The Dubai property market has demonstrated remarkable growth and stability over the past year, characterised by several key trends. Peter Blenman, a Senior Global Property Consultant at Dubai Sotheby’s International Realty, highlights a notable shift in market dynamics. “Due to the number of transactions over the past four years, villa communities such as Jumeirah Golf Estates have transformed from being predominantly investment properties to being largely owner-occupied,” he notes. This shift has created a scarcity of new properties, leading to a “year-on-year increase in prices in the region of 30%.”
The luxury sector continues to thrive, attracting interest, particularly in areas like Palm Jumeirah, Jumeirah Islands, and Dubai Hills Estate. Peter explains, “The luxury real estate market continues to attract significant interest, with high-end properties performing exceptionally well.” He attributes this trend to an influx of high-net-worth individuals and developers building to a “luxury standard similar to the likes of Europe and US that has not been seen in Dubai to date.” Furthermore, sustainability is becoming increasingly important, with developments like Sustainable City emphasising eco-friendly features such as solar-powered homes and car-free zones.
Tamara Getigezheva, CEO of Mira Real Estate, observes a general rise in property prices and rental rates. “From 2023 to 2024, property prices in Dubai have increased by 10-15%, depending on the area,” she states. This is partly due to an influx of expatriates and a 15-20% increase in tourist numbers, which has positively impacted the short-term rental market. Tamara points out that Dubai’s “robust economic growth and the continuous emergence of new projects make it a magnet for international talent.” Investment opportunities abound in Dubai. Peter highlights Downtown Dubai, describing it as a “perpetual hotspot” due to iconic landmarks and high visitor traffic. He mentions the Baccarat development as a standout investment, offering “unobstructed views of the Burj
Khalifa.” In Jumeirah Golf Estates, Peter notes the trend of renovating older villas for resale, citing an example of a “five-bedroom villa with a basement...currently on the market for AED 17,450,000.”
Tamara advises investors to focus on emerging areas like Al Furjan and Al Jaddaf. “In these locations, you can acquire branded residences with luxurious finishes and attractive instalment plans for just $4,500 per square metre,” she recommends. These areas, while not yet as popular as others, offer significant growth potential and are strategically located close to major attractions.
Foreign investors are a vital component of Dubai’s property market. Peter emphasises their importance in diversifying the buyer base and adding market stability. He explains, “A foreign investor would look at the market in a slightly different light, as they could have exited an investment elsewhere in the world that has not necessarily been performing well.”

With panoramic views and luxury features in high demand, this segment of the market has evolved significantly, driven by regeneration projects and a growing interest in properties that offer a connection to nature. “Properties with panoramic views and luxury features have always been in high demand along the riverfront,” says Sarah Bennett, Associate and Sales Manager at Knight Frank Battersea & Riverside office. “Regeneration has been a huge trend over the past few years with projects like Battersea Power Station attracting substantial global interest.” Sarah notes that another emerging theme is the appeal to pied-à-terre buyers and tenants, particularly those looking for properties close to nature, which makes London’s waterfront properties an attractive choice.
Nick Austin, Head of Residential Sales at RiverHomes, highlights a different aspect of the market’s evolution. “Due to the financial implications such as interest rate rises and the increase in the cost of living, there has been a softening in the market over the last 24 months. However, riverside property, along with any lower density commodity, will always hold its value compared to the conventional market.” The investment potential and long-term appreciation of riverside properties are significant. “The appeal of riverside living extends beyond the UK countryside,” says Sarah. “Knight Frank’s latest Waterfront data shows London’s riverside properties typically command a premium of 11%. This appreciation underscores the enduring attraction to waterfront
living in the heart of the capital.” Nick agrees, adding, “Riverside properties will always hold their values compared to other stock. Its kerb appeal means that there is a larger pool of buyers trying to break into that market. The obvious space constraints – there is only a finite amount of river frontage – results in higher demand for a limited amount of housing stock.”
The desire for rental properties along the London riverside has seen a significant increase. “Demand for rental properties has accelerated exponentially over the last three years,” says Nick. “In terms of percentage values, we’re seeing yields of 22% over the last 18 months. River frontage not only gives you a sense of tranquillity but better amenities such as pools, gyms, parking, and concierge services in most of the riverside developments.”
New developments and infrastructure projects continue to enhance the appeal of riverside properties. Nick mentions the Stag Brewery in Mortlake as an example. “This development shows great initiative for a community-led project. It is mixed-use and has a wide range of housing stock from small flats to larger homes. It will transform the area for the next 100 years.”
When purchasing a riverside property, there are unique challenges to consider. “There is undoubtedly a premium that comes with properties offering a direct riverside view, but this is something buyers are willing to accommodate,” says Sarah. Nick adds, “Two things that you do need to check: first, who

is responsible for the river wall. Particularly for houses, riparian rights dictate responsibility for the river wall structure. This can be costly if overlooked. Second, check the flood risk.”

And who wouldn’t want that?”

