’s most aerodynamically efficient model. I would be happy to drive the car on long journeys, perhaps a European grand tour, knowing it would deliver me to my destination fresh, providing I adopted a steady pace. The car is warranted for four years but this can be extended for up to 12 years. In addition there is a seven-year maintenance programme covering servicing, original parts and labour, Ferrari are the first car manufacturer in the world to offer this and it can be transferred to the new owners if the car is sold on.

etting a foothold in the London market is a long held dream for many: who wouldn’t enjoy a pied a terre whenever you fancy a trip to see the capital’s bright lights? Buyers at this level know that - along with reaping the benefits themselves - they are also buying a stake in one of the world’s most secure and stable property markets with a sound track record. In recent months buying agency Black Brick has noticed a buoyant market thanks to what it calls ‘buyer friendly conditions in the sub £2 million market’. Investment opportunities, it adds, are also strong as increasing demand continues to outweigh supply in the rental market, driving up rental yields. MD Camilla Dell says, “New client sign-up has been surprisingly strong. Many buyers have been waiting for weaker conditions and vendors are more open to negotiation now than at any time over the past six years. Budgets run the full spectrum of prime London prices from below £1 million to above £20 million, and clients are a mix of domestic and overseas owner occupiers and investors.” The lower stamp duty rates announced last December have been a driver for the bottom end of the market as well as properties which fall below Labour's proposed Mansion Tax threshold says Ms Dell. “All deals completed in recent weeks have been below £2 million, including a three-bedroom house in Hammersmith bought for £1.3 million for an Asian client, which we negotiated £80,000 from the asking price. We also sourced a fantastic one-bedroom flat for an investor client from the UK, bought for £865,000 with a 3.5% rental yield.”

f you’ve always held a wish to own a property of historical or architectural importance, be aware that it is almost certain to be listed. In England there are approximately 374,081 listed building entries and even gardens and landscapes, such as parkland in front of a country estate, can also be listed. Tom Hudson, director at Middleton Advisors comments, “The Cotswolds have more listed buildings than any other region in the UK, therefore buyers looking across Gloucestershire
and Oxfordshire need to be aware of the responsibilities that come with owning such a building. This does not, however, preclude listed buildings from extensive renovation and restoration. With quality, experienced advice and a well thought out scheme, it is possible to create stunning house, sensitive to the history and character of the building.” Alex Newall, managing director of Hanover Private Office, advises, “Foreign buyers, are wary of old listed buildings because they are concerned they won’t be able to make changes to them, to bring them up to the luxury and high tech standard they expect. However, listing is not a preservation order to prevent change, it is an identification stage where buildings are marked and ‘celebrated’ as having exceptional architectural significance or historic special interest, before any planning stage which may decide a building's future. “If a property is listed it does not freeze a building in time, it simply means that listed building consent must be applied for in order to make any changes to that building which might affect its special interest. ith its remote geographical location, New Zealand was one of the last lands to be inhabited by humans. But you’d never guess it today as high-end buyers head to this beautiful destination in search of their dream homes. Set in the Pacific Ocean, New Zealand consists mainly of two islands, the North, Te Ika-a-Maui and the South, Te Waipounamu, although there are lesser-known, small islands too. Around one and a half thousand kilometres east of Australia, visitors love the country’s varied topography. Along with soaring mountains and unspoiled beaches there are plenty of urban
attractions especially the cities of Wellington and Auckland. New Zealand scored highly in the recent Mercer Quality of Living Survey – Worldwide Ranking. Auckland was 3rd with Wellington in 12th place. The luxury property market is as varied as the landscape and you find stunning examples of high-end homes scattered across this long thin country. Confidence in New Zealand’s booming economy is attracting buyers keen to cash in on low interest rates and move to a country known for its wide open spaces but many agents attest to a lack of stock thanks to a shortage of land in prime locations. Jane Guy, managing director of Premium Real Estate Group is based in Auckland, New Zealand’s most populated city thanks to above average immigration. Her particular focus is on the North Shore, about 15 minutes from Auckland’s CBD where she sees growing interest

from around the world. “As the US and British economies have improved, the USD and British Pound have strengthened against the NZD resulting in increased offshore buyer activity for the higher value residential markets. Chinese buyers are also moving into the luxury end of the residential property market.” Like many agents, Ms Guy feels that interest in the luxury market will remain active for at least the next two years. “New Zealand is seen as a stable country with low inflation, a strong economic outlook and strong gains in net migration,” she says. Buyer interest is currently focused on Ponsonby, Grey Lynn, Parnell, Remuera and the Eastern Suburbs city side which all have buoyant markets. “The North Shore areas of Devonport, Takapuna, Milford, Castor Bay, and the East Coast Bays have beautiful family beaches and command high prices.” Ms Guy also tips Coastesville for its country lifestyle and proximity to the CBD and beaches. The second home market is strong in the beachside playground of Omaha and increasingly Mangawai and Waipu Cove. “Coromandel, an hour south east of Auckland, is also popular as is Queenstown in Central Otago as a second home location for the Auckland and high net worth NZ market along with wealthy offshore families.” Bayleys Real Estate’s MD Mike Bayley pinpoints New Zealand’s growing stature as a tourist destination as one reason for the influx of international buyers although he believes this remains a small portion of the market overall. “From an international perspective, our top-end commercial and industrial buildings and dairy productive land have both proved particularly attractive for Chinese investors over the past couple of years,” he explains. “Large scale dairy and sheep and beef holdings are still soughtafter by North American interests, while the Italians and French are ever vigilant to snap up viticulture plantings – particularly 104

He has noticed plenty of NZ$50 million+ purchases over the past 12 months. “Most have been in our biggest city, Auckland, and encompass commercial and retail holdings,” adding that price records have also been set for dairy farms in the milk-producing provinces of Waikato and Canterbury. David Penrose is an associate of New Zealand Sotheby’s International Realty and covers the Southern Lakes region which includes Queenstown, Wanaka and Cromwell. Describing the luxury market here as ‘very much alive’ he pinpoints several factors for stimulating the market. “These are New Zealand’s sound underlying pace of growth, stable interest rates, a sound economy, and an influx of immigration into New Zealand as individuals see this country as a haven to live and raise a family.” Mr Penrose finds that international buyers are the main drivers in Queenstown and Wanaka which both have a cosmopolitan feel. “A large portion of this region has ownership from all over the world as individuals sense that it has a feel similar to that of places such as Zurich. In fact it has been described as the Switzerland of the South Pacific,” he says, pointing to the country’s landscape, scenery and amenities as strong drivers for buyers of luxury homes. New Zealand may be thought of as the most remote corner of the globe but Mr Penrose believes that more high end buyers will soon look to make this lovely corner of the world their home. “Individuals are purchasing not only for lifestyle and investment but are moving here on a semipermanent basis, particularly given that in today’s world you can work from virtually anywhere in the world,” he says. 106

The outcome of this for real estate has been beneficial, with the market continuing to grow at a similar rate during the global crisis as before, according to a 2014 report from Savills World Research.
