attersea, situated in South London, has emerged as a prime residential location, with historical charm and modern amenities. “Undoubtedly, South London’s prominent landmark is Battersea Power Station,” says Sian Louise Tangney, Head of Sales at Knight Frank Battersea & Riverside. “The Power Station has undergone a redevelopment, which has had a substantially positive impact on the local area, improving accessibility with transport links, whilst creating a hub for shopping, socialising, and culturally diverse restaurants.”

Guy mentions that demand for apartments has surged due to the redevelopment, while family houses remain popular for their perceived value. He also notes that the new connectivity of transport with the Northern Line Extension has added to the benefit of commuters.

The Urus APPEAL

ince the Lamborghini Urus was launched in 2017, it has become their most popular model and has the capability to be a daily driver. It has also earned a reputation as a solid, reliable car that can take a whole family on holiday across continents with capacity to carry all the luggage with room to spare. The spacious cabin offers four people a comfortable ride with very little road or engine noise, provided the driver avoids the temptation to play with the exhaust settings. The Bang & Olufsen sound system can outplay the engine without distorting the music if you want more of a party atmosphere.

The Performante is the apex version, with more power and style enhancements, including lots of carbon fibre, adding detail while lightening the weight of the car. Most notable are the bonnet and roof displaying the carbon weave rather than being hidden under paint. The interior is exquisite, with more carbon fibre, while the seats, trim, and roof lining are covered in Alcantara and contrasting leather with matching stitching.

The engine is upgraded to produce 657 hp with improved downforce, while being 104 lb (47 kg) lighter than other versions. Lamborghini claims a 0-100 km/h (62 mph) time of 3.3 seconds and a top speed of 306 km/h (190 mph).

The car has an incredible amount of settings and switch gear that have to be learned to get the most out of the car’s performance and drama when you want it. There is hardly any roll through corners, making it usable for track days, and the four-wheel-drive train will help it outpace typical sports cars that, by all appearances, shouldn’t be harried by a car of epic proportions.

LAMBORGHINI URUS PERFORMANTE UK DESERT ADVENTURE

One of the biggest markets for the Urus is the Middle East, where owners often head into the desert for a spot of dune bashing. There are no deserts in the UK, but there are a good number of British beaches with sand dunes to test the car’s abilities. It is normal to let almost all of the air out of the tires when arriving at the desert, as the partially deflated tires provide a larger surface area to spread the weight and power delivery without burying the car’s wheels when applying too much throttle. The 23-inch wheels are huge and also wide, and I was able to drive on soft sand with ease.

I found what I thought was the perfect location in Northumberland to photograph the car, and being early spring, expected the beach to be deserted, but it wasn’t. You see, Northumbrians are very resilient, putting up with wild, freezing weather and furious offshore sea breezes, so 10 degrees Celsius was warm enough for a few families to grab their picnic baskets, blankets, buckets, and spades and, to their amazement and surprise, see a large growling green monster of a car come rolling over the dunes toward them. Certainly not a sight they would have expected.

MOTORSPORT NOSTALGIA

The 81st Goodwood Members’ meeting

The Goodwood 81st Members’ Meeting gives classic racing fans the first opportunity of the year to revel in nostalgia for the golden years of motorsport. The event is now so popular it was a sellout months ago, and the capacity crowd was not disappointed watching cars dating from 1910 to 1982 being driven by living legends.

Daffodils edged the track and grandstands to remind everyone that spring is here at last, and almost everyone dresses well for the occasion. Goodwood may well be the bestdressed event in the UK. Scottish tweed mills must have thanked their blessings for this event. Thirteen races spread over two days running into the evening gave crowds the opportunity to watch the racing, visit the stalls and pavilions, tour the paddocks, meet the drivers, and enjoy the many restaurants and food outlets.

One of the races marked the 60th anniversary of the Ford Mustang, where 30 cars blasted around the track for 45 minutes. The racing was very tight as it was

a one-make challenge, giving pro racing drivers a rare chance to show their talent rather than have the higher-powered cars take some of the credit.