THE RISE OF EVTOL AIRCRAFT AND THE FUTURE OF URBAN AIR TRAVEL
This year’s Farnborough Airshow resulted in over £81 billion worth of deals over five days, with almost all the aircraft sold powered by Jet A1 aviation fuel. This could be about to change forever, as a new aircraft industry is on the brink of transforming how we travel short distances to escape congested cities worldwide. Several electrically powered “taxi” aircraft were displayed at Farnborough, some having already completed test flights, while others are in their final stages of development.
Some of these aircraft will be piloted, while others will operate autonomously. Science fiction movies have depicted a future where the skies above cities are filled with flying cars; this will soon become a reality. Several firms showcasing their eVTOL (Electrical Vertical Take Off and Landing) included AutoFlight’s five-seater aircraft, which completed its inaugural flight across the Yangtze River in China. The flight covered a distance of 25km and took 10 minutes. In comparison, the 5.5km straight-line distance between Nanjing UAV
Base and Yuzui Wetland Park requires a 20km drive by car, taking 25 minutes. AutoFlight’s aircraft can cover this distance in just five minutes, cutting travel time by 80%.
Luxaviation Group, the world’s largest private jet management company, and Sigma Air Mobility are partnering with Volt Aero and their hybrid-electric Cassio aircraft, with the first prototype expected to fly by the end of this year. CEO of Volt Aero, Jean Botti, described the initial five-seat Cassio 330 aircraft as a game-changer, making executive travel accessible to more people rather than just an elite few who use current business jet aircraft.
The first prototype will be fully assembled by the end of 2024, with flight testing in early 2025. If everything goes to plan, the aircraft will have certification to fly commercially by the end of 2025. The three-model range planned, consisting of 5, 6, and 12-passenger versions, will be capable of a 300-plus kilometre range. Californian eVTOL developer Wisk Aero
Midnight eVTOL aircraft
– the only western company pursuing an exclusively pilot-free autonomous approach – is confident in the success of its four-passenger, uncrewed aircraft. Wisk displayed their sixth-generation aircraft mockup and is building two prototypes, planning their first flight at the end of the year. As their aircraft is pilot-free, Wisk is planning another round of public perception studies, as having no pilot on board may concern many people about trusting robotic systems to fly safer than pilots.
Wisk is not putting their aircraft on sale; they will own and operate all their fleet as an “air taxi” operator and generate income from charging for the flight.
Hyundai subsidiary Supernal unveiled its full-scale eVTOL concept, the S-A2. While it may not be the first to enter service, Supernal plans to learn from the experiences of others who take to the skies beforehand and aims to book commercial flights as soon as 2028.
Almost all the eVTOL projects under development are not being carried out by aviation giants Boeing or Airbus. However, Brazilian aircraft manufacturer Embraer, known for building commercial and business jets, founded Eve Air Mobility. The company unveiled its first full-scale prototype, dubbed the ‘Eve 100,’ which is expected to start flight testing by the end of this year. The full-scale prototype aircraft features eight propellers for eVTOL flight, one pusher propeller at the rear powered by a total of nine motors, and skids instead of landing gear. A 15m wingspan will enable the aircraft to operate from existing rotorcraft infrastructure, pending the development of dedicated vertiports.
Testing will initially be uncrewed. Eve is also considering other evaluation methods for piloted elements, including assessing the human-machine interface.
Construction of the prototype is set to commence this year at Embraer’s test facility in Gaviao Peixoto, Sao Paulo State, Brazil. Embraer intends to make the cabin flexible to carry a range of payloads, including seated passengers, cargo, or for medevac purposes. Eve’s total order book value stood at around $14.5 billion before the show concluded.
British company Vertical Aerospace has successfully completed the first tethered flight of its next-generation VX4 aircraft. The eVTOL’s ‘wheels up’ achievement marked a significant milestone in Vertical’s development. Loosely tethered to the ground, Vertical’s second prototype aircraft lifted off from the tarmac at Gloucestershire’s Cotswold airport, the company’s flight test base.
This is the first time the eVTOL innovator has conducted a flight test since the inaugural flying prototype’s crash in August 2023. With Vertical’s chief test pilot Justin Paines at the controls, the company measured over 20,000 system parameters to verify thrust, handling qualities, and system performance.
The first company to get an eVTOL operational may secure the largest market share. However, the aviation world has seen pioneers such as the Hindenburg airship and the world’s first commercial jetliner, the de Havilland Comet, face significant challenges as early developers of new technology.
It is generally observed that the introduction of regulations will be necessary to allow the skies to accommodate both piloted and unpiloted aircraft safely, ensuring the airspace remains a safe, economically viable, and widespread mode of transportation in the coming decades. One of the main issues could be integrating piloted and autonomous aircraft in the skies, but by the end of the decade, these aircraft are expected to become a common sight.

hances are, almost all classic cars and many modern performance and luxury cars have resprays or some paint work to maintain their showroom condition.
Even cars placed in heated garages that have never seen a drop of rain and have been lovingly polished by their owners or valets reach a point where the elements take their toll. There is a myth that the best paint job a car ever has is the one done at the factory. This is not the case. Many years ago, my at the time three-year-old Ferrari 360, with less than 8,000 miles on the odometer, had paint damage caused by corrosion of the aluminium bodywork on the upper door surface and other panels not vulnerable to stone or grit kicked up by wet or damp roads.
The car was just a few months out of the manufacturer’s paint warranty, and the local dealership said the volume of paint placed on the car by the manufacturer was kept to a minimum to lessen the weight of the car. This may well have been the case, but aluminium rusts just as readily
as steel and will cause the paint to blister. Needless to say, the maker would not agree to repair the faulty paint free of charge.
The car was beautifully restored to better than factory condition by an Essex-based accident repair and paint specialist, and they assured me they would be adding more paint and lacquer to the vehicle than the factory did. That was almost 17 years ago, and the car has completed well over 60,000 miles and has been driven throughout all seasons and weather, including rain and shine, with the exception of snow in the UK.
The Maserati GranTurismo MC Stradale in the London showroom of HR Owen back in 2011 looked slightly menacing in its Grigio Granito Opaco (Matt Metallic Grey) paint. Was it wrapped? It wasn’t. Less than one year old, with less than 500 miles, it was as close to new as made no di erence. It sported a half roll cage, four-point racing harness, and carbon fi bre bucket seats fi nished in red leather and Alcantara. With its 4.7-litre Ferrari-built engine, it sounded amazing. Matt painted cars look fantastic in showrooms, but in the real world, the

lack of lacquer to protect the paint allows all pollutants deposited by other vehicles, bird faeces, and acidic rain to damage the paint more readily. The same Essex-based paint specialists, now known as Lusso Auto Care, transformed the car by adding a red stripe, colour-matching the brake calipers down the centre line of the car from the rear and framing the distinctive nose shape edged in a white pinstripe. The fi nish has been so skillfully executed that the transition between the paint lines is free of any ridge. The grey wheels were powder colour coated in satin charcoal to match the darker body colour, and the car was de-chromed.

GOODWOOD FESTIVAL MARKS THE END OF AN ERA AS ELECTRIC CARS TAKE CENTRE STAGE
The smell of rubber, blinding smoke, and the sound of a thousand petrol-powered horsepowers bellowed across the lawns of Goodwood House as dusk settled on an era of over 100 years of fossilfuelled cars, to be replaced by the dawn of silent electric motors emerging from the unstoppable industrial power of China.
I witnessed an attractive sports saloon by BYD (Build Your Dreams), where the excited head of marketing urged me to watch something very special. A big crowd gathered, music blasted from four huge speakers, and the car began to dance and body pop, pirouetting in circles. The driver may have punched a button or spoken a command, and the car did it hands-free. Very useful if they allow owners to take their cars into
nightclubs. If the car performs as well on the road as it does on the dance floor, then the Fords, Ferraris, and BMWs may have to plan their next moves for the BBC’s new “Strictly Come Dancing Cars” show planned for next year.
The Chinese car manufacturers put on an impressive display, dazzling the crowds with styles going in different directions than western cars and priced very competitively. MG, a British car brand dating back to the 1920s and loved by many for building affordable sports cars, foundered when the state-owned British Leyland stopped making small roadsters in 1980 and badge-engineered their bland products, hoping the MG brand would make a difference. It has taken another state-owned enterprise from China to show the Brits how it’s done, and the Chinese paid for a huge circular steel statue placed in front of Goodwood House to make their point in the most spectacular way possible.
The Goodwood Festival began in 1993, and the event just gets better and better. This is where the latest technology is displayed alongside history, both on four wheels and in the beautiful setting of Goodwood House. And it’s the electric cars that can no longer be beaten up the track by combustion-engined vehicles—perhaps someone will strap a solid fuel rocket to the back of a chassis to win back the fastest time as the last hurrah for burning fuel rather than rubber.

They celebrated several important anniversaries, marking the launch of various Ferrari models, resulting in a rare opportunity to see so many beautiful cars lined up together for everyone to admire.
Saturday featured many of these iconic cars at full throttle, driving around the famous Goodwood track, allowing spectators to see and hear what makes Ferraris so special. The sounds of V8 and V12 engines were occasionally drowned out by the Rolls-Royce Merlins as Spitfires from the Goodwood airfield took to the skies.
Sunday saw the best-preserved cars lined up on the track in front of the pit lane to compete in the Concours, with trophies presented for the best in class.
The club is brilliantly organised and has over 4,000 members split into regional area groups. Activities throughout the year include tours around the UK and overseas, racing, and discounted entry to many car events. Membership gives Ferrari owners and fans the chance to really enjoy their cars and learn about the full potential of their vehicles.

THE HORSE IN MAJESTY
An unusual exhibition about horses and their place in civilization has transformed the halls of the Palace of Versailles, the venue for several equestrian events during this August’s Olympics.
More than 300 examples of equine paintings and sculptures have been loaned for the show where the role of the horse in politics, art, diplomacy, science, and society across 400 years of European history is viewed thematically in sections entitled Of Horses and Kings; The Horse: Master of War; Horses and Science; and so forth.
We meet with stories and images of the most famous horses and their riders, and delve into the special relationship that has elevated the horse above almost all other of man’s conquered beasts of the animal kingdom, beginning with the legend of how Caligula proposed to make his horse Incitatus a consul. (The mad emperor was however assassinated before the idea became a reality.) Frequently in history we learn of wild horses that are tamed by exceptional men or boys, such was the case with Alexander the Great and Bucephalus. Another most famous of these semi-regal
horses was Napoleon’s mount Marengo, immortalised by the painter David.
Horses have always occupied a special place in the animal hierarchy, as if they are spirit companions of man. Their combination of strength and docility, of bravery and fear, of resistance and speed is baffling while their special relationship with man is a mystery. “A whole world to be studied” was how the 19th century painter Eugène Fromentin viewed the horse. The last section of the exhibition is called ‘Galloping into a new world’ and this marks the seismic change

in the equestrian world. The demise of the horse as a means of transport with the arrival of combustion engines has had far greater consequences that could ever have been anticipated.
The transformation of our landscapes and towns into dreary expanses of concrete and climate change are two factors which might make us mourn the passing of this magical animal.

Leonora Carrington: Rebel Visionary
his summer the Newlands House Gallery in Sussex opens its Georgian doors to allow a glimpse into the incredible life of the runaway English debutante, Leonora Carrington (1917-2011) who today is lauded as one of the greatest Surrealists of our time.
Defying her newly-rich family’s desire to marry ‘up’ during the London season and fleeing instead to France, American and finally Mexico, Carrington was a born rebel.
“This girl will collaborate in neither work nor play,” her convent school report noted. But as you can see wandering through the rooms at Newlands House, while she was no good at conforming she was very good at other things: writing, drawing, tapestry, theatrical costumes, jewellery and painting. Overlooked in England but feted in Mexico, the art world was jolted recently when a work by Carrington – Les Distractions de Dagobert – sold for $28.5 million, smashing prices for British women painters.