And to think this track was closed to racing in 1966 after 18 years, lying dormant other than for car testing until the present Duke of Richmond had the circuit painstakingly restored in 1998 to how it looked back in

1948. The collection of rare racing cars, some worth many millions, are raced to win.

HISTORIC RACE

THE RETURN OF MILLE MIGLIA

The Mille Miglia, one of the most historic motor racing events in the world, returned from June 11 to 15. This 2200-kilometre road race, featuring cars built between 1927 and 1957, started in Brescia, Northern Italy, and followed an anticlockwise route through Turin, Viareggio, Rome, Bologna, and back to Brescia.

This year, 400 cars participated, with many shipped in from all over the world. The race, first held in 1927, draws significant crowds, with around five million spectators along the route. The modern version has been modified for improved safety, but it remains a sensory feast for participants and spectators alike.

Initially, most contestants were Italians driving Italian cars. However, as the race’s fame grew, it attracted renowned foreign drivers like Stirling Moss and Juan Manuel Fangio. Many of the historic cars that raced in the original event participated this year. The Mille Miglia helped make grand tourers such as Alfa Romeo, Ferrari, Maserati, Mercedes-Benz, and Porsche famous.

LONDON’S PREMIER CAR SHOWCASE

E-types, from the first road-registered example to the last of the marque, were on display at this year’s London Concours. The event featured some of the world’s finest cars in the gardens of the Honourable Artillery Company, in the heart of the City of London in June.

The cars were arranged around the cricket pitch and lawns, with the entrance framed by two ceremonial field guns and the historic Armoury House, headquarters of the HAC since 1735. Overlooked by the financial centre’s towering buildings, this rare green patch hosted the event. Car owners submitted proposals to the London Concours Steering Committee for selection, with a £95 display cost, including entrance for two people. The three-day event included a sale of rare cars and memorabilia by Iconic Auctions, entertainment, all-day fine dining, and a champagne garden.

Upcoming Grand Event: The organisers have planned an even grander event at Hampton Court from Friday, 30th August, to Sunday, 1st September 2024. TURNER: ART, INDUSTRY & NOSTALGIA

ith Joseph Mallord William Turner (1775-1851) we might think of Grand Tours, Venice, Rome, the Swiss Alps, and of course the Thames river in London, but rarely of Newcastle-upon-Tyne. But the city is one of several that this most famous of British painters visited and sketched in the early 1800s when he visited the North East and also toured Scotland.

Now it has a chance to link something of its former industrial life to the prolific artist.

The centrepiece of the exhibition which explores the rise of steam power and industry in Britain is The Fighting Temeraire (1839), on loan from the National Gallery as it celebrates its 200th birthday.

The work is of particular relevance to the North East, with ship building still very much part of the identity of the region. The well known work is a tribute to the ship HMS Temeraire, which played a distinguished role in The Battle of Trafalgar in 1805.

The painting shows the final journey of the ship as it is towed along the river Thames by a tug towards its

final berth in Rotherhithe to be broken up for scrap. It is significant for the North East and its industrial heritage that the two steam tugboats that pulled the Temeraire in reality – the Samson and the London – were manufactured on Tyneside. In addition to bringing together over 20 works by Turner, the exhibition includes other important pieces by artists including Tacita Dean, Chris Killip, L.S. Lowry, and James McNeill Whistler.

FRAGILE BEAUTIES

Half a century of photographs are on show at London’s Victoria & Albert Museum, offering everything from celebrity portraits to front-line warfare footage. AI is there too.

The works come from the collection of Sir Elton John and David Furnish and reflect their style – lots of glamour, a bit of kitsch, a touch of gloom and much that is thorny and difficult. Among the 300 images on show are many that will be familiar – Ryan McGinley, Dakota Hair, Nan Goldin’s Taboo! In the Bathroom are among those seen very recently.