‘Prim’ (as she was ironically known in the family) is examined in some 70 works as well as photographs and a video with her cousin, Joanna Moorhead, who has curated this show and written her biography.
Paintings that Carrington made in later life hark back to the strange (to her) atmosphere of the neoGothic mansion Crookley Hall in Lancashire where she grew up. There was a pond which she believed had no bottom. She wrote that the house was haunted. Her father, a wealthy mill owner, and three brothers enjoyed all the traditional pursuits of proper Englishmen – hunting, fishing, golfing – but Leonora was a girl and expected to be ladylike and decorous and sit at home. She resented this enormously but not for long because she bolted at the age of 20.
“My mother used to paint biscuit boxes for jumble sales,” Carrington says in the film. “That’s the only art that went on in my home.”
Where did the inspiration for her extraordinary works come from? No one is sure. She persuaded her parents to let her study art at Chelsea and that was the beginning of her life of adventure.
Meeting the much older and married Surrealist painter Max Ernst was to change Carrington’s life. Their short but idyllic time together is recorded in the rooms at Newlands House in photos by Lee Miller –wife of the English Surrealist Roland Penrose – taken in Cornwall and later France.
Upstairs there’s an eclectic collection of works including theatrical costumes and masks made for The Tempest and other productions in Mexico. All this emerged not just from the mind of a rebel but from chaotic studio spaces where Carrington experimented endlessly right up to her death at the age of 94.
Carrington never courted publicity but on film she takes a dig at her homeland and admits: “It’s never too late to mend the fact that I am ignored in my own country.” She needed the money that came from sales and patrons but she positively hated the critics and intellectuals who tried to weave all sorts of meaning into her work. Art for her was a di erent country, a space in which she existed alongside all the fantastical creatures she drew. Her son Paul Weisz says: “For her, the imaginary and real worlds were juxtaposed not alien to one another. She inhabited the places that she drew.”
A quote by Carrington on the walls of Newlands House reads. “I often feel I am being burned at the stake because I have that wonderful strange power inside me.” This glimpse from a Sussex gallery into Carrington’s strange magic whets the appetite for more.
The affair ended badly on all fronts: Ernst was interned as an enemy alien after the Nazis occupied France and Carrington was committed to a psychiatric ward where she received damaging shock therapy treatment – paid for by her parents.
After escaping from the hospital she fled to Madrid, married a Mexican diplomat and made it to New York along with other exiles. The running away from her past finally ended after she moved to Mexico City with her husband. She rarely left Mexico for the rest of her long life which was devoted to creating. Alone and in a strange country, Carrington, who later remarried and had two boys, explored her psychic, mystical, legendary worlds in stories and paintings inhabited by creatures from other dimensions, rich with vivid imagery, haunting but rarely frightening.

WOMEN IMPRESSIONISTS
It was the year 1874 and the art world was rocked by an exhibition of paintings by an outlandish group of artists who came, as a result of a comment by the critic Louis Leroy, to be known as the Impressionists. Leroy, after seeing a sunrise by Claude Monet, dismissed it as an “impression not a finished painting” - thus establishing his name in art history for entirely the wrong reason. The group, including Monet, Sisley, Degas and Renoir have reshaped forever the way in which we view nature and the world. They have helped us see differently. Impressionism today almost guarantees a blockbuster attendance and is a staple of museums and galleries.
Part of the revolution that took place at that exhibition 150 years ago was that works by women were prominent. This latest exhibition in Dublin focuses on four women integral to the Impressionist movement – Berthe Morisot (1841-1895), Eva Gonzalès (1849-1883), Marie Bracquemond (1860-1914) and Mary Cassatt (1844-1926). All except Eva Gonzales exhibited at Impressionist exhibitions in the eight years following the 1874 show.
There are 60 works - many on paper - and the show explores the complex personal and professional obstacles that women faced when embracing art as a profession.
The Impressionists are renowned for using friends and family members as models and this is especially true of the women painters who had less access to models and indeed the outdoors, where so many of the Impressionists drew their inspiration. The women tended to paint in the intimacy of their homes and gardens, taking as their subjects family members and children, or still lives and sometimes interiors.
Highlights of the show include an exceptional portrayal of an intimate domestic scene, The Artist’s Daughter, Julie, with her Nanny, by Berthe Morisot.
Mary Cassatt was one of the most original painters of women and children in 19th-century art. Her painting, Susan Comforting the Baby, shows a young woman soothing one of the artist’s infant nieces or nephews. In keeping with her Impressionism, Cassatt has left areas of canvas unpainted, and others sketched in with loose brushstrokes.
Cassatt and her peers were never to produce the vibrant and monumental paintings and series which the men - Monet, Pissarro, Cezanne and others – with their all-weather outdoor easels and paints could. Given the skill of the ladies, it would be fascinating to know what they would have achieved if their corsets had not got in the way of their creativity.

he autumn exhibition at the Kunstmuseum, Bern, offers a chance to view Chaim Soutine’s artistic journey through just 60 works including landscapes, portraits and still lives and it highlights his lingering influence on modern art. Willem de Kooning, Jackson Pollock and notably Francis Bacon are his best-known admirers.
Contemporary artists such as Dana Schutz and Thomas Hirschhorn cite Soutine as a pivotal inspiration. Soutine’s life was marked from the start by calamity and drama. He was born in 1893 in what is now Belarus, into a Jewish family of 13, and a life of poverty and persecution. His passion for art was not supported in his conservative Jewish community and he was famously once beaten for presenting a drawing to the local rabbi.

Unsurprisingly he fled to Paris in 1913 where he lived in extremely squalid conditions. His friendship with Modigliani led to a meeting with the dealer Léopold Zborowski and his first important sales. He used the money to go south where he painted dramatic landscapes in the Pyrenees and Provence which are clearly marked by inner turmoil and angst. The works met with favour from the American collector Albert C. Barnes whose huge purchase of 60 pieces in one go marked a turning point in Soutine’s career. But fame and financial stability were marred by his OCD, emotional outbursts and erratic behaviour. In such states, he would obsessively rework paintings often to the point of destruction.
With the Nazi occupation of France in 1940, Soutine was forced to go into hiding and the constant stress and fear exacerbated his already fragile health, leading ultimately to his premature death aged 50. Unlike many of his contemporaries who embraced abstraction, Soutine’s style remained figurative, marked by a powerful, restless line that impart his paintings with unique expressive force.

THOMAS SCHÜTTE
Working across a range of media, the German artist Thomas Schütte (b.1954) produces everything from intimate watercolours, figurative sculptures and vivid ceramics to architectural models. He is however best known for his monumental sculptures, many of which can be seen in public spaces where by walking around them multiple impressions are gained. “I try to see one thing from five different viewpoints,” he says.
The impressive variety of his work is explored at MoMa (the Museum of Modern Art) in New York in the most important exhibition of his life as Schütte stands on the brink of his 70th birthday.
Schütte studied art at the Kunstakademie in Dusseldorf and his work often considers personal and historical connections to Germany in his lifetime.
In his restless pursuit for an artistic home he has explored and rejected Minimalism and Conceptualism and has sought to revitalise some of the genres rooted in past traditions and make them relevant to the modern world. For example the gargoyles which feature on many ancient cathedrals and churches could be seen as the inspiration for many of his unsettling sculptures of heads featuring twisted and malevolent expressions.

In the market, his works has reached phenomenal heights. A cast aluminum sculpture of a ghostly figure, Großer Geist, $4.1 million in 2010 and another bronze Großer Geist (Nr. 6) fetched $5.3 million at Christies New York in 2014.

ustin Poggio, a self-taught artist, is renowned for his hyper realistic artworks, often mistaken for high-resolution photographs due to their extraordinary lifelike quality. With a remarkable ability to capture minute details, Justin achieves a level of precision that truly astonishes viewers.
Although Justin enjoyed art from a young age, he only began to pursue it seriously in 2018, spurred on by the overwhelming positive feedback on social media for his painting ‘Hardship’, a hyper realistic portrait of a Moroccan man. HANDCRAFTED PERFECTION
A London-based goldsmith and designer, Jessie Thomas honed her skills under her father, David Thomas, a Master Goldsmith known for his influence in 1960s London jewellery.
David, trained by Georg Jensen and the Swedish Crown Jewellers, showcased his work globally and is featured in the V&A and the Goldsmiths Company collections. Today, Jessie and David collaborate in their Chelsea workshop, crafting ready-to-wear and bespoke pieces.

“Rumah Tresna” combines traditional Indonesian architectural styles with modern design principles. The residence includes a large covered outdoor area connected to the main house. After many years of limited launches, we have seen a substantial increase in supply, particularly in the residential sector, with thousands of units planned for delivery between 2025 and 2030.” Furthermore, “the second trend, linked to the first, is the significant expansion of Muscat’s urban area, with the eastern edge reaching Yitti and the western edge extending to the edge of Barka.” Ihsan also notes, “the final trend is a shift in the market focus from expatriates to nationals due to government policies aimed at increasing job opportunities for locals, especially in white-collar positions. This shift aligns Oman’s market more closely with a standard real estate market, moving away from the expatriate-focused markets seen in the UAE, Bahrain, and Qatar.”
When discussing investment potential, Ihsan says that “Muscat has many excellent fundamentals, especially in infrastructure and a young, growing national population, although the expatriate population fluctuates.” The city is expected to benefit from “an ambitious government plan to diversify the economy and attract businesses.” He advises that “as with all investment decisions, detailed due diligence on the developer and their history of delivery is crucial. Investors should also have a clear long-term plan and consider historical real estate values, leasing yields, and projected supply and demand.”
Regarding rental properties, Ihsan observes that “demand has been growing steadily since 2020. However, the highest demand is for units priced within the range affordable to the average earner. The demand for luxury units is limited compared to markets like Dubai. Rental yields are typically around 3.5-4.5% net, though this varies depending on purchase price, service charge costs, and property management quality.”
Upcoming developments are also set to influence the market significantly. Ihsan notes, “the development of Sultan Haitham
City has been a game-changer for demand and desirability in the extreme west of the city. If the first phases of the development are completed on time and according to the plans described by the developers and the Ministry of Housing, we expect surrounding areas to benefit from proximity. There has already been an increase in residential land values in nearby areas.”
Prospective buyers in Muscat should be aware of several unique challenges and considerations. According to Ihsan, “the most significant challenge is monitoring supply and demand levels, which will

Non-real estate regulations, particularly those affecting the labour market for expatriates, will also impact potential demand.”
In comparing Muscat to other cities in Oman and the Gulf region, Ihsan states, “Muscat is quieter compared to other
cities in the region and is particularly suitable for families. It has niches of interest, such as a decent arts and sports scene. The city offers a variety of international cuisines, though unlike Dubai or Manama, which have a number of nightlife hubs, these are spread over a wide area. The cost of living is lower for rent and comparable for daily expenses. Muscat has close-knit communities, which were affected by significant expatriate exodus between 2018 and 2022, but this is counterbalanced by the closer relationships between expatriates and nationals in Oman compared to many other regional countries.”
On the topic of Muscat’s natural beauty, Ihsan adds, “unlike many other regional cities, Muscat is not
flat. It is located where the Hajar Mountains meet the ocean, creating a stunning landscape. The city features varied terrain, from flat areas with beautiful beaches to cliffs and hills enclosing picturesque bays. The old city of Muscat and its corniche offer breathtaking views and opportunities to explore the city’s history through tours of the old fort and museum.”
Ihsan concludes that “Muscat offers an excellent quality of life, access to a rich history, and stunning natural surroundings. It is a place where outsiders can develop deep friendships and integrate into Omani society due to its inherent openness.”

The design aims to blend modern urban living with historical context, creating a functional and visually appealing space.
Situated within four kilometres of Sydney’s Domestic and International Airports and just 3.5 kilometres from the Sydney CBD, the LUNA site boasts excellent connectivity. It’s also close to the University of New South Wales and Sydney University, making it an attractive location for students and professionals.
Bridgehill Group acquired the site at 105-115 Portman Street, Zetland, following
a competitive design process. The winning architectural scheme, created by MHNDUnion Architects, was chosen by a jury comprising Sydney Local Government Area members, an independent architect, and Bridgehill’s Managing Director, Mr. Yibin Xu. The design aims to honour the site’s historical significance while embracing modern architectural principles.
LUNA’s design priorities include innovative, quality architecture and landscape integration. The development comprises two 10-storey blocks connected on level two, featuring a total of 230 homes. The residential mix includes 22 studios, 72 one-bedroom, 82 two-bedroom, and 54 three-bedroom apartments, with the latter offering luxury penthouse options. The ground floor features boutique retail spaces, a pet wash bay, and a bicycle workshop room, adding convenience for residents.