Not surprisingly there’s rather an overwhelming amount of celebrity here but there are also gritty images of real people such as the self portrait by Tyler Mitchell and Bruce Davidson’s shot of a cross archetypal 1950s white woman sitting next to an equally moody black girl at a soda bar and weirdly captioned Black Americans. The section called Desire presents pictures of nude men that strays well beyond the decent. If you are easily shocked this exhibition is probably not for you.

Perhaps letting the public view the alter egos of John and Furnish via this collection of photographs will feel like a privilege but one cannot help feeling that some of the material is a bit over-exposed. The Falling Man by Richard Drew – a picture of a person leaping from the World Trade Center on 9/11 – is an example.

As the exhibition concludes it moves into vibrant and abstract work, a clever curatorial trick, with one of Trevor Palgen’s AI works from the series Bloom in which trees covered in blankets of pink blossom take us into the mindset of a computer. Given the complexity of thought behind the works in other rooms, this AI image turns out to be the simplest definition of Fragile Beauty.

WOVEN HISTORIES

illiam Morris would be among the many turning in his grave at the suggestion, which has somehow crept into modern art commentary, that textiles are a lower form of art. Even today some curators and indeed artists seem to have a lingering prejudice that textiles are generally speaking “decorative” – craft rather than art.

All that is beginning to change and – as for example at the current Venice Biennale – textile art in many forms has come into fashion.

The late Filipina artist Pacita Abad is finally getting a posthumous retrospective in New York. Largely self taught, Abad is best known for her “trapunto” –stitched and stuffed canvases with quilt-like textural elements.

A Marcos regime refugee, she spent her life crossing continents and absorbing new influences. While the show at MoMA ends on September 2nd, the accompanying catalogue is vibrant and important recognition of her work.

Among other exhibitions in which textiles play a core role is the major travelling show, Woven Histories, which arrives next month in Canada from the USA. This aims to reshape the view of textile art by exploring the relationship to abstract art over the past century.

The show looks at pivotal moments in history that influenced textile production and art making. It notes how dress as a mark of identity and resistance played a key role in the liberation movements of the 1960s and 1970s. What you wore was also a way of saying who you were. Also during this period Indigenous artists such as Jeffrey Gibson (Mississippi Band of Choctaw Indians/Cherokee Nation) began to draw on their forgotten and (sometimes forbidden) heritage of textile art.

The “humble” basket and raffia weaving, so crucial to cultures throughout history and long venerated in Japan, also stepped back into the limelight in the 1960s, when Ed Rossbach championed the art form.

In the 1990s, the rise of digital technologies revitalised geometric abstraction in new terms; electronic hardware and algorithmic data began to inspire the textile-based works of Marilou Schultz and Analia Saban among others. The question of the mass-production of textiles and fashion and the consequent environmental and social costs is also addressed in this ambitious show with its rather over-didactic texts.

One problem with textile art is that reproductions cannot do justice to the article because the tactile qualities are missing. Most textiles need to be touched, worn, or walked on if possible, and if that is not possible, which is the case with any museum object, at least seen in the flesh.

This exhibition tries to bridge that gap by showing a variety of techniques including weaving, knitting, netting, knotting, and felting. However by limiting itself to the connection with abstract art – a vague concept at best – Woven Histories disappoints. The immense and glorious panorama of this most ancient of arts is passed over in favour of a short span of just 100 years when decline in the craft had undeniably set in.

NICOLE EISENMAN: WHAT HAPPENED

The French-born American artist Nicole Eisenman has, since the 1990s, created some of the most distinctive and indelible figurative paintings of an era in which the genre has proliferated.

Part of what makes the New York-based artist’s compositions so successful is her seemingly effortless layering of references and styles, from Old Masters and canonical Modernists to Socialist Realist murals, pop culture imagery and more to convey a very contemporary sense of alienation. In addition to many of her best-known canvases, the roughly 100 works on view in Chicago include examples of her early drawings and murals as well as her recent large-scale sculptural installations.

VAN GOGH: Poets and Lovers

In case you missed it, the National Gallery is celebrating its 200th anniversary this year. There’s a huge programme of events and the gallery is lending many paintings to regional museums as part of the celebrations. It is also exactly 100 years since the National Gallery acquired two of Van Gogh’s

most iconic paintings – The Chair and Sunflowers. These well-known works will be among exhibits in a forthcoming show of the painter.

It is hard to think of Van Gogh without reflecting on his tragic life. Few painters are as well known, partly because for

decades his works have smashed price records. This started with the sale of one of his 11 Sunflowers to a Japanese company in 1987 for $40m.

Van Gogh famously sold only one picture in his lifetime, to his brother Theo. Few people will be unaware that he also cut off an ear before probably taking his own life. It is hard in light of these facts to look at his works without a sense of compassion. It is even harder to understand why his work was overlooked. He was a genius pure and simple. We see it now; it’s obvious.

The upcoming exhibition spans over five months – that is far longer than most shows. No doubt the National Gallery expect this to be a blockbuster and have wisely programmed it so that people will not be disappointed by being unable to get in – as was the case with last year’s Vermeer show in Amsterdam. Paintings from across the world will be paired with the extraordinary drawings Van Gogh made.

Maharaja Ser Singh on His Father’s Throne

RANJIT SINGH: Sikh, Warrior, King

The Maharaja sits resplendent on his throne before a cloudless blue sky. His silken brocade garments and headdress are draped in swathes of pearls and crystals. Ser Singh is looking very perky and who would not, for on his right arm he wears the most famous jewel of all: the Koh-i-Noor diamond. The Koh-i-Noor was seized from the Afghans by Ser Singh’s father, Maharaja Ranjit Singh, founder of the Sikh Empire (1799-1849) whose life and legacy are explored at the Wallace Collection.

The gem symbolically links centuries of conflict and war with the opulence of courtly life and this is essentially what this exhibition is all about. The Wallace houses an important but little known collection of Sikh arms and armour and the exhibition showcases some of the extravagant items with which Ranjit Singh fought off decades of Afghan invasions to become the Punjab’s undisputed ruler – the Lion of the Punjab – at the turn of the 19th century, with an empire the size of modern Germany. There is an odd marriage of beauty and destruction in these intricately fashioned items that show just how vain warriors could be in their choice of fancy apparel. The most talked about among these is the Turban Fortress, a towering turban laced with deadly throwing knives and other weapons.

Alongside the glittering weaponry and eye-catching armour, the show also presents golden thrones, intricate miniature paintings and exquisite jewellery which allow a glimpse of Ranjit Singh’s wives – some of whom ‘chose’ the grisly ritual of committing suttee (self-immolation) at his death.

Ranjit Singh was both a patron of the arts and a fierce warrior king. Overcoming the loss of sight in one eye due to smallpox, he led Sikh troops against the invading Afghans, took Lahore and Amritsar from rival Sikhs and became Maharaja of the Punjab in 1801. In his ambition for conquest he managed to broker alliances with the British but aware of the dangers of the all powerful East India Company, he modernised his army, recruiting Firangis (Europeans) including Company deserters. His measures ensured stability for decades but following his death the Sikh empire collapsed.

The show also touches on the somewhat bizarre story of Ranjit Singh’s youngest son, Duleep. Known as the Black Prince of Perthshire, he was Queen Victoria’s rather unlikely favourite and the even more unlikely father of the prominent suffragette, Princess Sophia Duleep Singh.

It is worth noting that Duleep, the last of the Sikh rulers, was also the last Indian owner of the Koh-i-Noor. As a puppet king for the East India company, he was forced to give it to the British in 1849. The diamond – which had endured a series of bloodstained and treachery-ridden adventures –today remains captive in the Tower of London’s Jewel House.

Last month

THE NATIONAL TRUST unveiled its cultural programme for 2024

he famed British institution for heritage conservation was founded in 1895 by three Victorians – Octavia Hill, Robert Hunter and Hardwicke Rawnsley – who were united by a desire for everyone to share the beauties of nature and landscape.

Today the Trust cares for 5,000 properties and a quarter of a million hectares of land.