Club Lucca is a luxurious clubhouse located within the Villa Lucca residential development in Tai Po, Hong Kong. This project is a joint venture between Hysan Development Company and HKR International Limited. The design of Club Lucca was crafted by David Collins Studio, in close collaboration with local team Ark Association and lighting consultant Spectrum Design.
The design of Club Lucca draws its inspiration from Tuscan villas and gardens, incorporating elements of traditional Italian architecture. Palladiana terrazzo floors, arches referencing colonnades, and mosaic artwork by Pierre Mesguich are central features, contributing to the clubhouse’s unique character. The interiors showcase a thoughtfully curated architectural palette and unified furniture vocabulary, ensuring each space has a distinct identity while harmonising with the overall design.
The clubhouse spans 2,400m2 and is divided into three main zones, each designed to cater to various leisure activities for residents of all ages.
The Activities Zone includes a grand entrance, library, games room, children’s play area, sunken plaza garden, indoor pool, changing facilities, and a spiral staircase leading to an outdoor pool. As residents enter the Activities Zone, they are greeted by the Reception Entrance, featuring a unique botanical mosaic by Pierre Mesguich set into the arches of the entrance walls. The library, accessed through a portal archway, boasts a tonal green colour scheme with Palladiana floors and stone walls, complemented by dark-stained tables with green shell tops. The games room, accessible via a dedicated games corridor lined with white Calcutta Cora walls, Palladiana floors, and metal detailing, is designed for multi-use. It features woven leather wall panels, stone-lined portals, and
feature pendant ceiling lights, with Opera Fantastico stone and embossed leather joinery doors.
The Premier Zone offers sophisticated spaces such as the director’s lounge, wine tasting lounge, look-through wine room, billiards room, humidor, karaoke room, and function rooms. The Premier Zone entrance is highlighted by bespoke wall panels by Dougall Paulson Studio, handwoven in precious metals and silk threads. The director’s lounge draws on natural colours, featuring a masculine palette of blues, reds, and oranges, with timber cornicing and white Palladiana unifying the space. It includes blue wool rugs, coffee tables with unique grass seed resin tops, and a humidor room. The karaoke room is wrapped
in fluted iridescent leather wall panels with metal trim and features a vaulted ceiling with terracotta metal grid detailing, deep blue velvet seating, and a bespoke coral-coloured loop pile carpet.
The Wellness Zone offers a tranquil retreat with private and couple’s spa treatment rooms, a sauna, gym, and changing facilities. The spa interiors are inspired by mother of pearl, featuring fluted marble joinery with antique brass trims, polished stainless steel sanitaryware, bronze mirrored wall panels, and coffered ceilings.
The couple’s treatment room includes a private plunge jacuzzi and an experience shower, with banquette seating lined with a mother of pearl mosaic finish.

The Young Owners Box at The Hong Kong Jockey Club, designed by INARC Design, showcases a comprehensive renovation of the 7/F Members Stand 1 at the Happy Valley Racecourse. The Hong Kong Jockey Club, one of the most recognised brands in Hong Kong and Asia, held a competition to select a design consultant for this substantial project. INARC Design won the competition, tasked with transforming this nearly 50-yearold building into “The Young Owners Box.”
The client’s goal was to create a unique venue to attract younger horse owners and their guests, providing a special environment to enjoy night racing and reflect the mood, excitement, and cultural context of horse racing in Hong Kong.
The renovation transformed the 1,060m2 space into a unique dining and betting venue
accommodating over 200 guests. The venue offers both private dining rooms and a large open dining area with betting facilities. It also features a modern buffet area with a selection of international cuisines, a self-contained kitchen, and a bar, alongside viewing balconies for live racing. Significant design elements include unique entry and reception experiences, stylish interiors, and acoustically designed dining areas to avoid disturbances. The layout also features individually designed unisex toilets to provide an exclusive experience. The design embraces a modern interpretation of traditional Chinese elements, using vibrant colours and patterns. The careful integration of lighting, including customised Artemide light fittings, enhances the overall ambience, while decorative glass screens and mirrors create a spacious feel.

Skypark Lucean Jomtien Pattaya, located in Pattaya City, is a self-governing municipal area within Thailand’s Eastern Economic Corridor. This prime location is surrounded by various tourist attractions and essential facilities, including beaches, international schools, malls, and hospitals.
Skypark Lucean Jomtien Pattaya comprises 896 residential units, including studios, one-, two-, and three-bedroom properties, and penthouse types. Units are located from the 7th to the 59th floor, while the three penthouses on the 60th floor offer the most exclusive privacy.
Tower A’s top floor includes full facility floors on the 48th and 49th levels. The 48th floor features a co-working space and a sky gym with magnificent views, while the 49th floor offers the best views with a panoramic pool and a sky garden on the rooftop.
The building orientation is strategically designed to minimise heat from sunlight, with most guestrooms facing south to avoid the low sun angle from the East-West direction. The development ensures that 100% of the units have sea views, with hallways that have rooms only on one side. This design enhances privacy and makes sure every room has a clear view of the sea, and good airflow.
The building’s exterior is optimised for living by the sea, reflected in the facade design, which mimics sea wave ripples climbing to the top. The lobby provides a luxurious experience, with walls covered in wooden columns and rattan to create a sense of modern luxury, while the grand facility floor on the 6th level connects the two towers with beautiful greenery, enhancing the serene and elegant ambiance of the space.
Baum Ltd’s U-House project, located in Fukui City, Fukui Prefecture, Japan, is a distinctive design created for a couple with a young child. The husband, an avid collector of vintage furniture, desired a house that integrates his collection into the architectural design, resulting in a home centred around the furniture.
Fukui Prefecture, known for its heavy rain and snow, influenced the design. The roof’s slope was carefully crafted to prevent snow accumulation on neighbouring properties.
The south-facing roof is larger to receive more sunlight and melt snow faster, while the northfacing roof is smaller.

A key aspect of the design is the humancentric universal design concept. This approach ensures the environment is user-friendly for a diverse range of individuals, including those with disabilities, the elderly, women, and children. The office layout incorporates digitised circulation, promotion, and environmental control, allowing for spatial flexibility and ample airspace to adapt to evolving technological trends.
Smart space management is another integral feature, utilising technology for efficient management of both space and personnel.
This includes online clock-in/out systems, reservation and registration for meeting spaces, and seamless communication across different areas of the building. Air quality control is crucial, especially since part of the office is located underground. The design prioritises humidity control and ventilation, with the potential inclusion of a heat exchange system to maintain optimal environmental conditions.
In response to the post-pandemic era, the office includes concealed automatic temperature detection devices, alcohol hand sanitisers, and storage spaces for epidemic prevention barriers at various entrances and exits. To address construction schedule pressures, materials and equipment were selected based on market production capacity, and the spatial planning incorporates modular design to expedite the construction process. Overall, the National Park Service Green Office in The Basement is a meticulously planned space that combines functionality, accessibility, and technological integration to support the organisation’s goals and provide a comfortable working environment.

Wuxi Zhabenji Decoration Engineering Co. Ltd’s project, Mystic Retreat, located in Jiangsu Province, China, integrates practicality and aesthetics. This standalone villa covers approximately 3,000m2 and includes extensive underground and courtyard spaces. The original structure was complex, leading to a fragmented space lacking overall cohesiveness. Therefore, comprehensive renovations were undertaken to enhance the architectural integrity.
The basement now features a sunken courtyard on the north side, enhancing interaction between the basement and the outdoor space. This transformed the original basement into an open, communal space with excellent lighting and views. Minimal partition walls were added to maintain transparency, and glass windows and doors ensure ample natural light penetration. The first-floor renovation
involved removing all non-load-bearing walls and constructing a new central staircase. This floor now includes a family dining area and guest dining area, both benefiting from excellent natural light. The staircase area features a waterscape, creating a serene environment.
On the second floor, the layout mirrors the first floor with additional high-ceiling areas and bedroom suites featuring walk-in closets, bathrooms, and living rooms. The third floor continues the open, high-ceiling design, with enhanced natural light and an artistic chandelier providing overall illumination. Throughout the villa, black and natural wood tones dominate, complemented by natural greenery and carefully selected materials. The design achieves a luxurious yet tasteful aesthetic, integrating nature with residential living. This project showcases a perfect balance of modern design and a warm, inviting atmosphere.

ATOM Design has executed two noteworthy high-rise residential projects in Bangkok, showcasing innovative design and efficient use of space.
Situated at the junction of the historical town and the new central business district, Park Origin Chula-Samyan offers compact studio, one-bedroom, and two-bedroom units ranging from 23 to 58m2. The high-rise features unique facilities, including a sky swimming pool, co-kitchen, gym, garden, co-working space, and multi-function areas.
Located along the Chao Phraya River near the Rama 9 Bridge, NUE Riverest Ratburana focuses on compact luxury, offering studio to three-bedroom units across eight residential towers and one parking structure. The project encompasses 19,654m2, with gross floor areas of approximately 98,089m2.
The building maximises its narrow plot through vertical stacking, placing common facilities on the top three floors. This strategic design, compliant with building regulations, ensures optimal use of space and offers stunning city views. Architectural highlights include corner units with expansive glazing and the ‘Sky Valley’ on the top floors, integrating wellness facilities and an infinity pool.
This development has a large garden stretching 250 metres between buildings. Facilities are distributed across various levels, including riverside amenities such as a river lounge, terrace, and multiple pools. The top floors of the tallest towers feature sky facilities for social and leisure activities.
The architectural concept draws inspiration from natural hill formations, with buildings arranged to preserve panoramic river views. The project adheres to strict building regulations, ensuring a harmonious integration with the surrounding environment while offering residents a tranquil retreat from urban life.

The BES EcoTech Industrial Park project by BES Engineering Corporation is located at the intersection of Zhongshan Road, Shengli Street, and Chenggong Street, adjacent to the Tucheng Industrial Zone’s sewage treatment plant. This area mainly features industrial buildings with a single functional focus, lacking supporting facilities.
The project includes basement parking from the first to fourth levels and an air raid shelter on the fifth basement floor. Initially used by BES Experiment Institute and BES Machinery, the site has outdated buildings unsuitable for modern industrial demands. The project aims to revitalise the area with contemporary factory spaces to attract competitive industries, aligning with government plans to maintain Taiwan’s high-tech industry leadership. The project also incorporates green spaces to enhance the urban environment and user comfort.
Design adjustments include increasing the area of individual factory units and using a seismic-resistant structural system. The project enhances cargo handling spaces and preserves multiple open spaces and green areas. Supporting services such as public utilities, medical facilities, retail, dining, and financial services will be provided. An energy centre will be established to improve energy efficiency and reduce carbon emissions.
The project aims to activate local industries, create an energy-efficient and carbonneutral green building, provide publicfriendly facilities, and balance industrial and recreational needs. The design features cluster building development, 3D greening, and staggered massing to improve urban aesthetics and microclimates. The main facade materials are recyclable, with a focus on energy efficiency and visual harmony with the surrounding buildings.