The first building saved for the Trust was Alfriston Clergy House in East Sussex – a 15th century hall house purchased in a state of partial collapse and then restored. The new cultural programme includes numerous restoration projects, among them the Bath Assembly Rooms mentioned by Charles Dickens. A threeyear conservation project has also started at Corfe Castle in Dorset.

Cliveden House in Buckinghamshire, famed as the venue for the dangerous liaisons of John Profumo, welcomes the return of John Singer Sargent’s portrait of Britain’s first female MP Nancy Astor following months of conservation. Nancy Astor will also be remembered for the redecoration of Cliveden House which she and Waldorf Astor received as a wedding gift in 1906.

Addressing what she called the “splendid gloom” of the interior led to some disastrous results, not least the replacement of a decorative tiled floor described in the press at the time as the “finest of its kind ever produced” with flagstones.

The 19th century floor at the entrance had featured a winged Medusa with green snakes entwined in her hair. Acquired by an art collector, it is now in the little known Jackfield Tile Museum in Shropshire. The Trust was later given a replica and that has just been installed at Cliveden.

The Trust is of course responsible for hundreds of thousands of art objects and it has an active exhibition programme. At the William de Morgan Gallery

in Wightwick Manor, art enthusiasts can delve deeper into the technique of stained glass with fragments, preparatory designs and sketches by William Morris, Edward Burne Jones, Ford Madox Brown, and Phillip Webb.

Several Trust properties celebrate the first female Royal Academician Angelica Kaufmann, famed for her society portraits. The National Trust holds the largest public collection of Kauffman’s oil paintings, with 22 works including portraits and history paintings. Kaufmann also features in a forthcoming book Women Artists & Designers of the National Trust to be published in September.

Nay Palad Farm, launched in June 2024, spans 100,000m2 of unspoilt countryside in Ibiza’s wine-making region of Sant Mateu d’Albarca. Owned by former Bayern-Munich goalkeeper and Dedon founder Bobby Dekeyser, it joins its sister property, Nay Palad Hideaway in the Philippines, which reopened after a rebuild in June 2023.

The farm offers six bedrooms and seven bathrooms across a main building and guest house. Facilities include an 18-metre pool, natural pond, yoga yurt, outdoor gym, sports fields, padel court, and saunas. The farm also houses 25 alpacas, horses, donkeys, goats, sheep, and dogs, all managed by an on-site team.

The Berkshire property market has experienced significant shifts in recent years, influenced by new infrastructure developments, economic conditions, and evolving buyer preferences. To understand these dynamics better, we spoke with Jason Corbett of Rowallan Buying Agents, who shared his expert insights on recent trends, key drivers, and future projections for the Berkshire property landscape.

According to Jason Corbett, the introduction of the Elizabeth Line has notably impacted the Berkshire property market. He notes, “The new Elizabeth Line has been incredibly advantageous for Berkshire with Reading, Twyford, Maidenhead, Taplow, Burnham, Slough, and Langley all benefiting from the new transport link with the new line taking them much further in the city. It’s now possible to reach Canary Wharf from Reading in just over an hour.”

This improved connectivity has significantly increased property values in several towns. Jason highlights, “In Reading, detached homes have grown in value by more than 50% over the last decade. In 2014, the average detached home cost £430,450, and now the cost has risen to £663,972. Slough has also experienced high growth in the same time for a detached home from £363,899 to £592,454. Much of this growth was achieved between 2014 and 2016. The announcement of the Elizabeth Line will have undoubtedly played a part by driving up demand for homes within these towns.”

Windsor remains a focal point in Berkshire’s property market. Jason explains, “There’s long been a focus on Windsor when it comes to property in Berkshire because everyone has heard of it as a locality. Windsor’s town centre has a cosmopolitan

feel and is popular among buyers from London who are also attracted by its closeness to the Capital, the Thames which flows through the borough, excellent schools, and its proximity to Heathrow.”

Windsor’s historic and cultural significance, combined with excellent transport links, makes it a highly desirable location. Jason adds, “Windsor’s property prices rose in the wake of the pandemic as remote workers chose to exit London and set up home within this unique Berkshire town. In January 2021, the average detached home cost around £890,000, this has now risen to over £1million.”