Tint Design Co. Ltd undertook the interior renovation for the Miracle Grand Convention Hotel in Bangkok, Thailand. The project aimed to restore and modernise the hotel’s image, transitioning from its early 90s design to a more minimalist and contemporary style.
The hotel, conveniently located near Vibhavadhi-Rungsit Road and close to the domestic airport, serves as an ideal venue for conventions, meetings, and conferences, attracting guests from various provinces.
The renovation in 2022-23 included significant upgrades to the function room and accommodation areas. The transformation was marked by an elegant and modernised look, intended to bring joy and a fresh appearance to guests and visitors. A central theme of the renovation was the “miraculous occasion,” aligning with the hotel’s name and celebrating unique special events.
In early 2023, Tint Design Co. Ltd. was again commissioned to revamp the all-day
dining area, coffee shop, and the newly connected space between the building tower and podium. This phase introduced a juice bar that linked the dining area and lobby lounge.
The hotel’s extension included adding a coffee shop with seating along the pathway connecting the concierge to the hotel room lifts. A juice bar, also serving liquor, was designed to enhance guest experience, particularly in the evenings. A three-storey pavilion with a crystal lamp and copper-gold stainless finishes was created to make a striking impression on passersby.
Furthermore, the show kitchen area was expanded to offer a broader range of food services, including international cuisine and a dessert station. This renovation aimed to maintain the original structure while revitalising the interior with decorative arches and patterned elements, ensuring the hotel remained operational throughout the process. The completion of these renovations significantly boosted the hotel’s appeal and profitability.

The kitchen is a masterpiece of functionality and luxury, with a blend of glossy white and warm wood veneer cabinets that exemplify the home’s harmonious design. This space integrates with the living areas, enhanced by a continuous material palette and thoughtful details such as a veneer ribbon ceiling detail that extends into the kitchen to improve spatial flow. The bathroom mirrors the apartment’s cohesive design, employing similar materials and colours to ensure the entire suite feels unified and soothing. These elements ensure the home is both connected and intimate, providing a comforting sanctuary against feelings of solitude.

Palmer & Turner (Thailand) Ltd. has undertaken three significant projects in Bangkok, each showcasing unique architectural and functional elements.
The Grande Centre Point Hotel Surawong, located in the Silom area, spans a 4,928m2 site at Mahesak intersection. This 22-storey hotel features 399 guestrooms, ranging from 44 to 106m2, and offers comprehensive facilities including a spa and 264 parking spaces. The two buildings have a combined gross floor area of 38,884m2. The hotel includes a main lobby, all-day restaurant, meeting room, and a topfloor swimming pool with views of the Chao Phraya River. The façade combines golden yellow and navy blue colours with natural stone and aluminium cladding, creating a distinctive skyline.

The Soonthareeya Ratchadamri project is located in Bangkok’s Central Business District, near BTS Ratchadamri station and Lumpini Park. The 57-storey building includes 542 luxury residences, with unit sizes ranging from 42 to 432m2. The tower reaches a height of 284 metres and features a unique geometric form with an exoskeleton structure. The façade includes large diagonals and vertical elements, contrasting with the sleek building form. An automated tower parking system provides over 560 spaces. The building’s south-facing orientation offers spectacular views of Lumpini Park and the Royal Bangkok Sports Club. The exterior features high-performance glass and aluminium panels, with horizontal aluminium bands unifying the design.

Millimetre Design Sdn Bhd was involved in two notable projects: Sentral Suites and The Bousteador. For Sentral Suites, the client sought a design that would add commercial value and foster interactions among different generations and local residents. Residents expressed concerns that the building might not represent their heritage or harmonise with the community. Millimetre Design responded by creating a design inspired by traditional games, integrating them into the complex’s fabric.
This approach aimed to honour Malaysia’s heritage and create a vibrant tribute to the nation’s cultural diversity. For example, the Sepak Takraw lobby features patterns mirroring the rattan woven ball used in the game, with lighting and materials capturing its essence. The Congkak Lobby reflects the game’s rhythmic motion, with carved wooden walls and warm lighting evoking traditional Congkak boards.
The Bousteador, a 23-storey building located in Mutiara Damansara, Petaling Jaya, draws
inspiration from Boustead’s long-standing reputation and adaptability. The design aimed to meet various needs while showcasing the company’s strength, business acumen, and culture.
A three-pronged approach – ’A Game Changer’, ‘A Post Pandemic Office’, and ‘Inspired Spaces’ – was adopted, focusing on creativity, integrity, and innovation. Outstanding bold designs, glass doors, and one-of-a-kind interchangeable layouts allowed spaces to be reconfigured easily for coworking, seminars, training, events, or private meeting areas.
The ground floor features an open office with private areas sectioned by glass panels, softened by smooth curved walls. The 3rd, 4th and 10th floors have similar layouts with textured countertops and lounge areas. The design aimed to create a transformational space, which resulted in a 62.4% reduction in office space. Equipped with technology and moveable screens, it highlights the company’s commitment to flexibility and innovation.

Located in Qianhai, Shenzhen, the Shenzhen Qianhai CTF Finance Tower mixed-use development features two office towers: a 202m tall landmark office to the north and a 118m tall headquarters office to the south. These are situated on a terraced podium that includes loft studios, retail shops, F&B, exhibition areas, green terraces, and community facilities. The total accountable GFA is approximately 170,000m², while the total CFA is approximately 244,000m².
Taking ‘Park in the Valley’ as its theme, the design creates dynamic layers of green terraces along the central podium valley, with organic balconies extending up to the two office towers above. This design forms a unique public landmark, contributing to the urban space concept and providing sea views.
The project redefines commercial space by merging art and nature with retail areas, transforming traditional shopping malls into stages, galleries, and gardens. It also explores creative office spaces to encourage communication and sharing at work, including
lofts, a conference centre, and a clubhouse as a signature space for office users.
The development aimed to protect the natural environment and encourage sustainable lifestyles by adopting LEED certification standards from the planning stage. It includes energy-efficient buildings that use on-site renewable resources, reduce resource waste, and promote the reuse of materials.