Looking ahead, Jason anticipates varying impacts across different market segments. He states, “The Berkshire property market at £4-5 million and above is unlikely to see any major reaction to economic conditions or government policies other than usual fluctuations. Demand for properties below £1million will most likely remain steady but this sector is much more sensitive to any kind of market pressure such as rising interest rates.”

He also mentions an increase in demand for properties within the £1-5 million range, although buyers are cautious about their budgets. “Demand has increased among buyers since the start of the year for the market above £1million and up to £5million but they are fiercely protective of their budgets,” Jason says.

For prospective buyers and investors, Jason emphasises the importance of market knowledge and negotiation skills. He advises, “A buying agent is crucial in the kind of market we’re currently in because they’ll research the true value of the property to ensure their clients do not overpay. Buying agents who have years of estate agency experience behind them can also help their clients mitigate their risk with the type of property they buy.”

Jason suggests that current market conditions present opportunities for savvy buyers. “There are good discounts to be had in the property market if buyers know where to look, particularly for those who have a skilled negotiator acting on their behalf,” he explains.

Berkshire’s property market is distinguished by its stability and high-end offerings. Jason highlights, “Overall, prices in Berkshire have remained robust despite market pressures such as rising rates and inflation. At the very top end, a house on the River Thames at Cookham, north of Maidenhead town centre, will cost around £5 million but this includes a private island, six-bedroom house, complete with croquet lawn and swimming pool.”

I saw a property recently that was priced at £15m and we walked away; two weeks later the price had been reduced by £1.5m.” This cautious approach is essential given the current high valuations and potential for price adjustments.

Areas such as Penn, Amersham, and Beaconsfield remain in high demand for the amenities offered, yet retain a semi-rural feel and it’s easy to reach London by both road and rail.”

Jason Corbett of Rowallan Buying Agents sheds light on the distinctive features of Surrey’s property market and the factors shaping its dynamics.

“Analysis carried out by my firm across 10 Surrey commuter towns found there was an increase of more than 40% in sales of homes for £1million or more between January 2023 and September 2023, compared with the same period in 2019, meaning Surrey’s prime market remained robust against a challenging backdrop which hit the South East last year following a drop in overall agreed sales and sentiment. The numbers showed that 630 homes changed hands for £1m or more across the 10 Surrey towns (Guildford, Cobham, Dorking, Reigate, Weybridge, Haslemere, Farnham, Epsom, Woking, and Godalming) between 1 January and 30 September last year. That’s up from the 446 £1m-plus homes sold during the same period in 2019.

“We also found that one in five homes were bought for £1m-plus in Cobham, Reigate, Weybridge, and Farnham between January and September last year. This is a shift from the same period in 2019. During that time, just two of these towns - Cobham and Weybridge - achieved at least 20% of transactions at £1million and above. This highlights the ongoing demand among buyers for the very best homes in the county, despite mortgage rates and inflation remaining unsettled.

“There is evidence on the ground, though, that following the Easter holidays, the property market has really switched on with buyers, who have been previously silenced by the lack of stock, are now flocking to the best houses and being prepared to pay prices which stretch recent records.

“Buyers will often choose to purchase in Surrey due to its close proximity to the Capital, with popular towns such as Cobham, Weybridge, Guildford served by direct trains into London, some taking as little as 30 minutes. Alternatively, it’s easy to drive to central London in a little over an hour via the M3 and A3.

“Wherever you choose to buy in Surrey, you’ll always be close to, if not in the British countryside. The Surrey Hills - classified as an Area of Outstanding Natural Beauty stretches across a quarter of the county. The chalky slopes of the North Downs extend south to the dense woodland area of Greensand Hills. Rich in wildlife, woodland, and attractive market towns and villages, the area provides some of the best walking across Southern England. There’s also plenty of opportunities for keen golfers with Wentworth Golf Club, Beaverbrook, St George’s Hill, Burhill, Effingham, and The RAC dotted across the county, while horse racing is popular with courses at Ascot, Sandown, and Epsom.

“Buyers will often choose to purchase in Surrey due to its close proximity to the Capital, with popular towns such as Cobham, Weybridge, Guildford served by direct trains into London, some taking as little as 30 minutes.”

“Above the £4m price point, the market will remain largely unaffected by economic factors and government policy because at this price point it’s less likely to be impacted by matters such as mortgage rates and inflation. Many of the buyers within this high-end sector are cash purchasers.

“We’ve noticed that until recently the volume of homes at £1.5m+ coming to market is on the rise, however, supply is outpacing demand, meaning there have been good discounts to be had for those who can negotiate well. However, currently there does appear to be a slight resurgence meaning that strong negotiation is required to achieve the best price.

“Below the £1million mark, demand is likely to remain steady but this market is more sensitive to interest rate rises so it’s likely we’ll see some fluctuations over the next 12 months as the market responds to the headwinds such as a possible new government.

“There are many off-market homes sold in Surrey which are kept off the internet and not listed on any of the portals or even estate agents’ websites. Around one in 10 homes are now sold this way with up to 40% in the higher price ranges in prime locations. Competition for these homes is fierce due to being offered to only a very select list of buyers. Shrewd buyers are starting to realise that their gateway to viewing properties in this hidden and exclusive world is by hiring a buying agent.

“My analysis found that despite house prices reduced across Surrey as a whole by an average of 2.4% in 2023, Mole Valley bucked the trend by experiencing an average price rise of 4% from £562,160 to £585,689. This was likely a knock-on effect of the pandemic. I attribute this to the large influx of people who moved to the countryside in the ‘race for space’ but still wanted to retain a foothold in London, albeit via the railway network.

“Taking the average Mole Valley house price from Dec 2019 of £470,901 into account, the numbers show house prices have risen over 24% in this area from then to Dec 2023 which is a large increase in four years.

“Mole Valley is a stunning area and is about 90% countryside with much of it sitting in the Surrey Hills Area of Outstanding Natural Beauty but a fast and direct train from Dorking to London takes just under an hour. It’s more affordable compared with Elmbridge but still comes with all the trimmings people expect from moving outside of London such as farmers’ markets and community spirit.

“Surrey has some of the highest property prices within the UK with the average price of a home reaching £495,000 in February. Last year, 27 properties sold at £5,000,000 or

more. It’s set apart by the huge variation in house prices, with Elmbridge borough - home to Cobham - now averaging £1.3m for a detached home while the borough of Spelthorne averages £727k for a detached home, so the difference is vast.

“Surrey’s property market is one of the most dynamic with its affluent residents, excellent transport links, and abundance of green spaces. The county’s high quality of life and proximity to London are likely to continue to attract new residents and keep demand strong. This means there’s an enormous opportunity for buyers and investors particularly within the high-end markets which have performed consistently such as Cobham, Reigate, Weybridge, and Farnham.”

Jardí was designed sustainably, aiming to ensure the least possible environmental impact, treating suppression as an exception. The streets were designed to respect the existing vegetation, with their winding paths outlined by the trees, a unique, unreplicable value.

The entire development will have an underground electrical system. There will be plots with vegetation to be preserved by the owner, allowing residents to experience real biophilia. The leisure, sports, and wellness infrastructure o ers a variety of options, with the social club being the centrepiece, designed by Studio Ronaldo Rezende. A renowned o ce with a trajectory spanning more than four decades, the studio is synonymous with excellence and innovation in the world of architecture, with over 700 projects, many of which have been awarded nationally and internationally. The interior design was conceived by Studio Gabriel Bordin, creating a connection between lifestyle and authorial architecture, with luxury and functionality.

“The urbanism of Jardí is about making art with nature, in the urban layout, in the environmental aspect of preservation, in contemplative architecture, and in the individual privilege of each plot, treated one by one,” explains Eliano Carnieletto.

The civil execution is in charge of Dimensão Construtora, known for delivering high-standard products, ensuring the construction quality matches the project’s visionary design.
